This roofing area was waterproofed with the same bituminous green roof system as the upper roof; however a special timber design for retaining the substrate and sedum blanket was also needed. Since its official opening in October 2013, the lower wildflower roof has become a haven for a variety of different birds and insects.The resultThe building’s new roof swoops down to become a continuum with the jetty deck and is covered with a green habitat providing three distinct environments for wildlife; one on the flat roof, one on the slope and the third on the jetty deck. The education centre roof was waterproofed with Bauder’s root resistant bitumen membrane before then having a sedum blanket fitted. Retrofit RefurbishmentGastronomy Restaurants UK contacted us in 2023 as they were about to start a refit programme of KFC restaurants across the country. Stores had small, recessed matwells, but the open-construction Entrance Mats were filled with dirt and greasy food spills. They had become unsafe and unfit for purpose. With KFC's new strategic focus on quality and carbon reduction, they wanted a cost-effective, sustainable retail Entrance Matting product. It needed to cope with heavy footfall in a greasy environment and be easy to clean daily. INTRAlink2 is the ideal system for heavy, multi-directional traffic, with the wide fibre insert squares in INTRAlux Elite for maximum absorption. The team at INTRAsystems supported at every stage, providing expert insight, including test data and real-life case studies from other nationwide retail customers. Fixing Old, Small & Unsafe MatsWith limited space and an average of only 3-4m2 recessed Entrance Matting, KFC was struggling to limit slip incidents in wet weather. Cooking oil, which is in the air and cooking areas, settles around the store and is ultimately soaked up by the Entrance Mats. In addition, bits of spilled food and drink were getting stuck in drainage channels. This was limiting the performance of the small, recessed mats and providing little to no absorption or protection from the rain. Food technicians do most of the cleaning at the end of service, so the mats needed to be easy to clean with simple hoovering and brushing. A deeper clean every few months would then help ensure longevity. Heavy-Duty and High-PerformanceINTRAlink2 is a modular tile offering high durability and cost-effectiveness for retail entrance matting. Marrtree Business Park is a large warehouse estate, mostly made up of single storey industrial/warehouse units. A refurbishment of their roof was needed as part of a wider development, including full renovation of the office suite, new LED warehouse lighting and electrical installation.Systems in useForce®Starcoat® RChallengesOne significant challenge for this project was that the roof did not comply with current Part L building regulations and needed thermally upgrading as part of the building refurbishment works. There were also combustibility issues with the metal cladding to the perimeter of the flat roof area. Not only this, severe ponding water and delamination of the existing membrane meant poor drainage falls across the roof area.Access was also a challenge for this survey, with a scaffold having to be erected before the final roof condition report could be conducted, so time and turnaround was key to lessening additional costs for the building owner. Axter were able to conduct the survey and get recommendations and specifications to the main contractor and client within a 48 hour window, allowing the scaffold to remain in situ in preparation for works to commence as soon as possible.SolutionsAs the existing waterproofing was beyond repair, we recommended that it be completely stripped back to the metal substrate. In its place, the Force reinforced bitumen system was installed, which was idea due to its durability, flexibility and exceptional ageing characteristics.The system incorporated Hytherm ADH Tapered Insulation following on from a level survey to improve falls and upgrade the thermal performance of the building in line with current regulations.Axter’s Starcoat R cold liquid bitumen PU resin was employed to mitigate any potential fire risk to details, in line with the NFRC’s Safe2Torch guidance. A charcoal granule finish was added to this in order to maintain continuity of the RBM membrane aesthetic.

Balance pedestals form Wallbarn provide ultimate in precision and performance for roof terrace construction.This large roof terrace in a luxury residential redevelopment of a commercial block next to the Royal Courts of Justice demanded a high end finish. The roof deck had been waterproofed and insulated and 50mm limestone slabs needed to be raised and supported to achieve optimum drainage and ventilation to the structure.The client wanted a flat upper surface with no ridges or interruptions between individual slabs and the Balance self-levelling pedestals were able to create a smooth upper surface with reduced trip hazard and more attractive aesthetics across the terrace.The self-levelling nature of the headpiece meant any blemishes on the surface beneath such as laps between the waterproofing layers and drains, services etc. were accommodated easily without any noticeable effect on the upper surface.Because the self-levelling headpiece has an optic type mechanism it moves in all directions and achieves a perfectly flat upper level by itself, there is no need for installers to wind up and down separate segments of the head. it creates a better finish in much less time. The installer on this project simply loves Balance and will not use any other brand for self-levelling solutions. The limestone slabs were installed in a staggered layout and the Balance pedestals coped with this easily as the positioning lugs could be snapped off at T junction and other detail areas to create clean finishes. Weight tolerance was a major issue as heavy planters, a large barbecue, seating and other furniture were to be placed onto the slabs. Balance pedestals have a normal weight tolerance of 683kg each and a break point of over 1 tonne, so could cope with the additional weight easily. The end result was stunning. The client was delighted with the result and used this terrace on the show flat for the whole development.

Proctor Group, specialists in supplying high-performance products to protect buildings, was selected by Metclad to maximise airtightness and energy efficiency, perfectly balanced with the crucial requirements of vapour permeabilityWraptite self-adhesive breather membrane is applied externally, quickly and efficiently as part of the rainscreen system. Incorporating the Wraptite System helps ensure “as-designed” performance. Its inclusion narrows the gap between asdesigned and actual energy performance whilst reducing the likelihood of possible failures to meet required airtightness levels.Traditionally air barriers have been fitted internally. The internal installation of an air barrier necessitates accommodating building services such as electrical, lighting, heating and drainage systems, thereby increasing the gap between as designed and built. However, the Wraptite membrane fully bonds externally to virtually any substrate, requiring no additional mechanical attachment, seals or tapes to suppress air leakage around junctions or penetrations.The high vapour permeability of Wraptite allows the substrate beneath to dry quickly and moisture vapour to escape and reduces the likelihood of mould, mildew, condensation, timber distortion and metal corrosion.Wraptite is the only self-adhering vapour permeable air barrier certified by the BBA and combines the critical properties of vapour permeability and airtightness in one self-adhering membrane. CHALLENGE The first of its kind for Quebec, the “living street” required a paving grid that would provide multi-purpose access along the street whilst also allowing for the aesthetically pleasing natural look to be maintained. A woonerf is a living street that is traditionally implemented as a traffic calming aid and to enforce low speed limit areas. They are often shared space streets where equal priority is given to all modes of transportation including automobiles, bicycles and pedestrians; usually with separate rights of way. The province of Quebec was looking to do a “pilot project” in the city of Montreal to create a woonerf that would not only provide the required access, including disabled access but that would also have a long-lasting beneficial impact on the environment. They were looking for an environmentally friendly ground reinforcement product which would provide the strength and durability required for a heavily used area. As a “living street”, the product needed to allow the growth of natural vegetation and contain no harmful preservatives which could affect the environment in which it is placed. The harsh weather conditions in Quebec also needed to be considered. With such extreme conditions in both winter and summer, the material needed to withstand the temperature fluctuations. Ground reinforcement products traditionally used such as concrete are susceptible to cold crack in winter as it is a porous material. As a requirement, the desired product was to absorb only limited heat in order to promote growing vegetation. The only suitable material for a project with such challenging conditions was hanit®’s recycled plastic heavy duty ground girds, with their durability and environmental credentials meeting the requirements.SOLUTIONhanit®’s Heavy Duty Ground Grids are manufactured from a blend of high-quality recycled plastic polyolefins extracted from post-industrial and post-consumer mixed waste plastics. Heavy Duty Ground Grids have a high impact resistance which makes them suitable for all vehicle access. They have an interlocking system which improves stability and also allows for quick and simple installation. As the woonerf needed to provide numerous different access levels it was important that the Heavy Duty Ground Grids were versatile. They can be filled with either grass, seed/topsoil or gravel. For this project, wheelchair access was provided through a gravel filled pathway.The rest of the “living street” was mostly completed with grass filled areas. As hanit® products transfer limited amounts of heat, they dry out the soil less than concrete. This works as a benefit to the vegetation growing through the grids. Recycled plastic material is not porous and therefore does not absorb any moisture. This gives added benefits in the winter as when absorbed moisture freezes in concrete it causes cold crack. Their open structure also allows for quick infiltration of any rainwater into the ground allowing for sustainable urban drainage requirements to be met.hanit® Heavy Duty Ground Grids are strong and durable and require no maintenance. They are not affected by weathering and decay; therefore once in place, they have a much longer lifespan than any other competing products. Made from 100% recycled material, the woonerf has been an extremely sustainable project. Providing Montreal with a living street has not only added more vegetation to the area but also allows the city to contribute to an environmentally responsible sustainable urban drainage solution. As the products are chemically inert they do not affect the environment and are harmless to all flora and fauna. In total the project has used 8,500 units of Heavy Duty Ground Grids. This equates to almost 77 tonnes of recycled plastic waste which has been saved from going to landfill. The woonerf has been an extremely well celebrated project that has won prizes for its conception and green initiatives. “I recommend Les Dalles Vertes (Heavy Duty Ground Grids) to all my clients. Red Mill was originally known as Reedham Ferry drainage mill which was built in the1840s with common sails to drive a single scoop wheel and was brought to wind witha tail pole. In the 1890’s the millwrights England, modernised the machinery andfitted double shuttered patent sails. The Norfolk boat shaped cap held a fantail.In the 1950’s the mill, then derelict was purchased and turned into a sunnyresidence.More recently the Mill was purchased by Laura and John, a youngcouple whose wish was to turn it into a unique, quirky home, set in astunning location.The mill was covered in an impervious, damaging, cement renderand painted red with a modern, non-breathable masonry paint. Theeffect of this was to trap high levels of moisture in the brickwork,making the interior damp and cold.The owners wanted to do the right thing for the building, so setabout the long, hard labour of love that was hand stripping it all backto the original red brick, internally and externally.Best of Lime were contacted by Laura and John to come up withsuitable products to reinstate the external lime render and internallime plaster.After visiting site, it was decided that externally, the mill neededRendercote, a robust lime render developed for high exposuremasonry. Internally, the dubbing out and base coat would beinsulated Warmcote, with a Limecote finish to give a visually softlook.Maltby Plastering Ltd , traditional lime plasterers were chosen tocarry out the project.Internally, Laura and John wanted to contrast the soft curves of theLimecote with a hint of the industrial origins of the mill, so checkerplate steel was used for sills and the staircases, to give a greatvisual effect.Externally, the Rendercote is trowel finished smooth, expertlyapplied by the Maltby Team on a difficult continuous curve.The finished work was decorated with the breathable, low carbonGraphenstone system.Overall a very satisfying project to be involved in, from a poorlyfunctioning, damp shell to a very smart, warm, dry comfortableand unique home in a beautiful location.

Having purchased the lands from the Golf Club, Cosgrave Developments wanted to ensure the natural contours of the existing grounds were maintained when building the public amenity park – Honeypark – which is the centrepiece of their development.As a focal meeting point the area contained mature parklands with a man-made lake and childrens play area as the main attraction. With this area being lower in the development a safe, durable and visually pleasing design was needed, Mick Cosgrave chose AG’s Ground TerraPave® natural aggregate flags to meet the specification, with its durable finish and low slip resistance it met all the safety criteria for this major walkway.When laid it’s visually impressive surface draws you to the central focal point of the scheme. To improve safety for the visually impaired AG’s smooth bullnose kerbs setts were used to form the numerous step details complimenting the smooth crisp clean appearance of the paving and flags.The main green space areas also had sloping contours where soil retention was needed to aid structural integrity and drainage, AG’s Vertica Retaining Wall system was selected. The low rise walls meet the engineering specification whilst the choice of colour was in line with the design choice for the scheme. The unique split level design also provided a natural amphitheatre and seating area for the residents, the low level of the walling kept in mind the safety aspects for younger children in the area.In the main residential areas Cosgrave Developments choose AG’s River Stone Blackwater paving for the parking bay areas. Unique in its design due to its undulating face finish this new product has the key benefits of smooth paving, tight joints and an extra sparkle due to the addition of natural granite chippings. Technically its ideal for the durability and hard wearing required to take parked vehicular traffic over long periods of time

Heavy rainfall on the Orkney Islands meant that the basement room of Kirkwall Air Traffic Control Tower suffered from frequent flooding, with water levels reaching 1.2m at their highest point. Newton Waterproofing and Specialist Contractor Wise Basement Systems were called in to remove the existing water and then waterproof the structure to protect it from future flooding, all in just one week.Kirkwall airport is located on the main island of the Orkneys, 10-miles off the North coast of Scotland. Presented with a logistically challenging location and a tight project timescale of just 1 week, Newton had no hesitation in recommending the expertise of Wise Basement Systems as the specialist contractor to Building Surveyor Pick Everard.Getting involved at the very start of the project, Wise were immediately able to design, advise on and install a system to remedy the 2 inches of water in the existing basement of the Air Traffic Control tower.Cavity Drain Waterproofing, or ‘Type C’ waterproofing as it is defined by BS 8102:2009 is often the most effective means of achieving a completely dry ‘Grade 3’ environment in an existing structure below ground. It was therefore no surprise that Wise Basement Systems designed a Newton CDM System for this existing basement area.To begin, Wise installed 120m2 of Newton 508 on the walls and 80m2 of the recycled Newton 520 eco to the floor, above the closed-cell Fibran XPS 500-C insulation. The drainage membranes were supplemented with a perimeter channel of Newton Basedrain, directed to a Titan-Pro sump chamber containing two NP400 Pumps to remove the water.Finally, to ensure that the system will continue to work in all eventualities, even in a complete power outage, Wise installed a backup system with dual Northstar batteries and a Victron Power Inverter.Even with a project located 10 miles from the mainland, and 1 week to waterproof a basement with only a 600mm wide access hatch, Wise Basement Systems delivered a completely dry space for the client that was also compliant with BS 8102:2009 and backed by their guarantee.

8300 SQM of Optima FC+, Optima FC+ perforated panels and Optima IPC (soffits) have been used in the completion of the 23-storey New Bailey building in Salford Quays.Optima FC+ was selected for a number of reasons on this project.Predominantly, it is an incredibly user friendly system – panels can be quickly and easily adjusted on site and the system can be fixed top down, or bottom up with individual panel removal and replacement. This makes Optima FC+ a highly desirable choice for designers and installers.However, the panels were specifically adapted for this project to enable a completely secret fix system, as per the architects vision. Therefore the top return fold was increased to 50mm instead of 38mm. This allowed for the security fixings to be completely concealed by the panel above, allowing the customer to easily fit the panels from ground up.Optima FC+ perforated panels were chosen as an additional aesthetic feature and Optima IPC was selected for the soffit areas as the architect requested a secret fix system.A bespoke window reveal and bracket was included in the panel design. This allowed for an extended side return which was used to hook on the panels and enable a secret fix. The Optima IPC system was perfect for this part of the design as it enables hidden mechanical fixings and is a cost-effective solution using 2.0mm aluminium.Black PPC aluminium was used as backing trays to enhance the appearance of the perforations, prevent views through the perforations and close off the cavity.Optima FC+ has been independently tested and certified to meet CWCT rigorous specification for rainscreen cladding and has been fire tested to BS8414-2 and classified to BR135 for high rise buildings. This makes it the perfect solution for Plot C1, now the tallest residential building in the New Bailey plot.Plot C1, which features a six-storey podium with an exclusive rooftop garden terrace for the wellbeing of residents, incorporates a number of sustainability measures including surface water drainage attenuation, minimising off site spoil disposal, reduced water consumption.The project has been shortlisted in the 2022 Facade Awards UK for ‘Best use of a rainscreen system using aluminium’.

THE PROJECTThe village of Comrie is located towards the western edge of the Perth & Kinross Council area, approximately 40 kilometres west of Perth in Scotland. The waterproofing system used to cover the buried water tank at Comrie Distribution Service Reservoir (DSR) was many years old and had failed. As part of the ongoing Scottish Water SR21 framework, Fosroc and The Fraser Bruce Group have developed a wide range of solutions for waterproofing water tanks that have been proposed and agreed by both Morrison Construction and Scottish Water. This project involved removing the soil overburden and the existing waterproofing system, before mechanically preparing the deck and applying sheet membrane.THE SOLUTIONOnce the overburden and existing waterproofing were removed it was apparent that there was severe ponding on the tank roof. The decision was taken to prepare the deck and apply an external self-leveler to prevent the ponding of water. The perimeter and upstand detailing was carried out before Fosroc’s self-adhesive sheet membrane Proofex 3000 was applied to the primed, horizontal surface. The surface was then protected with Proofex Sheetdrain 80, a drainage and protection membrane. After the membrane was laid, the access hatch upstands received two coats of Nitocote CM210 before more Proofex 3000 was applied and terminated just below the height of the new overburden. The access hatches were then sealed in place with Nitoseal MS600.THE BENEFITSProofex 3000 membrane, which is cold applied and comes in 1m x 20m rolls, is self-adhesive, thereby reducing the amount of product and application time. The applicator was able to cover large areas in far less time. The membrane is made from cross laminated HDPE film to protect against damage, while still being sufficiently flexible for detailing around corners. It is resistant to ground water, soluble sulfates and chlorides, offering robust protection from aggressive ground salts. Its use with Sheetdrain achieved a high quality, reliable installation compliant with EN 13707:2004. By combining the use of Nitocote CM210 and Proofex 3000, Fosroc were able to provide solutions for both exposed and buried areas of the tank with no compatibility issues between the products.

Officially opened in September 2023, Allscott Meads Primary School is primed to become a community hub for the residents of the Telford area.Built on the former Sugar Beet factory site, the new school has capacity for 150 students aged 3-11 and comprises 6 classrooms, a sports hall, kitchen, staff room, storage rooms, offices for 1-1 teaching support and interviews. The grounds of the school also contain an impressive 1.1 acre sports field and hard-surfaced sports court, as well as 40 bike spaces and car parking for staff and visitors. Tegula and Tegula Duo Block Paving were used to create a warm, inviting feel to the external landscaping on this project.  The ChallengeAesthetically pleasing paving options were required to establish a welcoming entrance to the Telford community hub.Following the deterioration of the Sugar Beet Factory that once stood on the site, the vision for Allscott Meads was to create a modern school in a beautiful setting, that would become a hub at the heart of the community. To reach a wide demographic, creating an inviting space was imperative and the use of warm tones were requested for the paving. A retaining wall solution for a small area to one side of the building was necessary to optimise space for parking in a manner that would elevate aesthetic appeal.The SolutionHydropave Tegula Cedar and Bracken were used to compliment the modern building. To create a space where students could flourish and thrive, it was important for the area to feel modern but welcoming. Hydropave Tegula 240 and Hydropave Tegula Duo Block Paving in the homely colours of Cedar and Bracken were ideal products to realise a traditional, warm feel.To reduce flooding and remove harmful pollutants, a sustainable drainage system was implemented through use of Tobermore’s Hydropave products. All walkways and car parking areas were paved, with delineation added so that specific areas were clearly visible. Secura Grand facilitated a seamless, tiered retaining wall solution that enabled additional parking to be added to the grounds, simultaneously increasing aesthetic appeal.

Wherever possible, “Cradle to Cradle” (circular economy) principles have been adopted meaning that materials used can be repurposed in the future, being returned into the construction cycle for re-manufacture with no detriment to quality.The Benefits of Powdertech Wood FinishWood Finish on aluminium fits this approach perfectly. Aluminium itself is endlessly recyclable and our powder coatings do not affect the process. The finish can be removed, and the metal returned to its original bare state. Powder coatings are also free of VOCs, halogens and heavy metals – all compounds which are damaging to health. We are very pleased that the sustainability of Wood Finish on aluminium, and the ‘clean’ qualities of the product have been recognised as such. Wood Finish in Roughwood shade R047 has been used to coat eleven enormous aluminium drainpipes which form part of this scheme; they stand 13m high with a 600mm x 600mm top section tapering to 150mm square at the ground. The scheme also includes outdoor gyms and training areas, edible vegetation and reclaimed timber seating. Internally, sensors constantly monitor air and water quality.Baytree intend that this should be one of the most sustainable logistics developments ever built in the UK and we are very excited to be a part of this ambition.

As a company passionate about UK manufacturing, Aston Martin’s choice to work with Polyroof - the only independent UK manufacturer of cold-applied liquid systems - was a natural one.The new roofing system had to be cold-applied to eliminate the risk of accidental fire during installation. New insulation was also desirable to further improve the thermal performance of the roof. It was essential to reduce disruption to the operations of the facility, meaning any new system must be rapid to install with the existing roof predominantly being kept in place.After leaks were reported, The findings of Polyroof’s survey were presented to Aston Martin in the form of a bespoke specification, where the Protec Warm Roof System was the recommended solution. Core tests taken during the inspection had revealed that despite the leaking through the existing PVC single-ply membrane, the existing build-up of 60mm PIR insulation was found to be dry and in sound enough condition to be retained as the base for the new roofing system, saving the client time on the project.It was also identified that the current insulated roof configuration was missing a Vapour Control Layer, meaning the roof was at risk of condensation issues. This problem was designed out by the installation of 120mm Polyroof RES Insulation above the existing single-ply membrane, which was made good to form an effective vapour control layer.By creating a “hybrid” roof with double the insulation above the vapour barrier than below, the risk of condensation was eliminated and this was demonstrated by analysis conducted on the proposed build-up.To eliminate the standing water issues, sumps were placed around the existing outlets, greatly improving their drainage capacity, and offering a highly cost-effective solution when compared to the need to alter the falls of the roof.Polyroof Technical Services visited site regularly to advise and assist architects, specifiers and contractors in all aspects of the project.The finished roof provided a seamless and extra-tough waterproof membrane that was supported by the trusted Polyroof Accredited System Guarantee, with a separate insurance-backing scheme provided at no cost to the client. Aston Martin Lagonda now have the peace of mind that the roof above this landmark facility will be leak-free for decades to come.

OverviewThe Mayson, a new boutique hotel in Dublin’s regenerated Docklands, consists of two protected buildings on the city’s North Wall Quay – a traditional dockers’ pub and a 19th century timber warehouse. Features include Ryleigh’s rooftop restaurant, and a boutique barber shop set in a traditional pub, The Bottle Boy.Project criteriaA critical aspect of the design was to restore and knit the two buildings together in a way that preserved their industrial character. The hotel is a landmark feature in the Dockland area, sitting on North Wall Quay overlooking the River Liffey, a testing marine environment for architectural metalwork, making their protection paramount. A Corten-like finish had been suggested for the exterior metal fins, to look like rusted steel, but the designers wanted to avoid run-off from storm water drainage staining surrounding structures.The SolutionPowdertech Evolution™ finishes emulate metal patination but with no run-off and staining. A range of ‘rusted’ ‘Corten’ finishes is included in the Evolution range, all of which conform to ISO 12206 and Qualicoat specifications.The client chose one of the brightest – ‘Sahara’. As the images show, the colour changes depending on the light, and looks particularly stunning in full sunlight, complementing the red brick of the former dockers’ pub. Powdertech coated 2,100 linear metres of box-section aluminium to form one hundred and fifty vertical fins of 14m in length extending on the upper storey of the building. A marine-grade epoxy polyester primer was applied after a high etch-rate pre-treatment and before the Sahara coating in order to ensure excellent protection.
