The Olympic Village consists of 11 blocks, each block comprising between six and eight individual buildings, which are eight to twelve storeys high. Of the many amenities in the Village, by far the largest usage is for apartments, of which there are around 3000 units.Despite the height and density of the scheme, it has a surprisingly open feel, aided by the glazed winter gardens and mostly generous sized balconies, which are very much in evidence throughout the entire development. There was a huge demand here for the Schöck Isokorb®, with around 10,000 thermally broken structural connections to be considered. For podium slabs and pre-cast balcony applications the Isokorb® T type K, for concrete-to-concrete connectivity was used. The T type S, T type Q-P and Schöck SLD dowels combined to meet the requirement for securing the winter garden balconies. Types SK-MM1 and SK-MM2 for steel-to-concrete, provided the solution for connecting the various concrete frames to steel balconies.Some of the steel balconies had a cantilever length of approximately two metres and in most cases SK-MM2 units offered the ideal solution. However, in certain locations – concrete edge beams for example – the reinforcement bars had to be shaped to suit and for these applications special SK-MM1 modules were utilised.The unusual T-shaped winter gardens provided one of the greater challenges. Remarkably, the winter garden concrete slabs are designed to span two building blocks – approximately seven metres – and it was essential to allow for movement of the slabs by combining the Isokorb® T type Q-P at one end and SLD dowels at the other.Exceptionally strong steel-to-concrete thermal break connections were required and usually the Isokorb® T type SK would be the natural choice. On this occasion however, the forces involved exceeded even the capabilities of the SK units and it was necessary to design a T type S configuration, in combination with a specially developed steel bracket. Back at ground and first floor levels a huge number of T type K concrete-to-concrete thermal breaks were required for the large slab sections. In some cases the extreme dimensions of the slab sections resulted in thermal movement beyond the Isokorb®'s capability and SLD dowels were used in their place.

Procheck® Adapt is designed to protect the building fabric from the potential risks of condensation and act as an effective airtight barrier.The project, led by Angus Council comprises of a mix of one, two and threebedroom properties which will be built with energy efficiency in mind, providing residents with high-quality affordable homes which will be low-cost to heat and run.Jason Noble, Architect with Angus Council commented on the requirement for a high-performance solution to achieve the desired levels of vapour control and airtightness. “We required a high performing vapour barrier and air tightness layer, that could be installed on site by our contractor and achieve our performance specification. We wanted an effective vapour barrier and airtightness layer that when installed in accordance with the manufacturer’s recommendations and in combination with the timber kit construction would provide an effective airtightness rating of 4 when tested.”Contractor, Andrew Shepherd Construction proposed the use of the Procheck Adapt available from the A. Proctor Group, who has been serving the construction industry for 50 years with an extensive portfolio of technically advanced thermal, acoustic and membrane products.Thanks to its unique design, the Procheck Adapt membrane offers variable permeability which adapts to changes in humidity levels and allows the structure to dry out in the summer and in sunny days during spring and autumn while protecting it from moisture overload in the winter. This is possible because the membrane adapts its vapour resistance to the environment i.e., vapour tight in the winter and more vapour open in the summer.This ensures that the building fabric is protected from damaging moisture levels during cold, wet winter months, and allows the fabric to dry out effectively in warmer, drier months. The introduction of Procheck Adapt will ensure that it provides a high level of protection throughout the lifespan of the properties.Procheck Adapt has a translucent structure which eases fixing to structural frames and in combination with its integral tape allows for a fast installation time. Procheck Adapt is suitable for a variety of commercial and residential applications and provides airtightness to the structure as well as vapour control.

It is not only the largest department in the famous building on Oxford Street but also was described ‘as the world’s most ambitious architectural transformation’ of a heritage department store’.InOpera Group supplied custom-made Venetian terrazzo with white marble chippings, in the courtyard, near the escalators.Chinese studio Neri&Hu, which has offices in London and Shanghai, was tasked to overhaul and transform the area in a bid to ‘re-imagine’ the way women shop for everything bodywear. The retail complex also offers a beauty salon and a cafe.The founders of the studio, Lyndon Neri and Rossana Hu combined Japanese and Californian design references for their concept, aiming to create an environment that was neither too sexy nor too boring.Within the department different types of clothing are displayed in their own spaces, where similar types of materials are used in a variety of ways, creating a series of pockets that shift in atmosphere, light and materials.For instance, a prominent element in the loungewear area is the backlit Japanese paper screens – known as shoji – with bamboo-effect frames, oriental lanterns above the escalators, and surrounded by grey terrazzo floor.The terrazzo we’ve created has a cement base and honed finish. From a utilitarian perspective, the material is suitable for high-traffic areas. Whereas the large marble chippings with organic shapes complement the airy, calm and zen atmosphere that the architects aimed to achieve.Terrazzo is a very versatile material when it comes to design. When creating a custom material, the architects have the flexibility of combining marble chips of various sizes and colours to get the desired effect. The product is then refined, through various treatments and finishes, to meet the technical and safety requirements of a given project.

Melody Gardens and Corporation Road in Salford, Manchester were built on behalf of Places for People and For Housing. Watson Homes carried out the work on both developments. For Melody Gardens, it involved the building of a four-storey block compromising 48 apartments; nine two-storey houses, and a bungalow. The properties were built on a 0.4-hectare site once occupied by a Catholic church.THE SOLUTIONEurothane® GP, a low-thermal conductivity panel, provided Melody Gardens’ groundfloor insulation. In conjunction with Eurowall® Cavity, it was also installed at Corporation Road which comprises 18 one-bed and 15 two-bed apartments. We were delighted to have succeeded in a competitive tender to carry out the playground refurbishment works at Decoy Park, Newton Abbot, Devon, in the summer of 2021. Decoy Park is a beloved recreational space in the town, with a large lake, woodland trails, and adjacent football pitches complimenting the play equipment at the park. Our design reflected the semi rural nature of the landscape, with a huge Treehouse structure sitting as the centrepiece of the area, standing almost 6m tall with a tube slide coming off the top level.A dynamic area aimed at older children featured two aerial runways, a beautiful glue laminated hardwood robinia climbing frame, and an overhead rotator. A spinning machine, a unique play piece that spins the seated user vertically 360 degrees, added a unique twist to the zone, something not seen in your everyday playground!The toddler zone is a heaven for the smallest children, with tastefully designed animal graphics, a variety of spinning, balancing and rocking activities, and a fun play ship featuring telescopes, play panels and steering wheels.A variety of different safety surfaces were laid at the area, to suit the various requirements of each zone. Wet pour rubber was used for the Toddler area, as its array of colours made designing and creating the animal graphics a possibility. TigerMulch was chosen for the adventure zone, with its natural looks and hard wearing properties ideal for the dynamic activities taking place here.Decoy Park was one of those special, unique projects that don’t come around very often, and we had so much fun designing and building the new playground. Thanks to Teignbridge District Council for commissioning us to do the works, we hope you enjoy it as much as we did making it!

Commissioned by 30 member states of the European Union, the European Organisation for the Exploitation of Meteorological Satellites (EUMETSAT) monitors the climate and weather. In light of climate change, the data it collects using complex satellite systems is becoming increasingly important. The growth of the organization associated with this is reflected in the continuous expansion of its HQ in Darmstadt. The construction of a new six-floor office building also includes a canteen for all employees working at the location. This canteen gets its unmistakable face from a lamella-style suspended ceiling made of golden PC-ALU 6010 aluminum mesh from GKD – GEBR. KUFFERATH AG.Modern weather forecasts today have little in common with traditional country weather lore. Satellites make it possible to monitor the climate and weather on a global scale. The data collected is then used to keep authorities, citizens and companies up-to-date with the latest developments at all times. In Europe, EUMETSAT monitors the atmosphere, oceans and earth’s surface around the clock and then transmits the data to the participating EU member states. Established in 1986, the organization opened its headquarters in Darmstadt in 1991. However, ever increasing requirements and staff numbers meant that the operation quickly outgrew its original space. A six-floor office building with 160 workplaces represents the final phase of a whole range of extensions and new buildings. Following a construction period of just 18 months, around 100 employees were able to move out of their temporary container offices and into the new building costing around €10 million, while a further 60 new employees are set to follow. The shape of the new building, designed by Pielok Marquardt Architects from Offenbach, is a mirror image of an existing building. Beside excellent energy efficiency and multifunctionality, the new building is characterized by transparency and modern design. Four office levels offer versatile space with transparent partition walls for any desired arrangement – whether open space, combination offices or classic cubicles.Functional division – exceptional aestheticsThe ground level comprises two separate functional units that can be accessed via separate entrances. Beside a control center for a new satellite program, this is also home to the campus kitchen with connected canteen for the workforce at the location, which has now grown to include around 600 employees. The kitchen has been designed to provide 410 meals a day and the canteen offers 250 seats. The mullion-transom facade also ensures that the room is flooded with light. Carefully chosen furnishings divide its area into various acoustically optimized zones. The white of the desks and chairs is picked up by strips in the glossy flooring and the cladding of the food counter, pillars and supports. In the central zone, bright red benches with high, sound-absorbing backrests offer a vibrant contrast. The color scheme is rounded off by the warm brown of the stone floor and the wooden acoustic cladding. However, the striking element in the room is the suspended ceiling, made from 400 square meters of golden aluminum mesh. Its 120 elements with a blade-type design mimic the appearance of sunshine in the canteen with their discreet shimmer. LED lighting strips further underline this impression. At the same time, the mesh conceals the ventilation technology with incoming air outlets on the element frames. As a result, the accessibility of the woven ceiling elements was among the key requirements for GKD. The planners opted for a particularly open mesh design in the form of the PC-ALU 6010 mesh with various warp and weft wire thicknesses. The function and aesthetics of the ceiling mesh thereby provide the desired high level of comfort in the canteen, while also making the room a unique feast for the eyes.

The Hurlford Avenue new build project, situated on the former Garscadden Primary School site, truly harnesses innovation and design. This ‘Modern Methods of Construction’ project, completed in partnership with CCG, showcases technical prowess and constructional excellence.Garscadden Primary School closed back in 2017 but the 1930s school building remained standing. Spotting the potential for something impressive on the site, Glasgow Housing Association proposed a modern replacement – a portfolio of properties.The key requirement was to build modern, energy efficient homes which would provide much-needed affordable housing in the sought-after area of Dumbarton and make a significant difference to the local community.After extensive planning, focusing on matching an appropriate insulation system with a complementary finish, K Systems devised a comprehensive delivery plan using our unrivalled experience and expertise.CCG fabricated the building off-site with timber kits and incorporated elements from our Aricco system, with the final finish being completed on-site. This approach was advantageous for a few reasons, including the speed of construction and a reduction in required labour.Hurlford Avenue is a prime example of our experience with off-site modular builds and our project-specific approach to EWI solutions. We brought Glasgow Housing Association’s vision to life and delivered 28 houses and 42 flats for mid-market rent.Our ServiceThe build of the Hurlford Avenue development wasn’t without its challenges. Precision planning was required to ensure minimal disruption to the residents in surrounding estates. All traffic ways remained free for passage and noise pollution was kept to a minimum.During the build, our team encountered some detailing challenges. However, working directly with the contractor and main contractor, these challenges were quickly resolved by key colleagues within our Technical Team, and the build remained on schedule and of the highest quality.From specification and design to planning, delivery and evaluating, our team transformed a derelict site to a contemporary multi-dwelling development that rejuvenated the Dumbarton area.“I would like to thank everyone on the K Systems technical support team for their contribution in accomplishing the Aricco System project at Hurlford Avenue. The regular visits from senior technicians always go a long way to keeping any project in check and it makes the job of our management much easier by having honest, professional judgement to go back to our guys, with well earned praise on this occasion. Everyone was onboard from the outset in working around any potential difficulties and you will agree it shows in the final results.”Garry Barton, Contractor.Technical Project DetailsAs the client of this project, Scotland based construction company CCG, approached K Systems to provide a suitable façade solution that would complement their design. A build with timber kits and a drained ventilated cavity system was specified, along with a silkolitt thin coat render finish.CCG are renowned for off-site manufacturing (OSM) and manufactured the kits from their production site in near-by Cambuslang. They sourced the correct material according to our exact specification. CCG’s ‘iQ’ System was chosen, which is designed with a fabric-first approach where greater tolerances are determined by fewer junctions and thermal bridges to deliver enhanced U-values and significantly improve airtightness. By incorporating OSM and the iQ system into this project, it is just a small insight into our unrivalled knowledge and expert approach that we take to fulfil the requirements of our clients.For the supporting façade, the K Systems Aricco system was specified - a drained ventilated cavity system perfectly suited for use in low rise buildings, particularly new build projects and timber framed construction. The Aricco system is also the most compatible with offsite/modular construction techniques and boasts an A2-s1, d0 fire rating and therefore complies with the latest building regulations, ensuring the safety of all residents.The finish was just as important as the façade system, with the cost-effective, industry-leading Silkolitt thin coat render specified. Silkolitt renders provide a contemporary finish to new-build applications, something this project very much required to modernise the area. Silkolitt is simple to apply, and its hydrophobic properties makes the render low maintenance. It also has excellent vapour permeability, allowing the Hurlford Avenue properties to breathe and avoid interstitial condensation. It is the most flexible system on the market, making cracking over its lifetime less likely and therefore delivering a pleasing aesthetic with outstanding longevity.The combinations specified by the K Systems team resulted in the build of impressive dwellings boasting a U-value of 0.13W/m ² K – meaning homes were easier and cheaper to heat, a particularly attractive benefit given the current cost of living crisis.

Richard Richardson-Derry of GEZE UK looks at how a properly fitted fire door with the appropriate components can give occupants vital time to escape in the event of a fire.Despite what most people believe, toxic smoke is the cause of the most deaths in fires, as opposed to the fire itself. So what constitutes a fire door?The BWF Fire Door Alliance states the term usually refers to a fire door leaf which is the main component installed into a fire-rated frame, along with ‘essential ironmongery’ to make the door perform correctly in the event of a fire.However therein is the challenge – when not required to be a fire door it must still perform everyday functions of providing safety, security, privacy, separating different areas and reducing noise in a building.When an architect specifies door products, it is imperative that as well as achieving the everyday design requirements, factors relating to fire resistance are also a key consideration in order to achieve regulatory compliance.Under the spotlightApart from the frame and door leaf, a fire door includes a door closer, smoke seals, hinges, push pads or handles, signage, and maybe a vision panel. Each and every component must be fit for purpose; should any component fail then the whole fire door assembly could fail. And any item that is badly fitted or wrongly specified could contribute to the spread of fire.For each part of the fire door there are standards that must be adhered to.The door and frame should be installed securely and plumb and true with a maximum gap of 3 mm to all sides for a fire door with smoke protection (for a general fire door the gap can be up to 10 mm).The door closer is an important part of the fire door assembly and it is critical to specify a suitable unit and ensure minimum size EN 3 is used.All doors must be fitted with intumescent seals – they play a major role in fire safety as they will expand to around 10 times their volume when significant heat is applied.Hinges are a critical part of a door, carrying its weight and allowing free movement of the door leaf but also helping to keep the door straight during a fire episode. There should be three hinges in a fire door up to 2,100 mm high. For doors over 2,100 mm high, exceeding 150 kg, or over 100 mm wide there should be four. All hinges for fire doors should be made of steel or stainless steel and have a melting point of no less than 800°C.All relevant push pads, handles and kick plates must have the required test data and standards and should have a melting point of at least 800°C. Locks need to comply with BS EN 12209 and lever handles with BS EN 1906.Signage on a fire door is required, such as ‘Fire Door Keep Shut’ or ‘Fire Door Keep Locked’. They need to conform to BS 5499: ISO 7010.Vision panels can be introduced to a door specification for reasons of safety, aesthetics, or to allow transfer of light, however the relevant seals must still be used so as not to compromise the integrity of the fire door and only suitable fire tested glass should be used.Specifying a closer for a fire doorThere are four main types of closer – surface mounted with link arm, surface mounted with guide rail, concealed, and floor mounted closer. All should be tested, approved and certificated to harmonised standard EN 1154, BS EN 1634-1 and have Certifire or similarly approved testing. In addition, a closer should be CE marked or hold the new UKCA (UK Conformity Assessed) certificate (effective fromJanuary 2023).There is also the application to consider: which closer is best suited to the door type, size, location and intended use of the door? Another consideration is the best fitting arrangement, and again this is dependent on door type, size, location and use.There are several different configurations for a variety of applications that also need to be taken into account including fitting configurations, using brackets, mounting plates or spindle extensions to overcome specific site details. All should be specified in accordance with test evidence.Another consideration is being able to adjust the closer. The correct adjustment of the closing force is needed to ensure it meets the requirements for access under Part M and BS 8300 with Part B of the Building Regulations for fire as well. Correct adjustment refers to electro hold open, back check, closing speed, and latch action to ensure the door opens and closes safely and securely.All door closers complying with EN 1154 will have a six figure classification which should be marked on the door closer.The power of door closers according to the EN 1154 standard are rated from one to nine, for example a size three door closer has a closing force of 18 Nm (Newton Metres), where Nm is the closing force exerted by the door one metre from the hinge point. It should be noted that the minimum size allowed for any door closer on a fire door is size three.In summary, while all the component parts of a fire door must be thoroughly tested and conform to all relevant standards, the most important aspect is that they must work together as a doorset.Richard Richardson-Derry is national specification manager for GEZE UK

IntroductionThe Keyfix Non-Combustible Cavity Tray has been installed as part of a major housing project , Park East in South East London, helping to improve efficiency onsite, and to exceed building regulations.OverviewPark East is a £95 million development in Erith, designed by ECD Architects and developed by Wates Group. The project comprises 320 new homes, of which 20% are for private sale, 24% for Shared Ownership, and 56% for rent in order to accommodate a mixed tenure community. The modern, stylish homes are in close proximity to the local amenities and parks, with excellent transport links to London.Working alongside brickwork contractor Lee Marley Brickwork, Keyfix supplied 3,772m of its Non-Combustible Cavity Tray (NCCT), 3,528 units of corners, and 20,774 units of its Non-combustible Weep Vents to this project. Keyfix’s sister company Keystone Lintels supplied 890m of its Non-Combustible Cavity Tray Lintel, which was powder coated as per the client’s request.Challenge The main challenge faced on this project was the brevity of the programme, which ran from November 2020 to November 2021. As the project was time sensitive, the main contractor required an accredited solution which could be supplied in line with the tight-build programme. Keyfix’s NCCT presented the ideal solution to this challenge.SolutionKeyfix was able to meet the client’s objectives by providing products in accordance with their tight-build programme. To ensure the maximum efficiency of installation, Keyfix designed various types of bespoke units including preformed corners and pier units to assist Lee Marley brickwork in keeping to its the fast-paced build programme. Due to the scale of the project, the products were prefabricated, allowing the brickwork to be conducted swiftly. Despite the bespoke nature of the products, the first delivery was made just two months after the initial enquiry in September.Duncan Marley, Contracts Director at Lee Marley Brickwork commented: “On the Park East development we required various bespoke products and Keyfix were able to provide a quick turnaround on those. The Keyfix NCCT also helped us to save time significantly because the system is so quick to install. Keyfix also provided us with a scheduled breakdown of components which was a great help.”The Keyfix NCCT was specified due to its ‘one-piece system’ which allows for a very simple and efficient installation. The system is self-supporting as it doesn’t require fixing back to the internal frame, therefore saving valuable time. Additionally, the adjustability of the perp joint allows for the cavity trays to be shunted to match the brick coursing on site, ensuring consistency in the brickwork formation.The NCCT was also chosen due to its A1 fire rating. It is made from non-combustible Grade 304 stainless steel which will never contribute to fire loading in the building. This fully compliant system ensures that the Park East buildings will be future-proofed against the implementation of tighter regulations.The non-combustible nature of the product makes it an effective solution to provide DPC protection over lintels, masonry supports, soffit systems and other elements in the cavity such as fire barriers. Additionally, the fact that the Keyfix NCCT does not rely on tape or mastics to form its watertight joints negates the prevalent cause of product failure and creates a more robust system altogether.In addition to providing NCCTs, Keyfix identified where it could offer technical support, and provided a full technical review of architects drawings, a comprehensive mark-up, and a scheduled breakdown of component location. The team also attended design meetings to ensure that the products were being used correctly, as well as hosting a Tool Box Talk prior to the first install to ensure the system was installed properly.Commenting on the NCCT, Kieran Coyle of Keyfix stated, “The Keyfix Non-Combustible Cavity Tray is an A1 fire rated system, ensuring our customers peace of mind as their buildings are future-proofed and safeguarded against fire, as well as our on-site benefits.”The Keyfix Non-Combustible Cavity Tray has played an important part in the creation of a safe new-build development for future tenants to enjoy.

Over the last decade, Twinfix have installed 10 canopies on five separate occasions at Green Lane Community Special School, part of Woolston Learning Village in Holes Lane, Warrington.The initial project involved fitting a 35m long 2m wide walkway on this school, and another 32m walkway at the adjacent school on the site, both designed to provide under cover access between car drop-off and the school buildings. Twinfix were approached by main contractor ISG Construction Ltd from Salford to design, manufacture and install these as part of their overall task to refurbish the old Woolston High School campus back in 2014.Since the original project, Twinfix have been invited back on four more occasions by Head Teacher, Paul King to install further canopies. Most recently a free-standing mono-pitch canopy spanning 80 square-metres.All the canopies designed, manufactured and installed by Twinfix have aluminium frames powder coated in blue RAL 5010. As this metal doesn’t rust in use, they will keep their good looks throughout their long life. The roof glazing consists of Twinfix Multi-Link-Panels NF fitted with tough 25mm opal multiwall polycarbonate. The NF denotes that these panels conform to the HSE’s recommended drop test ACR[M]001:2019, as recommended by HSG33. This is particularly important where access could be gained to the overhead glazing.Vertical glazing was included in the design of the walkways at the school which provides additional weather protection, while the canopies providing shelter in play areas were fitted with post protectors to guard the children from bumps and bangs.Paul King Head Teacher explains: “We cater for children from 3 to 18 years old. They’re not like children in a main-stream school, they’re vulnerable and they all have special needs. We wanted them to have covered access to the outside throughout the year and these canopies have enabled us to achieve this. Our children have to be taught how to play and having such large, safe protected outside areas gives us the space to do this. All the areas had to be closed off from pupils for installing the footings for the post supports and again for the actual build – but Twinfix were very accurate in the timings they gave us and they were finished within their promised timeframe. “

IntroductionThe Keyfix Non-Combustible Cavity Tray System has played an important role in futureproofing a major new residential development in Stratford’s Olympic Park by exceeding new building regulations whilst improving build quality and installation efficiency on site.OverviewLocated in the very heart of the Queen Elizabeth Olympic Park, Chobham Manor in East London is the first of five new neighbourhoods in the former home of the 2012 Olympics. Comprising 850 new one, two and three-bed homes alongside community facilities, shops, public green spaces and community areas, this stunning new development has sustainability at its core with all homes built to the Code for Sustainable Homes Level 4.In a design by JSA Architects and built by Taylor Wimpey, the layered brickwork façade features projected bay windows, balconies and set back terraces. To meet the requirements and a tight build programme, Keyfix worked with subcontractor Chine Brickwork and supplied 4545 metres of Keyfix Non-Combustible Cavity Trays (NCCT) along with Corner Units and Weeps on blocks A, B and C which form Phase Four of the development.ChallengeThe challenges for Keyfix were the unique brickwork build programme which incorporated two runs of cavity trays being supplied per floor to accommodate brickwork corbelling and recessed brickwork.SolutionAs the corbels where built at a different stage on the build programme so the Keyfix Non-combustible Cavity Trays had to project out either side of the pier when initially being installed. Therefore, when the infill corbels where being built the continuous run of tray could link in seamlessly. A task that would have been near impossible had the system relied on tapes or mastics to make the linking joint.The Keyfix stainless steel NCCT was specified due to its self-supporting system which doesn’t need fixing back to the internal concrete frame and clips together for fast and easy installation. It is essentially a ‘Fix & Forget’ solution with no additional fixings, sealants or onsite fabrication required by the brickwork contractor. Therefore, installation of the trays did not impede the speed of bricklaying even when compared to traditional DPC. Installed in the outer leaf with no connection with the inner skin, this innovative cavity tray system does not create a thermal bridge and eliminates all differential movement issues.With a lifespan of 125+ years it is the only non-combustible cavity tray system that does not rely on tapes and mastics to make watertight joints, therefore elimating one of the main reasons for product failure.Commenting Kieran Coyle of Keyfix said: “Holding an A1 Fire Rating, the Keyfix non-combustible cavity tray solution exceeds the minimum standards set out in ADB (Approved Document B), whilst ensuring this new development meets and exceeds the latest regulations. Knauf Insulation has been appointed as Bellway Homes’ insulation partner for an innovative project to measure the impact of low and zero carbon (LZC) technologies on energy consumption. Bellway’s experimental house ‘The Future Home’ has been constructed within Energy House 2.0, a controlled environmental chamber located at The University of Salford. Energy House 2.0 is the largest research facility of its type, with two chambers able to accommodate two detached houses each. The controlled environment can recreate a wide variety of weather conditions, with temperatures ranging from -20˚C to +40˚C, as well as simulated wind, rain, snow, and solar radiation. This allows housebuilders to monitor the performance of different builds and LZC technologies through year-round conditions, in just a matter of weeks, aiding the transition to net zero design. We spoke to Jamie Bursnell, Technical and Innovation Manager for Bellway Homes, about the aims of their forward-thinking project: “We want to identify the sweet spot where fabric is optimised alongside space heating and energy-efficient services, like solar photovoltaics and battery storage. Finding the best combination of these elements will allow us to design homes that are energy efficient and economically sustainable, both for developers and homeowners.” The Future Home Bellway’s ‘Future Home’ is a three-bedroom timber frame house, built to the current Part L 2021 (England) standard. A specification upgrade is scheduled to take place mid-way through the trial, increasing the build’s energy efficiency to an indicative 2025 Future Homes Standard. “Ultimately, our aim is to optimise the U-values of the home” Jamie explained, “but that needs to be based on real, in-use data, not just notional designs. With the home up and running, we’re now measuring its in-use energy performance against our design. After the mid-trial upgrade, we’ll measure again to see the impact on the build’s overall energy efficiency.”  Bellway is using sensors within the home to monitor its performance under a range of environmental conditions. To do this effectively, Bellway needed a reliable, high-performing fabric, capable of meeting both current and future building standards. Optimal results They turned to Knauf Insulation, who provided product advice, design input and U-value calculations to determine the best insulation for the job. For the initial build, Loft Roll 44 glass mineral wool insulation has been installed in the loft. FrameTherm® Roll 35 has also been installed to meet U-values of 0.18 W/m2K in the external walls. During the mid-way trial, upgrades will be made to the insulation, to reduce the external wall U-value and help reduce air movement within the cavity, which can negatively affect thermal performance.  Jamie noted, “Knauf Insulation has provided technical assistance to a very high standard and their U-value and Psi-value calculations are always reliable. We chose products from their Loft Roll and FrameTherm® ranges because they combine quality performance with cost-efficiency, both of which are essential to the success of our project.” Energy House 2.0 and The Future Home allow us to see how LZC technologies could be most effectively implemented in future years. The first to enjoy the latest generation of Lödige Industries' proven technology are the homeowners of a luxury residential complex containing 29 luxury apartments for the over 60s on Fitzjohn’s Avenue in London. The building’s footprint could not accommodate enough conventional parking spaces and street parking was not a viable option. To meet this challenge, Lödige Industries, on behalf of the London-based residential development company Lifestory Group, installed a fully automated parking system with capacity for 29 vehicles, all equipped with electric vehicle charging docks, at a depth of 10m over two levels.Today's cars are bigger, heavier, and more and more often electric. We are responding to this development with a major update of its RESPACE technology. Among other things, we have increased the load capacity of the automatic parking solution to 3 tons, adapting the equipment and drives as well as expanding charging technology for electric vehicles. Globally the number of electric vehicles is on the rise. In 2019 alone, global e-vehicle stock climbed by 43%. Architects and developers alike are forced by regulations as well as buyer intent to offer e-charging in their parking facilities. This has long been an issue for many automated parking technologies, especially since car manufacturers have yet to agree on a standard for wireless charging.  The new RESPACE offers 100% e-charging for all spaces. Following an engineering breakthrough, the new technology is resilient against dust and dirt and responds automatically to periods of high system activity to ensure vehicles can be retrieved quickly and efficiently at any time. The new e-charging technology supports individual billing per vehicle and can be retrofitted in existing systems. Furthermore, an intelligent load management system automatically exchanges a fully loaded car with an empty car, if not all parking spaces are equipped with a charging facility. RESPACE uses a sliding pallet system and provides optimal use of space in residential developments as it eliminates the need for drive or walkways within the parking system and the requirement for internal or external access ramps, the combination of which can save more than 60% of the space taken up by traditional car parks.  Faster installation and commissioning times are another major benefit of the optimised RESPACE technology. This increases the number of parallel movements possible, whilst avoiding any single point of failure. New engineering software integration also means that system configurations can be tested early in the development process using simulation programmes to optimise planning and give a greater range of viability options to developers.An improved cabin setting means that drivers accessing the system are now going to benefit from a much-improved user guidance. Users of the system will enjoy the new on-screen visualisation with specific step-by-step task focused instructions, on larger, eye friendly screens. In-cabin panels have been given a modern design overhaul in line with Lödige Industries’ successful CUBILE technology and are now equipped with security and motion sensors, cameras and number plate recognition technology if requested.  In addition, a new app, called ParkGO!, now available in iOS and android app stores, enables users to park and recall their vehicles with the touch of a smartphone. A handy system status view allows retrieval of cars during less busy periods. With its overhaul of the cabin and introduction of the app, Lödige Industries has brought the luxury parking experience that has defined their public automated parking systems in outstanding architectural objects in Denmark and elsewhere to private parkingUSP -       The Car Park System RESPACE is an extremely space-saving option - up to 60 percent more cars can be placed in the same space in comparison to traditional car parks. -       Residents will use a modern and intuitive smartphone app ParkGO! developed by Lödige Industries to retrieve their cars.  -        Due to the increase of e-vehicles, the new RESPACE offers 100% e-charging for all spaces. Easy parking and unparking guaranteed by parking aids, safety checks and the provision of the vehicle in the direction of travel. “This solution ticked all our boxes. TODD Architects completes redbrick business school for Queen’s Belfast. Queen’s University’s £17.5 million business school sits within its south Belfast campus, in front of the Grade II-listed Riddel Hall and enclosed by woodland.The new building, built on a former car park, has teaching and learning spaces for postgraduate students along with facilities for supporting the school’s executive education and leadership programmes, with informal study areas, academic offices and shared spaces.The external palette of materials is restrained to sit within its context, combining red clay brick, bronze-framed aluminium and floor-to-ceiling glazed screens. Red cast stone delineates colonnades at the upper and lower entrances.Inside the circulation spaces, exposed concrete soffits with floating ceiling rafts, board-marked concrete walls, timber wall sheeting and terrazzo flooring, create a robust aestheticOne of the key spaces is a top-lit, triple-height atrium with a feature stair providing access from the ground floor reception to the upper ground level, where informal study booths overlook a landscaped courtyard.Primary teaching spaces are restricted to the lower ground floor with large volume lecture theatres set into the surrounding landscape to lessen their visual impact and massing.A low-energy, ecologically sensitive design approach was adopted from the outset. One measure taken was a major geothermal heat system. Piles were driven to a depth of 125m in an adjoining field to extract heat from the sandstone substrate and provide low-level constant heat via underfloor heating, resulting in a 60 per cent reduction in carbon emissions.The £17.5 million project extends to include the partial refurbishment of a listed property.In 2016, Queen’s Business School merged with the William J Clinton Leadership Institute. It is located in the university's Riddel Hall campus on the Stranmillis Road and planned to expand its facilities in 2017 due to continued growth.Architect’s viewOur appointment arose out of a design competition, promoted by the university. We presented a plan diagram based on how we envisaged people might move through the building and a conceptual architectural approach that proposed carefully knitting the built form into its landscaped setting, both of which are still very evident in the finished building.Externally in respect of materiality, the building echoes the neighbouring, listed Riddel Hall in its use of red brick and cast stone. Internally we have sought to ensure a connectivity for users with surrounding mature woodland, with board-marked concrete and other natural finishes combining to create a calm, robust and understated aesthetic.We promoted a low-energy, ecologically sensitive design approach from the outset, securing a BREEAM Excellent rating, with the building’s renewable energy sources including a major geothermal heat system beneath an adjoining lawn and roof mounted arrays of solar/photovoltaic panels.Peter Minnis, project director, TODD ArchitectsClients’ viewsQueen’s University Belfast is moving towards net zero, and this building – which uses sustainable ground source heating – is an important part of the journey. These windows have both vertical and horizontal hinges, allowing them to function like regular casement windows when opened horizontally. When opened vertically, they provide excellent ventilation while maintaining optimal security, as the opening mechanism remains inaccessible from the outside. Tilt and turn windows also feature multiple locking points for enhanced security when closed.Overcoming Technical Challenges:The architect initially specified standard casement windows for the property, which featured large sliding doors. However, Gowercroft recommended installing tilt and turn systems instead to better suit the building's style. The challenge arose due to the height of some window units exceeding 2 meters, placing significant stress on the hinges and mechanisms. Gowercroft's technical director, David Brown, conducted extensive research to identify the best gearing and specially designed frames to withstand these increased stresses.A Testament to Exceptional Craftsmanship:Gowercroft's bespoke tilt and turn units outperformed those of other companies in terms of functionality, aesthetics, and projected longevity. The windows, doors, and joinery at Bishops Avenue were meticulously crafted in American Black Walnut with bronze inlays and accessories, resulting in a tasteful and luxurious finish.Extensive Installation and Impeccable Functionality:The project involved the creation and installation of over 200 windows and doors, internal door sets, architraves, staircases, rails, furniture, and skirting boards, amounting to almost 2 years of dedicated work. Completed in 2008, the multifunctional window and door units remain fully operational, a testament to their exceptional quality and longevity.
