Coláiste an Chláirín Bauder Thermofol single ply waterproofing system with BauderROCK insulationSynopsisThe new Coláiste an Chláirín building in Athenry, Co Galway is a post primary school consisting of classrooms, a special needs unit, sports hall, general-purpose hall, staff amenities and extensive external facilities designed by Smith Kennedy Architects & Healy Partners Architects. The project was managed by JJ Rhatigan and Company and the roofing element appointed to Priority Roofing and Cladding Ltd. The roof of the main building and the gymnasium required flat roof build-ups to meet the specifications as set out in in SDG 02-05-03 (Acoustic Performance in New Primary & Post Primary School Buildings), while meeting the general performance requirements specified within TGD 021-7 2018 (Minimum Performance Standards of Roof Materials and Finishes). The chosen system had to meet an acoustic performance of 35dB indoor ambient noise level (IANL). It was decided that, despite sports halls having a slightly higher IANL threshold, the 35dB performance criteria would be applied across all areas of the school, with control of reverberation being a key consideration in the gym.Bauder Building BoardProject:Coláiste an ChláirínLocation:County GalwayProject type:New BuildRoof size:8550m²Main contractor:JJ Rhatigan & CompanyApproved contractor:Priority Roofing & Cladding LtdThe specification:The Architect specified that the insulation used in the flat roof system should be non-combustible and achieve a U-value of 0.16Wm²k which actually exceeds the thermal requirements as described in the Irish Building Regulations Technical Guidance Document L for flat roofs in schools.BauderROCK was specified to achieve the thermal and acoustic requirements of the design. As a Euroclass A2-s1,d0 non-combustible material, BauderROCK also provided the specified fire performance. This insulation could be used across all roof areas, with some adaptations for the gym which required additional acoustic performance due to the inherent nature of the space. Acoustic infills were used in the troughs of the perforated metal deck, thus combatting the reverberation of the indoor environment.  Products appliedBauder Thermofol PVCAn integrated single ply waterproofing system, featuring a lightweight, cost effective membrane which offers a pleasing aesthetic finish on a flat roof. This system holds fire classification BROOF(t4) for compliance with building regulations under TS 1187 test method 4 for external fire exposure to roofs. BauderROCKHigh density mineral wool insulation.Project challengesOne of the challenges of this project was the ambitious schedule. The use of the self-adhesive air and vapour control layer (AVCL) enabled the trades working within the building to progress quickly without being delayed by weather conditions. BauderROCK is relatively quick to install, as was the lightweight single ply waterproofing.  The resultThe project was finished to time and specification with exceptional workmanship from the fixers at Priority Roofing and Cladding and superb collaboration from all parties throughout. The membrane was finished with standing seams to create a statement look. The roof achieved a U-value of 0.15 W/m2k, exceeding the thermal target, and met or exceeded the 35db IANL requirement across the main building and the sports hall.  The thermal performance, which will hold up for decades to come, will also impart energy efficiency benefits that reduce running costs at the school in the long term. Finally, the non-combustible nature of the mineral wool insulation ensured that the build-up met the fire safety specification. System installed Bauder Thermofol PVC single ply waterproofing system1 Bauder THERMOFOL U15 V FRThis 1.5mm polyester reinforced Poly Vinyl Chloride membrane (PVC) membrane benefits from being highly flexible due to the incorporation of internal plasticizers during the manufacturing process. The combination of materials within this membrane provides high tensile strength, with thermal stability and chemical resistance.2 BauderROCKA mineral fibre non-combustible insulation with high acoustic performance. The dual density mineral wool composition delivers compressive strength, whilst keeping the overall weight to a minimum and providing high noise absorption which enabled the complete system to meet project requirements.3 BauderTEC DBR 06This 0.6mm, self-adhesive, elastomeric air and vapour control layer is light weight and benefits from cleaner, safer, and faster installation than traditional torch applied membranes. Advocacy Niall Hanley, Contracts Manager at JJ Rhatigan, the project’s main contractor, said:"Coláiste an Chláirín Athnery was a great success and in particular the use of the self-adhesive AVCL in advance of the build-up allowed works to commence immediately internally, which was critical from a programme perspective.” Kevin Ryan, Director at Priority Roofing, explained:"We found the system both practical and efficient to install. The combination of the availability of the products and the technical backup received was superior to any other system that we have worked with.”  Eoin O’Grady, Associate Director at Healy Partners Architects commented:"We are delighted with the overall delivery of the roof build-up and the performance achieved. The PE hall solution to deal with reverberation noise as well as rainfall noise was very successfully managed. We look forward to working with Bauder on future projects.”

The air-handling unit support frames were supplied via a wholesaler in Hampshire to the building services engineers working on site. There were four large air-handling units to support in total, all circa 6000kg in weight each. All our frameworks were designed to manage the imposed loads of the AHU sections being supported, to ensure uniform load distribution through the frame feet was achieved.

In order to achieve the BREEAM rating of “Excellent”, the fourteen storey building, constructed in 2009 in London’s Bank Conservation Area, incorporated several sustainable features, including our rope and rod Green Wall System. To create the ideal habitat for wildlife, the green wall design included bat boxes; providing a safe place for bats in the city.Green walls can be used in cities to help improve the local air quality by trapping dust and pollutants; in addition to absorbing carbon dioxide and releasing oxygen. Green walls can also be used as an effective graffiti deterrent in areas where this is an issue, as green walls make the application of graffiti to structures near impossible, and this is just one of many benefits of green walls. Additionally, the green wall is helping to provide cleaner air in the urban environment – and looks great!

Moy Construction Co Ltd were awarded a contract to refurb the swimming pool and changing areas at Perseid School in Surrey. The school offers an educational provision for children with difficulties and/or physical/sensory difficulties, and therefore, safety was paramount. As part of the refurbishment a hardwearing, slip-resistant flooring system that offered longevity was essential. The floor has been previously tiled, but due to water ingress, kept failing and required frequent repair. Rising maintenance costs and risk of slips prompted the school to look for alternative solutions, with resin being an obvious choice. An MMA resin floor provides a seamless, hardwearing and impermeable finish that will offer years of service. Moy Construction Co Ltd removed the existing floor tiles and installed a new screed prior to the installation of the resin system.From the offset, achieving a floor finish with a suitable slip rating was non-negotiable. The Degafloor QTA system is a quartz trowelled system which can be laid to falls. The system, which is broadcast with a quartz aggregate, provides excellent slip resistance, even in wet conditions, ensuring high levels of safety are maintained at all times.The project, which included the swimming pool surround and adjoining changing rooms, totalled 145 sqm and 135 lm of coving. The installation was completed over 5 days and to the satisfaction of Moy Construction Co Ltd, who were happy to have the project completed to a high standard, on time and within budget.

The Olympic Stadium’s transformation into a multi-use stadium has seen the specification of Marlon CS polycarbonate rooflights. The 44,000m² roof is the largest cantilevered roof worldwide and includes 4,484 polycarbonate sheets. The project was a feat of production and delivery logistics with each sheet cut to size forming 2,756 unique shapes and labelled with a unique placement code to ease installation. With the stadium width 84 metres at its deepest, the transparent roof covers all 54,000 spectator seats protecting fans from the elements as well as ensuring optimum grass growth for pitch perfect conditions.

As Newton Specialist Contractors, Stonehouse were called in to waterproof four of these impressive structures and turn them into a completely dry commercial space. The four vaults were situated just North of the River Thames in Central London, a short walk from such famous landmarks as Smithfield Market and St Paul's Cathedral.The Grade II Listed structures are each over 4 metres in height, and form part of an impressive below-ground infrastructure network. Newton Specialist Contractor Stonehouse were asked to waterproof four of these impressive vaults for the multinational service provider KPMG, in order to turn them into useful commercial spaces.When waterproofing historic vaults such as these, the Newton CDM System provides the ideal solution as it is maintainable, requires minimal fixings and therefore avoids damaging the structure, and crucially is deemed as reversible should the structure need to be returned to its original condition in future.As an experienced contractor, Stonehouse proceeded with an expert installation of a full CDM System to the tricky vaults, including:508 Mesh membrane to the walls, for a direct plaster finish508 membrane and Fibran XPS 500-C insulation boards to the floor.Basedrain channels to direct any captured water towards two Titan-Pro sump chambers, each containing two NP400 pumps.Victron Inverter and a NorthStar battery for reliable backup power.Stonehouse completed an extremely complex and detailed cavity drain installation with precision, resulting in an exceptionally neat waterproofing system, and proving the benefits of using a specialist waterproofing contractor.

A former pub located in the heart of Taporley village, Cheshire, has been converted into a luxury health and welbeing centre, featuring a state-of-the-art-gym, treatment rooms and apartments for staff use. Instinct Gym and Wellbeing aims to help improve the health and mental wellbeing of the local community through new initiatives. When it came to selection the best floor coverings, having worked with JA Flooring on previous projects  Enigma Holdings Group, the owners of the building, called upon the flooring contractor once more. As aesthetics and durability were key objectives of the project, JA Flooring advised the use of an array of solutions from Forbo Flooring Systems’ portfolio including its Allura luxury vinyl tiles (LVT), which played a significant role in the renovation works.The natural wood and stone aesthetic, combined with the benefits of strong, comfortable vinyl tiles, meant that Allura was installed in the gym, treatment rooms, spin studios and circulation areas. In the treatment rooms where a more serene surrounding was required, Allura Wood in the Whitewash Elegant Oak colourway was used.In the entrance and reception area, a bespoke Coral Logo entrance flooring mat was produced to reinforce the Instinct Gym and Wellbeing branding – helping to create that all important first impression, whilst offering protection in extreme traffic conditions and maximum functional performance.Finally, Tessera Earthscape carpet tiles in Iceberg were installed in the apartments; and in the changing facilities and kitchens, the Surestep range in various neutral colourways helped to complement the overall sophisticated interior of the health and wellbeing centre.

Degafloor Marine Coating System for Scottish fishing boatDegafloor’s Full Broadcast Marine Coating System was the ideal, hardwearing and long-lasting solution for the boat decking on Ocean Endeavour.Salt water and continuous drag of steel chains from the trawler nets quickly eroded the marine paint that was installed on the top deck of Ocean Endeavour.Once the marine paint was eroded, the slip-resistance was destroyed, making the top deck slippery and exposed to rust. Similar issues were occurring on lower decks where the paint quickly de-bonded causing rust and slip hazards.An annual repaint of the decks would have resulted in unproductive time in dock, continual erosion of the decks and health and safety issues. As a result, a more permanent solution was required.Degafloor, in partnership with PBP Services, developed the Full Broadcast Marine Coating System, an MMA resin-based solution specifically for the marine industry. This marine coating system chemically bonds to the steel decks to create a monolithic finish which will not delaminate or de-bond.Using Degafloor, the resin installation on all decks was completed in just 3 shifts of 12 hours, giving a very fast turnaround for Ocean Endeavour to be in use.A small area was left treated with just the marine paint in the bulkhead. Within one year the marine paint had failed and rust was becoming a serious issue again. In contrast, the Degafloor Full Broadcast Marine System was in perfect condition, with no delamination, excellent slip-resistance with no rusting.Installation of the Degafloor FB Marine System can be completed as part of a refurbishment, but with its hardwearing properties, is an ideal product to utilise as part of the construction process of any ship or trawler.

The Northern School of Art’s new Middlesborough campus is a development of regional importance, a major focal point for innovation and creativity in the Tees Valley.Located on a town centre site, the £14.5m iconic scheme comprises over 5,000m2 set over three floors, providing a range of studios for fine art, textiles, fashion, digital media, photography and 3D product design. Its concrete structure with exposed thermal mass, moderates the internal temperatures.Seven Architecture were responsible for the concept and master plan at the new school. Seven Director Simon Parker said, “To ensure a distinct and striking design for this gateway scheme we have introduced glazed terracotta panels to envelope the building which reference the long tradition of ceramics courses provided by the School. They also allow for glimpses into the building via long vertical windows which provide great levels of daylight within the art studios.“Once inside, internal finishes will provide the perfect backdrop for creativity; an exposed concrete frame and polished concrete flooring, coupled with splashes of colour throughout, will create a simple and robust yet flexible space for the students. The design strategy has been carefully established through extensive user consultation and the collaborative nature of this design has created a true flagship building.” Design, build and installation working hand-in-handBAM Construction were design lead and main contractor for the Project. Bill Mordue Interiors carried out the installation of the acoustic systems at the school. Jon Day of the firm, “We were very pleased to be involved with this prestigeous and innovative development. The work progressed smoothly with support from the Rockfon team as and when required. It offered Rockfon the opportunity to demonstrate how versatile their ranges are and how successfully they could control sound within this busy multifaceted setting.”In addition to the various studios and offices housed within the building, Rockfon acoustic systems really earn their place in the workshops, canteen, library, lecture rooms, busy thoroughfares and entrance hall where the pressures of controlling and containing sound in each space offer their own unique challenges. Located in East London, on a water gateway between the River Thames and over 2,000 miles of navigable canals, the six-building Limehouse Basin development comprised of a white EPS insulation board that was fixed to horizontal PVC rails that created a drained cavity between the insulated façade system and the substrate.Due to strict regulations introduced in December 2018 following the Grenfell tragedy, which states any building exceeding 18 metres in height must have walls comprised of non-combustible materials, this building was deemed non-compliant, unsafe, and not fit-for-purpose.Development owners Beckford, supported by the Building Safety Fund (BSF), required an expert team to execute the removal of the existing EWI and replace it with an appropriate alternative, without disrupting the unique aesthetic of the building.The combination of K Systems and Retrofit UK, two companies renowned for their expertise, quality of service, and superiority in the market, was an obvious choice for Beckfords.We have a good portfolio of BSF projects to date, and Limehouse Basin is another great example of how our team along with one of our approved installers can help make a building fit for purpose, whilst overcoming numerous challenges along the way. Decanting of the residents did not take place, so we worked alongside all parties to ensure the health, safety and welfare of the residents were prioritised during the works.Due to the nature of this project, technical monitoring from the K Systems team was increased, and weekly visits were planned along with a reactive approach to any on-site issues that arose from a technical perspective. Our technical teams actioned regular quality assessments and maintained open communication with all stakeholders.The result – an industry-leading insulated façade solution that fulfilled Beckfords’ criteria and delivered an outstanding architectural design and structure, fully compliant with fire regulations and boasting a better U-value which translates to better living conditions for the residents.Technical Project DetailsThe key objective for the Limehouse Basin project was to remove the non-compliant EWI system and replace it with a non-combustible system to meet current building regulations.Our team insist on being involved from the very concept of any BSF project to ensure an accurate specification could be developed and allow any initial underlying issues to be identified and rectified swiftly. Therefore, our Technical Team witnessed the removal of the existing system and inspected the substrate thoroughly.After extensive scoping, the K Systems M, mineral wool insulation, system with a silicone render finish was chosen as the preferred option, meeting the demands and needs of the client and current building regulations. This system provides high levels of fire resistance and non-combustibility (an A2-s1, d0) bringing it in line with mandatory Government requirements for buildings over 18m tall.With superb acoustic qualities and excellent environmental properties, the M System didn’t just tick the fire resistance box. The thermal performance of the building was significantly enhanced, with a U-value of 0.30W/m².k being achieved.The shape of the buildings were complex, with numerous curved areas of various facades. This meant the finish required an expert eye and a skilled hand to deliver seamlessly. Both K Systems and Retrofit are renowned for their expertise and superiority in the market, and therefore such challenges were overcome, and high standards of workmanship delivered.Another very challenging aspect of the build was the replication of the rainscreen cladding to the front of the buildings. This detail was successfully created by using tape joints, stop beads, and black silicone mastic to create a shadow gap – further testament to the expert capabilities of our team. This particular finish not only delivered the desired aesthetic but delivered an additional benefit of cost savings for the client.We worked closely with Retrofit UK throughout the duration of the refurb and as a result the Limehouse Basin buildings have a contemporary finish and attractive aesthetic worthy of the projects postcode, and one we are confident existing residents welcomed and potential residents appreciated.

National Flooring Co Ltd, one of our Approved Contractors was approached by Moy Construction Co Ltd who were awarded a contract to refurbish the swimming pool and changing areas at Perseid School in Surrey. The school offers an educational provision for children with learning difficulties and/or physical/sensory difficulties, and therefore, safety was paramount. As part of the refurbishment a hardwearing, slip-resistant flooring system that offered excellent longevity was essential. The floor had been previously tiled, but due to water ingress, kept failing and required frequent repair. Rising maintenance costs and risk of slips prompted the school to look for alternative solutions and resin became an obvious choice. A Degafloor resin floor provides a seamless, hardwearing, and impermeable finish that will offer years of service. Moy Construction Co Ltd removed the existing floor tiles and installed a new screed prior to the installation of the resin system. From the offset, achieving a floor finish with a suitable slip rating was non-negotiable.The Degafloor QTA system is a quartz trowelled system which can be laid to falls. The system, which is broadcast with a quartz aggregate, provides excellent slip resistance, even in wet conditions, ensuring high levels of safety are always maintained. The project, which included the swimming pool surround and adjoining changing rooms, totalled 145 sqm of floor and 135 lm of cove. The installation was completed over 5 days and to the satisfaction of Moy Construction Co Ltd, who were happy to have the project completed to a high standard, on time and within budget.

University of West LondonLocated in the heart of England’s Capital, the University of West London (UWL) is committed to playing a leading role in tackling the global climate crisis by becoming net zero carbon by 2030. The University reported a 60% reduction in carbon emissions in 2021 compared to 2005. However, with a long way still to go before it is able to operate at net zero, UWL welcomed a £5 million award from the Government’s Public Sector Decarbonisation Scheme (PSDS) in 2021. With aspirations to retrofit its main sites in Ealing and Brentford, the funding unlocked a major opportunity to improve air quality around the borough whilst taking a big step towards meeting its net zero pledge by 2030.The SolutionUWL contracted Ameresco as principal contractor and designer, who partnered with NIBE Energy Systems and JKN Renewables, Ltd. The first and main challenge was to design a ground source heat pump (GSHP) system for the university without disrupting the main car park on the campus to reduce the impact on students. This, in turn, resulted in an innovative solution, combining a ground source heat pump system working with boreholes and solar PVT panels. The designed system not only supplies 222 kW of PV electricity generation but, crucially, acts as a collector system for the GSHP, capturing naturally occurring energy in the air to drive the heat pump process, and therefore reducing the number of boreholes required. The old gas boilers previously heating the campus were replaced with 584 solar PVT panels in combination with 34 169-meter boreholes to provide 900 kW of heating and hot water throughout the site. Further reducing disruption across the campus, JKN Renewables carried out an off-site build, with the pre-built PVT and plant room modules being delivered on time despite constraints caused by the COVID-19 pandemic. The heat pumps and solar PVT were supplied by NIBE Energy Systems, and JKN Renewables undertook the design, installation and commissioning of the system.The ResultsThis transformation really highlights the benefits of combining multiple technologies to deliver efficient, low-carbon solutions. Whilst the full capacity could have been delivered using boreholes, which would have been a less costly option, the University welcomed the installation of PVT as an innovative and space-saving option.The major project will save an estimated 500 tonnes of carbon each year, and 9,460 tonnes across the equipment’s lifetime. It will also save 3,116,738 kWh of gas-derived energy per year (equivalent to 70 heated homes) whilst improving local air quality.The project is thought to be one of the world’s largest PVT projects, and positions UWL as a leader in higher education for addressing the climate crisis. The National Flooring Company, a Degafloor Ltd approved installer, have received another complimentary review following a kitchen refurbishment on the 23rd floor at a popular 4-star hotel in Manchester. Making the most of the quieter, New Year period, the hotel decided to upgrade their kitchen floor. Having worked at other locations for the popular hotel chain, The National Flooring Company were contacted to provide advice and following a successful proposal, were asked to complete the refurbishment. The kitchen, which is situated on the 23rd floor, required meticulous planning to ensure that works could be completed with minimal disruption to the hotel’s guests. The existing vinyl floor within the kitchen had become worn and brittle and sections were beginning to lift, causing a potential trip hazard. The vinyl floor was removed to expose the tiled finish underneath. Any loose tiles that had debonded from the floor were also removed and infilled with Degafloor Deep Fill, quick curing repair mortar.The National Flooring Company laid a scrape coat, embedded with a promesh reinforcing membrane, prior to the installation of the Degafloor Full Broadcast System (FB). The Degafloor FB system is broadcast with rounded aggregate to provide an anti-slip finish and retains this feature even in wet conditions to ensure employee safety is always maintained. As with all Degafloor systems, they are seamless and impervious, ensuring the floor will not lift, as previously experienced with the existing vinyl floor finish. Degafloor MMA resin flooring systems are fully cured within 2 hours of installation, allowing the hotel to resume normal kitchen operating procedures shortly after completion. MMA resins have a distinctive odour, but with the correct management, installations can progress with very little disruption. The National Flooring Company used the kitchen extraction system and sealed all doorways to contain and manage the odour.The project was completed to the satisfaction of the Chief Engineer, Hilton MCR, who commented on how good the floor looked. “The restaurant being on the 23rd floor presented a logistical challenge.  However, after careful planning and consideration of our hotel operations, The National Flooring Company completed the installation efficiently and to a high standard.  We were impressed with the service from start to finish.”

A combination of our RB1, Barrier Rail profile and a Bespoke Rectangular Hollow Section system was utilised to fulfil the client’s requirements and exceed their expectations.Redrock is a new leisure facility located in the centre of Stockport which has a 360 space multi-storey car park.Popular restaurants and a cinema now feature in the location to help provide localswith a safe, secure and modern leisure facility where they can relax. Berry Systems were keen to get involved in such a project and help contribute to the development ongoing in the area. Using our expertise of the car parking industry, we designed, manufactured and installed a system that met their requirements exactly.The RHS (Rectangular Hollow Section) System we specified on the project was made bespoke and suited more to their aesthetic needs. We combined the vehicle restraint systems with handrail and mesh to provide additional pedestrian protection. Cladding rails were also created and supplied to support the exterior cladding that was specified on the project. Throughout this project, our client took advantage of our consultancy services to work together to create a solution that was compliant, safe, stylish and  satisfied both parties.

Sto has supplied the StoTherm Mineral K external wall insulation system with StoLotusan render for the new Day Case and Eye Unit building at Chorley and South Ribble Hospital. Specified by Gilling Dod architects of Chorley, who worked closely with the main contractor Tilbury Douglas, the StoTherm Mineral K system combines impressive insulation with excellent fire protection characteristics. With an A2-s1, d0 reaction to fire classification in accordance with BS EN 13501-1, the non-combustible mineral fibre insulation is fully bonded to the substrate and therefore no additional firebreaks are required. Ideal for both new-build and refurbishment projects, its efficient single-leaf construction also means that interior space within the building is not reduced.  For this project, the system’s mineral fibre insulation boards were secured to the lightweight steel frame and sheathing board substrate with mechanical fixings and StoLevell Uni adhesive and levelling mortar. A StoLevell Duo Plus reinforcing coat embedded with Sto-Glass Fibre Mesh was then applied to the face of the insulation boards, with StoLotusan and StoSilco renders used for the final finish on different sections of the building, using light colours from Sto’s architectural colour range.  StoLotusan is the only render available that uses Sto’s patented Lotus-Effect® technology which delivers impressive water and dirt repellence. It forms a unique surface texture, similar to that of the lotus leaf, that causes the rainwater to run off the render quickly and easily, removing any dirt or dust as it goes. Providing outstanding resistance to the growth of algae and fungus, the building will retain its looks for many years to come.  The new Day Case and Eye Unit is the result of a major £17.5 million investment in developing enhanced ophthalmology and day case services. The new Day Case and Eye Unit now offers an extensive range of diagnostic and treatment facilities for patients with medical eye conditions.

The building is made of 95 per cent recycled aluminium and features a grey water system using collected rainwater to flush the toilets, thermal efficient panelling, air source heat pumps and solar panels to minimise its carbon footprint and keep running costs as low as possible. Metal Technology Ltd supplied a range of its high-performance glazing products for this unique development via approved fabricator Alternative Windows. Products used were: System 17 Curtain Walling, System 5-35Hi Tilt Turn Windows, System 4-35Hi Fixed Casement Windows and System 10-35 Thermally Broken Commercial Doors. Curved walls, round windows and open ceilings create a sense of space and wellbeing, topped off with advanced acoustics, quality finishing touches and a playful interior. The result is an inspiring and design-focused workplace that encourages collaboration. Outside, a roof top recreation area provides space for al fresco meetings, eating and drinking with views over Oxford’s Dreaming Spires. A fantastic project to have been involved in, which ultimately encourages young and innovative science pioneers to stay and further their career on home soil.

Since achieving Academy status in 2011, Corfe Hills have been looking ahead, keen to develop a schedule of works for building improvements that support the school’s growth and ultimately safeguard the building’s future.Over time, the existing roofs across the site had experienced continuous water ingress issues that needed to be addressed. Multiple roof penetrations from the roof lights were leaking water; the existing waterproofing system and the overlaid bituminous membrane were failing in places resulting in splits and blistering, and the metal roof had rusted beyond repair. With rain seeping directly into the classrooms below, action had to be taken to ensure the site was remedied to a safe and comfortable learning environment for students and staff.Garland Technical Manager, Paul Boole, was instructed by building surveying firm Kendall Kingscott to support Corfe Hills approaching CIF bid for the critical roof refurbishment works. An essential part of the brief was to ensure that the buildings were not only fully waterproofed but to upgrade the overall thermal efficiency, alongside securing a robust 20-year guarantee.In support of the CIF bid, Paul carried out a thorough investigation of the school’s roof assets for Kendall Kingscott, producing core sampling data, detailed condition surveys and U-Value calculations to outline a clear specification for the works required.

BackgroundWith stunning southerly views across to the Isle of Wight and also westerley along the Solent to Hayling Island, Portsmouth and the Millenium Tower, Marineside, a development of three-storey properties at Bracklesham Bay, is a dream location for anyone to live.However, whilst a prominent beachfront location comes with spectacular sunsets and unrivalled tranquillity, it does leave buildings highly exposed and prone to weather damage.This was the case with the Marineside development which showed signs of high coastal corrosion and were in severe need of regeneration both aesthetically and internally to address thermal underperformance.K Systems teamed with CBG, Envirorend SE, and Harrington Design to complete the low-rise refurbishment project, with three main objectives:- Remediate problematic substrate- Improve thermal performance for the benefit of residents- Revitalise a tired and unattractive exteriorAs with all projects, K Systems began a detailed scope and specification process with full involvement from all parties, including deploying digital technology to provide an inspirational viewpoint for the client to understand what the refurbishment would look like at completion.Our ServiceFollowing extensive planning, K Systems brought the client’s vision to life and created a beautiful collection of revitalised waterside homes on the banks of Bracklesham Bay.The refurbishment of Marineside wasn’t a straightforward project and required comprehensive scoping to ensure optimal delivery and 100% satisfaction levels amongst current residents.Therefore, it is a notable triumph for K Systems to have delivered a successful project, within budget, without delay or compromise on quality, that not only met but exceeded the requirements and expectations of the client.Each structurally sound, aesthetically pleasing dwelling boasted excellent thermal performance properties, achieving a U-value of 0.30W/m²K, allowing residents to benefit from more thermally efficient homes and experience a reduction in energy consumption.K Systems in collaboration with CBG, Envirorend SE and Harrington Design delivered beautiful, clean, crisp, aesthetically attractive properties, each with a protective exterior finish which will provide resistance to the elements for years to come.Technical Project DetailsOnce the existing façade was removed it was clear that the block substrate had high level corrosion due to the harsh coastal environment it had endured since being built in the 1940s.Multiple areas of the three buildings had to be completely removed and replaced using a medium density block that achieved superior pull-out test results. This was a recommendation by K Systems which enforced confidence with not just the client but the homeowners too as the best way to ensure longevity of the buildings.The removal also revealed that the substrate was uneven and unsafe. K Systems identified that extensive dubbing out was also needed with these buildings. Dubbing out meant the insulation boards were installed line and level giving a crisp and professional finish.The Marineside buildings were solid block construction making them extremely inefficient and presented an expense to the homeowners during winter months due to insufficient thermal performance.Utilising its years of unparalleled expertise, K Systems specified the industry-proven Mineral Wool insulation system for the project to address the aged façade and significantly boost the thermal performance of the building.K Systems Mineral Wool insulation (a mat of rock fibres which prevents the movement of air) has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the Marineside refurbishment as it would combat the heating issues faced by residents whilst retaining the solid foundations of the existing building.Other technical benefits which made the K Systems 110mm Mineral Wool system the ideal specification for this refurbishment include:- its level of fire resistance and non-combustibility, ensuring the building met all safety regulations required for residential buildings in England- its excellent acoustic properties, ensuring coastal noise absorption further enhancing the peaceful and tranquillity of the area- its environmentally friendly composition as it is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)Due to the coastal location and exposure to the elements, it was vital that this refurbishment guaranteed total water tightness. K Systems worked closely with the roof installers ensuring that the parapet details were correctly detailed making the system as a whole watertight.The exterior finish was just as important as the internal construction and detailing. The Bracklesham Bay area has a level of prestige and the aesthetics needed to reflect that. K Systems finished the Marineside complexes with a silicone thin coat render, which is extremely breathable and resistant to the elements, in shades Limestone White and Granite. This completely transformed the aesthetic of the residential blocks making them much more appealing to potential dwellers.Envirorend SE commented:“ We secured the refurbishment works at Marineside , for a good client and works started in January 2022. The scope of works was to make the 3 blocks more energy efficient. Situated directly on the beach, the location made the install very challenging as the weather was not very forgiving at that time of year. The existing substrate was all over the place so a lot of effort was put in to get the walls looking line and level while staying within the remit of the specification. Works were completed in July 2022 and to a very high standard for all to see. “

Vaults are a common feature of 18th and 19th century buildings in Bath. Originally built to support the cobbled streets above and were a constructional response to the precipitous topography that surrounds Bath, in order to provide a level site. Many of the vaults within historic Bath suffer with water ingress and damp related problems. Incorporating best practice guidance - Type C Waterproofing Systems (BS 8102: 2009) a Type C System was used to keep this historic vault watertight and dry.
