Flexible workspace providers x+why’s new 33,000 sq ft location at 100 Embankment aims to provide “an impressive space from which to grow and thrive” for start-ups and established businesses across Manchester.Radii, working through our northern contracting office, joined John Robertson Architects and ADT Workplace in May 2023. Working across Ground, Mezz and 1st and 2nd Floors of the space, Radii’s popular single glazed Linear 25 (Rw 39 dB) and Linear 30 (Rw 41 dB) partitions and Hogan single and double pivoting doors (Rw 47 dB) were used for glazed fronts for a variety of different size meeting spaces and offices. Many of these were installed with our popular ‘Rio’ banding.Ei30 single glazed fire rated screens, complete with timber door frame junctions, provide exit route protection.The finished space also benefits from some of the 11 Ei60 FireTec double door sets installed across all eight levels of the building during the original base build Cat A fit out in 2020.

People working in the building can make use of this popular amenity before or after work or during their lunch-break. In order not to disturb those working in the surrounding spaces, the gym needed to be acoustically isolated from the rest of the building structure.A tailored Stravigym XP gym floating floor was installed to acoustically decouple the gym located on the 5th floor of the office building, preventing vibrations from fitness equipment such as falling dumbells, kettlebells, and treadmills from disturbing the people working above and adjacent. The added dBooster® strips increase the system’s performance even further, by decoupling the load distribution layer from the resilient supports.To achieve the finished floor height specified by the architect and to deal with any irregularities of the structural floor, timber chims were placed underneath the dBooster® channels.

Metalline’s glazed in Ultima aluminium insulated panels have provided a specialist touch to the recently completed Weybridge Business Park in the Borough of Runnymede. The commercial office park features a number of office buildings that have been refurbished as part of a redevelopment for Standard Life Investments. The bespoke glazed in panels which feature on the window surrounds to the 1st and 2nd floors were coated in PPC golden beach metallic and feature a fluted design that met the architects vision for the external envelope of the building. The aluminum outer face was fitted with extruded box sections to give the fluted appearance. The aluminium section was then sealed using specialist rivets designed by Metalline for this specific application. Each of the 2 metre panels were then vacuum bonded using Metalline’s new 6-metre vacuum bonding press. Ultima panels are traditionally specified in aluminium with either an anodised finish in natural silver, bronze, black or blue-grey or in a range of polyester powder coated RAL and metallic colours. They can also be provided with a noncombustible A1 fire rated core. Alternative facings such as perforated aluminium, stainless steel or can be incorporated to create a truly bespoke panel.

The iconic architecture of the three Kranhäuser buildings in Cologne’s former commercial harbour is reminiscent of the old loading cranes that could once be found here. While the two initial structures were designed as office spaces, the last in the collection – Kranhaus Nord – is entirely residential. This means there were high standards to meet with regard to impact sound insulation in this construction. Fortunately, Schöck Tronsole® type T offered the perfect system solution in this regard.Both the structural engineering and architectural planning processes for this residence had to be adapted accordingly to suit the high-end use of the building. Unlike the design of the office buildings, the bridge abutments are connected via an atrium that leads to the premium apartments rather than being separated.The main stairwell runs right alongside premium apartments, which means sound proofing was a key consideration. This was required not only due to standard building regulations, but also for the fact that “as a provider of luxury apartments complete with a whole host of amenities for international clients, people expect top quality. Thus, the decision was made to use the Schöck Tronsole® sound proofing system: A tried-and-tested solution for integration into stairwells.”

The new facility will be home to more than 500 council and public sector staff, a Job Centre Plus and a Citizen’s Advice Bureau.The building has been constructed with many environmentally friendly elements including solar panels, air source heat pump and electric vehicle charging points. The Portal’s envelope is wrapped at the top and bottom with an attractive, copper coloured metal cladding and a newly formed public realm area will surround the exterior, with bench seating and green landscaped sections.Internally, 'The Portal' consists of large open plan working areas with smaller subsection meeting rooms, break out and kitchen spaces which are present on each level and a main central staircase for circulation.Metal Technology Ltd supplied its 10-35Hi+ commercial entrance doors and System 17 capped curtain walling for the large, glazed sections of the build to approved fabricator and installer RED Systems Limited.Due to open its doors in Spring, it’s fantastic to have been involved in this state-of-the-art, commercial project, which is a catalyst for the wider Ellesmere Port Town Centre regeneration master plan.

This was made possible by the innovation of a retractable natural grass pitch, which will be used for Spurs home fixtures and an artificial multi-use surface underneath for the NFL matches, plus concerts and other events. With a seating capacity of 62,000, the Tottenham stadium is designed to ensure that the spectators are closer to the pitch than at any other comparable ground in the UK. It also includes the UK’s largest single tier stand, which will hold up to 17,000 fans in the Spurs home-end. As is typical for modern stadium design, there was a critical requirement for wide and high movement joint sealing systems in several important areas. These included joints in the plant service areas and walkways over prestige VIP and hospitality suites that also had to provide fire resistance, plus the important and often difficult heads-of-doors joints. These requirements were all safely and securely met using Emseal DFR-2 and Emseal SecuritySeal SSW2 respectively

Addagrip are used to seeing their surfacing systems being used for projects all over the country but it is great to see an installation being undertaken in our own town.As part of the Uckfield town centre improvements project, Addagrip approved contractor Street Tree Care Ltd was appointed to install a number of trees and SuDS compliant Resin Bound tree pit surfacing in the newly widened pavements in Uckfield High Street.Field Maple trees were selected for their compact habit, tolerance of pollution and vibrant autumn colour. Once planted, a stainless steel tray was suspended above the tree root ball and filled with a decorative resin bound porous tree pit surfacing system.The Addastone TP tree pit system consists of a 10mm aggregate bound in a PU resin which provides a hard wearing, low maintenance finish that is porous enough to let the water reach young tree roots but robust enough for the urban environment. A drainage pipe and grill was seated in the Resin Bound surfacing to assist with additional watering that will be carried out from April to September over the next few years.A 10mm Trent aggregate was selected for maximum porosity to help alleviate surface water flooding and to provide a decorative finish to complement the new York Stone pavements.

The new £18.9 million Wallyford Primary School opened in February 2019.The school is the first of two to be built in the Wallyford area amidst the construction of 2,050 new houses in the area.Broxap were chosen to supply all external street furniture, cycle shelters and a Keep It Kool canopy.Products included a series of ‘Fallowfield‘ concrete seats which were dressed in Grey BG01 Dressed finish. FSC certified Hardwood Timber planters.Cycle parking is facilitated via Broxap’s Cambridge Junior Shelters with Sheffield Stands beneath.A waterproof Keep it Kool Shade Cairns sail was provided with a Moss Green coloured fabric. This was positioned above a bespoke steel framed bench featuring FSC hardwood Radial Slats, planed and sanded.Also provided in areas around the school were a series of Broxap Synergy 200 MDPE Recycle Bins with general waste and plastic bottles and cans indicators on alternate sides.Roddy Clark, project director for hub South East said, “We’ve delivered a first-class facility for pupils and staff alongside a range of benefits for the wider community. A great deal of work has gone into the design and construction of the new school and the feedback received so far has been extremely positive.”

This project consisted of many Helmsman products, with lockers, cubicles, vanity units and IPS panels being supplied. Alongside the team at Mixbrow Construction and Ipswich Town FC, we designed, manufactured and installed 8 bespoke 1 compartment laminate lockers, 1775mm high x 400mm wide x 500mm deep on a cantilevered seat stand. The theme of the changing rooms was kept slick and professional, with See Group’s Biocarbon Laminate used in colour Gabbro. This fantastic carbon neutral laminate is strong, moisture resistant, easy to clean and has antibacterial protection, perfect for a changing room project. The locks chosen for the lockers were Lowe and Fletcher 2800 combination locks, also a great choice for the coaches’ changing rooms.Whilst we offer a wide range of cubicle options, we worked with the team at Mixbrow Construction to design a bespoke floor to ceiling cubicle to fit their needs. The changing room design featured 2 Bespoke Floor to Ceiling shower cubicles and 1 Bespoke Floor to Ceiling Toilet Cubicle. Also included in the project were 4 sets of IPS (Integrated Plumbing System) Panels and a Solid Grade Laminate Vanity unit, all in matching Solid Grade BioCarbon Laminate in colour Gabbro.

INNOVATIVE OFFICE INSTALL CREATES STYLISH AND SUSTAINABLE SPACE Forbo Flooring Systems’ Allura Luxury Vinyl Tile (LVT) range was specified by design and fit out company, Oktra, to transform an office building into a stylish and modern workspace. It was also installed adhesive free using IOBAC MagTabsÒ, to help achieve Akoya’s sustainability requirements.  Oktra were recruited by Akoya and Brunswick Property Partners, to repurpose an office building to create a vibrant and attractive space for young professionals and entrepreneurs to work in. Formally known as Knollys and Stephenson House, the building will be rebranded as Mosaic East, a comprehensive refurbishment of one of East Croydon’s most iconic office developments.  Typically, carpet tiles or exposed raised access flooring are the go-to solution in these scenarios, however with a premium design required, Oktra opted for something different, as Danielle La Porte, Designer at Oktra explains: “Akoya wanted to create a range of category A office suites that would be memorable to tenants, while also meeting sustainability requirements. With this brief in mind, we specified Forbo’s Allura Flex LVT, which is available in range of elegant colourways and wood effect designs – perfect for this project! “We wanted to add some brand identity within the category A suites, so we decorated some of them in a light pink colour with linear LED lighting, and other suites in a light sage green colour. To complement the colour palettes, we chose Allura Flex LVT in the Light Honey Oak shade. We then asked the flooring contractors, The Commercial Flooring Company, to install the planks in a beautiful herringbone pattern to really enhance the aesthetics of the space.” However, appearance wasn’t the only area of concern, with Akoya also conscious of the sustainability requirements. Danielle addressed this, saying: “The aesthetics of the flooring weren’t the only thing we had to keep in mind, we also had to ensure that whatever floor covering we specified would meet Akoya’s sustainability aims. It was for this reason that we specified Forbo’s Allura Flex, as it can be easily installed adhesive free, using IOBAC MagTabsÒ.” IOBAC’s innovative MagTabsÒ provide a two-dimensional hold, with one side being magnetic and the other a dry-tack adhesive. This means they can be easily magnetised onto metal raised access flooring, like those at Mosaic East, and the chosen flooring simply placed on top, negating the need for traditional adhesives. Ian Spreadborough, Founder and Director at IOBAC explains further: “Our MagTabsÒ essentially allow flooring contractors to quickly place floor coverings down onto raised access flooring, without damaging the substrate or the flooring itself. The phrase we use is ‘hard to shift, easy to lift’. The idea is that the flooring is securely fitted but can then be lifted back up to be reused elsewhere, or simply be replaced by another floor covering further down the line. “Oktra approached us as they had used our MagTabsÒ on a previous project and had been extremely impressed by their performance, so were keen to use the product again. Additionally, Forbo’s LVT and carpet tiles are approved for use with the MagTabsÒ, making it the logical choice. On top of this, Brunswick, who own the raised access flooring itself, were keen to maintain the condition of its asset, so, the tabs served a double purpose, protecting both a heavy carbon embodied asset, in the raised access flooring, and Forbo’s floor coverings.” Jon Cochrane, Director - Asset Management & Sustainability at Brunswick Property Partners, commented on the use of IOBAC’s MagTabsÒ, saying: “Cleaning adhesive residue off sub-floors in between leases is often messy, expensive and time-consuming. In some cases, the raised access floor panels are so badly contaminated that they must be completely replaced, something which isn’t sustainable, environmentally or financially.  However, using IOBAC MagTabsÒ to install floor coverings removes this issue completely. This means that our asset, in this case the raised access flooring, is protected and kept damage-free for longer-term usage.” It wasn’t just the sustainability benefits that drew Oktra towards MagTabsÒ, with the installation benefits of the tabs also a deciding factor. The team wanted to create a lasting first impression for visitors coming in from the drab industrial surroundings outside, to enter a modern building filled with possibilities.Create a Dramatic TransitionEntrance Matting fills the entire lobby. But it’s not your average Entrance Mat. The enclosed space offers a dark, dramatic transition area with one of our more exclusive products INTRAshape and using the higly moisture-absorbent Ultimate fibre. This delivers a luxurious, carpet-like impression as visitors pass through into the double-height, open plan office beyond. A space filled with light, plants, and natural materials.AXIS House chose INTRAshape in a small rectangular form and brickwork pattern for the mat well. Ultimate fibre inserts in Anthracite (907) fill the matwell, which is four metres long.The overall effect is thick and luxurious, more like plush carpet than Entrance Matting and absorbs everything the British Weather throws at it too!Wow, Wow, Wow; Design, Sustainability, and PerformanceAs our sister company, AXIS House naturally looked to INTRAsystems for their Entrance Matting!The team hadn’t worked with Agata, the Interior Designer before, but she was “impressed with the choice of colours and designs” and “thrilled with the project.” We helped the team visualise a more striking finish; taking what is a functional product and turned it into a real design feature.It works, looks brilliant, and will stay that way for a long time.DesignThe Entrance Mat design mirrors the LED ceiling light-well above as well as the width of the double doors. The shape also echoes other dynamic rectangular design features throughout the building.Bronze, anodised aluminium adds a layer of luxury and ties in perfectly with the die-cut company logos on the facing wall.
