Every space of the building is designed to offer comfort, taking into account its needs: visibility and openness or total concealment. The selected fabrics, Polyscreen® 351 and BO are used in this way too.

The Project is located in the building built in 1920 by the architect José Yarnoz Larrosa to welcome the headquarters of two editorial companies. Nowadays, the hotel is on the upper levels and it counts 168 rooms, designed by Studio B76 with careful attention to decoration inspired by the 1920s and 1950s. For bedrooms, two systems combinations are used: FIT BOX and Premium Plus or Zi-Box and Premium Plus; one for daily activity and contact visual outside and one for resting and total opacity. The fabrics are selected according to these needs. One Bandalux awning is also used in the terrace, providing a comfortable outdoor space.

As Gatic is so well established in the Spanish market, we could exceed their expectations.”UltraSlot is used in external concrete areas which are subject to constant traffic, such as airports and ports. This high-capacity system is designed to ensure sufficient depth of concrete cover over the main body of the channel to withstand ultra-heavy-duty loads of up to F900 - 90 tonnes.“The biggest challenge we faced was ensuring the system could withstand the consistent, heavy traffic that will always be moving throughout the port,” continues Luis. “However, thanks to its capacity to bear heavy loads, UltraSlot proved to be one of the best drainage options on the market.”

They wanted a high-security, intuitive, and aesthetic access control and security solution. Patron worked with Remote Entry Systems, an experienced security installation company who specified Paxton’s product range.Paxton, the international security technology company, designs and develops access control systems, video intercom products, IP cameras, and wireless door handles that are used all over the world.RequirementThe requirements for the Beau Vie II building were clear from the beginning. Biometric readers were required to increase building security through verifying users via fingerprint or facial recognition. The site also required IP cameras to ensure real-time video access and footage capture, and an intercom system to allow ease of visitor access. Simple remote system management was also one of the top requirements.

Comprising of nine shops and several residential flats, properties 29-47 High Street Polegate required a full roof refurbishment after complaints of water ingress into the residential buildings. Proteus Waterproofing conducted a thorough survey which revealed that the existing roof build up, made up of a timber deck and 2-layer felt, had been previously repaired but was now at the end of its serviceable life.Being a residential building with a combustible deck, protecting individual properties from internal fire spread was a key consideration. Compartment walls were identified allowing Proteus Waterproofing to provide a solution that would meet regulatory guidance relating to the junction of compartment walls and roofs in Approved Document B whilst meeting the needs of the client.Proteus Waterproofing specified their robust reinforced bitumen membrane range of Proteus Pro-Felt®, including a bespoke hybrid insulation approach, where instead of a full replacement consisting of entirely non-combustible insulation, a scheme was designed to meet the requirements above and either side of the compartment walls, offering the client the most cost-effective solution possible that would also mitigate any unnecessary increase of weight loading elsewhere on the roof.High Performance WaterproofingThe waterproofing and existing deck were stripped back and re- decked with 18mm plywood. When removing the existing waterproofing, our approved contractor, carefully recorded the exact location of the party walls as no drawings of the upper story flats were available.Proteus Pro-Felt® SA AVCL was used as a vapour control layer to allow for the application of the hybrid combination of 150mm Proteus Pro-Therm PIR insulation and 150mm Proteus Pro-Therm Mineral Wool insulation. A thermal calculation was undertaken to ensure that the final result met the requirements of Part L of the National Building Regulations. These were both adhered with Proteus Pro-Bond Foaming Adhesive. Proteus Pro-Felt® SA Underlay Plain was laid and finished with Proteus Pro-Felt® Ultima Plus Fireguard Mineral Capsheet, providing the client with a fully waterproofed Part B and Part L compliant roof, guaranteed for 20 years.Proteus Waterproofing worked closely with the Proteus Approved Contractor, to ensure the project was delivered to a high standard.Health & SafetyWhen working on occupied buildings, safety is always of utmost importance, as well as keeping disruptions to a minimum. The Proteus Pro-Felt® range have been tested to the highest European Classification of BROOF(t4), making it the ideal system to use on all buildings, as the risks to residents, property and members of the public are greatly reduced. All Proteus Waterproofing specifications promote fire safe installation methods conforming to the industry lead Safe2Torch guidelines. Proteus also have a range of cold liquid applied membranes which are also BROOF(t4) certified.Long Term PerformanceProteus Pro-Felt® offers high-performance bituminous membrane systems, tested to perform in extreme temperatures and weather conditions, while offering clients a robust and cost-effective waterproofing solution. The Host Helix building, also known as the “Helter-Skelter,” was a unique and striking structure built in 2011 with stunning views of North London and Wembley Stadium. Over time, the building experienced general wear and tear and water began to enter the buildings’ complex structure.Polyroof Products were called in to consult with the clients and offer a seamless, encapsulated solution that could address the many unusual details associated with the building’s design.The SolutionA full survey of the roof terrace areas was conducted by the Polyroof Technical Services, after which a bespoke specification was produced for the works. The proposal document detailed a comprehensive set of recommendations for producing a seamless solution to encapsulate the problematic roof, therefore solving the issues that had arisen over the years due to its condition and age, as well as the issues associated with the original design of the pitched, curved roof.Polyroof SA Carrier Layer was then applied over the cement particle boards with Polyroof pre-formed GRP Drip Trims fixed to the external edge. For continuity and to create a uniform finish, the SA Carrier Layer was extended onto the main roof sections as a substrate for the Protec system.Any details requiring local reinforcement were treated with Protec Resin and 75mm wide Polymat 450. The curing process was allowed to take place. To accommodate structural expansion / contraction movements at appropriate details, 25mm disbondment tape was installed prior to local reinforcements.The first coat of Protec Resin and Polymat 450 was applied at a minimum coverage rate of 1.3 – 1.5Litres/m² (0.66 – 0.77m²/Litre) and was allowed to cure. To complete the system, a second coat of Protec Resin was applied at a minimum coverage rate of 0.5Litres/m² (2.0m²/Litre) and was allowed to cure.ComplexitySuch an iconic building in the local community, the client wanted to protect the original aspects of the building to the fullest extent, so the Protec system installed at the perimeter was color-matched to the original blue and grey colours. This was achieved by blending pigments until they matched the desired colors, in turn the pigment was then blended into the Protec resin before application. The survey revealed concerns about the original building designs from 2011 and the roof’s drainage system. Due to the roof’s pitch, rainwater was cascading down the curved slopes at high velocity and causing water to bounce into the building under the original capping.After many discussions between the main contractor and Polyroof, as well as the provider of the external cladding, it was agreed that the perimeter detail needed to be encapsulated with the new waterproofing system to prevent further water ingress. Fire-retardant cement particle boards were fixed to the internal and top faces of the external parapet walls, and the Polyroof SA Carrier Layer was applied over them with Polyroof pre-formed GRP Drip Trims fixed to the external edge.The Protec System was then applied to encapsulate the entire parapet detail, meaning its waterproof integrity would be covered under the Polyroof Guarantee. The curvature of the building added complexity to this process, and the contractor took great care in cutting the trims to size and fixing them to the external edge to ensure they followed the profile of the structure. Due to the building’s height, all the trims were face-fixed to prevent wind uplift.WorkmanshipIn order to improve drainage and prevent water from accumulating in hotspot areas of the roof, the contractors were instructed to install new internal curved gutter channels at the point where the roof and building met. These channels were designed to have a sufficient height and angle to effectively direct rainwater towards the outlets, preventing water from pooling on the roof. However, the installation process was made more complex due to the curved nature of the building’s architecture, which required careful measurement and customization of the gutter channels to fit the unique shape of the building.Additionally, the contractors had to consider the many joins of the gutters and how they would hold up to the elements over time as the building structure expands, contracts and moves. Extra steps were taken to ensure the gutters liquid membrane was properly sealed and secured to prevent leaks.The contractors were instructed to repair all protrusion and mansafe post details as necessary in order to allow the Protec System to be installed to a minimum height of 150mm, and to terminate it underneath a suitable weathering flange or jubilee clip. In addition, all right angles were to be reinforced with double taping. Any protrusions that were liable to significant movement was required to have disbondment i.e., bond break, tape applied to it to stop the external coating from stressing on expansion. Furthermore, all pipes were to be abraded, solvent wiped, and where necessary, primed in accordance with the Polyroof coatings manual. A flashing detail was also to be created with a weathering flange or seal.All outlets were inspected to ensure that they were functioning properly. Any outlets that were deemed unsuitable were replaced with new ones. The outlets were cleaned, prepared, and primed as necessary. The Protec system was then dressed into the outlets as far as was practical. The inspection and replacement of the outlets and the preparation of the Protec system helped to ensure that the drainage system functioned effectively.ConclusionThe refurbishment of the roof was completed within the client’s target timeframe and budget. Following a final inspection by Polyroof Technical Services, which highlighted quality workmanship of Tower Asphalt Ltd, the client received Polyroof’s trusted Accredited System Guarantee and now has the peace of mind the roof will be leak-free for decades to come.

City Tower, a private apartment tower block located in Canary Wharf required a new high performance waterproofing system as the existing single ply roof had been damaged beyond repair due to a fire. To provide a cost effective, long term waterproofing solution, Proteus Waterproofing specified a Hybrid Tapered Insulation Scheme with a Proteus Pro-Felt® finish, meeting the client’s specific requirements.High Performance WaterproofingAs the existing roof was beyond repair, it needed be completely stripped. Pro-Prime® SA and Proteus Pro-Felt® Self Adhesive Underlay were used as a vapor control layer. Proteus Pro-Therm EPS and Proteus Pro-Therm PIR were used for the Hybrid Tapered Insulation Scheme and bonded using Pro-Bond Foaming Adhesive. Proteus Pro-Felt® 3mm Plain Underlay was then fully adhered to the insulation, followed by a final installation of Proteus Pro-Felt® Ultima Plus Fireguard. Proteus Waterproofing worked closely with the Proteus Approved Contractor to ensure the project was delivered to a high standard.Health & SafetyWhen working on residential buildings, safety is always of utmost importance. Cygnet Hospital, a new state of the art medical campus based in Maidstone required a waterproofing membrane for the newly installed concrete and metal decks. Proteus Waterproofing applied their Cold Melt® membrane, to provide a seamless leak protection to the inverted roof, that was then finished with Proteus Waterproofing’s Pro-Living® Green Roof. High Performance WaterproofingFirstly, the metal deck for the main roof was prepared and overlaid with Pro-Vapour Control SA, a self-adhesive bituminous waterproofing membrane that forms a barrier against vapour and gases, ready for the Proteus Pro-Therm PIR Insulation and Cold Melt® waterproofing installations.Proteus Pro-Therm PIR is stable, rot proof and will remain effective as an insulation system for the lifetime of the waterproofing covering, making it suitable for new builds. Cold Melt® waterproofing was then overlaid to the main roof and upstands. The exposed areas were covered with Cold Melt® UV Top Coat, making the waterproofing UV stable. Cold Melt® provides a seamless leak protection and is cold applied, therefore removing the risk of fire. The roof was completed with a Pro-Living® Green Roof providing ecological benefits for the building. Health and SafetyWhen working on occupied buildings, safety is of utmost importance. Proteus Waterproofing’s Cold Melt® system is cold applied and low odour, therefore meeting all necessary health and safety requirements. Every precaution has also been taken to ensure the safety of residents including the installation of high quality, clear view fire-resistant glass products, Pilkington Pyrostop® and Pilkington Pyrodur®, which have been fitted extensively throughout the entire hotel.Pilkington Pyrodur® is a laminated glass with a special interlayer, developed for the optimum combination of minimum thickness, integrity fire resistance and impact performance. In a fire, the glass forms an opaque barrier to exclude flames and hot gases as well as blocking the sight of the fire, hence reducing panic. In addition to its integrity performance Pilkington Pyrodur® reduces the transfer of radiant heat significantly.Jackie Corcorran of main contractor, J J Rhatigan & Co. Galway was closely involved in the specification of the specialised glass alongside White Bros. Joinery Sligo & Jim Walsh of Greaney Glass Galway. 160 m2 of 10 mm Pilkington Pyrodur® with a 30-minute integrity rating was installed within the corridors of the building. In other areas where there is a slightly greater risk of fire, such as the kitchen area, internal doors and function room screens, were fitted with 21 mm Pilkington Pyrostop®, which provides 60 minutes fire integrity and insulation.Specialist glass & glazing contractors, Greaney Glass, were responsible for installing the fire-resistant glass and Ivan Greaney, Managing Director, comments: “For such a prestigious project it was imperative we used a fire-resistant glass we could trust. There could be hundreds of people within the hotel at any one time so we needed to use materials that would provide maximum protection under the most extreme circumstances. As Pilkington Pyrostop® and Pilkington Pyrodur® are backed by a full suite of impact and fire performance tests, we had no doubts that this was the ideal glass for this project.”Pilkington Pyrostop® and Pilkington Pyrodur® provide excellent levels of protection and have been tested and assessed to BS and EN standards. Not only do they offer excellent fire-resistance they also fully comply with impact safety tests and permit safe breakage in the manner of a laminated glass. In addition, they provide acoustic improvement over standard fire-resistant glass, an important consideration in the hotel that offers a peaceful and relaxing retreat for guests.

Our purposeOn behalf of Amye Defence Services, Acclaim Contracts Ltd was commissioned to address the aging roof of the building, which was leaking despite receiving patch repairs over the past 20 years. The Ministry of Defence’s Project Allenby/Connaught demonstrates the Government’s commitment to maintaining defence estates.The £1.45bn scheme is a 35-year commitment to providing modern, high quality, fully serviced, purpose built living and working accommodation for 18,700 soldiers. It involves the new build and refurbishment of more than 550 buildings across Salisbury Plain and Aldershot, including upgrading Allenby’s Building 51, otherwise known as the Sports Pavilion.Our solutionAcclaim turned to Langley to provide all the material necessary to complete the work. After stripping the original roof to the existing plywood deck, the team fitted new treated timber around the perimeter and new uPVC fascia. The current edge trims, perimeter check kerbs, and extended flues were removed to ensure regulatory 150mm clearance was achieved once the new roof covering was installed. Langley’s HT180 attachment layer was loose-laid and nailed into place to provide appropriate protection to the timber deck while the “hot works” above were undertaken. Langley’s TA-20 Flat Roofing System was installed across the roof area, with insulation to achieve the regulatory requirement of 0.18W/m2K. SA-20 Flat Roofing Detailing System was used in fire risk areas, in line with Safe2Torch guidance. The range of Langley’s TA systems complies with Broof(t4) classification and has a Local Authority Building Control (LABC) assured accreditation. Under MOAT 31, Langley’s Parafor 30 GS (cap sheet to the TA system) achieves a ‘resistance to damage” rating of R4. It is independently certified by the BBA to deliver a life expectancy of at least 40 years, one of the longest available in the UK.Acclaim fitted Langley’s ParaFurb Refurbishment Outlets to upgrade the internal outlets where possible, cleaning and priming those where the design precluded the use of ParaFurb. We installed New Code 5 lead pipe sleeves to flues and hot pipes to a minimum 150mm above the waterproofing. In addition, Langley’s ParaTrim GRP Edge Trim was fitted to all the kerbs.“It carried great weight with us that Acclaim worked in partnership with Langley, who offers an independent insurance-backed guarantee.
