The new extension for the Donegal Garda is a prominent feature utilising materials that respond to its topology and enhance the building’s civic presence in the town. The dark coloured brick plinth of the semi-basement grounds the building while the upper floors which feature a facade of open mesh grating provide an open and transparent interface with the public whilst maintaining necessary security provisions.Lang+Fulton supplied the bespoke steel mesh cladding for the glazed upper floors of the facade. The grating achieves a contemporary aesthetic and delivers the practical advantages of protection and a brise-soleil solution, while achieving a transparency that offers the public an insight into the activities of the station; the degree of transparency and solar shading creating an interesting variety, dependent on the angle of view, the time of day and light conditions.The Terra-34 grating, which features an anti-climb aperture, was also used to create walkways, soffits and a secure enclosure around the roof-top plant. The gratings were made to 19 different custom-sizes and shapes for each floor with 3038mm high panels for the facade cladding. Slotted tabs were designed for fixing to the support steelwork. The material was supplied in a hot-dip galvanized finish to withstand the coastal environment.Donegal Town Garda Station has won 4 national awards including Best Cultural/Public Building (RIAI). Adjudicators said that, “The project stands out for its laconic civic presence and its no-nonsense adaptation of the spatial culture of a thriving historic town … the building demonstrates that thoughtful architecture can quietly and carefully edify our everyday culture”.

The ChallengeNo. 1 Horgan’s Quay is one of the development’s three office buildings, with the upper floors of the new modern structure cantilevered over the site’s original Goods Shed. The lobby area features a large glazed partition on the first floor, helping to create an open, light space, as well as sympathetically blending the old restored structure with the new.KCC Group, a door and glazing contractor, were appointed to deliver the EI30 SWS Screen works on the project. Site Contracts Manager, Ger McNamee, said: “In order to ensure the safety of those within the building, 30-minute fire protection was required for the reception area, providing a fire barrier between the lobby and the first floor. Once we had the fire safety glass specification from the architect, O’Mahony Pike Architects, it was up to our team at KCC Group to source a supplier – this is when our relationship with Pyroguard began.”The SolutionTo ensure that the desired aesthetic was achieved, while also meeting building safety regulations, Pyroguard Infinity T-EI30/24-2 SWS fire safety glass was chosen by KCC Group and installed in the glazed partition, within a Jansen steel profile system.Pyroguard Infinity is a range of fire safety glass certified for butt-joint applications. There is a new public square at the heart of the regeneration, featuring two separate blocks, from four to fifteen storeys which provide a Community Facility, Public Library, Community Health Care facility and an Early Years Centre.  The sustainability strategy in place for Aylesbury Square is to ‘create a place which meets or exceeds the highest quality standards for a development in London’ – and as the wall connection to the floor or floor slab can be a serious source of linear thermal bridges – the inclusion of the dedicated new Sconnex® type W is a critical addition to the design detailing.  Around 40% of all thermal bridges in a building are caused by walls and supports, resulting in some 10% of heating energy losses. With reinforced concrete construction, minimising linear thermal bridges in these areas has undoubtedly been a perennial problem.  However, the unique new Sconnex® type W offers outstanding insulation performance, combined with an exceptional load-bearing capacity which transmits very high pressure, tensile and shear forces in the longitudinal and transverse direction.  This is made possible by the use of a pressure buffer consisting of ultra-high performance fibre reinforced concrete, which achieves compressive strength in excess of 175 N/mm2 – but with extremely good flexural strength as well.  There is also a significant cost reduction involved when compared to installing insulation beneath the floor slab.

The panels are maintenance free and sustainably sourced, which helps the project meet high design standards, including Code for Sustainable Homes Level 4 as a minimum.

Our involvement in this project has been providing the underfloor heating solution for a number of these homes.Swan Housing Association and Sanctuary were awarded this 2,000m² contract to construct this development in Essex.

When they started to experience serious leakage problems across their estate (especially on mezzanine floors), they quickly realised that their existing shower construction does not live up to the standard of their service – and would need a reliable, guaranteed system solution.In order to allow for a straightforward and safe replacement of existing showers without the need to change the existing pipework, a grid platform constructed of 80mm XPS building boards was proposed . The showers then were fitted with XPS linear shower trays featuring dry-fit drain technology, 12.5mm XPS building boards on the walls and surrounding floor areas were sealed by proprietary sealing and decoupling membrane, all ready to tile after 24 hours. Up till now, 18 different sites have been completed and the shower system solution comes with one manufacturer’s guarantee on the whole installation.

CMS Danskin were able to provide Regupol 4515 (REGUPOL sonus eco) to the prestigious new Gateway project in central Leeds. As the city centre’s largest residential project to date, it has also provided the area with a luxury landmark.In keeping with high-end living, the interior design of the new build project incorporated a number of characteristic atrium and foyer spaces. While this lack of uniformity gave the building and its apartments an impressive level of individuality, it also created irregular shaped rooms which were difficult to work with from a finishing perspective.The finish of the apartments incorporated tiles throughout all of the bathroom and shower areas. To comply with Part E impact sound regulations, an acoustic flooring system had been specified for use under the tiled floor finish. However, when the tile fitters began installation, a number of challenges emerged.Phil Johnson, building development manager at Aqua Interiors, explains:“The acoustic matting and adhesive combination we were initially using at The Gateway caused us a few problems. There were issues from the tile fitters regarding application of the adhesives, and the over flexibility of the system meant that the grouting was cracking and crumbling once the surface was subjected to weight and traffic.” As the tiling contractors were already on-site, a reliable alternative that would meet Part E standards for impact sound had to be sourced and delivered against extremely tight timescales.The SolutionAs the only acoustic tiling system on the market to comply with the UK Tiling Association’s (TTA)Coefficient of Restitution figure (0.56), a test method to assess the impact resistance of ceramic floor tiling, Regupol Acousti-Tile was identified as the best solution to overcome the difficulties being experienced at The Gateway.The main component in the Regupol Acousti-Tile system is Regupol 4515 Multi (REGUPOL sonus eco), a high performance acoustic underlay which isolates impact sound at source. Regupol 4515 Multi (REGUPOL sonus eco), which can be used with any finish, is first bonded to the construction’s base floor using Ardex AF200.Tiles are then laid on top of Regupol 4515 Multi (REGUPOL sonus eco) using BAL Acousti-Bond adhesive. The acoustic tiling system is completed by filling in the joints using an appropriate grout finish, which is dependent upon whether the base floor is concrete or timber.As a complete acoustic tiling system, all components of Regupol Acousti-Tile are delivered to site in a single delivery. Regupol 4515 Multi (REGUPOL sonus eco) and the complete Regupol range is available exclusively in the UK through CMS Acoustics.The ResultThe quality of the finished bathroom environments is in keeping with the ambition and attention to detail of The Gateway project overall. By installing RegupolAcousti-Tile, Aqua Interiors has ensured that the impressive tiled floor surfaces will not cause residents disruption because of excessive noise transfer between dwellings.Having undergone independent site trials, Regupol Acousti-Tile has been shown to achieve an impact sound value of up to 52dB, which is significantly less than the 62dB required by Part E of the Building Regulations.Johnson concludes: “All of the environments were around 4-5m², but there was a great deal of variation in the room shapes and sizes, meaning there were some changes to the setting once we were on-site.Regupol Acousti-Tile was versatile enough to cope with any changes we made – the Regupol 4515 Multi (REGUPOL sonus eco) element was easy to trim and shape while BAL Acousti-Bond offered the same.

The heat efficiency of a Grade II listed Georgian townhouse in the historic city of Bath is set to be dramatically improved as a result of the introduction of Spacetherm® Multi insulation.The challenge of dealing with heating inefficiencies, major heat loss and high heating costs are a common problem with many listed buildings and solid wall dwellings.Property owner Mike Mower explains, “I obtained planning permission to insulate the top floor of my Grade II listed Georgian townhouse as it is single skin 6” Bath stone (Oolite) and very heat inefficient, all walls have the original lime render and skim and so they need to breathe. The property in Bath was built in 1818 and has been in my family for 101 years since 1919! I am the 3rd generation to live in it and it was last renovated in 1935 so it needs serious upgrading!“The architect originally specified another insulation but this would have required encroaching 100mm into the room and would necessitate moving door frames and rebuilding window reveals. After extensive research, I identified the Spacetherm Multi aerogel product from the A. Proctor Group.“The architect was so impressed by the thermal efficiency of the Spacetherm Multi. With a total thickness of 20mm when rendered, this will not encroach onto the floor space, and the door frames and windows will not need to be altered. Subsequently we included Spacetherm Multi on the planning application as an alternative to the traditional insulation originally specified, which was approved by the Conservation officer and building control.”In addition to the Spacetherm SLENTEX® A2 blanket, foil encased Spacetherm A2 (CBS) Cold Bridge Strip was also included at window and door junctions to address areas susceptible to cold bridging.Spacetherm Multi is a high-performance laminate specifically designed to be laid directly onto existing floors & walls. Spacetherm Multi consists of Spacetherm Aerogel insulation blanket bonded to a 6mm Magnesium Oxide Board.At just 16mm thick, the use of Spacetherm Multi has virtually no negative impact on floor space, making it ideal for refurbishment projects where space is at a premium.Typically, a solid wall will have a U value of around 2.1 W/m2K. Following the application of Spacetherm Multi, this can be reduced to around 0.8 W/m2K, dependent on the wall structure.Finally, Mike Mower commented “I think Spacetherm Multi is ideal for listed building insulation as it has a minimal effect on the infrastructure of the original building. It has the potential to be used extensively in old buildings such as we have in Bath where heat loss is at a maximum, the original walls need to be able to breathe when insulated and insulation has hitherto been impossible due to the visual impact encroaching on the listed building. I am also seeking planning permission to use the product to insulate the basement floor and walls.”

Floor preparation products donated by F. Ball and Co. Ltd. have enabled an outbuilding to be turned into a therapy room for Jack Tyreman, from Burythorpe in Yorkshire, who was left with severe head injuries after a road accident four years ago when he was 18.The room provides a space with amenities, including an entertainment system and sofa, where Jack can relax and enjoy spending time, with the potential for it to house exercise equipment to assist with rehabilitation in the future.After a botched construction left the original building unusable while exhausting initial funds raised for the project, local tradespeople, including Richard Forbes, owner of Forbes Flooring, stepped up to offer their services for free to complete the project. F. Ball technical representative for the North East, John Rowlands arranged for the donation of flooring installation products. Floorcovering manufacturer Interface also donated LVT and carpet tile floorcoverings.A team of three fitters from Forbes Flooring began the flooring installation by grinding the surface of the new concrete screed to ensure it was suitably smooth. A moisture test indicated that subfloor relative humidity levels were low enough to proceed with the installation without the requirement of a moisture management solution.Contractors then primed the subfloor using P131 general-purpose primer before applying Stopgap Fast-Track 30 levelling compound – the fastest setting levelling compound on the market allows floorcoverings to be installed in as little as 45 minutes after application.Once the levelling compound had cured, a combination of Luxury Vinyl Tiles (LVTs) and carpet tiles was installed over the 40m2 area. Styccobond F46 pressure sensitive adhesive was used to adhere Interface ‘Studio Set’ wood grain LVTs on one half of the room. Styccobond F41 carpet tile tackifier was used to secure Interface graphite-coloured ‘Employ Lines’ carpet tiles. The adhesive dries to a permanently tacky film that will hold loose-lay carpet tiles securely in place when subject to normal foot traffic while allowing them to be lifted and replaced at a later date should they become damaged or worn.Commenting on the project, Richard Forbes said: “At first, we were asked if we would undertake the work for a fee, but we didn’t want any payment for it. Things can be very cutthroat nowadays, and it’s good to be able to look out for other people. I’d like to thank David Edmondson at Interface as well as John Rowlands at F. Ball for supporting the project. Using F. Ball’s Fast-Track 30 meant that we could achieve a quick turnaround, allowing other trades to do what they needed to.”On the benefits of the therapy room for Jack, his mum, Julie, added: “It’s got all the things in it a young lad needs and to help him get on with life, as well as a place to relax on his own and with other people. He loves it.”
