The internal installation of an air barrier necessitates accommodating building services such as electrical, lighting, heating and drainage systems, thereby increasing the gap between as designed and built. Protecting detection systems is vital to fire safety with only a functioning smoke alarm able to protect you in an emergency.Landlord regulations and Government policesLandlords have responsibilities to keep tenants safe in their properties by providing functioning life safety equipment.Regulations introduced in 2015 require private sector landlords to ensure they ‘have at least one smoke alarm installed on every storey of their properties’ as a legal requirement.There is also a proposed change to this regulation, coming into effect later this year, which will mean social housing is also included, making it mandatory that all rented accommodation must have working smoke alarms fitted. It will also be compulsory for landlords to repair or replace any faulty alarms as soon as they are made aware of defects.Fines up to £5000To protect their tenant, it is the landlord’s responsibility to ensure detectors are fitted and working at the start of every new tenancy agreement. Failure to comply with The Smoke and Carbon Monoxide Alarm Regulations introduced in 2015 can result in a hefty fine of up to £5000.One exasperated landlord wrote online that in one of his properties “Two of the detector heads have been tampered with, presumably so that the tenants can smoke in their rooms”. Consequently, this had been causing false fire alarms and it is up to the landlord to repair or replace the alarm.In some extreme cases, landlords have discovered that smoke alarms have been removed all together from properties, due to disturbances when cooking, smoking, etc. It is then up to the landlord to replace the alarm, and so it is advisable to invest in measures to prevent the alarms removal; some recommendations have been made in government legislations such as BS 5839-6:2019.Ultimately, landlords should feel obligated to ensure regular testing of smoke alarms and the replacement of batteries in their properties to reduce the risk of void insurance or a remedial notice. Simply testing smoke alarms can also help to prevent any danger to tenants and damage to properties should a fire occur.BS 5839-6:2019The latest recommendations in BS 5839-6:2019 are primarily concerned with saving lives and reducing injuries caused by fire, but also covers reducing property damage, which can be extremely costly to landlords in the case of fires.The guidance in BS 5839-6:2019 suggests that in environments such as HMOs, where multiple occupants can be disturbed by false alarms, landlords could alter their smoke alarms systems to have delays before the signal is sent to all tenants for the occupier to investigate the cause. This can help to reduce complacency during false fire alarms or the temptation to dangerously compromise smoke alarms.The recommendation also states that landlords should seek alternative smoke alarms that can alert to intervention or disablement of the alarm in the event of tenants continually tampering.Tenants’ responsibilityAlthough it is the landlords legal duty to provide working smoke alarms in all properties, tenants must not tamper with smoke alarm, remove them, cover them up or in any other way damage or prevent them from operating in their intended manner. Failure to comply with this could result in the tenant facing a substantial fine, or termination of their tenancy agreement.It falls to the tenants to take their own safety into consideration and should contact landlords if there are any issues with smoke alarms, such as false fire alarms, so their landlord can test and replace the batteries, or alarms themselves if necessary. Preventing alarms from effectively detecting fires can result in fatal incidents and also fines for misconduct falling to the tenants.One student at Edinburgh University covered the smoke alarm in his room with bubble wrap whilst living in student accommodation. Preventing the smoke detector from working effectively proved a dangerous mistake when a fire started in his room and he had to be pulled to safety after being found struggling to escape the flames while the building was being evacuated. Standing tall in a prime location at the entrance to the Salford Quays – one of Greater Manchester’s most vibrant and prominent media and culture hubs – Anchorage Gateway is here to make a statement. The 250,640 sq ft, 29-storey residential high-rise, completed three months ahead of schedule, is set to be the tallest residential brickwork building in the UK.  Yet, behind this traditional brick façade finish is a design that demanded a modern approach to diverting moisture from the cavity to the outside of the building, using construction methods far more efficient than the conventional. Key information Completion date September 2023 Sector Residential Developer Cole Waterhouse Main Contractor Domis Construction Façade Contractor Kinlan Brickwork Delivery Architect Jon Matthews Architects  Products used Siderise CT Cavity Tray  Design and specification Representing the gateway entry point into Salford Quays, the build-to-rent (BTR) Erie Dock Apartments (Eda) development replaced a vacant four-storey office block of 1990s construction with a building designed to offer a truly contemporary residential experience. Hosting 290 apartments of various sizes and private amenities such as co-working spaces, a fitness studio, a screening room, and more, it was important that the building’s exterior reflected a feeling of home and community, giving it a sense of place in this rapidly developing part of the city.  The building’s L-shaped footprint is emphasised by the use of stepped massing, with the slimmer block extending to the top of the building and external rooftop terraces at the crown of each ‘block’. Each elevation is constructed from pale-coloured brickwork, supported by an SFS System and concrete core works, giving the building a solid and striking, yet clearly domestic feel in an area dominated by glazing and cladding.  Moisture management is a fundamental element of any masonry construction, and cavity trays must be installed to ensure that any rainwater entering the wall cavity through the external brickwork is directed away from the inner structure, reducing the risk of internal damp and mould. Main contractor, Domis Construction, and brickwork contractor, Kinlan, had previously been using the traditional approach comprising metal cavity trays. However, in their search for a more efficient method that could improve the speed and cost of delivery without compromising on quality, they came across Siderise CT Cavity Tray.  After carrying out their due diligence, the team engaged the Siderise Site Services to deliver training onsite, which included a benchmark installation. It was then that Domis Construction and Kinlan realised the huge labour and time-saving benefits Siderise CT Cavity Tray could offer and that ‘it did what it said on the tin’. The factory-engineered system was subsequently trialled on a section of another Salford project before being put forward to the fire consultants and building control officers for the high-rise Anchorage project.  The CT Cavity Tray achieves an A2-s1, d0 reaction to fire classification to EN 13501-1, is BBA certified and can comply with NHBC, LABC and Premier Guarantee warranty requirements.  David Ashworth, Project Manager, Domis Construction: “Siderise CT Cavity Tray has been a gamechanger for us. We’d been using traditional all-metal cavity trays, site-formed and pre-formed. Even though we’d used Siderise Cavity Barriers and Firestops before, we were somewhat unsure about this single-fix tray and insulation combo at first.   Nevertheless, we researched the product, confirming that it met regulatory compliance criteria and seeing the potential benefits in terms of time saving ability, labour cost reduction, and scaled-down site complexities associated with specialist tools, equipment, and segregated workshop areas for onsite fabrication.”  Installation and inspection Over 3,200 units of Siderise CT Cavity tray were used on the project, helping to realise installation benefits that carried real value for the project. On previous projects where traditional cavity tray solutions were used, the installation teams would need to share masts with the bricklayers on a 50/50 circa ratio. This meant that the bricklayers would take longer to complete their job, due to the time it would take to form and fit the cavity trays, as well as other products, ahead of them.   By using the pre-engineered Siderise CT Cavity Tray, which combines a flexible aluminium tray with non-combustible insulation, the installation team was able to install this lightweight element much faster with just a cutting knife and sealing tape for joining at details such as corners or windows. The requirement for specialist equipment, isolated onsite workshop zones, vast site storage facilities, soldering, sealants and installing insulation as a separate fix and was eliminated, enabling them to free up mast usage, with an estimated ratio of 70/30 in the bricklayers’ favour, speeding up the build programme.   David Ashworth, Project Manager, Domis Construction: “Working with our brickwork contractor, Kinlan, the Siderise Site Services team came down and delivered an in-person practical training programme before the install and it was during this in-depth session that we started to realise the operational advantages it would have. They have also been supporting us continually on the build, checking how we are installing their product and giving us any advice necessary to ensure a top-class delivery.”  Summary Anchorage Gateway demonstrates, with tangible evidence, how traditional building methods can be improved using modern products that have been engineered and tested to meet the demands of contemporary construction, allowing the creation of beautiful brickwork buildings without sacrificing on speed or quality of build.

In this case study, we delve into a PermaBound driveway installed by GR Groundworks who were tasked with replacing their customer's worn-out driveway with a beautiful resin bound gravel surface. Continue reading to discover the entire process of creating a magnificent driveway.After carefully browsing the bespoke PermaBound sample case and inspecting each blend, the customer confidently chose Rivieria as the primary blend and Steel Blue for the border and pathways alongside their house. These beautiful selections were made carefully to ensure they complemented each other whilst enhancing the property's overall aesthetic.The GR Groundworks team started the project by excavating and removing the existing, visibly deteriorating driveway.Once the old surface was cleared, a strong hardcore foundation was established. Block paving edges were then laid to form a step at the front door. On to the hardcore, a concrete sub-base was then laid, offering a solid surface for installing their PermaBound surface. To accommodate the installation of two resin bound gravel blends side-by-side, a durable aluminium edging trim was fixed to the concrete surface, creating a crisp yet discreet separation between the two colours.With the thorough groundwork completed to a high standard, the installation of the PermaBound surface could commence.The team prepared the PermaBound installation perfectly, stacking up each separate mix: four bags of specialist stone, a high-quality PermaBound resin binder and a bag of sand.One member of the GR team managed the mixing process using their SoRoTo forced action mixer. For each mix, they added BoundFast Catalyst to the resin binder to accelerate resin curing times in colder weather. They combined the gravel, catalysed resin binder and KLCP sand in the SoRoTo mixer, ensuring each batch was mixed for precisely the same duration.The mixed PermaBound material was then carefully transferred to a wheelbarrow by another team member, transported to the designated installation area and roughly spread out.The third team member then took the lead, hand-troweling using The Resin Bull's 500LT double-handled trowel to craft a well-compacted and level PermaBound driveway. In the new Ceramic Tile Distributors (CTD) showroom in Woking, Surrey, tile products by Saint-Gobain Weber have been specified for their new 400m² sales facility which includes an extensive showroom and trade counter.Relocation of Ceramic Tile Distributors (CTD) from their original showroom on the junction of Goldsmith Road and Church Street West to Kestrel Road a few miles away was brought about by the £150m redevelopment of Woking town centre."The relocation of CTD has not presented a problem," says Rob Stevens, manager, CTD Woking. "The showroom looks brilliant – it's bigger and better, and our trade custom has definitely increased. We also attract lots of private customers who enjoy the simplicity of the large sample displays and the huge variety of tiles for every location."Several site visits were made by Weber's tile specialists to inspect the floor substrate and identify the appropriate materials. The floor was prepared with weber PR360, a multi-purpose priming solution suitable for most building substrates including wood, anhydrite, plaster and cement/sand screed. This primer regulates the porosity of the substrate and improves adhesion and the flow of levelling compounds.High performance, fibre-modified weberfloor flex was then applied which is a self-smoothing and self-levelling compound suitable for most substrates. It has rapid setting qualities and can take light foot traffic after just 3 hours. It is also one of the many products in the Saint-Gobain Weber range to feature Low Dust Technology™ which makes it cleaner and more comfortable for the applicator to use.Large format GEMINI Young Stone tiles in grey were set with weberset rapid plus ECO which is a very rapid strength tile adhesive for low porosity tiles, such as ceramic, porcelain and natural stone, and has been specifically developed to allow easy bedding of large format tiles. It is suitable for use on solid substrates and is ready for grout in only 2 hours. The new ECO formulation contains cement replacement technology which reduces the product's environmental impact of initial excavation and contributes to a significant reduction in transportation costs.The CTD Woking showroom floor was grouted with weberjoint wide which is suitable for very wide joints from 2-20mm. This is a cement-based floor and wall grout which gives a coarse textured finish. It has the added benefit of Mould Stop Technology which ensures lasting protection from mould growth, it's also abrasive-resistant and available in seven colours.As part of Woking's redevelopment, the bandstand, fire station and market place will all be demolished to make way for a new complex featuring shops, apartments, parking and a hotel. On the old CTD site a brand new state-of-the-art fire station is to be developed providing additional space and working areas for the crews and an improved training facility.

BackgroundK Systems’ retrofit of the REEMA non-traditional construction Properties in Swindon, South-West England, is a stellar example of the company’s ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Swindon Borough Council had a development of 50+ properties in Upper Stratton all with aged facades and poor thermal qualities, some with U-values as inadequate as1.59W/m ² K.K Systems supported Swindon Borough Council, led by Projects Surveyor John Black, to completely refurbish this residential development and deliver on five primary objectives:- Improve the thermal performance rating of each home (SAP rating)- Deliver greater thermal comfort for residents- Choose a solution with acoustic benefits and non-combustable benefits- Reduce tenants’ energy consumption- Deliver an attractive aesthetic that would uplift the areaHaving a good reputation for matching systems with finishes to deliver its clients’ visions, K Systems partnered with approved installer, Rateavon Ltd, to scope out theproject and specification in fine detail, with particular focus on insulating properties and aesthetic.Our ServiceK System worked in collaboration with Swindon Borough Council and Rateavon Ltd to upgrade these poorly insulated houses and deliver a total revamp of the properties, resulting in thermally efficient homes.One of the primary requirements was to improve the performance rating of each home, with a target U-value of 0.30W/m²K. In fact, K Systems exceeded that in the project delivery by achieving a U-value of 0.29W/m²K.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Digital technology was deployed from the very beginning to produce models and CGIs (Computer Generated Imagery) to not only assure Swindon Council the finished project would meet its specific requirements, but to also guide the design process and ensure compliance with all health and safety regulations.Regular inspections and site audits were carried out alongside Swindon Council to ensure the same level of care and attention to detail that applied when specifying theproject was being applied during its implementation and delivery.Technical Project DetailsOn initial inspection, K Systems found a problematic substrate. The REEMA hollow panel non-traditional construction properties are constructed of a concrete frame with thin concrete panels to the exterior façade. This type of thin panel construction created a significant challenge for the team to find a suitable EWI fixing, but with the help from Rawlplug, one of our EWI fixings suppliers a robust and safe fixing solution was found, without compromising the existing REEMA construction.Harnessing years of EWI system design knowledge and unrivalled expertise in this field, K Systems worked closely with Rawlplug and a structural engineer to identify a suitable fixing detail and pattern which would not only be robust but also suitable for this type of substrate.With a structurally strong solution agreed, focus then turned to the appropriate insulation solution.After a comprehensive scoping process taking into consideration client requirements, project objectives, budgets and timeframes, K Systems specified the industry proven K Systems M, Mineral Wool EWI system to not only significantly boost thermal performance of the buildings but also reduce noise pollution for the tenants.K Systems 100mm Mineral Wool insulation has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the refurbishment as it would combat the increased heating costs faced by residents whilst retaining the solid foundations of the existing building and reducing the risk of condensation or mould damage.Other technical benefits which made the K Systems Mineral Wool system the ideal specification for this refurbishment include:- non-combustibility, A2-s1,d0 fire rated- its excellent acoustic properties, reducing noise pollution- its environmentally friendly composition as the insulation is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)- its workability and easy to cut format, reducing labour time across the board for the team.Having identified solutions that improved structure and thermal performance, K Systems then offered the best quality finish for the properties – an aesthetically pleasing, cost effective combination of VBriQ+ clay brick slips and Silkolitt+ silicone render that both Swindon Council and the residents would be proud of.VBriQ+ is a lightweight, highly durable, clay brick slip system and a more cost-effective finish option in comparison to tradition brick systems without compromising on quality, weather resistance, workability and durability. This made it perfect for a project of this scale – a project which required maximum and long-lasting impact without incurring maximum costs.The Silkolitt+ silicone render finish rejuvenated the properties’ exteriors and massively enhanced the area’s overall aesthetic, making it a much more appealing place to set up home.Yet again going the extra mile for clients to ensure unrivalled workmanship and longevity, K Systems finished all 52 properties with K Pro - a water-based protective treatment used to provide long term enhanced water repellent properties to external render and other masonry surfaces, helping combat the problems associated with water intrusion including efflorescence, frost, water-soluble pollutants and algae growth meaning the substrate will stay clean and dry for longer.K Systems and approved installer Rateavon Ltd delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Swindon Council, and the residents of the newly improved homes.John Black, Projects Surveyor at Swindon Borough Council, said:“Throughout the project K Systems have supported Swindon Borough Council agreeing all detailing to ensure current day Building Control Regulations were met.
