To fulfil the requirements of BS8102:2022 and BS 8485:2015+A1:2019 a strategy to develop a specification which combines structural waterproofing and ground gas protection were required for this refurbishment project.The project involved creating additional living space to an existing mid terrace Victorian property in W12. The site of the property, whilst not being located on contaminated land was identified as being potentially at risk, it was near what is classed as contaminated land (an old brick yard).To satisfy Building Control requirements gas protection measures were required to meet BS 8485:2015+A1:2019.Site investigations at former brickworks and landfill sites are within expected UK guidelines for contamination. Ground investigations incorporate both soil sampling, ground gas and groundwater monitoring.In accordance with Table 3 of BS 8485:2015+A1:2019 a residential building is classed as a Type A building, creating a “high risk” requirement for ground gas protection. With the structure requiring a Grade 3 habitable environment attention as required to offer a system which meets all requirements.

The project, sited at The Minories, Aldgate, sees the introduction of the first Canopy by Hilton hotel in the UK which is scheduled to open in 2018. Working with contractors PCW Drainage Ltd and A J Morrisroe, Harmer supplied below ground drainage for the hotel’s new double storey basement box.The Minories Hilton hotel is a prestigious development, close to London’s historic Roman and medieval city walls and a short walk from the East End. Wayne Wilmot, National Sales Manager for Harmer Drainage comments: “It’s an unusual site. The contractor, A J Morrisroe, constructed a double storey basement box and podium slab to support a 16 storey residential block and a 14 storey hotel extension. It covers a footprint of around 3,500 metres across a narrow site. There were multiple levels of earlier construction to work through, including foundations and piles that date back to the 19th century. And because it’s close to the East End, The Museum of London and 1st Line Defence got involved to establish if there were any WW2 unexploded bombs buried on the site! Definitely not a run-of-the-mill project!

The High Gloss laminate created a glass like, reflective finish which opened up the space and made for a truly show stopping installation. Delta Registered Installers, Bensleys provided a waterproofing solution on an iconic Brighton structure.Steeped in history and thought to be built on the original Brill Baths site, sits Clarendon Mansions. This large, detached structure is thought to have been built in 1870 by Charles Brill during the Brighton boom.The four-storey building facing Brighton’s famous sea front, was originally constructed as a hotel.Numerous refurbishments over subsequent periods of time, saw the structure move from a hotel to a public house, with the basement area being unoccupied for nearly a decade.The basement area boasts large, vaulted areas to the south and west elevation, with the south-side possibly being part of the original Bath structure.Bensleys were instructed by the main contractor, Pilbeam Construction on behalf of Evolution Architects, to help design, specify and install the waterproofing system.There’s no one-size-fits-all when it comes to waterproofing design. With the basement suffering from water penetration, Bensleys worked with the design team at an early stage of the project to ensure the right approach be taken, which included multiple factors such as: customer requirements, standards, robustness, cost, resources, time, skill required, safety and expectations of ground water which all translated into a design solution.

This particular investment involved installing a fourth canning line, growing the site capacity by 18%.This new, state of the art canning line was designed to boost Britvic’s Rugby facility, which continues to produce recyclable cans for popular drinks brands such as Tango & Pepsi. The additional capacity will also be used as a platform to drive further innovation and expansion within the business.Aspen Stainless Davos Plus drain channels with ladder covers were installed to cope with the high level of waste demand on site. The channel profile was carefully designed to provide an easy to clean surface with a self-draining slope feature. The strictest level of hygiene standards are required within food manufacturing facilities due to the build-up of bacteria and possible cross contamination of liquids. The new drainage channels were designed to match the existing flow and volume capacity of their existing drains and included bespoke outlets, tied into the building’s underground drainage systems.Banff outlets were also installed with a hinged trap, the removable trash baskets were designed to efficiently dispose of the non-liquid waste, which has built up within the outlet. It’s essential the drainage is perfectly aligned to ensure a seamless connection across the entire site to boost performance standards.The drainage channels are designed in compliance with EHEDG (European Hygienic Engineering & Design Group) to support safe hygienic engineering in food manufacture. The EHEDG states ‘product contact surfaces must be easy to clean, non-absorbent and not present a toxicological hazard by leaching of substances and foodstuffs’ the cleanability of the drainage is also an important hygiene requirement as stated in the EHEDG ‘Improperly or insufficiently cleaned equipment cannot be effectively disinfected’The perfectly fitted drainage system boosted the overall hygienic performance of the new drinks recycling facility. This included employee health & safety, operational costs as well as consumer safety. Challenge Hard-wearing, aesthetically pleasing paving options were required to bring life back to well known tourist destination Portrush Recreation Grounds is a key destination for visitors to Northern Ireland’s beautiful North Coast. The location is such a well-known spot, providing visitors and the local community with sports, recreation and leisure facilities for the last 100 years.Unfortunately, due to wear and tear over the years the location had become rundown and underused. Due to the condition of the site, many areas had been closed off to the public.Causeway Coast and Glens Borough Council with the support of Department for Communities and the UK Government Levelling Up Fund, have approved a refurbishment. The renovation hopes to improve the appearance of the Recreational Grounds.For the area surrounding the bowling green, suitable paving was required. Due to the high level of footfall expected and the modern design of the scheme, it was important to consider hard-wearing yet aesthetically pleasing paving options.Solution Tobermore’s Fusion in a mixed palette ensured the area stood out With a modern detailed design planned, Tobermore suggested a mixed palette using a range of colours to encourage the area to stand out. Being so close to the north coast with the beautiful surroundings a touch of vibrance was suggested.Fusion, with its vibrant appearance and manufactured with sparkling natural granite aggregates was the perfect choice. The extensive range of colours helped to create a unique paving pattern for the area with a mix of Sandstone, Graphite, Mid Grey and Silver.Tobermore’s Fusion Kerb and Edge was also used. As the perfect accompaniment to the Fusion block paving, it helped to complete the area.

Teesside-based logistics firm AV Dawson has built a new 130,000m3 warehouse specifically to store £15m-worth steel coils for a nearby international car manufacturer. With the steel at risk of ‘sweating’ and rusting in high humidity levels exceeding 65%, the company was tasked with ensuring a very specific climate for the warehouse (without which the steel would be rendered unusable), while also maintaining low energy costs.The SolutionHoward Tribick, director at local renewable energy specialist and NIBE Pro Installer HT Energy, specified, designed and fitted ten NIBE F1345 ground source heat pumps (GSHPs). Given the site is built on top of an active water table (the River Tees), Howard and the team were able to make the most of the surroundings as a natural energy source. The heat pumps collect heat from 70 bore holes, each 150m deep – a total of 10,500m of active bore hole depth. Each 60kW GSHP is paired with its own ventilating unit and 500L NIBE UKV buffer tank – producing a total output of 600kW. Solar panels on the roof provide an additional 220kW to help meet the warehouse’s electricity needs.ResultsWith the ten GSHPs now fully operational, the results have been even better than expected – with a seasonal performance factor (SPF) of 3.65 and average humidity levels of just 47%. Interconnected with 3km of header pipes, the GSHPs are spaced equidistantly along one side of the 264m-long building. The units are set up as separate systems, so they can work independently of each other or together as required. This provides an added level of security for the customer, ensuring the system can cope at all times and the steel is kept at optimum conditions.Customer Testimonial“This system made perfect commercial sense for us. While the initial outlay was greater than some of the other alternatives, GSHPs provided the most cost-effective solution by far in the long term. In fact, compared to natural gas, we will be making an impressive energy saving of 1.58 million kW/h each year. Hexham and Northern Mart is an auction house in Hexham (25 miles west of Newcastle), specialising in the sale of livestock and cattle to farmers across the North East of England. The business decided it was time to replace its old gas-fired heating system with a more sustainable alternative – one that would not only reduce energy consumption and running costs, but also earn additional income through the Renewable Heat Incentive (RHI). Minimising impact on day-to-day operations during the transition was another key consideration. Managing director Robert Addison tasked renewable energy specialist and NIBE Pro Installer Calibrate Energy Engineering with finding the right solution to meet the heating and hot water demands of the 112,050sq ft building.The SolutionThe team at Calibrate specified, designed and installed a 300 kW renewable heating system made up of five 60 kW NIBE F1345 ground source heat pump (GSHP) units. They paired this with a 50 kW solar PV array, fitted to the roof of the main pen area, which partially powers the NIBE GSHP system. The in-ground heat collectors required for the GSHP were laid in the fields around the buildings, with the controls units sited in a prefabricated plant room to the rear of the premises. The installation took just three months from start to finish, and during this time it was business as usual for Hexham and Northern Marts.ResultsDocked together in a cascade for greater output capacity, the five NIBE F1345 GSHP units now meet 95% of Hexham and Northern Marts’ 394,000 kW/h annual heating and hot water demand. Meanwhile, the 50 kW solar PV array generates enough free electricity to offset a significant 50% of the power needed to run the GSHP system. Hexham & Northern Marts is set to make a 236% return on investment – reaping an estimated £862,000 in energy savings and commercial RHI payments over the next two decades.Customer Testimonial“We couldn’t be happier with our new renewable heat and power sources. Ashdown Forest in East Sussex is a major destination for horse lovers, with several stables and riding schools amidst miles of bridleway. Clark-Drain supplied drainage solutions to one of the forest's prestigious equestrian centres, which is undergoing development of its visitor amenities.The centre has installed 3,000 square metres of new paving and parking areas, along with other upgrades to its facilities. Contractor Codrin Iordache of Cody Building took the opportunity to use Clark-Drain’s new HD-PE Technodrain solutions for the first time. Codrin says: “I was interested when I heard about Technodrain as an alternative to the polymer concrete drainage channels we generally use. Technodrain seemed to combine value with meeting all our technical specifications.“We found that the lightweight system is easy to handle. It’s also clear that, despite being light, the drainage channels have all the strength required.”All the Technodrain channel installed at the centre is in fact load rated to D400 and able to accommodate vehicles up to 40 tons. This means the area is equipped to handle even the biggest horseboxes, including HGVs carrying up to nine horses.Channels of two sizes were sourced from the range for this project:1. An external depth of 210mm, internal width of 100mm and max through-flow of 8.25 litres per second. 2. An external depth of 310mm, internal width of 200mm and max through-flow of 42.6 litres per second.Integrating sump units with channel drainageAlso supplied were several Technodrain sump units. These remove silt from the surface water, preventing dirt and debris from entering the drainage system and causing blockages. Codrin says: “I was impressed by the sump units. As with the channels, the galvanised steel edging made it simple for us to integrate them with the 80mm paving. They also feature grating that bolts in place, which is really easy to remove for maintenance inspection and cleaning of the unit and the channels.“The design of the Technodrain system also means that it’s easy to connect units together. Simple tongue and groove joints allow for the installation of channels with a ready-mounted grating, saving time on site and providing accurate connections. We will definitely be using Technodrain again on future projects.”Cody Building sourced the Technodrain products through the Tunbridge Wells branch of Professional Building Supplies, who specialise in drainage products as part of their wider range. Terry Hallett says: “We have been talking to customers since Clark-Drain introduced the Technodrain range and have had a really positive response. South Lanarkshire College (SLC) in Scotland has opened a new, ‘zero-energy’ teaching block on its East Kilbride campus. Specifically designed with first-rate environmental credentials in mind, it boasts a whole host of efficiency-enhancing measures – including highly insulated floors, walls and roofs, triple-glazed windows, low-energy lighting and electrics, rainwater harvesting and solar PV panels on the roof. The college approached NIBE Pro Installer Anderson Floor Warming and Renewables in search of a system that would meet the heating requirements of the eight-classroom block in the most sustainable, cost-effective and reliable way possible.The SolutionSLC already has a range of NIBE products in its on-site renewables training centre, which students use for practical sessions, so a heat pump from NIBE was the natural choice to heat the new block. Mike Anderson, director at Anderson Floor Warming and Renewables, specified, designed and fitted a NIBE F1345 40kW ground source heat pump (GSHP) system to complement the building’s water-based underfloor heating, which operates at similarly low flow temperatures.ResultsNow up and running, the NIBE system is so efficient that it has been awarded a rating of A+++ in line with energy labelling criteria under the ErP Directive.
