Another example of the BBA Approved asbestos roof coating system, Asbestsoeal from Liquasil Ltd. The asbestos cement roof was first cleaned using a closed box pressure washer. All waste was filtered and disposed of by a licensed asbestos disposal contractor. Metal fixings were treated with Liquasil SWT Corrosion Primer and then sealed, along with small cracks and holes, with Non-Sag Sealer before the roof was coated with Asbestoseal 20. The project included GRP rooflight replacement and new ridge detail and flashings.

Broughton & Yeamans House are high rise apartment blocks in Bristol, Avon, under the management of Bristol City Council. The roof areas, totalling over 3,500m2, had originally been waterproofed with asphalt and then later treated with a coating repair.Unfortunately, water ingress continued to be a problem with leaking occurring at numerous locations. Not wanting to cause further disruption to the residents and to avoid costly damage to the interior of the buildings, the council contacted Polyroof and a survey of the roof was arranged.The survey by Polyroof’s Technical Services highlighted the extent of the issues within the roof, including identifying water ingress through the many vertical sections present on the roofs, including parapet walls and the lift house building. After performing core tests on the roof, it was shown that the existing roof build, which contained insulation as part of a warm roof design, was in a suitable condition to be retained and overlaid – avoiding costly disruption for the client and residents.A bespoke specification was drawn up by the Polyroof Technical Team that provided a comprehensive set of recommendations to ensure the apartment blocks were fully protected from the elements.To make sure the roof could be left in a totally weatherproof condition, it was necessary to treat not only the flat roof sections but the vertical areas too. The client was keen to improve the thermal performance of the buildings by adding additional insulation, but it was imperative that disruption was kept to a minimum – not only would stripping works impact on the buildings’ residents, but hauling waste materials from such a great height would be costly and logistically challenging.With BBA approval, top-rated fire performance and Polyroof’s trusted 20 Year Accredited System Guarantee, the client has total peace of mind that the apartment block could not be better protected for decades to come.

The Ascent Aluminium Roof Access Steps were specified to meet the clients requirement to create a safe access route up & over the “saw-tooth” roof for maintenance personnel. In this instance the Ascent steps were specified for use with an adjacent MSA Latchways climb-latch fall protection system. If collective protection is required handrails can be supplied to one or both sides of the steps. The Ascent Aluminium steps were specified for this project by Eurosafe Solutions Ltd a specialist fall protection company who also installed steps. The Ascent Aluminium walkway steps are tested for use on the aluminium standing seam roof and are secured back to the roof sheet using a proprietary support clamp. The Ascent aluminium walkway is designed in accordance with BS EN 516:2006 Prefabricated accessories for roofing, BS 4592, Industrial Type Flooring and stair treads, BS EN ISO 14122-3 Stairs, stepladders and Guardrail, BS 7976-2:2002+A1:2013 Pendulum slip resistance. And is manufactured under ISO 9001 and CE 1090 factory production control procedures, creating a walkway that is CE / UKCA compliant.The walkway steps can be configured with a handrail to withstand a loading of either 0.36 kN (general duty) or 0.74 kN (heavy duty) and can be supplied with an optional toe-board if required. The system can achieve these loadings without the need for additional bracing, allowing the walkway to be placed against the area to be accessed. UKCA / CE marked. Designed & Tested in accordance with BS EN 516:2006 Class 1 Type C. Designed & Tested in accordance with BS EN ISO 14122-3:2016 where a handrail is fitted. The Rhondda Heritage Park is a renowned tourist destination in South Wales, offering a glimpse into the coal mining community that thrived in the area for over 130 years until the early 1980s. Every year, thousands of visitors take a guided tour led by former colliery workers to experience the life of coal miners.The Heritage Park takes great pride in its appearance and the local heritage it represents. However, the aging asphalt roof terraces that covered the old mine shafts had been leaking constantly, damaging the visual appeal of the visitor site.The ChallengeThe Polyroof technical team was called in to help with the waterproofing and refurbishment of the two roof terraces, measuring over 1100m², that protected the underground mining attraction. After conducting a thorough survey of the roof terrace areas, a customized specification was prepared. This specification included a comprehensive set of recommendations for addressing the issues that had caused the aged and worn condition of the terrace areas over the years. To support the proposal, additional information was provided to the client to demonstrate how a liquid system could seamlessly encase and waterproof the terraces while maintaining an aesthetically pleasing solution that was true to the authenticity of the site.Satisfied that the solution proposed would provide the long-term peace of mind they were looking for, the Heritage Park awarded the contract to RM Polymers Ltd.Before starting the work, any areas affected by fungal growth or moss were treated with Polykill Anti-Fungal Wash to eliminate all spores. Any holes in the asphalt were smoothed out or removed, and levelled using Polyroof Structural Repair Mortar. All large cracks and voids were cleaned and repaired using the same mortar.PVC protrusions were removed and surfaces were cleaned with acetone. Any damaged, loose, or unsound concrete or brickwork was removed and repaired using Polyroof Structural Repair Mortar. All repairs were allowed to cure and dry before priming.The SolutionOne of the main features of the tourist attraction is the mining carts that were used to transport coal around the mine tunnels during its operation. Similar to train tracks, the mining cart tracks are fixed into the ground using metal bolts and fixings which over time had become a weak point for water ingress. Concrete and sandstone had been used as a “quick fix” to prevent rainwater entering the mine shaft below but a long-term solution was now needed. The cement and sandstone was carefully chiselled from the rails, exposing the original metal tracks which were then lifted and abraded back to their original condition. Whilst lifted, the underlying surface was made good before the application of the Protec System. Railway sleepers were then laid on a sacrificial layer on top of the waterproof membrane, upon which the tracks and mining carts were re-instated.As the terraces are constantly trafficked by the general public, the client was clear that an anti-slip finish would be required on any walkway areas.Following the application of the Protec System, Polyfinish and Quartz Sand Anti-Slip was applied to all walkway areas, to provide slip resistance and surface protection. A 50mm margin around the perimeters of the terrace was masked off to provide a neat termination of the anti-slip finish. Ensure masking tape was removed whilst resin was still wet. Then a third coat of Protec Resin was applied at a minimum coverage rate of 0.5Litres/m² (2.0m²/Litre) and whilst wet, clean dried quartz sand (0.7 – 12mm) was broadcast at an approximate coverage rate of 4.0kg/m². Once cured, the loose sand was removed.WorkmanshipThe engine houses along the tour experience featured vast amounts of intricate details and unique items and structures, such as “Bertie and Trefor” – the names given by the mine owner to the mine head stock wheels. This presented an exceptional challenge, particularly in regards to the difficulty of working on the intricate details of the degraded mastic asphalt upstands and decking.As a result of many years of weathering and gravity, the vertical sections of asphalt on the raised terraced roof had slumped and rippled, leading to stress cracks and ultimately water ingress. To overcome this ugly problem, the asphalt was stripped from these vertical sections back to the concrete and removed from site in accordance with the Health and Safety policies in place. The contractor then installed new 18mm OSB3 to these areas to create a flat substrate for the Protec System. The incorporation of Polyroof pre-formed GRP Drip trims at the bottom of the OSB3 ensured the timber would not be exposed to any rain water in the future as well as provide a neat, edge detail.To keep the overall aesthetic feel of the site, the application of the liquid waterproofing system at wall abutments was critical. This, combined with the undulating nature of the stone and brickwork meant that the contractor would not be able to install a cover flashing or termination bar. Instead, the contractor carefully dressed the system onto the wall to the standard minimum 150mm upstand height and into a chase.The edging was then finished with a mortar to provide a neat and clean weatherproof finish, in-keeping with the traditional methods of the site at the time of its construction.The roof terraces that cover the old mining areas also act as the main walkways to the Heritage Centre’s tour routes. Therefore, one of the main challenges of the project was the complex planning of the works to ensure that the site continued to operate so not to financially impact the heritage park. It was imperative that works were complete within an 8-week period with 17,500 visitors booked in for their annual Santa’s Grotto Experience Tour beginning in early December.The application speed of the catalyst cured Protec System, combined with communication between the contractor and the site to ensure unobtrusive installation, meant the centre stayed open and the tours running with minimum disruption.The benefits of using a fast-curing liquid waterproofing solution were also vital due to the ever-changing micro-climate in the Welsh valleys. On any single day, the weather would serve up anything from bright sunshine to windy, rainy conditions. Therefore, the fast-curing Protec System, combined with the flexibility of the installation team, who gave up weekends when required, ensured the project was finished on schedule. The works were completed to an extremely high standard with full encapsulation of the roof terrace areas and without a single detail being left exposed to the elements.ConclusionThe unique aspects of this project certainly kept the team on their toes. But they were determined to complete the project on time.The team worked tirelessly, even giving up their weekends to ensure that the project was completed on schedule. Despite the harsh Welsh weather, they pushed on and were determined to make sure that Santa could visit the children of the Welsh Valleys. It was a challenging project but the team’s hard work and dedication paid off.Finally, the project was completed and the results were astounding. The roof terraces are now fully waterproofed and refurbished, and the visual appearance of the visitor site was greatly improved. It was a project that was both memorable and rewarding to all those involved.

Using Protan's unique ProPlan CAD software, a bespoke solution was created for the project - prefabricated rolls of membrane measuring 3.96x8.00m were manufactured to span the barrels of the roof. This minimised on-site waste and reduced on-site hot air welding by 1,080 linear metres.

Residential flat roofs are susceptible to issues such as ponding water, water ingress and yearly inspections, which can lead to recurrent maintenance and repair requirements. This case study showcases the utilisation of Britmet Lightweight Roofing's Britframe Structural Conversion System and Liteslate to overcome these challenges and deliver a durable, low-maintenance roofing solution. Britframe is a versatile and innovative solution designed to convert flat roofs into pitched roofs, providing improved water runoff and a new more aesthetically pleasing finish, and reduced risk of ponding water and improved thermal performance. This can be covered using a variety of different roofing materials, and Liteslate, a lightweight synthetic slate roofing slate, was specified due to its excellent weather resistance, durability, and aesthetically appealing finish. Llangollen is part of the UNESCO World Heritage Site along eleven miles of canal from Gledrid to the Horseshoe Falls and required a durable yet authentic roofing solution.The project involved the renovation of a residential flat roof that had undergone multiple repairs and replacements over 20 years due to ponding and water ingress, and constant maintenance. ART Contracts LTD was tasked with implementing and installing LiteSlate to resolve recurring issues.The Britframe System converted the existing flat roof into a pitched roof, enabling efficient water runoff and preventing ponding, thereby eliminating the risk of water ingress, and reducing the need for yearly inspections and constant maintenance to site, Britmet’s Liteslate offered excellent weather resistance and durability, reducing the need for frequent repairs and replacements while offering an attractive finish replicating the appearance of natural slate. Overall offering the advantages of lightweight construction and ease of installation.Conducting a thorough structural assessment of the existing flat roof to ensure compatibility and feasibility of the Britframe required careful analysis and engineering expertise. Coordinating the installation of the Britframe and Liteslate with existing roof features, such as skylights or ventilation systems, posed challenges in achieving a seamless integration.The implementation of Britframe has effectively addressed the issue of ponding, providing efficient water runoff and preventing water ingress into the residential property. The utilisation of Liteslate offered exceptional durability, weather resistance, and longevity, significantly reducing the need for future repairs and replacements, and thereby providing long-term cost savings. Liteslate also improved the overall aesthetic appeal of the residential property, replicating the natural beauty of slate roofing while offering the advantages of lightweight construction. The integration of the Britmet Lightweight Britframe System and Liteslate successfully addressed the challenges the building was facing. The project resulted in improved water runoff, enhanced durability, a more aesthetically pleasing roofing solution, along with a new 60+ year life expectancy. This case study emphasizes the importance of selecting innovative and reliable roofing systems to overcome recurring roofing issues and deliver long-lasting and visually appealing outcomes.

The system was combined with hard and soft landscaping to provide the different aspects of the various terraces, stairways, podium decks and rooftops.The Bauder Hot Melt structural waterproofing system is ideally suited as a waterproofing system beneath paved or ballasted surfacing, car parks, podiums, plazas, green roofs and substructures.Project challengesA key challenge for this project was the fact that Muse Developments and Morgan Sindall, who were working jointly on the development, were looking for a single source waterproofing. Teesside University’s Greig Building, named in honour of the founding father of computer science Bill Greig, is the home of the university’s Computer and Mathematical Sciences Studies department. When the aged bituminous roof coverings had shown failures including splits, blow holes and crazing, it was of paramount importance that a waterproofing solution could be provided as quickly as possible to prevent the risk of water damage and disruption.The university’s site maintenance team turned to Polyroof for a solution, which started with a detailed survey of the three roof areas totalling 750m2.The ChallengeCore tests taken at appropriate locations throughout the roof areas demonstrated that the existing warm roof build-ups were free from signs of decay. This meant that the roofs could be retained and over-coated with a new waterproofing system allowing for a rapid, minimal-disruption solution.A bespoke specification was put together based on the findings from the Polyroof Survey Report that provided a comprehensive set of recommendations, including remedial instruction for many problematic roof details. With the peace of mind and satisfaction that the various problems on the roof would be solved through Polyroof’s proposals, the client progressed with a tender process that resulted in a successful application by Polyroof Approved Contractor BBR Roofing Ltd.The SolutionPolyroof’s Protec System, a hybrid polymer liquid system with extremely fast curing and installation times was chosen as the ideal solution for the project. Due to its fully cold-applied application, the works could be carried out during the university’s term times, without having to wait for closure periods between semesters.Works began with the existing asphalt and felt coverings being made good where required, including the levelling and filling of blow holes and cracks with Polyroof Structural Repair Mortar. Next, the surfaces were thoroughly cleaned and degreased to provide a sound substrate for the new waterproofing system.Many of the roof perimeters and junctions featured parapet walls which were identified as a potential point of water ingress during the survey. The inner faces and tops were therefore boarded-over with 18mm Polyroof approved plywood which would allow these details to be fully encapsulated with the Protec System, meaning their waterproof integrity would be covered under the new system’s guarantee. Protec can waterproof vertical areas with the greatest of ease due to its thixotropic formulation, which means slumping and running is minimised during application.Polyroof’s extra-tough GRP trims were then installed to create neat and robust edge detailing for exposed perimeters before the main Protec system application commenced. After priming surfaces where required, the first coat of Protec was applied and reinforced with PolyMat 450. With its RapidCure technology, the Protec can be walked on and over-coated after only 30-60 minute after applications, meaning large roof areas can be made fully waterproofed within a matter of hours.After the second coat of Protec was applied to complete the waterproofing system, designated maintenance walkways were formed through embedding quartz sand aggregate into a third coat of Protec liquid.Completion and InspectionThe refurbishment of the roof was completed within the client’s target timeframe and budget. Following a final inspection by Polyroof Technical Services, which highlighted quality workmanship of BBR Roofing, the client received Polyroof’s trusted Accredited System Guarantee and now has the peace of mind the roof will be leak-free for decades to come.

No timber was allowed as part of the new refurb to conform to FM Global (Airbus Insurers) regarding system fire rating. IKO recommended an overlay on the existing deck, which complied with all the latest British Standards and Regulations. IKO Mach One System was chosen as it provided a flame-free System. Where detailing was difficult IKO Polimar EC/UV System was used. The roof refurbishment also included the installation of smoke vents, associated smoke control panels and accessories.

This roofing area was waterproofed with the same bituminous green roof system as the upper roof; however a special timber design for retaining the substrate and sedum blanket was also needed. Since its official opening in October 2013, the lower wildflower roof has become a haven for a variety of different birds and insects.The resultThe building’s new roof swoops down to become a continuum with the jetty deck and is covered with a green habitat providing three distinct environments for wildlife; one on the flat roof, one on the slope and the third on the jetty deck. The education centre roof was waterproofed with Bauder’s root resistant bitumen membrane before then having a sedum blanket fitted. On the lower roof, 650m² of Bauder’s hot melt structural waterproofing was installed along with a wildflower blanket, providing an instant carpet of vegetation. Systems installedBauderflex bituminous waterproofing system1 BauderPLANT E 42A torch applied, SBS elastomeric bitumen capping sheet. The Little Chapel in Guernsey was built in 1914 and, at only 16 feet by 9 feet, is said to be “one of the smallest functioning chapels in Europe, if not the world”. The chapel and its unique appeal gained national fame after an article accompanied with a colour photograph was published in the Daily Mirror, and it has since been considered one of, if not the most famous tourist attraction in Guernsey.In 2015, work began to weatherproof the intricate building, with the Protec System specified as the best solution for the job.The ChallengeHaving never been finished by its original builder, Brother Déodat, the chapel has been undergoing a long-term restoration project to create a structurally sound building that retains the beauty of the original vision. Firstly, the foundations were underpinned and properly secured for the first time since they were created over 100 years ago. The next priority was to fix the roof, as described by Pat Johnson, chairman of the Little Chapel Foundation:“The asphalt on the roof was hollow and had to be taken off. The concrete underneath was hollow. We ended up with a substrate of soil and clink, so to repair it we had to go inside and grout all the cracks in the ceiling. [The new roof] comprises three layers of concrete, 340 stainless-steel plugs, a stainless-steel mesh and a final coating of concrete”.The task of making the new concrete surface waterproof fell to local Polyroof approved contractor Sarnian Roofing Ltd. Andy Gavey (Company Director) said about the project:“As a boy I would regularly visit The Little Chapel and I’ve always been blown away by its beauty and character. To get the chance to help restore the building to its full potential is a dream come true for me – this has to be my favourite roofing project yet. Polyroof’s contribution towards the roofing works has meant that we were able to provide a top-quality roofing solution that has done justice to the amazing exterior of the building.”The SolutionWith its ability to be applied directly to the concrete to form a lightweight, seamless and durable waterproofing membrane, Polyroof’s Protec System was a clear choice for waterproofing the chapel roof.The first stage was to make the entire roof area fully watertight. Following a coating of primer to seal the porous concrete surface, the first coat of Protec was applied which incorporated fibreglass reinforcement. After 30 minutes the coating had cured and the second coat was applied to the whole roof area. To areas where new mortar was laid to re-embed the pebbles and seashells, which had been painstakingly removed from the old roof, a coating of Polyfinish was applied to provide extra protection.The architect chose a sanded decorative finish to complement the exterior of the building, which is covered in a mosaic made from seashells, pebbles and broken china. To create this finish, a third coat of Protec was applied and, whilst still wet, Quartz Sand was broadcast into the resin. After brushing off the excess sand, the whole roof surface was sealed with an application of Polyfinish Clear.

ChallengeContractors Guaranteed Asphalt (GA) faced a unique conundrum regarding the insulation of the roof of the O2 Arena, the centre piece on the site of the former Millennium Dome and the first purpose-built music venue in London since The Royal Albert Hall in 1871.As the area required superior acoustic properties, a rock mineral wool product was the obvious solution, however the split-level roof form of the construction meant that loose mineral wool fibres were visible in the surrounding airspace. This is where Knauf Insulation’s technical expertise became invaluable! Knauf Insulation was able to specify a bespoke white-tissue-faced Krimpact product which entrapped the loose fibres.SolutionKnauf Insulation supplied over 100 tonnes of their Rocksilk® Flat Roof Slab Extra at 150mm (2x75mm), a consistent, high density rock slab with superior impact and compression resistance. This material is designed to offer not only the acoustic performance required by such a venue, but also good thermal resistance and an excellent fire rating classification (Euroclass A1 non-combustible, the highest level possible). The white-tissue-faced product was suitable to be exposed to the elements, and later sprayed with a grey solar reflective paint to seal the surface and enable the product to camouflage into its environment.To make the project even more complicated, the cranes used in the production did not fit under the existing structure of the Dome which meant that the roof had to be constructed at ground level and lifted into its final position. This was no problem for Knauf Insulation thanks to its innovative Supakube delivery system, which meant the product could be delivered to the correct area of the project with minimum effort. Supakube uses advanced compression technology and strong packaging materials, which ensures the product is not only easy to store but can be delivered more efficiently saving time and reducing carbon emissions from delivery vehicles as more product can be loaded onto each lorry.

The first and most fundamental element of the roof system though is the waterproofing. Bauder Total Green Roof System (BTGRS) was selected as it provides robust and durable waterproofing with a life span in excess of 35 years, as validated by BBA Certificate 10/4744. The Plant E cap sheet has also been tested by the FLL to ensure long term root-resistance, making it ideal for use in conjunction with the BauderSOLAR G LIGHT system. The BauderSOLAR G LIGHT system is a unique way to combine rooftop vegetation with renewable solar energy. The PV panel mounting boards are held in position using the growing medium as ballast, meaning the waterproofing is not penetrated and therefore compromised. The mounting boards incorporate a water retention feature which allows a small amount of excess rainwater to be stored for short periods of time for the various plant species to feed from. The BauderSOLAR G LIGHT system’s unique mounting system lifts the panels above the vegetation allowing the plant life to grow freely and therefore qualify a greater area of the roof as biodiverse.In addition to the BauderSOLAR G LIGHT system, a blue roof was added to the build-up. Blue roofs are sustainable drainage solutions designed to manage stormwater on a flat roof to reduce water runoff rates and ease flash flooding and standing water in built up areas. The BauderBLUE Roof System attenuates water from a flat roof over a 24-hour period via a restrictive flow outlet. Calculations are carried out to determine the rate at which the water should egress the rooftop. This is determined by the local planning authority and is often set as low as 5-8 litres per second per hectare. With these calculations, Bauder can design each flow restrictorto meet the necessary runoff rate. For the Department of Civil Engineering, the main roof area of 1455.5m² required two flow restrictors, each with flow control holes to ensure the specified discharge rate of 0.77 litres per second was achieved. The maximum depth of water the roof is designed for is the H-max. When the water level reaches H-max, it will drain via the emergency overflow pipe. These overflow pipes are set at the same height as the H-max level. On this project the H-max was calculated to be 99mm. Although an unlikely scenario, this provision for a ‘once-in-a-hundred-years’ storm event will ensure that the structural integrity of the building is always preserved.Project challengesThe roof deck was constructed using a pretensioned concrete plank roof structure. Due to the large span of these planks, the dead load weight to the roof would be restricted. This being a blue roof with green landscaping and PV (a reasonably heavy build up), presented the issue of balancing the need of the roof design and the weight restriction of the supporting structure. To add to this challenging scenario, the pretensioned deck did not provide a completely flat finish. When installing a blue roof, a flat deck with no positive or negative falls is essential, as detailed in the 2018 update of BS 6229 – Flat roofs with continuously supported flexible waterproof coverings. To overcome this onsite challenge,the final deflection of the fully loaded roof was calculated and the concrete deck was screeded to give a flat finish.The resultBauder believes this project to be one of the first of its type in the UK to bring together so many rooftop systems in one space. Project management and clear communication was paramount in order to ensure a smooth installation. The Bauder project team consisted of green roof and solar PV product managers, area technical manager, technical design team, site technicians and approved installers for the waterproofing.With all the different elements being installed, green roof and solar PV product managers worked with our technical team to design the best possible PV array configuration for optimum energy generation whilst also qualifying for the maximum biodiverse area.Bauder site technicians worked closely with Bauder approved contractors, Voland Asphalte Ltd, to ensure works were kept to schedule and that a high quality of workmanship was maintained throughout.To ensure the landscaping is maintained, irrigation was installed by Access Irrigation Ltd. The system, Permadrip Pro, is a drip line irrigation system with anti-syphon design to resist clogging and pressure regulation. Due to the specialist nature of the irrigation system, Access Irrigation Ltd provided a bespoke design service.The result of this network of expertise was a multi-faceted support service for the client, specifier, main contractor and roofing and PV installers. System installedBauder Total Green Roof System (BTGRS)1 BauderPLANT E 42Green, 5mm torch-on root-resistant capping sheet.2 BauderTEC KSA DUOA self-adhesive, elastomeric, bitumen underlayer. Once installed on the concrete pretensioned plank deck, it can act as a temporary waterproofing layer, allowing internal works to be carried out immediately which was a huge advantage on this new build project.BauderSOLAR G LIGHTThis BauderSOLAR G LIGHT system was a key factor in the specification of the project to meet the sustainability criteria specified by the client. 40 PV units were installed on the main roof area on the Departmentof Engineering. The forecasted energy generated for this arrayin its first year is 9.91MWh with a CO2 saving of 5.242 tonnes/a. BauderBLUE SR-B flow restrictorThe BauderBLUE SR-B flow restrictor is designed to be used in conjunction with a standard Bauder bitumen blue roof vertical outlet DN70. The flow restrictor is comprised of four parts; baseplate, overflow pipe, baseplate inner and baseplate outer seal. The polyamide baseplate fits within the 70mm vertical outlet, with the EPDM outer seal creating a watertight fit. The HDPE Overflow slots into the central hole of the baseplate with an inner EPDM seal preventing any leaks. The baseplate has a number (1-12) of 10mm restrictive flow holes bespoke to the project. The flow restrictor has no moving parts, hugely reducing the need for maintenance or risk of failure.

The objective was to enhance the building's aesthetics, improve water tightness, increase energy efficiency, and minimize future maintenance requirements. The initial meeting between the client and Britmet took place at the UKCW exhibition, where the client became acquainted with Britframe, a lightweight and versatile structural solution. Intrigued by its potential, the client arranged for an on-site visit to further assess the feasibility of utilising the Britframe and Slate 2000 roofing system for their project.Slate 2000 is a durable and aesthetically pleasing lightweight roofing material that offers long-term performance and weather resistance. It's stylish design and robust properties make it an ideal choice for enhancing the visual appeal and durability of roofs and cladding. During the initial site visit, Britmet's team evaluated the existing roof condition, rainwater management system, and insulation levels. After careful assessment, they provided the client with a budget price estimate for the proposed project. The estimate included the cost of materials, labour, and necessary ancillary items. To streamline the project, the client signed a Project Assist agreement with Britmet. This allowed Britmet to obtain planning drawings and submit the necessary applications on behalf of the client. Additionally, Britmet provided structural calculations, design drawings, and rainwater calculations to ensure compliance with regulatory standards and best practices. The main objective of the project was to convert the existing flat roof to a pitched roof using Britframe and install Britmet's Slate 2000 roofing system. This conversion offered numerous advantages, including improved water tightness, increased insulation, and resolved rainwater management issues. Notably, the internal gutters, which had caused maintenance problems, were relocated externally as part of the new design.Beyond functionality, the new roofing system and structural solution significantly enhanced the building's aesthetic appeal. A sustainable approach was needed towards the construction of the large 220 space car park required to serve the new building to avoid surface run off and flood risk to the surrounding area.  Using Tarmac's ULTIPOROUS meant planning conditions and would keep the car park free from standing water, even after heavy rainfall. It also avoided the need for additional costly drainage systems and was far less labour intensive than alternatives like block paving, which helped saved time and cost for the client. The smooth, even finish also met the client’s requirement for a safe, low maintenance, all weather surface.

It also featured in the training and development of young people with learning difficulties and with challenging upbringings to learn about construction and green roofing, being able to gain NVQ qualification and further certification for installing green roofs.The green roof will be moved in its entirety to a new premises in early 2022 where the benefits of the M-Tray system are fully demonstrated. Rather than have to dig up tonnes of loose aggregate, established sedum and wildflower planting and sheet drainage materials; each module can be simply lifted up and transported via pallets to the its new home the other side of Milton Keynes at the new YMCA building. As this new premises will house many of the young people using YMCA services, this new green roof becomes their green roof to enjoy.

A green roof system was selected for this project as the client required a roof that would complement and accommodate the step in levels to follow timber decking lines to the 55m² roof terrace areas. IKO Single Ply’s Spectraplan SM120 light grey single ply waterproofing system was overlaid to the existing roof and newly built sun rooms, ready to receive a green roof system.
