This was a major refurbishment and landscaping project for an office development in the City of London. A podium deck had been re-waterproofed and the area landscaped, by contractor Scotscape, with a mixture of hard surfaces, grass lawns, planters and borders. Wallbarn has a very wide range of pedestals for a variety of applications. So we were able to supply exactly the right pad to best support the 6 x 2” joists the landscaping contractor needed to hold their decking boards. The timber joists were fixed into a frame and rigid insulation placed into the cavities between the beams.

This is a twin wall timber frame, it’s 450mm wide insulation Huntsman which is made of thousands of recycled plastic bottles. Huntsman also recycled 1 billion plastic bottles from the sea last year. We have a 7.2 KW system solar panels system that powers the building, it’s got MVHR Nilan. On the external façade we applied Passive Purple External which is airtight up to 0.03ach.

To prevent the ingress of traffic noise from a busy thoroughfare outside and to prevent noise outbreak from the concerts and music lessons, 32 secondary glazed acoustically insulating units were manufactured and installed by Selectaglaze, to improve the performance of the original crittal windows.

In the development of the fenestration and curtain wall systems for Great Marlborough Street Reynaers worked closely with envelope contractors Baris Facades in order to develop no fewer than 6 bespoke cap profiles. One ensured that the insulated aluminium panels, which are a feature of the building, glazed flush with the curtain wall cap profiles. Another feature of Students Castle is the distinctive protruding box detail around the windows of the towers headed by aluminium louvre panels accommodated by bespoke capping. Further bespoke elements facilitate the omission of mullions on certain window positions, as part of the distinctive design.

Our technical team were invited to complete a roof survey and condition report of this residential project, where the existing roof area which was suffering from repeated leaks, failed repair attempts and significant standing water.ChallengesUpon inspection it was clear the roof covering had been recently renewed, but the workmanship, attention to details and drainage falls were sub-standard and no doubt contributory to the ongoing leaks and consequential ceiling damage to the areas below.Although the client preferred a robust torch-applied reinforced bitumen waterproofing system, our Safe2Torch assessment picked up some redundant roof plant, combustible cladding interfaces and complex penetrations which necessitated a localised flame free solution.Our team also carried out a level-survey to ascertain the existing falls, and what, if anything, could be done to alleviate the standing water without excessive cost.SolutionsOur comprehensive roof survey report included a dimensioned roof plan, identification of Safe2Torch areas/details, bespoke waterproofing designs for complex penetrations, and a thorough assessment of the existing roof make-up (via core samples) and drainage.Given the apparent age and good condition of half the roof area, it was left in-situ and overlaid with Hyranger single layer RBM system. Minor improvements to the drainage layout, via the introduction of a tapered insulation scheme central to the roof where the outlets where positioned, helped to significantly improve falls. Elsewhere, the rest of the existing roof covering and thermal insulation were stripped back to expose the original asphalt.The asphalt received a new air and vapour control layer before the same Hyranger system, including a mix of both flat board and tapered Hytherm ADH insulation, was installed to improve the falls and correct the thermal performance balance.A Safe2Torch abutment detail to existing cladding was identified early on in the Axter roof survey report as a fire safety hazard, so in accordance with our specification and recommendations, our accredited Axtershield Installer - N R A Roofing & Flooring Services Ltd - expertly installed a Hyranger Neo-Bitumen Flame Free membrane solution around a 900mm wide margin.The Axtershield Installer worked efficiently and to a very high standard to complete the project on budget whilst delivering an aesthetically pleasing and robust waterproofing solution.Systems in useHyranger®Neo-Bitumen® Flame Free

There were four large air-handling units to support in total, all circa 6000kg in weight each. All our frameworks were designed to manage the imposed loads of the AHU sections being supported, to ensure uniform load distribution through the frame feet was achieved.

Single-pipe hot water distribution systems were designed for the new acute inpatient hospital in Wakefield and new diagnostic and treatment centre in Pontefract. 25km of RAYCHEM HWAT-M self-regulating heating cables was used, supported by RAYCHEM HWAT-ECO controllers. The single-pipe design and simplicity of the RAYCHEM installation dramatically eased the modular fabrication process. Fully traced and insulated pipe modules were assembled off-site and delivered to meet strict schedules for connection. Pipe freeze protection for external pipework was provided by some 10 km of RAYCHEM WinterGard self-regulating cables.

Now in a conservation area, its transition to 15 luxury apartments needed to be handled with sensitivity by TF Architecture, to preserve the building’s external appearance. We were delighted to design, manufacture and install 83 traditional box sash windows for the project, made from Accoya. This high-performance timber is created using a patented chemical process to dramatically increase its strength, stability, durability and insulation, while still maintaining the beauty and character of timber.

Breather FR Class A1 membrane was used to protect the façade elements against moisture, driving rain and wind avoiding corrosion, insulation deterioration and mould growth. Vapour FR Class A1 membrane was used to prevent the condensation risk, improving the airtightness and consequently the energy efficiency of the building.

Other design considerations included a paint finish matching the surrounding décor and maintenance of clean lines via flush hinges and a flush lock. The secondary glazing blends imperceptibly with the monumental sash windows with no additional sight lines to mar the spectacular views. The double window system also proves high levels of sound insulation and the inclusion of a low emissivity coating to the glass markedly reduces heat loss.

The flats were fitted with Reynaers’ CS 68 system which was chosen for its high performance and good insulation values. Friesland Campina CHALLENGE An absolute must for refrigerated warehouses or dairy processing facilities is to try to keep the building as cool as possible and to avoid all causes of heat, in order to keep the cooling costs as low as possible. Some decisions can have detrimental effects though. Mechanical fixing of the roofing membrane for example, in case the wrong fastenings are used. Thermal bridging may cause cold – or in this case heat - penetrating through the flat roof fasteners resulting in higher energy bills. And, quite important as well, mechanical fixing will perforate the vapour control layer, which in the case of cool buildings sits uppermost on the insulation. The result being moisture-related damage to the insulation! Furthermore, it has also been proved that the darker the roofing membrane, the less the sunlight will be reflected, the more heat will be absorbed. Again resulting in escalating energy costs. Waterproofing a cool storage warehouse is definitely not easy! In this regard Friesland Campina were looking for a durable and ecological roof solution for their brand new refrigerated distribution centre in Maasdam. SOLUTION RENOLIT came up with the perfect answer: the RENOLIT ALKORBRIGHT cool roof membrane. Here’s why! RENOLIT ALKORBRIGHT is a completely white PVC membrane reflecting the sunlight up to 90%. Absolutely the highest solar reflectance rate ever. Thanks to this membrane, which prevents the interior from warming up, there will be no extra air conditioning expenses. In addition, an extra protective coating makes sure less dirt sticks to the roofing membrane. This layer will in turn help to maintain a durable reflection.

Following surveys by Proteus Waterproofing, some of the flat roofs were assessed to be still suitable to be overlaid, some had aged beyond economic recovery, requiring removal. Proteus Waterproofing were asked to design and supply a high-performance replacement, selecting the most suitable roof system from its wide range, for each roof. This phase required:One roof to be overlaidOne roof to be stripped back and upgrading the roof deck by over-decking with new 18mm plywood.Once prepared, both roofs received the new Proteus Pro- Felt® Ultima Plus Built Up Roof system with Proteus Pro- Therm Insulation PIR to deliver the required performance to comply with Building Regulations Part L and BS 6229:2018.  Long Term PerformancePro-Felt® Ultima Plus BUR offers a durable waterproofing and protection solution for new build and refurbishment projects, is BBA Certified and available with a range of guarantees.High Performance WaterproofingWorking on occupied buildings, safety is always of the utmost importance. Pro-Felt® Ultima Plus BUR system reduces risk by incorporating a cold installed, self-adhesive air vapour control to be bonded to the new plywood roof deck. Proteus Pro-Therm Insulation is cold bonded to the air vapour control, to comply with current Building Regulations Part L. The specification was prepared according to the NFRC ‘Safe2Torch’ guidelines.
