The Ladderswood Development is a regenerative project based in the London Borough of Enfield. There are 112 properties, all overlooking a central sculpted landscaped area within the development. Given the interior shape and goal of creating comfortable living spaces, both contractor and installer agreed that Knauf offered the performance they needed. The project was award to drylining specialists S&R London Ltd. in April 2022. Interior work began in January 2023, and they were tasked with bringing the internal aspects of the development up to specification. Elion Mucaj, Quality Manager for S&R London explains. “When we got the project at Ladderswood early last year, we were initially asked how we were going to ensure it was completed to a high standard that would make the development attractive to future residents. We explained our operating process, and what we were aiming to do to ensure that the client’s needs were met.”“Once the client was satisfied, they mentioned they wanted Knauf products used internally because of their previous experience using their range. Coincidentally that was our thoughts too! We knew when we saw the specification, we wanted to use Knauf throughout to hit those performance targets.”Meeting the brief.Being a residential development, fire performance and safety was one of the key considerations for product choice. To achieve this, it was decided that Knauf Fire Panel should be used, with Elion commenting. “Knauf Fire Panel was brilliant; it has the fire performance we needed for the project and of course the warranty it comes with means that we had peace of mind that the product would be secure.” To achieve the level of acoustic performance and comfort for the apartments, Knauf Soundshield Plus was put to good use. “We knew we needed a solution which would ensure minimal sound transfer between the homes. From using the product before and speaking with Knauf, we opted for Soundshield Plus. It was ideal for use within the main walls of the properties.” To round out the overall performance of the properties, Knauf Moisture Panel was used in each of the bathrooms. Chosen for its excellent moisture resistant properties, Moisture Panel helped to minimise any potential damp-related issues and reduce snagging.“Knauf Moisture Panel was the first thing we thought of when it came to the bathrooms. We knew that it is perfect for places that get very humid, and with its material makeup it can really reduce the amount of damp related issues that could develop in the properties. In the long run, it would save everyone a lot of hassle.”Supporting factors.When looking back over the reasons for specifying Knauf for the interior, Elion recalls it wasn’t just the performance guarantees which helped swing the decision.“We have used Knauf in the past and the benefits of using their products are many, but the key thing for us is the technical support. It’s phenomenal and is available as and when we need it.”“Whenever we had questions, we’d get in touch with Knauf and they’d happily answer, no matter how big or small. They also made regular site visits to make sure that everything was going well and that we were all on the same page.”With performance being at the heart of the offer, Knauf was the first choice for both S&R London Ltd. and the client, Mulalley. However, it highlights the importance of the support behind the products which can make the difference on site. Being able to quickly answer technical queries, offer visits to site, and performance guarantees, all adds up for a compelling manufacturer offer.

My mum has always been really good at baking pastries and cakes and now I can also enjoy cooking at home”.The family’s previous kitchen had a custom-made fixed lowered worktop, which was helpful to Lucille, but it was back-ache inducing for the rest of the family. The old kitchen had outward opening oven doors which were impractical for Lucille to use.Zoe Paye of OT Healthcare, the family’s Occupational Therapist, provides support to the family and oversaw the design process for the transformation of their bungalow. She suggested Adam Thomas, accessible design consultant, of the Adam Thomas Consultancy and Tara Neil Kitchen Retailer.The Design SolutionsAs part of an early design consultation, a few essential yet practical accessible kitchen features were agreed:Integrated Slide&Hide® ovens positioned at a 90-degree angle to a lowered height fixed worktop to makes it easier, and safer, for Lucille to transfer dishes to and from the oven.A tall larder with i-move pull-down baskets and pull-out drawers, providing quick and easy access to dried food and tins.Various work surface space to make the kitchen ideal for all the family; a standard worktop with sink, a lowered height worktop, an electric rise-and-fall worktop with induction hob and sink.   Additional design features:Pull-out crockery and pan drawers, so the contents are easy to access and visible at a glance. Plenty of manoeuvring space incorporated into the layout to ensure a fit-for-purpose space to support Lucille’s mobility requirements. Le Mans pull-outs in the corner base cabinets, ideal for storing and accessing items in hard to reach corners. A waterfall edge finish to the electric rise-and-fall worktop, to avoid accidental spillages onto Lucille. Flip sockets set within the rise-and-fall work surface to allow easy reach for Lucille. Two sinks, one at a standard height near the dishwasher and the other, a prep sink set within the rise-and-fall work surface providing essential convenience for all the family. Recycling and waste bins integrated into cabinetry, accessible to the whole family.  Products featured: Freedom Urban kitchen in Indigo colourway with chrome handles. Mix of worktop materials in Quartzite and Corian in pale grey and white.Appliances: single bowl sinks, integrated hide and slide ovens, microwave and induction hob, hot tap, integrated fridge-freezer & dishwasher, feature lighting and flip sockets.The Freedom brand is designed in collaboration with the Adam Thomas Consultancy. A high-performance levelling compound and adhesives from F. Ball and Co. Ltd. have been chosen to install floorcoverings in the Middle East and Africa’s principal healthcare and research centre for the treatment of burns and trauma, the Ahl Masr Hospital in New Cairo, Egypt.Flooring contractors from Cairo-based Tradelink installed floorcoverings throughout the newly built hospital, including in inpatient rooms, intensive care units, nurse stations, blood donation areas, emergency department, administration centre and corridors, a total area of over 5,500m2.Tradelink began by undertaking moisture tests to ensure that the building’s subfloors were dry enough to receive floorcoverings. Surfaces were then primed using Stopgap P131 general-purpose primer to promote the application characteristics of subsequently applied subfloor preparation products.Stopgap Red Bag was then applied throughout to create a perfectly smooth base for floorcoverings to be installed. The water-mix, self-smoothing underlayment is designed for areas that are subject to light wheeled traffic and can be used over normal underfloor heating installations.Styccobond F44 solvent-free acrylic emulsion adhesive was used to install Gerflor Taralay Impression Compact safety flooring throughout the hospital, with the exception of operating theatres and X-ray rooms. Styccobond F44 provides a high bond strength, strong initial tack along with a long open time and is protected against biodegradation.Gerflor Mipolam Elegance EL5 conductive flooring was installed using Styccobond F57 in the operating theatres and X-ray rooms. Carbon fibres in the adhesive mean that when set it will conduct electricity, so when used to install conductive/anti-static floorcoverings, it stops the build-up of electrical charges that can affect sensitive electronic equipment. The solvent-free adhesive also offers strong initial tack and a high bond strength.Finally, Tradelink used Styccobond F60 contact adhesive to install skirting and capping and coving, as well as anti-bacterial PVC wall-guards, throughout the hospital.

John Lord Flooring were approached to specify the resin flooring and Aspen Stainless steel products were utilised for the drainage system. The Uragard-HT62W antimicrobial resin flooring was an ideal solution for the project due to its durability, chemical resistance and anti-slip properties. The floors and drains worked hand in hand to distribute waste water into the central drainage channel within the processing area.Aspen Stainless Davos Plus drain channels were installed to cope with the high level of waste demand within the brewery. The channel profile was carefully designed to provide an easy to clean surface with a self-draining slope feature. The strictest level of hygiene standards are required within food and drink facilities due to the build-up of bacteria and possible cross contamination of liquids.   It's essential the drainage is perfectly compatible with the flooring to ensure a seamless connection and high performance. This partnership with John Lord supports optimum performance compatibility by preventing the elevation of floor plates that can compromise hygienic performance.The drain channels are designed in compliance with EHEDG (European Hygienic Engineering & Design Group) to support safe hygienic engineering in food manufacture. The EHEDG states ‘product contact surfaces must be easy to clean, non-absorbent and not present a toxicological hazard by leaching of substances and foodstuffs’ the cleanability of the drainage is also an important hygiene requirement as stated in the EHEDG ‘Improperly or insufficiently cleaned equipment cannot be effectively disinfected’ A perfectly fitted drainage system will have a positive impact on boosting the hygienic performance of the entire facility. This includes employee health & safety, operational costs as well as consumer safety. Ten Traffic Street is a 522-bed student accommodation serving luxury living located on a prominent site within Nottingham City Centre. The project was delivered by Jensco and offers excellent amenities such as a cinema, games room, study spaces, onsite coffee shop, indoor and outdoor Gyms and multiple outdoor communal spaces including a roof terrace. Artform Urban worked closely with the Landscape architects, Ares Landscape to provide a substantial package of premium external furniture to ensure the high-end finish extends to the outdoor spaces. The complex is spread across 2 buildings with courtyards and one roof terrace overlooking the city. In total, there are 4 external spaces - each has its own identifiable aesthetic which is driven by the building fascias and window frame colouring which is then reflected in the outdoor furniture.The roof terrace is surrounded by a large Inspira Modular Planting System installation powder-coated in a unique Khaki Grey - bringing colour and natural benefits to the space. The planters house plants and small trees that provide dappled shade to ensure residents can enjoy the terrace on hotter days. Tables, benches, and a Box Litter Bin all in a coordinated colour palette, provide social seating and dining spaces and vibrant plastic Chill Lounger’s and Hop Op 500’s offer a more casual seating option for residents.The ground floor courtyards feature a continuation of benches and Box litter bins - with all steelwork powder coated in a specific colour for each space. An external gym has been provided in the larger courtyard and features two Endurance Wellness Stone installations. These unique sculptural pebbles include stainless steel fixtures to accommodate a variety of exercises. This is the first installation in the UK of these products that are part of a wider range of premium external gym equipment named MyEquilibria. This unique fitness range aims to redefine the workout experience by combining art, high-end design and community. As final additions to the spaces Artform Urban provided an extensive bike parking package as well as Fuente Drinking Fountain’s to encourage students to cycle and reduce plastic waste.

Heated Lockers were the focus of Helmsman’s most recent project. We travelled up to South Kirby in Pontefract, Yorkshire to work alongside Triton Construction at the brand-new Innovation Hub at Production Park. Production Park is a unique support environment for the live events industry, uniting technology, creative spaces and education. Their newest venture is the brand-new Innovation Hub, with a large research studio with connected offices and teaching spaces. The new innovation hub features specialist equipment designed to support the live events industry as well as a business support programme focusing on assisting SMEs.In an area off the main entrance lobby, Helmsman installed a set of Wet Specification Heated Lockers. With a mix of 1, 2 and 4 compartments, these lockers are designed with a single or twin tube heater at the bottom of the locker, hidden within the locker stand, and perforations throughout to allow warm and/or damp air to circulate and escape the locker. Triton Construction requested a modern, heavy duty laminate finish for these heated lockers. The body of the lockers was manufactured from aluminium and powder coated in colour Ice, whilst we used Biocarbon’s Solid Grade Laminate in colour Elegant Grey for the locker doors, end panels and cladding. This laminate is a great choice as it is carbon neutral as well as being moisture resistant and easy to clean, perfect for a semi-public area such as this project. Our heated lockers can either come with a standard 3 pin power plug or can be available with a spur to wire into a fused switch. Triton construction requested a plug which was positioned on the end panel of the bank of lockers.We paired stainless steel numbers recessed into the doors with Lowe and Fletcher camlocks for a seamless finish to the lockers.  This option of lock is simple and cost effective, whilst also safe and secure.It was great to work with Triton Construction on this project and we look forward to hearing about the success of the Innovation Hub at Production Park in the future. The North Devon Enterprise Centre in county Devon was constructed using sustainable materials and techniques.DUCO also played a role in this with its intensive ventilation techniques.Main contractor ISG has constructed the Enterprise Centre at Devon County Council’s Roundswell Enterpise Park development. The centre has been designed to offer flexible office accommodation for small and medium size businesses that are looking to grow. The building was constructed using sustainable materials and techniques.DUCO also played a role in this with its intensive ventilation techniques.Environmentally sustainable buildingThe Enterprise Centre, which is known as NODE, has still a few office facilities for sale, but most of the facilities were sold already by companies both local and from the county.The design and construction of the building was developed with environmental sustainability in mind, resulting in the achievement of the BREEAM (Building Research Establishment Environmental Assessment Method) Excellent Status.Intensive ventilation for a healthy indoor climateDUCO is proud to be part of this achievement through the installation of its high-end intensive ventilation products in the Enterprise Centre’s building. One thing’s for sure: no compromises were made on ventilation in this project.No fewer than three high-performance DUCO ventilation products can be found in the building. Combined, they provide sufficient intensive ventilation in the entire building.DucoGrille Solid F 30Z window grilles are made of punched solid louvre blades which are very robust and equipped with an insect screen. A reinforced version of this frame profile can acheive burglar-resistance to Class 2.DucoGrille Solid G 30Z is a recesses mounted wall louvre, manufactured from extruded aluminium profiles. The perforated blade profiles act as an insect screen, whereas the Z-shaped blade ensures a robust design.DucoGrille Close 105 blade dampers were installed and fitted with the DucoGrille Solid window grilles. Thanks to the high airflow rate the DucoGrille Close 105 damper is also suitable for adjustable extract. It allows fresh air from the outside enter the Enterprise Centre building through the building envelope ensuring a healthy indoor climate!

Tiered panels were included in the design and a frame manufactured in galvanised steel, which has a high strength to weight ratio was requested. The Galvanisation process protects the metal, while adding colour through powder-coating provides an additional element of protection from rust extending the structure’s life span. The Multi-Link-Panel Non-Fragile roofing system, known for its robustness and ability to transmit natural light, was meticulously integrated into the design, offering visitors a safe and visually pleasing experience.Twinfix’s skilled team then commenced the manufacturing process, using state-of-the-art equipment and adhering to rigorous quality control measures. The components were crafted with precision to meet exact specifications, ensuring a flawless end result.The Twinfix-designed canopy at The Corner brings a host of benefits to the project and the local community. Counting about 3,000 residential properties, Glenvale Park is a brand-new neighbourhood in the north of Wellingborough. To cater to the local community’s educational needs, the project also includes a new nursery school and primary school. Together with single-ply specialist Rock Roofing and main contractor Lindum Group, Soprema took care of the pitched and flat roofs of the educational facilities, waterproofing 3,000 square metres with the aesthetically stunning FLAGON membranes.ONE SITE, TWO PROJECTSSoprema secured the Glenvale Park project in October 2022, providing its developers with a significant commercial advantage over competitor solutions. The actual construction of the Glenvale Park nursery school started in January 2023 and was soon followed by works on the primary school. So, the project consisted of two separate buildings located on the same site, with the same client and main contractor overseeing both endeavours simultaneously.Soprema not only supplied the necessary waterproofing and insulation solutions: our team of experts was also responsible for interim site inspections, thermal calculations, and other services – always in close collaboration with Rock Roofing.Leon Horobin, Technical Sales Manager at Soprema, greatly values the longstanding relationship with Rock Roofing: “We have worked with the company founders, with Contracts Manager Steve Hatcher and with other members of the team for almost a decade. The level of collaboration has always been outstanding.”OVERCOMING NUMEROUS CHALLENGESSteve Hatcher stresses that the quality of roofing works for Glenvale Park nursery and primary schools benefited massively from the strong partnership between Rock Roofing and Soprema. Steve: “We relied on Soprema’s valuable on-site assistance and leveraged the expertise of their technical professionals to resolve the issues we encountered – and there were quite a lot of them, making the project all the more engaging and interesting for the team.”1.   DESIGN CHALLENGESThe first challenges arose from the fact that we were not working on a flat but on a pitched roof, requiring careful thought and planning. The detailing becomes more complex as the angles of the profiles change, and working on a slope is also challenging in general as it makes installing the sheets and products trickier.2.   CHALLENGING WEATHER CONDITIONSThe winter season, too, posed a challenge at the start of the project. The light snowfall and rain made the roof wet and slippery. Moreover, the low temperatures prevented the use of adhesives and a lot of the work had to be put on hold. This initially resulted in delays and increased deadline pressure. However, we were able to overcome these setbacks and make up for lost time when it became warmer.BENEFITS OF WORKING WITH SOPREMA1.   INCREDIBLY WIDE RANGEBoth fully adhered and mechanically fixed systems were used for the Glenvale Park schools, testifying to Soprema’s extensive product range and showcasing our ability to tailor solutions to the most diverse roof situations. We can select multiple products from our range to meet client needs and cover cost considerations. Moreover, the roofs being highly visible and their aesthetics a major selling point, we ensured that our solution added to their visual appeal.1.1 Cost-effective alternative to metal roofingFor the visible roofing areas, we used single-ply membranes while adding profiles to make them look like standing seam roofs. The result looks as stunning as a metal roof yet is much more durable with a product life of more than 35 years. In addition, our synthetic roofing membranes are recyclable, easier to install, more cost-effective and much lighter than aluminium, lead or copper roofing. The lower permanent load results in additional cost savings because the roof structure can be lighter as well.1.2 Fully adhered systemOn the pitched areas, which are very visible, we used fully adhered membranes to obtain a beautiful flat appearance. More specifically, the build-up is FLAGON SB, our fleece-backed membrane composed of flexible PVC, on top of SOPRATHERM G, a glass tissue-faced PIR insulation. The self-adhesive SOPRAVAP STICK ALU 16 membrane served as a vapour control layer, and the metal deck was primed with ELASTACOL 600 primer.1.3 Mechanically fixed systemsFor areas that were not visible, we opted for two mechanically fixed systems. As achieving the same flawless surface as the fully adhered system was not necessary, quick installation and cost-effectiveness (especially since no adhesives are required) were the deciding factors.The first mechanically fixed area consists of FLAGON SR DE, SOPRATHERM F insulation and a VAPOR FLAG vapour control layer. The second area has the same build-up, but with tapered insulation to create falls in the roof to the outlets.1.4 Solar PV and roof lightsThe roofs of Glenvale Park nursery school and primary school have been fitted with solar PV panels. Rock Roofing took care of their integration into the roofing system and installed remote and temperature controlled roof lights on the nursery school. Steve Hatcher: “It really is an all-encompassing package you get. Only a big supplier like Soprema has the different products you need for optimally waterproofing and insulating multiple roof areas.”2.   ONE-STOP SHOP AND WARRANTYAn additional advantage of having one supplier for the entire build-up is the reassurance that all products, which are designed as a system, are fully compatible. Moreover, you get a single-point warranty. For the Glenvale Park schools, we even extended our standard 20-year Sopracover warranty to 25 years. The interior design of the guest rooms by Christian Meinert of the architectural firm Aukett + Heese in Berlin employs perfectly coordinated colours that harmonise wonderfully with the surrounding waterside park landscape. Light beige tones, green onyx walls, warm white nuances, and turquoise and royal blue accents faithfully mirror the natural surroundings. In the hotel bathrooms, light natural stone is used. Here, too, the products and materials chosen with special care ensure an overall impression of refinement and complete harmony. Emma House, Romford, a residential apartment block built in 2007, needed a new waterproof membrane for the entire roof area after the single ply membrane, installed just 10 years earlier, had failed. The specification by our clients asked for a cold applied system to be used during the refurbishment to minimise disruption to residents, while providing a permanent waterproofing solution.The ChallengeCore samples taken of the roof build-up showed there had been extensive water penetration which required urgent remedial action. Impossible to repair, the complete roof system had to be stripped back to the roof deck by Proteus Waterproofing’s approved contractor. Of all our refurbishment projects, this one was one of the smoothest in its deployment, and amongst the most exciting & rewarding in its outcome.Lee Valley is a 10,000-acre (40 km2) Regional Park that offers sporting & outdoor activities, as well as the unique opportunity to get close to nature, learning & exploring its natural surroundings, gardens, and nature reserves.The Lee Valley White-Water Centre, officially opened on 9 December 2010 by Anne, Princess Royal, was constructed to host the slalom events during the London 2012 Olympic Games, and still hosts international events, attracting visitors from across the globe. Since 2012, Lee Valley has hosted the World Championships and two World Cups.In 2023, the ICF Canoe Slalom World Championships will attract over 300 of the world's top athletes to the Lee Valley White Water Centre.A local contractor who knew RYNO was impressed by our composite decking, our service & reputation, and introduced us to the project manager of Lee Valley Park Authority.The project was a full refurb of The Terrace which had an ageing & poorly installed wooden decking and a damaged waterproofing membrane that was leaking through to areas underneath. Some of the boards had already been removed to inspect the damage and reveal the extent of the work that needed to be undertaken. Such was the state of the decking that the area had been cordoned off and the café was unable to make use of this space!What was required was a like-for-like replacement aesthetically, which is why we selected & installed our TerraSmart™ Composite system, featuring our Classic Decking Boards, supported by high-load bearing aluminium substructure & RDA-C ‘Clip-on’ Self-levelling Adjustable Decking Pedestal, ideal for terraces subject to high foot traffic.We recommended Valley Provincial as installers who stated: "The TerraSmart decking system was the perfect choice for this project. BackgroundWith stunning southerly views across to the Isle of Wight and also westerley along the Solent to Hayling Island, Portsmouth and the Millenium Tower, Marineside, a development of three-storey properties at Bracklesham Bay, is a dream location for anyone to live.However, whilst a prominent beachfront location comes with spectacular sunsets and unrivalled tranquillity, it does leave buildings highly exposed and prone to weather damage.This was the case with the Marineside development which showed signs of high coastal corrosion and were in severe need of regeneration both aesthetically and internally to address thermal underperformance.K Systems teamed with CBG, Envirorend SE, and Harrington Design to complete the low-rise refurbishment project, with three main objectives:- Remediate problematic substrate- Improve thermal performance for the benefit of residents- Revitalise a tired and unattractive exteriorAs with all projects, K Systems began a detailed scope and specification process with full involvement from all parties, including deploying digital technology to provide an inspirational viewpoint for the client to understand what the refurbishment would look like at completion.Our ServiceFollowing extensive planning, K Systems brought the client’s vision to life and created a beautiful collection of revitalised waterside homes on the banks of Bracklesham Bay.The refurbishment of Marineside wasn’t a straightforward project and required comprehensive scoping to ensure optimal delivery and 100% satisfaction levels amongst current residents.Therefore, it is a notable triumph for K Systems to have delivered a successful project, within budget, without delay or compromise on quality, that not only met but exceeded the requirements and expectations of the client.Each structurally sound, aesthetically pleasing dwelling boasted excellent thermal performance properties, achieving a U-value of 0.30W/m²K, allowing residents to benefit from more thermally efficient homes and experience a reduction in energy consumption.K Systems in collaboration with CBG, Envirorend SE and Harrington Design delivered beautiful, clean, crisp, aesthetically attractive properties, each with a protective exterior finish which will provide resistance to the elements for years to come.Technical Project DetailsOnce the existing façade was removed it was clear that the block substrate had high level corrosion due to the harsh coastal environment it had endured since being built in the 1940s.Multiple areas of the three buildings had to be completely removed and replaced using a medium density block that achieved superior pull-out test results. This was a recommendation by K Systems which enforced confidence with not just the client but the homeowners too as the best way to ensure longevity of the buildings.The removal also revealed that the substrate was uneven and unsafe. K Systems identified that extensive dubbing out was also needed with these buildings. Dubbing out meant the insulation boards were installed line and level giving a crisp and professional finish.The Marineside buildings were solid block construction making them extremely inefficient and presented an expense to the homeowners during winter months due to insufficient thermal performance.Utilising its years of unparalleled expertise, K Systems specified the industry-proven Mineral Wool insulation system for the project to address the aged façade and significantly boost the thermal performance of the building.K Systems Mineral Wool insulation (a mat of rock fibres which prevents the movement of air) has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the Marineside refurbishment as it would combat the heating issues faced by residents whilst retaining the solid foundations of the existing building.Other technical benefits which made the K Systems 110mm Mineral Wool system the ideal specification for this refurbishment include:- its level of fire resistance and non-combustibility, ensuring the building met all safety regulations required for residential buildings in England- its excellent acoustic properties, ensuring coastal noise absorption further enhancing the peaceful and tranquillity of the area- its environmentally friendly composition as it is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)Due to the coastal location and exposure to the elements, it was vital that this refurbishment guaranteed total water tightness. K Systems worked closely with the roof installers ensuring that the parapet details were correctly detailed making the system as a whole watertight.The exterior finish was just as important as the internal construction and detailing. The Bracklesham Bay area has a level of prestige and the aesthetics needed to reflect that. K Systems finished the Marineside complexes with a silicone thin coat render, which is extremely breathable and resistant to the elements, in shades Limestone White and Granite. This completely transformed the aesthetic of the residential blocks making them much more appealing to potential dwellers.Envirorend SE commented:“ We secured the refurbishment works at Marineside , for a good client and works started in January 2022. The scope of works was to make the 3 blocks more energy efficient. Situated directly on the beach, the location made the install very challenging as the weather was not very forgiving at that time of year. The existing substrate was all over the place so a lot of effort was put in to get the walls looking line and level while staying within the remit of the specification. Works were completed in July 2022 and to a very high standard for all to see. “

The Hurlford Avenue new build project, situated on the former Garscadden Primary School site, truly harnesses innovation and design. This ‘Modern Methods of Construction’ project, completed in partnership with CCG, showcases technical prowess and constructional excellence.Garscadden Primary School closed back in 2017 but the 1930s school building remained standing. Spotting the potential for something impressive on the site, Glasgow Housing Association proposed a modern replacement – a portfolio of properties.The key requirement was to build modern, energy efficient homes which would provide much-needed affordable housing in the sought-after area of Dumbarton and make a significant difference to the local community.After extensive planning, focusing on matching an appropriate insulation system with a complementary finish, K Systems devised a comprehensive delivery plan using our unrivalled experience and expertise.CCG fabricated the building off-site with timber kits and incorporated elements from our Aricco system, with the final finish being completed on-site. This approach was advantageous for a few reasons, including the speed of construction and a reduction in required labour.Hurlford Avenue is a prime example of our experience with off-site modular builds and our project-specific approach to EWI solutions. We brought Glasgow Housing Association’s vision to life and delivered 28 houses and 42 flats for mid-market rent.Our ServiceThe build of the Hurlford Avenue development wasn’t without its challenges. Precision planning was required to ensure minimal disruption to the residents in surrounding estates. All traffic ways remained free for passage and noise pollution was kept to a minimum.During the build, our team encountered some detailing challenges. However, working directly with the contractor and main contractor, these challenges were quickly resolved by key colleagues within our Technical Team, and the build remained on schedule and of the highest quality.From specification and design to planning, delivery and evaluating, our team transformed a derelict site to a contemporary multi-dwelling development that rejuvenated the Dumbarton area.“I would like to thank everyone on the K Systems technical support team for their contribution in accomplishing the Aricco System project at Hurlford Avenue. The regular visits from senior technicians always go a long way to keeping any project in check and it makes the job of our management much easier by having honest, professional judgement to go back to our guys, with well earned praise on this occasion. Everyone was onboard from the outset in working around any potential difficulties and you will agree it shows in the final results.”Garry Barton, Contractor.Technical Project DetailsAs the client of this project, Scotland based construction company CCG, approached K Systems to provide a suitable façade solution that would complement their design. A build with timber kits and a drained ventilated cavity system was specified, along with a silkolitt thin coat render finish.CCG are renowned for off-site manufacturing (OSM) and manufactured the kits from their production site in near-by Cambuslang. They sourced the correct material according to our exact specification. CCG’s ‘iQ’ System was chosen, which is designed with a fabric-first approach where greater tolerances are determined by fewer junctions and thermal bridges to deliver enhanced U-values and significantly improve airtightness. By incorporating OSM and the iQ system into this project, it is just a small insight into our unrivalled knowledge and expert approach that we take to fulfil the requirements of our clients.For the supporting façade, the K Systems Aricco system was specified - a drained ventilated cavity system perfectly suited for use in low rise buildings, particularly new build projects and timber framed construction. The Aricco system is also the most compatible with offsite/modular construction techniques and boasts an A2-s1, d0 fire rating and therefore complies with the latest building regulations, ensuring the safety of all residents.The finish was just as important as the façade system, with the cost-effective, industry-leading Silkolitt thin coat render specified. Silkolitt renders provide a contemporary finish to new-build applications, something this project very much required to modernise the area. Silkolitt is simple to apply, and its hydrophobic properties makes the render low maintenance. It also has excellent vapour permeability, allowing the Hurlford Avenue properties to breathe and avoid interstitial condensation. It is the most flexible system on the market, making cracking over its lifetime less likely and therefore delivering a pleasing aesthetic with outstanding longevity.The combinations specified by the K Systems team resulted in the build of impressive dwellings boasting a U-value of 0.13W/m ² K – meaning homes were easier and cheaper to heat, a particularly attractive benefit given the current cost of living crisis.

We visited David and his family in Essex, UK, who recently completed a rear kitchen and dining extension that began in June 2021 and was completed in October.   One of their main goals was to include natural light and ventilation in the design by using opening rooflights.  Tell us more about your home and why you decided to renovate. The family fell in love with the house because at the time they thought it had all of the space they needed.  'It was really obvious when we first moved into the house that we didn't have a joint space where all of us could be together, cooking and eating, playing or watching TV. That's when we said; 'okay, we need to do this project.' Before the family completed the renovation, a lot of their time was spent in individual rooms. Therefore, they made a decision to create a joined-together family space, they felt essential for creating memories and bonding with one another.  'We wanted to make sure we had a rooflight over the kitchen to create light in that space and make sure we had enough light to the existing part of the house.'  Adding a rooflight to your kitchen can be a great way to bring in more natural light and improve the overall ambiance of your home. Positioning and size of the rooflight, are important for including light in harder-to-reach areas, such as an existing part of your home. Phase 1 was all about the sympathetic refurbishment of the main B1 auditorium and associated public spaces. It is about retaining and enhancing the historic nature of this space, whilst refurbishing many of the tired and worn finishes and fittings to completely refresh the space The benefit of the MG500 is that we require no structural support within the ceiling meaning this product can be installed anywhere. With the slim back painted border you have clear view visual lines allowing a superior light flow around the office, cost-effective installation, flexibility in the work environment as well as the simple fact that they look elegant and classy.

Forbo Flooring Systems' striking Allura Flex Luxury Vinyl Tiles (LVT) and Tessera Seagrass carpet tiles have played an integral role in the smart new interior. Rhiannon Phillips, Interior Designer at Imium, explained: "The floor comprises of both employee and customer facing areas, therefore it was important that the space was conducive for clients without affecting business as usual . We were notified by the Savills marketing department of the brand guidelines that we needed to adhere to, in terms of finishes, to make sure that the Savills story was portrayed. We took inspiration from the company's heritage and ethos and incorporated different themes within the office based on the various sectors that the firm operates in. For the customer facing area, we used a lot of silk, walnut and a splash of the colour red to reflect the residential sector."

The new Sports Centre at Meadowbank replaces the stadium which was used as the main venue for the Commonwealth Games in both 1970 and 1986. The modern state-of-the-art facility will provide a wide range of sporting and fitness activities for the local community and clubs, as well as a training centre for elite athletes.Lang+Fulton have supplied the perimeter fencing along the North and West boundaries. A 2400mm high Italia-100 louvred fence was chosen to provide visual screening to one of the 3G artificial football pitches and the outdoor running track which it surrounds.Italia-100 was also used to make a single and double gate connecting to each side of a turnstile entrance to the west of of the main building, with another double-leaf gate to the east elevation.The Operations Maintenance Manager at Meadowbank has personally observed that the fence has excellent anti-climb properties and is therefore providing a high level of security.The fence, posts and gates were all hot-dip galvanized and polyester powder coated in Grey RAL7016.

With the building using an air source heat pump and underfloor heating, they wanted to make sure that any heat loss was minimised and it was vital that they chose the correct insulation for the walls and roof.Solution: SuperFOIL SF19+ is a multifoil product with a total of 11 layers, made of wadding, aluminium coated PET layers and Foil Laminated Outer Layers. At only 40mm thick and providing an R-value of 2.14 when used in a roof, SF19 can be used on its own or in combination with other types of insulation. A fully flexible product that provides a vapour control layer as well as acting as a radiant barrier.

There are also some areas where HGVs turn, making it necessary to guarantee the safety of the installation of the channels in order to prevent breakages and accidents.Good advice on your drainage system avoids problems and gives you peace of mind.In these cases, it is essential to have a consultancy service that, taking into account all the necessary parameters (location, rainfall, surface slope, weight to be borne by the grating (load type) and length of the drainage line), defines the model best suited to the site.In this project, 250 ml of Civil-F polymer concrete channels, model F150K, were installed for load type F900. It provides a total manufacturing solution for roof, ceiling, wall and floor access products – both fire-rated and non‐fire-rated – to the construction industry. Those products and technical data can be found on NBS Source. Access 360 works closely with specifiers to support the initial design and specification stages through the supply of technical documentation, digital (BIM) object models and complete specification clauses. By also working in conjunction with clients to handle the technical drawings and full manufacturing design elements from the initial stages of a project through to delivery, all necessary information is provided in the clearest and most accessible format possible.As part of a recent webinar on Collaborative Specification Writing, Access 360’s Divisional Specification Manager, Christian Baker‐Smith, explained how the three businesses are benefitting from NBS platforms, namely manufacturer product platform NBS Source and cloud‐based specification platform NBS Chorus.“NBS Source offers Access 360 a readily available source of technical data for our customers. When coupled with NBS Chorus, we can provide architects and specifiers with a complete suite of technical information to help them specify their projects”, Christian said.Each of the three divisional companies can create specification documents using NBS Chorus and track each project independently. When working with an architect that is specifying access solutions from one or more of its brands, Chorus enables Access 360 to compile this into a single project pack for the architect in the format they require."As Chorus enables us to easily access our projects and subsequent clauses, it makes updating specifications extremely quick and easy.”Another benefit of Chorus is the level of consistency it provides. Christian continued:“Before using NBS Chorus, documentation may not have been updated, leading to a risk of incorrect data being issued. This required a significant amount of time to check standard documents. The format of the documents would also look different, depending on which of the business divisions created it. Now, NBS Chorus has removed the requirement to review and update our clauses, as this happens automatically within the software and allows us to present documents to the marketplace in a uniform format, which is really important.”For every new product launch or upgrade which changed performance of existing products, it would require a significant amount of work to set up the documentation. However, with Chorus, Christian says that writing specification documents is significantly easier, as all products are easily located under the Uniclass reference on NBS Source and within NBS Chorus.We used to have a review period every quarter to check that all the documentation was correct and check everyone’s laptops were up to date. Using NBS Chorus has led to a considerable cost saving for the business in this area as we know that we can totally rely on Chorus to be up to date with the latest information our clients require."Christian also highlighted the feature in Chorus Revisions as an additional factor for boosting Access 360’s efficiency:“It’s much easier to make revisions on Chorus. Previously, you could easily lose a specification set when a client changed something, whereas all of the information is now held on a centralised system, which makes it quick and easy to update. I can’t stress enough how great of a benefit NBS Chorus has been to the business."
