ASP pedestals were chosen by the waterproofing contractor to suspend paving slabs on residential balconies above an inverted waterproofing system on a luxury development. Decks were laid to falls in many different directions creating different heights and angles. Paving needed to be flat across the falling deck and slabs needed to ballast the insulation. Telescopic stems easily adjust the height whilst the slab is in place, making installation fast and easy. Positioning lugs create uniform paving lines automatically. Heavy load tolerances and durability over time and large temperature ranges, up to Minus 40° C, gives Wallbarn ASPs the edge competitors.

Extensive planting on roofs, balconies and terraces, most significantly on the first floor podium terrace, also contribute to a substantial improvement in the green footprint and biodiversity of the site.With such a high specification development it is not surprising to find that enormous consideration was given to the avoidance of the thermal bridging at the critical balcony connections; and the structural thermal break module specified throughout is the latest generation Schöck Isokorb® XT type K. The XT type K – for concrete-to-concrete applications – offers such a high level of insulation that the Passivhaus Institute in Darmstadt has awarded the product with the "low thermal bridge construction" certificate and confirmed its suitability even for passivhaus construction.A major reason for the superior performance of the Schöck Isokorb® XT type K is the thickness of the insulation body. This is increased from the standard 80mm thick to 120mm, providing an even more efficient solution. The Isokorb® XT type K not only improves thermal insulation performance by up to 30% in comparison to to the standard range, it also improves impact sound insulation by around 50% as well. High quality stainless steel bars with improved tensile strength is an integral part of the unit and while the same load-bearing capacity is maintained, there is a smaller rod diameter and therefore a reduction in the thermally conducting cross-section, resulting in a further increase in the heat insulation performance.

Buzon were contracted to install 20mm external porcelain using a combination of Buzon DPH and PB pedestals, and their associated accessories, along with ALUrail, on the hotel's central atrium, with a 2nd floor courtyard, and a floating terrace and balcony 6 floors above.A combination of 2mm and 3mm spacer tabs were used to ensure even spaces between the different tile formats and maintain the complex pattern used in the courtyard.If the geometric design of the tiles wasn't challenge enough, the courtyard has sloping skylights around the edge; these were seamlessly incorporated in to the level central floor by the creation of ramps using ALUrail in conjunction with the integrated slope correction (and creation) functionality of DPH pedestals.The end result is truly stunning!

Smart interior design is matched by a highly distinctive exterior featuring brick and gold clad facades. VELFAC 200 windows, patio doors and entrance doors are installed in every apartment to provide both a quality finish and impressive low energy and low maintenance performance. Windows, doors and Juliette balconiesEvery apartment features a combination of VELFAC windows and patio doors (leading to a balcony or terrace) and inward opening, tilt/turn VELFAC IN glazed doors. These are used to create Juliette balconies, with balcony fittings integrated within the VELFAC frame to simplify subsequent railing installation. As every apartment features a range of interior materials, inner VELFAC timber frames are painted white to create a neutral and low maintenance finish ideal for rented apartments. External aluminium frames are finished in a dark grey polyester-powder coating to complement to both the brick walls and gold cladding. VELFAC also supplied head pressings to match the window sills, thereby ensuring a neat and consistent finish at both top and bottom. Our ‘go to’ composite glazing brandHaving successfully used VELFAC products on earlier projects dRMM was happy to specify the system for The Didsbury: ‘VELFAC has become our ‘go to’ brand when specifying composite glazing,’ says Findlay McFarlane, Architect at dRMM. ‘The system offers a good cost to quality ratio, and the frame design results in low embodied carbon, primarily due to the percentage of recycled aluminium used. This was important for Populo Living’s sustainability targets, and for dRMM as we champion climate-conscious architecture and the use of natural wood, which again is a feature of the VELFAC frame.’ Main contractor Bugler Developments was also happy with the specification: ‘We knew from the outset that we would be using the VELFAC system, and as we had used it before we knew it would meet our client’s requirements,’ comments Thomas Bugler, Head of Marketing. First discussed in 2015, The Didsbury has been a long and complex build. VELFAC, however, is one of the few suppliers to remain with the project from start to finish, thanks to the quality of the system and the expertise provided at every stage build. ‘We liaised with VELFAC right from the start of the project, through the detailed design stage, procurement and eventually to installation on site, with amendments and updates included along the way when necessary,’ says Thomas. ‘The project’s sustainability and affordability targets became more challenging due to this long planning phase,’ adds Findlay, ‘but the VELFAC system continued to meet the specification as it evolved.’ Technical support above and beyondWhile The Didsbury’s minimalist exterior may look sleek and simple, specification was in fact very complex, comments Findlay, and required expert input from the VELFAC team: ‘The stepped façade and variety of façade-specific performance targets meant that not all floors had an identical specification,’ he explains. ‘In addition, while VELFAC double glazing met all low energy targets, we needed to fit acoustic trickle vents into road-facing windows and ensure lower floors and balconies had windows with Secured by Design accreditation.’ Issues regarding weathering within the gold cladding also needed attention, comments Thomas: ‘This required some on site consultation with the VELFAC team, and updated detailing to ensure the end result was compliant and of the right quality - we are very pleased with the finish, and the windows and doors work well within the overall development.’ In fact, VELFAC support made a significant contribution to the success of the whole project says Findlay: ‘We worked closely with VELFAC on detailed drawings for the windows and doors, and were impressed with the level of support provided – more than that typically provided by a supplier, and another reason why we like to use the VELFAC system when we can. The thoroughness of the detailing meant there were fewer surprises when it came to installation, helping us keep on schedule during the final build and installation phase.’

The package included an entrance screen which combined the Elegance 52 elements with a large bespoke timber door and a fully glazed rear elevation with balconies overlooking the gardens.

In partnership with leading global investment firm KKR, Regal London recently completed a strategic new site at 340a Clapham Road, SW9, situated between Stockwell and Clapham North. Previously a brownfield site (tool hire depot), the site has been completely transformed into a vibrant mixed use, residential-led development, totalling 94,740 sq ft and will deliver 62 one, two and three-bedroom apartments spread over nine floors. The ground and lower ground floors also comprise approximately 18,250 ft2 of flexible commercial space. Planning permission was granted in June 2017 following a collaborative working relationship with the London Borough of Lambeth and the project reached its completion in 2021.With a high quality and contemporary design, both of which are hallmarks of Regal London schemes, the development perfectly complements the surrounding streetscape of new build and period properties, featuring a subtle interplay of façade materials including brick, aluminium and glass installed by Buildtherm Services. Ideally located for commuters, an established network of transport links is within easy reach of the development, with Stockwell Underground Station just 0.2miles away, as well as Clapham North Underground Station and Clapham High Street Overground Station both within a short walk. A thriving social and leisure scene is also nearby, led by the bars, pubs, restaurants and cafes, as well as a selection of amenities, in situ along the lively Clapham High Street and its surrounds.The undeniable kerb-appeal of this luxury residential development is testament to the design capabilities of the modern methods of construction used throughout the build and the quality of workmanship involved. The architect’s ambitious concept design called for a modern and sleek interpretation of the surrounding vernacular to satisfy planning requirements. The vision is clearly represented by the multiple challenging interfaces; including large expanses of glazing, cantilevered balconies and rooftop garden spaces which represented an important consideration within the design of the main structure and supporting steel frame systems. In order to comply with the latest building regulations for residential buildings over 18m in height, topping out at 9 storeys, Regal London also needed to ensure that all façade materials met with the requirement for non-combustibility, with a minimum EN13501-1 rating of A2, including the balconies.Over 3000m2 of A1 rated NaturAL-X brick cladding has been installed across several new elevations, with the architect having selected 3 different brick finishes to satisfy planning requirements, specifying subtle and muted tones including a textured dark, smooth off-white, and glazed white. As well as varying the colours and textures of the brick cladding, hundreds of bespoke cut and bonded return bricks were manufactured to suit the angular interfaces at balcony levels. The project design also called for elements of flexibly orientated brick coursing, with soldier courses, stack bonded and soffit return sections featuring at ground level and interspersed within the columns and beams stretching across the front elevation. The adaptability of this BBA certified innovative brick cladding system allows for modern interpretations of brickwork design to be easily integrated using standard components, without any requirement for additional structural support and with the added reassurance of all relevant system testing.Set back from the main brick façade, the top two floors featuring luxurious penthouse apartments are clad in VariAL-CF2 Concealed-fix 3mm aluminium cassettes, with a powder coated finish produced to Qualicoat standards. This CWCT tested, A2 rated rainscreen system is designed to accommodate large format vertically orientated modules, as well as complex details such as soffits, verges and goalpost details; making it eminently suitable for the balcony fascia areas too. Concealed fixings located in the panel joints are colour coated to match the panels, delivering an uninterrupted aesthetic. With long-term maintenance in mind, VariAL-CF2 allows for individual panels to be demounted, removed and replaced if required, without causing any detriment to the surrounding areas.

The living space has been created by blending modern architecture with traditional values.To achieve their vision, Glancy Nicholls Architects specified a range of Kawneer’s market-leading, architectural aluminium glazing systems for the residential scheme.The AA®100 Curtain Wall System, AA®720 Casement Windows and AA®720 Balcony Doors were used throughout the project and were chosen for their design flexibility and thermal performance. With unspoilt views of the surrounding greenery, the balconies, have been finished to a very high standard. They include decorative railings that complement the local Georgian architecture. Gripsure Premier non-slip decking combines a traditional grooved timber decking board with two anti-slip strips for a high slip resistance. This ensures the residents of Audley Retirement Village get the most out of their outdoor space all year round in a secure environment.

By developing a gated residential space, this project becomes a microcosm, a community within the already idyllic community of Langley.Cellecta’s RUBBERfon Cradles were specified by p-ad due to them being Robust Detail FFT2 compliant and allowing easy integration of an underfloor heating system. RUBBERfon Cradles utilise incremental high impact plastic packers and elevation blocks to level an uneven structural floor quickly and easily. Softwood battens are then used to support the floor decking board.Nacropolis Group was supplied 2,500m² of Cellecta products to develop these apartments in the village of Langley in Berkshire.

Due to the fact Stofix was manufactured off-site meant that the limited space was not an issue for us. Our pre-fabricated brick slip cladding panels meant we could ensure product quality and consistency as well as making sure the project ran to schedule.Covid-19 caused numerous issues, from the availability of building materials to labour shortages. To support its modern appeal, the project was intended for Class A use and therefore required an effective non-combustible balcony solution that would enhance its stylish aesthetic and ensure durability for the safety of its residents.The SolutionBeing compliant with the latest fire safety law, Hyperion Aluminium 145 Pro-Grip aluminium decking was used to furnish the 520 m² of balcony and terrace areas on this build, complete with fire-rated edging, joists, pedestals and screws. This beautifully engineered A2 fire-rated aluminium decking board was used in the colour Dusty Grey, perfectly fitting the contemporary aesthetic of the Ensign Court build with elegance, simplicity and style. Glazing Vision rooflights were used in the re-construction of this mews house situated in the prime real estate and conservation area of Mayfair, London. The building is an exceptional example of stunning architecture and elegant, contemporary interiors. Whilst adding a majestic character to the mews itself with its dark brick façade and impactful balcony, the outer appearance belies the vast size of the residence internally. After the demolition of the former mews house and after 2 years of construction, which had even necessitated underpinning the neighbouring houses, this property now accommodates a basement with indoor pool, lower ground floor with cinema room, open plan living and dining space, 2 floors of bedrooms and bathrooms, as well as additional terraced balconies.Keeping the interiors bright and airy throughout was key to the design concept – floor to ceiling windows and Flushglaze Walk On Rooflights from Glazing Vision were installed to maximise the daylight where it would have been otherwise compromised on the ground and second floors. In addition, a Glazing Vision 3 Wall Box Rooflight provides unimpeded access from an internal staircase to the impressive roof terrace, which is recessed down 1 1/2metres between 2 pitched roofs and which offers a vast outdoor space for entertaining, dining and relaxing.Two Flushglaze Walk On rooflights were specified by the architect to negate the risk of potential dark spots appearing in the dining zone and living area on the ground floor. Engineered by Glazing Vision to bespoke sizes and to meet the future projected foot traffic upon them, they were seamlessly integrated into the balconied terrace on the second floor, thus shedding light through to the bench seating in the kitchen and lounge.Their minimal internal framework was in keeping with the contemporary aesthetic of the interior, and both rooflights augment the quality and quantity of light entering this open plan area, even extending out towards the central stairwell and landing.Two further custom-sized Flushglaze Walk On Rooflights installed on the roof terrace add an intricate design detail but also create a wow factor. Perfect for flat roof terraces, these rooflights lie flush with the wooden decking. Again tested to allow for regular foot traffic and to bear the weight of terrace furniture, the rooflights offer complete safety and watertight integrity. On the second floor below, the two windowless bathrooms are flooded with the light coming through these rooflights – indeed such is the brightness of these rooms that privacy blinds have been installed for occasional use.Seeking to optimise the very large roof space that had been created (4m x 8m) the architect specified Glazing Vision’s 3 Wall Box Rooflight, which would offer easy access all year round to the roof terrace and also provide a contemporary glass feature. For the accommodation of the 3 wall mounted box rooflight a timber box frame had to be built which abutted the exposed brick wall behind.The property’s imposing central staircase provides access to the box rooflight, which in turn maximises the light falling down the stairwell to the bottom of the house. At a touch of a button from an access keypad, the sliding roof retracts to give a 50% clear opening with no “bowing of the head” necessary. The operation is quiet and safe, and the provision of a rain sensor ensures closure from inclement weather.

Mono M311 Glass Infill Top FixOrbis OS211 Glass Infill Top Fix As part of the North West Fire PFI scheme, the Southport Community Fire Station provided improved facilities for Merseyside Fire and Rescue Service and the North West Ambulance Service.The client’s main objectives were to create well designed facilities to a high architectural standard and provide a safe and healthy environment. Designed and built by Balfour Beatty Construction, this new 6 bay station included community-orientated facilities, training facilities, rest rooms, additional office space and two staircases.In line with the client’s vision, Delta Balustrades were appointed by Balfour Beatty to design, supply and install handrails and balustrades to both staircases and an external balcony area. Combining a minimalistic look and feel with a high quality stainless steel finish, the Mono system with clear glass infill panels was chosen for the main staircase. For the rear stair and external areas, the Orbis system with powder coated uprights was chosen.
