Systems in UseWilotekt®-PlusForce®Force Dalle®Aquamodul®OverviewBerkeley Homes initially contacted Axter in early 2017 about their project to create 844 apartments (including 175 affordable units), plus 8 shops, a restaurant, and a public plaza. The development, located in Edgware Road, will bring prosperity and jobs as well as housing, to a part of London in need of regeneration.The development involves 11 apartment blocks and is divided into 4 phases. Axter were involved in design prior to works starting, and were subsequently awarded the contract for Phase 1, later expanded to include Phase 2 and the current Phase 3.This is an update to a project we initially wrote about in its first phase. As noted there, Phase 1 was complicated by the fact that the Government amended the Building Regulations in 2018, after design work was completed and approved, imposing stricter requirements in relation to combustible materials in high-rise buildings. Timing meant that the developer was permitted to proceed under the old regime, but elected to apply stricter safety standards including a voluntary change to the system used on the balconies that was both tested to BRoof(t4) and included non-combustible insulation. The Axter team had to work quickly to amend designs but were able to modify the approved solution so that work could continue as scheduled.Phil Saunders, Regional Sales Director at Axter, has been our lead throughout the work. “This is one of the most challenging projects I have worked on,” he notes, “but also one of the most rewarding. Unique solutions were required to solve more than one problem, but it has been great to work on a development involving many technically elegant and aesthetically pleasing aspects, with a range of roofing systems and finishes, including Blue, Brown and Green Roof elements.”Additional challengesWestminster Council’s planning requirements included specific stormwater attenuation targets. With limited space onsite, Kevin Leahy, Technical Director at Berkeley Homes, was considering a Blue Roof solution, something the developer had not implemented before, so support from a technical manufacturer was especially important from the outset.Numerous other difficulties have had to be overcome during this project. Work was disrupted by Covid lockdowns not long after roofing commenced in 2019. Phases 2 and 3, which were very similar, also required us to support our partner through complex change: Phase 1 involved an inverted roof, a solution assumed to carry forward. However, assessment of weight restrictions and outlet positions meant that design would need to switch to a warm roof with tapered insulation.Additionally, work has continued throughout the period of the Ukraine conflict, where prices and supply of materials have been difficult to navigate.SolutionsTo achieve planning permission, Axter worked with Kevin and Berkeley Homes between 2017 and 2019, presenting the resultant roofing design for approval. We were able to demonstrate that the plans met sustainable drainage obligations. The London Plan for sustainable design and construction also imposed requirements, which were met by a mix of living roof solutions including Green Roof and Brown Roof finishes.“We’re happy to present Westminster Council to support the planning application,” continues Phil. “We have worked with Berkeley Homes many times and continue to do so on several projects. Nothing matters more to us than building and maintaining ongoing relationships with partners who know they can trust us to take weight from their shoulders.”Construction continued throughout the lockdown period, with Axter working hard to ensure uninterrupted supply. Materials continued to be delivered in a safe manner, and QA reviews were held virtually until we could resume our usual regular site visits.A switch in roofing approach generally changes the sequencing of work such as integration of roofing and door thresholds. “We were able to come up with an innovative solution involving multiple systems, including cold-applied liquid waterproofing, that permitted the original sequencing to remain,” says Phil. Change was also required in relation to upstand penetration details and movement joints.Throughout the project, Axter has been able to provide partners with full designs involving bespoke details, plus rainwater and u-value calculations, to ensure compliance at every stage.“We worked hard to find the smartest, most cost-effective solutions,” adds Phil. “We also appreciated that this was not the time to be too rigid in pricing. Some pain all round might be unavoidable in this difficult period, but we aimed to share the impact. We were also able to offer partners a guarantee of price stability for a set period of time, so they could proceed with certainty.”Axter manufactures its own systems and works carefully to plan ahead and liaise with long-standing supply partners. This allows us to stay ahead of shortages and offer accurate delivery timelines. Company-wide, we have been able to supply all systems as pledged.All of Axter’s approved installers must complete training specific to the systems involved, but in this case so many bespoke design elements were involved that we organised training specific to the project for all operatives. This training was also extended to the Berkeley Homes construction team, to ensure they were supported in how the roofing would integrate with other areas of construction.“This has been an exceptionally successful project”, comments Phil. “Hurdles have arisen, but with communication and hard work we have supported our client through rapid transitions and financial challenges. We have been very flexible on pricing, but we were not necessarily the cheapest initial bid. We were chosen anyway, because I think Berkeley Homes understands we add value that makes us the cost-effective option for the building’s future lifetime.”Phase 3 designs were approved early this year, with work just starting. Axter is now busy with design for Phase 4, with the project expected to continue through to 2025.

Initially founded in the coffee rooms of Kildare, the Irish Turf Club was quickly established as the governing body for horse racing throughout Ireland.The first recorded race on the plain took place in 1727 and now Curragh (from the Irish name ‘Cuirreach’ meaning ‘place of the running horse’) is home to Ireland’s five classic races.ABOUT THE PROJECT:The Curragh site has recently undergone a 65 million Euro redevelopment project across its entirety. Works carried out included the stable yard (featuring 135 stables) and the building of a brand new grandstand with a spectacular sweeping roof. Covering 10,500 square metres the new grandstand can cater for up to 6,000 people within its four levels – in fact, the site as a whole, has an incredible crowd capacity of 30,000 - which is a typical number for events such as Derby Day!Visitor enjoyment and responsible ‘crowd’ control during any event at Curragh are equally important to the site owners and managers; therefore, all aspects of this were to be considered carefully during the planning stage of the redevelopment. Ensuring an event at Curragh is a pleasurable experience takes a lot thought and care. Aspects such as creating the right atmosphere for the different areas and ensuring that everyone can hear race commentaries and announcements, all form part of the overall impression of the day’s event. Taking great lengths to provide all visitors with a memorable day is likely to encourage them to return again in the future.To carry out the works required, a selection of top consultants were selected for the different aspects of communication throughout the site. Dublin based, Sound Productions Ltd was chosen to design and commission the PA/VA and EVC, as well as the TV and other audio distribution systems required for the Curragh buildings and surrounding grounds.The brief to Sound Productions was to supply a flexible multi-zone audio and voice alarm system with top quality audio. The specification was for a complex zone arrangement, with multiple audio inputs from broadcast companies, live commentary, background music and TV audio distribution. This included the requirement for a 98dB sound level trackside, with absolute intelligibility throughout all areas (including those with high reverberation) and, for this, a highquality PA/VA system was needed. It was imperative that these works were delivered on schedule, with ‘quality’ to be considered as the prevailing factor, without exception, throughout the project.The PA/VA system was to be delivered over two phases – the first one being the system rack for the Parade Ring; the second to be the New Grandstand, including two main Baldwin Boxall PA/VA VIGIL control racks delivering power to a network of EN54 loudspeakers. The specification for VIGIL to be the PA/VA system for Curragh was due to Baldwin Boxall’s renowned reputation for product quality and reliability, as well as the company’s excellent track record for the delivery of large projects.Now fully installed and operational, the PA/VA system is equipped to cater for up to 24 analogue and 32 digital audio channels all distributed to over 50 zones. Multi-zone general paging is also delivered using Baldwin Boxall’s BVRD TSM touch screen microphones along with BFM series microphones for emergency purposes.The project’s requirement for disabled refuge call points has been fulfilled by the installation of Baldwin Boxall’s Omnicare EVC system, which is controlled via a 16-way control panel situated in the Security Room.Commenting, Peadar Carley, Project Engineer, Sound Productions said “We are delighted to have been involved with such an amazing project. We have a long-standing professional relationship with Mercury Engineering (the project electrical contractors), who share our ethos of being very particular with detail and passionate about providing the best quality. To know that we were chosen due to our ability to deliver large, complex systems and for our audio knowledge, makes us very proud indeed.”When asked about Baldwin Boxall, Peadar continued, “We have been buying, installing and commissioning Baldwin Boxall products for very many years - over 30 in fact. The systems just keep on going - they really are robust! But it is not only for this reason that we return to Baldwin Boxall repeatedly, but also because of the support we can get from them. They know their stuff, are easy to deal with and I recommend them without hesitation.”

Smugglers Way has been designed with sustainability at its core and will be one of the largest residential and commercial developments in the area, which is currently undergoing rapid regeneration. The 1.41-hectare scheme will see a mix of 554 new build-to-rent and affordable apartments spread across 13 towers, where residents will be able to benefit from far-reaching views across the River Thames, a large extensive communal area, roof gardens, and external courtyard spaces.The development is situated along Swandon Way, the main transport artery through South West London, and only 350 meters from Wandsworth Town rail station. The site will also be home to more than 8,000m2 of commercial space, including new shops, bars, restaurants, workspace, a cinema, a live music venue, a riverside park, and crossings along the River Wandle.For a project that caters to the diverse needs of a variety of land uses in a busy London location, getting the insulation right was a must. URSAPAN BLACK was able to meet these needs. Navigating the city streets A project of this scale naturally comes with challenges due to the volume of work taking place at the same time. On top of this, the fast-paced, busy nature of London adds extra complications to navigate. From a logistics perspective, it is difficult for lorries to gain access to the site when supplying materials as there is limited space for them to manoeuvre on the streets.Project manager at the design and build construction company, McAleer & Rushe, Gerald Laverty, said: “We made a conscious decision to use products that were logistically viable during the procurement stage of the scheme. URSAPAN BLACK was in keeping with this because the slabs are larger than others on the market – meaning you need less of them - and they are very dense which means they can be compressed allowing more to be transported on a pallet truck. Fewer lorries minimised disruption to other road users and helped us reduce our CO2 emissions.”Holly Lawless, commercial manager at building materials supplier, Walls and Ceilings International, added: “URSA engaged with us early in the project development and confirmed availability of the product for the whole three-year period of the build. This played a critical role in the decision to choose URSA. So many in the industry are struggling with supply chain issues but due to the sheer scale of the project and limited on-site storage, reliability of supply has been – and continues to be – vital in order to stay on track with the project’s tight construction timeframes.” Making it easyThe development of Smugglers Way had tight time frames to stick to. While reassurances of supply availability was critical to help keep the project on track, actual features of the product aided in making it easier to maintain the timeline, too. The large, dense nature of the mineral wool made it easy for workers to handle and install. In turn, helping increase worker productivity levels as they have less slabs to work with per area. Steve Martin, contracts manager at brickwork contractor Callan Construction, said: “We found the product very easy to use. It’s compressible so easy to store and rigid so it doesn't flop about when you are building with it.
