N V Buildings, Salford

K Systems Insulated Facades

NV Buildings is one of the most prestigious and iconic residential sites in Greater Manchester. The distinctive sail-shaped buildings are a major landmark in Salford Quays. The blocks have a curved main elevation providing a unique aesthetic on the skyline and are one of the most popular developments in the area. With a prominent location in Salford Quays, adjacent to the Lowry Theatre and Media City TV headquarters, the apartment blocks feature in many iconic photos of the area. The project itself was funded by the Building Safety Fund, the Government’s £4.5 billion fund to remove unsafe non-ACM cladding on residential and mixed-use properties that are 18 metres and over and do not meet building safety regulations. Our Approved Installer QFF Facades were contracted to complete the exterior wall insulation and rendering which upgraded the fire performance of the cladding, ensuring the safety of both the building and residents.Three 15 storey blocks were refurbished, with a safe and thermally efficient façade solution. Our ServiceWe worked in close partnership with QFF Facades throughout the duration of the project.Deliveries and install were strictly monitored and a very systematic approach was followed. A planned install programme was agreed to ensure minimal disruption to the residents of N V Buildings, who remained in their homes while the work was carried out on this prestigious site.We produced a bespoke specification which included various detailing such as soffits, balconies, and full height panels.A partnership approach was vital, as we worked with QFF Facades, Thomasons Consulting engineering, and the fire officer to agree upon and deliver specific detailing at abutments, openings, and for the drained cavity of the façade system.Particular attention to detail was afforded to the drained cavity fire-stops, including fire-stop details between floors, at party walls for each apartment and around openings. As part of our service commitment, our technical team were available to provide hands-on-guidance, offer support, technical guidance and ensure high levels of quality.Technical Project DetailsAfter testing, the existing cladding had been deemed a fire safety risk by experts and therefore needed to be removed and replaced with anon-combustible alternative. The project was a strip-and-refit of a drained cavity external wall insulation system, which included an expanded polystyrene insulation system. Our Approved Installer QFF Facades installed a K Systems Exicco M, Drained Cavity External Wall Insulation System for steel frame buildings, utilising Mineral Wool insulation. This high performing system provides high levels of fire resistance and non-combustibility.The fire classification of the façade for N V Buildings was upgraded to A2-s1, d0 and therefore complies with the latest building regulations, ensuring the safety of its residents. For the finish, high-performance thin coat silicone render (Silicone TC) was specified. Our Silicone TC render has a number of fantastic advantages including ease of application, and its hydrophobic properties make the render low maintenance. Available in a wide range of colours the topcoat finish used on NV Buildings is a light grey to match the original façade, meaning aesthetically the iconic buildings maintained their distinctive design.

Nottingham E-Sports Competitors Protected By FIREFLY® Barriers

FIREFLY™ TBA

While concrete walls and Armco barriers are conventionally used to help protect drivers and spectators at motor racing circuits around the world, products from the range of FIREFLY have been specified to provide the necessary fire protection periods within an East Midlands venue which has become a focus for E-sports enthusiasts in the UK.The work at The Metronome in Nottingham is being carried out by one of FIREFLY’s approved installers on behalf of the venue’s operator, Confetti Media and is making extensive use of the manufacturer’s FIREFLY Zeus Lite 90:30 barrier, along with the Collaroll product to create compartmentation throughout a basement area, and as parts of The Metronome are also used by Nottingham Trent University and its students as a recording and production studio, Krasi Fire Protection Ltd.’s contract is in fact being phased – with work due to complete to work around the academic year. The Contract Manager for Krasi Fire Protection Limited, Daniel Oldacre, commented: “We began using the FIREFLY barriers a couple of years ago instead of mineral wool based systems and have been getting very good training, specification and on-site support from the company. In the case of the contact here for the company which operates The Metronome, we put forward the FIREFLY Zeus Lite 90:30 as the best product to create the necessary fire barriers as part of a major refurbishment and FIREFLY’s Technical Manager, Dave Allen, assisted in supplying the necessary compliant details.  He is also attending site regularly to carry out the required inspections. It is quite a large and complex contract during which we will be installing barrier across the soffits and walls as well as protecting services such as ductwork.  While some of the spaces are confined, FIREFLY is easy to cut and fix in place and saves us a lot of time compared to conventional systems and although we are not installing horizontally here, we did have all 10 of our operatives trained up on FIREFLY’s Horizontal systems as part of the annual update on installation of the systems.”  FIREFLY Zeus Lite is ideally suited to this type of application, comprising a flexible woven fabric fire barrier that has been specifically developed for the vertical separation and compartmentation  of extensive concealed spaces within buildings.By offering 90 minutes integrity and 30 minutes insulation, FIREFLY Zeus Lite 90:30 exceeds the minimum requirements regarding fire barriers under the Building Regulations’ Approved Document B (Fire Safety).  The specially treated glass fibre fabric is strong and resilient as well as flexible while, crucially, the system’s certification covers the inclusion of service penetrations which some products do not. Manufactured from woven and non-woven glass, the FIREFLY range is designed to optimise resistance to flame and smoke as well as offer heat protection in a wide range of scenarios.  The barriers are easy to install horizontally or vertically using a full selection of FIREFLY ancillary products to ensure a fully tested and certified installed system.Images shown are taken during installation and some sections of the installation might be incomplete.

Two renowned Alumasc brands, Harmer and Wade, were recently specified and installed for a new striking residential development in London.Newfoundland Tower, also known as “The Diamond Tower”, due to its unique diamond shape and diagonal structure, is a build-to-rent development in Canary Wharf, London. Harmer SML Cast Iron above ground, and Wade gulliesand linear drainagewere installed to provide an effective water management solution. The Harmer SML lightweight cast iron pipework system is dry-jointed, BBA & Kitemark certified, and has a proven track record in above-ground drainage. With its comprehensive range of fittings and accessories, Harmer SML is the ideal soil and waste system for above and below-ground drainage, including rainwater installations, and is fully compatible with other Harmer and Wade drainage products.“Harmer was chosen primarily for its longevity,” said Gary Zumeris - Area Sales Manager – Harmer SML, South. “It’s also easy to install and has excellent acoustic qualities. It’s a very quiet system, which is especially good in apartments or other high-density housing as you can’t hear fluids flowing down the pipes.“The Harmer system was also chosen for its fire-resistant properties, which is an important aspect, due to current legislation. Cast iron is highly specified in London currently, where most buildings incorporate cast iron for increased fire safety.”Harmer SML has the highest product reaction to fire classification possible, which is A1 for BS EN 13501-1, as well as a system fire classification of A2 for BS EN 13823 Single Burning Item A2, s1-d0.

BP4, 25 CHURCHILL PLACE

BP4, 25 CHURCHILL PLACE

Baldwin Boxall Communications Ltd

25 Churchill Place is a 23 storey commercial office tower in Canary Wharf, London. The tower includes 20 floors of high quality (Grade A) office space and is one of the most energy efficient office buildings in the area. Environmental features include lifts that store energy that is re-used elsewhere in the building, and also a highly efficient air conditioning system.Standing at 130m tall, 25 Churchill Place has a VIGIL2 EVAS voice alarm system and an Omnicare EVC system installed.Initially the voice alarm system was installed to service the ‘shell and core’ of the building, with the system racks being designed and built to enable the fitting of ‘tenant’ functionality as and when required. This process is easily achieved due to the modular design of a VIGIL voice alarm system and is a frequently used benefit for ‘new builds’.For the disabled refuge and fire telephone system (EVC), the loop wired Omnicare system was chosen. Canary Wharf Contractors (landlord of BP4) opted for the dual coloured combined fire telephone (red)/disabled refuge (green) outstation which provides users with a choice of communication method. Both systems were designed and installed by Global Fire & Security Systems - one of our Gold Account achievers. Commenting on the installation, Stuart Beeley, Operations Director, Global Fire & Security Systems, said “We have worked closely with Canary Wharf Contractors and Baldwin Boxall on many great projects, and BP4 is another one to add to that list. We choose Baldwin Boxall systems, not only because we know them to be well built and reliable, but because of the support we receive from the company - at all levels.”

Deeside Leisure Centre is the National Centre for Ice Sports in Wales, and during a major building envelope refurbishment utilised TATA Steel Transpired Solar Collectors as part of its renewable energy transformation to improve buildign performance and reduce operational costs in order to reduce the centre's carbon footprint. The south-facing elevation of the leisure centre was over-clad with a Trisobuild® C32 profile as part of the Colorcoat Renew SC® solar air heating system. Using 216m2 of Colorcoat Prisma® in Slate Grey, the micro-perforated Trisobuild® C32 fascia was installed easily over the existing insulated wall cladding. Trisobuild® R32 profile manufactured from Colorcoat Prisma® in Oyster was additionally installed over the leisure centre’s existing roof cladding. In its first full year of operation at Deeside Leisure Centre, Colorcoat Renew® delivered 47 MWh of heat. This equates to 218kWh per square metre of the installed solar collector area. By gaining fuller experience of system control and operation, Deeside Leisure Centre personnel in conjunction with Tata Steel were able to extend the Colorcoat Renew SC® system operating hours to optimise use of the available solar radiation. In its second full year of operation the system delivered approximately 53 MWh of renewable heat energy at an average yield of 244kWh per square metre per year. This means that over a two-year period the Colorcoat Renew SC® system delivered an average of 50MWh of energy per year at conversion efficiencies (solar energy to useable heat energy) averaging in excess of 70%.

High-rise riverside apartment building refurbishmentLocated on the banks of the River Thames, Ocean Wharf is a high-rise apartment building that can be subject to salt-water spray during high tide and windy days. Timber decking had previously been fitted on the balconies and had started to deteriorate, as well as being identified as a fire risk by the Fire Risk Assessor.A high-quality decking system was required to replace the existing balcony decking. The chosen solution needed to have a premium look and feel in line with the luxury standard of the development. Luxura, being A1 fire-rated and resistant to salt which could have affected other types of decking, was the ideal choice for this project. As the installer hadn’t installed non-combustible decking before, they required some on-site support from our team who were able to provide a toolbox talk and check ongoing progress. This resulted in a fantastic end result with the installation completed to a very high standard.“The material was completely new to us, so we were a bit hesitant at first. Doddington Housing

Doddington Housing

Forterra Building Products

13 new dwellings situated in the small village of Doddington, Lincolnshire are providing much-needed affordable housing for people working at nearby Doddington Hall.Located on Main Street, the development enhances this area of the village, providing important infill on the site once occupied by the local school, which was demolished in the 1960s and has latterly been used as a car park and general storage area. It is bordered by a mix of farmland, mature trees and shrubs, and existing housing, and lies partially within a conservation area. The development comprises two 2-bedroomed, five 3-bedroomed and six 4-bedroomed terraced and semi-detached dwellings. One of the terraces fronts onto Main Street while the remainder have been sensitively designed to create an attractive group of dwellings centred around a newly-created ‘village green’.Perhaps the most significant element of the appearance of the scheme is the elevation of the terraces towards Main Street. In developing the specifically tailored to design for this elevation, account was taken of the nature of the surrounding buildings within the village.Although not prominent to public view, the balance of the development has been designed in a manner sympathetic to the architectural vernacular found within the village. With a common thread running-through which will serve to unify the development and reinforce the sense-of-place which is presented by the scheme. In particular, simple, uncomplicated/uncluttered designs have been developed. High quality materials have been utilised for the development, essential in reinforcing the architectural character of the development, reflecting the high-quality of other developments which have been executed within the village recently. The brick selected was Forterra’s Butterley Breckland Multi Reserve, a red brick with a tumbled texture.

Guy Nelson Hall

Forterra Building Products

The ChallengeBuilt in the 1960s, Warwick School’s Guy Nelson Hall was no longer fulfilling the needs of a modern, growing school. As well as not being too small to accommodate increasing student numbers during exams and large events, technical and IT infrastructure upgrades were needed to continue its use as a theatre space for the community.Located at the heart of the school’s site, the hall plays an important role in creating a good first impression for visitors to the school. Any redevelopment of the hall would also need to complement the existing buildings. The SolutionForterra’s County Multi Smooth, part of the Butterley range, a heritage brand that has been synonymous with brick making in the UK for over 150 years and is manufactured at Forterra’s Wilnecote brickworks. It was the ideal construction material for the project, enabling freedom of design with regard to form, scale and mass, while making a visual link with surrounding masonry. The brick gives a modern, uniform finish, which complements the smooth finish of the glass and concrete panels that also form part of the hall’s design. The BenefitsFollowing extensive redevelopment, that included the addition of an entrance foyer, kitchen, performance studios and a balcony area, Guy Nelson Hall has been transformed from school hall to a state-of-the-art 1,000 multi-use venue and concert hall. The clever design and materials used in the hall’s redevelopment have resulted in a building that incorporates modern design elements, such as its sweeping, curved façade, while blending perfectly with the existing vernacular. There has also been a significant improvement to the buildings acoustics. The project was completed in July 2016 ready for the new school intake in September that year.

One Bishopsgate Plaza

One Bishopsgate Plaza

Profab Access Ltd

Profab Access proves its worth at One Bishopsgate Plaza Situated in the centre of the City of London, One Bishopsgate Plaza is one of the first high-rise residential and hospitality developments to be built in the capital for a number of years. Once construction has been completed, the flagship 43-storey tower will house London’s first luxury 5* Pan Pacific Hotel, which will comprise of 237 rooms, an indoor swimming pool and a 370 capacity Pacific Ballroom, Square Mile’s first dedicated ballroom. From levels 21 to 41, the development will house 160 luxury one, two and three bed residential apartments, or ‘Sky Residences’, which will boast panoramic views of some of London’s most iconic landmarks. As part of the construction process, over 200 steel riser doors from Profab Access in a range of door leaf configurations and sizes from its INTEGRA 4000 Series, combined with over 300 bespoke ceiling panels from its ECHO 7000 Series, are currently being installed throughout the entire tower by BDL Dry Lining. Specified due to their impressive seamless integration into masonry walls, shaft walls and drywall partitions, the riser doors provide discreet and secure access that won’t impact on the overall interior design scheme of the development, a main consideration for the public and private areas of the hotel. The INTEGRA 4000 Series’ third party CERTIFIRE bi-directional certification from Warrington Fire was also a leading factor for specification, as the riser doors are fire tested from both sides to two hours, providing the highest standard of evidence for fire safety performance. All of the doors were supplied with comprehensive CERTIFIRE accreditation documentation as evidence of Profab Access’ up to date fire testing, providing both the specifiers and contractors responsible for the development with absolute confidence in the performance of the critical fire integrity products. The INTEGRA 4000 Series is independently bi-directionally fire tested and certified by an accredited third party, to ensure legal compliance.A combination of one and two hour fire rated riser doors were chosen to be installed throughout all residential and communal areas of the building to not only achieve compliance with current regulations by eliminating the spread of fire throughout the building for the specified durations, but sufficiently future proof the building for years to come. The bespoke Profab Access ECHO 7000 Series Ceiling Access Panels have also been specified for installation throughout the hotel bedrooms and communal areas to provide concealed and maintenance free access to the ceiling shafts. Due to the significant size of the ceiling access panels, which span up to 1100mm x 1800mm, Profab Access developed a bespoke additional safety system that featured a one side lift out and one side swing/push latch mechanism. The innovative design assisted BDL Dry Lining’s team of engineers in stopping the heavy doors swinging from the ceiling, while also enabling the panel design to work within a reduced space. BDL Dry Lining is one of the largest specialist dry lining contractors in the UK and has been an installer of Profab Access riser doors and access panels on high profile commercial and residential projects for a number of years. Tony Grayson, Project Manager at BDL Dry Lining, said: “This is a standout development to be involved with and we knew from the very beginning that Profab Access would be our go to supplier for this project. “Over the last two years we have worked closely with Profab Access’ team of Specification Managers and Engineering experts to deliver and install the riser doors and ceiling access panels throughout the 41 storeys. The access solutions are extremely easy to install and offer the highest standards in performance, quality and compliance for unfaltering consistency across the entire site.”The riser doors are also 35dB acoustic rated, smoke sealed and airtight to Part L. In the event of a fire, the doors will maintain their frame and integrity for up to two hours, limiting the spread of fire and transmission of radiant heat for this period of time. The doors’ intumescent smoke seals also enables occupants to safely exit the building, whilst subsequently minimising potential damage to other areas of the construction. By specifying the CERTIFIRE bi-directionally fire tested INTEGRA 4000 Series Riser Doors, the development is actively future proofed as the comprehensive testing certification provides a complete and transparent audit trail of due diligence that evidences the products are not only fit for purpose, but meet the duty of care required to ensure legal compliance.  Marcus Parnham, Commercial Director at Profab Access, said: “As One Bishopsgate Plaza is such a unique building, it required a bespoke approach that ensured the access solutions we provided were not only fit for purpose, but superseded expectations. “That’s why every element of the ceiling and wall access products have been individually considered, from the additional safety systems on the ceiling access panels, to the Euro Cylinder locks on the riser doors to prevent unauthorised access. The result is a complementary suite of solutions that provide unobtrusive access, without compromising on aesthetics.”Profab Access’ comprehensive portfolio of access panels and riser doors are manufactured in-house at its headquarters in Atherstone and are supplied with impressive lead times throughout the UK. The products are supported by a wide range of BIM Level 2 and CAD files to aid the specification process and streamline the initial design stages.Manufactured in accordance with ISO 9001, the INTEGRA 4000 Series Riser Doors and ECHO 7000 Series Ceiling Access Panels can be specified and installed in a range of configurations to meet each project’s specific measurements and requirements. For further information on Profab Access and its range of riser doors, access panels, and steel doors, call +44(0)1827 719051 or visit www.profabaccess.com.

Fireshield® chosen for science centre of Kensington & Chelsea school

A Proctor Group Ltd

Fireshield® vapour permeable membrane, which is designed specifically to improve the fire protection behind cladding has been chosen for a new Science Centre at Bevington Primary school in the Royal Borough of Kensington and Chelsea, London. The project includes a brand new Science Studio, plus before and after school club buildings.SIP Build UK was appointed as frame subcontractor for the project and chose the Fireshield membrane as part of the SIPS panelling system. Chris Duckworth from SIP Build UK explains: “We chose Fireshield as it provided the project with a number of really important benefits. Fireshield is a high-performance breather membrane which enables us to achieve the requirements in terms of fire protection without compromising on vapour control.Fireshield was also ideal because it is easy to use and allowed us to achieve the requirements in one process, using just the membrane, rather than the typical approach of two, cement board and a membrane.”Fireshield is the culmination of leading research to produce a vapour permeable membrane with a intumescent coated surface, which has a unique composition that actively reacts to help protect the materials underneath. The intumescent coating helps protect the substrate by reducing the risk of fire taking hold and significantly reduces the formation of droplets and smoke. The BBA Certificate awarded to Fireshield confirms that it has enhanced performance in relation to reaction to fire classification, will reduce the risk of interstitial condensation, and will have a life equal to that of the building in which it is installed.Fireshield complies with BS5250, BS4016 and NHBC requirements for vapour permeable walling underlays. It is installed and fixed to the substrate in the same manner as standard breather membranes using mechanical fixings. Applications include both commercial and residential buildings including apartments and student accommodation, as well as Rainscreen cladding and applications over 18m high (11m in Scotland).

Balcony Waterproofing and Fireproofing, London

Newton Waterproofing Systems

As part of the Wandsworth regeneration programme to increase the number of affordable homes, Wates Residential were awarded the contract to build a new, six-storey block of apartments on the Shuttleworth Road. The structure included 59 concrete balconies, all requiring waterproofing with a product with a minimum fire rating of A2-s1-d0, tested to BS EN 13501-1.Not only were Newton able to recommend a product that had already been used on a similar project this year, they were also able to recommend the expert services of Newton Specialist Contractor Arti Structural Waterproofing. The minimum fire rating of A2-s1-d0 now precludes the polyurethane and polyurea products that were commonly used on balconies, so Newton recommended the cementitious and modified-polymer Newton 103-S membrane. As well as carrying the required fire rating, 103-S can resist extremely high positive and negative water pressure, forming a hard, durable coating with a degree of elasticity that makes it ideal for protecting concrete.Arti also used Newton 203-RM to create smoothing fillets, and Newton 912-RT to reinforce the 103-S over the joints, details and changes in direction. On site, Arti also needed to work flexibly, as the programme could not proceed without the waterproofing and fireproofing of the balcony upstands. However, due to the propping of the concrete formwork to the floors above, Arti had to execute their installation in two phases of efficient and detailed waterproofing. Thanks to a meticulous eye for detail, as well as careful planning and thorough preparation of the concrete balconies, Arti were able to complete the waterproofing of all 59 balconies in two stages. This was managed as well as delivering the required A2-s1-d0 fire rating, and the installation was completed quickly without compromising the programme of the build.

Royal Shakespeare Theatre

Knauf Insulation Ltd

ChallengeWork is underway to create a new theatre that will transform the existing 1932 Royal Shakespeare Theatre whilst retaining the original Art Deco and Victorian elements of the building. Due for completion during 2010, the theatre will give artists and audiences alike the best environment in which to perform and enjoy Shakespeare with improved public spaces both inside and surrounding the theatre. The challenge for the project design is to blend the key aspects of the existing buildings with the new theatre designs. Specialist roofing contractor, Varla (UK) Limited were awarded the contract to design, manufacture and install the zinc standing seam roof and wall package. Varla (UK) Limited challenged Knauf Insulation to propose a solution to meet the demanding specification for this unique project.SolutionKnauf Insulation provided detailed ongoing technical support during the design stages of the project and proposed solutions based on the results of unique three-dimensional heat loss calculations. The unique 3-D calculation support service, provided by the Technical Advisory Centre, was an integral part of the product specification process to ensure that the exact thickness recommendations were proposed in order to meet the project’s specific U-value requirements.Knauf Insulation were able to provide a solution that met all of Varla’s insulation requirements by using 160mm of Knauf Insulation FactoryClad Roll 32. This is a flexible, lightweight roll of resilient Glass Mineral Wool with exceptionally high tear strength and a thermal conductivity of just 0.032 W/mK.In addition, Knauf Insulation FactoryClad Roll 32, recommended for this project, is manufactured from Glass Mineral Wool, which is ideal for limiting the spread of fire since it holds a Euroclass A1 reaction to fire classification for non-combustibility. The product will not burn, will not give off toxic smoke nor will it suddenly ignite in a fire due to ‘flashover’. For public buildings such as this, superior fire performance is crucial.

Schueco UK Ltd

When refurbishing a building in the heart of London, innovative building solutions and construction processes are necessary. That’s why Schüco FWS 50 curtain walling and AWS 70.HI side-hung windows were specified for the renovation of University College London Hospital’s (UCLH) Ear, Nose & Throat Department.Being located in such a central and busy area, it was decided that a prefabricated façade system would be the ideal solution. The key challenge was for this system to be installed as a complete unitised panel on site while still using a standard stick system. The building façade comprises 28 prefabricated bays, each 4 m wide, constructed as hybrids of traditional hand-made bricks, precast concrete, aluminium and glass.
