Our client wanted a low maintenance but high quality finish for the balconies on a build of high end flats and penthouses.Castlewood composite decking was chosen as it provides good slip resistance and a very luxurious finish. Our composite decking is very low maintenance due to the unique polymer cap that is applied to the decking boards during production. This particular deck board is supplied with a 25 year limited warranty for domestic applications and a 10 year limited warranty for commercial applications. Terms and conditions apply.Our aluminium substructure system was chosen as it is quick and easy to install and will never rot like traditional timber joists. The balconies also had very low thresholds in some areas that could not have been overcome with traditional timber joists.The aluminium substructure was assembled in frames with joists running at 400mm apart to provide adequate support for the composite boards. Additional joists were also installed to support the ends of each decking board where two ends meet.Each aluminium frame was then laid on our DD adjustable pedestals to make them completely level. It’s not everyday you get a phone call from an architect asking for help on a grade 2 listed mill building, but that is what happened to us back in April 2017 when Stephenson Studios contacted us with a problem they were having with floor to ceiling heights on their Brownsfield Mill project in Manchester.Their design criteria was for the existing 75mm thick timber mill boards to be retained and each of the apartments in the building would have these as an exposed ceiling. The idea was to keep the building as rustic and to retain as much of the original look and feel of the listed mill building as possible. Because of this all of the acoustic (Part E.) and fire Building Regs. (Part B.) requirements would have to be installed above the existing floor.The drawings we were sent through identified a floor build up, on top of the mill boards, at nearly 300mm thick. This started with a self levelling compound on top of the mill boards, to level them to, and then a timber on timber solution with a final layer of cement particle board prior to the oak flooring being installed.This thick floor section was causing a problem due to the original oak beams that were in place meaning the floor to ceiling heights weren’t as high as they needed to be. This design was compounded flowing the removal of the bitumen floor covering. When the mill boards were exposed and then levels were taken across each of the floors it was clear that the original design was no longer suitable for the project.With the age of the building some of the mill boards were beyond repair and each of the floors needed levelling up so the use of self levelling compound and a timber/ cement board solution also became a very expensive solution. We were asked if we could come up with a solution that was able to reduce costs and time and also to be able to achieve the required acoustic and fire requirements for this type of conversion project.Our initial thoughts on the project was to use timber ferrings, 100mm wide at 600mm centres, to lay our Lewis Deck system onto. This was reducing the number of ferrings by 50% (these were originally at 400mm centres) and it also removed 4 layers of timber/ cement board as well as the self levelling compound from the project. Following a meeting on site however, and after being able to fully talk to the design team and developer about what the Lewis Deck system can do we agreed that we would look at putting the ferring strips at 1400mm centres with the Lewis Deck being laid across at these centres. Rubber granulate acoustic strips would be installed on top of each of the timbers and mineral wool insulation would then be installed between. This would allow more material to be removed from the project but crucially still hit both the acoustic and fire requirements of the project.A test floor was commissioned, by the acoustic engineer, and built in August 2018 which passed all tests. You can see from the photos below the Lewis Deck laid at 1400mm centres for the middle section of the test with the 15mm thick rubber granulate acoustic strip laid on top of the timber ferrings. These timbers, due to the nature of the mill boards below, had to be installed individually to differing heights.The first full delivery of Lewis Deck arrived on site at the beginning of June 2019 following on from the steel strengthening works that were being carried out on site.The deck was quickly installed across the whole first floor in just a couple of days and the first screed pour was scheduled for the following week. The whole floor was poured using an anhydrite screed in just a few hours.The project continued on and the last main section of floor was poured on 19th December 2019, exactly 6 months after the first of the pours.This grade 2 listed mill building was a great project to work on. One that gave us a lot of challenges to overcome from the outset and one that helped overcome a number of issues that kept dropping up as the remedial works on the building progressed. Located in Tower Hamlets, Gayton House and Sleaford House are managed by housing association Poplar HARCA. Following amendments to Building Regulations, which banned the use of combustible materials in external walls of high-rise buildings above 18m, StoTherm Mineral K was specified to replace the existing EWI system.BBA-certified, StoTherm Mineral K comprises mineral fibre insulation boards and the system is classified with an A2-s1, d0 reaction to fire in accordance with BS EN 13501-1.Working on behalf of Westminster Building Company, Square 1 Architectural Solutions was responsible for removing the existing EWI and installing the StoTherm Mineral K system onto four elevations on each 23-storey block. The non-combustible mineral fibre insulation boards were secured to the existing concrete substrate using adhesive and mechanical fixings, and without the need for additional expansion joints.A StoLevell Duo Plus reinforcing coat embedded with Sto-Glass Fibre Mesh was then applied to the face of the insulation boards. This was followed by the application of 1.5mm stippled StoSilco, a silicone resin render that provides high levels of water repellence to protect the walls from weathering.

Eurowall®+, Recticel’s innovative full-fill cavity wall PIR board, has been chosen for a new affordable housing development. With its advanced tongue and groove joint, it helped to achieve the project’s desired U-value whilst ensuring a ‘built as designed’ envelope.In total, 2000m2 of Eurowall®+ board was installed as part of a £3.3m new-build project in Bedmond Road, Abbots Langley – a large, picturesque village in Hertfordshire. On completion, the 17-home development on behalf of housing association, Thrive Homes, will introduce ‘good quality’ properties to the area. In order that the buildings achieved the regulatory U-value, the insulation needed to ensure a high-quality build whilst being simple to install. Eurowall®+ met both requirements comfortably.  Jarvis Contracting, in conjunction with architects, Avebury, was selected to deliver the scheme. It included the installation of 90mm-thick Eurowall®+ insulation, which earns its billing as Recitcel’s ‘flagship’ product due to its innovative composition and exceptional thermal performance. The boards have a tongue and groove joint on all four edges to ensure they lock tightly together. This inventive format helps to eliminate moisture ingress and possible heat loss through poor joints, whilst offering bricklayers a faster way to build. Once fitted together the boards created a thermally tight envelope, ensuring the fabric-first approach resulted in warm, efficient homes for the Bedmond Road project.  Eurowall®+ can achieve a 0.18 U-value with a 90mm-thick panel in a 100mm cavity. To reach the same thermal performance with mineral wool, for example, the project would require a much thicker insulation. Therefore, Eurowall®+ helps reduce a building’s footprint; a crucial characteristic where plot size is limited.  Indeed, the 10mm air gap, which is created by a 90mm Eurowall®+ PIR board achieving a U-value of 0.18 W/m2K in a traditional 100mm masonry cavity wall, helps speed-up installation times for a more cost-effective build in comparison with other rigid full-fill solutions.Simon Blackham, Technical Manager at Recticel Insulation explained:"Eurowall®+ benefits the installer, due to its slim composition facilitating a more rapid, effective installation, whilst its performance ensures regulation energy requirements are achieved. Design for the Granary and Malthouse was carried out by Pollard Thomas Edwards Architects whom certainly achieved the client’s key requirements for sustainability, and energy efficiency.Steve Drury, Rooff development director commented: "At an early stage FOAMGLAS® was specified for its environmental qualities and long term reliability. It is impervious to water and water-vapour and it actually provided an element of exterior weatherproofing as the building works progressed: the interior works could commence whist the metal façade was still being installed. FOAMGLAS® insulation, with its unique cladding fixing system, kept thermal bridging to a minimum; the resulting U-value performance exceeds Building Regulations by more than 25%.With time, the KME Tecu Bronze exterior will take on a natural patina. The metal exterior has a potential lifetime of well over 200 years, hence it’s very important to use the right insulation with a proven long term thermal performance.With FOAMGLAS® thermal ageing does not take place. It is the ideal insulation to be combined with roof and façade materials such as KME Tecu Bronze.For the pitched roof FOAMGLAS® READY BOARD T4+ was bonded and sealed to the timber board structure with PC®11 adhesive. Metal Plates type PC® SP 150/150 were inserted into the FOAMGLAS® READY BOARD. A 180 g/ m2 sanded bitumen membrane was torch applied onto the surface.

55 m2 of Grad Thermo Ash 120mm deck boards have been used to great effect by the architects in the modernisation of this semi-detached property for decking, horizontal and vertical cladding, and fencing.At the back of the building, the living space has been extended by the addition of a garden room, joined together by a deck which runs the length of the garden between the two buildings.  Both the main house and the garden room feature a wrap-around canopy and deck.At the front of the property, the extension and entrance porch have been clad in the same material.All of these elements have been seamlessly finished using our invisible-fix system, Grad, in Thermo Ash using the same width board throughout.  This lovely project really showcases Grad and its versatility.

HLM, the architectural practice had a very high-end, designer lead project at Park Lane London, which required bespoke components mixed together with standard products forming a warrantied bathroom solution for the client. 15 types of different bespoke XPS shower trays were created for this project and used across the 460 rooms spread over 3 phases.240 bespoke XPS niches were installed and in 210 cases substructure sets were used to reach the required 100mm installation height thus allow for a straightforward replacement of old baths with showers without having to modify the existing pipework.In all bathrooms, wedi XPS building boards were used in 12.5mm thickness for walls and 10mm thickness for floors.RESULT: Thanks to the sub-contractor Milk Leisure, an Approved Partner of a leading manufacturer of XPS shower/bathroom systems, the client received a 100% waterproof bathroom with a 15 year manufacturer’s warranty on the whole installation.

The JACKOBOARD range from BEWI is “ideal” for use as a tile backerboard on projects where increasingly popular underfloor heating systems are being installed, the company says.Made from extruded polystyrene foam (XPS), the construction boards are said to be inherently waterproof because the structure of the board does not allow water to penetrate. They are designed to be easy to work with and cut, as well as truly lightweight.They are finished on both sides with a special coating and reinforced fibreglass mesh, ready to be tiled, rendered or plastered. The boards are said to possess excellent thermal insulation properties, which give them enormous advantages over plasterboard or cement board. They are especially suitable for interior construction, the company says, especially in rooms subject to high moisture levels.According to BEWI, JACKOBOARD goes “beyond bathrooms” and can be used in any room of the house and as a backerboard for virtually any tiling project.The boards are suitable for quickly and effectively levelling uneven walls and floors, for partition walls, compensating for cracks in substrates and for creating substrates for laying tiles on non-adhesive surfaces.JACKOBOARD is also said to provide the best waterproof, insulated, tiling substrate for underfloor heating projects. Whether electric mats or hot water systems are being installed, BEWI says, JACKOBOARD – laid underneath the heating elements or pipework – will help to decrease warm-up times of the system by pushing the heat directly up to the tile layer. In this way, the heat generated by the system is used in the most efficient way, not just during the initial heat-up stage, but in general usage with the continued thermostat-controlled use of the heating system.As builders are forced to reduce the carbon footprint of their projects, the materials they choose to build with can provide a key to unlocking the thermal performance of a building. The XPS foam used on JACKOBOARD products reportedly achieves excellent insulation properties. Firstly, the unusual design called for non-standard panel sizes. This is becoming all too common as contemporary architecture moves increasingly toward the unique and, in some cases, the downright eccentric.Secondly, the five-storey structure is located in a windy area; so windy, in fact, that, less than a mile away, you can find the Port of Liverpool 10MW wind farm, capable of generating electricity for 5,500 homes. Where wind is a factor, the pull-over performance of any building boards used is critical, particularly during construction when wind can penetrate the structure and create areas of negative wind pressure.The SolutionSize is EverythingAs modern British architecture moves away from the conventional, the challenges for construction professionals like Sound Interiors increase. Whilst, in the past, construction has largely been a logistically focused endeavour — the ‘when’ and ‘where’ of it all — increasingly, the question that dominates the pre-construction phase of a project is ‘How?’The skill and experience of Sound Interiors came into play not only in applying their technical knowhow to the challenges of constructing an overhanging box and creating a curving rotunda from flat building boards, it also influenced their choice of materials.Said John Sheeran, Contracts Manager at Sound Interiors Limited, “We opted for Euroform’s Versapanel on this project — and numerous other projects — because it’s easy to work with and reliable. Plus we get exceptionally good technical support from the team at Euroform. For the Hugh Baird project, where lots of unusual sizes were required, the fact that Versapanel is available in a larger 1200 — 2800 — 12mm size meant we could dramatically reduce wastage. This material-conscious approach also helps us support IBI Taylor Young’s ambition of achieving a BREEAM rating of ‘Very Good’ for the building.”Under PressureIt’s no coincidence that four 125-metre Nordex N90, 2.5-MW turbines, capable of producing a total of 10MW of electricity, have been strategically located just a mile or so away. This is a windy area of Liverpool. Thankfully, Sound Interiors’ commitment to Versapanel also resolved this second challenge, reducing the effects of negative wind pressure during construction.John Taylor, Business Development Manager at Euroform, said, “Versapanel makes the ideal sheathing panel for challenging construction environments. With passenger growth at a five-year high, Heathrow Airport looked for new ways to make it easier and quicker for passengers to travel through the airport and board aircrafts quicker. dormakaba supplied and installed self-boarding gates, integrated with Heathrow’s Biometric system, as the ideal solution. Simon Wilcox, Heathrow Passenger Automation Programme Lead, recognised the growing number of passengers it handled every year and wanted an innovative way to make it easier and quicker for them to travel through the airport – without having to compromise on security. As such, the automation programme required implementing biometric gates that would bring facial recognition to each point of the departing passenger’s journey. The new technology would use facial recognition at check-in, bag drops, security lanes and boarding gates to create a seamless experience for passengers walking through the airport. When looking for the initial self-boarding gates, the team at London Heathrow Airport contacted dormakaba. After reviewing the requirements for the airport, dormakaba recommended and supplied its HSB-M03 Self Boarding Gates and PaxCheck Self Boarding Solution. dormakaba also provided its project management services, and the airport has taken out an on-going service contract for third and fourth line support. Andy Carter, Contracting Business Sales and Operations Director at dormakaba UK said “As part of their passenger journey, Heathrow required a bespoke and technically capable system to allow them to cope with the increasing passenger numbers whilst also providing a seamless passenger experience”. “The final project looks to have over 400 gates installed across the whole airport. Each one has dormakaba software on the gates, incorporating Heathrow’s biometric data, as well as a connection to the management server.” This challenge of complex integration was overcome by the close collaboration between dormakaba engineers and the project team with London Heathrow Airport’s team, and suppliers for third party products and systems. Currently, Terminals 2A, 2B and 5A have been completed, with Terminal’s 3, 4, 5B and 5C scheduled for completion by end 2020. Completed terminals now benefit from a market-leading, self-boarding solution that adheres to all the latest relevant security and build standards as well as third and fourth line support from dormakaba. Across these completed terminals, passengers present their boarding pass to a reader on the gate, which then scans and checks the pass with the airline’s Departure Control System (DCS) and either opens or remains closed depending on the response. For passengers departing on domestic flights, the gate also uses facial recognition technology to verify that the passenger boarding the aircraft either entered the airport through the front door or has been through a UK Border Force check since arriving on an international flight. Its installation being partnered with the airport’s chosen biometric provider Atkins, this system allows domestic passengers to mix with those transferring between international flights at Heathrow in the Common Departure Lounges, where they can enjoy all the benefits of the many dining and retail outlets, as well as the numerous lounges available. The self-boarding solution also includes a web-based administration programme, PaxCheck, that allows for management of the gates and sends reports of passengers and when they passed through – allowing for faster boarding, and fewer staff. This also means airport and airline management can have live stats on the numbers of passengers passing through the gates in any given period

This large-scale project featuring 224 bolt-on balconies involved the replacement of composite decking boards on timber joists with BalcaSmart Aluminium decking.We've seen a huge increase in the number of refurbishment projects since the updated Approved Document B came into force along with guidance from the government urging owners of pre-existing buildings to remove combustible materials from balconies if found.This luxury tower was completed in 2014 but with 25 stories, it was a project that came with many challenges.System UsedBalcaSmart Aluminium decking system with aluminium decking boards in RAL 7039 (Quartz Grey).Selected for its low-height build-up, the BalcaSmart Aluminium decking system for balconies was selected, with joists attaching directly to the existing steel balcony frame.Balconies are stacked. Fed up of renting in London, Joe and Lina decided to build their own on a tiny 38m² plot of land in East London. With a budget of just under £200k they set about delivering Joe’s innovative concept for a six half-floor house with floating concrete slab, designed to maximise the space into a 83m² home, all whilst being filmed by Channel 4’s Grand Designs. However, things soon went south…Within weeks of the project beginning in October 2015, rogue contractors had performed a disastrous basement excavation attempt contrary to the Structural Engineer’s instructions, leaving unsupported banks of earth falling in beneath the street and shutters bursting inwards under the weight of the concrete.This first attempt, described as “spectacularly shambolic” by Kevin McCloud, more than doubled Joe and Lina’s budget for the excavation from £48k to £100k, and caused months of delays in order to get the project back on track.Having already contacted Newton Waterproofing Systems to consult on the poor workmanship, Joe and Newton soon determined that if he were to save his home and get it out of the ground, he would need a specialist contractor to actively communicate, collaborate and listen to him as both the engineer and client.MJ Rooney Construction came on board as contractors in November 2015, and following discussions to determine exactly what was required, modelled the entire project in 4D to ensure that all potential difficulties were solved before work began.With the right lines of communication in place, work recommenced in late January 2016, with the first challenge being to make safe a 3.5 metre high bank of unsupported earth with sheet piles, before creating a new and waterproof structural shell of reinforced concrete.With the shell of the structure in place, Newton and MJ Rooney’s next challenge was a much more welcome one, as they created a bespoke waterproofing solution to accommodate Joe’s ingenious design for a suspended reinforced slab that acted as both a floor and a prop force against the lateral pressure from the basement walls.This entire slab rested on brackets designed by Joe and his structural engineer, insulating it from the external walls by ensuring minimal contact, and only making contact through insulated blocks with enough compressive strength to take the vertical loading. The design also created a cavity around the slab that can be fully insulated, allowing the slab to be used as a thermal mass inside the building without having to insulate the entire external envelope.Working closely with Joe, a solution was devised that enabled the continuity of the waterproofing behind the brackets without compromising the structural design.
