The refurbishment scheme at Buckley View in Smallbridge was completed in March 2022 and is one of a series of demonstrator projects that Rochdale Boroughwide Housing are completing.These projects are part of an ongoing approach to improve the energy efficiency of homes and reduce carbon emissions, helping to identify the best ways to meet Greater Manchester’s 2038 target to be carbon neutral.The scheme has seen 23 bungalows in Buckley View receive investment to help improve the energy efficiency of the homes and reduce carbon emissions using a whole-house, fabric first approach.The work carried out included replacing cavity wall and roof insulation, installing External Wall Insulation (EWI), upgrading ventilation and installing new windows and doors.We worked in close partnership with our approved installer Profac and provided a suitable EWI solution for the project and complementary finish. The sheathing boards were replaced with A1 rated carrier boards and the K Systems M, Mineral Wool Insulation System was specified.This system not only generates exceptional thermal performance and provides high levels of fire resistance (A2-s1, d0), but also boasts exceptional environmental qualities – by choosing it, we not only demonstrate our innate understanding of best-suited solutions but our dedication to sustainable working.The bespoke system specified for Buckley View was designed using 110mm non-combustible mineral wool insulation to meet the desired u-value of 0.20W/m2K, improved from 0.43W/m2K. This meant homes were more energy efficient, warmer, and less expensive to heat – a major bonus given the current cost of living crisis.For the finish, we specified a unique finish of VBriQ+ clay brick slips. This cost-effective, lightweight traditional clay brick slip system replicates traditional brick construction on low-rise buildings like the Buckley View bungalows.Our unique and innovative VBriQ+ clay brick slip finish was specified due to its robust, durable characteristics and wide range of colours. The brick slips were supplied in three colours, which totally transformed the facades aesthetically and with their low maintenance and element resistance qualities, will ensure the homes avoid cracking and maintain their appearance over time.At K Systems we are confident that we have the inspiring solution for every style, and this project is just one example of how we provide the flexibility to fulfil any specific design criteria.We tailored the specification process for the project based on the requirements of Rochdale Boroughwide Housing and their properties. Bespoke technical detailing included use of pistol brick slips around window reveals with a soldier course detail specified above window heads to create a contrasting aesthetic feature to the main walls. A band of silicone thincoat render was added as a design feature around the doors– yet again showcasing K Systems’ unrivalled attention to detail.

Operating at scale and across 160 local authorities, their vision is to transform the lives of the 90,000+ people they house and revitalise the neighbourhoods in which they live.RiversideGroup approached Aspex as a result of Covid to help secure and control the access of their head quarter building.SOLUTIONWith the help of Automatic Systems Aspex came up with a solution that fulfilled their criteria. This included the installation of the newly launched Firstlane and AccessLane.WORK TIMEFRAMEHaving worked with Aspex on a number of previous projects Automatic Systems were the preferred supplier when the contract was won in December 2020. Works took a week to complete as allocated in February this year.FUTURE WORKAutomatic Systems looks forward to working with Aspex on future projects.

Berry Systems completed works on behalf of our client, Bowmer & Kirkland, to deliver effective bespoke edge protection. We also installed rubber column protection and specialised bridge walkway pedestrian barrier to meet their specification requirements.The Porter Building houses 110, 625 square feet of office space for companies to utilise. It is conveniently situated in Slough with excellent transport links to key areas in London and the surrounding cities. The building itself has 100 car parking spaces and 100 bicycle parking spaces for employees and visitors to use. We were tasked with installing edge protection and vehicle restraint systems in the building to ensure both vehicle and pedestrian safety.The system installed was a perforated aluminium edge protection combined with buffer baseplates and mullion attached. This was designed in house by our design team to combine the two products delivering a compliant system meeting BS EN 1991-1-1 standards. Our team also designed the specialised bridge walkway pedestrian barrier to increase pedestrian safety on site. This particular project demonstrates our ability to design VRS solutions bespoke and being able to accommodate additional client requirements. In all of our projects, we work with our client to ensure that safety is the ultimate priority and the necessary industry standards are met.

Berry Systems supplied and installed Internal and external vehicle safety barriers at new Aggreko, Dumbarton plant to protect; doorways, walkways, columns, site and equipment.Aggreko PLC, the world leader in the field of power and temperature control rental, has become the first company in the UK to have Berry Systems’ new Stopbollards installed at its new 170,000 sq ft Dumbarton facility.The many, internal and external vehicle doorways at the brand new Dumbarton site were identified very quickly as needing special protection. Glasgow architects Bradford Robertson considered a number of options before concluding with main contractors, Morgan Sindall, that our SlowStop bollards would prove a cost effective solution. During a collision, the kinetic energy of the impact is progressively absorbed as the post tilts, compressing an elastomeric sleeve within the base. The post is able to tilt from its vertical position to an angle of 20 before it locks within the base. After the impact the post will return back to its vertical position, ready to perform once again. BackgroundThe new multi-million euro Buncrana Primary Care Centre development was an exceptional project to be involved with. This high-profile project was funded by the HSE, with the aim of bringing many healthcare services together in one new state-of-the-art centre. Construction was led by local company McCallion Group and the 56,500sq ft. facility, which is spread across three storeys, boasts underground car parking which can house 126 staff. The centre is an excellent asset to the local community, ensuring the vital health services people need to avail of on a regular basis are available in one central location. For the client, the key requirement was to build a modern, aesthetically pleasing, energy efficient facility that achieved a target U-value of 0.15W/m ² K. After extensive planning, focusing on matching an appropriate insulation system with a complementary finish, K Systems provided a full technical specification and a comprehensive delivery plan.Our ServiceOur dedicated team of technical specialists were on hand to fully support throughout the duration of this project, ensuring the highest levels of construction were achieved. The K Systems Technical Manager, Gerry McErlean regularly visited the project to inspect progress and offer hands-on-guidance and technical support. Local installer GD Plastering worked very closely with Gerry to ensure a high standard of work was achieved and great attention to detail is evident throughout this project. Due to the size and scale of the Care Centre, Gerry recommended that the TC render finish was spray applied to ensure a consistent finish and aid the speed of application. GD Plastering took this advice on board and invested in a spray machine, resulting in a uniform finish, faster completion and reduced labour.Technical Project Details After numerous design meetings taking into consideration client requirements, budget and timeframes, the K Systems E EWI system was specified. This high-performance, light-weight and cost effective system based on expanded polystyrene (EPS) insulating panels offers a great fire rating of B-s1,d0 and is available in a range of finishes. The mixed substrate of reinforced concrete and lightweight block had alignment issues. We specified the use of multiple thicknesses of insulation boards, that were fixed adhesively and mechanically to overcome these alignment issues. Our specification included bespoke technical detailing, such as compression joint detailing on every floor and our site inspection teams were on-site when required to offer a range of support and guidance. For the finish, thin coat silicone render (Silicone TC) was specified. Providing a variety of benefits, K Systems thin coat render offers silicone and polymer-modified technology to provide long term weather protection, alongside excellent breathability and water repellency properties. With the unpredictable Irish weather, this durable finish will withstand the elements and offers an eye catching, clean design, creating a modern and crisp aesthetic. Available in a wide range of colours, K Systems silicone render is the most flexible on the market, making cracking over its lifetime less likely. Its ease of application made it an ideal choice for a project of this scale and size and its hydrophobic properties provide a low-maintenance finish for years to come. We delivered a long-lasting, safe, eye-catching design for the Buncrana Primary Care Centre that brings exceptional thermal comfort to the property. The target U-value was achieved, allowing energy savings and reduced costs for the client throughout the lifetime of the Centre.

The Skyper building complex in Frankfurt am Main boasts a very special architecture. The three-part complex – consisting of the 153.8-metre Skyper high-rise with 39 floors, the neoclassical Skyper Villa from 1915 and the Skyper Carrée – offers a total of 53,900 m2 of office space for numerous companies and banks. When the existing single access entry systems were dismantled in the summer of 2020 as part of renovation work on the foyer, the owner opted for a new, modern solution that would blend in perfectly with the architecture of the skyscraper. Every day, large numbers of people go the foyer to get to their workplace. Numerous visitors also pass through this area. This called for a solution combining functionality, safety and an appealing design.

Wolverhampton market has recently undergone a major overhaul. The project involved closing all of the indoor stalls and moving them elsewhere; mainly into shipping containers which had been specially designed for the purpose.Project managers White Circle are at the forefront of the shipping container upcycling trend. While markets don’t traditionally tend to require much security at a stall level, relocating to permanent outdoor structures posed a new challenge. This was solved by installing a T55 security shutter on each of the 16 cabins. Openings measured from 1.6m to 2.9m wide, all at 2.3m high and with manual operation. An anthracite grey finish was chosen to complement the brightly coloured containers.T55 security shutters have 55mm slats, enabling a box size between 165mm and 250mm. The compact design makes them perfect for small openings where aesthetics are important.In Wolverhampton, stall owners were happy with their new accommodation. The Snack Bar café was based indoors for 19 years before the move. Co-owner Donna Walton said: “For us it’s been much busier outside. It’s been a big change but it’s for the best, and we love our new home now”.She continued: “At first I was worried whether the business would be more vulnerable being outside, but when the council told us we’d have roller shutters I felt relieved. They’re unobtrusive and really easy to open and close, too”.in addition we provided 9 of the Markilux 3300 patio awnings designed for widths of up to 5600mm and with a projection of 1500mm projection. These were manufactured with manual operation due to the reduced projection and gave stall holders ease of use depending on the conditions.The angular design was well suited to the shipping containers and the grey frame and fabric colour were chosen to keep a uniform look across all the different containers.

The new Engineering Building for The University of the West of England (UWE) is located at the main Frenchay Campus. Designed by multi award-winning architects, AHR, the iconic building will enable the university to deliver its vision for 21st Century engineering and inspire engineers of the future. It has been designed and operated to BIM Level two and aims to achieve a BREEAM Excellent rating. The building will accommodate up to 1,600 students as well as 100 academic and technical staff. The design brief was to create a space which would encourage multi-disciplinary collaborative learning. The outcome is an ideal environment for students to explore, create, and test ideas to change the world for the better.A large central atrium provides a generous space across multiple stepping floor plates which leads to social learning spaces, manufacturing workshops, wind tunnels, laboratories, computer rooms, and computer-aided design (CAD) suites. At the heart of the building there is also a hub for group study which will encourage students and academics to meet and exchange ideas.Lusso atria glazing was installed within the space to allow natural light into the core of the building and visual connection between different areas .  A combination of Lusso 105 framed glazed partitioning and Lusso 25 frameless glazed partitioning has been used for different specification requirements within the space and combine well with the wood and black coated steel beams to achieve an industrial look.

FORBO’S PORTFOLIO HELPS CONNECT RURAL UNIVERSITY TO COUNTRYSIDE ROOTS Situated in the countryside near Milton Keynes, Cranfield University recently added five new blocks, including a new central hub for the students, to its campus. As the communal area was the standout aspect of the project, Magna Designs Interiors utilised Forbo Flooring Systems’ Flotex planks and Allura Flex luxury vinyl tiles to help connect the university to its countryside heritage. Speaking about the project, Emma Barnes, Interior Designer at Magna Designs Interiors, said: “While the five new blocks were a new part of campus, the university didn’t want them to stand out too much from the existing buildings. Everything had to fit in and look like it belonged, whilst still having a contemporary feel. I worked with the contractor Watkins-Jones to form a basic design idea and then we got to work. The brief the client gave to me was for a modern space, one that gave a nod to the nature around them but also prioritised comfort.” Magna Designs Interiors went with what Emma described as a soft industrial design with exposed pipework in the ceiling and metal framework detailing, but then opted for something to slightly soften that look for the flooring: “We needed something that was comfortable but also hard-wearing and Forbo’s Flotex ticks both those boxes. It almost doesn’t look like a textile floor covering, especially with the designs we used for the project, but it provides great underfoot comfort. We went with this soft industrial look in the communal area, using Flotex Concrete in the Storm and Cloud colourways. This provided a really neutral look. While we combined the Storm and Cloud colourways to break up the design, I knew I wanted to mix this up even further.  “It’s for this reason that I also used Flotex by Starck. It has this nice neutral base which fits with the soft industrial theme, but then transitions from the base grey shade to a crazy and colourful pattern, which I really enjoyed. I’ve worked with Flotex before as it’s been around for years now, but it’s exciting to see how Forbo has reinvented it with their new designs, especially with their designer ranges like Flotex by Starck.” Alongside creating a comfortable and homely feel, Emma was also tasked with giving a nod to the open green spaces that surround the campus. She commented: “We wanted to link the project back to nature, as the university is situated in this beautiful, peaceful countryside area. I used Forbo’s Allura Flex planks in the areas where students could sit together on these sofas, which had earthy tones like browns and greens. It really brought the outside in and we felt it grounded the place in nature, which the campus obviously is! The Allura Flex planks have this lovely wood grain look, which fit in with the overall design but also helped to break up the greys of the Flotex tiles. I even used bark from the surrounding trees on some of the walls, which linked in with the grain of the planks.” Conscious that sustainability is high on many specifier’s agendas, this was another reason behind the specification of Flotex. Flotex is made using 100% renewable energy and the normal Flotex planks are made of 49% recycled content by weight, making it a good sustainable choice. Allura Flex is also made using all renewable energy and contains 24% recycled content by weight. What’s more, both ranges have a long-life cycle – key for education design, where products are needed that can survive for many years with minimal maintenance or upkeep. Emma concluded: “I’m really happy with how the place looks; I feel we definitely captured the essence of what was requested. Everything came together very nicely, and I cannot recommend Forbo highly enough. Elizabeth Bushell, the Account Manager I worked with, was so helpful and had some constructive ideas, suggesting products for me to use. I’m still hearing good reports about the new student central hub now, a year on from completion of that area of the project, so it’s stood the test of time so far!” The final handover of the project was completed in April 2022, but the communal area was completed over a year ago. The Canaletto residential tower at 257 City Road in London is located halfway between Old Street and Angel Stations in Islington, alongside the regenerated City Road Basin. It comprises a 31-storey tower with 190 luxury one, two and three bedroom apartments built to the standards of Code 4 Sustainable Homes Level 4.The tower is concrete frame and has a curving facade of metal and glass that breaks the volume into a series of three-to-four storey clusters. In turn, each cluster contains grouped balcony terraces, which are a striking feature of the building. The balconies are of steel construction connected to the concrete frame and as always with cantilever construction elements of this nature, one of the early design considerations had to be the prevention of thermal bridging.For the high specification Canaletto project the Schöck Isokorb® T type SK offers the ideal solution. It is a concrete-to-steel connectivity module that sits between the outer and inner structural connection points and blocks the outflow of heat through the use of high quality polystyrene insulation foam. The Isokorb® T type SK provides a clean and unobtrusive connection detail, minimises on-site assembly time and enables a high level of prefabrication.

The Santo António Villas, Golf & Spa Resort (previously known as Parque da Floresta) is situated on the far West of the Algarve amongst hilly landscapes. The resort located near the historic town of Lagos, Portugal opened in 1987. It was designed by Pepe Gancedo who was one of Spain’s most famous Architects and has no two holes the same which attracts golfers to return again and again.This project included many different techniques which can be achieved using SureSet resin bound paving. The whole surface was first covered in primer and CRM (crack reduction membrane) to provide additional support to the tiled base below. The surround of the pool was laid in 3mm Popcorn along with a frame created with aluminium edging and 3mm Bronze Medal, a flower design was also installed using the flexible aluminium edging and colours from the Spectrum Range.

Newton and MacLennan are both privileged to be the companies chosen to share in securing the future of the Palace of Westminster.This complex project required the design and installation of an external waterproofing system, an internal cavity drain system, and a polyurea roofing system to ensure a high standard of waterproofing.Externally, Newton’s innovative ‘Type A’ 403 HydroBond membrane was applied extensively to ensure the necessary waterproofing around the basement, whilst internally, Newton 508 and Newton 520 membranes were both applied from floor to ceiling as part of Newton’s complete System 500 cavity drainage solution. Builders have recreated The Rovers Return, The Kabin and Dev’s corner shop as well as the characters’ homes down to every minute detail. Builders laid about 11,000 cobbles, 190,000 bricks of different types and used seven colours of mortar so it looks realistic. The new set is full size so two cars will be able to pass each other on the Street. Broughton Brickwork used Naylor lintels whilst building the Coronation Street lots.

The purpose:Taylor Wimpey’s Eclipse development was the final phase of the large-scale modernisation and renewal strategy for the London Borough of Walthamstow Forest, known as The Blackhorse Lane Action Plan. Eclipse would offer affordable social and private housing via 500 homes in two six-storey apartment blocks.To help satisfy one of the Plan’s objectives- “to ensure new developments incorporate the highest levels of sustainable design and their impact on climate change is minimised”- we installed green roofs on both blocks. As it was the final development phase, space was limited; time was also an influencing factor in facilitating the tight build programme,avoiding delays, and enabling the client to deliver much-needed new homes.Our solutionTo enable fulfilment of the brief, we recommended our HM-40 Paratech Hot Melt Roofing System as the inverted waterproofing base for the green roof. A fully-bonded system, HM-40 is a robust, durable, and highly flexible monolithic, self-healing hot-melt waterproofing system for protected roofs, green roofs, terraces, and podium decks with a 40-year durability statement. In addition, it is firerated for unrestricted use when covered with a green or ballast roof.Unlike other hot melt systems that use fleeces, the Paratech system incorporates a reinforcement mesh: this allows the system to be rolled out, making waterproofing installation faster, thereby enabling the contractor to lay the top roofing layer of artificial grass and landscaped green roofs. Unfortunately, an on-site compound to store the roofing components was unavailable. We worked closely with T&T Roofing and Taylor Wimpey to ensure deliveries arrived in build sequence for immediate use, but without adversely impacting residents who had already moved into their newhomes.“The features of the flat roof system provided a seamless, issue-free roof installation, with rapid installation time causing minimal disruption. Langley’s technical team was always on hand to provide assistance when necessary, working collaboratively to guarantee a consistent and highquality installation.”

Located in East London, on a water gateway between the River Thames and over 2,000 miles of navigable canals, the six-building Limehouse Basin development comprised of a white EPS insulation board that was fixed to horizontal PVC rails that created a drained cavity between the insulated façade system and the substrate.Due to strict regulations introduced in December 2018 following the Grenfell tragedy, which states any building exceeding 18 metres in height must have walls comprised of non-combustible materials, this building was deemed non-compliant, unsafe, and not fit-for-purpose.Development owners Beckford, supported by the Building Safety Fund (BSF), required an expert team to execute the removal of the existing EWI and replace it with an appropriate alternative, without disrupting the unique aesthetic of the building.The combination of K Systems and Retrofit UK, two companies renowned for their expertise, quality of service, and superiority in the market, was an obvious choice for Beckfords.We have a good portfolio of BSF projects to date, and Limehouse Basin is another great example of how our team along with one of our approved installers can help make a building fit for purpose, whilst overcoming numerous challenges along the way. Unrivalled expertise and professional delivery are apparent in every groove and corner of this refurbishment.Our ServiceTogether with Approved Installer Retrofit UK, K Systems continued works despite Covid restrictions (adhering to Government guidelines) to deliver the Limehouse Basin project within the agreed timeframe and with minimal disruption to residents as requested by the client.Removal of the existing EWI system took place in rotation with the installation of the new system, and a robust programme was put into place by the contractor to ensure the building was not exposed to the elements for long periods of time, ensuring the residents were kept as comfortable as possible especially during the winter months. Decanting of the residents did not take place, so we worked alongside all parties to ensure the health, safety and welfare of the residents were prioritised during the works.Due to the nature of this project, technical monitoring from the K Systems team was increased, and weekly visits were planned along with a reactive approach to any on-site issues that arose from a technical perspective. Our technical teams actioned regular quality assessments and maintained open communication with all stakeholders.The result – an industry-leading insulated façade solution that fulfilled Beckfords’ criteria and delivered an outstanding architectural design and structure, fully compliant with fire regulations and boasting a better U-value which translates to better living conditions for the residents.Technical Project DetailsThe key objective for the Limehouse Basin project was to remove the non-compliant EWI system and replace it with a non-combustible system to meet current building regulations.Our team insist on being involved from the very concept of any BSF project to ensure an accurate specification could be developed and allow any initial underlying issues to be identified and rectified swiftly. Therefore, our Technical Team witnessed the removal of the existing system and inspected the substrate thoroughly.After extensive scoping, the K Systems M, mineral wool insulation, system with a silicone render finish was chosen as the preferred option, meeting the demands and needs of the client and current building regulations. This system provides high levels of fire resistance and non-combustibility (an A2-s1, d0) bringing it in line with mandatory Government requirements for buildings over 18m tall.With superb acoustic qualities and excellent environmental properties, the M System didn’t just tick the fire resistance box. The thermal performance of the building was significantly enhanced, with a U-value of 0.30W/m².k being achieved.The shape of the buildings were complex, with numerous curved areas of various facades. This meant the finish required an expert eye and a skilled hand to deliver seamlessly. Both K Systems and Retrofit are renowned for their expertise and superiority in the market, and therefore such challenges were overcome, and high standards of workmanship delivered.Another very challenging aspect of the build was the replication of the rainscreen cladding to the front of the buildings. This detail was successfully created by using tape joints, stop beads, and black silicone mastic to create a shadow gap – further testament to the expert capabilities of our team. This particular finish not only delivered the desired aesthetic but delivered an additional benefit of cost savings for the client.We worked closely with Retrofit UK throughout the duration of the refurb and as a result the Limehouse Basin buildings have a contemporary finish and attractive aesthetic worthy of the projects postcode, and one we are confident existing residents welcomed and potential residents appreciated.

With a reputation of supporting local suppliers, fantastic products and delicious food, it was imperative that the brand new Alver Valley Garden Centre lived up to the high design expectations these centres are known for.The ChallengeThe power floated concrete substrate was installed in December with a view for the garden centre to open in April 2022 – an extremely short time frame for the 4,500sqm job. The project also took place during the winter months and therefore the cold temperatures also needed to be considered if the project was to be completed on time.The SolutionWith over 15 years experience in the flooring sector, C & C Flooring (Midlands) Ltd knew that UltraFloor’s expert subfloor preparation materials would be up to the challenge.After waiting 28 days for the new cement substrate to fully cure, the team at C & C Flooring (Midlands) Ltd diamond ground the floor to expose the aggregate. UltraFloor Area Sales Manager, Mark Berry, tested each area prior to applying DPM IT to ensure the moisture content was less than 98% RH.Once achieved, DPM IT was applied and allowed to cure for 12 hours. DPM IT is a two component, solvent free epoxy resin system for use as a surface damp proof membrane. Designed to provide protection against subfloor moisture, DPM IT has a pot life of 45 – 75 minutes, a cure time of 5 hours and boasts a 98% RH floor moisture tolerance.Once cured, UltraFloor Prime IT Multi-surface Primer was applied in preparation for the application of Level IT Smooth.Formulated to promote adhesion to all UltraFloor smoothing underlayments, Prime IT Multi-surface Primer reduces pinholing, minimising the risk of costly failures. With a coverage rate of 200m² at 3:1 dilution, Prime IT multi-surface Primer is a must-have product for all flooring installation projects.Pump or trowel applied from 2mm to 30mm, Level IT Smooth has an extremely smooth finish, essential for installing LVT, and boasts a superior flow – perfect for larger flooring projects.With a coverage rate of approximately 5.5sqm at 3mm, Level IT Smooth is suitable for underfloor heating systems, has a working time of 20-30 minutes and can receive foot traffic after just 2-3 hours – allowing you to move on to the next part of your project quickly.The superior performance of Level IT Smooth is just one reason why this much-loved smoothing underlayment is being used on a daily basis up and down the country.Once dry, Karndean LVT was then installed across the garden centre.ResultsDue to the enormity of the project, the flooring was completed in three sections, 1,500sqm at a time. The project began in January and was completed by the end of February 2022 in plenty of time for the opening of the fantastic new garden centre.“DPM IT performed as expected and dried in very good time and was easy to work with. The Centre’s retail units are supplied via ramps to these service decks, which carry the delivery traffic above the stores, plus the decks are also used for car parking, meaning that in addition to being fully exposed to weathering, they are subject to almost continuous dynamic loading from traffic up to and including heavy articulated HGV’s. Unfortunately, despite past attempts at repair and resealing, there had continued to be water ingress through these joints, both into the structure and into the retail units that are directly below, resulting in disruption, damage and cost for everyone involved. The innovative Emseal SJS system that includes integral cover plates, but with no mechanical fixings required, was selected by the Project Engineers as being ideal to accommodate the necessary movement, seal the joints and withstand the traffic loadings. Additionally, as access was only required from the top deck to install the Emseal SJS System, Cemplas was able to carry out the works quickly and keep disruption to an absolute minimum.

Following the devastating effects of the Grenfell Tower tragedy, Hatfield Close & Gerrard House fell into the category of social housing buildings that needed to be reclad to meet safety standards and Terracotta cladding offered a solution that satisfied the required standards and ticked all the boxes. BackgroundOn the 14 June 2017, a disaster that shook the nation taking away the lives of 72 people, injuring many others and devastating families and a whole community became the core of public unrest and resulted in a mass scale enquiry that identified around 2,000 buildings over 18m tall clad in dangerous combustible materials in England alone. The cladding crisis exposed that not only did the buildings pose an immediate fire risk to residents but also saw flat owners facing building insurance premiums, extensive and costly remedial work and mortgage lenders deeming the properties unsafe and ceasing to lend money against them. The Grenfell tower tragedy resulted in the review of the building regulations nationally and internationally in countries including Australia, Malta and The United Arab Emirates and in a government pledge of over £5bn towards the remediation of fire safety problems in high rise buildings. The three Hatfield Close & Gerrard House blocks were identified as being clad with ACM, the cladding material used at Grenfell. The projectAlthough originally constructed as a concrete frame with brick infill sections, the Hatfield Close & Gerrard House buildings experienced weather penetration issues during the 1980s and the 1990s that led to a programme of improvements which included the introduction of an ACM rainscreen system in the 2000s which during the post Grenfell tall buildings cladding mass review was found unsafe. Only weeks later emergency works to strip the hazardous cladding began.  Although the primary objective of the project was to improve the fire safety performance of the three blocks, the project team took the opportunity to redevelop the buildings to also improve their aesthetic and structural and thermal properties. The nature of the project called for a holistic approach led by a multidisciplinary team which included Michael Dyson Associates Ltd, a housing consultancy firm that specialises in the social housing sector, social housing main contractor United Living, a Lewisham Homes & Fire risk manager, independent consultants and resident representatives. The team, with guidance from the planners selected terracotta cladding as the material of choice due to its non-combustible A1 fire rating and robustness. In addition to its essential non-combustible fire classification, terracotta offered a large range of tile colours, shapes, profiles and textures that gave the team design freedom and opened the possibility to improve the aesthetic appearance of the blocks at the same time as offering durability due to being a natural product with no synthetic dyes and a life expectancy of 60 years +. The terracotta cladding system offered the façade contractor Novo Facades a simple method that allowed them to deliver a clean and non intrusive installation process which was key as the residents were living in the buildings all along. The project became a construction referent of inclusion and savoir faire. It was a winner in the Inside Housing 2020 Resident Safety Campaign Awards, it was shortlisted for ‘Best Community Engagement’ and Won ‘Project of the Year £10 million to £25 million’ awards at the 2021 National Building & Construction Awards. SolutionTerracotta facade panels are one of the cladding resources of choice in the market because it is a natural and versatile material that gives architects freedom of expression whilst it gives cladding and envelope contractors the advantages of a quick and easy installation process.
