Aungier Street Student Accommodation

Profab Access Ltd

Profab Access rises to the top at Aungier Street Student AccommodationSituated in the heart of Dublin just a short walk or cycle from Trinity College, Royal College of Surgeons Ireland and University College Dublin, Scape Aungier Street is a new state-of-the-art student accommodation complex.Offering a diverse range of high quality accommodation options, from en suite rooms in shared apartments, through to large and premium studios, the latest Scape development features communal study spaces, large open plan kitchens and gym areas to offer students all of the amenities they require. As part of the construction process, which was managed by John Paul Construction, 226 Profab Access 4000 Series Riser Doors were specified for installation by AE Doors throughout every part of the building, including the communal areas and individual bedrooms. The 4000 Series Riser Doors offer the highest standards of fire safety, supplied with comprehensive CERTIFIRE bi-directional certification from third party accredited testing, Warrington Fire. This means the riser doors are fire tested from both sides to two hours, providing the specifiers, contractors and ultimately the students residing within the building with confidence the critical fire integrity products offer the highest standard and most up to date evidence for fire safety performance. The 4000 Series is the only riser door in the UK to be independently bi-directionally fire tested and certified by an accredited third party to ensure legal compliance. The steel riser doors feature a slimline construction that doesn’t compromise on quality or functionality, offering aesthetics without compromise. Providing clean and concealed access to the riser shafts, the unobtrusive doors were specified with a central key cylinder lock and hinges on one side. This significantly streamlined the installation process for the team at AE Doors and reduced the risk of damage to the doors upon installation, particularly in the student bedrooms and bathrooms where access was restricted.Pat Woods, Technical Sales at AE Doors, said: “Given the nature of this development we knew the quality and durability of the riser doors was paramount to ensure their longevity and continued efficiency.“We have supplied and installed Profab Access’ riser doors for over two years and continue to be extremely impressed with the quality of construction, so we knew the 4000 Series would be the ideal choice for this project.“The products are extremely easy to install and as they are manufactured in the UK, they are available with impressive lead times. This meant we could ensure the development of the project was kept on track, ready for its opening this autumn.”In the event of a fire, the doors will maintain their frame and integrity for up to two hours, preventing the spread of fire throughout the property for this period of time. The riser doors are 35dB acoustic rated, smoke sealed and airtight to Part L, whilst also featuring intumescent smoke seals that enable occupants to safely exit the building. By specifying the CERTIFIRE bi-directionally fire tested 4000 Series Riser Doors, the development is actively future proofed as the comprehensive testing certification provides a complete and transparent audit trail of due diligence that evidences the products are not only fit for purpose, but meet the duty of care required to ensure legal compliance.Marcus Parnham, Commercial Director at Profab Access, said: “Scape provides students across Ireland, the UK and Australia with contemporary accommodation that offers the highest standards in quality, safety and functionality.“The specification of our 4000 Series bi-directionally fire tested riser doors throughout all areas of the new Aungier Street development is a further reflection of this commitment, ensuring the building features the highest levels of riser shaft fire protection currently available on the Irish and UK markets.” The 4000 Series Riser Doors were supplied with a high quality powder-coated matt surface, which were finished on-site in a range of bold colours to reflect the contemporary interior design scheme.Profab Access’ diverse portfolio of riser doors and access panels are supported by a wide range of BIM Level 2 and CAD files to aid the specification process and streamline the initial design stages.Manufactured at Profab Access’ Atherstone headquarters in accordance with ISO 9001, the 4000 Series Riser Doors can be specified and installed in a range of configurations to meet each project’s specific measurements and requirements. For further information on Profab Access and its range of access panels, riser doors and steel doors, call +44(0)1827 719051 or visit https://www.profabaccess.com.

The Met Building

RYNO

This reimagined building in Fitzrovia, which puts people, wellness, and sustainability first, is another project we are particularly proud of and here’s why.The Met Building is 12 storeys high and one of a few such examples in London’s West End. Its design was inspired by one of New York’s landmark buildings, Lever House, one of Manhattan’s leading examples, which inspired decades of US corporate architecture. While the building’s interiors are crafted to appeal to corporates and creatives, the Tower has been designed to put people first, offering breathtaking views across London, and focusing on efficiency and productivity. The whole roof terrace of the Met Building’s Podium was built over the top of the existing roof and on a huge network of steels that are designed to direct the load away from the roof below. The system used on the roof terrace is our TerraSmart® Rail Paving System finished in our Porcelain Paving Range. This system features super-strong, 100% recyclable aluminium joists, overlapping to create a lattice framework that delivers maximum support for the porcelain paving above. In addition to complementing the overall aesthetics of the entire project, the system is fully non-combustible (Class A1 fire-rated) and, as such, in perfect harmony with the focus on the wellness and safety of all the building’s occupants. The porcelain pavers were inspired by nature and feature the performance of high-quality ceramics and environmentally conscious manufacturing that aligns with the project’s focus on sustainability. And to top it all, the entire solution installed is backed by our RYNO® IGNO® 30-year system warranty and 60-year design life.In total, the RYNO® TerraSmart® Rail Paving System was installed on 3 terraces at the Met Building, all built on the existing steel frame, and the planters that add to the outdoor experience have been integrated into the design and placed directly on top of the RYNO paving system. We are proud to have collaborated very closely with Vert Projects (the Main Contractor) and The Landscape Partnership (the Landscape Architect) in delivering this great design.

Darwin Centre, Natural History Museum

dormakaba UK & Ireland Ltd

Accessible for every visitorThe landmark £78 million Darwin Centre is the most significant development at the Natural History Museum since it moved to South Kensington in 1881. With over four and a half million visitors passing through its doors every year, choosing the right door products was crucial if this popular tourist attraction was going to stand the test of time.dormakaba’s contribution to the projectdormakaba TS 92, TS 93, and ITS 96 cam-action door closers were specified due to their low opening forces in accordance with BS8300 and their aesthetical design, which is in keeping with the overall style of the Darwin Centre. The TS 92 and TS 93 cam-action closers have been installed with the electro-magnetic hold-open feature and have been designed to remain open, closing automatically if the fire alarm is triggered. Offering the illusion of an invisible closer, the ITS 96 is a concealed cam-action closer hidden within the door leaf and frame, complementing the overall modern and sleek design of the new centre. As part of the brief, a wall of glass was to surround the technology and displays within the Darwin Centre, only accessible by staff through glass doors. Due to the small diameter between the wall and the glass door, specialists in glass interior products, Harbrine, overcame this by using dormakaba’s EA pinch free patch fitting which allowed safe access with a clear view of the museum display.dormakaba BTS 75V and BTS 80 floor springs also feature at the redevelopment. These floor springs feature a hydraulically controlled closing cycle, adjustable closing speed and mechanical backcheck. Also installed is dormakaba’s ED 200 – an automatic swing door operator that offers an optimum solution for safety in high traffic areas. During an emergency, fire doors and exit doors must continue to open for people to exit, but close firmly to prevent the fire or smoke spreading. The ED 200 is particularly appropriate for internal fire door applications and has been successfully third party fire tested to EN 1634-1 on timber doors. Its unique package of safety, security and interfacing features means that when a fire alarm is actuated, or when the power is cut, the closer will revert from automatic to manual operation with a hydraulically dampened spring close action.

Gustafs Lamellow at Savoy Hotel Luelå

LSA Projects Ltd

The hospitality industry has been hit hard by the pandemic as visitors, for obvious reasons, have been conspicuous by their absence. Hotel Savoy in Luleå took advantage of the situation by completely renovating the hotel’s restaurant with new surfaces, design and furnishings. The old brick wall in the interior of the restaurant had taken its toll. In order to find a new material that would fit in, they looked for a wooden panel that could also contribute to a better atmosphere in the form of an acoustic absorbing solution. But finding such a product that would also meet the fire requirements of the premises was not the easiest thing to do.We at Gustafs received the request at the same time as we were working on the development of our new product, Lamellow+. In short, the Lamellow panels delivered to the Hotel Savoy in Luleå became a pilot project for the product. The panels installed in the restaurant are made of American Oak wood veneer with a grey gypsum core and Wool grey acoustic felt – a combination that feels natural and minimises the contrasts in the product. The panel was also approved by the fire engineers working on the project, thanks to the natural fire protection provided by the reinforced fibreboard.

Tunbridge Wells Grammar School for Boys, Sevenoaks

Knauf Insulation Ltd

“How good is Knauf Insulation’s specification and technical support? Let’s put it this way, I’ve used Rocksilk® RainScreen Slab for every façade project since.”- Nikesh Patel, Façade Design Manager at A2O Cladding The Weald of Kent Grammar Annexe extension is a new three-storey satellite facility for Tunbridge Wells Grammar School for Boys in Sevenoaks. It comprises state-of-the-art classrooms for a cohort of 90 boys. A2O Cladding were appointed by Willmott Dixon to deliver the technical design and installation of the façade, which is finished with a white and grey silicon render set against a red Corium brickslip façade. One of their first tasks was to finalise the insulation specification based on three key requirements: thermal performance, non-combustibility and sustainability. Meeting the thermal performance challenge The first factor, the thermal performance of the rainscreen façade system, initially proved more difficult than expected. Nikesh Patel, Façade Design Manager at A2O Cladding explained: “U-values provided by the architect for a rainscreen façade system are a bit belt and braces because they’re based on assumptions. So, once we’ve confirmed the sub-structure, we redo them to ensure they’re an accurate representation of the building’s thermal performance.”   “The problem is the manufacturer we were working with couldn’t deliver the U-value of 0.18 W/m2K because they didn’t have the right software.” For most applications, the simplified methodology used for calculating U-values is sufficient. But it is not recommended for rainscreen façade systems, because it does not take into account the complex interaction between the Steel Frame System (SFS) and the insulation. Instead, a blanket correction factor is applied, which can lead to the over-specification of insulation – as it had in this case. To prevent this, 3D U-value calculations should be used. They thermally model the build-up based on the complex interaction between the insulation and the rails and brackets. This ensures greater accuracy giving the specifier a true picture of how the build-up will perform after construction, so it matches its design. But most manufacturers don’t have the capability to undertake these complex calculations in-house, so outsource the service to a third party at a cost to the contractor. Before they went down this route, A2O Cladding asked project architect Bond Bryan for advice, who suggested they contact Knauf Insulation.  “We’d not used Knauf Insulation before so didn’t know the standard of their technical support. The biggest tick in the box was they do free 3D U-value calculations – it really helped to keep the project on track.”  Using these calculations, the Knauf Insulation Technical Support Team recommended Rocksilk® RainScreen Slab for the façade insulation. The product has a thermal conductivity of 0.034 W/mK and crucially, a depth of just 150mm would meet the required U-value.  They also recommended 150mm of Rocksilk® EWI Slab with a thermal conductivity of 0.036 W/mK to insulate the rendered external walls. A2O Cladding also decided to use Knauf Insulation’s OmniFit® Slab 35 to insulate the junctions at roof level to ensure continuity of insulation. Fire safety at every height All three products have the best possible Euroclass A1 reaction to fire classification, so will not contribute to the development or spread of fire, should it occur. This meant they met the second specification factor, non-combustibility.  “The Annexe extension is under 18m tall but that would never influence our choice of insulation material. The A2O ethos is that we don’t touch combustible stuff when there are suitable non-combustible solutions available. I mean why would you introduce that risk? Using Mineral Wool insulation gives us, and the school peace of mind.”  Patel goes on to explain that Willmott Dixon has a reputation for quality and will only authorise the use of tested and certified systems. “As the façade contractor, it’s our job to ensure the quality of the supply chain. The fact that Rocksilk® RainScreen Slab is BBA certified for use in high rise buildings and for so many different build-ups meant it met the rigorous standards demanded for the project.” A focus on sustainability But choosing suppliers isn’t just about performance and fire safety. The third factor in the specification process was sustainability.  “As we finalise the technical design, we need to provide Willmott Dixon with a Technical Submittal for every product, and this includes details of its green credentials. It was another example of how Knauf Insulation makes things simple for contractors. They have EPDs for every product and all the relevant ISO standards, so our insulation specification sailed through.” As well as producing products that improve the thermal efficiency of buildings, Knauf Insulation has been taking steps to reduce the carbon footprint of its products. One example of this is its unique bio-based binder, ECOSE® Technology, which contains no added formaldehyde or phenol. ECOSE® Technology is made from natural raw materials that are rapidly renewable and is 70% less energy-intensive to manufacture than traditional binders, so it is more environmentally friendly. From technical support to performance and sustainability, Knauf Insulation scored top marks in all categories – which meant that A2O Cladding didn’t need to compromise on any of their specification requirements or criteria.

Residential Building

Ash & Lacy

As a consequence of the Grenfell tragedy, an assessment of the building envelope was carried out on the 275nr residential apartment block in the centre of Leeds. It was found to be non-compliant with current regulations and in urgent need of replacement. The VariAL-SF system was selected as it complied with an A2 fire rating, with EN13501-1 classification by third parties, and satisfied the detailed planning constraints. The importance of the cladding refurbishment and replacement on this high-rise residential building cannot be understated. The building was identified by West Yorkshire Fire & Rescue Service late in 2019 as being high risk from the perspective of residents safety, due to the fact it was clad in flammable panels and onus was placed on the building owner to take swift action to make the building safe. As such, an ambitious 52 week programme for complete removal of the existing cladding and replacement was set out and achieved by the project team, despite significant limitations in terms of access and logistical challenges. To the passer-by, there is barely any discernible difference in the aesthetic of the building’s new facade, the colour-matching of the panels is incredibly accurate and allowed for a seamless transition to a much safer environment for the building’s residents. The apartment block was in the middle of a built up residential area. The contractor needed to obtain road closures from Leeds city council for two main roads which ran the full length and one side elevation.Furthermore the other main elevation was a pedestrian walkway with access to the apartment block , a hotel and several commercial buildings therefore safe access routes and segregation had to be installed and coordinated with the various parties involved. In addition, the building had to be reclad using 125ft cherry pickers working off the main road and pedestrian walkways therefore protective tracking systems had to be laid over the tarmac and paving to protect the existing materials.Throughout the building refurbishment, which took exactly 52 weeks, access to all the various buildings was maintained and contractor site personnel worked closely with adjacent building owners and especially the management team of the apartment block which accommodated 270 apartments to ensure minimal disruption.

Hush Acoustics

Hush Acoustics provided the acoustic floor and wall solutions for a development in Ellesmere Port, Cheshire involving the conversion of a former Woolworths store turned snooker hall, which was being transformed into a ground floor sports shop with nine first floor apartments above. In addition to meeting the acoustic performance requirements, the client was also keen to ensure the design would meet the fire regulations required.Following a site visit, the Hush HD1030 system was specified for the separating floors. This is compliant with UK Building Regulations Approved Document E and is suitable for refurbishment projects with timber structures that incorporate lath and plaster ceilings – all with the benefit of a 1-hour fire resistance at ceiling level. We worked closely with EH Building Contractors to ensure the HD1030 acoustic floor system was installed to the required standard. For the separating walls, Hush Twin Frame Metal Stud Party Walls were installed onto the plywood structural floor and isolated using Heavy-Duty Isolation Tape. The stud walls were insulated using the Hush Slab 100 Sound Absorber, ensuring the cavity between the two stud frames were kept clear. The client had initially discussed keeping the original existing lay in grid ceiling within the shop, however, in order to achieve outstanding acoustic performance, the majority of the perforated metal panels from within the lay in grid ceiling had to be removed. Some of the original ceiling could be retained, however, with higher performing ceiling tiles used to replace it in other areas, maintaining the original features as per the client’s request.Once completed, acoustic testing was carried out on site to determine the success of the acoustic design and installation. First of all, the twin metal stud wall was tested, which achieved an airborne performance of 56db (DnTw+Ctr). An airborne sound test was then conducted between the sports shop and one of the first floor apartments which showed a performance of 47 dB (DnTw+Ctr). All of the acoustic performance goals were achieved without any significant ceiling treatment and our client was happy with the results.

Neglected Deck Transformed With Aquadecks

Neglected Deck Transformed With Aquadecks

Owatrol UK Ltd

Prepping decking with PrepdeckAfter cleaning their decking with bleach and removing any loose or flaking bits from the surface, our customer then used our professional stripper, Prepdeck to remove the old stain from their decking. Our customer applied Prepdeck in small areas that he could complete in 15-30 minutes, then, after leaving it to do its magic, used a stiff nylon brush to ‘lift’ the stain from the wood, ensuring that they worked in the direction of the grain. They then thoroughly rinsed the product off the decking using a garden hose – again, working in the direction of the grain. If you want to make this part of the job a little easier, you could opt for hot water instead. This is a great product, as it can also be diluted to make a powerful cleaner for weathered woods and can even be used on thermo (burnt) wood.Next neutralise with Net-trolThe customer then used our wood cleaner Net-trol to neutralise the surface of the decking, in preparation for the finish. After applying Net-Trol to the wet decking, they scrubbed the surface with a brush. They then left it to stand for around 15 minutes, keeping an eye on it to ensure that the surface of the decking didn’t dry.If it had begun to dry, he would have had to dampen it with a mist of water. They then scrubbed the decking again, this time whilst rinsing it.Now, it was just a matter of leaving the wood to dry for 48 hours before applying the finish.Choose a finish to protect your deckingThis customer opted for Aquadecks, our water-based penetrating finish. One of the great things about this product is that not only does it protect the wood from warping, splitting, cracking and UV damage, it is also easy to apply and maintain, as our highly penetrative formula guarantees there will be no peeling or flaking.Plus, it dries quickly and has a low odour, so you can be back on your decking with a glass of wine in hand, in no time at all.Our customer applied an initial coat of Aquadecks and allowed it to penetrate into the wood. Then, after around 15-20 minutes (when the ‘wet look’ of the first application had disappeared), they applied a second application and allowed this to penetrate. After a further 15 minutes, they brushed out any puddles so that the decking wouldn’t dry with shiny spots on the surface. Aquadeck’s place is in the wood, not on top of it!“Very pleased with all products purchased.”This customer was so delighted with our products, they got in touch to tell us how well everything had gone.“On advice gratefully received from Ken I had several stages to complete. It’s looking great and I am hopeful the results will last”, he continued. For more information on Aquadecks, please click here.
