Located in Anglesey and operated by Bangor University, Menai Science Park is the flagship building for Wales' first dedicated science park. The facility is built to BREEAM Excellent standards and comprises of 5,000 sqm of offices, laboratories and workshop space for up to 700 people - from start-up businesses to large corporate companies. The building's structure features a striking white continuous flowing ribbon that forms wall, floor and roof surfaces and wraps around the glazed facade to the front elevation. The two-storey entrance connects to the main three-storey, traditional brick cavity U-shape building,m which houses the laboratories and offices and features a facade that encloses an open courtyard. Aluminium curtain walling from Technal was installed and spans 74m x 11m. This had to follow the curvature and flow of the ribbon at the point of fabrication. The key area for this facade is the first floor horizontal and sloping ribbon - the curtain walling continues behind the Corian rainscreen. One particularly challenging detail is the 6m glazed linking walkway that connects the innovation area to the brick-built main building. Designed with a double-pitched roof, the curtain walling follows the long contours across the two pitches of the roof at an angle. This involved calculations and modelling to accommodate the difficult compound angles to ensure the desired architectural intent was achieved. Throughout the building, aluminium casement windows have been installed, some as inserts within the facade including automatic opening vents, and to the courtyard elevations. Completing this contemporary outdoor space, the windows are complemented with timber rainscreen panels.

The Rock is a 1.6million sq/ft mixed use development aimed at regenerating the town centre of Bury. The £350million project includes shops, restaurants, cinema, bowling alley, parking space and residential units. Lang+Fulton supplied 300 sq/m of custom-sized panels and 20 sets of doors to secure and ventilate the street-front elevations of the electricity sub-stations. These were made to fit the structural openings with concealed ancillary steelwork. Italia-100 steel louvred material was chosen for its vandal-resistant properties and was also impenetrable to any abuse from a foreign object.2.8m high Italia-80 was also used in the car park as an internal visual screen separating vehicle access from a service road. In addition 160m of 2.8m high Stereo grating panels were installed on the upper levels of the car park around plant areas and emergency exits.

IntroductionThe Keyfix Non-Combustible Cavity Tray has been installed as part of a new-build project, Addiscombe Oaks in South London, helping to safeguard the development from fire and future building regulation changes.OverviewAddiscombe Oaks is a residential housing development designed by Gardner Stewart Architects (GSA) and developed by L&Q. This new-build development offers a selection of contemporary studio, one, two and three bedroom apartments. Conveniently located in East Croydon, residents of Addiscombe Oaks will benefit from quick transport links into London Bridge, Brighton and Gatwick airport, in addition to nearby shopping centres and parks.Working alongside brickwork contractor Lee Marley Brickwork, Keyfix supplied 2,200 metres of its Non-Combustible Cavity Tray (NCCT), 434 preformed Corner Units, 1,362 preformed Reveal Returns, 8,700 weep vents, as well as Non-combustible Cavity Tray Lintels (NCCTL) over 264 openings.The primary objective for the client was to ensure that the building was constructed in line with updated building regulations, and to ensure that the building would be future-proofed against potential regulation changes. Keyfix was able to meet this objective, as its NCCT is designed to last for the life of the building. The Keyfix NCCT is a fully compliant, A1 fire-rated system, manufactured using Class A1 Non-combustible Grade 304 austenitic stainless steel, resulting in a lifespan of 125+ years for the entire system. Therefore, its use ensures that the building is protected, should building regulations become stricter in the future.ChallengeFurthermore, the main challenge the client faced on the project was keeping to the tight project timeframes. The project ran from October 2021 to August 2022, and the main contractor required an accredited solution which could be delivered in line with the tight-build programme. Keyfix resolved this challenge by supplying products which improved buildability. In particular, the provision of preformed corner units helped to significantly save time on installation.SolutionThe Keyfix NCCT was specified due to its ‘self-supporting one-piece system’ which allows for an easy and efficient installation. The NCCT’s unique design incorporates a stainless steel tray to provide rigid self-support across the clear cavity and requires no reinforcement from the internal structure using mastics or tapes. This design saves precious time for the bricklayer and eliminates clashes with other components.Likewise, the Keyfix Non-Combustible Cavity Tray Lintel was specified due to its A1 Fire Rating, high performance stainless steel, and ease of installation. As the NCCTL requires no tape or mastics, it is a system that allows the contractor to ‘fix and forget’. The design of the NCCTL also incorporates mechanically fixed Stop Ends to capture and channel water outwards via the Keyfix NCW (Non-combustible Weep). The NCCTL is the maintenance-free solution that can accommodate openings up to 2822.5mm, with lintel lengths based on brickwork opening sizes with the range based on 215mm stretcher bond as standard.Moreover, Keyfix supports its clients with the provision of a technical review of architects drawings and a comprehensive schedule and location layout plan on every project. On Addiscombe Oaks, Keyfix engaged with L&Q and Lee Marley Brickwork early on so that any challenges could be resolved before construction took place, ensuring that the project ran smoothly. Keyfix’s team attended design meetings, followed up with calls to site, and provided a Tool Box Talk and CPD webinar presentations to provide technical support and educational resources alongside its products.Martyna Kielbasa, Senior Design and Technical Manager at L&Q commented: “The non-combustible cavity tray was specified as it aligned with the non-combustible scheme throughout the whole development. A high-profile project, involving the unique new Sconnex® type W thermally insulating wall connection, is Haberdashers’ Boys’ School, just north of London.   It is one of the UK’s leading independent boys' schools and sets exemplary standards, in both educational terms and in its facilities as well.  Demonstrated by the new reinforced concrete extension to the Preparatory School, where cube_design architects were commissioned to produce a design for three additional classrooms and relocated changing facilities.  Jane Lock-Smith, the founder of cube_design and RIBA Client Design Advisor within the Building Schools for the Future programme, observes: “The design is respectful to the style of the existing building, but offers a contemporary twist through the use of full height glazing and charred timber cladding. A colonnade also minimises the buildings footprint.  Our detailing took into account that around 40% of all thermal bridges in a building are caused by walls and supports.  The Schöck product offers an application-friendly, high-quality solution that contributes to a permanently sustainable building concept”.   The outstanding insulation performance is combined with an excellent load bearing capacity, which transmits very high pressure, tensile and shear forces, both in the longitudinal and transverse direction. The ultra-high performance pressure buffer achieves compressive strength levels in excess of 175 N/mm2. Sconnex® type W also achieves a significant cost reduction when compared with the installation of insulation beneath the floor slab.

Leading insulation manufacturer, URSA, has been selected as the specifier of choice at the redevelopment of historic London building, The Whiteley. The former Whiteley's shopping centre in London's Bayswater is the setting for one of the most impressive property redevelopments in Europe, in a £1 billion project to convert the century-old shopping arcade into a high luxury residential, hotel, restaurant and retail complex covering more than 90,000 square metres. In one of the company’s largest single project specifications to date, contractors Laing O’Rourke and architects, Foster and Partners, have opted for over 5,000 square metres of URSA’s glass wool insulation. Ian Claydon, Technical Manager for URSA UK, commented: “This is undoubtedly one of the largest building projects in Europe and so being part of that is incredibly exciting. “We have worked closely with the scheme architects to ensure that they have the best possible specification for their project and that is undoubtedly URSA’s glass wool insulation, our premium insulation product. “Glass mineral wool is the most efficient and user-friendly thermal and acoustic insulation material, both environmentally and from a cost-effective point of view. It is suitable for use throughout a structure, providing the most efficient insulation solution available on the market today.” Ian added: “We’ll continue to work closely with both the contractor and architect to ensure products are delivered to site in line with the construction team’s needs. This is a long-term project and vast on every scale; we will continue to partner with distributor, Encon Insulation in Maidstone, who have been instrumental in this specification.” The 110-year-old historic shopping center has been closed for two years after a prolonged decline following the opening of the famous giant Westfield London shopping center nearby in 2008. The former shopping arcade, in one of the most influential areas of the City of London, at the northern end of Queensway and about 5 minutes' walk from Kensington Gardens, has become London's most fashionable development with the commencement of the building development behind the retained and refurbished Queensway and Porchester Gardens frontages. The development includes 139 one to five-bedroom luxury flats and townhouses, with a starting price rumored to be in the region of £1.5 million, complete with spa, pool and exclusive communal workspace. 20 luxury shops and restaurants and 110 hotel rooms in the UK landing of the Six Senses luxury hotel/spa chain. The project, which involves construction and engineering firm Laing O'Rourke and famed London contractors Lyons & Annoot, is based on an architectural project designed by Norman Foster's architectural practice, Foster and Partners. Mark Guest, Regional Sales Manager for URSA UK commented: “Talking through the initial enquiry from Lyons & Annoot, the client was impressed by our quick response and ability to provide swift technical reassurance with an open approach. Being able to supply products immediately by working with the Encon network enabled URSA to cut delays associated with Covid, that were previously thought inevitable and costly”. The redevelopment will retain the essence of the building, which at its opening in 1911 was the height of luxury at the time, with a theatre and even a rooftop golf course before being listed in 1970 and converted into a shopping centre in 1989. The works will respect the iconic façade, central courtyard and dome of the old building which will be restored as well as the majestic and historic interior staircase, which will form the centerpiece of the hotel's ground floor. URSA's state-of-the-art insulation materials are being used in the refurbishment work. The contractors have already used URSA CAVITY BATT 32 glass wool slab treated with water-repellent additives and glass mineral wool for first-class thermal and acoustic insulation. With a fit-out contract of around £111 million, the 139 luxury homes will occupy a unique space of almost 28,000 square metres and are expected to be completed in 2023.

IntroductionThe Keyfix Non-Combustible Cavity Tray has been installed as part of a major housing project , Park East in South East London, helping to improve efficiency onsite, and to exceed building regulations.OverviewPark East is a £95 million development in Erith, designed by ECD Architects and developed by Wates Group. The project comprises 320 new homes, of which 20% are for private sale, 24% for Shared Ownership, and 56% for rent in order to accommodate a mixed tenure community. The modern, stylish homes are in close proximity to the local amenities and parks, with excellent transport links to London.Working alongside brickwork contractor Lee Marley Brickwork, Keyfix supplied 3,772m of its Non-Combustible Cavity Tray (NCCT), 3,528 units of corners, and 20,774 units of its Non-combustible Weep Vents to this project. Keyfix’s sister company Keystone Lintels supplied 890m of its Non-Combustible Cavity Tray Lintel, which was powder coated as per the client’s request.Challenge The main challenge faced on this project was the brevity of the programme, which ran from November 2020 to November 2021. As the project was time sensitive, the main contractor required an accredited solution which could be supplied in line with the tight-build programme. Keyfix’s NCCT presented the ideal solution to this challenge.SolutionKeyfix was able to meet the client’s objectives by providing products in accordance with their tight-build programme. To ensure the maximum efficiency of installation, Keyfix designed various types of bespoke units including preformed corners and pier units to assist Lee Marley brickwork in keeping to its the fast-paced build programme. Due to the scale of the project, the products were prefabricated, allowing the brickwork to be conducted swiftly. Despite the bespoke nature of the products, the first delivery was made just two months after the initial enquiry in September.Duncan Marley, Contracts Director at Lee Marley Brickwork commented: “On the Park East development we required various bespoke products and Keyfix were able to provide a quick turnaround on those. The Keyfix NCCT also helped us to save time significantly because the system is so quick to install. Keyfix also provided us with a scheduled breakdown of components which was a great help.”The Keyfix NCCT was specified due to its ‘one-piece system’ which allows for a very simple and efficient installation. The system is self-supporting as it doesn’t require fixing back to the internal frame, therefore saving valuable time. Additionally, the adjustability of the perp joint allows for the cavity trays to be shunted to match the brick coursing on site, ensuring consistency in the brickwork formation.The NCCT was also chosen due to its A1 fire rating. It is made from non-combustible Grade 304 stainless steel which will never contribute to fire loading in the building. This fully compliant system ensures that the Park East buildings will be future-proofed against the implementation of tighter regulations.The non-combustible nature of the product makes it an effective solution to provide DPC protection over lintels, masonry supports, soffit systems and other elements in the cavity such as fire barriers. Additionally, the fact that the Keyfix NCCT does not rely on tape or mastics to form its watertight joints negates the prevalent cause of product failure and creates a more robust system altogether.In addition to providing NCCTs, Keyfix identified where it could offer technical support, and provided a full technical review of architects drawings, a comprehensive mark-up, and a scheduled breakdown of component location. The team also attended design meetings to ensure that the products were being used correctly, as well as hosting a Tool Box Talk prior to the first install to ensure the system was installed properly.Commenting on the NCCT, Kieran Coyle of Keyfix stated, “The Keyfix Non-Combustible Cavity Tray is an A1 fire rated system, ensuring our customers peace of mind as their buildings are future-proofed and safeguarded against fire, as well as our on-site benefits.”The Keyfix Non-Combustible Cavity Tray has played an important part in the creation of a safe new-build development for future tenants to enjoy.

After working with our products and our Cypriot distribution partner DPS for a number of years, facade contractors Glassline specified a combination of open state Siderise cavity barriers and cassette inserts. The RV vertical and RH horizontal cavity barriers are designed to allow the facade system to maintain airflow and drain away any moisture within its construction but, in the event of a fire, rapidly close the ventilation gap to create an effective hot smoke and fire seal. Both products achieve Class A1 to EN 13501-1 and provide 120 minutes fire integrity. The barriers are complemented with the use of OSCI Cassette Inserts which are Class A2 rated. All these products have undergone rigorous third party testing to ensure dependable performance. These include single product tests and testing as part of a large-scale system, such as BS 8414 (1&2) and NFPA 285, demonstrating their performance within a complex, high-rise cladding system such as that used on the ONE Tower. For more detail about the standards the products meet, please visit the individual technical data pages. In addition to providing straightforward passive fire protection, the stonewall lamella core of the RVG vertical cavity barriers allows them to accommodate the natural movement associated with rainscreen facades. This is especially important on this exposed seafront project. It is also for this reason that the cavity barrier brackets were specified in robust galvanised steel, protecting them from corrosion caused by the sea air.InstallationAll Siderise products are designed to be easily installed— a key benefit on this large-scale project, enabling it to be finished to a high standard without compromising the project timeline. The RV vertical barriers and then the RH horizontal barriers were cut to the correct size and installed by Glassline using Siderise galvanised steel brackets and foil tape. Where the two products met, they were simply tightly abutted, and the joints sealed with foil tape to ensure continuity of intumescence and therefore fire protection. The OSCI cassette inserts were then fitted as part of the cladding system, installed directly behind the cassette panels and in parallel and centrally aligned to the RVG and RH cavity barriers. This helped to simplify detailing and ensure the ventilation gap met the project requirements. Technical support and site services were provided by our partner DPS throughout the design and installation process, in-keeping with the Siderise ethos of standing by the side of our customers to deliver optimum results.Final CommentsCreated in collaboration with a number of renowned international and local firms and suppliers, ONE Limassol Tower not only stands as a symbol of the city’s exciting future, but also of what can be achieved when diverse skills, expertise and vision are brought together. Utilising several innovative Glazing Vision rooflight products combined with some insightful architectural design detail from Chiles Evans & Care Architects, along with bespoke high specification finishing from Terry Huggett Developments, this retro-modern home is simply stunning, and even featured on Channel 4's Grand Designs.The 1970’s were a revolutionary period of acceptance and moving forward as a society, with many important social movements being founded in this decorated time. Along with this, the 70’s also had a huge influence on the interior and exterior of buildings all over the world. 70’s vogue has also had a heavy effect on modern interior and exterior design. Ranging from complex designs of wallpapers, to simple yet effective patterns on rugs, retro designs are becoming more and more popular in present times.Solidifying this proposal is Ravine House, a retro-contemporary build where Glazing Vision, Chiles Evans & Care Architects (CE & C Architects) and Terry Huggett Developments have collaborated together demonstrating the enduring quality of 70’s design.The original house, built in 1967, adopted a mid-century American exterior; with large windows looking out at the surrounding gardens that were framed by wide eaves and a low-profile roof. Taking inspiration from Frank Lloyd Wright, and other famous Architects from the mid-20th century, the house showcases a real ‘wow factor’. As conversations with the homeowner quickly progressed it became apparent how special this home truly was.The project was separated into three parts. Two stock sized Flushglaze Fixed Rooflights were the first port of call for the homeowner and the architect. It was imperative that any changes made to the original exterior of the house did not impact the simplicity of the roof lines, therefore the Fixed Flushglaze Rooflights were selected.The double pitched roof meant that it was not possible to set the rooflight into the roof pane without compromising the water-proof integrity of the roofing. However, the Flushglaze’s simple frame means that although they sit proud of the roof, they remain visually unobtrusive. The standard Flushglaze Fixed Rooflight is a very popular item in our wide range of products, with a minimum span and width of 400mm and ranging to 4200mm subject to area m2 limitations. In this case, the Flushglaze Fixed Rooflights were both 1200mmx 900mm. With a frame colour of RAL 7015 (Slate Grey), they bring a simple yet highly effective essence to the property. Deciding to purchase a stock size Rooflight, rather than a bespoke size can be a much more cost-effective option.The second part involved a singular stock sized Pitchglaze Roof Window. Adopting our pioneering ‘frameless’ design ethos, once installed, this product provides the building occupants sky only views through the aperture, something not usually found with a traditional roof window without requiring an upstand. As a roof window it is UKCA and CE marked and designed to be installed in pitched tiled roof applications flush with the tiling line and to be used at roof pitches between 15° and 60° and comprising of Qualicoat approved polyester powder coated aluminium framework. The Pitchglaze can also be supplied in either landscape or portrait orientations. In this case, the Roof window sat at a 22° angle with “vision area” dimensions 1000mm x 3000mm.The third part of the project consisted of a solitary Triple Glazed Flushglaze Rooflight, with three Wall Abutments. The homeowner opted to go “made to order” for this luxurious item, with a span of 1205mm x 2825mm. The Wall Abutment detail is part of the Flushglaze framework and is secured using suitable fixings, that depend on the structure being used. The Flushglaze range of Rooflights have been independently performance tested and approved by the British Board of Agrément (BBA) and are also classified by The Official Police security initiative, Secured by Design and tested to LPS2081/1 with certification by the Loss Prevention Certification Board. This helps to enhance resistance to opportunist intruders attempting ‘stealth’ attacks to gain entry, which are often carried out in residential areas.‘For me, this project is simply a once in a lifetime opportunity and I enjoyed every minute of it’ Terry Huggett, Terry Huggett Developments.The project brings with it a unique element of family. With the homeowner inheriting the house from his parents – Terry Huggett cites that his love for mid-century American architecture stemmed from family holidays to places like California, and other cities and states in western America. This connection with the project for both Architect and Contractor, along with their personal chemistry is obvious, as is the care and precision of the build exhibited everywhere within the residence! The home also boasts many different structural qualities that distinguish it from other houses up and down the country. From a heated driveway to a Borehole that provides ‘Evian quality’ water from tap, the home showcases many unique and desired aspects.Overall, the project took approximately three years to be completed. Now, Ravine House is gaining publicity up and down the country and has been nominated for various RIBA awards. It is visually clear that the home is something truly special that simply defines quality and displays an incredibly high level of Architectural and Contractual ability.

Claimed to be the largest Passivhaus development to date in the UK and certainly Camden Council’s largest community investment project, Agar Grove Estate, in North West London, is undergoing a six-phase major regeneration due for completion in 2025. The mixed-tenure scheme will provide 493 new homes to help meet Camden's housing needs. There will be a mix of one, two, three and four bedroom homes, with full width balconies on the upper floors. By meeting Passivhaus standard the development will also achieve the highest levels of sustainability and energy efficiency. However, a critical element in any design process involving efficient thermal insulation is the avoidance of thermal bridging. With the Agar Grove development the risk of thermal bridging is primarily at the connectivity points involving balconies and parapets. One of the most technically advanced countermeasures is the Isokorb® range of structural thermal breaks from Schöck. A major reason for the superior performance of this product type is the thickness of the insulation body, increased from the standard 80mm thick to 120mm. High quality stainless steel bars with improved tensile strength are also an integral part of the unit. With parapets, the conventional method is to wrap the perimeter of the wall with an insulation barrier. However, the Schöck Isokorb® used here offers a solution that is more cost-effective and more thermally efficient than wrapped parapets. Its 120mm insulation thickness results in low psi-values and therefore significantly reduces heat loss.

So here we have a stunning steel framed barn conversion stripped down and retrofit with a huge hybrid timber frame panel system manufactured and installed by White Haus Bespoke Timber Frame. These panels are made up of 140mm insulated timber frame, 9mm OSB sheathing with Passive Purple External and two 50mm cross battens externally, followed by feathered edge cladding. With the internal side then adding an additional 50mm PIR insulation flowing into the joist zones with one continuous layer of Passive Purple and 25mm counter battens for services. This 326mm wall build up has used both Passive Purple and Passive Purple External which meet in the window formers to guarantee the build its internal airtight vapour control and external weatherproof breather membrane. The Joints in the OSB, PIR insulation and fixings into the timber frame studwork were all prepped like always using the BRUSH versions of both Passive Purple and Passive Purple External. This fibre reinforced product allows for a tough hold and elongation on any shrinkage the insulation or timber may have with building settlement or extreme changes in climate. With only a score of 2.5ach required, Intelligent Membranes have given this wonderfully unique home the full treatment for perfect performance to keep the HVAC system running on low hassle percentage and optimal performance output.
