The ChallengeThe design of two new This large urban regeneration project in Pennywell, Edinburgh, included 719 new dwellings. It comprised four different brownfield areas with existing communities between them, meaning that linkage with the existing communities is essential.Homes are arranged around a central open space within an area characterised by low density housing. The predominant material in the overall development is brick – chosen for its durable, long-lasting qualities and ability to introduce consistency and identity. Zinc cladding, white brick and render, with key entrances defined by coloured blocks, also feature. The SolutionThe design used a simple palette of materials and approach to detailing, to bring a consistent and clear identity. The focus is on attractive, simple proportions, both in the form of the buildings and in the development of the elevations. Two types of brick were proposed: one a red/brown multitone and the other a light brown/red multitone; to be used in conjunction with grey and dark grey rooftiles. The brick selected was Village Harvest Multi for it was consistent with the design and referenced developments nearby. The BenefitsThe architecture used throughout the development provides quality and variety. The buildings complement each other and create a distinct character and identity. The feature materials add to the rhythms and patterns in the elevations to create variety in the streetscape and mark key corners and frontages. The extensive development is a result of an investment of £42 million by the City of Edinburgh Council and includes £7.9 million grant funding from the Scottish Government.

Vebro Polymers

A durable, slip resistant solution with minimal disruption for a development kitchen area in a popular Michelin star restaurant in Padstow, Cornwall.Located in a beautiful Georgian townhouse in the heart of bustling Padstow, Paul Ainsworth at No 6 has three dining areas, including private dining for smaller parties as well as a space overlooking the attractive development kitchen.Vebro Polymers has delivered fast-cure vebrospeed Quartz, a high performance yet aesthetically pleasing floor coating system for the development kitchen, an operational space that is also visible to diners. The area had previously been a functioning kitchen with a less-than suitable pre-existing floor finish that required refurbishment.Chosen in the blend Starry Night — an attractive yet functional charcoal grey shade, vebrospeed Quartz has been installed over plyboard designed to level the pre-existing floor finish under a fast turnaround with minimal disruption to the restaurant’s operations.Ideal for areas like kitchens where there is heavy foot traffic and wet spills can easily occur, vebrospeed Quartz is a highly durable and slip resistant, UV-stable quartz flooring system based on fast-cure MMA (methyl methacrylate) technology. Not only is the installation seamless, unlike alternative kitchen floor coverings such as tiles, coving has also been installed to the perimeter of the floor area, in order to ease cleaning regimes and maximise hygiene. In most scenarios, vebrospeed Quartz is ready to walk on in 60 minutes, which is highly advantageous for restaurants like Paul Ainsworth at No 6, where downtime has a direct and immediate impact on turnover.

EH Smith Architectural Solutions

In order to visually integrate the new three-storey clinic building with a usable floor space of 10,000 m² in its environment characterised by small-sized housing units and green areas, Murphy Phillips Architects in co-operation with the colour designer Frances Tobin developed an own colour concept taking into account the psychological effect of colours. An integral part of this concept is approximately 3,500 ceramic panels and 2,000 ceramic rectangular tubes glazed on all four sides with a cross-section of 60 x 60mm and lengths of up to 1,200mm, which were vertically installed in front of the curved glass facades of the access areas like a filigree curtain. An innovative solution was required to achieve the faceted baguette screen which led to a bespoke support structure being developed with our partners at Systea Pohl Gmbh. The six green and blue shades exactly defined by the planners were specially developed for this project in the glaze laboratory of AGROB BUCHTAL after extensive test series.

The ChallengeThe Kings Hill development, phase 3, is comprised of 132 new units ranging in scale from two-bedroomed apartments to five bedroomed houses, close to the village of West Malling, in Kent. The wider Kings Hill area is a mixed-use development of over 2,000 homes, commercial and retail space. It is situated on the site of the former RAF Kings Hill airfield, which has been developed over the last 25 years, and is noted for its rich, landscape-led design. The SolutionA more formal, urban design, the scheme provides a departure from earlier phases of Kings Hill by adopting a more contemporary architectural language, albeit one that still fits comfortably within its context.Extensive analysis of the conservation area in the nearby West Malling was undertaken and a contemporary interpretation of the predominantly brick Georgian architecture was proposed, with large windows and crisp minimal detailing, which was lifted and invigorated by extensive brick detailing referencing that found in the local vernacular. The brick chosen to complement the development’s architecture was Cathedral Cream, a buff, stock thrown brick from Forterra’s Ecostock range. The BenefitsThe choice of Cathedral Cream helped to provide a contemporary architectural language that fits comfortably within its context.

As part of an exciting regeneration project in Cardiff, Lowfield Timber Frames specified SMARTPLY AIRTIGHT panels alongside a supply of their timber kits for a development of 12 two-bedroom houses in Heath, Cardiff. As part of an exciting regeneration project in Cardiff, Lowfield Timber Frames specified SMARTPLY AIRTIGHT panels alongside a supply of their timber kits for a development of 12 two-bedroom houses in Heath, Cardiff. The homes are built to strict Passivhaus standards, offering improved health and wellbeing conditions for occupants whilst requiring very low levels of energy for space heating or cooling. Additionally, using timber frame for the construction lowers the carbon footprint of the development. The major benefit of a Passivhaus build is the reduced energy consumption during the operating life of the structure. This will ultimately lead to reduced energy costs, heating bills, and even lower carbon emissions for the planet. The average air test result for the 12 homes came in at below 0.5 ACH. A Larsen truss panel (a lightweight wall extension which creates extra wall space to a house insulation) was also used in the project. It was 330mm deep with the finished wall make-up being closer to 500mm.Darren Jarman, Managing Director of Lowfield Timber Frames, commented: “The Highfields scheme in Cardiff was just one of several passivhaus schemes we have completed over the past 2 years. We now have an external wall build-up that not only meets the passivhaus standards, but also has extremely low embodied carbon credentials.“The external wall has been fire tested and achieves the airtightness required, all in all, reducing the heating requirements and the running costs of the property.”SMARTPLY AIRTIGHT is an airtight OSB/3 panel with integrated vapour control and air barrier properties for use as structural sheathing in timber frame structures. The airtightness is engineered into the OSB panel substrate, whilst the factory applied specialist surface finish technology provides increased and constant vapour resistance on the warm side of construction. The panels are suitable for both new build and renovations. The distinctive green layer of SMARTPLY AIRTIGHT is a UV cured coating providing increased and constant vapour diffusion factor. In addition, it provides a smooth and durable surface for taping the connections. The panels made to OSB/3 grade, are moisture resistant and can be used in humid conditions (service class 2). The hygroscopic nature of the OSB panel acts as a humidity buffer to help prevent interstitial condensation within the timber frame structure in limited cases of reverse diffusion.Jarman concluded: “Whilst there are other products available which will achieve the airtightness, we feel SMARTPLY AIRTIGHT is the most robust solution available and eliminates the possibility of accidental damage, resulting in a failed test.”The ambitious project is part of the ‘Cardiff Living’ programme, a 10-year partnership between Cardiff Council and Wates Residential, which will deliver 1,500 new homes at sites across the city.Discover more about SMARTPLY AIRTIGHT and its applications here: https://mdfosb.com/en/products/smartply-airtightFind out more about Lowfield Timber Frames here: https://www.lowfieldtimberframes.co.uk/Twitter: @LTFltd

Carrick Yard in Westminster is a residential development comprising 168 one-, two-, three- and four-bedroom apartments, a community space and public sports hall as well as extensive landscaped public areas. The scheme delivers improvements to existing surrounding housing and public spaces and is part funded by Westminster City Council. It is the first development to be completed in the Church Street Regeneration area. The Fire regulations which apply to high-rise living accommodation meant that the kitchens in each apartment would require a fire suppression unit complete with sprinklers to be fitted. These units need to be installed and maintained by a specialist engineer and can also cause damage within a property should they be activated due to a fire.  Therefore, the Firechief Kitchen Stove Guard was chosen as an alternative, unobtrusive design-led fire prevention solution.

Great West Quarter (GWQ), London

Sotech Ltd

Sotech worked with installers Stanmore on the Barrett Homes Residential Development Westgate House, which was a £500 million mixed-use regeneration project, designed by London-based Assael Architecture and located in Brentford, Middlesex. Westgate House is an NHBC (National House Building Council) project, and Sotech initially became involved in the project because the original specified cladding did not fit NHBC requirements. To provide an alternative, we worked with installers Stanmore to specify our Optima IPC Interlocking Pressed Plank Rainscreen cladding system for the project, which is both NHBC approved and full independently CWCT tested.Over 2000sqm of secretly fixed Interlocking Pressed Plank panels were used on the Westgate House development. 4 different colour panels were specified; 3 with a matt powder-coated finish and one using a bespoke, pre-coat, high gloss special finish. The combination of a series of PPC matt panels arranged in bands, combined with a reflective high gloss panel stripe created a sophisticated, modern appearance for the building’s exterior. There were some design challenges involved in this project, but all were tackled successfully through the development of bespoke areas of the system. Initially, Sotech had to develop a new, bespoke joint method between the Optima IPC rainscreen cladding panels to avoid slab deflection because a lot of the panels spanned floor slab areas. These customised joints allow the panels to move between the slabs like a damper while maintaining a pristine exterior. For the curved area of the building, Sotech developed a bespoke substructure for the Optima IPC panels with a different panel depth than that used for the flat rainscreen cladding. This involved setting the grid behind the IPC panels differently to the rest of the project, ensuring a seamless line from the flat areas to the curved areas. Although it was a complex design challenge, the solution was effective and ensured a uniform, flawless appearance. Our secretly fixed Optima IPC system was specified in particular because the long narrow panels were ideal for bringing the architect’s vision to life, and because it could be easily adapted where necessary. As well as the IPC rainscreen cladding, Sotech provided all the fascias and soffits required for the development.Westgate House involved the regeneration of iconic Grade II listed Art Deco building Wallis House and the construction of over 800 residential apartments spread across 17 new buildings. The site used advanced construction techniques to minimise waste and also ensured that homes benefit from solar panels and other renewable energy techniques. In addition to new housing, the Westgate House development also offers communal gardens, a health and fitness centre, a convenience store, a medical surgery and hotel, as well as cafes, bars and restaurants. The training facility and showroom at Sotech is open to specifiers and contractors, where all of our Optima Rainscreen Systems are on display alongside the widest selection of materials and finishes, including pre and post coat aluminium, ACM, Copper, Zinc, Stainless Steel and Anodised.

NCC – Emseal Movement Joints

Fire resistant, multi-directional, high movement, structural joint sealing of floor slabs from below for 120minutes, EI Fire ratings using Emshield-DFR from NCC Movement joints Limited.St William is a division of Berkely Homes, predominantly working on some of the most technically complex regeneration projects on brownfield sites, at the heart of communities across London, and typically with a landscape-led approach. Riverside Park and Gardens is being developed on the former Leven Road Gasworks in Poplar, East London, forming part of the 20 acres Aberfeldy Village scheme. This is an ambitious regeneration project in the borough of Tower Hamlets, with around 3000 new homes, plus shops, offices, cafes, bars, and a cinema, as well as extensive landscaped gardens, play areas, and riverside walks. On this important development by the River Thames, the structural floor slab joints ranged from only 15mm to 25mm wide, but they were subject to high multi-directional movement requirements, plus they required a minimum 120-minute EI Fire Rating to protect the future residents. To add to the complexity, there were shear connectors within the floor slabs that also needed protection to ensure their structural integrity in the event of a fire.An “E120” denotes that the system will not allow flames and hot gases from physically passing through the element for 120 minutes, which also explicitly denotes that the system will achieve 120 minutes ‘Integrity’ (E) and ‘Insulation (I), known as EI120, which therefore also achieves 120 minutes ‘Stability’ (R) in fire.Emshield-DFR-2 provided the ideal solution, and one which could also be rapidly installed from below in a single operation. This specialist work was completed by specialist fireproofing contractors, Gould Sealants Limited, working for Main Contractor, Morris Roe. Emshield-DFR/WFR is an EN-1366-4 tested, fire-rated movement joint, designed to be used in movement joints in exterior and interior walls where a combination of watertightness, fire-rating, sound attenuation, and thermal-efficiency are required. Forterra Building Products

The ChallengeBowthorpe is a high-quality development of 174 new homes together with landscaped open space, community gardens and a children’s play area on an area of undeveloped land in Norwich. The development was inspired by nearby Bowthorpe Hall and explored the idea of an historic walled garden with homes built within its boundary. As part of the site’s high environmental standards, it was critical that existing features, such as important tree belts and hedges were retained while also accommodating a proposed network of cycle and walking routes. The SolutionForterra’s Breckland Reserve – a red, tumbled, wirecut brick – was used alongside flint on the ground floor of some of the homes to create detailed wall work that echoed Bowthorpe Hall.Traditional red tiled roof pitches sit above the wall and reference Bowthorpe Cottages. On top of the wall sit cedar shingle clad upper floors.Traditional terraces form most of the new homes, with flats provided alongside unique mews-style housing. The BenefitsThe building form, the materials selected, and the use of pattern and decoration, helped to create a visual connection to the local area.
