Tallest tower in London’s financial district uses market-leading SonaSpray for acoustic perfection.As well as dominating the skyline of London’s financial district with its striking 23-sided glass façade, 22 Bishopsgate has not only rewritten the rules of what a modern office space should look like but also how it sounds. Having become a ‘mecca’ for workplace wellbeing, putting individuals and employees at the heart of its design, it was important that the spaces sounded as good as they looked. With acoustics playing a leading role in delivering overall comfort to a space, partnering interior design studios DesignLSM and The Morris Project turned to experts, Oscar Acoustics, to control sound levels within its buzzing food and dining area - ‘The Market’ for pitch-perfect ambience.  Known as the ‘foodie heart’ of 22 Bishopsgate, its selection of bustling food counters makes it a hub for workers looking to drink coffee, take lunch breaks and host meetings. However, being a lively, open hospitality space, the clink of cutlery and energetic conversation would mean that the café space was at risk of excessively high noise levels, which left unchecked would create an uncomfortable drinking and dining experience for guests.  Karen Taylor, DesignLSM’s lead designer, said: “Providing a healthy environment that would enhance the physical and mental wellbeing of those working in the building was a top priority when designing the 20,000sq ft space. The building itself includes triple-glazed windows to reduce outside noise, but it was important that the internal acoustics were just as well considered to compliment the sense of balance and harmony throughout.  “As a multi-purpose space, The Market area is a dynamic part of the building where the Bishopsgate community can unwind, dine and socialise. Whilst the area needed to have a spirited ‘buzz’ to it, there would also be guests that wanted to relax and recharge, and therefore considering the people and their needs was always at the forefront of our design strategy.” As The Market includes an array of hard surfaces such as tables and chairs in-line with its open dining aesthetic, a solution was needed to counteract noise reverberation and echo, which causes sound levels to climb. To remedy this, DesignLSM turned to Oscar Acoustics’ SonaSpray acoustic spray range. Once applied to ceilings or walls the seamless acoustic finish absorbs sound energy instead of reflecting it, enabling designers to create serene and inviting spaces. In this case, its SonaSpray fcx acoustic plaster finish was used to reduce overall noise for a more calming atmosphere. With strict building deadlines and restrictions to adhere to, SonaSpray was also chosen for its efficiency as it can be applied quickly with minimum disruption, allowing work to continue as promptly as possible.  Importantly, it was Oscar Acoustics’ third-party safety certifications that caught the eyes of designers. With such a large building to consider, fire safety had to be a number one priority. With fire credentials that go above and beyond Approved Document B fire requirements (Class 0 to BS476 & B-s1, d0 fire rating), the SonaSpray range produces little to no smoke and absolutely no droplets – which can assist in the safe escape of occupants should an event occur.  As the first building in the UK to apply for the WELL Building Standard, the premium acoustic spray was a perfect fit due its contributions towards many sustainable design and health certification systems including WELL, BREEAM, SKA, Living Building Challenge and adds up to 17 points towards the LEED (Leadership in Energy and Environmental Design) rating of a project. It also boasts GREENGUARD Gold certification which shows it has met some of the world’s most rigorous and comprehensive standards for low emissions of VOCs into indoor air, aiding in the creation of healthier indoor environments. Ben Hancock managing director at Oscar Acoustics, said: “22 Bishopsgate has raised the bar in office design and it’s a real feather in our cap to be part of such a pioneering and monumental building.  “When we were approached about the project, we jumped at the chance. Cool black Elite fibre inserts are made from 100% post-consumer waste with extremely low whole-life carbon emissions.Specified in 2020 but delayed through COVID, installation was completed in 2023. INTRA liaised with contractors to reschedule site surveys once pre-works were completed sufficiently for the entrance area to be assessed accurately. This was particularly crucial since the Entrance Mat sits in a lower position surrounded by steps and a raised floor level.Beauty and Brawn - Wood-effect Recycled Aluminium for Sustainable Entrance MattingThis smart wood-effect finish was new to the market back in 2020 but the client was confident it would meet their quality demands based on the many successful projects we’ve collaborated with them on across a variety of settings.Today the faux wood variant is a market-leading product that beats similar looking products made of real bamboo in terms of strength, longevity and good looks. Real wood systems don’t handle excessive moisture well, so the wrapped aluminium is ideal and more sustainable too. Read our bamboo vs aluminium blog to learn why.Fir for purposeNext door to London’s Sloane Square tube station, the 25,000 square feet office building is designed to house 2,500 office workers plus service staff and visitors. The entrance is immediately off the street with a small canopy and no draft lobby, so the matting will be exposed to direct and prevailing rain.Technically, INTRAform DM Low Profile was an ideal choice for a Cat A project like this as it can cope with high footfall and provides more flexibility than other systems. This 12mm profile variant can be surface mounted or shallow recessed for easier integration with whatever finishes the future tenants choose. And the interlocking plank system makes installation and onward retrofitting easy, if required.Entrance Matting Triumphs in Durability and Moisture AbsorptionINTRAform DM, with the Elite inserts will cope with rain with ease thanks to being happy in external (zone 1) and internal (zone 2) locations. It is typically found in shopping centres and office complexes as it’s hard-working and hard-wearing with excellent moisture absorption and dirt removal.The closed construction format and extra wide inserts make cleaning and maintaining INTRAform DM a breeze too. They’ll also have vibrant restaurants and retailers right on their doorstep, along with upgraded transport infrastructure.Towelrads provided radiators for Plot 7, a six-storey residential building with ground floor retail. These included bespoke non-UK market sizes which Towelrads successfully manufactured and shipped into the UK, fulfilling a quick turnaround on a prompt call-off basis. Towelrads also supplied all the chrome electric towel rails in the apartments’ bathrooms.Originally planned to be the Athletes’ Village for the Birmingham 2022 Commonwealth Games, the first residents are due to move into the former Birmingham CityUniversity site in 2023. Road users in Kensington Church Street in Bayswater, are now enjoying a peaceful commute after Openreach and Centercomms Ltd replaced a long-standing failed access cover using UltraCrete’s market-leading access cover reinstatement materials.BackgroundClient Openreach, and contractors Centercomms Ltd, were once again required to repair a failed ironwork chamber on a busy central London street – the longest standing failed unit on their work stack.The ChallengeThe troublesome unit was located on Kensington Church Street in Bayswater – an extremely difficult and busy area in Central London. Working in London can be challenging as traffic management permits can be difficult to obtain and, due to heavy traffic, all work must be completed within 9.30am – 3.30pm.As well as a tight turnaround, upon arrival it became clear very quickly that chamber was damaged and the brickwork needed to be excavated.The SolutionWith this in mind, contractors Centercomms Ltd, working for, and on behalf of, Telent, chose to use UltraCrete’s market-leading maintenance solutions to replace the failed unit. UltraCrete has a reputation of providing the industry with expert and approved materials that reach required compressive strengths very quickly, helping operatives to complete installations before the 3.30pm deadline.To begin, the damaged brickwork was removed and timber shuttering installed using UltraCrete QC10 F. This fast, strong and easy to use flowable concrete provides an extremely robust repair in just 20 minutes.Using the SG Pam Install Plus frame installation system, Centercomms Ltd carefully placed the frame and used a string line to ensure it was level with the existing road surface.Once in position, Envirobed® CD534 Red high performance bedding mortar was applied to the inner face and chamber top and the timber shuttering was then placed 50mm beyond the flange.After Envirobed® CD534 Red had fully cured, Envirobed® CD534 Flowable Red was mixed and poured to fully bed and encapsulate the frame to a minimum depth of 35mm.To complete the installation, operatives returned the lid into position, applied SCJ seal and tack coat spray to the vertical edges of the existing road surface and frame ahead of the asphalt reinstatement.ResultsThe entire installation took just two and a quarter hours to complete, much to the delight of the client, contractors and road users.

Emma House, Romford, a residential apartment block built in 2007, needed a new waterproof membrane for the entire roof area after the single ply membrane, installed just 10 years earlier, had failed. The specification by our clients asked for a cold applied system to be used during the refurbishment to minimise disruption to residents, while providing a permanent waterproofing solution.The ChallengeCore samples taken of the roof build-up showed there had been extensive water penetration which required urgent remedial action. Impossible to repair, the complete roof system had to be stripped back to the roof deck by Proteus Waterproofing’s approved contractor. The approved contractor installed a new Proteus Pro-System® BUR (built up roof system) incorporating Proteus Pro-Therm insulation, to provide a new seamless roof – an area of some 150 square metres – offering a 20 year guarantee.Why Proteus Pro-System® was specifiedProteus Pro-System® was installed using no heat, providing a seamless waterproofing membrane on completion. Proteus Pro-System® is a high performance, seamless and cold-applied waterproofing membrane for flat and pitched roofs. It cures to provide completely seamless waterproof protection and has excellent thermal and UV stability, making it suitable for use in all climates.Proteus Pro-System® does not brittle, deteriorate or discolour with age. It uses atmospheric moisture to trigger its cure process and unlike conventional polyurethane systems can cure under water, without gassing or foaming. It also becomes resistant to rain damage and may therefore be applied in relatively poor weather, without any subsequent loss of performance or durability – making it ideal for Emma House.About Emma HouseEmma House consists of 14 one-bedroom and 19 two-bedroom apartments just minutes away from the centre of the market town of Romford, which offers shops, services and a wealth of bars and restaurants. The ChallengeThis prestigious three storey new build property in the village of Bilton was designed following close liaison with the local planning authority, in order to be sympathetic to other nearby homes.The SolutionCareful selection of the brick type was critical to this process, as the property needed a soft aesthetic to its front elevation, addressing the local authority’s concerns about the impact of the finished project while still meeting the client’s personal requirements.With this in mind the client selected Forterra’s Autumn Glow facing brick. This not only met all the criteria set by the local planning authority, but its enhanced durability designation allowed the brick to be used to create a seamless brick façade.Tom Holland, Managing Director of Holland Build, said, “We put forward several brick types to the planning authority as part of this two storey project, and a unanimous decision was reached that the Autumn Glow best fitted the design of the property, and was most in keeping with the local area.“I was already familiar with the Autumn Glow, having used it extensively on the construction of a luxury apartment building on a previous job, and never had any issue with them. They’re a good, solid facing brick, and extremely durable, and I’d recommend using them as a reliable stock brick.”The BenefitsGareth Rouse, Architectural Technologist for Forterra, said, “The Autumn Glow is a stock facing brick more tailored to the self-build market, due to its relatively soft aesthetic and higher-grade durability. It also contains recycled content and is the most sustainable stock brick available on the UK market.“It suited this project particularly well, complementing the timber frames used in the windows and doors and also proving ideal for the construction of the arch above the main entrance.”Although the main brickwork was intentionally kept simple, the client required a grand entrance that would draw visitors to the front door. Owing to the easily moulded nature of this particular clay type, special shaped bullnose bricks were utilised on the jambs of the main entrance, which then continued as tapered voussouirs into the semi-circular arch above. Simple, but effective herringbone panels were also introduced to draw the eye, breaking the appearance of mass stretcher bond brickwork.Forterra nominated the finished project for the 2018 Brick Awards, in the Individual Housing Development category.

We took inspiration from the company's heritage and ethos and incorporated different themes within the office based on the various sectors that the firm operates in. For the customer facing area, we used a lot of silk, walnut and a splash of the colour red to reflect the residential sector."

Handley Street is a small, residential development located within the central conservation area in the Lincolnshire market town of Sleaford.Originally an old, derelict office block, the site now provides six new, much-needed starter homes for the town. Each of the high-specification homes offers two bedrooms, underfloor heating, bi-fold doors to a private garden, and off-road parking, all within a few short steps to the town’s high street.Planning restrictions associated with the conservation area required the use of traditional materials, including timber, sliding sash windows, slate roofs, chimney stacks and brickwork that would match Handley Street’s older buildings, which are built in a vibrant orange brick featuring textural deviation and which was excavated locally.For the new properties, Forterra’s Butterley Breckland Multi Reserve was selected as a good match to the older brick. Varying bonds, that show stretchers as well as headers, have been introduced in the main facing brickwork, complementing the older properties nearby.

The firm provided project management, cost management and CDMC services on the showroom located on the A33 gateway to Reading.Infiniti is Nissan’s luxury arm. The marque, which has been enjoying success in the US for nearly 20 years, has been introduced to the UK market following a successful European launch last year.The showroom interiors take inspiration from luxury hotel design, featuring a lobby, lounge and a gallery that can accommodate at least six cars, exhibited like individual sculptures.In terms of the doors themselves, we worked with the architect to select the Arriva. This choice allowed us to create designs that worked perfectly for their use and allow the design to flow throughout their showroom. The Arriva stands out as an exceptionally versatile doorset featuring an outward-opening action. When positioned in front of the concealed flush side, the door gracefully swings open towards you, adding to its user-friendly and adaptable design.

To create a Blob... CHALLENGE For the design of a Texaco service station on the highway near Antwerp the architect decided he wanted to create a Blob (Binary large objects) architectural design. The service station consists of three functional lobes that together look like an oil stain. The actual gas stations are covered with 4 lobe-shaped canopies. To accentuate this futuristic design the architect wanted to create liquid formed shapes in a metallic look. As the walls of the main building were planned using a polurea metallic finishing coating the architect sought a suitable compatible material to finish the rest of his Blob roof surfaces. SOLUTION Synthetic roofing membranes are the most flexible materials on the market and are suited to waterproof almost all possible roof shapes. For this particular project the silver coloured RENOLIT ALKORPLAN membrane was the best solution. This silver membrane is produced with a protective coating creating a roofing membrane that is easy to clean. The RENOLIT ALKORPLAN Metallic membranes combine excellent durability with added aesthetical appearance.

The Refinery was a winning project in the Fly Forbo 2020/21 competition.Built on a former industrial site near Leeds City Centre, The Refinery is a 397-room student accommodation complex providing high quality apartments, shared living spaces and a whole host of amenities. In the industrial area of Cambridgeshire, specifically in Alconbury, the toy company John Adams has a warehouse where, in the outside area and car park, they have installed 200 ML of Multi V+ channel with load class D400, which, as I mentioned at the beginning, drains rainwater more quickly.Why do they achieve this?Because its design has been optimized so that a smaller channel can be chosen, i.e. one that is cheaper, but drains the same amount of water as a larger channel. In this way, the cost of the work or project is optimized.But it doesn't end there. The V-shape of this model, by draining the water at a higher speed, has a greater capacity to drag the sediments that accumulate inside the channel. In this way, a self-cleaning effect is achieved. And how does this benefit the drainage system? Less maintenance and savings in cleaning costs. Integration with other common software packages for architects is in development. "At Vandersanden, we are constantly pushing for innovation and the digitisation of our offering. This major expansion of the Texture Generator fits in seamlessly with that," said Bart Hesen, Paving Marketing Manager at Vandersanden.Following the launch of the texture generator for facing bricks and brick slips, an online tool to design facades, Vandersanden is now expanding it to include its range of clay pavers for garden and landscape projects. So now the texture generator also visualises paving for gardens and public spaces in a lifelike way and allows users to design and download their own textures. This allows garden and landscape architects, project managers at municipalities, garden contractors and private individuals to imagine the end result in a lifelike way.More than 1.1 million lifelike combinationsAmong other things, users can experiment with formats and laying patterns in the online tool. In addition, they can mix colours themselves to create their own unique colour mix. This possibility is especially valuable for architects.The paver’s textures visualise public spaces or gardens in a lifelike way and help both professionals and consumers make aesthetic choices. After all, there are more than 1.1 million possible combinations at Vandersanden, all of which are available in the texture generator. The texture obtained is also infinitely scalable, with minimal repetition of patterns.Thanks to digital innovation, the brick manufacturer succeeds in making all combinations look lifelike: all pavers are scanned in 3D for this purpose, and lighting is added afterwards.Faster and more efficientThe texture generator works quickly, easily and intuitively. Radbrook VillageShrewsburyCemfloor was the screed of choice for Radbrook Village, a mix of 3 and 4 bedroom homes along with 1 and 2 bedroom apartments in the magnificent refurbished Radbrook Hall.Floreat Homes were the developers of this project, which was contracted to SJ Roberts Construction, while the screed was installed by Ryflow Liquid Screeds.Cemfloor provided the ideal solution for the screeds on thisdevelopment. The speed of installation and the fact that floors can be walked on after a day provided the least disruption to other trades and the rapid drying avoided concerns re installation of floor finishes. The benefits to the efficiency of the underfloor heating were also attractive to the project. Cemfloor’s compatibility with underfloor heating, which has grown in popularity in recent years, and the ability to be laid at 50mm gave the builder scope with thickness of insulation and floor finishes. The screed totally encapsulated the underfloor heating pipework and eliminated air voids which ensured optimal heat transfer from the heating pipework to the screed surface.With the advent of flowing screeds, as well as the traditional sand and cement screeds, there is great choice in the market to find a product that suits your needs when it comes to durability, time management and installation.

Clement steel windows were chosen for the refurbishment of this double-fronted office building set within a busy part of the City of London near Smithfield Market. Surrounded by narrow cobbled streets it is situated on the boundary of the Smithfield Conservation Area.Blenheim House Construction (BHC) selected windows from the Clement EB24 range because they best suited the original look of the building and allowed for the maximum amount of light to flow throughout the property. Natural light was an important aim of this high specification refurbishment - central to the building is a mezzanine which creates a dramatic light-filled double height space.The windows are polyester powder coated in matt RAL 9005 (Jet Black) to match the frames as a finishing touch.Matthew Brown, Project Manager at BHC, commented:“We found Clement’s management team to be attentive, promptly addressing queries when raised and offering solutions and advice when called upon. This resulted in the windows being installed in a safe manner as per our agreed programme, and perhaps just as importantly, the client being pleased with the look of the end product.”Photography: CGS Photographers Ltd

The use of permanent magnet motors has contributed to a 20% efficiency improvement over industry standard pumps. The solution was designed and perfectly sized to obtain constant pressure for all users but with the minimum possible energy use.All the pumps in the water booster system were connected to a single control panel, which regulates the power supply to the multipump units.The complex consists of 2 buildings, one with 5 and one with 7 floors, and the entire water boosting system that powers it is monitored and managed remotely using the DAB D.Connect cloud based service.

This robust modular panel solution is pre-manufactured to speed up installation on site, which was extremely important to the main contractor. Individual stair cores were not closed for extended periods of time, which means greater productivity, less management time, and reduced risk for the main contractor.

Unique in the market, Dura Profiles exceed the higher performance E23 grade requirement of the BS EN 13706 standard.Also central to the efficient operation of the washdown and hoist are Dura Grating and Dura Platform 40 flooring made from moulded and pultruded high-performance GRP panels which are unique in design to Dura. The open mesh section utilises 55mm d2 Dura Grating Mini Mesh in dark grey, which facilitates drainage whilst maintaining strength and unrivalled anti-slip properties. The solid surface sections were created using patented d2 Dura Platform 40, which are crankable to create an in-built fall to aid water runoff.

The Marshall Building is LSE’s largest building with ten storeys plus two basement levels. It accommodates the Departments of Accounting, Finance and Management, as well as the Marshall Institute of Philanthropy and Social Enterprise, the Systemic Risk Centre and the Financial Markets Group.HERADESIGN® Fine and HERADESIGN® Superfine were chosen for its acoustic performance, aesthetics, economy and low carbon. The impact resistant type was also specified for the sports areas. Alongside, Armstrong METAL R-H 200 panels provide a sophisticated open and contemporary look. They were chosen for areas where more service access was required but where a consistent aesthetic was also important. The metal panels were also used as ‘floating canopies’ so a high perimeter was specified to give a finished look at all sides.
