FORBO’S PORTFOLIO HELPS CONNECT RURAL UNIVERSITY TO COUNTRYSIDE ROOTS Situated in the countryside near Milton Keynes, Cranfield University recently added five new blocks, including a new central hub for the students, to its campus. As the communal area was the standout aspect of the project, Magna Designs Interiors utilised Forbo Flooring Systems’ Flotex planks and Allura Flex luxury vinyl tiles to help connect the university to its countryside heritage. Speaking about the project, Emma Barnes, Interior Designer at Magna Designs Interiors, said: “While the five new blocks were a new part of campus, the university didn’t want them to stand out too much from the existing buildings. Everything had to fit in and look like it belonged, whilst still having a contemporary feel. I worked with the contractor Watkins-Jones to form a basic design idea and then we got to work. The brief the client gave to me was for a modern space, one that gave a nod to the nature around them but also prioritised comfort.” Magna Designs Interiors went with what Emma described as a soft industrial design with exposed pipework in the ceiling and metal framework detailing, but then opted for something to slightly soften that look for the flooring: “We needed something that was comfortable but also hard-wearing and Forbo’s Flotex ticks both those boxes. It almost doesn’t look like a textile floor covering, especially with the designs we used for the project, but it provides great underfoot comfort. We went with this soft industrial look in the communal area, using Flotex Concrete in the Storm and Cloud colourways. This provided a really neutral look. While we combined the Storm and Cloud colourways to break up the design, I knew I wanted to mix this up even further.  “It’s for this reason that I also used Flotex by Starck. It has this nice neutral base which fits with the soft industrial theme, but then transitions from the base grey shade to a crazy and colourful pattern, which I really enjoyed. I’ve worked with Flotex before as it’s been around for years now, but it’s exciting to see how Forbo has reinvented it with their new designs, especially with their designer ranges like Flotex by Starck.” Alongside creating a comfortable and homely feel, Emma was also tasked with giving a nod to the open green spaces that surround the campus. She commented: “We wanted to link the project back to nature, as the university is situated in this beautiful, peaceful countryside area. I used Forbo’s Allura Flex planks in the areas where students could sit together on these sofas, which had earthy tones like browns and greens. It really brought the outside in and we felt it grounded the place in nature, which the campus obviously is! The Allura Flex planks have this lovely wood grain look, which fit in with the overall design but also helped to break up the greys of the Flotex tiles. I even used bark from the surrounding trees on some of the walls, which linked in with the grain of the planks.” Conscious that sustainability is high on many specifier’s agendas, this was another reason behind the specification of Flotex. Flotex is made using 100% renewable energy and the normal Flotex planks are made of 49% recycled content by weight, making it a good sustainable choice. Allura Flex is also made using all renewable energy and contains 24% recycled content by weight. What’s more, both ranges have a long-life cycle – key for education design, where products are needed that can survive for many years with minimal maintenance or upkeep. Emma concluded: “I’m really happy with how the place looks; I feel we definitely captured the essence of what was requested. Everything came together very nicely, and I cannot recommend Forbo highly enough. Elizabeth Bushell, the Account Manager I worked with, was so helpful and had some constructive ideas, suggesting products for me to use. I’m still hearing good reports about the new student central hub now, a year on from completion of that area of the project, so it’s stood the test of time so far!” The final handover of the project was completed in April 2022, but the communal area was completed over a year ago. The 110m, 29-storey curved on plan Westmark Tower is the tallest residential tower to have been completed in central London in 2021. Part of Berkeley Homes Central London’s prestigious West End Gate development in Marylebone, it features more than 14,000m2 of unitised curtain wall designed and supplied by aluminium fenestration specialists AluK and installed by envelope contractors Martifer. What makes this project really stand out is the collaborative approach that was demonstrated by AluK and the other consultants involved from the outset. With Berkeley at the centre of the process, the technical and commercial elements of the façade were successfully de-risked at pre-tender stage because AluK were able to work directly with lead architect Squire & Partners, delivery architect Design Delivery Unit (DDU), façade consultants Cladtech Associates and structural engineers WSP on a RIBA 4 system design for the unitised envelope. The challenge for AluK was to work with DDU to deliver a design that was true to the architect’s original intent whilst addressing the technical issues of a curved on plan façade from the second to 29th floor. All the unitised cells needed to be dead loaded back to a post tensioned concrete frame with a 3-dimensional floor bracket, whilst catering for the varying facets of the façade.The final unitised solution features more than 2200 unitised cells of three principal configurations. Each floor comprises: a vision cell, typically housing AluK’s concealed vent and full height glass panes, a panel cell, specifically designed to house specialist internal framework to carry articulated GRC (Glass Reinforced Concrete) feature piers and spandrels, and a recessed balcony cell with an integrated floating glass balustrade.With 36 different angles to overcome in a faceted design ranging from 0° to 15°, AluK developed a series of common aluminium extrusions to close the joints and reduce the number of profiles required. The horizontal stack joint uses an aluminium profile to carry the gasket and avoid the incidence of crimping as the cells are stacked around the building structure. What is also significant is that every cell connection provides four lines of system seal to ensure that the façade meets the stringent Cladtech performance specification and the CWCT Sequence B test.AluK’s system, extruded from 6063 T6 alloy, extracted benefits from both a mitred corner and a square cut system by creating a hybrid to suit both the client’s aesthetic desire for a mitred joint to the corners and Martifer’s manufacturing requirements of a square cut for economy.AluK also extruded tailored aluminium bracketry from a structural 6082 T6 alloy which was capable of supporting the system weight and allowing for 3-dimensional adjustment for precise installation.From the onset of the project, the Berkeley director team set out a time and design model of early engagement, specialist designers and fabricators all within a clear programme. This also included a series of productive workshops sharing client expectations and considerations. AluK not only facilitated these meetings but also bought into the collaborative ethos and contributed to a highly successful project for Berkeley.AluK’s designers are all from a fabrication/installation background and, as such, they design a value engineered solution from the outset. Part of this was using 14,000m2 of AluK’s AW86 unitised curtain walling system with minimal bespoke profiles and gaskets, yet it meets every challenge the project presented whilst offering a significant cost reduction in metal and accessories compared to the original specification in a competitor’s system. As part of the project team, AluK worked collaboratively alongside consultants Squire & Partners (concept architect), Buro Happold (thermal and acoustics), WSP (structures), Design Delivery Unit (delivery architect) and Cladtech (façade consultant). The façade design meets the thermal efficiency requirements of the building at 0.95W/m2K, as a weighted average. Using a 43dB Rw(+Ctr) acoustic glass, it also meets the sound reduction targets. Because AluK was involved at such an early stage in the project, the complete RIBA Stage 4 system design enabled façade contractors Martifer to realise significant cost savings for their tender and several months of time saving against their usual post-tender design and iteration phase. This also offered cost certainty for Berkeley and significantly de-risked the post tender delivery of the façade.Alongside the unitised curtain walling, the finished Westmark Tower will feature 241 AluK SC156 lift and slide doors, 750 concealed vents and 58 swing doors.West End Gate is Berkeley Homes’ latest luxury development being built on a 2.66-acre site. Described as a modern interpretation of classic London, it will feature a series of contemporary mansion blocks alongside the 29-storey curved stone tower. Work began on the first phase of West End Gate in the Spring of 2018 and was completed in Spring 2021, with internal fit out nearing the end.

This jaw dropping project featured Lazenby Light Natural polished concrete floors and cast in situ stairs. The concrete flows from the entrance hallways throughout the ground floor and up the feature staircase to the first floor landing.This 4 week phased project saw the polished concrete floor installed first. The formwork and reinforcement for the staircase was then fixed and built off the floor. Once the stairs had been cast the brass balustrades and handrails were retrofitted to the concrete.This self-supporting concrete architectural feature staircase involved discussions with external engineers who then designed the reinforcement. The complex angles, joins to other structural elements and the sleek elegance was meticulously planned and executed. IntroductionThe Keyfix Non-Combustible Cavity Tray System has played an important role in futureproofing a major new residential development in Stratford’s Olympic Park by exceeding new building regulations whilst improving build quality and installation efficiency on site.OverviewLocated in the very heart of the Queen Elizabeth Olympic Park, Chobham Manor in East London is the first of five new neighbourhoods in the former home of the 2012 Olympics. Comprising 850 new one, two and three-bed homes alongside community facilities, shops, public green spaces and community areas, this stunning new development has sustainability at its core with all homes built to the Code for Sustainable Homes Level 4.In a design by JSA Architects and built by Taylor Wimpey, the layered brickwork façade features projected bay windows, balconies and set back terraces. To meet the requirements and a tight build programme, Keyfix worked with subcontractor Chine Brickwork and supplied 4545 metres of Keyfix Non-Combustible Cavity Trays (NCCT) along with Corner Units and Weeps on blocks A, B and C which form Phase Four of the development.ChallengeThe challenges for Keyfix were the unique brickwork build programme which incorporated two runs of cavity trays being supplied per floor to accommodate brickwork corbelling and recessed brickwork.SolutionAs the corbels where built at a different stage on the build programme so the Keyfix Non-combustible Cavity Trays had to project out either side of the pier when initially being installed. Therefore, when the infill corbels where being built the continuous run of tray could link in seamlessly. A task that would have been near impossible had the system relied on tapes or mastics to make the linking joint.The Keyfix stainless steel NCCT was specified due to its self-supporting system which doesn’t need fixing back to the internal concrete frame and clips together for fast and easy installation. It is essentially a ‘Fix & Forget’ solution with no additional fixings, sealants or onsite fabrication required by the brickwork contractor. Therefore, installation of the trays did not impede the speed of bricklaying even when compared to traditional DPC. Installed in the outer leaf with no connection with the inner skin, this innovative cavity tray system does not create a thermal bridge and eliminates all differential movement issues.With a lifespan of 125+ years it is the only non-combustible cavity tray system that does not rely on tapes and mastics to make watertight joints, therefore elimating one of the main reasons for product failure.Commenting Kieran Coyle of Keyfix said: “Holding an A1 Fire Rating, the Keyfix non-combustible cavity tray solution exceeds the minimum standards set out in ADB (Approved Document B), whilst ensuring this new development meets and exceeds the latest regulations. BackgroundThe new multi-million euro Buncrana Primary Care Centre development was an exceptional project to be involved with. This high-profile project was funded by the HSE, with the aim of bringing many healthcare services together in one new state-of-the-art centre. Construction was led by local company McCallion Group and the 56,500sq ft. facility, which is spread across three storeys, boasts underground car parking which can house 126 staff. The centre is an excellent asset to the local community, ensuring the vital health services people need to avail of on a regular basis are available in one central location. For the client, the key requirement was to build a modern, aesthetically pleasing, energy efficient facility that achieved a target U-value of 0.15W/m ² K. After extensive planning, focusing on matching an appropriate insulation system with a complementary finish, K Systems provided a full technical specification and a comprehensive delivery plan.Our ServiceOur dedicated team of technical specialists were on hand to fully support throughout the duration of this project, ensuring the highest levels of construction were achieved. The K Systems Technical Manager, Gerry McErlean regularly visited the project to inspect progress and offer hands-on-guidance and technical support. Local installer GD Plastering worked very closely with Gerry to ensure a high standard of work was achieved and great attention to detail is evident throughout this project. Due to the size and scale of the Care Centre, Gerry recommended that the TC render finish was spray applied to ensure a consistent finish and aid the speed of application. GD Plastering took this advice on board and invested in a spray machine, resulting in a uniform finish, faster completion and reduced labour.Technical Project Details After numerous design meetings taking into consideration client requirements, budget and timeframes, the K Systems E EWI system was specified. This high-performance, light-weight and cost effective system based on expanded polystyrene (EPS) insulating panels offers a great fire rating of B-s1,d0 and is available in a range of finishes. The mixed substrate of reinforced concrete and lightweight block had alignment issues. We specified the use of multiple thicknesses of insulation boards, that were fixed adhesively and mechanically to overcome these alignment issues. Our specification included bespoke technical detailing, such as compression joint detailing on every floor and our site inspection teams were on-site when required to offer a range of support and guidance. For the finish, thin coat silicone render (Silicone TC) was specified. Providing a variety of benefits, K Systems thin coat render offers silicone and polymer-modified technology to provide long term weather protection, alongside excellent breathability and water repellency properties. With the unpredictable Irish weather, this durable finish will withstand the elements and offers an eye catching, clean design, creating a modern and crisp aesthetic. Available in a wide range of colours, K Systems silicone render is the most flexible on the market, making cracking over its lifetime less likely. Its ease of application made it an ideal choice for a project of this scale and size and its hydrophobic properties provide a low-maintenance finish for years to come. We delivered a long-lasting, safe, eye-catching design for the Buncrana Primary Care Centre that brings exceptional thermal comfort to the property. The target U-value was achieved, allowing energy savings and reduced costs for the client throughout the lifetime of the Centre.

Quiet, solid wood flooring for student accommodation

Cottrell + Vermeulen Architecture has designed new, bright and airy postgraduate accommodation for Churchill College, Cambridge with interiors featuring Junckers’ solid maple flooring. Cottrell + Vermeulen won a competition to design the new buildings, 16 years after the studio completed a housing scheme on a neighbouring site. The 35 new units of accommodation comprise five studio flats and 30 en suite rooms with spacious communal areas on each floor, spread across three buildings. The design builds on the original architectural scheme, designed as an extension to CVA’s previous work on the site. The architects sought to recreate the warmth and brightness of the original college rooms from the 1960s and found Junckers maple flooring a good match. The choice of two-strip boards, where two staves of wood make up one floorboard, was also a reference to the narrow boards used in the original rooms. The naturally pale tone of the maple floor is matched by joinery in birch faced plywood to form a comfortable and welcoming space, ready for students to move into at the start of the new academic year. The floor was installed by VA Hutchison Flooring. Quiet floors in multiple occupancy buildings An important consideration for student accommodation is how impact sound travels through floors from one dwelling into another. Building regulations set out minimum standards for impact and airborne sound through floors which apply to residential buildings and buildings converted to new uses, including hotels and care homes. The floor finish will usually act in combination with other elements of the building to achieve the target levels of sound insulation. The design of the subfloor and ceiling beneath play an important role, as does the way the floor finish may need to be isolated from the walls that surround it, but there is no question that the right acoustic floor will control the transmission of impact sound. Junckers has a range of acoustics systems available which comply with building regulations. The newly updated New Era acoustic system is a height adjustable system for use on structural concrete slabs, block and beam floors and almost any other type of sound, dry load-bearing base. The New Era system uses acoustic cradles with 10mm thick recycled rubber pads, factory-fitted to the underside. The cradles are height adjustable using purpose-made packers, supporting laminated timber battens. 50mm thick mineral wool insulation is placed between the battens and Junckers 20.5mm or 22mm thick solid wood floorboards are fixed to the battens to complete the installation. The use of 36mm thick battens achieves an impact sound reduction of 27dB; and a 48mm thick batten achieves an impact sound reduction of 28dB, thus complying with building regulations. For Junckers 14mm thick solid wood flooring installed with Junckers’ Clip System, an impact sound reduction of 19dB can be achieved with Junckers’ 5mm thick CA2 Acoustic Underlay, loose laid with the floorboards installed on top as a floating layer, no fixings required. Junckers’ floor system specifications are available on NBS Plus and draft NBS clauses are available on request. Junckers also provides BIM Objects for all systems. Junckers solid hardwood floor systems are guaranteed for 25 years when installed by a Junckers Approved Contractor. Junckers Approved Maintenance Contractors offer a care scheme where the client’s floor is periodically inspected and maintained so as to keep floor in good condition and to  maximise its lifespan.

Lazenby provided numerous samples for sign off before the client confirmed Henley Buff as the selected colour.The architects wanted to use industrial materials such as concrete and timber throughout the project but still wanted to achieve a warm and homely environment. This was successfully achieved by a clever use of lighting and subtle tones within the materials.To create an ultra modern, flexible space, the polished concrete floor also extends out to the patio area where it connects seamlessly with the internal flooring

The Park Hill Estate in Sheffield was built as a council estate between 1957 and 1961. It was designed by Jack Lynn and Ivor Smith in a brutalist architectural style and has always divided opinions.Described as revolutionary for its time, the concept was `Streets in the Sky` with wide deck areas and distinctive concrete frame.  Whilst demolition of the site was being considered, in 1998 the estate was listed by English Heritage and given Grade II* status which was considered very controversial and attracted much criticism.  It is the largest listed building in Europe and, with its protected status, it was decided to renovate and redevelop the site as a joint venture between Urban Splash and English Heritage.The future of the scheme was to develop the site into desirable upmarket apartments, business units and social housing and the success has been widely publicised, including features in almost all architectural and concrete magazines, with a shortlisting for the 2013 RIBA Stirling Prize & 2023 RIBA Yorkshire awards, as well as winners of the AJ Retrofit Awards 2023.The key involvement for KEIM Mineral Paints was renovation of the extensive concrete frame. The discoloured concrete gave a drab and dirty look to the building – not the desirable, upmarket effect that the designers were looking for. The first consideration was to paint the frame in its entirety but this would have led to the loss of what is considered to be the most iconic feature of the building. So the challenge was to renovate the frame, improve the colour and finish without creating a painted effect.The answer was to use KEIM Concretal Lasur. This innovative paint system is a colourwash or stain which is applied onto concrete to cover blemishes and enhance the appearance, whilst, most importantly, keeping the look of natural concrete. KEIM Concretal Lasur has all of the features integral to KEIM Mineral Paints such as a permanent and highly protective chemical bond, complete UV stability and resistance to mould and fungal growth.KEIM Concretal Lasur is diluted with a complementary product using differing ratios and opacities to achieve the required colour and coverage, whilst still enabling surfaces to look like unpainted concrete. The system can also be employed to minimise any unsightly repairs to concrete. The versatility of the system allows almost complete coverage of repairs, or slight coverage, if preferred, which enhances the natural look of the concrete but gives the effect of a more visually appealing finish.

The enormous redevelopment of the site around Broadcasting House is situated between the Bakerloo and Victoria underground lines and the tube trains are clearly audible in all the buildings. Therefore, CDM Stravitec was asked to install floating floors using the Stravifloor Deck system.To protect the BBC W1 technical boxes from structure-borne noise each one was built off a concrete floating floor.The construction of the floating floors depended on the location within the building: in the basement the floors were 125 mm concrete on 100 mm void supported by bearings with a natural frequency of <8Hz.On the ground floor the floors were 90 mm concrete on 100 mm void; the 2nd floor was 90 mm concrete on 75 mm void and the 3rd and 4th floors 90 mm concrete on 50 mm void.

Designed by Grafton Architects, the interior enhances the student experience and offers visually fascinating architecture.The design includes a helical concrete staircase that starts from ground floor up to the teaching spaces on the first and second floor. The interior cathedral-like space comprises large spanning concrete ‘trees’ in a cruciform arrangement which was inspired by the local 17th century chapel’s architecture. The unpainted concrete surfaces were decorated using KEIM Concretal Lasur, a colourwash stain that enhances and protects the substrate whilst retaining the look and feel of concrete. We are delighted that this project has won several awards, Civic Trust Awards – National Panel Special Award 2023, AJ Architecture Awards 2022 and Education Estates Awards 2022, to name a few.

Artform were approached by Gillespies to explore some ideas for using bespoke granite blocks on this new development at Wapping Wharf. Communication & coordination were key to making sure that the bespoke granite blocks were the precise measurements required for the lighting columns to be fitted correctly. The advice and experience provided by Artform helped to solve problems that other suppliers were unwilling to address or tackle. The particular aspect of this project that was most innovative was utilising the granite block for the functional purpose of a foundation for the lighting column, but in a decorative manner.

Charlotte and her family have always enjoyed living in their Edwardian terraced home in Wimbledon, although after spending lockdown with their two young daughters, they realised they needed more indoor space. The couple decided to complete a rear extension to create more space. Built using H+H Celcon Blocks the extension has made the house noticeably warmer and improved the sound insulation.The finished extension houses the kitchen and dining area, as well as a large corner sofa. Charlotte notes, “I’m actually pursuing a career in interior design, so I worked closely with Westminster Building Company to ensure the space is both warm and inviting. My partner and I love cooking and dining in there now, and our kids certainly enjoy the extra space.”“H+H is a big name, so I didn’t give it a second thought when using their Celcon Blocks. I knew I was buying good quality building materials that are light to handle and easy to use.” “Technically speaking this was a job that required some forethought, as the homeowner wanted the extension to be future proofed for building up a storey. Also, one of the next door neighbours was planning for a rear extension to their home. “This meant that we built a 300mm wall with two layers of 100mm Celcon Standard Blocks (3.6N/MM2) with a 100mm cavity wall insulation and used Celcon Block High Strength Grade (7.3N/mm2) on the inner skin. This was both to facilitate future upward building and to ensure that the neighbours plans weren’t mitigated.” Will Clark, Director, Westminster Building Company.The floor to the extension was created using an Insulated Beam & Block construction, using Celcon Block Standard Grade 100mm blocks.

Cannon Green’s RC cast in situ polished concrete staircase is an Ocubis project in conjunction with John Robertson Architects (JRA), Civic Engineers and Six Smith Build. Lazenby built and installed the 21m long, 7m high and 7.5m wide (at the top) inverted amphitheater cast in situ Pewter concrete staircase. This staircase was designed by JRA and structurally engineered by Civic Engineers, incorporating BIM modelling due of the intricacies of the reinforcement design. This self-supporting staircase is tied into the structure with a steel stringer to convert the loads and moments down through the steel columns.Lazenby installed traditional formwork to create the stepped soffit that leads up to the inverted amphitheatre steps. Lazenby then installed a false work system (from Ischebeck Titan/Inform UK) enabling the formworkers to create the radius former inverted amphitheatre undercarriage that is visible from the restaurant (Drake & Morgan). The reinforcement was then added to the soffit and steps; the carpenters then added formers and attached nearly 700 DDA studs to the formwork prior to the casting of concrete.Lazenby’s integral-coloured Pewter polished concrete was batched on site into a C32/40 concrete supplied by London Concrete. The project used approx. 24 cubic meters of concrete and 6 tonnes of steel reinforcement. Ground floor to the top landing and seating area is just over 4m high, 21m long and 7.5m wide with 24 shallow risers and 3 functional landings. The first 3m wide step widens to a 7.5m inverted amphitheatre style landing featuring single and double height steps.Lazenby’s 8 master craftsmen were onsite for the duration of this 12-week project. Lazenby won the Cannon Green project based on the ability to deliver unrivalled experience for projects of this scale and magnitude. Engineering from Civic Engineers, design by JRA and experience and know-how from Lazenby’s master craftsmen created a steel and concrete masterpiece of exacting standards.

The use of polished concrete throughout the entire ground floor allowed for maximum efficiency of the underfloor heating by allowing the whole area to have fantastic thermal retention properties. All without having to compromise on style and practicality.One of our most popular shades, Off White is the perfect neutral tone to bring warmth to softer spaces – like the living room and bedrooms – and classic elegance to more functional rooms like the kitchen.The metal stair treads were installed on site ready to be infilled with concrete. We poured approximately 50mm of concrete into the pre-formed tray and then coloured and polished the surface to ensure they were a great match to the adjacent floor.

The Rowe is a new architecturally designed office space in Whitechapel London, where tradition meets innovation. With outside space on every level, the building sets a sustainable benchmark for new office space in central London. The new elements mimics the horizontal banding of the 1960s concrete building as well as contrasting with a steel structure and dark metal palette.The architects, Allford Hall Monaghan Morris, had used KEIM previously. They contacted KEIM as they wanted a sustainable product in keeping with their core values. Samples were carried out, as shown in the photo below, to determine the most suitable colour.First off, KEIM Concrete Repair Mortar (KEIM Concretal-MR 2.0) was used for large repairs within the concrete. KEIM Fine Finishing Mortar (KEIM Concretal-FSP 0.2) was then used for levelling repairs as it is a much finer aggregate mix.KEIM Soldalit CL018, a light grey colour, was chosen to compliment the steel structure and due to its characteristics, was applied onto the previously painted surface without the need for a primer. It is fire resistant – A2-s1, d0 classified and Cradle to Cradle certified.The Rowe has been shortlisted for an AJ Retrofit Award 2023 in the Workspace (£10m and over) category. It was also awarded BREEAM ‘Excellent’, WELL ‘Platinum’ and received SmartScore certification.
