Heslington East Campus Student Residences: Sustainable and Efficient Expansion Alongside the preservation of listed buildings, the University of York is investing in a flagship £130m development for students that promotes wellbeing, community, and sustainability. The initial phase sees 16 brand new student accommodation blocks and 2 communal hub buildings providing flexible social spaces. Surrounded by stunning lake views and natural habitats, the buildings are part of a huge initiative to expand the student accommodation offering.GOALSArchitects Sheppard Robson alongside Graham Construction sought to futureproof accommodation by incorporating multi-use buildings, including catering outlets and social hubs. Key to the brief was using the latest in safety, energy efficiency, longevity, and warranty credentials. Graham Construction’s use of modular external sandwich panels, prefabricated steel bathroom pods, and pre-assembled services distribution racks used Modern Methods of Construction with off-site construction techniques.CHALLENGESThe major challenge was to specify a roofing system that could keep up with the pace of the build, given the typical building was constructed from start to finish in circa 14 weeks.The roof deck comprised of precast concrete slabs which facilitated the works programme for speed of construction and consistency in build quality.Alumasc’s challenge was to find not only a waterproofing solution that was able to keep up with such speed of construction but also to meet a truly sustainable life cycle equalling the lifetime of the building.A key consideration in the design was the roofing materials’ thermal properties. To meet the u-value target of 0.15, Alumasc’s XPS Plus insulation was specified, providing a single layer of 175mm, which reduced the height of the overall build-up when compared traditional XPS.SOLUTIONHydrotech 6125 Waterproofing System / Derbigum Hybrid Upstands For over half a century Hydrotech Monolithic Membrane has been successfully used by architects and specifiers, ensuring some of the world’s most prestigious buildings and structures are kept watertight. With no product failures in over 50 years and guaranteed waterproofing integrity for the lifetime of the structure, Hydrotech offers a total life cycle solution for the building.Hydrotech was specified on the main roof areas for this project as it easily meets individual requirements of the buildings. In addition, the system is designed to last the lifetime of the building or structure to which it is applied, giving long-term waterproofing integrity and no future replacement costs.Applied in a hot liquid state to the deck, and including a polyester reinforcement, the bond of Hydrotech MM6125 is 100% absolute. There is no risk of water tracking below the membrane and because it is monolithic, no possibility of lap failure.DERBIGUM WATERPROOFINGDerbigum sustainable roof system was selected for the upstand areas. This hybrid solution was developed to improve the thermal efficiency in all areas to mitigate against cold-bridging with minimal insulant thickness. Derbigum bituminous membranes are high-performance waterproofing systems offering extended warranties and the highest levels of project support. The upstand zones benefited from Derbigum Mineral which is a mineral surfaced composite reinforced membrane.ROOFTOP MANAGEMENT STRATEGYIn addition to the waterproofing solution the buildings benefit from the full Alumasc rooftop management service. This included the design and supply of safety systems, accessories, and over 20 AOV smoke hatches meeting all British and European standards.Specific safe zones were designed by Alumasc Roof-Pro and positioned around all roofs for safe access. Purpose made clips for installing lightning conductor tape without roof penetration were also provided. Red Kite Academy was created to deliver much-needed school places for children with a range of learning difficulties and special educational needs. The benefits of offsite construction were successfully realised when Innovaré teamed up with Architecture Initiative and Ashe Construction to create a new and innovative design to deliver a high quality, airtight, energy efficient building using Innovaré’s SIP System. Regular team meetings between Innovaré, Ashe Construction and Architectural Initiative meant that a robust schedule for delivery was agreed in advance and design for M & E services was incorporated within the manufacture of the panels to avoid onsite clashes. Delivered two weeks ahead of schedule, the development achieved a rapid build programme using advanced timber technology. The enhanced performance benefits achieved using the i-SIP System, will reduce ongoing maintenance and energy consumption costs across the lifecycle of the building.The Red Kite Academy provides an inclusive and welcoming environment for a hundred pupils with additional educational needs. Together with the usual educational provisions, the Academy includes a hydrotherapy pool, a sensory suite and a studio flat to help prepare pupils for independent life. The Academy is designed to be flexible and adaptable, providing the capability to suit pupils with additional physical and educational needs. Early design collaboration between Innovare, Ashe Construction and Architectural Initiative enabled the delivery of an efficiently designed scheme. The design teams collaborated to ensure that the design met the specialist requirements set out by the client.Donna Luck – Head Teacher said: “Watching this school grow into this amazing space, with these wonderful children and staff, is truly inspiring. Project: Large scale MicroConcrete installation to the reception walls at HKR Hoxton apartment block in London.Client: Tolent ConstructionMaterials used:  Grey colour MicroConcrete coating was hand trowelled in layers to a final thickness between 2 and 3mm and wax polished to achieve a satin finish.This was a large scale renovation project by Tolent Construction of a brand new residential building located on Hackney Road. The MicroConcrete Grey coating was hand applied to the walls in reception area of approx. 160m2.MicroConcrete is a great alternative to traditional polished concrete, and at a minimal thickness and weight it produces a seamless, continuous finish. Like MicroCement it can be applied to interior and exterior surfaces, without the need for joins. It can also be applied over existing surfaces. MicroConcrete is a smoother finish and is more slip-resistant than MicroCement.

Protecting detection systems is vital to fire safety with only a functioning smoke alarm able to protect you in an emergency.Landlord regulations and Government policesLandlords have responsibilities to keep tenants safe in their properties by providing functioning life safety equipment.Regulations introduced in 2015 require private sector landlords to ensure they ‘have at least one smoke alarm installed on every storey of their properties’ as a legal requirement.There is also a proposed change to this regulation, coming into effect later this year, which will mean social housing is also included, making it mandatory that all rented accommodation must have working smoke alarms fitted. It will also be compulsory for landlords to repair or replace any faulty alarms as soon as they are made aware of defects.Fines up to £5000To protect their tenant, it is the landlord’s responsibility to ensure detectors are fitted and working at the start of every new tenancy agreement. Failure to comply with The Smoke and Carbon Monoxide Alarm Regulations introduced in 2015 can result in a hefty fine of up to £5000.One exasperated landlord wrote online that in one of his properties “Two of the detector heads have been tampered with, presumably so that the tenants can smoke in their rooms”. Consequently, this had been causing false fire alarms and it is up to the landlord to repair or replace the alarm.In some extreme cases, landlords have discovered that smoke alarms have been removed all together from properties, due to disturbances when cooking, smoking, etc. It is then up to the landlord to replace the alarm, and so it is advisable to invest in measures to prevent the alarms removal; some recommendations have been made in government legislations such as BS 5839-6:2019.Ultimately, landlords should feel obligated to ensure regular testing of smoke alarms and the replacement of batteries in their properties to reduce the risk of void insurance or a remedial notice. Simply testing smoke alarms can also help to prevent any danger to tenants and damage to properties should a fire occur.BS 5839-6:2019The latest recommendations in BS 5839-6:2019 are primarily concerned with saving lives and reducing injuries caused by fire, but also covers reducing property damage, which can be extremely costly to landlords in the case of fires.The guidance in BS 5839-6:2019 suggests that in environments such as HMOs, where multiple occupants can be disturbed by false alarms, landlords could alter their smoke alarms systems to have delays before the signal is sent to all tenants for the occupier to investigate the cause. This can help to reduce complacency during false fire alarms or the temptation to dangerously compromise smoke alarms.The recommendation also states that landlords should seek alternative smoke alarms that can alert to intervention or disablement of the alarm in the event of tenants continually tampering.Tenants’ responsibilityAlthough it is the landlords legal duty to provide working smoke alarms in all properties, tenants must not tamper with smoke alarm, remove them, cover them up or in any other way damage or prevent them from operating in their intended manner. Failure to comply with this could result in the tenant facing a substantial fine, or termination of their tenancy agreement.It falls to the tenants to take their own safety into consideration and should contact landlords if there are any issues with smoke alarms, such as false fire alarms, so their landlord can test and replace the batteries, or alarms themselves if necessary. Preventing alarms from effectively detecting fires can result in fatal incidents and also fines for misconduct falling to the tenants.One student at Edinburgh University covered the smoke alarm in his room with bubble wrap whilst living in student accommodation. Preventing the smoke detector from working effectively proved a dangerous mistake when a fire started in his room and he had to be pulled to safety after being found struggling to escape the flames while the building was being evacuated. Brick manufacturer Vandersanden is launching the very first CO2-negative facing brick on the market under the name Pirrouet®. One tonne of Pirrouet® facing bricks absorbs up to 60 kg of CO2 during the curing process and throughout its lifespan. This breakthrough is due to a unique industrial application of carbonation technology. In addition, only 20% of the Pirrouet® brick consists of primary raw materials – the rest comes from residual flows from the steel industry. With this first in the construction industry, Vandersanden is ensuring that attractive facades can contribute to a smaller environmental footprint. “Vandersanden wants to be completely CO2 neutral by 2050. With this CO2-negative facing brick, this intended reality comes a big step closer,” says Darren White, UK Sales Director, Vandersanden.Vandersanden has launched the first CO2-negative facing brick, Pirrouet® in the UK. The brick is unique because it is not fired but cured using CO2 from other industries. During the carbonation process, the CO2 reacts with calcium-containing materials, creating carbonates. This permanent bond creates a hard, limestone-like brick that meets the European standard for ceramic facing bricks. It is the first time a facing brick has been produced in this way.The Pirrouet® brick is largely a circular product. It consists of as much as 80% mineral residues (carbinox and stinox) from the steel industry. These residual flows don’t end up in landfill but are sustainably recycled. Only 20% of the new facing brick consists of primary raw materials such as sand, water and any dyes.The new brick is not only a fine example of sustainability, but it also delivers on aesthetics. Vandersanden achieved this attractive result by giving the Pirrouet® brick a unique surface texture. It is available in 11 colours, giving every facade a unique and aesthetic look. “Years of hard work have gone into developing a CO2-negative and circular facing brick. This innovation brings us another big step closer to our promise of a CO2-neutral future, as set out in our sustainability programme, Together to Zero. We are therefore immensely proud of this achievement by our team. This facing brick is a milestone for our sector, and with it, we are contributing to more circularity and reducing the CO2 footprint in the entire construction sector,” says Darren White, UK Sales Director, Vandersanden.Capturing CO2 from factories for reuseThe most energy-intensive aspect of producing facing bricks is no longer necessary with Pirrouet®. Instead of being fired in a kiln, they are hardened in a CO2 chamber. To fill this chamber, Vandersanden uses CO2 captured from other industries. As a result, a waste product becomes a raw material again and less CO2 is released into the atmosphere. During the production process, each tonne of Pirrouet® facing bricks absorbs as much as 60 kg of CO2, which bonds permanently with the calcium hydroxide present during the curing. To complete the sustainable process, Vandersanden generates most of its green electricity via its own solar panels and windmill.Production started with slim facing bricks and the range will be extended with WF and DF sizes of bricks later this year.Towards a CO2-free futureThe innovations by family company Vandersanden are all part of its sustainability programme, Together to Zero. With this initiative, it is committed to making all its processes, production methods, factories and products even more sustainable. “We are not just doing business for ourselves. We want to contribute to solutions for the major challenges in our society and for this reason we have created Together to Zero. Vandersanden wants to be completely CO2 neutral by 2050. With this revolutionary facing brick, we are one step closer to achieving that goal. In 2020 the River Wye broke its banks and flooded nearby Monmouth Prep School in Wales causing severe damage to the entire ground floor of the Prep School, playground and surrounding fields. According to the latest reports on the impacts of climate change, flooding caused by severe and frequent rainstorms is the UK’s most pressing climate-change risk and could affect millions of people causing extensive damage, disruption and loss. So, once the school was back on its feet, we were delighted to work with their insurance broker, Hettle Andrews, to make sure the property was protected against future flooding. Monmouth Prep School, MonmouthMonmouth Prep School is a fully co-educational Prep School in Wales for children aged three to 11-years-old. The independent school is one of Wales’ leading prep schools and offers boarding and day attendance to pupils in modern and contemporary teaching spaces which encapsulate the very best of traditional, independent education.  We worked with the school’s insurance broker and project facilitator, Hettle Andrews, who work primarily with schools, universities, colleges and charities. The challengeThe school had previously had minor issues with flooding as the River Wye is situated at the bottom of its garden. However, the flood of 2020 was the most devastating. The river broke its banks and flowed into and through the school to the dual carriageway situated on the other side. The flood damaged the entire ground floor of the school, the playground and surrounding fields and the whole school had to be urgently evacuated. No warning: the school is surrounded by a flood bank and had flood gates installed in 2002 however there was no early warning system in place to get the flood gates closed in time.Extensive damage: the 200-year-old school building sustained catastrophic damage and needed large-scale structural repairs to be restored.Sanitation issues: the waste from the surrounding farmlands was washed into the school along with the floodwater, mud and debris causing not only damage but also sanitation issues. Inconvenience: the clear-up process included using five 40 foot skips which were filled with damaged items such as furniture, clothing, educational equipment and floating debris.Disruption: the school had to close for nearly seven months to clear the debris, remove all the damaged school equipment, clean the entire premises, sanitise and eventually re-build.The solution;Andel’s FloodAlert – one of our innovative, industry-unique flood defence solutions which provides an early flood warning for properties not covered by the Environment Agency flood warning service. FloodAlert provides real-time information on rising water levels and automatically sends out early warnings. The robust and reliable system is easy to install and set up and once in, tracks surface water levels for up to 15km from a gateway. This means the school now has:A cost-effective, real-time local flood alert system with three alert levels A sensor which sends SMS and email alerts to give them time to take action to protect their pupils and the school Optional live monitoring on a cloud-based portal, via any device with internet connectivityA system that can communicate with an unlimited number of designated usersCommunication via a low-power LoRaWAN network. The resultEarly warning: the school now has an effective early warning system for rising surface water. Safety first: the school now has safety measures in place to protect its pupils aged three to 11-years-old. Confidence: the early warning system gives the school staff around six hours from the first notification of rising waters to close the flood gates allowing plenty of time to evacuate the children as well as any equipment. Peace of mind: the staff at the school feel relieved knowing the water levels are constantly being monitored at the property especially because they are so close to the banks of the River Wye. Community: we are always quick to try and accommodate schools that require our services as we know they are the centre of the community and provide safe havens to many. We are proud to have been involved in this project alongside Hettle Andrews and to have been able to install our FloodAlert product on a site with such a rich history and provide the school with an effective early warning system plus peace of mind.What the customer said;The 2020 floods were devastating and left us with the fear that it could happen again. Having such little children on site, it was very stressful knowing there was no early warning system in place. Now we have a good five or six hours from the first notification of rising waters to close the flood gates, evacuate the children safely, and make the necessary arrangements to protect the building. Addenbrookes Hospital Surge Centre2000m² Of CemfloorA temporary surge facility on the site of Addenbrookes Hospital to relieve pressure on the main hospital as part ofthe NHS' regional surge planFloor Screeding Solutions installed 2,000m2 of Cemfloor, the chosen screed for the project, which was supplied by Mick George Concrete, Cambridge.With the rising case numbers of Corona virus during the pandemic, hospitals were coming under increasing pressure for more critical care beds, and Surge Plans were put in place across the country to help alleviate this pressure.Addenbrooke Hospital in Cambridge sought to construct a ‘Surge Centre’ to cope with the additional demands on the hospital, and Cemfloor was chosen for the project due to its faster installation time and drying time compared to traditional sand and cement screeds. This helped to keep the project on track with its tight building schedule.Lewis Deck construction offered a strong light weight flooring option for the large pour area. As Cemfloor is a flowing screed, 500m2 of screed per day was poured over this by Dave Washbrook and his team from Floor Screeding Solutions, eliminating the need for on-site mixing.The main advantage Cemfloor has over other flowing screeds is the quicker drying times, and that it can accept foot traffic after 24 / 48 hours, meaning that construction could continue quickly and efficiently to meet the project deadline.

Moy Construction Co Ltd were awarded a contract to refurb the swimming pool and changing areas at Perseid School in Surrey. The school offers an educational provision for children with difficulties and/or physical/sensory difficulties, and therefore, safety was paramount. As part of the refurbishment a hardwearing, slip-resistant flooring system that offered longevity was essential. The floor has been previously tiled, but due to water ingress, kept failing and required frequent repair. Rising maintenance costs and risk of slips prompted the school to look for alternative solutions, with resin being an obvious choice. An MMA resin floor provides a seamless, hardwearing and impermeable finish that will offer years of service. Moy Construction Co Ltd removed the existing floor tiles and installed a new screed prior to the installation of the resin system.From the offset, achieving a floor finish with a suitable slip rating was non-negotiable. The Degafloor QTA system is a quartz trowelled system which can be laid to falls. The system, which is broadcast with a quartz aggregate, provides excellent slip resistance, even in wet conditions, ensuring high levels of safety are maintained at all times.The project, which included the swimming pool surround and adjoining changing rooms, totalled 145 sqm and 135 lm of coving. The installation was completed over 5 days and to the satisfaction of Moy Construction Co Ltd, who were happy to have the project completed to a high standard, on time and within budget.

The Pears Building provides offices, multiple research wings to house over 200 researchers and a 35-bed patient hospital for outpatients or visiting academics.At the centre of the building is a large atrium with joins the wider building and its office space to the public-facing café and entrance area. Vast, open windows flood interiors with huge amounts of natural light creating a soothing, and uncluttered feeling. Materials selected for the building were done for their sustainable credentials, ease of maintenance, durability, and cost.The Pears Building was designed to avoid becoming a “monolithic” structure and sits well within the local area. During its construction efforts were made to retain as many existing trees on the site as possible to ensure the village-esque feeling of Hampstead is uninterrupted. As expected with forward-thinking institutions, the architects endeavoured to achieve a BREEAM excellent rating, which it easily achieved with its holistic approach to sustainability.The Pears building uses Freshfield Lanes First Quality Multi in its construction and has been commended for numerous awards and won the Public Buildings award at the Construction News Awards.
