BackgroundThe Injured Jockey Fund (IJF) Oaksey House rehabilitation centre in Lambourn, Berkshire, was opened in 2009 by the IJF Patron, HRH The Princess Royal. Oaksey House provides specialist rehabilitation treatment for physical and neurological injuries, it has a fully equipped gym which includes a state-of-the-art anti-gravity treadmill. The centre has respite accommodation available for those receiving extended treatment and their carers. Educational courses on fitness and nutrition for the general well-being of young and aspiring jockeys are also on offer.Oaksey House is not only a rehabilitation centre for jockeys, but anyone with physical or neurological injuries. Although the centre was only opened in 2009, it was decided that a refit was required to make improvements to further support the people that pass through its doors. The refit included moving the gym to the first floor and building a hydro pool on the ground floor.The ChallengeRelocating the gym to the first floor was no easy task, primarily because the building structure was composed of a steel tray and concrete base. To accommodate gym activity, the floor build-up would need to be enhanced to prevent noise and vibrations travelling through the building.As a charity, the IJF had limited funds to work with, so flooring specialists, Sport & Fitness Flooring, worked with the architect and an independent consultancy to identify an effective solution within the specified budget. Moreover, the floor had to be designed to meet the needs of four distinct areas: a cardiovascular zone, a running track, main gym area and an entrance lobby.The project was unique because various performance requirements had to be met across the four areas but the floor level needed to be consistent throughout to make it accessible for wheelchair users. Sport & Fitness Flooring consulted CMS Danskin Acoustics – Gym Flooring Division to advise on potential solutions to address this challenge while remaining cost effective.The SolutionCMS Danskin Acoustics worked with Sport & Fitness Flooring to undertake on-site subjective testing to determine the level of sound reduction and vibration control that would be required. The primary objectives were to prevent vibration travelling into the structure of the building thus resulting in potential structural damage or unwanted noise levels on the ground floor below. Samples of different build ups were provided by CMS Danskin Acoustics on site for testing within a day of the initial request.“Throughout the planning stages CMS Danskin Acoustics acted as a ‘springboard’ for our ideas. They were extremely helpful in offering their expertise to find solutions to meeting the performance requirements of the floor,” said Darren Wood, Director of Sport & Fitness Flooring.Sport & Fitness Flooring worked with CMS Danskin Acoustics to identify a way of raising the floor in different areas to meet a consistent 84mm thickness throughout, without having an adverse effect on the acoustic performance of the flooring. CMS Danskin Acoustics developed a bespoke specification for the four key areas, with solutions subsequently presented to the architect and approved for use on the project.The ResultCMS Danskin Acoustics was able to meet the performance, volume, and diversity of product needed to effectively treat the floor at a competitive price and on budget.In the main gym area, a high-performance combination of everroll® Multitile (everroll Multitile 27mm) was bonded to Regupol® 40/80 Acoustic Foam and fitted to Regupol® Vibration 300. In the cardiovascular zone, Multitile (everoll Multitile 27mm) was bonded to Regufoam® 270 acoustic PU foam and fitted to ply which was adhered to Regupol® Vibration 300. The track was treated with BOK Sprint track bonded to a everroll® Impact Pad elastic layer, ply build up and Regupol® Vibration 300. Finally, concrete effect Luxury Vinyl Tiles (LVT) were used to create a purpose-built ramp up to the 84mm floor level from the entrance lobby.On day one of the build schedule, there was a timed delivery of the material. The bespoke order was exactly as specified and allowed installation to begin immediately with no delays. CMS Danskin Acoustics attended Oaksey House to provide expert on-site support and technical guidance on the installation. The project finished a week ahead of schedule, on budget and the flooring met all the performance requirements that were specified. Crucially, a consistent floor level was successfully achieved throughout the gym.“It’s quite common for suppliers to just sell a material and move on, but CMS Danskin Acoustics deliver a first-class expert and professional service from initial technical involvement, to tracking, delivery, installation and sign off. Burlington House has been a home of the Royal Academy of Arts, the oldest art school in Britain, since 1867. Over the years this canonic site has seen impressive additions by a number of acclaimed architects. Continuing this rich history, in 2018, David Chipperfield Architects completed a major redevelopment of the building, delivering a brand new home to the RA.InOpera Group supplied and installed the terrazzo floors for the major parts of this new space, including Benjamin West Lecture theatre, Cast Corridor, Collection Gallery, hallways and staircases leading to the galleries, and public restrooms.In 2001, the RA purchased Burlington Gardens, the building that sits right behind the Burlington House. Since then, they’ve embarked on a bold masterplan to join the two buildings together for the first time in history.The project was undertaken by, none other than, David Chipperfield Architects. The practice has won more than 100 international awards and citations for design excellence, including the RIBA Stirling Prize in 2007 for The Museum of Modern Literature in Marbach, Germany.With the bold reconfiguration, they’ve created new workshops, library and more studio space for the Schools. Existing spaces, which were built in 1870, were restored to maximize space and light, with improved access and circulation.The requirements for the floor materials prioritised high-traffic endurance, slip-resistance and design that will blend in with the existing interiors of the buildings, which are rich with natural stone and classical elements.For this project, we supplied custom-made cement-based terrazzo with two types of finishes. The polished finish was installed for the gallery spaces, and the honed for the areas with more traffic. The material guarantees even colouration and consistent texture throughout the entire floor area. For the Benjamin West Lecture Theatre, staircases were carved out from custom-sized terrazzo blocks.

Our client GYM24 required a Multifunctional gym space with different areas being used for specific purposes. The brief was to include an area for free weights, an area for floor-based movements and sledge work and an area for resistance machines. The high expected usage of the gym areas meant the flooring had to be significantly resilient. Clear demarcation of specific areas was important to our client also, to create that high end professional feel.To achieve this, we recommended our Castleflex range of Fine Granulate Rubber Gym Tile (900kg/m3 500x500x50mm) with Ramp/Corner edges, 8mm puzzle mats, black with blue fleck (956x956x8mm) and the Artificial Grass (2x8m) Sprint track.Our 8mm Interlocking puzzle mats provide a seamless flooring solution, combined with the straight edge version a clear definition between areas was created. Toxicity tested and made to a high density of 1000kg/m3 for exceptional durability. This product is ideal for fitness applications.Our Fine Granulate Gym Tiles are manufactured with very fine recycled rubber granulate, this gives the tile a sharper surface finish and also makes them easier to keep clean when installed. Ramp edge versions of the Fine Granulate Gym Tiles were bonded down as a perimeter and the inner tiles loose laid in a brick bond formation for increased structural integrity. The thickness and density of the material offers substantial protection to the substrate and also provides acoustic protection.Our Artificial Grass Sprint track was bonded directly to a 40mm Fine Granulate Gym tile which was slightly thinner than the surrounding, to create a flush level finish with zero movement.All of our rubber gym products are easy to install and in this case all installation work was carried out by the client.

Located just off New York Street in Manchester city centre, Manhattan is a seven-storey development comprising 42 one and two-bedroom apartments. In a New York loft style, each property features floor to ceiling windows and private terraces set into a multi-level garden wall. On the seventh floor, there are duplex penthouses offering views over King Street and across the city. The ground floor also offers 2,000 sq ft of retail space.During several site visits, the original red brick was examined, and the requirements for a blue/black finish was discussed. Using KEIM’s Brick Colour Range, Nicola Young, KEIM’s Senior Colourist, conducted trial applications of KEIM Restauro Lasur, using different opacity ratios, to ensure colour consistency.Once the colour required had been achieved a specification was produced for a four coat KEIM Restauro Lasur system, comprising of two coats of diluted bespoke black base colour in a fairly opaque finish, followed by two further coats of a combination of two differing colours, more heavily diluted.The original red brick front façade of this five storey building was retained and enhanced to reference a more industrial feel. To fulfil the design brief, the client wanted to change in colour of the bricks to blue/black, without the bricks appearing painted.KEIM Restauro Lasur, a low pigmentation silicate colour wash, which acts as a stain that penetrates the surface of the brick, was used to change the colour of the façade, retaining the look and feel of the original bricks. KEIM Restauro Lasur is a breathable, colourfast system, which retains the original brick appearance and increases light reflectivity, whilst retaining a natural looking finish. The beauty of the KEIM Restauro Lasur system is that it can be used to achieve almost any effect without the surface appearing painted.

To facilitiate their exciting BSc Paramedic Science course, the University of Surrey identified that they needed more practical training space for their students. By working alongside Scott Brownrigg Architects, Newton Specialist Contractor Advanced Basements, and the Newton Technical Team, an extensive existing undercroft was converted into three large, dry rooms that are ideal for the purpose.With an emphasis on practical elements, the exciting BSc Paramedic Science course at the University of Surrey needed a new, well-equipped training facility for its students at the Surrey Research Park, Guildford.Having identified a large existing undercroft for the purpose, the University consulted with Scott Brownrigg Architects, as well as the Newton Technical team and Advanced Basements in order to create a new, dry space.The extensive undercroft area was first separated into three large rooms, based on what each room was going to be used for. These were defined as:A live environment Paramedic Training room, with an existing concrete floor, concrete retaining walls, and blockwork internal wallsA storage area, requiring a new insulated floor, and with concrete retainng walls and blockwork internal wallsA plant room, requiring full internal waterproofing to the walls and floorConsidering that the existing structure was already quite robust, Newton and Advanced recommended an internal Type C Newton CDM System. This method of waterproofing is the most failsafe method, using membranes to capture the water, and sump chambers and pumps to collect and remove it. The pumps are also supported by a battery backup system for total security.Advanced Basements acted as the specialist waterproofing contractor and the waterproofing design specialist on this project, working alongside the architect and client to design the system, before providing a high quality installation.Furthermore, thanks to their early involvement, Advanced also took design liability for the project and guaranteed the installation for the client.

The ChallengeSituated in the Rye Lane conservation area in Peckham, South London, the four to seven storey mixed-use development in Rye Green – comprising 27 residential units laid out across six floors, with two retail units on the ground floor – would provide affordable housing for people in the community who are most in need.The scheme had to consider two elements, the first being the redevelopment of the frontage building (Rye Lane) with the retention of its façade, and the second being the six-storey (with set-back seven-storey) block to the rear, on the site of the existing fish warehouse.The SolutionThe architectural design of this residential development incorporates traditional and modern features with an existing brick façade.PROJECT INFOPRODUCT DETAILThe seven-storey block is rectangular in form and has been built with a striking yellow facingbrick with protruding red brick paneling. The contrast between red and yellow brickwork is exaggerated with the introduction of green glaze facing brickwork at street level. This change in texture and brick finish works well with the local vernacular.The new second and third floor additions are set back from the retained frontage.The design is simple and functional, and the specified fabric responds to the historic character of the conservation area.Three facing bricks from Butterley Brick were selected for the build. Arden Special Reserve, a red, light textured brick, and buff Village Harvest Multi – also light textured – were used as the facing material for the main body of the buildings. Wilncote Blue Smooth, a dark toned brick. was used to define the base of the buildings. The set-back top floor of the seven-storey block is clad in zinc shingles to reflect its roof-like character.The BenefitsThe high quality development, together with its associated external landscaping, has contributed positively to its place in Peckham.Butterley Brick offers a range of high quality facing bricks manufactured from locally sourced raw materials; the range carries BES 6001 Responsible Sourcing certification. Brick manufacturer Vandersanden is launching the very first CO2-negative facing brick on the market under the name Pirrouet®. One tonne of Pirrouet® facing bricks absorbs up to 60 kg of CO2 during the curing process and throughout its lifespan. This breakthrough is due to a unique industrial application of carbonation technology. In addition, only 20% of the Pirrouet® brick consists of primary raw materials – the rest comes from residual flows from the steel industry. With this first in the construction industry, Vandersanden is ensuring that attractive facades can contribute to a smaller environmental footprint. “Vandersanden wants to be completely CO2 neutral by 2050. With this CO2-negative facing brick, this intended reality comes a big step closer,” says Darren White, UK Sales Director, Vandersanden.Vandersanden has launched the first CO2-negative facing brick, Pirrouet® in the UK. The brick is unique because it is not fired but cured using CO2 from other industries. During the carbonation process, the CO2 reacts with calcium-containing materials, creating carbonates. This permanent bond creates a hard, limestone-like brick that meets the European standard for ceramic facing bricks. It is the first time a facing brick has been produced in this way.The Pirrouet® brick is largely a circular product. It consists of as much as 80% mineral residues (carbinox and stinox) from the steel industry. These residual flows don’t end up in landfill but are sustainably recycled. Only 20% of the new facing brick consists of primary raw materials such as sand, water and any dyes.The new brick is not only a fine example of sustainability, but it also delivers on aesthetics. Vandersanden achieved this attractive result by giving the Pirrouet® brick a unique surface texture. It is available in 11 colours, giving every facade a unique and aesthetic look. “Years of hard work have gone into developing a CO2-negative and circular facing brick. This innovation brings us another big step closer to our promise of a CO2-neutral future, as set out in our sustainability programme, Together to Zero. We are therefore immensely proud of this achievement by our team. This facing brick is a milestone for our sector, and with it, we are contributing to more circularity and reducing the CO2 footprint in the entire construction sector,” says Darren White, UK Sales Director, Vandersanden.Capturing CO2 from factories for reuseThe most energy-intensive aspect of producing facing bricks is no longer necessary with Pirrouet®. Instead of being fired in a kiln, they are hardened in a CO2 chamber. To fill this chamber, Vandersanden uses CO2 captured from other industries. As a result, a waste product becomes a raw material again and less CO2 is released into the atmosphere. During the production process, each tonne of Pirrouet® facing bricks absorbs as much as 60 kg of CO2, which bonds permanently with the calcium hydroxide present during the curing. To complete the sustainable process, Vandersanden generates most of its green electricity via its own solar panels and windmill.Production started with slim facing bricks and the range will be extended with WF and DF sizes of bricks later this year.Towards a CO2-free futureThe innovations by family company Vandersanden are all part of its sustainability programme, Together to Zero. With this initiative, it is committed to making all its processes, production methods, factories and products even more sustainable. “We are not just doing business for ourselves. We want to contribute to solutions for the major challenges in our society and for this reason we have created Together to Zero. Vandersanden wants to be completely CO2 neutral by 2050. With this revolutionary facing brick, we are one step closer to achieving that goal. We challenge everyone to join this pledge,” commented Johan Deburchgrave, CEO of Vandersanden.The revolutionary Pirrouet® facing brick entered the Belgian and Dutch markets in 2023, to a positive response. The construction and equipping of the new Pirrouet® factory in Lanklaar is almost finished and the first Pirrouet® bricks have been delivered to the very first project to specify them, the pioneering Groen Nobelhorst project in Almere, in the Netherlands, where 60 sustainable homes are being built. “We didn’t choose the name of the brick, Pirrouet®, at random. We wanted to pay tribute to our former CEO, Pirre Wuytack, a visionary man who was the founder and instigator of this pioneering sustainable innovation. A Gloucestershire based independent care provider has recently completed a 46 bed extension on their care home for clients with dementia and nursing care requirements. Having worked with the contractor on a similar project, Astor Bannerman were recommended to the company to supply ceiling track hoists in an effort to future proof the needs of the home. With floor space at a premium, the company wanted to move away from the traditional style mobile hoists, which need to be stored away when not in use. Also, as using a ceiling hoist system normally only requires one carer to operate, this enables the company to adapt to the possible implications of Brexit on staffing levels.During the installation, we successfully added an XY (H-frame) hoist system into 3 assisted bathrooms and added 3m straight track OT200 hoists in 6 bedrooms allowing simple transfer in an out of bed.Fixings were also installed during the main build in the remaining 40 bedrooms, enabling the care provider to retrofit track and hoists as and when they require them at any point in the future.

When Formby Point Construction needed to specify the insulation for The Gables, an exclusive housing development in Crosby, the project had multiple objectives. Firstly, the company wanted to go beyond the thermal and acoustic requirements outlined in the building regulations. Secondly, with such a large number of applications across multiple construction types, Formby Point Construction wanted to use one manufacturer and supplier to specify the correct product for each application. This would ensure ease of installation and ensure the project was delivered on budget.With this in mind, Formby Point Construction, consulted Formby-based builders’ merchant, Huws Gray, who referred it to Knauf Insulation.For the separating floor applications, Knauf Insulation recommended Knauf Insulation OmniFit® Roll 40, a versatile, non-combustible Euroclass A1 reaction to fire classification Glass Mineral Wool insulation that provides both excellent thermal and acoustic performance. Knauf Insulation also recommended Knauf Insulation DriTherm® Cavity Slab 32 for the masonry cavity external walls, Knauf Insulation Masonry Party Wall Slab for separating walls to comply with Document E and Knauf Insulation Loft Roll 40 for the insulation of the loft.As well as considering the comfort of the homeowner, Formby Point Construction considers the welfare of its employees as part of its decision making. In addition to excellent thermal and acoustic performance, Knauf Insulation scored highly on this aspect thanks to the ECOSE® Technology, its patented sustainable bio-based binder. Products manufactured with ECOSE® Technology contain no added phenol or formaldehyde, and they are 70% less energy-intensive than products manufactured with traditional formaldehyde-based binder. They have no odour, are softer to touch, making them much more pleasant to handle and install. They have also achieved the best possible Eurofins Gold Certificate for Indoor Air Comfort, contributing to a high level of indoor air quality for installers and homeowners alike.Once the specification had been agreed, Knauf Insulation then worked with Huws Gray to price the project and take advantage of volume discounts. This meant that Formby Point Construction had some additional budget for insulation. The company therefore decided to install Knauf Insulation Acoustic Roll within the stud walls between all rooms, going above the minimum standard required between bathrooms and bedrooms outlined in Document E.Thanks to Formby Point Construction’s commitment to going above and beyond the regulations, and Knauf Insulation’s high performance Glass Mineral Wool insulation, homeowners at The Gables will enjoy quieter, warmer homes. Ltd.’s newest high-performance water-mix smoothing underlayment, Stopgap 1500 AquaPro, has been used alongside the company’s Styccobond F46 pressure sensitive vinyl adhesive to provide a time-saving solution for installing floorcoverings in Derbyshire’s largest hospital.Derbyshire Flooring Contractors installed an eye-catching bespoke vinyl flooring design in the waiting area and connecting corridors of the children’s outpatient ward at Royal Derby Hospital, a total area of 800m2.The floors in the ward required refurbishing as the old floorcoverings had become worn. Work needed to be carried out in the evening, in stages, so that it would not interfere with the day-to-day running of the ward. Requiring a time-saving solution, contractors opted to use Stopgap 1500 AquaPro water-mix smoothing underlayment, avoiding the need to remove old adhesive residues.Stopgap 1500 AquaPro uses the latest technology to offer a water-mix smoothing underlayment that can be applied over old adhesive residues, including bitumen, carpet tile tackifiers and ceramic tile adhesives. In such applications, there is no need to prime beforehand, saving further time and expense. Fast-setting and fast-drying, it is walk-on hard in as little as 60 minutes after application and ready to receive floorcoverings from just four hours.Work began with the labour-intensive task of uplifting old floorcoverings. Stopgap 1500 AquaPro was then applied at a thickness of 3mm over the subfloors to create a perfectly smooth base for new floorcoverings.A bespoke two-tone design, resembling a river running through the children’s ward with ‘islands’ of colour either side, was created by cutting shapes from two different colours of Polyflor Classic Mystique PUR vinyl sheet flooring, with the pieces adhered using Styccobond F46 pressure sensitive adhesive.Styccobond F46 provides instant grab, preventing floorcoverings from sliding when placed, helping with the creation of designs and patterns. The adhesive is also formulated to minimise the incidence of trowel serrations showing through thin vinyl flooring potentially affecting the finished appearance of installations.Commenting on the project, Mark Grant, Managing Director at Derbyshire Flooring Contractors, said: “We like using F. Ball products – they’re really good quality and reliable. Also, their tech reps are always available, if needed, to provide advice on products to use and procedures to follow throughout a project, from start to finish, including keeping us up-to-date with the latest technology that can help us achieve optimum results efficiently. That’s how I found out about Stopgap 1500 AquaPro, which saved us a lot of time outside of normal working hours and enabled us to complete the work while the ward wasn’t in use, minimising disruption to services.”
