BackgroundThe BISF (British Iron and Steel Federation) constructed the Newarthill properties in the 1940’s, utilising steel-framed walls that were initially coated in cement render and vertical steel panels.In previous renovations overseen by the Local Authority, the upper level of the building was clad in PVC weatherboard, while the lowest floor had its exterior re-rendered. The building is characterised by its non-traditional construction style.The houses had extremely poor thermal performance and the flats were difficult and expensive to heat, especially with the rising fuel prices and current cost of living crisis, meaning some residents were in a state of fuel poverty.North Lanarkshire Council required an EWI solution that would achieve the following three key objectives:- Improve the thermal performance of the property portfolio- Specify a system that would achieve a U-value of 0.17 W/m²K and would involve as little technical detailing around the property as possible- Ensure the properties had a modern and aesthetically pleasing look as the current exterior was tired and datedUnderstanding and appreciating K System’s expertise in this sector and innate ability to deliver best-in-class refurbishments, North Lanarkshire Council appointed the partnership of K Systems and Ailsa Building Contractors to tackle the low rise refurbishment project.Our ServiceAs the Newarthill development was already occupied, a key element of this project was to deliver the refurbishment with minimal disruption to current residents and / or neighbouring houses.This is one of K Systems strengths, ensuring jobs are delivered in a timely fashion, without delay, without disruption, and with full disclosure of each phase given to residents throughout the project to build rapport, trust, and confidence.On this particular low rise refurbishment, which had limited access points for all traffic in and out surrounding its immediate vicinity, K Systems had to work closely with the contractor, main contractor, and local authority to ensure they were working in harmony to negate any unnecessary commotion.K Systems’ technical team also carried out regular site visits to make sure the system was installed to the highest standard, in line with specification, and to ensure all involved parties were delivering to time and budget.The refurbishment of the properties is a great example of K Systems’ unparalleled ability to deliver constructional excellence that not only meets but exceeds the expectations of its customers.Technical Project DetailsOn initial scope, the K Systems team identified that a major challenge for this project was going to be the technical detailing between the timber frame sheeted ply at the top storey and precast concrete slab at the bottom. Several U-value calculations were completed by the experienced K Systems team to support the Council’s request of minimal detailing around the property and the target U-value.To meet these requirements, the K Systems P EWI system was specified, which utilises phenolic foam insulation boards. This insulation is lightweight and has a high thermal performance, allowing for thinner sections of insulation to achieve optimal thermal efficiency - perfect for this project, achieving the target U-value of 0.17 W/m²K , up from 0.32 W/m²K.It is a suitable solution for buildings that are restricted in expanding their footprint due to pavements or nearby properties, and can be easily installed on masonry structures, as well as non-traditional structures - an ideal solution for the Newarthill properties.Addressing the request for a modernised aesthetic, a dash render finish was specified. This render is extremely robust, hard-wearing, and low maintenance, ensuring the properties’ refreshed exterior would remain for years to come. The dash render was also complementary to the existing local property portfolio which was something the Council wanted to achieve.This refurb completely transformed cold, weathered, distressed housing in a Scotland suburb into warm, comfortable, aesthetically pleasing homes that met the exact requirements of North Lanarkshire Council and reduced the energy bills for residents due to improved thermal performance.

The Bishop Auckland refurbishment project, is a stellar example of K Systems ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Durham Homes commissioned K Systems to refurbish its residential development of 120 terraced houses. The primary aim of this project was to improve the thermal performance rating of each home. The challenge for K Systems was to provide a suitable EWI solution whilst retaining the character of the homes by replicating the existing brick and stone walls.Due to this unique mix of required finishes, we were presented with an extremely complex project that required careful attention of several aesthetic and design considerations.Having a good reputation for matching systems with finishes to deliver clients’ visions, we worked in collaboration with our approved installer Westdale Group, to scope out the project and specification in fine detail, with particular focus on insulating properties and aesthetic.These poorly insulated brick and stone terraced houses were given a thermal upgrade to enhance occupier comfort. An attractive brick render finish was used over insulation to provide an aesthetic finish that is in keeping with the current street scene.This satisfied the client’s requirements whilst providing a total revamp for the properties, which has resulted in energy efficient and aesthetically pleasing homes for the client and residents.Our ServiceWe worked in collaboration with Durham Homes and approved installer Westdale Group to upgrade these poorly insulated brick and stone terraced houses and deliver a total revamp of the properties, resulting in thermally efficient homes.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Our Application Specialists visited the site regularly throughout the project working in collaboration with the approved contractor to ensure correct installation and detailing.As a result, we delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Durham Homes, and the residents of the newly improved homes.Joe Rogers at Westdale Group, said:“To deliver such a large project (120 houses), it requires multiple teams to work seamlessly together and have absolute trust in the other’s skill, vision, and judgement. The team’s innate understanding of pairing systems with finishes for optimal performance is second to none and together we delivered a best-in-class refurbishment which was an absolute pleasure.”Technical Project DetailsEffective demand planning and technical detailing ensured that the Durham Homes project was completed on time in March 2022.Having comprehensively assessed the project requirements, taking into consideration thermal u-value target, aesthetics and cost, our K Systems E BrickRend EWI system was specified. This high-performing system is lightweight utilising expanded polystyrene (EPS) panels that are enhanced with graphite to further enhance thermal performance.The E BrickRend system has a fire performance rating of B2-s1,d0. It’s low moisture absorption and resistance to mould growth ensures a high level of durability.The system was specifically tailored to meet the thermal performance criteria of the project. Utilising 90mm EPS panels, the target U-value of 0.30W/m2K was achieved, delivering the benefits of improved thermal comfort and lower heating costs for residents, whilst helping the local authority achieve it’s environmental carbon reduction targets.Several finish options were considered to meet the client’s requirement of replicating the existing brick/stone appearance of the properties whilst remaining within the project budget.K Systems specified BrickRend, a bespoke, specially formulated polymer render which was colour-matched to the existing masonry. It was then down to the skill of our approved installer to apply pigments to tint and shade the render surface and simulate the appearance of real stonework. The surface is then sealed to provide a long-term durability. A dash render finish was applied to the rear of the Bishop Auckland properties.This particular finish didn’t just ‘fit the bill’ at the time of delivery, but is an economic, durable, lightweight solution, easily applied, with an increased bond strength compared to sand and cement, which will protect the insulation and structural fabric of the homes from environmental deterioration in years to come.This customised finish and attention to detail is a perfect example of how K Systems works with all clients to fulfil any specific design criteria and go above and beyond the standard requirements to deliver superior quality.

BackgroundWith stunning southerly views across to the Isle of Wight and also westerley along the Solent to Hayling Island, Portsmouth and the Millenium Tower, Marineside, a development of three-storey properties at Bracklesham Bay, is a dream location for anyone to live.However, whilst a prominent beachfront location comes with spectacular sunsets and unrivalled tranquillity, it does leave buildings highly exposed and prone to weather damage.This was the case with the Marineside development which showed signs of high coastal corrosion and were in severe need of regeneration both aesthetically and internally to address thermal underperformance.K Systems teamed with CBG, Envirorend SE, and Harrington Design to complete the low-rise refurbishment project, with three main objectives:- Remediate problematic substrate- Improve thermal performance for the benefit of residents- Revitalise a tired and unattractive exteriorAs with all projects, K Systems began a detailed scope and specification process with full involvement from all parties, including deploying digital technology to provide an inspirational viewpoint for the client to understand what the refurbishment would look like at completion.Our ServiceFollowing extensive planning, K Systems brought the client’s vision to life and created a beautiful collection of revitalised waterside homes on the banks of Bracklesham Bay.The refurbishment of Marineside wasn’t a straightforward project and required comprehensive scoping to ensure optimal delivery and 100% satisfaction levels amongst current residents.Therefore, it is a notable triumph for K Systems to have delivered a successful project, within budget, without delay or compromise on quality, that not only met but exceeded the requirements and expectations of the client.Each structurally sound, aesthetically pleasing dwelling boasted excellent thermal performance properties, achieving a U-value of 0.30W/m²K, allowing residents to benefit from more thermally efficient homes and experience a reduction in energy consumption.K Systems in collaboration with CBG, Envirorend SE and Harrington Design delivered beautiful, clean, crisp, aesthetically attractive properties, each with a protective exterior finish which will provide resistance to the elements for years to come.Technical Project DetailsOnce the existing façade was removed it was clear that the block substrate had high level corrosion due to the harsh coastal environment it had endured since being built in the 1940s.Multiple areas of the three buildings had to be completely removed and replaced using a medium density block that achieved superior pull-out test results. This was a recommendation by K Systems which enforced confidence with not just the client but the homeowners too as the best way to ensure longevity of the buildings.The removal also revealed that the substrate was uneven and unsafe. K Systems identified that extensive dubbing out was also needed with these buildings. Dubbing out meant the insulation boards were installed line and level giving a crisp and professional finish.The Marineside buildings were solid block construction making them extremely inefficient and presented an expense to the homeowners during winter months due to insufficient thermal performance.Utilising its years of unparalleled expertise, K Systems specified the industry-proven Mineral Wool insulation system for the project to address the aged façade and significantly boost the thermal performance of the building.K Systems Mineral Wool insulation (a mat of rock fibres which prevents the movement of air) has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the Marineside refurbishment as it would combat the heating issues faced by residents whilst retaining the solid foundations of the existing building.Other technical benefits which made the K Systems 110mm Mineral Wool system the ideal specification for this refurbishment include:- its level of fire resistance and non-combustibility, ensuring the building met all safety regulations required for residential buildings in England- its excellent acoustic properties, ensuring coastal noise absorption further enhancing the peaceful and tranquillity of the area- its environmentally friendly composition as it is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)Due to the coastal location and exposure to the elements, it was vital that this refurbishment guaranteed total water tightness. K Systems worked closely with the roof installers ensuring that the parapet details were correctly detailed making the system as a whole watertight.The exterior finish was just as important as the internal construction and detailing. The Bracklesham Bay area has a level of prestige and the aesthetics needed to reflect that. K Systems finished the Marineside complexes with a silicone thin coat render, which is extremely breathable and resistant to the elements, in shades Limestone White and Granite. This completely transformed the aesthetic of the residential blocks making them much more appealing to potential dwellers.Envirorend SE commented:“ We secured the refurbishment works at Marineside , for a good client and works started in January 2022. The scope of works was to make the 3 blocks more energy efficient. Situated directly on the beach, the location made the install very challenging as the weather was not very forgiving at that time of year. The existing substrate was all over the place so a lot of effort was put in to get the walls looking line and level while staying within the remit of the specification. Works were completed in July 2022 and to a very high standard for all to see. “

The acoustic wall panels were specified for innovative design and high sound absorption acoustic performance.The timber wall panels are grooved, providing impeccable sound absorption performances, but also ensuring a high class aesthetic finish and feel with a choice of timber types and finishes.Herman Miller provide “Class A” products and are renowned for great quality and therefore required a sound absorption solution to comply with their own brand style. Soundis fitted perfectly to the Herman Miller specification throughout the installation space being treated and installed by UK Acoustic Systems.

Fitzwarren Court is of one the highest buildings in Salford at 23 storeys and was a major refurbishment requiring an aesthetic and thermal upgrade. The building had originally been earmarked for demolition as part of a wider regeneration of the area, but plans were halted when Salix Homes secured funding to modernise the block.The Casey Group were appointed as main contractor for the work. New kitchens, bathrooms, doors and windows have been fitted to all 135 apartments. Our approved installer Hamilton Building Contractors were contracted by The Casey Group to complete the exterior wall insulation and rendering which had a metamorphic effect on the building’s overall appearance and thermal performance.The 1970s building was a pre-cast concrete panel system. The panels were of a ribbed surface design and were fitted together creating a recessed detail which was a unique design feature. Alongside Hamilton, we worked to transform the façade aesthetically creating a modern building, with a safe, stylish and thermally efficient solution. A complete revamp which has given the building a new lease of life and delivered safe, modern and energy efficient homes for the residents.We worked in collaboration with Hamilton Building Contractors to ensure there was minimum disruption to the residents of Fitzwarren Court, who remained in their homes while the work was carried out.K Systems produced a bespoke high-rise specification which included various zonal wind load calculations optimising the longer-term safety and durability of the design. Various factors were taken into consideration throughout the installation process including a recessed windowsill and anti-perch detail (preventing birds from settling on the sills).Our focus throughout the project included safety, quality, thermal efficiency and service.Paul Turner, Director at The Casey Group, said:   “Successful EWI schemes, especially on high-rise tower blocks, demand the highest level of Project and On-Site Support from design through to inspections, with technical guidance and warranty support. The ChallengeFailing retaining wall needed to be stabilised and strengthened.The failing masonry wall, to the rear of Latches Close Social Housing, was braced with timber struts and remained like this for 10 years. The ‘temporary’ buttress was effective for a short time but then the wall began to move. The brick retaining wall had fractured at the corner which was a sign it was slowly inching forward. For fear of the wall’s collapse, the surrounding area was cordoned off with heras fencing. For health and safety reasons, the rear of the social housing was completely ‘out of bounds’.The wall couldn’t be taken down and replaced because there was a car sales elevated above. The car sales proprietor did not want his land to be affected. Clarion Housing Group contacted Engie to survey the failing wall and propose a solution. The SolutionSecura Grand was installed under the expert advice of Tobermore’s Civil Engineering Consultants.Engie had previously worked with Tobermore on other schemes and had experience using their Secura Grand Retaining Wall system. Following consultations with Tobermore’s Civil Engineering Consultants, Engie proposed Secura Grand as a solution to strengthen and stabilise the existing wall.Rather than replacing the entire wall, the existing wall and its timber buttress was incorporated into the retaining wall designs. This retaining wall project has restored land for the residents and property managers.

The developer needed a replacement for drywall which produced less construction debris and achieved a 67dB acoustic rating with walls no thicker than 200mm.This was an extremely complex project which required bespoke elements from Specwall in order to succeed. As well as considering the curved walls, high acoustic requirements and luxury finishes, there was a specific requirement for unique, 2.7m cut panels to suit the building’s elevator space.

Project: Slimming World headquartersClient: Slimming WorldMain contractor: Morgan Sindall ConstructionArchitect: CPMGWith its newly extended headquarters in Alfreton, Derbyshire, weight-loss organisation Slimming World wanted to create a landmark building for the brand that would both provide an ideal working and training space for its people and deliver excellent environmental performance.Glazing plays a key role in the £8.5 million scheme, both aesthetically and in terms of its use of energy.At the heart of the building is a large atrium with a full-height glass front elevation and a glazed roof running right to the back of the space. Meanwhile, one of the wings connected by the lobby area features large ‘picture windows’ that deliver views over the facility’s attractive, leafy grounds.High-performance envelopeBecause much of the building’s envelope is glazed, the designers faced the challenge of avoiding the need for an energy-intensive climate-control system to create a comfortable environment for users all-year-round.Lee Shaw, Business Development Manager at Pilkington United Kingdom, explained: “The twin challenges any building with extensive glazing faces are loss of heat on cold days and excessive heating as result of direct sunlight when the weather is warmer.“The combination of products we have supplied to this project use advanced coatings cleverly to minimise these two effects, helping to smooth out the peaks and troughs that can lead to uncomfortable temperatures, expensive heating and air-conditioning bills and wasted energy.”The curtain walling system uses double-glazed units manufactured by Pilkington, incorporating Pilkington Suncool™ 60/31 T solar-control glass and Pilkington Optitherm™ S1 Plus, a low-emissivity product.The solar-control glass features a state-of-the-art coating that transmits only 31 per cent of the sun’s energy, while still allowing for 60 per cent light transmittance, so that occupants still get a clear view outward.The low-emissivity glass meanwhile features a coating that reduces outward radiation of heat, so that less is allowed to leave the building on colder days.Uninterrupted viewsThe same glass is used in the atrium wall and roof but is held in place using the latest structurally glazed units from Schueco. These deliver glazed surfaces with ultra-low-profile frames to minimise interruption of views from the building, as well as daylight flowing into it.Extra strength is added to the atrium glazing by including a layer of laminated glass on the inner pane, to help the large units stand up to forces exerted on them by the wind and potentially the weight of snow during the winter.Lee Shaw continued: “This project demonstrates the range of glazing solutions we are able to offer, with a combination of curtain walling, structural glazing and roof glass, all of which has been manufactured in the UK.“The architect has used timber slats to deliver some degree of solar shading, but the extensive area of glazing enclosing the space means there would still be significant risk of excessive heat build-up. The glazing specified minimises this effect, saving energy and money while also delivering a more comfortable and stable year-round climate for those using the building.“This is also one of the first projects to feature Pilkington Suncool™ 60/31 Pro T glass, which is now fully manufactured in the UK, following recent re-location of production from Germany. It’s great that we’ve been able to combine a made-in-Britain success story with a new chapter for a well-loved British business.”The completion of the building is the latest chapter in the story of Slimming World, which started when founder Margaret Miles-Bramwell OBE, then 21 years old, first began holding Slimming World groups in Alfreton in 1969. Now, 50 years later, there are 19,000 local groups across the UK and Ireland, run by a network of more than 5,500 self-employed Consultants.The new headquarters includes extensive training facilities, meeting and office spaces, as well as a brand new 550-seater restaurant for staff, guests and Consultants visiting for training.Paul James, Slimming World’s Facilities Manager, says: “People have always been at the heart of Slimming World’s success and so ensuring that our people – our head office staff and Consultants – have the facilities and environment they need to do the best job possible has been a real priority for us. Subsequently, Hodgson Sayers then installed 4,500m² of Bauder’s top quality reinforced bitumen system, which included a highly efficient 120 mm PIR insulation. Four of the ten housing blocks were fitted with 132 PV Modules, enabling Byker Wall to generate at least 39.6 Megawatt Hours of solar power each year. Tudor House was opened as the offices for Hatfield Rural District Council by the Marquess of Salisbury in 1930. A grand old building, it was built in a Georgian style with a host of period features.When its purpose as a public administration building was over, a proposal for a conversion (material change of use) into apartments was put forward by Lioncrest. Whilst not a listed building, they proposed to retain all of the period features and, where time had taken its toll on the building fabric, restore and renovate the brickwork and stonework back to its former glory.Permission has been given to convert the offices into seven new luxury apartments comprising of four two bedroom apartments and three one bed apartments. The largest apartment was constructed in the roof space which entailed reconstructing the existing roof incorporating two large dormer windows and five roof lights. The building includes a large basement which was converted into stores for the occupants and for each of the apartments to have an allocated car parking space.Lioncrest consulted with Hush Acoustics at the design stage of this development for soundproofing advice and assistance with the design, specification and supply of the materials needed.There were a number of design issues to take into account due to the history of the building and the period features. Our soundproofing experts worked closely with Lioncrest to develop the most economical and convenient acoustic system to achieve the high results sought. The detailed and careful installation of the Hush materials allowed some fantastic sound reducing results giving the owners of the apartments a very good standard of living.A variety of products were combined to achieve the necessary sound reduction throughout the building’s separating floors, ceilings and walls. These included Hush Panel Cem 28, Hush Slab 100 Sound Absorber, Hush Seal 20 perimeter strip, Hush Bond Panel Adhesive, Hush MF Ceiling System and Hush Acoustic Hangers.Through detailed planning from Lioncrest with regard to the schedule, Hush Acoustics were able to deliver all acoustic materials to site ensuring that the deadline for completion was met.

BackgroundiKoustic were contacted following an acoustic report carried out by Nova Acoustics on the internal acoustics of the restaurant which had begun to receive complaints about the reverberation levels of the room (4.2 seconds), this resulted in poor acoustics caused by any conducted noises from the open kitchen and conversations to bounce around the room, this lead to a negative experience of the Michelin Star venue.We followed up with an onsite evaluation to discuss our range of acoustic absorption options we could implement to address the reverberation issues of the restaurant, we wanted to fit our ideas successfully into the current interior design of the venue of which consisted of a range of ambient pendant lighting, monochrome fixtures and unique granite tables.The restricted and varying head height of the venue brought its own unique challenges and limited us in what we could design, we needed a Sound Absorption system that was slim line, adaptable and semantic to the existing aesthetic of the restaurant.SolutionWithin the ideation phase we came up with a range of concepts/products, spending some time producing visualisations of the concepts and discussing the options with Michael O’Hare himself. Once decided on one primary acoustic concept, consisting of installing our Popped Note™ product on the ceiling with brushed stainless-steel stand-off bolts as a fixing. We also designed and manufactured a bespoke piece of acoustic art for Michael O’Hare that we collaborated on – this was a large black love heart with a lightning bolt in white on top, off setting for a three-dimensional approach.The open plan design of the restaurant led to a large portion of sound coming from the kitchen and then travelling out into the restaurant, to address this noise issue, we installed black MuteSpace Pro around the entrance to the kitchen to absorb the reflected sound energy.ResultsThe resulting installation has provided The Man Behind The Curtain with 30m2 of Class A and Class B absorption throughout the venue, reducing the reverberation time and therefore improving the holistic experience to their customers.

BackgroundFor the perfect example of architectural excellence which not only delivered an impressive aesthetic, significant environmental benefits, and a more robust structural foundation, but also improved thermal performance, look no further than the eight-storey, three-building Building Safety Fund (BSF) project Devonshire Mansions.Situated in beautiful Eastbourne on the south-east coast of England, Devonshire Mansions were an extremely attractive choice for those wanting stunning sea views and some peace and privacy. However, due to their location in a high exposure area, the buildings were aged and weather-beaten, and required a full overhaul and refurbishment to modernise, align with current safety regulations for high rise buildings, and strengthen the buildings at their core whilst rejuvenating the exterior.Understanding and appreciating K System’s renowned ability for outstanding refurbishment projects, Pavehall contracted K Systems to completely refurbish this residential development and deliver on the following four primary objectives:- Remediate unsafe cladding- Improve the thermal performance rating of each home- Update and seamlessly replicate existing façade features- Deliver a solution with acoustic benefitsOur ServiceIn collaboration with Archiflair Design, Pavehall, and Fullers Plastering, K Systems delivered an industry-leading, insulated façade solution that fulfilled the desired criteria, achieved a U-value of 0.26 W/m²K and resulted in an outstanding architectural structure.The commitment of K Systems team, their continuous communication, in-depth level of reporting, and consistent presence on site not only ensured a perfect refurbishment, but also instilled 100% confidence in the supply chain throughout, showing exemplary levels of customer service.This project is a great example of how K Systems overcame various construction challenges to deliver within the agreed time constraints.The make-up of the façade had multiple protrusions in forms of balconies meaning that every sheathing and insulation board had to be cut to fit. Replicating this without compromising on the strict site deadlines was a challenge but under the great install team and K Systems’ expertise and onsite presence, this was achieved.Additionally, Devonshire Mansions had a problematic substrate and challenging aesthetic deliverables. Working closely with all partners, and utilising digital technology, K Systems mapped out the refurbishment and specified the ideal solution to Pavehall for implementation.Technical Project DetailsAfter a comprehensive scoping process, K Systems discovered that the existing system had a drained cavity build up and when removed, the sheathing boards were compromised by water. With the buildings being high rise, steel frame and multi-occupancy, the industry-proven K Systems Exicco Cavity Drainage EWI System was specified.In the Exicco system, the drained cavity behind the insulation ensures that any interstitial moisture escapes without detriment to the performance of the system. Due to their seafront location, Devonshire Mansions were prone to fierce rain and water exposure, so this system was the ideal choice to ensure any future moisture or condensation build up was allowed out to avoid compromising the substrate or newly installed façade.Once the strip out of the existing façade had occurred, further challenges were discovered – the substrate was far from line and level. This meant that every rail within the newly installed EWI system had to be packed out using steel shims to create a level vertical façade, subsequently adjusting the specified fixing lengths to suit.Some elements of the substrate were high strength concrete incorporating a flint aggregate which proved problematic for standard mechanical fixings. Via K Systems’ on site support, a suitable, more bespoke fixing was specified which ensured proper anchoring of rails and intumescent fire barriers. A swift solution was achieved with no detriment to the construction programme.The newly installed Exicco system was combined with the K Systems M (Mineral Wool) system. This high performing system provides optimal levels of fire resistance and noncombustibility and its installation at Devonshire Mansions meant that the fire classification of the buildings was upgraded to A2-s1,d0 meaning that the development is now compliant with the latest building regulations for all high-rise dwellings in England, further ensuring the safety of residents.Devonshire Mansions is visually impressive with its feature balconies, architectural cornices, ashlar panelling and quoin detailing. It was a specific requirement of the client to remediate the unsafe cladding without losing these exterior design features.K Systems created two specifications; one for the elevations and one for the balconies and provided bespoke detailing to allow them to seamlessly harmonise as one façade. Ashlar panelling and quoin detailing was replicated cost-effectively using varying thicknesses of non-combustible mineral wool insulation which was over-rendered skilfully by the contractor using K Systems Silicone Thincoat render.The more intricate cornice features were all bespoke manufactured using compliant non-combustible materials and integrated into the design with K Systems providing robust detailing to create a water-tight barrier and eliminating cold bridging. Decorative columns were installed at ground level to complete the façade.The eye-catching, waterfront dwellings were finished with Silkolitt+ - a versatile, easy to apply, water repellent, durable, and low maintenance thin coat render, perfectly paired and formulated for use with our Exicco systemOverall, K Systems specified a fit-for purpose, non-combustible façade with a high level of complex architectural detailing using cost effective solutions. The installation process was overseen by our unrivalled site support team who were frequently on hand to solve any issues as they arose.“Working alongside K Systems on a project of the size and nature of Devonshire Mansions was a true pleasure. The Cartcraigs high-rise project located in the heart of Southside Glasgow was a rewarding project to be involved with allowing real transformation and change in several key areas.The tower block was originally built in the 1960’s with a grey cladding finish but due to decades of inclement Scottish weather, the building was weather-beaten, tired and dated. With its stature and prominent location, the building should have been an attractive living option in Southside Glasgow but instead was unappealing to potential residents, and in desperate need of modernisation.Rising fuel prices and the current poor thermal performance of the tower block, meant it was extremely difficult and expensive for tenants to heat their flats – so much so that many occupants were considered in a state of fuel poverty.In collaboration with MAST Architects and our approved installer PWM, we designed a façade solution that not only significantly improved the thermal performance of the building, but transformed Cartcraigs aesthetically creating a modern, fit-for-purpose living space.A complete revamp which has given the building a new lease of life and delivered safe, modern and energy efficient homes for the residents.Our ServiceDue to the scale of this project, the congested location and small site footprint, we had to work closely with our approved installer, main contractor, and local authority to ensure minimum disruption to both the residents of Cartcraigs and residents of the surrounding area.Delivery routes and schedules were agreed to ensure consideration for local residents throughout the project.As part of our service commitment, our Site Application Specialists carried out regular site visits to ensure our system was installed to the highest standard and in line with our specification.They were available throughout the duration of the project to provide technical guidance, installation support and ensure the highest levels of quality. This allowed the K Systems Technical & Logistics Teams to support the schedule of the project with timely delivery of materials to site and ensuring there were no delays during the installation and inspection processes.“In conjunction with the Architects we approached K Systems to design a system to comply with fire regulations and offer a solution to make the look of the building more aesthetically pleasing along with making it a point of interest within the Southside area. Great site support was provided by Ally along with Technical/Service support from Jim and Martin. The team at PWM look forward to working on our next project with K Systems.”Kevin Fox, PWM Projects ManagerTechnical Project DetailsThe original façade incorporated a 25mm cavity with reinforced concrete inner leaf shaped panels, which could be seen beneath the then grey façade panelling. Wheatley Group, the client, had requested a clean, crisp, and smooth finish that would also comply with Scottish Fire Regulations.After numerous design meetings taking into consideration client requirements, budgets, and timeframes, we put forward our industry-proven K Systems M Silicone EWI system. The system was designed using 160mm non-combustible mineral wool insulation to meet the 0.18 (W/m2K) U-value requirement, making it the perfect choice for the refurbishment to combat the heating issues faced by residents and futureproof the building as a viable living space for years to come.Bespoke technical detailing and rigorous adherence to our high-rise policy ensured a high performing system with an A2 non-combustible fire rating, complying with all safety regulations for buildings over 11m in Scotland. The 160mm insulated grey and white façade delivered a really attractive high-rise that will now better withstand the Scottish elements.The finish used was our high-performance thin coat render, Silicone TC15. The contemporary colours of grey and white were chosen from our wide range of colours which visually transformed the 17-storey building. Our polymer rich Silicone TC15 allows ease of application, and its hydrophobic properties will provide a clean, crisp and low-maintenance finish for years to come.Our specification included bespoke detailing to provide solutions for Cartcraig’s individual retrofit design challenges. We also commissioned wind load calculations and fixing pull-out tests to determine optimum fixing patterns to anchor the EWI system to the different substrates. Ultimately, a safe, thermally efficient and visually appealing result was achieved.“K Systems provided a great overall package from the inception of this project with design advice, through the technical stages, with assistance through specification and then with the provision of weekly reports and checks once the project got on site. According to Mr. Powles, these screens have not only elevated the school’s external aesthetics but also created a more welcoming and natural boundary around the schoolyard. He observed that the screens had an immediate and lasting impression on the students.The initial response from the students was one of excitement. BackgroundK Systems’ retrofit of the REEMA non-traditional construction Properties in Swindon, South-West England, is a stellar example of the company’s ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Swindon Borough Council had a development of 50+ properties in Upper Stratton all with aged facades and poor thermal qualities, some with U-values as inadequate as1.59W/m ² K.K Systems supported Swindon Borough Council, led by Projects Surveyor John Black, to completely refurbish this residential development and deliver on five primary objectives:- Improve the thermal performance rating of each home (SAP rating)- Deliver greater thermal comfort for residents- Choose a solution with acoustic benefits and non-combustable benefits- Reduce tenants’ energy consumption- Deliver an attractive aesthetic that would uplift the areaHaving a good reputation for matching systems with finishes to deliver its clients’ visions, K Systems partnered with approved installer, Rateavon Ltd, to scope out theproject and specification in fine detail, with particular focus on insulating properties and aesthetic.Our ServiceK System worked in collaboration with Swindon Borough Council and Rateavon Ltd to upgrade these poorly insulated houses and deliver a total revamp of the properties, resulting in thermally efficient homes.One of the primary requirements was to improve the performance rating of each home, with a target U-value of 0.30W/m²K. In fact, K Systems exceeded that in the project delivery by achieving a U-value of 0.29W/m²K.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Digital technology was deployed from the very beginning to produce models and CGIs (Computer Generated Imagery) to not only assure Swindon Council the finished project would meet its specific requirements, but to also guide the design process and ensure compliance with all health and safety regulations.Regular inspections and site audits were carried out alongside Swindon Council to ensure the same level of care and attention to detail that applied when specifying theproject was being applied during its implementation and delivery.Technical Project DetailsOn initial inspection, K Systems found a problematic substrate. The REEMA hollow panel non-traditional construction properties are constructed of a concrete frame with thin concrete panels to the exterior façade. This type of thin panel construction created a significant challenge for the team to find a suitable EWI fixing, but with the help from Rawlplug, one of our EWI fixings suppliers a robust and safe fixing solution was found, without compromising the existing REEMA construction.Harnessing years of EWI system design knowledge and unrivalled expertise in this field, K Systems worked closely with Rawlplug and a structural engineer to identify a suitable fixing detail and pattern which would not only be robust but also suitable for this type of substrate.With a structurally strong solution agreed, focus then turned to the appropriate insulation solution.After a comprehensive scoping process taking into consideration client requirements, project objectives, budgets and timeframes, K Systems specified the industry proven K Systems M, Mineral Wool EWI system to not only significantly boost thermal performance of the buildings but also reduce noise pollution for the tenants.K Systems 100mm Mineral Wool insulation has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the refurbishment as it would combat the increased heating costs faced by residents whilst retaining the solid foundations of the existing building and reducing the risk of condensation or mould damage.Other technical benefits which made the K Systems Mineral Wool system the ideal specification for this refurbishment include:- non-combustibility, A2-s1,d0 fire rated- its excellent acoustic properties, reducing noise pollution- its environmentally friendly composition as the insulation is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)- its workability and easy to cut format, reducing labour time across the board for the team.Having identified solutions that improved structure and thermal performance, K Systems then offered the best quality finish for the properties – an aesthetically pleasing, cost effective combination of VBriQ+ clay brick slips and Silkolitt+ silicone render that both Swindon Council and the residents would be proud of.VBriQ+ is a lightweight, highly durable, clay brick slip system and a more cost-effective finish option in comparison to tradition brick systems without compromising on quality, weather resistance, workability and durability. This made it perfect for a project of this scale – a project which required maximum and long-lasting impact without incurring maximum costs.The Silkolitt+ silicone render finish rejuvenated the properties’ exteriors and massively enhanced the area’s overall aesthetic, making it a much more appealing place to set up home.Yet again going the extra mile for clients to ensure unrivalled workmanship and longevity, K Systems finished all 52 properties with K Pro - a water-based protective treatment used to provide long term enhanced water repellent properties to external render and other masonry surfaces, helping combat the problems associated with water intrusion including efflorescence, frost, water-soluble pollutants and algae growth meaning the substrate will stay clean and dry for longer.K Systems and approved installer Rateavon Ltd delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Swindon Council, and the residents of the newly improved homes.John Black, Projects Surveyor at Swindon Borough Council, said:“Throughout the project K Systems have supported Swindon Borough Council agreeing all detailing to ensure current day Building Control Regulations were met. They supported resolutions throughout the project lifecycle and were really reactive, visiting site and supporting when required. Addressing the ongoing need for social distancing, moveable wall systems can be effectively utilised to create discrete employee ‘bubbles’ by dividing office space into smaller areas.
