In 2014 discussions took place between IKO and Architect for the property, over the possibility of renewing the mastic asphalt roof coverings with an IKO Permaphalt Polymer Modified Mastic Asphalt System. During 2015 this process took place with the work being undertaken by Knight Asphalte, one of IKO’s Approved Contractors. During the works some 35 tonne of IKO Permaphalt was installed and due to IKO’s commitment of supplying Carbon Neutral Mastic Asphalt we are able to calculate the impact this has on the population.

Hundreds of homes have been refurbished as part of a multi-million pound revamp of housing association properties.Tristar Homes spent £8m on the scheme at Kennedy Gardens in Billingham where they carried out work on 225 properties across the three housing blocks as well as creating 12 new one and two bedroom homes which have been made available for rent.The development, completed in September 2014, includes the fitting of new windows, new bathrooms and improved living space due to the new balcony extensions.The roof area before its refurbishment had a U-value of 0.4 W/m²K. This existing build-up would not have met the requirements of the current building regulations Part L.The lower roof had been overlaid at least twice since its original construction. In all but one core sample, the existing insulation was wet through and therefore it was apparent that 90% of the existing roof build up needed stripping to the original asphalt. A further inspection was needed when the asphalt was exposed to ascertain the condition and depth of the asphalt. The asphalt was deemed in reasonable condition so the new system could be installed onto the original asphalt.IKO worked with installing contractors BriggsAmasco to refine the roof specification and recommended IKO Mach One single layer bituminous membrane system, installed to the recommendations of wind uplift calculations and performing to a 0.18U value as per requirements.IKO Mach One membranes are a robust, flame-free, single-layer roofing system with added fire-retardancy. IKO Mach One can be mechanically fastened, ballasted or bonded with polyurethane adhesive.A 20-year insurance-backedfire retardancy guarantee was issued to cover all materials, design and workmanship covering contractor insolvency.

It’s current waterproofing system needed replacing, The IKO Permaphalt System was chosen due to the 20 year guarantee it offered and the previous heritage projects IKO have successfully helped preserve with various waterproof solutions. Existing coverings were removed and replaced by Southern Flat Roofing & Pitched Roofing Ltd, providing a surface that would withstand constant foot traffic as well as the weather that many seafront structures suffer from.

Burton Green Primary School is located in the historic city of York, an outstanding school at the heart of a local community this primary school strives for excellence. The challenging and nurturing learning environment allows children to learn and grow, while achieving the highest potential possible in all areas of the 21st century curriculum.When the roof began showing signs of ageing, it was clear that a long-term solution was required. Working with Project Managers Charles Garth and Principal Contractor Castle Special Projects, Polyroof would work towards providing the best solution to refurbish the ageing roof.The work required and condition of the roof needed to be established first, to do this a survey was scheduled to take place. The survey was conducted on roofing area and it was determined that there were 6 flat roofs that required refurbishment. Areas 1 to 2 were constructed of a built up felt with mineral cap sheet, 50mm PUR insulation, bituminous vapour control, asphalt, 12mm fibreboard and a 50mm woodwood slab deck with timber joists. Areas 3 to 5 were constructed of a built up felt with mineral cap sheet, 50mm Jablite insulation, bituminous vapour control, asphalt, 12mm fibreboard and a 50mm wood wool slab deck with timber joists. Roof area 6 was made up of built-up felt with mineral cap, plywood and timber joist. The original build-up of roofs 1 to 5 needed to be stripped back to the asphalt due to the aged condition of the built-up felt, numerous leak reports were reported. Roof 6 and its original waterproofing was to be retained and made good, later this surface would act as the substrate for the new waterproofing system.Once the survey was completed, a bespoke specification was written and it was recommended that the roofing areas would all benefit from a high-performance waterproofing system. In addition to this it was specified that the roof would be thermally upgraded to reduce the risk of condensation and provide lower fuel bills and energy consumption for Primary School further adding benefits to making improvements to the roof.Liquid Roofing Limited an experienced roofing contractor and Polyroof Approved Contractor was chosen to undertake the work to this project. The proposed system for this project would be Polyroof Protec Warm Roof System. Protec’s liquid roof membrane has a unique flexible hybrid polymer formulation and can be applied to virtually all common roof surfaces.The areas that were required for installation firstly needed to be stripped and removed back to the asphalt, areas 1 to 5 required this. Area 6 was then repaired of any defects and made good where necessary. All roofs required a deep clean, removing any dirt or debris that remained from the first stage. Once this preparation was completed an Air & Vapour Control Layer (AVCL) was then installed to roof areas 1 to 5 making sure that all surfaces are smooth and without voids.Using a Polyroof Twin Pack Insulation Adhesive the Polyroof RES insulation (T&G) boards were bonded and laid to each of the 6 roof areas completing the second stage of the warm roof upgrade. Before the last stage of the installation could begin all joints in the insulation were sealed using taping matt and Polyroof Protec Resin. Polyroof’s extra-tough GRP trims were then installed to create neat and robust edge detailing for exposed perimeters before the main Protec system application commenced.During the project there were some challenging aspects that required care and attention. The project featured a large array of different details ranging from installation of new substrates and trims for parapet walls to the removal of and preservation of tiles/cladding so that the Protec system could be applied correctly. These features required delicate work so that the original tiles/cladding could be reinstated after the application of the system was completed. During the project the rooflight that was originally in place was removed and replaced with a new, before this could happen the Protec system was taken up the upstands and then sealed under flange.Once the project was completed within the relevant time frame of the client and within the budget specified, the Polyroof Technical Services team conducted a detailed inspection showing a high level of workmanship which lead to the client gaining the trusted Polyroof Accredited System Guarantee.

IKO’s Permatrack Bridge Surfacing system was chosen - a waterproof mastic asphalt wearing course for Bridge Decks containing both polymer and epure (Trinidad Lake Asphalt) modifications to the bitumen binder, which offers improved material flexibility and maintains good rut resistance. Existing mastic asphalt surfacing and bridge deck waterproofing was stripped off and replaced with Stirling Lloyd’s eliminator waterproofing system and Permatrack.

Planning requirements meant that a porous system was required to enable sustainable drainage and avoid large scale run-off into the surrounding catchment. Perry Hall Academy, a large primary school built in 1949, with original waterproofing still in-situ. IKO assisted the Academy funding bid by providing a detailed survey report, including intrusive core sample analysis. The roofs were suffering from water ingress, cracks in the mastic asphalt, pooled water and poor heat retention, so decision was made to replace the roofs throughout. New rooflights were also specified to allow more natural light in while the design chosen reduced the external noise transmission. IKO worked with specifier Concept Education Services to deliver the project (some work during term-time) within 6 months.

In early 2020, Birmingham City Council granted planning permission for the redevelopment of Alexander Stadium, ahead of the Commonwealth Games to be held in 2022. As part of this large-scale redevelopment, the client needed a footway surfacing material that would combine visual and aesthetic appeal with a long-lasting finish, tough enough to withstand use by the thousands of visitors expected for the Commonwealth Games.  The new coloured asphalt footways around the stadium track matched the grandeur of the new stadium development and provided the visual impact and visitor appeal that the client was looking for. It also helped provide clear demarcation for spectators to identify pedestrian footways and segregate vehicular traffic from foot traffic. Roof areas totalling 500m² were fitted with 160 PV Modules, enabling the centre to generate at least 44.23 mWh of solar power each year and annual CO² savings of 23.40 tonnes. The PV system was installed without any penetration of the waterproofing or roof deck, ensuring the integrity of the roof is completely upheld. BTRS meets current UK Building Regulations Part B for external fire protection and features torch-free and safe to torch installation on combustible details. LiquiTEC Cold Applied liquid waterproofing Utilising Bauder’s PMMA cold applied liquid waterproofing on one of the roof areas ensured a fully watertight solution around rooflights and below upstands that could not be raised.  Project challengesAlthough the deck appeared to be in a reasonable condition for reuse as part of the refurbishment, there were large deflections to some areas and the existing waterproofing that overlaid the original system had been poorly installed and had pulled away from the asphalt below and so needed stripping prior to works commencing. The existing insulation was inadequate and left the building falling short of the current requirements. A thermal upgrade was incorporated into the works using a tapered insulation scheme which helped to solve the deflection issues by creating falls on the roof. To meet the minimum upstand requirements, the existing extractor vents needed to be removed to allow for the increase in the kerb height. Large continuous structural rooflights providing natural light to the building below were deemed thermally inefficient. The rooflights were upgraded during the refurbishment to meet current standards.  The resultBauder systems are only installed by Bauder approved contractors to ensure quality. A good example of the before and after effects of laying a sedum roof garden and accompanying deck and paved area onto a small domestic roof terrace. All these products are designed to sit on top of the waterproof membrane (in this case single ply) there was no issue of damage to the roof. The support pads lifted the decking off the roof, eliminating the risk of the timber piercing the membrane, and drainage was maintained through the roof surface since the green roof system has a cavity beneath its own reservoir and drainage layer to allow water run-off.

Another example of the BBA Approved asbestos roof coating system, Asbestsoeal from Liquasil Ltd. The asbestos cement roof was first cleaned using a closed box pressure washer. All waste was filtered and disposed of by a licensed asbestos disposal contractor. Metal fixings were treated with Liquasil SWT Corrosion Primer and then sealed, along with small cracks and holes, with Non-Sag Sealer before the roof was coated with Asbestoseal 20. The project included GRP rooflight replacement and new ridge detail and flashings.

The building that would be the St Margaret’s Primary School, officially opened by Robert Leitch the local parish vicar in 1889 provided education to children up to fourteen. The school underwent many changes in structure throughout its over 100-year existence continuing to provide the high level of teaching it always held. In 2012 it underwent a further change in the form of a huge modernisation project that would extend the school and allow more students to be taken. Unfortunately, leaks were reported on the older parts of the building and despite localised repairs were not ultimately solving the problem.After reports of leaks it was imperative that the roofs in question were inspected to find where the issues were originating, in action to this a site survey was undertaken. The survey highlighted the original build-up consisted of an asphalt on a timber deck, this original system was in a aged condition. It was also shown that standing water and vegetarian had developed on the roof. In order to protect the building from further leaking it was determined that the roof would benefit greatly from the installation of a high-performance waterproofing system.Along with waterproofing improvements, there would also be improvements made to the falls which would reduce the amount of standing water present on the roof.Waterproofing would not be the only recommendation; the roof was also to receive a full thermal upgrade which would further provide the benefit of increase fuel bills and less energy consumption for the school.Taking into consideration all these points, the Polyroof Technical team began creating a bespoke specification that would provide the details needed to make these recommendations a reality. The Polyroof Approved contractor Thomas Cassie & Sons was specifically chosen to undertake this project due to their experience in liquid roofing systems. With a specification and approved contractor ready the project could officially commence.

In this instance the Ascent steps were specified for use with an adjacent MSA Latchways climb-latch fall protection system. If collective protection is required handrails can be supplied to one or both sides of the steps. The Ascent Aluminium steps were specified for this project by Eurosafe Solutions Ltd a specialist fall protection company who also installed steps. The Ascent Aluminium walkway steps are tested for use on the aluminium standing seam roof and are secured back to the roof sheet using a proprietary support clamp. The Ascent aluminium walkway is designed in accordance with BS EN 516:2006 Prefabricated accessories for roofing, BS 4592, Industrial Type Flooring and stair treads, BS EN ISO 14122-3 Stairs, stepladders and Guardrail, BS 7976-2:2002+A1:2013 Pendulum slip resistance. And is manufactured under ISO 9001 and CE 1090 factory production control procedures, creating a walkway that is CE / UKCA compliant.The walkway steps can be configured with a handrail to withstand a loading of either 0.36 kN (general duty) or 0.74 kN (heavy duty) and can be supplied with an optional toe-board if required. The system can achieve these loadings without the need for additional bracing, allowing the walkway to be placed against the area to be accessed. UKCA / CE marked. This exclusive up-market housing development in rural Somerset, required surfacing for what would become an adopted residential road. Planning requirements specified that a sustainable form of drainage would be needed to gain planning consent. ULTIPOROUS, Tarmac’s durable porous asphalt was recommended. It would allow full infiltration of rainwater to eliminate puddles and standing water even after heavy rain. It would also achieve a safe, all-weather surface for residents and avoid surface run-off into the local catchment. The approach taken, meant that no drains or manholes were required, which is another advantage of using this product for architects and designers. It would also deliver lasting durability, helping to minimise future maintenance requirements.
