The Beacon Shopping Centre - Creating a welcoming, safe and efficient entrance in Eastbourne’s popular shopping Centre.

FAAC Entrance Solutions UK

The Beacon Shopping Centre is well known for great places to shop, eat and play. The busy centre required a sturdy door with a strong profile to take on the variable weather conditions. We were happy to advise and provide a solution that allowed savings in energy costs and a pleasant experience for shoppers.Project Year: 2020Product: (Terminus Road Main Entrance): SL500 Framed Sliding Door with break out and SL500 150mm operator.Product: (Sainsbury’s entrance): SL500 Framed sliding door system with break out and SL500 150mm operator.Project Background: The Beacon shopping centre is one of Eastbourne’s most popular shopping destinations. We were contacted in conjunction with Hawes Construction Group to put in two new sets of automatic sliding doors across the mall in two locations; the centre’s main entrance and the entrance to Sainsbury’s within the centre. Hawes Construction laid the foundations and installed new steel columns which were part of the doors support system, getting the site ready for the door installation.Solution: We installed the SL500 Framed sliding door with a 4 leaf panel, side screens and SL500 bi-parting operator, providing extra sturdiness and protection from the strong winds that regularly hit Eastbourne. We used Clear Insulated laminated 22mm glass which look streamlined whilst creating an improved environment for customers and staff at The Beacon. Our exclusive presence detection sensors and sidelight presence detection sensors were a large factor in enabling the doors to provide a more energy efficient outcome for the shopping centre. The FAAC sensor technology allowed partial opening of the doors, which saved ample energy as doors do not open unless somebody intends to walk through them. Presence detection sensors and sidelight presence detection sensors to comply with EN16005.The final outcome was a great success, creating optimal accessibility for all users, streamlining entry and saving energy.

An interior of cross-laminated timber and hardwood create a welcoming and modern study environment with interconnecting rooms and spaces. The New Library at one of University of Cambridge’s oldest colleges provides a wide variety of resources, both print and digital, including books, journals, and reference works. There are more than 90 study spaces across three floors with a mix of individual desks, comfortable seating, and window seats. The long-length Junckers’ 20.5mm Oak Boulevard Harmony plank flooring provides a warm and elegant backdrop, complementing the use of timber throughout the building. A series of brick columns echo the gabled buildings typical of the College’s architecture and carefully considered windows and roof lights provide plenty of natural light making the library a comfortable and inspiring place to study and work. A solid hardwood floor from Junckers has a crevice-free surface which cannot harbour dust or mites. It is easy to keep clean and contributes to a healthy indoor climate, one of the RIBA’s targets in its 2030 Climate Challenge for architects. Junckers floors carry the Danish Indoor Climate label, recognised by BREEAM, and have undergone extensive degassing and odour testing to ensure no harmful gasses are released into the room. Installing timber in an interior helps minimise static from electrical appliances and helps maintain an even temperature, an important consideration for a well-used library. The New Library by Niall McLaughlin has won several awards including the Wood Awards Gold Award 2021, the Civic Trust Award 2022, and a RIBA East Regional Award 2022. It comprises a 31-storey tower with 190 luxury one, two and three bedroom apartments built to the standards of Code 4 Sustainable Homes Level 4.The tower is concrete frame and has a curving facade of metal and glass that breaks the volume into a series of three-to-four storey clusters. In turn, each cluster contains grouped balcony terraces, which are a striking feature of the building. The balconies are of steel construction connected to the concrete frame and as always with cantilever construction elements of this nature, one of the early design considerations had to be the prevention of thermal bridging. For the high specification Canaletto project the Schöck Isokorb® T type SK offers the ideal solution. The development district now known as London Docklands is an area alongside the River Thames to the East and South East of London. The Harbour Central project involves the construction of a large single storey reinforced concrete basement, high-rise reinforced concrete cores and frames varying in height from 24 to 41 storeys, plus two low-rise reinforced concrete cores and frames. The product used to prevent punching failure throughout the Harbour Central development is the Schöck Bole® reinforcement system. This widely used and trusted Schöck Bole® solution consists of double-headed studs and anchors, with spacing bars, which enable installation after the bottom reinforcement and before the top layer. The two-spacer rods, which are welded to the vertical studs, ensure the correct distance between uprights and the size of the stud heads guarantee a perfect finishing bond with the concrete. As result, when compared with a typical stirrup reinforcement system, an increased shear force resistance of around 70% is achieved. It is cost-effective and timesaving solution and as the Modebest Senior Engineer on site, Sean Togher commented: “The Schöck Bole® product was easy to understand from a reference point of view and we found it really straightforward to install”.

First Passivhaus in Wiltshire achieved with help from MEDITE VENT and SMARTPLY AIRTIGHT

First Passivhaus in Wiltshire achieved with help from MEDITE VENT and SMARTPLY AIRTIGHT

MEDITE SMARTPLY

MEDITE VENT and SMARTPLY AIRTIGHT proved to be a winning combination for the first oak frame Passivhaus to be built in the heart of Wiltshire, South West England.Built by award-winning construction company Erigo Developments, Seldom Seen, a private detached residence, was at the time of completion the first house in Wiltshire to meet the Passivhaus standard. It still ranks as only the eighth certified Passivhaus in the South West of England.Designed around a traditional oak frame and finished in oak cladding, the house was strategically sympathetic to its rural Area of Outstanding Natural Beauty (AONB) setting. The combination of MEDITE VENT and SMARTPLY AIRTIGHT helped to achieve its Passivhaus status.Rebecca Thursby, Director of Erigo Developments commented: “At the time, there was nothing else on the market that fulfilled its role in this location. We used an oak frame to create the external envelope and then choose both MEDITE VENT and SMARTPLY AIRTIGHT to achieve the level of airtightness required to meet the Passivhaus standard. We managed to get the air tightness down to 0.38 ACH @ 50 Pascals, which is very good.”To reach Passivhaus standard, a building must achieve an airtightness level of 0.6ACH (Air Change per Hour) at 50 Pascals or less. In other words, the volume of uncontrolled air leakages in 1 hour must be less than 0.6 times the overall building volume when the difference in air pressure between the indoors and outdoors is 50 Pascals. Named after French mathematician and physicist Blaise Pascal, ‘Pascals’ is the unit by which pressure is measured. In this case, it indicates the air pressure difference between inside the building and outside the building for the airtightness test. Reaching an airtightness level of 0.38 can be considered a remarkable achievement.Perfect for use in low energy buildings, MEDITE VENT is a high performance, breathable sheathing panel, suitable for use in timber frame structures. It boasts high racking strength in excess of Category 1 requirements, and high vapour permeability alongside weather resistance. Its extremely low vapour diffusion factor helps to prevent condensation and because it is manufactured with no added formaldehyde, it contributes to both a healthier working environment for installing contractors and a healthier living environment for building occupants. This intelligently formulated panel is teamed with SMARTPLY AIRTIGHT, an airtight structural OSB/3 panel with integrated vapour control properties, used as structural sheathing in timber frame buildings. These features eliminate the need for additional Air and Vapour Control layer (AVCL) membranes. Its coating also provides a durable, smooth surface perfect for the use of airtight tape at the panel joints. SMARTPLY’s in-house speciality surfacing technology provides this integrated vapour barrier, which delivers high and constant vapour resistance across the whole surface. For this project, the timber frame was in-filled with Icyenene sprayfoam insulation, with SMARTPLY AIRTIGHT lining the interior, alongside plasterboard facing the room. MEDITE VENT was installed on the exterior of the spray foam, which was then topped with Tyvek wrap and finished with the timber cladding.MEDITE SMARTPLY’s entire product range, including MEDITE VENT and SMARTPLY AIRTIGHT, is manufactured with FSC® certified Irish timber, from their own sustainably managed forests, demonstrating a clear supply chain and manufacturing process.Being conscious of how this industry impacts the environment is also something that Erigo Developments takes very seriously. Erigo is an award-winning construction company that puts an exceptionally strong focus on being environmentally responsible. The company demonstrates this by selecting carbon responsible materials and always aiming to achieve zero non-hazardous waste to landfill in all of their projects.“We've made a commitment that we're only going to build to a Passivhaus standard going forward, and to build with carbon responsible materials,” continued Rebecca. “I think everyone needs to do their bit to combat climate change.”“I think that building regulations need to go further in terms of power requirements and what's needed from houses now to achieve energy efficiency. That way, everyone knows what they can do in order to reduce their energy demands. There also needs to be more incentives in place to make people choose carbon responsible materials.”The use of MEDITE VENT and SMARTPLY AIRTIGHT provides a winning formula for sustainable building.
