UNIZO office building CHALLENGE Dedalus Architects specified zinc for waterproofing the timber frame UNIZO office building in Eeklo. Not only for the roof, but also for the facade and bottom side of a unique construction detail. To be precise, waterproofing horizontally, vertically and even upside down! To entirely cover the structure however, appeared not to be possible when using zinc. If you opt to use this traditional waterproofing material a ventilated air space must be provided underneath the zinc covering. This of course entails an opening for ventilation purposes underneath the roof edge, if not, condensation will occur. In the case of a building where the facade has to connect seamlessly with the roof and the underside, leaving an opening is not a possibility. So, despite the attractive appearance of zinc, a waterproofing solution with this material was not an option. SOLUTION Thanks to their collaboration with roofer ALBITUM and previous experiences with RENOLIT roofing products, Dedalus Architects came up with a nice alternative: RENOLIT ALKORDESIGN standing seam imitation. A perfect solution for a difficult challenge. No ventilation needed, no connection problems, the same looks as a zinc roof and, above all, more cost effective!

One of the largest urban regeneration projects in Europe, Brent Cross Town has ‘wrapped’ this eye-catching substation in a 21-metre-high permanent public artwork – all of which sits on our robust, sustainably-friendly Downer HELPING HAND framing.Here we come, here we rise’, created by celebrated artist Lakwena in collaboration with architects IF_DO, consists of four undulating bands and triangular-shaped lenticular panels that create a kaleidoscopic visual effect to emphasise the idea of movement as viewers move around the structure. IF_DOThe project has also brought back to life a piece of brownfield, ex-industrial land with the creation of a newly landscaped embankment designed by Gillespies.Brent Cross Town is the neighbourhood at the heart of the Brent Cross Cricklewood regeneration programme. TRC Windows have been appointed by Bournville Village Trust for the first phase of a six year planned works program to supply and install bespoke sash and casement windows to 46 properties in the Bournville Village estate.The rented dwellings in Bournville Village consist of bungalows, maisonettes, flats and family accommodation.The estate also features a variety of special needs housing particularly for the elderly and people with learning disabilities.Two areas of the estate have been declared conservation areas and there are a number of buildings of architectural interest and historical importance.Window profile & thermal performanceTo meet conservation requirements, window profiles will match the style, configuration and visual appearance of the existing windows (including glazing bars, horn detail, beading, etc).For each building, they will be be supplied and manufactured in preservative-treated softwood.The thermal performance of all windows and doors will meet the requirements of the Building Regulation Part L1B and have a minimum Window Energy rating of 1.4u-value.Measurement and surveyThe process will involve the removal of existing windows and doors where necessary and installation of the new timber frames and glazing.All equipment, scaffolding and materials employed to fix and seal the windows and doors inside and outside the dwelling will be in accordance with the BS 8213-4 specification for surveying and installation.In instances where the structural box frame is to remain, allowances will be made for minor repairs and redecoration.Narrow cavity glazing (A rated)Narrow cavity insulated glazing units (IGU) will be installed so as not to compromise energy-efficiency and authenticity.These units will meet the requirements of BS EN 1279 and be manufactured by a Kitemark or similar accredited manufacturer.

Perched on an elevated plane above the tranquil Suffolk village of Rattlesden, Rising Sun Hill is a bespoke residential housing development that seeks to blend in with its surroundings while standing out among other new builds for its character.The 22 homes include eight that will be offered as affordable housing. Individually conceptualised, the homes feature finishes that draw on traditional materials and designs, such as weatherboarding and rendering. To reflect the space of the surrounding countryside, the homes (which range from 2-4 bedrooms) are roomy, both inside and out. Large, landscaped gardens, stone paths, patios and generous planting of shrubs and trees complete the idyllic setting.But attention to detail hasn’t just been dedicated to aesthetics. Consideration has also been given to the homes’ long-term sustainability, with each home being fitted with an air source heat pump and well-designed insulation.The very fabric of the buildings, from the blockwork to the timber frame, has been scrutinised too. For developer Hartog Hutton, it was just as important to use high-quality materials as it was to give each building its own individual flair.

Fircroft House in Essex has been completely transformed from a tired 1980s detached property into a distinctive home with a contemporary edge.Renovated throughout, Fircroft House features a new ground floor extension, pale grey timber-effect external cladding (replacing a brick and render façade), and brand new Rationel alu-clad windows and doors. In fact, sixteen new windows are installed across the property, including opening and fixed units, two large sliding patio doors, and a solid, grooved front door flanked by glazed side lights and set beneath an arched portico. When planning the refurbishment of Fircroft House, window and door replacement was a project priority, as the original property had single glazed, leaded, all-timber windows which made the interior very dark and were thermally inefficient. All-aluminium glazing was initially considered because the homeowners wanted an affordable, durable and contemporary frame design which looked more attractive than uPVC. They changed their mind, however, when they saw Rationel AURAPLUS alu-clad windows installed at a friend’s home: ‘The idea of a frame which combined timber and aluminium was very appealing,’ they say. ‘It offered the best of both worlds with hardwearing aluminium outside and thanks to the wood, a more tactile finish to the inner frames, so we decided to find out more.’ The homeowners are delighted with their new windows and doors and would happily recommend Rationel: ‘We are very impressed with the package offered by Rationel,’ they say. ‘The windows and doors are all high quality, low maintenance and look great, and the service we received from okoHaus was amazing from start to finish.’

NORclad supplied nearly 7,000/LM of pre-coated Thermowood across this contemporary project in Berkhamsted.Thermowood is a great timber when it comes to applying a coating, after going through the heat treating process, the Finnish grown European Redwood/Whitewood (Scandinavian Pine/Spruce) is more stable. It is suitable in conditions of changing humidity, and its thermal insulation properties are improved, ideal for use in exposed areas such as External Timber Cladding.The heat treatment process enables the use of Scandinavian Redwood in areas requiring a service life of up to 30 years without the need for any further preservative or coating to be applied. The process removes resin from timber, as a result there is no resin leakage or “bleed” through the surface coatings. The effect of this together with the improved stability can lead to a lower maintenance requirement, combined with the application of the Sansin SDF system, which will further protect the outside of wood.The SDF product also protects the inside by allowing the timber to ‘breath’ – helping to prevent moisture from getting trapped in the wood and causing rot.

Providing the solution for EWI retrofit on non-traditional build housingHaving successfully completing the previous 2 phases, K Systems were approached to provide a specification for EWI installation onto two non-traditional build housing types: 5M and Caspon. Both archetypes are of timber frame construction with single skin brick infills at ground level and a mixture of hanging tiles or cladding on upper floors. Typical of non-traditional build housing, the technical team at K Systems had to pay particular attention to bespoke detailing to derive a suitable EWI solution to meet the client’s requirements.The hanging tiles and cladding were removed from the upper floor(s) and replaced with timber sheathing boards to allow for a uniform aesthetic and a striking contemporary finish.Delivering a robust, safe and aesthetic system solution to meet the project requirementsHull City Council wanted to improve the thermal efficiency of their housing stock whilst provide a durable and more contemporary aesthetic look for the project. A combination of K Systems M Silicone and K Systems M VBriQ was used to achieve a u-value of 0.28 using varying thicknesses of A1 non-combustible mineral wool (80mm to 150mm) to adapt to the variety of substrates typical of non-traditional build housing. The combination of acrylic brick slips and polymer enhanced silicone topcoats achieved an appearance that is durable and elevated the dated look of the estate to a more modern feel. Our team worked extensively with the appointed architect preparing bespoke detailed drawings for the various archetypes, particularly transitions between the brick and timber substrates, cills, verges, rooflines, gas boxes and below DPC. Weekly demand planning meetings ensured timely delivery of materials to the appointed contractor.We ensured the correct fixings were specifiedK Systems commissioned pull-out tests to determine the optimum fixings and washers to be used to anchor the EWI system to the different substrates. A combination of hammer fixings and screw fixings were specified.

A new development of exclusive lodges on the coast of St Ives, Cornwall required a low maintenance, high quality finish that would withstand the types of weather experienced on the coast.Nestled within the 72-acre Tregenna Estate, Castle Approach, is a new development offering stunning views over St Ives Bay and the peaceful grounds of the estate gardens. The original Tregenna Castle at the centre of the estate was built in 1774 as a 12-bedroom private home. In 1878, one year after the Great Western Railway opened its St Ives branch line, the castle began its new life as a hotel. Now a Grade II listed building, Tregenna Castle Resort boasts 99 bedrooms, six private event spaces, gym and golf course.Defining the design requirementsThe lodges at Castle Approach have been under construction since 2008. The architect, Mike Bradbury of Mike Bradbury Designs, designed the properties, and wanted to make the most of the coastal location.The lodges are positioned in a crescent shape to provide residents with sea views. Each lodge is built using a timber frame system with a masonry ground floor structure. The whole structure is then rendered. Mike chose white render to provide a contrast between the dark stained timber frame, the anthracite grey windows and the slate roof.“It was important that we used a render that would withstand the elements over time, particularly as we had chosen such a light-coloured render,” said Mike. “Being by the coast and surrounded by trees, we wanted to prevent algae growth and discolouration on the render.”The building work has been completed in phases and to date, six lodges have been completed, with four more close to completion.Withstanding the weatherAfter the first three properties were completed, Tregenna looked to change the original render system that was installed so approached Nigel Smitheram, the area sales executive at the local Jewsons.  “The developer wasn’t entirely happy with their original choice of render system,” said Nigel. “As a high-end development, the quality of the final finish was very important to them, so they asked me to help find an alternative system. Tregenna was very clear that they wanted a system that delivered on aesthetics and weather resilience. That’s when I reached out to Saint-Gobain Weber.”Phillip Powell, regional applications manager at Saint-Gobain Weber, is part of the technical team that has been supporting Tregenna Estates during the construction of the lodges.“We recommended that the applicator used weberend MT, a BBA approved system for use on render board systems. It incorporates weberend LAC, a lightweight base-coat render, meshcloth reinforcement and a decorative finish of webersil TF,” said Phillip. “This combination of products is particularly suitable for this project as the weberend LAC is polymer-modified which allows some flexibility, a necessity for timber frame systems. Using this with the webersil TF, a silicone based textured finish, makes it much more resistant to the type of weather experienced in these coastal areas.“For each property, an initial 3mm pass of weberend LAC was applied, followed by meshcloth reinforcement and then a second 3mm pass. A coat of weber PR310, a render primer, was used before applying a final finish of webersil TF in Winter White.”The final finishThe technical team at Saint-Gobain Weber stayed in touch with team at Tregenna Estate throughout the construction of each lodge. Saint-Gobain Weber also sourced one of its local recommended installers, Daniel Fish of DMF Plastering, to ensure the products were applied correctly using best practise methods.Neal Peek, contracts manager at Tregenna Estate, said: “From the moment they stepped on site, the service provided by the Weber application team has been brilliant. They are always on hand with technical advice and have visited the site regularly since they first got involved in the project back in 2015.”“We’re pleased with the products. Even when you visit the development now, the first few houses built using Weber’s system look the same as the new builds.”In 2020, Tregenna Estates hopes to start work on the remaining two propertiesAfter working with the Tregenna Estate on this project, Saint-Gobain Weber also donated some of its render products to the local surfing school charity, Board Riders, to refurbish a disused council building in St. Ives

Providing 21 affordable homes in the first ‘carbon negative’ housing community of its kind in the UK. The initial concept began in 2009 with the aim of creating carbon negative housing. The project is ground breaking with a plan to lock away as much carbon as possible whilst generating excess energy from systems installed.Lewis Deck light weight steel/ screed composite floor system providing acoustic floors improving Building Regulations Part E standards by at least 8dB was installed in the apartments.This project achieved a Zero Carbon certification under the Code for Sustainable Homes and achieved Passiv Haus standards, but was not certified under this system. The performance was monitored by the Technology Strategy Board (TSB) as well as how the social tenants found the experience of living there given the lifestyle adjustments that were needed.The Lewis Deck was used as it achieved the enhanced acoustic and fire performance required in this project, especially given that this was a timber frame development. The elements of the building also had to achieve an A+ Green Guide to Specification rating from the BRE, this was achieved by using a liquid screed on top of the deck that contained a high recycled content.The project won a number of awards and was marketed as the UK's 1st "Carbon Negative" social housing scheme.

Pyroguard’s technical expertise recently proved vital on the regeneration of the Capuchino Convent de San Antonio de Padua in Spain; a project which required a careful balance between renovating the historic building, ensuring modern fire safety regulations were met and being respectful of the Convent’s heritage.The ChallengeThe project presented teams with many challenges, mainly how to work within the parameters of a historic building and bring it in line with modern-day regulations, all while simultaneously respecting its heritage and aesthetics.When it came to the building’s compartmentation, an important part of any building’s passive fire protection strategy, the use of glass was key. To ensure that any new glazing was in keeping with the convent’s style and heritage, the Duramen System from AFVidrio was chosen – a timber frame with a varnished oak finish.The SolutionA bespoke EI120 fire resistance test was then carried out, using AFVidrio’s frame in collaboration with Pyroguard. This fire test was a critical phase of the project and provided assurances of the overall glazing system’s performance. Pyroguard’s expertise and technical knowledge was key in helping to design and pass the EI120 fire test, which featured its Pyroguard Protect fire safety glass.Another challenge of working within historic buildings, as opposed to a new development, is having to adapt the building products to suit the existing structure. On the Capuchino Convent de San Antonio de Padua project, a selection of the glazing units were semi-circular doors and other shaped glass, rather than the standard rectangular panes. Here, Pyroguard again demonstrated its technical expertise, supplying bespoke glass components to suit the on-site framework.

Wealth management experts Evelyn Partners’ (formerly Tilney, Smith & Williamson’s) relocation of their Leeds office to the vibrant Wellington Place district in the city centre aims to provide a truly modern working environment for their 85-strong team.The interior design of the space by Michael Laird Architects aimed to closely match the aesthetic used at the client’s head office in London, with timber elements and curved glazing combining to create a highly appealing set of meeting rooms and offices.Working through our northern contracting office, our team provided Parallel 50 (Rw 45 dB) double glazed partitions and Linear 30 (Rw 41 dB) single glazed partitions for the client’s boardroom, meeting rooms and small focus rooms. These were finished with a custom Pearl Beige powder coated finish to frames.Partitions combined with veneered European Oak acoustic timber doors and timber pilasters, with the latter expertly finished with room numbers routed and painted into the timber. Finally, two double leaf Hogan pivoting glass doors provided access to the large breakout space.

With energy prices soaring, it was also important to come up with an efficient solution which maximised heat retention within the building.Solution: We successfully designed, manufactured and installed a 4 panel bi-parting SL500 fully framed system in matching Terra Brown finish, resulting in a seamless integration within the building. To mitigate operational issues & improve safety features - due to close proximity of internal swing doors - we supplied and installed clear glazed barriers and removed several potential risk factors during the design process.
