THE PROJECTThe Waterside Park project features multiple banks of a fire rated mailboxes that comply with the BS 476 Part 22 offering a one hour integrity rating that will ‘contain and form a break to a fire’.The bank of mailboxes are recessed into a wall and integrated with a finishing surround frame providing a high quality edging to the products, hiding any gaps between brick and mailbox and ensuring a high quality finish.The mailboxes feature an inward sprung flap, which is a standard feature across the fire rated mailbox range. An intumescent strip is placed on the internal side of the mail flap, which expands when the temperature increases and ensures that the flap is kept closed – stopping the oxygen flow into the mailbox and reducing the risk of fire spreading through the mailbox.Each mailbox used in this project has been fitted with a unique identification numbering vinyl with a black colouring to easily show the users (both residents and postal operatives) where each mailbox is situated.

As part of a broader development vision, 280 High Holborn seamlessly blends modern aesthetics with the historical charm of its surroundings.The ambitious project aimed at creating 100,000 sq ft of commercial office space, six adjacent apartments, and a retail presence in Mid-Town London. The design needed to be flexible, column-free, and capitalize on views over the historic Lincoln’s Inn Fields to the south. The challenge was to seamlessly integrate the building into its urban context while providing a versatile and attractive environment for various uses.The building’s form optimizes its plan to blend with the adjacent townscape, offering an articulated floorplate that supports flexible space planning solutions. The mix of office, residential, and retail spaces necessitated the incorporation of flexible office floorplates that could be easily customized for different needs.In the pursuit of modernity and functionality, our contribution to 280 High Holborn involved the supply of bespoke metal riser doors. Concealed, fire-rated, and designed to be flush with the surroundings, these doors seamlessly integrate into the modern aesthetic of the building. Placed strategically throughout the structure, these doors contribute to the safety of the occupants while maintaining a sleek and unobtrusive appearance.The building’s floorplates offer a ceiling height of 2.7m clear, providing a versatile canvas for both open-plan and cellularized office configurations. Six apartments at the southern end capitalize on views over the Inns of Court, adding a residential component to the development. Additionally, a new civic space at the base of the building enhances engagement with the surrounding community.With a focus on sustainability, 280 High Holborn achieved a BREEAM ‘Excellent’ rating, underlining its commitment to environmental performance and occupant well-being.

Project BackgroundThe Harrow Club in London W10 has been creating positive futures for marginalised young people in West London since it was formed in 1883 as The Harrow Mission Church. Through general youth clubs and specialist interventions, they aim to empower young people to complete their education, avoid anti-social behaviour and become positive contributors to society. They work with up to 500 young people each week across 6 clubs, helping them to recognise their full potential.The Harrow Club with high ceilings, period windows, and exposed beams has a large sports hall which is a preserved reminder of the Club’s heritage, plus a smaller dance studio, both of which were heated by an old continuous gas-fired radiant tube system that had ‘life-expired’.Project SolutionBuilding Services Engineering Consultants, SS and A of Great Portland Street were commissioned by the Harrow Club to explore options for the replacement of the old radiant heating system. They called on the expertise of Powrmatic to review possibilities and offer a solution.The installation of the new systems was expertly undertaken by Industrial Commercial Environments Ltd of East Sussex. Radiant heating is the most suitable form of heat for both sports halls and dance studios as the lower air temperature for the same comfort level is approx. 5ºC lower than with a warm air system, thus producing a beneficial environment for the activities. A new Powrmatic SRP-PCV+ continuous gas-fired radiant tube system was the proposed solution. This enabled the installation to follow the route of the existing thus minimising costs and disruption during the works.Project ResultThe new Powrmatic SRP-PCV+ continuous radiant heating systems in the two halls have provided the Harrow Club with energy-efficient heating for the next two to three decades. These systems deliver the comfortable environment crucial for the well-being of the young people that the club nurtures in their quest to improve their futures.The Harrow Club now benefits from the energy-efficient Powrmatic SRP-PCV+ systems, listed on the Carbon Trust Energy Technology List (ETL), reducing their fuel bills, carbon emissions and thus their impact on the environment.

The ChallengeA residential development exclusively for the over 55’s, Quantock House in Taunton, Somerset features a series of contemporary one and two-bedroom apartments set over the eight-storey building. The latest development from Platinum Skies, part of the Affordable Housing and Healthcare Group (AHH), Quantock House includes a bistro, bar, activity room and private, landscaped gardens. Designed with comfort and luxury in mind, each apartment features a modern glass balcony offering stunning views over the surrounding hills.Appointed by AHH, AMI was tasked with developing a fire-rated glass balustrade solution. Working closely with Pyroguard’s technical team, this collaboration resulted in the development of AMI’s Fire-Tek Balustrade system, featuring Pyroguard Balustrade fire safety glass. The system, fully backed by site specific structural calculations, is compliant with all the latest building regulation requirements for residential buildings over 18 metres tall (11 metres in Scotland).The SolutionDesigned specifically for balcony and balustrade applications and suitable for installation on buildings over 18-metres high (the first of its kind and patent pending), Pyroguard Balustrade is a toughened fire safety glass, manufactured to classification A2-s1. In addition to its fire reaction qualities, Pyroguard Balustrade also offers excellent light transmission and is certified to the 1B1 impact resistance rating (according to EN12600) – both key factors for the application.Quantock House is one of the first UK projects to have an NHBC accepted A2-s1 glass balustrade system installed on its apartment balconies – the result of a close working partnership between fire safety glass manufacturer Pyroguard and Architectural Metalwork Installations Limited (AMI), the architectural metalwork specialist.

The building is within walking distance from Vauxhall Park and the River Thames.THE PROJECTThe Development is a 37-storey high building offering 842 student bedrooms. The development also has a 6-storey office block which features a rooftop area, a multi-use gaming room plus an array of additional amenities which is accessible to local residents and students.THE PRODUCTThe Safety Letterbox team discussed the design, layout and fire specifications of the project with our client and after a few options were presented the client chose our FR2 mailbox. The FR2 mailbox is horizontal in front/out front 2-hour fire-rated (integrity only) mailbox.Our 2-hour fire-rated mailbox range is commonly used within an evacuation route as they are capable of holding backfire or containing a fire for at least 2 hours, satisfying building and fire regulations.The mailboxes we’re powder coated in special colour – MATT Pale Brown (RAL 8025) giving the mailboxes a stunning high-end aesthetic finish whilst being practical and completely secure. Multiple keys were also supplied, and mailboxes were engraved for easy identification.

Pavillion Point is a Purpose Built Student Accommodation (PBSA) development on London Road in the centre of Brighton in East Sussex, close to the University of Brighton's main campus. Managed by student accommodation specialist Fresh, the building provides 232 student rooms, dedicated social and study areas, a gym, cafe, multimedia space and landscaped courtyard as well as retail units on the ground floor. The five storey development, designed by Corstorphine & Wright, targeted BREEAM Excellent standards as well as high levels of acoustic performance.In addition to the TECHNAL windows, curtain walling, doors and sliding systems chosen, the external facade features a clay brick slip system for the ground to third floors with a grey rainscreen cladding on the set-back fourth floor. The use of TECHNAL's aluminum systems contributed to creating an A1 rated non-combustible facade, a client requirement given the increased focus on fire safety.To ensure high levels of natural light in the student room, the design features large floor to ceiling windows. The aluminium tilt before turn windows were installed above a fixed glazing panel to create this feature. The TBT windows were selected as the inward tilt opening provides suitable ventilation whilst ensure the safety of the residents. The aim of achieving BREEAM Excellent certification as well as the building’s location on a busy road meant that the door, window and curtain walling systems had to also meet a number of specific performance requirements, not least a high level of acoustic performance. This was a challenge due to the size of some of the panels included in the design. TECHNAL system allowed a 41dB sound reduction to be achieved while optimising the weight of the glazed units.
