NCC – Emseal Movement Joints

The Dixon Hotel has been created by conversion of the former Tower Bridge Magistrates Court and Police Station, with the historic façade retained, and it is named after John Dixon Butler, the original architect. The redevelopment was carried out by McAleer & Rushe and consists of a 200 bedroom, 5-star hotel, with prestige bars and restaurants, plus business conference facilities, and all just 200m from Tower Bridge. This complex redevelopment project necessitated skillful integration of the historic façades and the original courtroom inside, with a new modern structure having to be built behind and around these original features. This integration meant that it was necessary to seal wide and variable width, external joints running vertically between the historic façade and the new modern structure. This required a movement joint system that could accommodate these different widths and still maintain a watertight seal with up to 100% joint movement capability. Emseal’s innovative Colorseal system was the engineers first choice as the ideal solution to meet these requirements, with the additional advantages that Colorseal is bonded into position, so requires no invasive mechanical fixings to be drilled into sound areas of the historic structure, or indeed, into the new façade panels.

The external LGS wall panels and floor decking used in this system incorporated a number of Partel’s low carbon building envelope solutions. This included the advanced fire rated components EXOPERM MONO DURO 200 breather membrane and ECHOSEAL ALU FR airtight and windtight tape, the multi-purpose adhesive VERBOND, and also the phA Class Passive House Certified components IZOPERM PLUS vapour control layer and VARA SEAL smart airtight tape.

Dales designed & manufactured curved aluminium solar shading units installed above digital advertising screens positioned over each side of the Hyde Park Corner underpass near Knightsbridge. The 260mm Shadex elliptical aluminium blade extrusions were rotated 45° and then curved to multiple radii horizontally before being manufactured into cassettes. The complete structure covers an area 15 by 13 metres with the cassettes bolted into cantilevered structural steels. Gary Newton, Director for Outdoor Plus, providers of the digital screens commented that the curved solar shades: “..certainly do finish it off to a very high specification adding to the overall high-quality aesthetic appearance”

It consists of 6 individually designed building structures that provide 2 million square feet of curated workspaces and offices, more than 3,500 new residential homes and 500,000 square feet of retail space. The site is being developed as a new 5G and Wi-Fi-6 enabled, London District to include more than 9 acres of interconnected riverside leisure space with boardwalks, squares, and parks to create an oasis of urban green space. The new multistory building structures were designed with 50mm wide structural expansion joints between floor slabs to accommodate the high levels of thermal movement anticipated, as well as the vibrations from traffic and other loadings. These joints also had to minimise any noise transmission through the floors and provide a minimum of 2-hours fire resistance, which is a key reason the consultants selected the Emshield DFR-2 System as it could easily meet all these stringent requirements. In fact the innovative Emshield DFR-2 System can accommodate more than 100% joint movement capability and is CE Marked to EN-1366-4 for up to 4 hrs fire resistance. This unique Emseal solution also has the advantages of not requiring any potentially damaging mechanical fixings into the structure, as it is easily bonded into the joint, with access only required from above.

Eurowall®+, Recticel’s innovative full-fill cavity wall PIR board, has been chosen for a new affordable housing development. With its advanced tongue and groove joint, it helped to achieve the project’s desired U-value whilst ensuring a ‘built as designed’ envelope.In total, 2000m2 of Eurowall®+ board was installed as part of a £3.3m new-build project in Bedmond Road, Abbots Langley – a large, picturesque village in Hertfordshire. On completion, the 17-home development on behalf of housing association, Thrive Homes, will introduce ‘good quality’ properties to the area. In order that the buildings achieved the regulatory U-value, the insulation needed to ensure a high-quality build whilst being simple to install. Eurowall®+ met both requirements comfortably.  Jarvis Contracting, in conjunction with architects, Avebury, was selected to deliver the scheme. It included the installation of 90mm-thick Eurowall®+ insulation, which earns its billing as Recitcel’s ‘flagship’ product due to its innovative composition and exceptional thermal performance. The boards have a tongue and groove joint on all four edges to ensure they lock tightly together. This inventive format helps to eliminate moisture ingress and possible heat loss through poor joints, whilst offering bricklayers a faster way to build. Once fitted together the boards created a thermally tight envelope, ensuring the fabric-first approach resulted in warm, efficient homes for the Bedmond Road project.  Eurowall®+ can achieve a 0.18 U-value with a 90mm-thick panel in a 100mm cavity. To reach the same thermal performance with mineral wool, for example, the project would require a much thicker insulation. Therefore, Eurowall®+ helps reduce a building’s footprint; a crucial characteristic where plot size is limited.  Indeed, the 10mm air gap, which is created by a 90mm Eurowall®+ PIR board achieving a U-value of 0.18 W/m2K in a traditional 100mm masonry cavity wall, helps speed-up installation times for a more cost-effective build in comparison with other rigid full-fill solutions.Simon Blackham, Technical Manager at Recticel Insulation explained:"Eurowall®+ benefits the installer, due to its slim composition facilitating a more rapid, effective installation, whilst its performance ensures regulation energy requirements are achieved. Such all-round capabilities made it ideal for the Bedmond Road project. It didn’t disappoint on either count."Strong and durable, Eurowall®+ will not degrade or deteriorate due to moisture. This means its thermal performance will be maintained for the long-term comfort and wellbeing of the future occupants of this fine-looking and much-welcome new housing development. About Eurowall®+:Eurowall® + is a premium, high performance full fill insulation board with precision cut tongue and groove joints on all four sides. This ensures that the boards lock tightly together minimising heat loss through thermal bridging. This unique joint offers increased protection against wind driven rain as well as improved windtightness. Eurowall® + is also designed with a 10mm cavity requirement in mind, so that space can be left for conventional bricklaying techniques.

Many of the vaults within historic Bath suffer with water ingress and damp related problems. Incorporating best practice guidance - Type C Waterproofing Systems (BS 8102: 2009) a Type C System was used to keep this historic vault watertight and dry.

Soundsure 560 was laid over concrete blocks (1350 kg/m3 from Lynx Precast), installed as an acoustic resilient layer below insulation, underfloor heating pipework and 75mm sand / cement screed. Installed in first floor areas of all 8 houses. Soundsure 560 was overlaid with 30mm insulation, a waterproof membrane, and underfloor heating pipes clipped into place. A 75mm sand / cement screed was then laid above. The new build £75m project is part of the regeneration of the Temple Quarter enterprise zone in the city and includes a new office development at 3 Glass Wharf. The office building which will be occupied by HMRC, features a shimmering external envelope with an amalgamation of glazed units and rainscreen panels finished in a palette of champagne and sea foam green. The result is an external facade that creates a symmetry with both the surrounding buildings and its proximity to the riverside area. Metalline supplied and manufactured over 3000m2 of bespoke aluminium rainscreen panels which included large 4.0metre x 2.0metre panels featuring a 3D effect diagonal crease across each panel to enhance the light and shaded appearance of the façade. Each of these panels were finished and delivered in batch quantity to ensure continuity of colour. Working closely with Darling Associates and Glassolutions, Metalline produced a special bespoke support bracket to accommodate the 3D effect panels. These were pre-assembled in factory-controlled conditions to shorten installation time on site. Metalline also supplied a range of aluminium interlocking soffits in varying lengths and widths that create an eye-catching feature to each of the 8 storey balconies. Metalline has continued to invest in state-of-the-art machinery and has led the industry with having capacity to process material of up to 6.0metres, this includes a custom made 6.5metre vacuum bonding tent press, 6.0metre press brake and router beds. This investment has given Metalline the ability to offer solutions for designers and architects that previously were not available.

This comprises a new 26-storey tower, which will be the tallest building in Bristol, together with a 10-storey block, plus a third central building connecting the two, and providing a business centre and leisure facilities for the residents, as well as direct access to the park. The architects designed wide structural expansion joints to accommodate the anticipated levels of movement between the different building structures, as well as in and between the main reinforced concrete floor slabs and the structural frame of the building. They also wanted to reduce any noise transmission through the joints and to ensure that the designated levels of fire protection were maintained, which meant that the joints had to be treated to provide 2-hours fire resistance. To meet all these demands, the answer was a single solution using Emshield DFR-2 (horizontal floor joints) / WFR-2 (for vertical wall joints) systems. These produce a watertight joint, that can accommodate high movement up to 100% (+/- 50%), greatly reduce sound transmission (STC 62; OITC 52), and which are CE Marked to EN-1366-4 for up to 4 hrs fire resistance.

Plaza 13 stands on a space previously occupied by an old industrial warehouse. A residential development designed by the Bueso-Inchausti & Rein architecture studio, this 3,566m² complex comprises 14 apartments spread over four floors, four of which are penthouses with private garden and swimming pool. In order to keep a flexible interior layout, Bueso-Inchausti & Rein decided to maintain a geometric uniformity in the complex, with a facade that is almost entirely glazed, fitted with the O-Box system as a solar control solution to optimize sunlight and heat.This was an ambitious and daring project aiming to create a distinguished product with clear floor heights of 3.5m. In this context, the Bandalux outdoor O-Box roller blind systems offer a simple and elegant esthetic solution for the facade, as well as exquisite solar control to create maximum comfort inside the spacious apartments with floor-to-ceiling windows.The O-Box technical blind has an attractive cylindrical box and an aluminum side guide that binds the fabric. To fulfill the project requirements, Bandalux developed a cylindrical handrail, which limits the run of the blind and creates the impression of a floating rail.The O-Box system works like a double skin for the apartment windows, ensuring an excellent compromise between thermal efficiency and visual comfort thanks to the Polyscreen 550 Pearl fabric with a 5% openness factor. A fabric with a high resistance to extreme weather conditions and chlorine which, from outside, contributes to significant energy savings in terms of heating and air conditioning inside. THE PROJECT: Recticel supplied the high-performance thermal solution to transform a 100-year-old property in Moseley, Birmingham. Divided into nine apartments, in which two were refurbished to create one, two-storey home, the project caught the attention of the producers of Channel Four's Old House to New Home. Connecting a ground floor property to a flat above led to the creation of a modern and stylish home trimmed with decorative reminders of its structural origins.THE SOLUTION: Eurothane® GP, a high-performance rigid PIR foam board, was selected for the new home's pitched roof, framed wall and floor. Eurothane PL, Recticel's insulation and plasterboard solution was fitted to the property's existing, cavity-less, nine-inch exterior brick walls. The Ascent Aluminium fixed ladder system was specified to create a permanent safe access route to the roof via a roof access hatch at Sheffield University Hoops were provided throughout for fall protection and the ladder was designed to BS 4211:2005 + A1 2008 and was manufactured in accordance with CE 1090 factory production control procedures. To assist the user when exiting on to the roof surface a ladder up post was included within the design. The ladder up post provides something for the user to grab hold of when both climbing out of & into the hatch, providing an additional level of user security.

Fed up of renting in London, Joe and Lina decided to build their own on a tiny 38m² plot of land in East London. With a budget of just under £200k they set about delivering Joe’s innovative concept for a six half-floor house with floating concrete slab, designed to maximise the space into a 83m² home, all whilst being filmed by Channel 4’s Grand Designs. However, things soon went south…Within weeks of the project beginning in October 2015, rogue contractors had performed a disastrous basement excavation attempt contrary to the Structural Engineer’s instructions, leaving unsupported banks of earth falling in beneath the street and shutters bursting inwards under the weight of the concrete.This first attempt, described as “spectacularly shambolic” by Kevin McCloud, more than doubled Joe and Lina’s budget for the excavation from £48k to £100k, and caused months of delays in order to get the project back on track.Having already contacted Newton Waterproofing Systems to consult on the poor workmanship, Joe and Newton soon determined that if he were to save his home and get it out of the ground, he would need a specialist contractor to actively communicate, collaborate and listen to him as both the engineer and client.MJ Rooney Construction came on board as contractors in November 2015, and following discussions to determine exactly what was required, modelled the entire project in 4D to ensure that all potential difficulties were solved before work began.With the right lines of communication in place, work recommenced in late January 2016, with the first challenge being to make safe a 3.5 metre high bank of unsupported earth with sheet piles, before creating a new and waterproof structural shell of reinforced concrete.With the shell of the structure in place, Newton and MJ Rooney’s next challenge was a much more welcome one, as they created a bespoke waterproofing solution to accommodate Joe’s ingenious design for a suspended reinforced slab that acted as both a floor and a prop force against the lateral pressure from the basement walls.This entire slab rested on brackets designed by Joe and his structural engineer, insulating it from the external walls by ensuring minimal contact, and only making contact through insulated blocks with enough compressive strength to take the vertical loading. The design also created a cavity around the slab that can be fully insulated, allowing the slab to be used as a thermal mass inside the building without having to insulate the entire external envelope.Working closely with Joe, a solution was devised that enabled the continuity of the waterproofing behind the brackets without compromising the structural design.

As with all balcony constructions, the issue of cold-bridging (also known as thermal-bridging) must be addressed and minimised to meet the required building standards - Part L of the Building regulations being of particular relevance. The ChallengeSituated in the Rye Lane conservation area in Peckham, South London, the four to seven storey mixed-use development in Rye Green – comprising 27 residential units laid out across six floors, with two retail units on the ground floor – would provide affordable housing for people in the community who are most in need.The scheme had to consider two elements, the first being the redevelopment of the frontage building (Rye Lane) with the retention of its façade, and the second being the six-storey (with set-back seven-storey) block to the rear, on the site of the existing fish warehouse.The SolutionThe architectural design of this residential development incorporates traditional and modern features with an existing brick façade.PROJECT INFOPRODUCT DETAILThe seven-storey block is rectangular in form and has been built with a striking yellow facingbrick with protruding red brick paneling. The contrast between red and yellow brickwork is exaggerated with the introduction of green glaze facing brickwork at street level. This change in texture and brick finish works well with the local vernacular.The new second and third floor additions are set back from the retained frontage.The design is simple and functional, and the specified fabric responds to the historic character of the conservation area.Three facing bricks from Butterley Brick were selected for the build. Arden Special Reserve, a red, light textured brick, and buff Village Harvest Multi – also light textured – were used as the facing material for the main body of the buildings. Wilncote Blue Smooth, a dark toned brick. was used to define the base of the buildings. The set-back top floor of the seven-storey block is clad in zinc shingles to reflect its roof-like character.The BenefitsThe high quality development, together with its associated external landscaping, has contributed positively to its place in Peckham.Butterley Brick offers a range of high quality facing bricks manufactured from locally sourced raw materials; the range carries BES 6001 Responsible Sourcing certification. The bricks contribute to thermal mass and can be recycled at the end of their use.
