REQUIREMENT: A modular step unit and upper landing to the basement goods lift.The new system would replace the narrow concrete steps, which were concluded to be unsafe and didn’t have handrails to prevent falls.ADDITIONAL INFORMATION:A site survey was carried out, and an in-house 3D ramp design was drawn to suit the space.The drawing shows that the air conditioning unit above the step unit would need to be moved 200mm away. END RESULT: We installed a yellow modular system straight over the existing steps within a few hours.This approach prevented the concrete steps from being removed and saved the client the extra time and money involved in hiring another trade to complete the enabling works. A bespoke platform joins the upper landing, and the feet were fixed into the concrete floor to keep the system securely in place.FEATURES INCLUDED:Trombone Ends - these are added to the ends of a step system to prevent clothes catching.Mesh Platform - the self-draining mesh allows water to pass through rather than collect on the surface.Standard Colour: Yellow – one of the easiest colours to see because of its ability to reflect light. The handrails are powder coated to create a durable finish that is tougher than conventional paint.Standard Handrail - this handrail system ensures users always have support to hold onto.

A residential development designed by the Bueso-Inchausti & Rein architecture studio, this 3,566m² complex comprises 14 apartments spread over four floors, four of which are penthouses with private garden and swimming pool. In order to keep a flexible interior layout, Bueso-Inchausti & Rein decided to maintain a geometric uniformity in the complex, with a facade that is almost entirely glazed, fitted with the O-Box system as a solar control solution to optimize sunlight and heat.This was an ambitious and daring project aiming to create a distinguished product with clear floor heights of 3.5m. In this context, the Bandalux outdoor O-Box roller blind systems offer a simple and elegant esthetic solution for the facade, as well as exquisite solar control to create maximum comfort inside the spacious apartments with floor-to-ceiling windows.The O-Box technical blind has an attractive cylindrical box and an aluminum side guide that binds the fabric. To fulfill the project requirements, Bandalux developed a cylindrical handrail, which limits the run of the blind and creates the impression of a floating rail.The O-Box system works like a double skin for the apartment windows, ensuring an excellent compromise between thermal efficiency and visual comfort thanks to the Polyscreen 550 Pearl fabric with a 5% openness factor. A fabric with a high resistance to extreme weather conditions and chlorine which, from outside, contributes to significant energy savings in terms of heating and air conditioning inside. Environmental features include lifts that store energy that is re-used elsewhere in the building, and also a highly efficient air conditioning system.Standing at 130m tall, 25 Churchill Place has a VIGIL2 EVAS voice alarm system and an Omnicare EVC system installed.Initially the voice alarm system was installed to service the ‘shell and core’ of the building, with the system racks being designed and built to enable the fitting of ‘tenant’ functionality as and when required. This process is easily achieved due to the modular design of a VIGIL voice alarm system and is a frequently used benefit for ‘new builds’.For the disabled refuge and fire telephone system (EVC), the loop wired Omnicare system was chosen. Canary Wharf Contractors (landlord of BP4) opted for the dual coloured combined fire telephone (red)/disabled refuge (green) outstation which provides users with a choice of communication method.Both systems were designed and installed by Global Fire & Security Systems - one of our Gold Account achievers. They wanted a full entrance solution with a revolving door at the end of a bridge with a sheltered glass tunnel leading up to a pair of automatic sliding doors and security lanes. As part of the project, we worked closely with the contractor Imtech Inviron Ltd and all the project team, whilst meeting all challenges along the way, we aimed to create the perfect solution without disrupting the space and flow of the foyer whilst entering and exciting the building.Solution: One key item was enabling staff to be able to enter the entrance corridor through a revolving door, providing a sustainable and weathertight area out of the weather, then having a secondary entrance through a pair of automatic sliding doors, therefore providing an improved entrance with high protection against all weather conditions. To comply with Part M of buildings regulations, we provided our unique FAAC Airslide automatic sliding door system, to ensure accessibility for all.Once inside the building, we installed a bank of 3 security lanes, to control the access for authorised users only and preventing unauthorised personnel from entering the building.Revolving door: The RD100, a power-assisted door, elevates functionality for any office entrance with pedestrian traffic. This compact revolving door accommodates various pedestrian flows effortlessly and at their preferred pace. Manually activated, pedestrians push the door to start. Once the smart system activates, it guarantees smooth movement in both directions, reducing effort and power use, easing entry/exit, and reducing the carbon footprint.Sliding door: Our FAAC A1400 sliding door’s innovative “energy saving” feature empowers this system to discern transit direction, meticulously optimizing opening and closing times. This functionality effectively prevents unnecessary air dispersion, even amid cross traffic occurrences. The resulting product is environmentally conscious, reliable, secure, technologically advanced and notably, cost effective in the long term.Pedestrian Gates: The Magnetic mWing Pedestrian Gate system ensures swift visitor flow with quick opening times and preset travel features, ensuring high-security standards in both monitored and unmonitored areas. BACKGROUND: The 74,843-square-foot Student Pavilion is situated at the nexus of student activity on the Tempe campus of Arizona State University (ASU). The building, which was designed to be a Net Zero Energy building, delivers green qualities including renewable energy, energy-efficiency and zero waste to showcase of the university’s goals for Climate Net Neutrality and sustainable building systems. SOLUTION: In order to properly daylight the 21,000-square-foot space on each level and meet design goals, Weddle Gilmore Black Rock Studio utilized the Solatube SolaMaster Series 330 and 750 DS-C units. To ensure a consistent amount of daylight, the design team used Solatube’s proprietary Design Calculator to determine the number of units needed on each level and the amount of light that the Solatube Daylighting Systems would bring into the spaces. Thermal insulation panels were also added to limit the amount of heat transfer into the building from the roof, and extension turrets were used to raise the outer domes and limit the amount of shade cast upon the devices.

County Hall - LondonSystem Used - TerraSmart Aluminium IGNOA hub for businesses, a site of attractions and accommodation, London's iconic County Hall is as stunning on the outside as it is on the inside, made even more beautiful thanks to our TerraSmart Aluminium.In order to create a venue for events, Coronado Property Developments Ltd needed a solution for the huge steel floor installed into the lightwell.A Grade II listed building required a decking solution that would complement the overall aesthetics and cater for the increased load requirements: the design load went from a 2.0kN Concentrated Load and 2.5kN/m2 uniformly distributed load (UDL) (used for areas of residential activities, typically used for balconies) to a 4.0kN concentrated load and 5.0kN/m2 UDL (as an area where people may congregate).TerraSmart Aluminium was selected as the ideal system to meet the client's loading criteria. Aluminium decking is a lightweight system when compared to other paving solutions, but very strong. Coronado Property Developments Ltd were very impressed with the solution provided by RYNO and the work done by Pritchard & Pritchard, who installed the system in both lightwells in the building.The TerraSmart Aluminium system featured the ADB80 Deck Board, selected specifically for its increased top surface thickness, delivering superior durability, ADS50 Aluminium Joists to suit the spans of the steel frame underneath, and RD-FR Non-Combustible Joist Support Pedestals for guaranteed supporting strength.The steel grillage was supplied by another manufacturer and installed around the decking to meet the ventilation requirements of the air-conditioning units below.The County Hall was opened over 100 years ago by King George V and it's great to see our systems in London's most versatile, historic building.

Since the Grenfell tragedy in 2016, there has been an increased focus on fire-safety compliance in all communal buildings. This focus sharpened even more when, early in 2018, the media unearthed evidence of some non-compliant products having been installed there, including internal fire doors that had been fitted without smoke seals. As a result, there has been heightened attention on every aspect of safety, not least on fire doors. Fire officers and building management personnel understandably want to ensure they have covered every possible safety angle.To this end, they are now often insisting on going beyond the specifications required by regulations.However, in trying to ensure doors provide the maximum protection against fire and smoke, another potential problem can arise that, if not addressed, can undermine those good intentions.The problem:One of our customers, a door manufacturer and installer, had recently supplied doors but then been informed by their customer that they were not successfully self-closing as they were meant to. The assumption was that the door closer was not performing correctly, so the ‘fault’ was relayed to Rutland with a request for a resolution. We agreed to visit the site swiftly to assess the situation. Our inspection found that the door closer was correctly specified for the width and weight of the door, but that the smallest possible door gaps had been specified. These, coupled with substantial smoke seals around the doors, were causing significant resistance to the doors closing. Although the resistance was due in part to the physical aspects of the small gaps and the seals, the main problem was actually the build-up of differential air pressures on either side of the doors.Given the increased focus on maximum fire defence at doorways on all new-builds and building refurbishments, this problem is arising ever more frequently. Tighter door seals have the effect of creating separate, near air-tight pockets within a building, each holding air at slightly different pressures. The bigger the building, the more such pockets and the greater the pressure differentials that can potentially build up.These pressure differentials can have a significant additional effect on the amount of force needed to close each door and must be taken into account when choosing and setting closers.The Rutland response:Rutland’s technical team attended the site as required to support the customer in achieving a solution, first to identify the issues with air pressures and then recommend and implement a solution to the problem.Initially, we made hinge and latch adjustments to the door sets to overcome some of the resistance. This proved to be insufficient to ensure all the doors correctly closed first time, so we advised upgrading to stronger door closers. This recommendation was supported by supplying the door manufacturer with relevant data from previous tests on an equivalent door set to verify the product’s suitability.The new closers were delivered to the site and our technical team remained on hand to provide extensive assistance with the installation. Rutland created a bespoke jig to aid the door manufacturer’s installers in fitting the replacement door closers, significantly cutting down the time it took to rectify the problem.Outcome and key learning points:The project was successfully brought back on track, to the full satisfaction of the property owner and the door set manufacturer. All doors now function as they should and are delivering the intended fire safety for all building occupants.This case highlights that, due to heightened protective sealing around doors, there is an increasing likelihood of air locks forming in buildings, which means that specifying of door closers cannot be based simply on weight and width of doors, as has traditionally been the case. The pressure differentials that result vary building by building, based on each one’s layout, so it necessitates careful assessment to ensure that appropriate closers are specified.

Fremek specializes in welding, cutting, painting and assembly of large projects throughout Sweden.PcP’s solution includes CUBE® gratings and treads for a modern design and ladder systems for worker safety. Fremek and Totech chose PcP’s solution to install a new fuel station for Air BP, one of the world’s largest aviation suppliers.Project criteria - Slip-resistant steel platformFor this project, Air BP required an anti-slip platform due to the use of oil during maintenance.Although the platform is new construction, it was erected on an existing outdoor structure with nothing but a roof and fuel tanks. Thus, there were specific dimensions required.Therefore, PcP provided a more efficient fuel station platform and a safe working environment for personnel carrying out aircraft maintenance.The project had a strict timeline of 10 weeks as the construction had to be finalised before winter.Fremek was responsible for designing the air-plane fuel station and for sourcing the correct materials. Fremek contracted Totech for the works. Totech has more than 25 years of experience managing complex projects for a range of industries and, therefore, extensive knowledge of industrial construction and of which materials to use.PcP has delivered gratings to Fremek in several previous projects. Totech, therefore, approached PcP to showcase gratings with high slip-resistance for the platform. Totech seeked to use standard sizes to meet customer requirements of lead time and budget. At this point, Totech discovered that PCP also could provide handrail and ladder systems.Project solution - CUBE gratingsThe PcP CUBE® gratings, treads and toe-plate were provided for the platform in standard sizes. For easy access to the platform, PcP provided fire escape ladders and safety handrails. PcP CUBE® gratings and treads benefit from outstanding high PTV slip-resistance reducing trip and fall risk, lightweight but strong and fitted perfectly into the existing construction from the ground to roof.Fremek installed the platform, and the workers on-site made cut-outs to suit various plant equipment. Additionally, PcP provided escape ladders to mount on fuel tanks. In case of fire incidents/emergencies, enabling workers to escape rapidly.

Our technical team were invited to complete a roof survey and condition report of this residential project, where the existing roof area which was suffering from repeated leaks, failed repair attempts and significant standing water.ChallengesUpon inspection it was clear the roof covering had been recently renewed, but the workmanship, attention to details and drainage falls were sub-standard and no doubt contributory to the ongoing leaks and consequential ceiling damage to the areas below.Although the client preferred a robust torch-applied reinforced bitumen waterproofing system, our Safe2Torch assessment picked up some redundant roof plant, combustible cladding interfaces and complex penetrations which necessitated a localised flame free solution.Our team also carried out a level-survey to ascertain the existing falls, and what, if anything, could be done to alleviate the standing water without excessive cost.SolutionsOur comprehensive roof survey report included a dimensioned roof plan, identification of Safe2Torch areas/details, bespoke waterproofing designs for complex penetrations, and a thorough assessment of the existing roof make-up (via core samples) and drainage.Given the apparent age and good condition of half the roof area, it was left in-situ and overlaid with Hyranger single layer RBM system. Minor improvements to the drainage layout, via the introduction of a tapered insulation scheme central to the roof where the outlets where positioned, helped to significantly improve falls. Elsewhere, the rest of the existing roof covering and thermal insulation were stripped back to expose the original asphalt.The asphalt received a new air and vapour control layer before the same Hyranger system, including a mix of both flat board and tapered Hytherm ADH insulation, was installed to improve the falls and correct the thermal performance balance.A Safe2Torch abutment detail to existing cladding was identified early on in the Axter roof survey report as a fire safety hazard, so in accordance with our specification and recommendations, our accredited Axtershield Installer - N R A Roofing & Flooring Services Ltd - expertly installed a Hyranger Neo-Bitumen Flame Free membrane solution around a 900mm wide margin.The Axtershield Installer worked efficiently and to a very high standard to complete the project on budget whilst delivering an aesthetically pleasing and robust waterproofing solution.Systems in useHyranger®Neo-Bitumen® Flame Free

Before the installers could begin laying the new system, they had to strip the substrate back to the original asphalt. The client required a robust system that would deliver durability, value and longevity. 390m² of bitumen waterproofing, Bauder Total Roof System (BTRS), was specified for the main roof areas and 50m² of our cold applied liquid waterproofing, LiquiTEC, for an area that had limited upstands due to clerestory windows that could not be repositioned. Products appliedBauderPIR tapered insulation  A lightweight and cost effective alternative method of providing falls to a roof, whilst also providing thermal insulation. The client opted for this scheme at Cranbrook to minimise standing water on the roof. Bauder Total Roof SystemA two-layer bituminous waterproofing system robust enough to withstand foot traffic and most permanently sited plant. For use within warm and cold roof scenarios, as well as overlaying existing roofing materials. BTRS meets current UK Building Regulations Part B for external fire protection and features torch-free and safe to torch installation on combustible details. LiquiTEC Cold Applied liquid waterproofing Utilising Bauder’s PMMA cold applied liquid waterproofing on one of the roof areas ensured a fully watertight solution around rooflights and below upstands that could not be raised.  Project challengesAlthough the deck appeared to be in a reasonable condition for reuse as part of the refurbishment, there were large deflections to some areas and the existing waterproofing that overlaid the original system had been poorly installed and had pulled away from the asphalt below and so needed stripping prior to works commencing. The existing insulation was inadequate and left the building falling short of the current requirements. A thermal upgrade was incorporated into the works using a tapered insulation scheme which helped to solve the deflection issues by creating falls on the roof. To meet the minimum upstand requirements, the existing extractor vents needed to be removed to allow for the increase in the kerb height. Large continuous structural rooflights providing natural light to the building below were deemed thermally inefficient. The rooflights were upgraded during the refurbishment to meet current standards.  The resultBauder systems are only installed by Bauder approved contractors to ensure quality. The installation on this project was expertly carried out by Thameside Roofing Ltd, overseen by Dave Gregory and John White. Modular construction has been used to create a building of one, two and three storeys, creating as little impact as possible on the views from existing houses. Walkways have been designed within the block, with 'modernist' screening which allows light and fresh air into these areas whilst still keeping them safe and secure for residents. The aluminium screening runs along the length of the buildings and is also utilised in sections, including garden division screens, throughout the entire block of thirty-two apartments. To achieve the design vision, the building needed an homogeneous appearance to blend with the external red brick facade.Off-site build and finishThe client selected the perfect shade from our Landscape™ Terrain range of powder coatings - 'Original Terracotta'. All of our architectural powder coating have excellent durability, requiring minimal maintenance. Powder coating as a process brings further benefits, particularly to a modular build. The apartments were entirely built in a factory, leading to a faster installation time, less time spent on site and a 90% reduction in on-site waste. Powder coating is also a factory controlled process, thereby reducing time spent, and waste generated on site, and not dependent on weather conditions as is the case with air drying wet paint.Powdertech Corby coated nearly 3000 linear metres of aluminium which was fabricated into screens off-site and delivered to site just in time for installation.BenefitsPowder coating is an offsite process. Axter Ltd and Empire Roofing Systems Ltd were engaged by the library directly to upgrade the existing roof covering which was underperforming thermally and in terms of drainage falls.Systems in useHyranger®Neo-Bitumen® Flame FreeStarcoat® PMMAOverviewDesborough Library and Community Hub took over responsibility for the running of the library service in Desborough in 2020. With that came the maintenance of the library building itself. Over time, certain parts of the building had deteriorated. There were leaks and sections of standing water across the 100 square metres plus of flat roofing that forms part of the roof structure.The client applied to The National Lottery Community Fund for a grant that would be used to refurbish the roof area. The Library and Community Hub were fortunate enough to obtain the necessary funding for the work to go ahead.An overlay of the existing system was proposed to utilise the current build up, including a cut to falls insulation scheme to comply with Building Regulations Parts L & H, and BS 6229:2018. Safe2Torch principles were followed throughout with some creative detailing agreed between the contractor and manufacturer due to combustible elements and areas of asbestos.An excellent finish was achieved within budget and in a timescale of 3 weeks.ChallengesAxter were brought in following initial core sampling that was completed by Empire Roofing Systems. The roof area was assessed, and a robust solution was proposed which would alleviate the standing water seen across the roof area, while also improving the thermal performance of the building up to a 0.18 U-Value to comply with Building Regulations: Part L.The existing system was in fair condition but had reached the end of its guaranteed life with no leaks reported and core samples returning dry. There was a noted lack of maintenance across the roof area and significant challenges apparent in terms of detailing due to fire risks and asbestos present.SolutionsBased on the condition of the existing system we were confident that an overlay would be the most cost-effective option. Our Hyranger® multi-layer RBM system was installed using gas driven torches to fully bond the AVCL and capping sheet. The underlayer was installed over a tissue faced PIR and therefore needed to be self-adhesive to reduce the risk of fire, complying with Safe2Torch guidelines. Our hot air applied Force® Neo Bitumen system was installed in the areas of fire risk, and our cold applied Starcoat® PMMA liquid system was installed in areas where a hot air application would be problematic.A cut to falls scheme was designed based on our onsite survey, allowing water to flow freely to the outlets. This alleviated the risk of water buildup and thermal degradation caused by ponding water.Axter’s quality assurance team regularly attended site and were in constant communication with Empire Roofing’s operatives. This was to ensure that the system was being installed correctly and to the expected standards, in order to achieve the Silvershield guarantee required by the client. To achieve the Silvershield guarantee level, all materials and workmanship had to be installed as per the Axter specification. The installation of the roof area was completed to exceptional standards, leaving the client very impressed with the workmanship.System and ProductsAxter’s Hyranger® system was used across the main roof area. The system is fully BBA and Broof T4 compliant, and comes with a single point 20 year Axter Silvershield guarantee that covers materials and workmanship. This was signed off by our Quality Assurance Team who audited throughout installation.Safe2Torch principals were adhered to throughout. Our Neo-Bitumen® Flame Free system was predominantly used on any areas of fire risk, as well as our Starcoat® PMMA for the tricky details where a comprehensive weld may not have been possible.Acknowledgments"We knew of Empire Roofing Systems from another good job they had completed for us on a separate part of the building, and asked them to quote for repair of the troublesome flat roofing.Empire and Axter came up with a plan to make the roof drain properly and we went ahead with their quote.The work went ahead on schedule and to plan without any disruption to the running of the Library and Community Hub and took around two weeks to complete.The guys worked hard and were always helpful and polite when we asked any questions about the work in progress. We had an issue with a blocked internal drainpipe which was quickly and effectively dealt with by Jim and his team from Empire.We are delighted with the end results and have the assurance that the work has been inspected by technicians from Axter themselves and comes with their written guarantee." When undertaking a heating, ventilation and air conditioning (HVAC) maintenance and upgrade contract on a North Sea offshore platform, RBG Limited identified that critical noise levels were apparent in a range of working areas.Investigating the issue, RBG Ltd commissioned environmental sound testing, which revealed that ambient noise exceeded a specified minimum of 55dB (A) throughout the electrical workshop, store room, hydraulic workshop, subsea office and mechanical workshop, reaching its highest levels of 88-96dB (A) in the mud pit room. Additional noise generated by operating pumps, cranes and machinery would further increase the noise levels in these areas.As such, RBG Ltd needed to source a high performance industrial acoustic solution that would sufficiently reduce the noise contamination and make the working environment acceptable.Seeking expert industrial acoustics advice, RBG Ltd briefed CMS Acoustics on the project parameters, who responded with a bespoke ISO Acoustic Enclosure Panel system design.The SolutionThe ISO Enclosure Panel is a prefabricated sound reduction system, designed to create noise-protected structures in industrial environments. A self-supporting and robust construction, it offers the additional benefit of a short assembly time, facilitated by the panels being lightweight and easy to handle.The industrial acoustics technical team at CMS Acoustics calculated that a combination of 50mm and 100mm thick ISO Enclosure Panels would be required to achieve the specified noise reduction in the different areas. Depending on panel thickness, fire resistance ranging from 30 minutes to two hours can be achieved.For RBG Ltd, CMS Acoustics manufactured the panels in white and supplied them in ready to assemble kits clearly labelled according to area for installation. Some panels were manufactured to allow removal for maintenance while others were designed to be stud welded to external walls.To increase system robustness, CMS Acoustics integrated acoustic doors and vision panels into the ISO Enclosure design.

D-marc 105TM demarcation system – a collective protection demarcation solution. The doctrine “prevention is better than cure” is one that rings true in so many instances. Common sense tells us that it much better to prevent a fall than it is to arrest the fall once it has occurred. The Working at Height Regulations (WAHR’s) 2005 reinforce this argument. Whilst in many instances it is not always practical to remove the risk of a fall; rainwater outlets will always require cleaning, rooftop plant will require regular maintenance etc.. there are a number of ways to protect the worker from the immediate hazard the fall presents. The simplest way and that which much closely echo’s the doctrine “prevention is better than cure” is to keep the worker away from the fall hazard. The most effective way of achieving this and that which is advocated by the WAHR’s is through the provision of a Collective Protection solution. A collective protection solution is one which will “collectively protect all those who access the area”. In a rooftop situation where the hazard is a fall from the roof edge, Collective protection can be achieved by raising the parapet or through the installation of a full perimeter guardrail. Alternatively the worker can be kept a safe distance from the roof edge through the installation of a demarcation system. –Health and Safety in Roofwork HSG 33 states that “where work is not done at the edge, demarcation barriers can be provided at a safe distance from the edge (usually at least 2 meters), e.g. work on an air conditioning unit in the middle of a roof.”.      An example of where The D-marc demarcation system has recently been specified and installed at Crown Woods College, Eltham to provide safe access to rooftop mounted plant. The client was looking for a solution that would;Provide a collective protection solutionNot penetrate the existing roof covering and therefore not compromise the roofs waterproofing or air-tightness.Be lightweight so as not to require an additional support structure.Provide easily identifiable access routes ensuring no exposure to fall hazardsBe low maintenance and ideally have good environmental credentials.  D-marc was able to meet all these criteria and has the additional benefit of giving the customer the piece of mind that whilst it does not rely upon any means of mechanical fixing to the roof structure, it is tested to withstand wind speeds in excess of 105 mph. Such testing is a requirement of BS6399-2 Code of Practice for Wind loads which states that all components that form a building are required to withstand a 1 in 50 year wind speed.   D-marc was used extensively on the project as part of the collective protection demarcation system to create clearly defined safe access routes across the roof to theplaces requiring regular maintenance work. Having created the safe routes to the places of work, the D-marc was then used to demarcate the safe working zones upon the roof top. To ensure a complete collective protection solution was provided in isolated areas where it was not possible to keep the worker away from the fall hazard a guardrail was used. The easy to install, non penetrating D-marc system creates a clearlydefined access route and a safe working zone for all those undertaking regular rooftop maintenance works.

Newton Waterproofing Systems were contacted to provide a solution for a delightful boat house on the River Thames.The property originally had a wet dock but this had been back filled and capped with a concrete floor. The client wished to use the ground floor as a bedroom, but during a recent flood the water level had reached 500mm internally.Newton System 500 provided the ideal solution, as it works by redirecting the water, rather than trying to hold water back – which would be impossible under such pressurised conditions. Newton 508 Mesh was chosen for the walls, Newton 520 to the floor with a Newton Basedrain ring around the perimeter. Two Newton Titan Pro pump systems were used, which included a battery back up system.Newton System 500 was installed to this property by Newton Specialist Basement Contractor Stonehouse BasementsRather than holding water pressure back, therefore, it was accepted that the river would penetrate the structure and would be pumped out. The system is designed so that ingressing water is depressurised by the Basedrain and then moved around the Basedrain ring to the two Titan sump chambers. The chambers each had 40mm discharge lines exiting the structure. Both pump systems had non-return valves so if the river rose over the level of the pipe the pumps would still be effective.The full waterproofing system was installed in a little over a week. The major test came when the River Thames rose against the property to a depth of over one metre! The Newton System 500 waterproofing system coped with the water ingress as designed. At the height of the flooding, all three pumps in each sump chamber were operational. The system proved to be fully successful.

Each framework was also accompanied by a bespoke access platform to one longitudinal side of the air-handling units for maintenance purposes.
