Teesside-based logistics firm AV Dawson has built a new 130,000m3 warehouse specifically to store £15m-worth steel coils for a nearby international car manufacturer. With the steel at risk of ‘sweating’ and rusting in high humidity levels exceeding 65%, the company was tasked with ensuring a very specific climate for the warehouse (without which the steel would be rendered unusable), while also maintaining low energy costs.The SolutionHoward Tribick, director at local renewable energy specialist and NIBE Pro Installer HT Energy, specified, designed and fitted ten NIBE F1345 ground source heat pumps (GSHPs). Given the site is built on top of an active water table (the River Tees), Howard and the team were able to make the most of the surroundings as a natural energy source. The heat pumps collect heat from 70 bore holes, each 150m deep – a total of 10,500m of active bore hole depth. Each 60kW GSHP is paired with its own ventilating unit and 500L NIBE UKV buffer tank – producing a total output of 600kW. Solar panels on the roof provide an additional 220kW to help meet the warehouse’s electricity needs.ResultsWith the ten GSHPs now fully operational, the results have been even better than expected – with a seasonal performance factor (SPF) of 3.65 and average humidity levels of just 47%. Interconnected with 3km of header pipes, the GSHPs are spaced equidistantly along one side of the 264m-long building. The units are set up as separate systems, so they can work independently of each other or together as required. This provides an added level of security for the customer, ensuring the system can cope at all times and the steel is kept at optimum conditions.Customer Testimonial“This system made perfect commercial sense for us. While the initial outlay was greater than some of the other alternatives, GSHPs provided the most cost-effective solution by far in the long term. In fact, compared to natural gas, we will be making an impressive energy saving of 1.58 million kW/h each year. Newton Specialist Basement Contractor MacLennan Waterproofing was approached to specify a guaranteed waterproofing solution for the new-build basement.After reviewing the technical drawings, MacLennan decided to bring the job to Newton, whose product range was perfectly suited to the project requirements. Newton and MacLennan are both privileged to be the companies chosen to share in securing the future of the Palace of Westminster.This complex project required the design and installation of an external waterproofing system, an internal cavity drain system, and a polyurea roofing system to ensure a high standard of waterproofing.Externally, Newton’s innovative ‘Type A’ 403 HydroBond membrane was applied extensively to ensure the necessary waterproofing around the basement, whilst internally, Newton 508 and Newton 520 membranes were both applied from floor to ceiling as part of Newton’s complete System 500 cavity drainage solution. With the finished structure in place, the waterproofing was finally completed by the application of both a polyurea coating and further drainage membrane to the roof deck of the basement.With a waterproof basement fully compliant with the requirements of BS 8102:2009, coupled with guaranteed protection against water ingress, this newly completed, large basement area, situated directly next to the River Thames, provides a durable and well-established waterproofing solution, utilising multiple Newton Systems to great effect.

The purpose:Taylor Wimpey’s Eclipse development was the final phase of the large-scale modernisation and renewal strategy for the London Borough of Walthamstow Forest, known as The Blackhorse Lane Action Plan. Eclipse would offer affordable social and private housing via 500 homes in two six-storey apartment blocks.To help satisfy one of the Plan’s objectives- “to ensure new developments incorporate the highest levels of sustainable design and their impact on climate change is minimised”- we installed green roofs on both blocks. As it was the final development phase, space was limited; time was also an influencing factor in facilitating the tight build programme,avoiding delays, and enabling the client to deliver much-needed new homes.Our solutionTo enable fulfilment of the brief, we recommended our HM-40 Paratech Hot Melt Roofing System as the inverted waterproofing base for the green roof. A fully-bonded system, HM-40 is a robust, durable, and highly flexible monolithic, self-healing hot-melt waterproofing system for protected roofs, green roofs, terraces, and podium decks with a 40-year durability statement. In addition, it is firerated for unrestricted use when covered with a green or ballast roof.Unlike other hot melt systems that use fleeces, the Paratech system incorporates a reinforcement mesh: this allows the system to be rolled out, making waterproofing installation faster, thereby enabling the contractor to lay the top roofing layer of artificial grass and landscaped green roofs. Unfortunately, an on-site compound to store the roofing components was unavailable. We worked closely with T&T Roofing and Taylor Wimpey to ensure deliveries arrived in build sequence for immediate use, but without adversely impacting residents who had already moved into their newhomes.“The features of the flat roof system provided a seamless, issue-free roof installation, with rapid installation time causing minimal disruption. Langley’s technical team was always on hand to provide assistance when necessary, working collaboratively to guarantee a consistent and highquality installation.”

BackgroundFor the perfect example of architectural excellence which not only delivered an impressive aesthetic, significant environmental benefits, and a more robust structural foundation, but also improved thermal performance, look no further than the eight-storey, three-building Building Safety Fund (BSF) project Devonshire Mansions.Situated in beautiful Eastbourne on the south-east coast of England, Devonshire Mansions were an extremely attractive choice for those wanting stunning sea views and some peace and privacy. However, due to their location in a high exposure area, the buildings were aged and weather-beaten, and required a full overhaul and refurbishment to modernise, align with current safety regulations for high rise buildings, and strengthen the buildings at their core whilst rejuvenating the exterior.Understanding and appreciating K System’s renowned ability for outstanding refurbishment projects, Pavehall contracted K Systems to completely refurbish this residential development and deliver on the following four primary objectives:- Remediate unsafe cladding- Improve the thermal performance rating of each home- Update and seamlessly replicate existing façade features- Deliver a solution with acoustic benefitsOur ServiceIn collaboration with Archiflair Design, Pavehall, and Fullers Plastering, K Systems delivered an industry-leading, insulated façade solution that fulfilled the desired criteria, achieved a U-value of 0.26 W/m²K and resulted in an outstanding architectural structure.The commitment of K Systems team, their continuous communication, in-depth level of reporting, and consistent presence on site not only ensured a perfect refurbishment, but also instilled 100% confidence in the supply chain throughout, showing exemplary levels of customer service.This project is a great example of how K Systems overcame various construction challenges to deliver within the agreed time constraints.The make-up of the façade had multiple protrusions in forms of balconies meaning that every sheathing and insulation board had to be cut to fit. Replicating this without compromising on the strict site deadlines was a challenge but under the great install team and K Systems’ expertise and onsite presence, this was achieved.Additionally, Devonshire Mansions had a problematic substrate and challenging aesthetic deliverables. Working closely with all partners, and utilising digital technology, K Systems mapped out the refurbishment and specified the ideal solution to Pavehall for implementation.Technical Project DetailsAfter a comprehensive scoping process, K Systems discovered that the existing system had a drained cavity build up and when removed, the sheathing boards were compromised by water. With the buildings being high rise, steel frame and multi-occupancy, the industry-proven K Systems Exicco Cavity Drainage EWI System was specified.In the Exicco system, the drained cavity behind the insulation ensures that any interstitial moisture escapes without detriment to the performance of the system. Due to their seafront location, Devonshire Mansions were prone to fierce rain and water exposure, so this system was the ideal choice to ensure any future moisture or condensation build up was allowed out to avoid compromising the substrate or newly installed façade.Once the strip out of the existing façade had occurred, further challenges were discovered – the substrate was far from line and level. This meant that every rail within the newly installed EWI system had to be packed out using steel shims to create a level vertical façade, subsequently adjusting the specified fixing lengths to suit.Some elements of the substrate were high strength concrete incorporating a flint aggregate which proved problematic for standard mechanical fixings. Via K Systems’ on site support, a suitable, more bespoke fixing was specified which ensured proper anchoring of rails and intumescent fire barriers. A swift solution was achieved with no detriment to the construction programme.The newly installed Exicco system was combined with the K Systems M (Mineral Wool) system. This high performing system provides optimal levels of fire resistance and noncombustibility and its installation at Devonshire Mansions meant that the fire classification of the buildings was upgraded to A2-s1,d0 meaning that the development is now compliant with the latest building regulations for all high-rise dwellings in England, further ensuring the safety of residents.Devonshire Mansions is visually impressive with its feature balconies, architectural cornices, ashlar panelling and quoin detailing. It was a specific requirement of the client to remediate the unsafe cladding without losing these exterior design features.K Systems created two specifications; one for the elevations and one for the balconies and provided bespoke detailing to allow them to seamlessly harmonise as one façade. Ashlar panelling and quoin detailing was replicated cost-effectively using varying thicknesses of non-combustible mineral wool insulation which was over-rendered skilfully by the contractor using K Systems Silicone Thincoat render.The more intricate cornice features were all bespoke manufactured using compliant non-combustible materials and integrated into the design with K Systems providing robust detailing to create a water-tight barrier and eliminating cold bridging. Decorative columns were installed at ground level to complete the façade.The eye-catching, waterfront dwellings were finished with Silkolitt+ - a versatile, easy to apply, water repellent, durable, and low maintenance thin coat render, perfectly paired and formulated for use with our Exicco systemOverall, K Systems specified a fit-for purpose, non-combustible façade with a high level of complex architectural detailing using cost effective solutions. The installation process was overseen by our unrivalled site support team who were frequently on hand to solve any issues as they arose.“Working alongside K Systems on a project of the size and nature of Devonshire Mansions was a true pleasure. Established in 1890, Headingley Stadium has been a Leeds landmark for 130 years. Unlike traditional oval stadiums, Headingley has two adjacent grounds—the Headingley Cricket Ground and the Headingley Rugby Stadium. Dividing the two is a new corporate hospitality space, with panoramic views of each field. Completed in 2019, the hospitality space boasts eight event suites, 12 meeting rooms, and 36 hotel rooms, designed to be a world-class venue and corporate destination.“Raft was chosen for the space because of its sleek aesthetic and effectiveness in open-plan environments.”Interior designers SpaceInvader worked alongside Caddick Construction, tackling the project with a blend of functionality, flexibility, and aspiration. Finding the balance between timeless corporate design and practical event space meant incorporating design elements that perform a dual purpose. A feature of the building, the Emerald Suite functions as a versatile event space; easily configured to be a theater one night and a dinner and dance hall the next. Due to the 500-person capacity and spatial flexibility, the acoustics had to be perfect. Originally SpaceInvader were investigating an off-the-shelf product, however, when unimpressed with the offering, Autex were brought on to create a bespoke solution.While the acoustics were a priority, SpaceInvader wanted a treatment that could double as a design feature. A custom Frontier™ Acoustic Raft system was designed and installed as 40 mm slats; equal parts Flatiron and Savoye used to create a banded salt-and-pepper ceiling feature. Raft was chosen for the space because of its sleek aesthetic and effectiveness in open-plan environments. The compressed polyester outer shell absorbs high frequencies, while the calculated air gap in the centre absorbs lower frequencies. Spread across the expanse of the space, the Raft system controls the reverb and echo that would otherwise be exacerbated by the parallel glass walls. Completed on time and within budget, the finished space tastes of subtle elegance with rich, warm accents. The soft furnishings and tasteful luxury are matched with acoustic comfort, successfully creating space for people to eat, drink, and celebrate in the company of others.

A prestigious block on Connell Crescent, The Vale was subject to planning guidance that insisted the block remained in-keeping with the more traditional neighboring blocks. The system installed is Licata FireSafe Brick slips. Using a 7mm extruded brick slip the system is one of the lighest systems available on the market. Coupled with class A2 fire performance and a U-value of 0.039W/mK, the apartments not only met all NHBC and local planning design criteria but provides the occupant a safe and energy efficient environment.

The Cartcraigs high-rise project located in the heart of Southside Glasgow was a rewarding project to be involved with allowing real transformation and change in several key areas.The tower block was originally built in the 1960’s with a grey cladding finish but due to decades of inclement Scottish weather, the building was weather-beaten, tired and dated. With its stature and prominent location, the building should have been an attractive living option in Southside Glasgow but instead was unappealing to potential residents, and in desperate need of modernisation.Rising fuel prices and the current poor thermal performance of the tower block, meant it was extremely difficult and expensive for tenants to heat their flats – so much so that many occupants were considered in a state of fuel poverty.In collaboration with MAST Architects and our approved installer PWM, we designed a façade solution that not only significantly improved the thermal performance of the building, but transformed Cartcraigs aesthetically creating a modern, fit-for-purpose living space.A complete revamp which has given the building a new lease of life and delivered safe, modern and energy efficient homes for the residents.Our ServiceDue to the scale of this project, the congested location and small site footprint, we had to work closely with our approved installer, main contractor, and local authority to ensure minimum disruption to both the residents of Cartcraigs and residents of the surrounding area.Delivery routes and schedules were agreed to ensure consideration for local residents throughout the project.As part of our service commitment, our Site Application Specialists carried out regular site visits to ensure our system was installed to the highest standard and in line with our specification.They were available throughout the duration of the project to provide technical guidance, installation support and ensure the highest levels of quality. This allowed the K Systems Technical & Logistics Teams to support the schedule of the project with timely delivery of materials to site and ensuring there were no delays during the installation and inspection processes.“In conjunction with the Architects we approached K Systems to design a system to comply with fire regulations and offer a solution to make the look of the building more aesthetically pleasing along with making it a point of interest within the Southside area. Great site support was provided by Ally along with Technical/Service support from Jim and Martin. The team at PWM look forward to working on our next project with K Systems.”Kevin Fox, PWM Projects ManagerTechnical Project DetailsThe original façade incorporated a 25mm cavity with reinforced concrete inner leaf shaped panels, which could be seen beneath the then grey façade panelling. Wheatley Group, the client, had requested a clean, crisp, and smooth finish that would also comply with Scottish Fire Regulations.After numerous design meetings taking into consideration client requirements, budgets, and timeframes, we put forward our industry-proven K Systems M Silicone EWI system. The system was designed using 160mm non-combustible mineral wool insulation to meet the 0.18 (W/m2K) U-value requirement, making it the perfect choice for the refurbishment to combat the heating issues faced by residents and futureproof the building as a viable living space for years to come.Bespoke technical detailing and rigorous adherence to our high-rise policy ensured a high performing system with an A2 non-combustible fire rating, complying with all safety regulations for buildings over 11m in Scotland. The 160mm insulated grey and white façade delivered a really attractive high-rise that will now better withstand the Scottish elements.The finish used was our high-performance thin coat render, Silicone TC15. The contemporary colours of grey and white were chosen from our wide range of colours which visually transformed the 17-storey building. Our polymer rich Silicone TC15 allows ease of application, and its hydrophobic properties will provide a clean, crisp and low-maintenance finish for years to come.Our specification included bespoke detailing to provide solutions for Cartcraig’s individual retrofit design challenges. We also commissioned wind load calculations and fixing pull-out tests to determine optimum fixing patterns to anchor the EWI system to the different substrates. Ultimately, a safe, thermally efficient and visually appealing result was achieved.“K Systems provided a great overall package from the inception of this project with design advice, through the technical stages, with assistance through specification and then with the provision of weekly reports and checks once the project got on site. Berry Systems supply and installed safety barriers and balustrading to protect loading bays, warehouse racking, pedestrian walkways and the plant.The new Co-Operative Composite Distribution Centre in Birtley covers 25,600 sq metres (276,000 sq ft) and supplies a vast range of products from 3,500 lines to 262 Co-Operative stores in the North of England.Activity in the centre is extremely busy with hundreds of vehicle movements daily facilitated by 500+ members of staff. We won the contract to supply and install all the safety barriers, balustrades, loading bay barriers and racking protectors inside the warehouse, as well as the vehicle perimeter barriers and ramp barriers externally.All the products, with the exception of the galvanised spring steel barriers, were painted in high visibility yellow. The spring steel barriers are designed to absorb  impacts from HGVs and forklift trucks while retaining their own integrity and ongoing effectiveness. The Co-Op were determined to ensure their new development was as environmentally friendly as possible. Waste oil helps provide heating and the lighting system is solar controlled to eliminate wastage. It ensures a variable level of interior lighting to automatically complement exterior levels.

BackgroundK Systems’ retrofit of the REEMA non-traditional construction Properties in Swindon, South-West England, is a stellar example of the company’s ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Swindon Borough Council had a development of 50+ properties in Upper Stratton all with aged facades and poor thermal qualities, some with U-values as inadequate as1.59W/m ² K.K Systems supported Swindon Borough Council, led by Projects Surveyor John Black, to completely refurbish this residential development and deliver on five primary objectives:- Improve the thermal performance rating of each home (SAP rating)- Deliver greater thermal comfort for residents- Choose a solution with acoustic benefits and non-combustable benefits- Reduce tenants’ energy consumption- Deliver an attractive aesthetic that would uplift the areaHaving a good reputation for matching systems with finishes to deliver its clients’ visions, K Systems partnered with approved installer, Rateavon Ltd, to scope out theproject and specification in fine detail, with particular focus on insulating properties and aesthetic.Our ServiceK System worked in collaboration with Swindon Borough Council and Rateavon Ltd to upgrade these poorly insulated houses and deliver a total revamp of the properties, resulting in thermally efficient homes.One of the primary requirements was to improve the performance rating of each home, with a target U-value of 0.30W/m²K. In fact, K Systems exceeded that in the project delivery by achieving a U-value of 0.29W/m²K.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Digital technology was deployed from the very beginning to produce models and CGIs (Computer Generated Imagery) to not only assure Swindon Council the finished project would meet its specific requirements, but to also guide the design process and ensure compliance with all health and safety regulations.Regular inspections and site audits were carried out alongside Swindon Council to ensure the same level of care and attention to detail that applied when specifying theproject was being applied during its implementation and delivery.Technical Project DetailsOn initial inspection, K Systems found a problematic substrate. The REEMA hollow panel non-traditional construction properties are constructed of a concrete frame with thin concrete panels to the exterior façade. This type of thin panel construction created a significant challenge for the team to find a suitable EWI fixing, but with the help from Rawlplug, one of our EWI fixings suppliers a robust and safe fixing solution was found, without compromising the existing REEMA construction.Harnessing years of EWI system design knowledge and unrivalled expertise in this field, K Systems worked closely with Rawlplug and a structural engineer to identify a suitable fixing detail and pattern which would not only be robust but also suitable for this type of substrate.With a structurally strong solution agreed, focus then turned to the appropriate insulation solution.After a comprehensive scoping process taking into consideration client requirements, project objectives, budgets and timeframes, K Systems specified the industry proven K Systems M, Mineral Wool EWI system to not only significantly boost thermal performance of the buildings but also reduce noise pollution for the tenants.K Systems 100mm Mineral Wool insulation has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the refurbishment as it would combat the increased heating costs faced by residents whilst retaining the solid foundations of the existing building and reducing the risk of condensation or mould damage.Other technical benefits which made the K Systems Mineral Wool system the ideal specification for this refurbishment include:- non-combustibility, A2-s1,d0 fire rated- its excellent acoustic properties, reducing noise pollution- its environmentally friendly composition as the insulation is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)- its workability and easy to cut format, reducing labour time across the board for the team.Having identified solutions that improved structure and thermal performance, K Systems then offered the best quality finish for the properties – an aesthetically pleasing, cost effective combination of VBriQ+ clay brick slips and Silkolitt+ silicone render that both Swindon Council and the residents would be proud of.VBriQ+ is a lightweight, highly durable, clay brick slip system and a more cost-effective finish option in comparison to tradition brick systems without compromising on quality, weather resistance, workability and durability. This made it perfect for a project of this scale – a project which required maximum and long-lasting impact without incurring maximum costs.The Silkolitt+ silicone render finish rejuvenated the properties’ exteriors and massively enhanced the area’s overall aesthetic, making it a much more appealing place to set up home.Yet again going the extra mile for clients to ensure unrivalled workmanship and longevity, K Systems finished all 52 properties with K Pro - a water-based protective treatment used to provide long term enhanced water repellent properties to external render and other masonry surfaces, helping combat the problems associated with water intrusion including efflorescence, frost, water-soluble pollutants and algae growth meaning the substrate will stay clean and dry for longer.K Systems and approved installer Rateavon Ltd delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Swindon Council, and the residents of the newly improved homes.John Black, Projects Surveyor at Swindon Borough Council, said:“Throughout the project K Systems have supported Swindon Borough Council agreeing all detailing to ensure current day Building Control Regulations were met. Ongoing replacement of old doorsThe challenge Hart were consulted to help reduce vermin access mainly from pigeons, seagulls and geese attracted by the feed/agricultural nature of the production process. The doors needed to be capable of thousands of operations in dusty conditions allowing large vehicles fast access to the facilities. The solution With over 30 Hart doors installed across six production facilities, the latest contract replaced existing roller shutters, which remain open all day, with seven Speedor Storms, one Speedor Super and one fast action roller shutter. The emphasis was on speed of open/close cycles to significantly reduce the vermin access and improve energy efficiency. The success The investment by Cargill is also part of a drive to improve energy efficiency by 5% and to maintain a better working environment and temperatures within the building as well as preventing unauthorised access to different areas of the plant. The Review:“I wanted to say I was really pleased with the job David and guys have done. In 2014, they unveiled a £12m office for the global banking giant HSBC.Utilising in-depth knowledge, that Munroe K had about their client and the local area; the project had a number of specific requirements that needed to be addressed from the start.The BriefSecurity and Aesthetics were the two key areas taken from the client’s requirements for their car park security fencing. These included the following:A fencing system that would provide open ventilation for the car park.Additional high security fencing to the rear of the car park due to the construction of plant and control equipment compounds.Anti-climb and anti-cut properties to all fencing systems.Aesthetically pleasing without compromising on the inbuilt security.After working through the wide range of car park security fencing systems in the CLD range, the client selected Safeogril Open Mesh Fencing for the front of the car park and Securus 358 Anti-Climb Mesh Fencing System to secure the rear. They required the front of the car park to look visually pleasing and; at the same time, fit within HSBC’s brand to complement the new offices. Alongside the aesthetics, the architects wanted the car park security fencing systems to still encompass a wide range of security features in order to keep the car park secure.The installation was completed by Davison Fencing, a member of CLD Systems Approved Contractors, working with ourselves and the architects for the duration of the installation process.

A new ferry terminal on Brodick Bay, created as a tourism and community gateway to the Scottish Isle of Arran, has been fitted from stem to stern with door and window systems supplied by GEZE.Maritime design and modern comfortThe ship-shaped terminal, designed by the renowned architectural firm Norr of Glasgow, is part of a £30 million investment which aims to update the harbour, get it ready for 21st century travel, and improve passenger comfort.Natural ventilation thanks to automated windowsThe generously sized lounge with its double height and large wall of windows on the western façade offers visitors a breathtaking view of Brodick Bay. The large windows, which are automatically opened and closed by 30 GEZE Slimchain chain drives, give the reception area at the main entrance to the building a bright and spacious feel. The uniquely slim and understated look of the Slimchain window drives integrates perfectly into the unique façade design of the Brodick ferry terminal.The Slimchain window drives were installed not only on the large windows in the lounge, but rather throughout the entire two-storey building – with the exception of the upper ventilation openings: Powerchain chain drives are used there. These especially powerful window drives were chosen to operate the larger windows, since they allow for large opening widths – which is important for quickly venting smoke in case of a fire.The window drives are connected to a GEZE MBZ 300 SHEV control panel for smoke and heat extraction drives, which is integrated into the building management system of the terminal. This makes it possible to easily control and monitor the complex natural ventilation system.Ventilation, smoke and heat extraction, and emergency exit protectionThe windows in the staircases are also equipped with Slimchain chain drives. If needed, the window systems also allow for natural smoke and heat extraction: In case of smoke and heat, the smoke extraction solutions open the windows and control fresh air openings, so that lifesaving escape routes remain smoke-free and safe to use in case of an emergency. In addition, GEZE OL Line manual fanlight openers provide supplementary natural ventilation.Door systems for accessible fire protection doorsBeneath the glazed western elevation are two automatic swing doors to either side. These are powered by GEZE Slimdrive EMD-F door systems, just like another door on the side façade of the building. The electro-mechanical swing door drives for single leaf fire and smoke protection doors are extremely versatile: They provide power assisted opening and can be initiated using the operating button with constant opening and closing speed. Integrated obstacle detection also identifies potential obstacles and stops the opening or closing process if needed. By doing so, Slimdrive EMD-F drives also ensure easy and safe access for people with mobility issues.Understated design and high access convenienceFrom the main entrance, a glazed corridor leads to a bi-parting sliding door powered by a GEZE Slimdrive SL NTsliding door system, which leads into the foyer of the main reception area. The Slimdrive door drive fulfils two key stipulations here at once: It is suitable for interior and exterior doors with high levels of footfall, and ideally suited for glass façades with high design standards – such as the Brodick ferry terminal – due to its low operator height of just 7 cm.
