TBA FIREFLY™ System Sub-Divides Supermarket RoofspaceDuring the recent pandemic supermarket chains have had to continue with property maintenance and improvement programmes to ensure the safety of their premises, including a store in Staffordshire where the APOLLO Lite™ 30:30 barrier, manufactured by TBA FIREFLY™, was installed within the roof-space as part of a major refurbishment project.The work at the store was carried out by sector specialist, The B Team. All of the APOLLO Lite™ 30:30, together with the heavy duty stainless steel staples and other ancillary Firefly products, have been supplied by distributor, CCF.Commenting on the success of the work, The B Team Site Manager Adi, said ”as the architects specified vertical fire barriers in the strategy according to the Approved Document B from the Building regulations, we decided to use APOLLO Lite™ 30:30 from TBA, as we have used it and other FIREFLY™ products on other project in the past: in supermarkets and other types of building. It is easy to cut and install, fixing it vertically to the metal profiles with stainless steel screws to create 20 metre by 20 metre compartments and we used the stainless steel staples to secure the joins in the material, all in line with the manufacturer’s installations manuals.”All of The B Team’s work had to be carried out while minimising any disruption to the store’s long hours of business, with the new APOLLO Lite™ fire barriers being concealed above the building’s reinstated suspended ceilings.The APOLLO Lite™ 30:30 has been developed for use in vertical separation or compartmentation situations, offering 30 minutes integrity and insulation thereby exceeding the minimum requirements of the Building Regulations.It is widely specified to form fire barriers within roof voids and floor voids in many different property types, including tower blocks and other HMOs.The flexible woven and non woven glass fibre material is easy to cut and fix and is treated with a proprietary coating to improve its fire performance properties and therefore prevent temperatures rising in adjoining areas. The system has been fully tested to BS 476 Parts 20 & 22 and is third party certified by IFCC. The six metre long rolls of APOLLO Lite™ 30:30 have a minimum thickness of 6mm and are installed using specialist staples as well as heat resistant adhesive.

It consists of 6 individually designed building structures that provide 2 million square feet of curated workspaces and offices, more than 3,500 new residential homes and 500,000 square feet of retail space. The site is being developed as a new 5G and Wi-Fi-6 enabled, London District to include more than 9 acres of interconnected riverside leisure space with boardwalks, squares, and parks to create an oasis of urban green space. The new multistory building structures were designed with 50mm wide structural expansion joints between floor slabs to accommodate the high levels of thermal movement anticipated, as well as the vibrations from traffic and other loadings. These joints also had to minimise any noise transmission through the floors and provide a minimum of 2-hours fire resistance, which is a key reason the consultants selected the Emshield DFR-2 System as it could easily meet all these stringent requirements. In fact the innovative Emshield DFR-2 System can accommodate more than 100% joint movement capability and is CE Marked to EN-1366-4 for up to 4 hrs fire resistance. This unique Emseal solution also has the advantages of not requiring any potentially damaging mechanical fixings into the structure, as it is easily bonded into the joint, with access only required from above.

When the Duty-Free Retail Area of the airport was recently refurbished, the design incorporated large sweeping curves on plan which also incorporated the shopfronts. The demise line of the shopfronts also entailed that they needed the facility to be closed off outside trading hours from a security point of view in addition to each unit being an individual fire compartment. Bolton Gate’s Contour shutters were specified which operate laterally and coil into a box at one end - this innovative product can describe an infinite number of bends and curves whilst closing off openings up to 100 metres wide.

BackgroundOccupying a prominent position on the Kingsway, The Curve development is a portfolio of 27 apartments. The key requirement for Cube Homes was to offer residents high quality, low carbon, affordable and sustainable apartments.After extensive planning, K Systems specified a direct fix system with mineral wool insulation and a silicone render finish. Our Direct Fix system for steel frame structures is KIWA BDA certified and provided the ideal solution for these newly constructed mid-rise apartments.Our team designed a façade solution that delivered modern, thermally efficient and aesthetically pleasing homes, meeting the client’s requirements.Our ServiceDue to the number of fixings and the curvature of the property, this was a technical project which required bespoke detailing.In collaboration with Bowker Sadler Architects and our approved installer Profac, we designed a comprehensive specification and were on-site when required, offering Profac technical and installation support throughout the build.The Direct Fix system specified is a cost-efficient solution for steel frame structures, with fewer components for a simpler and faster install. Direct Fix generates exceptional insulation and with a silicone render finish provides high levels of fire rating (A2,s1-d0), allowing Cube Homes to deliver safe and thermally efficient homes.Technical Project DetailsThe EWI needed to be line and level with the ground floor brickwork. To achieve this specific requirement, 300mm mineral wool (which is deeper than available mineral wool) was specified for the project. This meant 110mm and 190mm boards were combined to achieve the required 300mm.This thicker mineral wool meant that the curved elevation on the building was difficult to achieve. The insulation was facetted around the curve and carefully installed by Profac to create a seamless façade. The 300mm mineral wool resulted in a low U-value of circa 0.10 W/m²K, meaning heating costs for the apartments will be minimal and carbon usage will be reduced to a minimum standard.For the finish, silicone render (TC 15) was specified to create a striking curved elevation. Silicone TC incorporates the benefits of silicone technology to provide a water repellent finish with a fresh and modern appearance. The silicone allows water vapour to pass freely through the render whilst allowing the finish to remain weather resistant, making it the ideal solution for a low maintenance, long-term finish.

Senior Architectural Systems has taken its aluminium fenestration solutions to new heights after being specified on the new Oaklands Rise mixed-use residential development in London, which is not only one of the UK’s largest regeneration projects but also one of Senior’s largest contracts to date.Designed by CZWG Architects and constructed by the Vistry Partnership, the £175m scheme comprises three major tower blocks which vary in height from ten to 27 storeys. Senior’s slim profile SF52 aluminium curtain wall system has been used to create the striking faceted curved elevation, with the smooth rounded corners of the balconies and corner apartments further accentuating the design. Senior’s robust SPW500 aluminium commercial doors were used externally and installed to the fire exits and main entrance, with SPW600 aluminium doors fitted internally throughout communal areas.With the need to increase energy efficiency and reduce the carbon footprint of the scheme, Senior’s patented low U-value PURe® aluminium windows and PURe® SLIDE patio doors were also chosen for the scheme. As well as contributing to lower energy bills for the residents, the slim sightlines of the PURe® aluminium windows and doors perfectly frame the development’s far-reaching views over London and the attractive green streetscape below. The stylish PURe® SLIDE aluminium sliding doors also provide select apartments with access to individual roof terraces, creating a seamless link between the interior and exterior spaces.

Berry Systems helped our client Wates become car park compliant by designing, manufacturing and installing our vehicle restraint systems. A combination of our RB1, Barrier Rail profile and a Bespoke Rectangular Hollow Section system was utilised to fulfil the client’s requirements and exceed their expectations.Redrock is a new leisure facility located in the centre of Stockport which has a 360 space multi-storey car park.Popular restaurants and a cinema now feature in the location to help provide localswith a safe, secure and modern leisure facility where they can relax. Berry Systems were keen to get involved in such a project and help contribute to the development ongoing in the area. Using our expertise of the car parking industry, we designed, manufactured and installed a system that met their requirements exactly.The RHS (Rectangular Hollow Section) System we specified on the project was made bespoke and suited more to their aesthetic needs. We combined the vehicle restraint systems with handrail and mesh to provide additional pedestrian protection. Cladding rails were also created and supplied to support the exterior cladding that was specified on the project. Throughout this project, our client took advantage of our consultancy services to work together to create a solution that was compliant, safe, stylish and  satisfied both parties.

Our purposeOn behalf of Amye Defence Services, Acclaim Contracts Ltd was commissioned to address the aging roof of the building, which was leaking despite receiving patch repairs over the past 20 years. The Ministry of Defence’s Project Allenby/Connaught demonstrates the Government’s commitment to maintaining defence estates.The £1.45bn scheme is a 35-year commitment to providing modern, high quality, fully serviced, purpose built living and working accommodation for 18,700 soldiers. It involves the new build and refurbishment of more than 550 buildings across Salisbury Plain and Aldershot, including upgrading Allenby’s Building 51, otherwise known as the Sports Pavilion.Our solutionAcclaim turned to Langley to provide all the material necessary to complete the work. After stripping the original roof to the existing plywood deck, the team fitted new treated timber around the perimeter and new uPVC fascia. The current edge trims, perimeter check kerbs, and extended flues were removed to ensure regulatory 150mm clearance was achieved once the new roof covering was installed. Langley’s HT180 attachment layer was loose-laid and nailed into place to provide appropriate protection to the timber deck while the “hot works” above were undertaken. Langley’s TA-20 Flat Roofing System was installed across the roof area, with insulation to achieve the regulatory requirement of 0.18W/m2K. SA-20 Flat Roofing Detailing System was used in fire risk areas, in line with Safe2Torch guidance. The range of Langley’s TA systems complies with Broof(t4) classification and has a Local Authority Building Control (LABC) assured accreditation. Under MOAT 31, Langley’s Parafor 30 GS (cap sheet to the TA system) achieves a ‘resistance to damage” rating of R4. It is independently certified by the BBA to deliver a life expectancy of at least 40 years, one of the longest available in the UK.Acclaim fitted Langley’s ParaFurb Refurbishment Outlets to upgrade the internal outlets where possible, cleaning and priming those where the design precluded the use of ParaFurb. We installed New Code 5 lead pipe sleeves to flues and hot pipes to a minimum 150mm above the waterproofing. In addition, Langley’s ParaTrim GRP Edge Trim was fitted to all the kerbs.“It carried great weight with us that Acclaim worked in partnership with Langley, who offers an independent insurance-backed guarantee. Our design motto being ‘’Design a Vision, Make an Impression, Create an Experience’’The Café element features 2 floors with the usable space spread over 827 square metres; the terrace flows from inside to out thus creating this multi-use space for all weathers.Vertical pilasters in varying forms, all designed and fabricated off site by technood to facilitate a rapid installation where labour is reduced. Cladding in the main is a simple click to install system. The Gunnery, Kent is a unique and interesting project. Delta Membranes were appointed as Waterproofing Designer to transform an unused fort/home in Kingsdown, Kent. The building was situated 92ft on a cliff edge. The Gunnery was originally a military base with extended underground rooms and thought to have ‘secret rooms’ underground. The building had suffered from fire damage as well as vandalism over the years and had been left to ruin. During a site visit various considerations were given to what Delta product would be best suited to the job, given the restrictions imposed by the existing structure.

Our purposeAs one of the UK’s leading housing associations, the Guinness Partnership prides itself on providing high quality homes that meet or exceed current Standards. It is therefore committed to a continuous programme of maintenance and asset management across its 60,000 homes estate.As part of that process, the 13-storey 1980s-built Waverley Court in Crewe was due for refurbishment, including new windows and heating for the 95 flats therein. An initial survey highlighted that the 1200m2 roof was failing and in need of upgrade to maintain its weathertightness.Our in-depth roof report also identified that the insulation was below current standards. Safety on the roof for maintenance was also an issue: the existing handrail was originally erected as a temporary fixture, penetrating the waterproofing and providing inadequate rooftop security for working at height.Our solutionThe existing waterproofing had perished beyond useability. We advised complete strip of the existing back to the concrete deck, and building up a new thermally-efficient roof to meet current standards required under the Part L of current Building Regulations.Our TA-25 W Flat Roofing System for warm roofs was installed by Approved Contractor Everlast as sub-contractor to the principle contractor, Wates. To address the poor falls on the roof, the insulation was tapered to the perimeter. We achieved an overall roof U value of 0.17W/m2K, exceeding the current Regulatory requirement of 0.18W/m2K. In line with Safe2Torch guidelines, our self-adhesive system was used to detail around roof penetrations for extractor fans and similar plant.We highlighted and designed bridging details to maintain the fire integrity around compartment walls to comply with Part B3 of Building Regulations.We designed a new, permanent and safe handrail system. This is fixed to the brick façade of Waverley Court, avoiding any penetration of the roof fabric and thus maintaining its integrity and watertightness, whilst minimising maintenance requirements.“Langley’s expertise and attention to detail has enabled us to deliver on our ambition of providing homes that people want to live in. Langley’s performance has helped us provide a dry, warm, safe living environment that exceeds current Regulatory requirement. The independent insurance-backed guarantee covering design, materials and workmanship adds value to our long-term estate asset management.”

Klimahaus® Bremerhaven 8° is a spectacular exhibition complex, north of Bremen, Germany. The idea behind the large project is a simulated journey around the world measured at eight degrees 34 minutes east. This is the longitude of Bremerhaven and all the other locations on the journey: Switzerland, Sardinia, the Sahel, the African rain forest, the Antarctic, Samoa, Alaska and the north Frisian island of Langeness. Teckentrup provided smoke and fire doorsets to ensure unobtrusive and safe everyday passage and emergency egress for visitors to the exhibition. Almost every doorset was individually planned.

A new ferry terminal on Brodick Bay, created as a tourism and community gateway to the Scottish Isle of Arran, has been fitted from stem to stern with door and window systems supplied by GEZE.Maritime design and modern comfortThe ship-shaped terminal, designed by the renowned architectural firm Norr of Glasgow, is part of a £30 million investment which aims to update the harbour, get it ready for 21st century travel, and improve passenger comfort.Natural ventilation thanks to automated windowsThe generously sized lounge with its double height and large wall of windows on the western façade offers visitors a breathtaking view of Brodick Bay. The large windows, which are automatically opened and closed by 30 GEZE Slimchain chain drives, give the reception area at the main entrance to the building a bright and spacious feel. The uniquely slim and understated look of the Slimchain window drives integrates perfectly into the unique façade design of the Brodick ferry terminal.The Slimchain window drives were installed not only on the large windows in the lounge, but rather throughout the entire two-storey building – with the exception of the upper ventilation openings: Powerchain chain drives are used there. These especially powerful window drives were chosen to operate the larger windows, since they allow for large opening widths – which is important for quickly venting smoke in case of a fire.The window drives are connected to a GEZE MBZ 300 SHEV control panel for smoke and heat extraction drives, which is integrated into the building management system of the terminal. This makes it possible to easily control and monitor the complex natural ventilation system.Ventilation, smoke and heat extraction, and emergency exit protectionThe windows in the staircases are also equipped with Slimchain chain drives. If needed, the window systems also allow for natural smoke and heat extraction: In case of smoke and heat, the smoke extraction solutions open the windows and control fresh air openings, so that lifesaving escape routes remain smoke-free and safe to use in case of an emergency. In addition, GEZE OL Line manual fanlight openers provide supplementary natural ventilation.Door systems for accessible fire protection doorsBeneath the glazed western elevation are two automatic swing doors to either side. These are powered by GEZE Slimdrive EMD-F door systems, just like another door on the side façade of the building. The electro-mechanical swing door drives for single leaf fire and smoke protection doors are extremely versatile: They provide power assisted opening and can be initiated using the operating button with constant opening and closing speed. Integrated obstacle detection also identifies potential obstacles and stops the opening or closing process if needed. By doing so, Slimdrive EMD-F drives also ensure easy and safe access for people with mobility issues.Understated design and high access convenienceFrom the main entrance, a glazed corridor leads to a bi-parting sliding door powered by a GEZE Slimdrive SL NTsliding door system, which leads into the foyer of the main reception area. The Slimdrive door drive fulfils two key stipulations here at once: It is suitable for interior and exterior doors with high levels of footfall, and ideally suited for glass façades with high design standards – such as the Brodick ferry terminal – due to its low operator height of just 7 cm.

Originally built to support the cobbled streets above and were a constructional response to the precipitous topography that surrounds Bath, in order to provide a level site. Many of the vaults within historic Bath suffer with water ingress and damp related problems. Incorporating best practice guidance - Type C Waterproofing Systems (BS 8102: 2009) a Type C System was used to keep this historic vault watertight and dry.

NORclad have been supplying the timber cladding on this project over the past couple of years, a mixture of Tongue and Groove boards, feature fins, and open rainscreen profile.Areas for accommodation and high footfall required to also receive EuroClass B fire treatment.A HomeGrown Larch was selected for this project, having a fair spread of knots and character to be in keeping with its surrounding, a great example of selecting a suitable timber species that fits. Potentially if a timber with a lower knot content, or less defined grain would not have worked as well as this, in these natural surroundings.With English Grown Larch only being classified as slightly/ moderately durable by TRADA, the decision was made to use a high pressure treatment on all of the timber supplied for this project. NORclad Lite preservative treatment was selected, which allows the timber to naturally weather down to the silver grey as you’d expect from timber after being exposed to UV light, the treatment also offers a 30 year warranty against rot & insect attack.

The anticipated high footfall meant durable and hardwearing solutions were required in all consultation rooms and washroom areas.Hygiene and infection control were of paramount importance, so we worked closely with Accredited Installers, Shire Integrated Systems, to ensure fit for purpose healthcare solutions were selected.Vepps Boxed-Out Units were specified for all the consultation rooms and offered speedy installation, while maintaining the integrity of rear fire walls and acoustic rated walls. The Solid Grade Laminate (SGL) box sides in ‘Shadow’ were rebated into strong extruded aluminium frames that provide flush, easy to clean surfaces.Meanwhile, Vepps Wall System panelling was specified for the toilet areas, which meant the WCs, flushes, basins and taps were pre-plumbed and thoroughly tested before being delivered to the Centre for installation.Read the full case study for full details.

Chris Bligh, designer and installer at Gardens Sorted describes the installation: ”The rainwater solution required the high roof gutters to be deep profile, maintenance free, non-blocking outlets, and a long elegant downpipe into the storn water drain accross the yard. The addition of a rainwater diverter at the lower section afforded connection to a pressure water hose under grounded to two bends emptying into a reclaimed galvanised water tank. The hose is always full of water to the height of the tank. The shopping area and sheltered accommodation scheme were given a complete revamp with internal and external work being completed.MD Group from Bristol were awarded the contract by Stroud District Council and were appointed as the main contractor. A new external wall insulation system was installed, along with an extensive refurbishment to the communal areas, external balconies and roofing. Our approved installer Elite Rendering Systems were contracted by MD Group to complete the exterior wall insulation.Alongside Elite, we transformed the premises aesthetically creating modern homes and commercial premises. The buildings were given a new lease of life, and together with Elite we delivered safe, stylish and energy efficient buildings that will help to reduce fuel bills for residents and help decarbonise the Council’s housing stock.Our ServiceOur Technical team were available to provide hands-on-guidance throughout the duration of the project. As part of our service commitment, our K Systems Site Technician regularly visited the project to inspect progress, offer support and ensure high levels of construction quality.As the ground floor of Park Parade is used for commercial premises, one challenging aspect of the project was the detailing and installing around complex interfaces such as air conditioning/refrigeration units. We transformed the outside of the properties with a durable, low maintenance solution that is fully compliant with fire regulations and fulfilled the Council’s criteria.The combination of finishes used not only delivered the desired contemporary aesthetic but provided an additional benefit of cost savings for the client. Residents of Park Parade, Park Road will enjoy reduced energy bills and better living conditions thanks to the U-value improvement.Technical Project DetailsFollowing design and site meetings with the K Systems Technical team, K Systems M (Mineral Wool) was specified by Bailey Partnership Architects and Stroud District Council. This system incorporates eco-friendly mineral wool insulation boards. As an A2-s1, d0 firerated solution, it is widely specified to provide thermal and aesthetic improvements to buildings, reducing energy usage and therefore energy costs.K Systems M, utilising non-combustible insulation, ensured the latest building safety regulations were met. Thanks to its exceptional properties, the thermal performance of the walls after installation has been significantly enhanced. A U-value of 0.27 W/m²K was achieved, which will help to reduce the residents fuel bills and reduce the level of condensation forming on the inside walls – two key objectives for the client.For the finish, high-performance Silkolitt+ silicone renders were supplied along with our lightweight synthetic brick slips (VBriQ). This combination improved the aesthetics of the buildings for its residents.Silkolitt+ silicone thin coat renders are available in a wide range of colours offering a contemporary finish. The excellent vapour permeability allows the building to breathe and prevents interstitial condensation. The flexibility of the finish provides resistance against cracking and increases the durability, ensuring a long-lasting finish to the properties. It is very user friendly, and its hydrophobic properties reduce maintenance requirements.Accredited by the BBA, the K Systems VBriQ brick slips provide top tier Cateogory 1 impact performance and are ideal for use on this project. This lightweight system is quick and simple to install and has high UV resistance while also allowing the original brick colour to be maintained. An extremely durable finish that will withstand the day-to-day demands placed Park Parade, Park Road.

The Hurlford Avenue new build project, situated on the former Garscadden Primary School site, truly harnesses innovation and design. This ‘Modern Methods of Construction’ project, completed in partnership with CCG, showcases technical prowess and constructional excellence.Garscadden Primary School closed back in 2017 but the 1930s school building remained standing. Spotting the potential for something impressive on the site, Glasgow Housing Association proposed a modern replacement – a portfolio of properties.The key requirement was to build modern, energy efficient homes which would provide much-needed affordable housing in the sought-after area of Dumbarton and make a significant difference to the local community.After extensive planning, focusing on matching an appropriate insulation system with a complementary finish, K Systems devised a comprehensive delivery plan using our unrivalled experience and expertise.CCG fabricated the building off-site with timber kits and incorporated elements from our Aricco system, with the final finish being completed on-site. This approach was advantageous for a few reasons, including the speed of construction and a reduction in required labour.Hurlford Avenue is a prime example of our experience with off-site modular builds and our project-specific approach to EWI solutions. We brought Glasgow Housing Association’s vision to life and delivered 28 houses and 42 flats for mid-market rent.Our ServiceThe build of the Hurlford Avenue development wasn’t without its challenges. Precision planning was required to ensure minimal disruption to the residents in surrounding estates. All traffic ways remained free for passage and noise pollution was kept to a minimum.During the build, our team encountered some detailing challenges. A build with timber kits and a drained ventilated cavity system was specified, along with a silkolitt thin coat render finish.CCG are renowned for off-site manufacturing (OSM) and manufactured the kits from their production site in near-by Cambuslang. They sourced the correct material according to our exact specification. CCG’s ‘iQ’ System was chosen, which is designed with a fabric-first approach where greater tolerances are determined by fewer junctions and thermal bridges to deliver enhanced U-values and significantly improve airtightness. By incorporating OSM and the iQ system into this project, it is just a small insight into our unrivalled knowledge and expert approach that we take to fulfil the requirements of our clients.For the supporting façade, the K Systems Aricco system was specified - a drained ventilated cavity system perfectly suited for use in low rise buildings, particularly new build projects and timber framed construction. The Aricco system is also the most compatible with offsite/modular construction techniques and boasts an A2-s1, d0 fire rating and therefore complies with the latest building regulations, ensuring the safety of all residents.The finish was just as important as the façade system, with the cost-effective, industry-leading Silkolitt thin coat render specified. Silkolitt renders provide a contemporary finish to new-build applications, something this project very much required to modernise the area. Silkolitt is simple to apply, and its hydrophobic properties makes the render low maintenance. It also has excellent vapour permeability, allowing the Hurlford Avenue properties to breathe and avoid interstitial condensation. It is the most flexible system on the market, making cracking over its lifetime less likely and therefore delivering a pleasing aesthetic with outstanding longevity.The combinations specified by the K Systems team resulted in the build of impressive dwellings boasting a U-value of 0.13W/m ² K – meaning homes were easier and cheaper to heat, a particularly attractive benefit given the current cost of living crisis.

The Bishop Auckland refurbishment project, is a stellar example of K Systems ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Durham Homes commissioned K Systems to refurbish its residential development of 120 terraced houses. The primary aim of this project was to improve the thermal performance rating of each home. The challenge for K Systems was to provide a suitable EWI solution whilst retaining the character of the homes by replicating the existing brick and stone walls.Due to this unique mix of required finishes, we were presented with an extremely complex project that required careful attention of several aesthetic and design considerations.Having a good reputation for matching systems with finishes to deliver clients’ visions, we worked in collaboration with our approved installer Westdale Group, to scope out the project and specification in fine detail, with particular focus on insulating properties and aesthetic.These poorly insulated brick and stone terraced houses were given a thermal upgrade to enhance occupier comfort. An attractive brick render finish was used over insulation to provide an aesthetic finish that is in keeping with the current street scene.This satisfied the client’s requirements whilst providing a total revamp for the properties, which has resulted in energy efficient and aesthetically pleasing homes for the client and residents.Our ServiceWe worked in collaboration with Durham Homes and approved installer Westdale Group to upgrade these poorly insulated brick and stone terraced houses and deliver a total revamp of the properties, resulting in thermally efficient homes.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Our Application Specialists visited the site regularly throughout the project working in collaboration with the approved contractor to ensure correct installation and detailing.As a result, we delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Durham Homes, and the residents of the newly improved homes.Joe Rogers at Westdale Group, said:“To deliver such a large project (120 houses), it requires multiple teams to work seamlessly together and have absolute trust in the other’s skill, vision, and judgement. This high-performing system is lightweight utilising expanded polystyrene (EPS) panels that are enhanced with graphite to further enhance thermal performance.The E BrickRend system has a fire performance rating of B2-s1,d0. It’s low moisture absorption and resistance to mould growth ensures a high level of durability.The system was specifically tailored to meet the thermal performance criteria of the project. Utilising 90mm EPS panels, the target U-value of 0.30W/m2K was achieved, delivering the benefits of improved thermal comfort and lower heating costs for residents, whilst helping the local authority achieve it’s environmental carbon reduction targets.Several finish options were considered to meet the client’s requirement of replicating the existing brick/stone appearance of the properties whilst remaining within the project budget.K Systems specified BrickRend, a bespoke, specially formulated polymer render which was colour-matched to the existing masonry. It was then down to the skill of our approved installer to apply pigments to tint and shade the render surface and simulate the appearance of real stonework. The surface is then sealed to provide a long-term durability. A dash render finish was applied to the rear of the Bishop Auckland properties.This particular finish didn’t just ‘fit the bill’ at the time of delivery, but is an economic, durable, lightweight solution, easily applied, with an increased bond strength compared to sand and cement, which will protect the insulation and structural fabric of the homes from environmental deterioration in years to come.This customised finish and attention to detail is a perfect example of how K Systems works with all clients to fulfil any specific design criteria and go above and beyond the standard requirements to deliver superior quality.

BackgroundWith stunning southerly views across to the Isle of Wight and also westerley along the Solent to Hayling Island, Portsmouth and the Millenium Tower, Marineside, a development of three-storey properties at Bracklesham Bay, is a dream location for anyone to live.However, whilst a prominent beachfront location comes with spectacular sunsets and unrivalled tranquillity, it does leave buildings highly exposed and prone to weather damage.This was the case with the Marineside development which showed signs of high coastal corrosion and were in severe need of regeneration both aesthetically and internally to address thermal underperformance.K Systems teamed with CBG, Envirorend SE, and Harrington Design to complete the low-rise refurbishment project, with three main objectives:- Remediate problematic substrate- Improve thermal performance for the benefit of residents- Revitalise a tired and unattractive exteriorAs with all projects, K Systems began a detailed scope and specification process with full involvement from all parties, including deploying digital technology to provide an inspirational viewpoint for the client to understand what the refurbishment would look like at completion.Our ServiceFollowing extensive planning, K Systems brought the client’s vision to life and created a beautiful collection of revitalised waterside homes on the banks of Bracklesham Bay.The refurbishment of Marineside wasn’t a straightforward project and required comprehensive scoping to ensure optimal delivery and 100% satisfaction levels amongst current residents.Therefore, it is a notable triumph for K Systems to have delivered a successful project, within budget, without delay or compromise on quality, that not only met but exceeded the requirements and expectations of the client.Each structurally sound, aesthetically pleasing dwelling boasted excellent thermal performance properties, achieving a U-value of 0.30W/m²K, allowing residents to benefit from more thermally efficient homes and experience a reduction in energy consumption.K Systems in collaboration with CBG, Envirorend SE and Harrington Design delivered beautiful, clean, crisp, aesthetically attractive properties, each with a protective exterior finish which will provide resistance to the elements for years to come.Technical Project DetailsOnce the existing façade was removed it was clear that the block substrate had high level corrosion due to the harsh coastal environment it had endured since being built in the 1940s.Multiple areas of the three buildings had to be completely removed and replaced using a medium density block that achieved superior pull-out test results. This was a recommendation by K Systems which enforced confidence with not just the client but the homeowners too as the best way to ensure longevity of the buildings.The removal also revealed that the substrate was uneven and unsafe. K Systems identified that extensive dubbing out was also needed with these buildings. Dubbing out meant the insulation boards were installed line and level giving a crisp and professional finish.The Marineside buildings were solid block construction making them extremely inefficient and presented an expense to the homeowners during winter months due to insufficient thermal performance.Utilising its years of unparalleled expertise, K Systems specified the industry-proven Mineral Wool insulation system for the project to address the aged façade and significantly boost the thermal performance of the building.K Systems Mineral Wool insulation (a mat of rock fibres which prevents the movement of air) has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the Marineside refurbishment as it would combat the heating issues faced by residents whilst retaining the solid foundations of the existing building.Other technical benefits which made the K Systems 110mm Mineral Wool system the ideal specification for this refurbishment include:- its level of fire resistance and non-combustibility, ensuring the building met all safety regulations required for residential buildings in England- its excellent acoustic properties, ensuring coastal noise absorption further enhancing the peaceful and tranquillity of the area- its environmentally friendly composition as it is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)Due to the coastal location and exposure to the elements, it was vital that this refurbishment guaranteed total water tightness. K Systems worked closely with the roof installers ensuring that the parapet details were correctly detailed making the system as a whole watertight.The exterior finish was just as important as the internal construction and detailing. The Bracklesham Bay area has a level of prestige and the aesthetics needed to reflect that. K Systems finished the Marineside complexes with a silicone thin coat render, which is extremely breathable and resistant to the elements, in shades Limestone White and Granite. This completely transformed the aesthetic of the residential blocks making them much more appealing to potential dwellers.Envirorend SE commented:“ We secured the refurbishment works at Marineside , for a good client and works started in January 2022. The scope of works was to make the 3 blocks more energy efficient. Situated directly on the beach, the location made the install very challenging as the weather was not very forgiving at that time of year. Two new apartment buildings in Kent have been given a thermally-efficient and visually-striking façade thanks to the use of an external wall insulation system from Sto. The two new blocks in Ashford - Stour Heights and Somerset Heights – have a single-skin construction, comprising a reinforced concrete frame with concrete block infill, and they benefit from the installation of StoTherm Mineral external wall insulation, with a StoCleyer B mineral brick slip and StoSilco render façade finish.“An alternative insulation system was originally proposed for these buildings,” says John Mahoney of Sheffield-based J Mahoney Architects. “As things progressed a different solution was required to meet the demands of the various parties involved in the project. Sto pretty much leads the pack in terms of quality, and the StoTherm Mineral system was able to satisfy everyone’s requirements, so it became the obvious choice. The fact that Sto could work with us and provide technical support was also extremely helpful.”The BBA-certified StoTherm Mineral external wall insulation system uses mineral-fibre boards to provide outstanding thermal performance, combined with reliable fire protection and effective sound insulation. Its efficient single-leaf construction and external installation do not compromise the building’s interior space, and it can be installed without the need for additional expansion joints.For the new buildings, it was installed using Sto’s unique Sto-Rotofix plus mechanical fixing system. The helical Rotofix fixings create a cavity behind the insulation board, which can be easily adjusted after installation to ensure a level outer surface is created. This system combines the ease-of-use of ETICS anchors with the flexibility of a mechanical rail system, but without the material and labour cost of installing the rails.“The StoCleyer B brick slips were specified to meet certain planning requirements,” adds John Mahoney. “An alternative brick solution was originally considered, but Sto was able to manufacture slips which were a perfect match for the proposed original. The fact that they were also fully compatible with the Sto insulation system was another significant point in their favour.”The new buildings have added 109 one- and two-bedroomed flats which are spread across the five floors of Stour Heights, and the three floors of Somerset Heights.

In fact, K Systems exceeded that in the project delivery by achieving a U-value of 0.29W/m²K.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Digital technology was deployed from the very beginning to produce models and CGIs (Computer Generated Imagery) to not only assure Swindon Council the finished project would meet its specific requirements, but to also guide the design process and ensure compliance with all health and safety regulations.Regular inspections and site audits were carried out alongside Swindon Council to ensure the same level of care and attention to detail that applied when specifying theproject was being applied during its implementation and delivery.Technical Project DetailsOn initial inspection, K Systems found a problematic substrate. The REEMA hollow panel non-traditional construction properties are constructed of a concrete frame with thin concrete panels to the exterior façade. This type of thin panel construction created a significant challenge for the team to find a suitable EWI fixing, but with the help from Rawlplug, one of our EWI fixings suppliers a robust and safe fixing solution was found, without compromising the existing REEMA construction.Harnessing years of EWI system design knowledge and unrivalled expertise in this field, K Systems worked closely with Rawlplug and a structural engineer to identify a suitable fixing detail and pattern which would not only be robust but also suitable for this type of substrate.With a structurally strong solution agreed, focus then turned to the appropriate insulation solution.After a comprehensive scoping process taking into consideration client requirements, project objectives, budgets and timeframes, K Systems specified the industry proven K Systems M, Mineral Wool EWI system to not only significantly boost thermal performance of the buildings but also reduce noise pollution for the tenants.K Systems 100mm Mineral Wool insulation has an industry-leading ability to generate exceptional thermal performance. Client: Battersea Power Station Development Company Consultants: WilkinsonEyre Architects, Turner and Townsend, Buro Happold, PurcellMain Contractor: MaceSpecialist Fire Contractor: Roseville Projects LtdMain Products Used: Emshield DFR2 for Floor JointsLeading Architect Sir Giles Gilbert Scott, who was also responsible for Britain’s red telephone boxes, designed the iconic Battersea Power Station on the banks of the River Thames back in 1929 and elevated what was a functional building to an Art Deco masterpiece. For its new incarnation, the lead architects Wilkinson Eyre and their partners, approached the redevelopment with homage to its history, by retaining and enhancing its place in the London Skyline, and adding 21st-century sustainability and sensibility for its new functional life as a great place to live, work and play, in the heart of the city. The new building structures were designed with 20 to 50mm wide structural expansion joints between floor slabs to accommodate the high levels of thermal movement anticipated, as well as the vibrations from traffic and other loadings. This required the joints to allow +/- 10mm movement, effectively +/- 20 to 50%, meaning a total joint movement capability of 40 to 100%, plus the joints also had to prevent noise transmission and provide a minimum of 2-hours fire resistance. These stringent demands are why the consultants selected the Emshield DFR-2 System, as it could easily meet all these requirements. In fact Emshield DFR-2 can accommodate more than 100% joint movement capability and is now uniquely CE Marked to EN-1366-4, confirming fire resistance for up to 4 hours, the effective maximum test level.
