THE PROJECTThe Landmark Place project is a Barratt London development located on the north bank of the River Thames neighbouring both the Tower of London and Tower Bridge. The development is home to 165 luxury apartments and penthouses set amongst striking architecture, offering unrivalled views across the city of London.Landmark Place is a residence that truly pushes the boundaries of residential facilities, which include 24-hour concierge services, a 20-metre indoor pool, spa, fitness suite, underground parking, cinema, lounge and business suite. The residence is closely located to the underground, overground, rail and river services for quick access to the whole of London, and is perfectly located just moments from London’s financial centre. The Safety Letterbox Company worked with the design team at Barratt London to manufacture a product that met both the style and mail delivery requirements on the project.THE PRODUCTBarratt London required 165 mailboxes that would form a mailroom area situated close to the reception lobby area in the project. The model of mailbox used was the classic COM 2 product which was recessed into the wall. Wall recessed mailboxes are extremely popular in this type of development as they maximise the available space in the area of installation and ensure that all health and safety requirements are achieved in the project walkways. Each mailbox has been number engraved in a contrasting silver infilled colour, allowing both mail delivery personnel and quickly identify which mailbox it is that they need to use. The mailbox engraving correlates to the apartment number of the residents. The COM 2 mailboxes used have been finished in a non-standard IGP Dura colour which was specified by the design team at Barratt London to meet the style requirements of the project. Running around the mailboxes is a surround trim, which provides a clean finish between the mailboxes and the installation wall. All mailboxes use an upgraded locks featuring a matt black finish. The contrasting matt black locks match other hardware on the project such as lighting components and door trims. Bespoke mailbox locks are something that is often specified on high-end projects, contact us for more information about available finishes.

Profab Access Ltd

Profab Access rises to the top at Aungier Street Student AccommodationSituated in the heart of Dublin just a short walk or cycle from Trinity College, Royal College of Surgeons Ireland and University College Dublin, Scape Aungier Street is a new state-of-the-art student accommodation complex.Offering a diverse range of high quality accommodation options, from en suite rooms in shared apartments, through to large and premium studios, the latest Scape development features communal study spaces, large open plan kitchens and gym areas to offer students all of the amenities they require. As part of the construction process, which was managed by John Paul Construction, 226 Profab Access 4000 Series Riser Doors were specified for installation by AE Doors throughout every part of the building, including the communal areas and individual bedrooms. The 4000 Series Riser Doors offer the highest standards of fire safety, supplied with comprehensive CERTIFIRE bi-directional certification from third party accredited testing, Warrington Fire. This means the riser doors are fire tested from both sides to two hours, providing the specifiers, contractors and ultimately the students residing within the building with confidence the critical fire integrity products offer the highest standard and most up to date evidence for fire safety performance. The 4000 Series is the only riser door in the UK to be independently bi-directionally fire tested and certified by an accredited third party to ensure legal compliance. The steel riser doors feature a slimline construction that doesn’t compromise on quality or functionality, offering aesthetics without compromise. Providing clean and concealed access to the riser shafts, the unobtrusive doors were specified with a central key cylinder lock and hinges on one side. This significantly streamlined the installation process for the team at AE Doors and reduced the risk of damage to the doors upon installation, particularly in the student bedrooms and bathrooms where access was restricted.Pat Woods, Technical Sales at AE Doors, said: “Given the nature of this development we knew the quality and durability of the riser doors was paramount to ensure their longevity and continued efficiency.“We have supplied and installed Profab Access’ riser doors for over two years and continue to be extremely impressed with the quality of construction, so we knew the 4000 Series would be the ideal choice for this project.“The products are extremely easy to install and as they are manufactured in the UK, they are available with impressive lead times. This meant we could ensure the development of the project was kept on track, ready for its opening this autumn.”In the event of a fire, the doors will maintain their frame and integrity for up to two hours, preventing the spread of fire throughout the property for this period of time. The riser doors are 35dB acoustic rated, smoke sealed and airtight to Part L, whilst also featuring intumescent smoke seals that enable occupants to safely exit the building. By specifying the CERTIFIRE bi-directionally fire tested 4000 Series Riser Doors, the development is actively future proofed as the comprehensive testing certification provides a complete and transparent audit trail of due diligence that evidences the products are not only fit for purpose, but meet the duty of care required to ensure legal compliance.Marcus Parnham, Commercial Director at Profab Access, said: “Scape provides students across Ireland, the UK and Australia with contemporary accommodation that offers the highest standards in quality, safety and functionality.“The specification of our 4000 Series bi-directionally fire tested riser doors throughout all areas of the new Aungier Street development is a further reflection of this commitment, ensuring the building features the highest levels of riser shaft fire protection currently available on the Irish and UK markets.” The 4000 Series Riser Doors were supplied with a high quality powder-coated matt surface, which were finished on-site in a range of bold colours to reflect the contemporary interior design scheme.Profab Access’ diverse portfolio of riser doors and access panels are supported by a wide range of BIM Level 2 and CAD files to aid the specification process and streamline the initial design stages.Manufactured at Profab Access’ Atherstone headquarters in accordance with ISO 9001, the 4000 Series Riser Doors can be specified and installed in a range of configurations to meet each project’s specific measurements and requirements. For further information on Profab Access and its range of access panels, riser doors and steel doors, call +44(0)1827 719051 or visit https://www.profabaccess.com.

Previously home to the BBC since it’s launch in 1960, the Television Centre has been re-developed to provide private residential apartments, offices, television studios, restaurants and a range of other health & wellness amenities. The Safety Letterbox Company worked directly with the Stirling prize award-winning architects Allford Hall Monaghan Morris and bespoke joinery and carpentry specialists, Atlantic Contracts on the project.THE PRODUCTAllford Hall Monaghan Morris architects had a specific design requirement for the integration of the mailboxes in the development. The product had to feature a minimalistic design finish, ensuring the mailbox blended into the project location, whilst enhancing the overall design of the area of installation. The development required multiple banks of mailboxes, with each bank located in lobby areas throughout the project, allowing residents to quickly collect their mail when passing through the space. The installation wall features a convex curve that gives a unique layout to the bank of mailboxes. As is popular with prestigious projects, the sub-contractor required a site survey which The Safety Letterbox Company completed to ensure an understanding of the site profile was used, also enabling any outstanding issues to be resolved before progressing. All of the mailboxes have been recessed within the wall, optimising the space in the lobby area and ensuring that all health and safety requirements are achieved in the project walkways. The mailbox models used were the NW2 and COM 2 – 180 mailboxes. Only a functioning smoke alarm can protect you

Only a functioning smoke alarm can protect you

Safety Technology International Ltd

Protecting detection systems is vital to fire safety with only a functioning smoke alarm able to protect you in an emergency.Landlord regulations and Government policesLandlords have responsibilities to keep tenants safe in their properties by providing functioning life safety equipment.Regulations introduced in 2015 require private sector landlords to ensure they ‘have at least one smoke alarm installed on every storey of their properties’ as a legal requirement. There is also a proposed change to this regulation, coming into effect later this year, which will mean social housing is also included, making it mandatory that all rented accommodation must have working smoke alarms fitted. It will also be compulsory for landlords to repair or replace any faulty alarms as soon as they are made aware of defects.Fines up to £5000To protect their tenant, it is the landlord’s responsibility to ensure detectors are fitted and working at the start of every new tenancy agreement. Failure to comply with The Smoke and Carbon Monoxide Alarm Regulations introduced in 2015 can result in a hefty fine of up to £5000.One exasperated landlord wrote online that in one of his properties “Two of the detector heads have been tampered with, presumably so that the tenants can smoke in their rooms”. Consequently, this had been causing false fire alarms and it is up to the landlord to repair or replace the alarm. In some extreme cases, landlords have discovered that smoke alarms have been removed all together from properties, due to disturbances when cooking, smoking, etc. It is then up to the landlord to replace the alarm, and so it is advisable to invest in measures to prevent the alarms removal; some recommendations have been made in government legislations such as BS 5839-6:2019.Ultimately, landlords should feel obligated to ensure regular testing of smoke alarms and the replacement of batteries in their properties to reduce the risk of void insurance or a remedial notice. Simply testing smoke alarms can also help to prevent any danger to tenants and damage to properties should a fire occur.BS 5839-6:2019The latest recommendations in BS 5839-6:2019 are primarily concerned with saving lives and reducing injuries caused by fire, but also covers reducing property damage, which can be extremely costly to landlords in the case of fires. The guidance in BS 5839-6:2019 suggests that in environments such as HMOs, where multiple occupants can be disturbed by false alarms, landlords could alter their smoke alarms systems to have delays before the signal is sent to all tenants for the occupier to investigate the cause. This can help to reduce complacency during false fire alarms or the temptation to dangerously compromise smoke alarms. The recommendation also states that landlords should seek alternative smoke alarms that can alert to intervention or disablement of the alarm in the event of tenants continually tampering.Tenants’ responsibilityAlthough it is the landlords legal duty to provide working smoke alarms in all properties, tenants must not tamper with smoke alarm, remove them, cover them up or in any other way damage or prevent them from operating in their intended manner. Failure to comply with this could result in the tenant facing a substantial fine, or termination of their tenancy agreement. It falls to the tenants to take their own safety into consideration and should contact landlords if there are any issues with smoke alarms, such as false fire alarms, so their landlord can test and replace the batteries, or alarms themselves if necessary. Preventing alarms from effectively detecting fires can result in fatal incidents and also fines for misconduct falling to the tenants. One student at Edinburgh University covered the smoke alarm in his room with bubble wrap whilst living in student accommodation. Preventing the smoke detector from working effectively proved a dangerous mistake when a fire started in his room and he had to be pulled to safety after being found struggling to escape the flames while the building was being evacuated. As a consequence for this reckless behaviour, he was fined and ordered to pay £1000 in compensation after being arrested and pleading guilty.Steel Web Stoppers®  Safety Technology International is a specialist manufacturer of a range of fire, safety and security products; their wire cages help to prevent tampering with essential life safety equipment, such as smoke alarms.STI’s Steel Web Stoppers®  are designed to protect against vandalism, misuse and damage to smoke and fire detectors. Constructed from plastic coated, heavy-duty galvanised steel rod, the Steel Web Stoppers can withstand the severest of abuse from vandalism or accidental damage. It also prevents tampering with the alarm, without hindering legitimate use, therefore still allowing the landlord to service the device and replace batteries when appropriate.

The Safety Letterbox Company

THE PROJECTXE in Bracknell was looking for a solution to their ever-growing parcel delivery problem. As with many other places of work, various couriers were arriving daily to deliver packages, and it was starting to be a full-time job for the already-busy Reception staff! When Reception staff were unavailable, office employees had to attend to couriers and manage the parcel deliveries themselves. It was affecting overall productivity and managers were receiving complaints.SEARCHING FOR SOLUTIONSAs a forward-thinking office space, XE proactively approached The Safety Letterbox Company part of Renz Group to provide a parcel management solution. With some changes in personnel approaching, the company wanted a ‘Smart’ reception area that could enable private parcel deliveries to the office. They needed a system that was as autonomous as possible which would reduce potential distractions from primary office workers, as well as freeing up time for any new reception staff.ADDITIONAL EMPLOYEE BENEFITThe system is evidence that XE is a forward-thinking and modern employer, who wants their employees to feel valued and looked after. The convenience of having a streamlined intelligent parcel management system at the office also helps to reduce stress levels in the workforce and increase employee engagement. Happy employees are productive employees, read our latest blog on wellness in the workplace here. The system was powder coated in Traffic White (RAL9016), which is one of SLB’s many standard colours.Process for PurposeThe team at myRENZbox worked closely with XE to tailor the system process to work in harmony with the business requirements. As well as the option to develop a bespoke delivery process, there are several standard processes available.STRAPPED FOR SPACEThe space that XE had available for myRENZbox was relatively small and allowed for a system to be placed in an alcove in the reception area, just outside of the closed access doors to the primary office. Three full-width extension modules fitted the size of the area exceptionally well and would easily cater for the number of potential users. Now in situ, it looks like the system was explicitly designed to fit the space.

Bilco UK sets the standard for safety at Glasgow Housing Development

Bilco UK

Glasgow’s latest redevelopment project, located on Langside Road, is built upon the former site of the city’s Victoria Infirmary and consists of a large housing development that includes 413 flats, offices and retail space. The 3.75 hectare site, which is situated next to Queen’s Park on the south side of the city, forms an important part of the Battlefield area’s character, with the buildings’ exterior reflecting and complementing the surrounding heritage by using the city's traditional blonde coloured sandstone.  As part of the construction process, Bilco UK was commissioned to supply six ESW-50REM Smoke Vents, in addition to seven E-50TB Roof Access Hatches, to provide the highest standards of safety and efficiency, whilst being sympathetic to the project’s overall design.  Installed onto the roof areas of four blocks of flats by Scottish contractors, Procladd Small Works Ltd, Bilco UK’s ESW-50REM Smoke Vents were specified to provide essential ventilation in the event of a building fire. Featuring a linear actuator operating mechanism that opens the cover to 140 degrees within 60 seconds, the smoke vents ensure compliance with Building Regulations Approved Document B, BS9999 and EN12101-2.  The built-in wind deflector also provides protection against smoke being blown back into the vent in the event of a fire., whilst the newly-designed closed-cell EPDM sponge gasket helps meet Building Regulation air leakage targets by providing a better seal of the cover to the curb. With the addition of a fixed vertical ladder, the smoke vents can also be used by maintenance engineers for roof access.  Billy Baillie, Managing Director at Procladd Small Works Ltd, said: “We have a longstanding relationship of over 20 years with Bilco UK, and will continue to do so over the forthcoming years, due to their impressive product quality and outstanding service. Bilco UK’s Roof Access Hatches and Smoke Vents were incredibly easy to install, and knowing they’re engineered to meet the highest industry standards, it provided both ourselves and the client with the confidence that the installation would set the standard for performance and longevity.” Constructed with corrosion-resistant materials, Bilco UK’s E-50TB Roof Access Hatches were also installed to provide engineers with safe, regular and convenient access to the roof to conduct essential maintenance. Engineered with compression spring operators to provide easy one-hand operation, the roof access hatch meets the requirements of Manual Handling Regulations, whilst the automatic hold-open arm locks the cover in the open position to ensure safe egress. The overlapping cover design, fully welded corners and insulated cover also ensure weathertightness and energy efficiency to deliver the highest standards of resilience. Mark Baird, Sales Operations Manager at Bilco UK, said: “Drawing on our longstanding relationship with Procladd Small Works Ltd, it was fantastic to work together on this project, which has been designed to positively impact the city’s culture. Elefant Gratings T/A PcP Gratings Ltd

This project involves the partners Fremek AB, Totech AB and PCP A/S.Fremek is a workshop company in Dals-Långed that is certified according to EN-1090, EXC1, EXC2 and EXC3. Fremek specializes in welding, cutting, painting and assembly of large projects throughout Sweden.PcP’s solution includes CUBE® gratings and treads for a modern design and ladder systems for worker safety. Fremek and Totech chose PcP’s solution to install a new fuel station for Air BP, one of the world’s largest aviation suppliers.Project criteria - Slip-resistant steel platformFor this project, Air BP required an anti-slip platform due to the use of oil during maintenance.Although the platform is new construction, it was erected on an existing outdoor structure with nothing but a roof and fuel tanks. Thus, there were specific dimensions required. Therefore, PcP provided a more efficient fuel station platform and a safe working environment for personnel carrying out aircraft maintenance. The project had a strict timeline of 10 weeks as the construction had to be finalised before winter.Fremek was responsible for designing the air-plane fuel station and for sourcing the correct materials. Fremek contracted Totech for the works. Totech has more than 25 years of experience managing complex projects for a range of industries and, therefore, extensive knowledge of industrial construction and of which materials to use.PcP has delivered gratings to Fremek in several previous projects. Totech, therefore, approached PcP to showcase gratings with high slip-resistance for the platform. Totech seeked to use standard sizes to meet customer requirements of lead time and budget. At this point, Totech discovered that PCP also could provide handrail and ladder systems.Project solution - CUBE gratingsThe PcP CUBE® gratings, treads and toe-plate were provided for the platform in standard sizes. For easy access to the platform, PcP provided fire escape ladders and safety handrails. PcP CUBE® gratings and treads benefit from outstanding high PTV slip-resistance reducing trip and fall risk, lightweight but strong and fitted perfectly into the existing construction from the ground to roof.Fremek installed the platform, and the workers on-site made cut-outs to suit various plant equipment. Additionally, PcP provided escape ladders to mount on fuel tanks. In case of fire incidents/emergencies, enabling workers to escape rapidly.

Successful collaboration with NBS - Access 360

NBS

Christian Baker‐Smith, Divisional Specification Manager at Access 360 – manufacturer of roof, ceiling, wall and floor access products – describes how NBS platforms are helping to reduce workloads and support successful collaboration with specifiers.Access 360 is a division of Tyman plc, comprising Bilco UK, Profab Access and Howe Green. It provides a total manufacturing solution for roof, ceiling, wall and floor access products – both fire-rated and non‐fire-rated – to the construction industry. Those products and technical data can be found on NBS Source. Access 360 works closely with specifiers to support the initial design and specification stages through the supply of technical documentation, digital (BIM) object models and complete specification clauses. By also working in conjunction with clients to handle the technical drawings and full manufacturing design elements from the initial stages of a project through to delivery, all necessary information is provided in the clearest and most accessible format possible. As part of a recent webinar on Collaborative Specification Writing, Access 360’s Divisional Specification Manager, Christian Baker‐Smith, explained how the three businesses are benefitting from NBS platforms, namely manufacturer product platform NBS Source and cloud‐based specification platform NBS Chorus.“NBS Source offers Access 360 a readily available source of technical data for our customers. When coupled with NBS Chorus, we can provide architects and specifiers with a complete suite of technical information to help them specify their projects”, Christian said. Each of the three divisional companies can create specification documents using NBS Chorus and track each project independently. When working with an architect that is specifying access solutions from one or more of its brands, Chorus enables Access 360 to compile this into a single project pack for the architect in the format they require."As Chorus enables us to easily access our projects and subsequent clauses, it makes updating specifications extremely quick and easy.”Another benefit of Chorus is the level of consistency it provides. Christian continued:“Before using NBS Chorus, documentation may not have been updated, leading to a risk of incorrect data being issued. This required a significant amount of time to check standard documents. The format of the documents would also look different, depending on which of the business divisions created it. Now, NBS Chorus has removed the requirement to review and update our clauses, as this happens automatically within the software and allows us to present documents to the marketplace in a uniform format, which is really important.”For every new product launch or upgrade which changed performance of existing products, it would require a significant amount of work to set up the documentation. However, with Chorus, Christian says that writing specification documents is significantly easier, as all products are easily located under the Uniclass reference on NBS Source and within NBS Chorus. We used to have a review period every quarter to check that all the documentation was correct and check everyone’s laptops were up to date. Using NBS Chorus has led to a considerable cost saving for the business in this area as we know that we can totally rely on Chorus to be up to date with the latest information our clients require."Christian also highlighted the feature in Chorus Revisions as an additional factor for boosting Access 360’s efficiency:“It’s much easier to make revisions on Chorus. Previously, you could easily lose a specification set when a client changed something, whereas all of the information is now held on a centralised system, which makes it quick and easy to update. I can’t stress enough how great of a benefit NBS Chorus has been to the business."

Scottish Policy on Unwanted Fire Alarm Signals

Scottish Policy on Unwanted Fire Alarm Signals

Safety Technology International Ltd

The Scottish Fire and Rescue Service (SFRS) have announced their new policy on Unwanted Fire Alarm Signals (UFAS) that came into effect at the start of this month. The policy affects all calls to the fire control operators who will confirm a fire before the incident requires the fire service to be dispatched.Scotland have a continuously high rate of false alarms attended by the Scottish Fire and Rescue Service, with over 57,000 unnecessary journeys a year. This is why the new policy adopts a ‘call challenge’ policy to reduce the number of false fire alarms attended by the service.False fire alarms cause disruption in various ways, from impacting the time and resources of fire and rescue services, implicating people’s safety and harmfully impacting the environment. False alarms are also costly procedures, not only for the Fire Service but also businesses where the false alarm takes place. These UFAS have many detrimental effects:They impact on resources available to attend real fires. They impact on time available for other valuable work, such as training and community safety activities. Where fire crews comprise on-call (retained) fire fighters, the crews may be unnecessarily taken away from their place of work. They impact on road safety, as a result of fire appliances travelling under emergency conditions. They impact on the environment from the number of appliance journeys. The new guidance on safe investigation of unwanted fire alarm signals aims to challenge calls to confirm fire or signs of fire in order to ensure resources and time are being used effectively. However, the SFRS will continue to attend calls received from automatic fire alarm systems and if the signal has been initiated by a manual call point (MCP), heat or smoke detector or sprinkler system, in premises in which people sleep. There will also be fire service attendance in non-sleeping risks if there is physical signs or technological indication of a real fire, such as the fire alarm signal triggered by a manual call point.Although the policy will significantly reduce the number of false alarms attended by fire crews, there is still more to be done to decrease the vast number of unnecessary call outs.Protective covers from STI help to reduce both malicious and accidental activations of manual call points, available in various sizes, mounting options and custom text available to suit all applications. The tough polycarbonate covers have been specifically designed to help deter false alarms and prevent vandalism of various devices. The range of Call Point Protectors are highly effective without restricting legitimate operation of the devices, meaning they are easily accessed in emergency situations. For more information on the new policy, visit the FIA website here: https://www.fia.uk.com/news/guidance-on-safe-investigation-of-fire-alarm-signals-in-scotland.html?utm_source=Fire%20Industry%20Association&utm_medium=email&utm_campaign=14001136_June%202023%20MMU
