The Challenge: Overcoming Roof Terrace Paving Issues at Meridian OneAt Meridian One, a prestigious residential development, the initial inspections of the first block revealed significant problems with the roof terrace paving. The site team identified multiple issues: many pavers were loose and unstable, with oversized gaps forming, even before occupancy. This was not only a safety concern but also a potential aesthetic and functional setback for the project.A detailed site visit by RYNO uncovered the root causes of these problems:Insufficient build-up:The 50mm concrete pavers used on the terraces, combined with a minimal build-up height of only 50mm in some areas, left no room for pedestals, leading to instability.Improper mortar use:Wet mortar had been applied in certain areas to make up for the lack of space and to accommodate drainage gullies. This led to further instability, as the mortar could not adequately support the pavers.Lack of perimeter spacersThe absence of spacers or spring clips around the paving edges allowed for creeping and the formation of gaps over time.Setting out issues:The layout of the pavers, particularly with the small 450x450mm format, resulted in awkward cuts at door thresholds, compounding the existing challenges.The Solution: A Comprehensive ApproachTo address the multifaceted challenges presented by the failing roof terrace paving, RYNO collaborated closely with the site team to develop a comprehensive solution. The core of the strategy involved implementing a robust pedestal system (TerraSmart® Pedestal Paving System IGNO: Fixed Head) combined with careful product selection and expert installation.Optimizing Build-Up Height:One of the primary concerns was the inadequate build-up height, which limited the available space for traditional paving support. To resolve this, a 20mm porcelain paver, Quadro Crema, was selected from RYNO’s extensive range. This choice satisfied both the functional and aesthetic requirements of the project. By reducing the paver thickness by 30mm, sufficient space was created for the installation of the RP-FR Non-Combustible Adjustable Paving Support Pedestal, starting at 25mm.Streamlining Installation:To streamline the installation process and minimize waste, a larger 600x600mm paver format was adopted. This decision significantly reduced the need for complex cutting around the terrace edges, thereby ensuring a cleaner, more efficient installation.Maintaining Stability:To prevent movement and maintain even spacing, the ESC Edge Spring Clip was incorporated into the system. This innovative product created a consistent gap between the paving and the wall, effectively countering outward pressure and ensuring proper drainage.Reinstallation and Quality Assurance:The existing problematic areas were carefully dismantled and reinstalled using the new system. The first block has been successfully completed, and the solution is currently being implemented across the remaining blocks.Key Learnings: The Importance of Early InvolvementBoth RYNO and the site team gained valuable insights from this experience. It became clear that the early involvement of a specialist manufacturer in the design phase is crucial to avoid time, cost, and hassle later in the project. The ChallengePark View is a residential development of 175 units, including one and two-bedroomed apartments and three, four and five-bedroomed homes. The site sits alongside Saltwell Park, one of Britain’s finest Victorian parks. A conservation area, the design of the site sought to blend tradition with a modern urban feel.The local council required a premium finish for which the choice of brick would play an important part in achieving.The SolutionAfter reviewing several options, Forterra’s Southdown Multi from its Butterley brand range was chosen. It is a high-quality facing brick with a tumbled texture.For some plots on the site, the bricks were laid in an English Garden Wall bond, closely reflecting the brickwork of some of Saltwell Park’s buildings.Alongside modern features, such as rainscreen cladding projections and timber finishes, the development also includes a number of bespoke elements appropriate to the conservation area: reduced window reveals, timber doors and windows coloured in a modern dark grey, natural slate roof tiles, exaggerated roof pitches to accentuate prominent plots and full height feature windows.The BenefitsThe use of Southdown Multi brick has proven to be an effective choice in the successful blending of traditional and modern, ensuring the new development quickly settled within its surrounding environment.

ChallengeCALA Homes are a major developer in the UK delivering in excess of 3000 units a year and have regional offices all over the UK. With their sustainability policy in mind CALA's development at Kingsmere located in the popular town of Bicester. They had an area of the development that provided parking for their new homes and this needed lighting, unfortunately there was insufficient infrastructure in this area location.SolutionCALA contacted SolarVision Lighting Technologies to provide them with a lighting solution. There was no desire to install a traditional mains connected solution due to the disruption it would cause. SVLT provided CALA with a lighting design and installed our Astral Solar Street Lights, which would ensure minimal disruption and cause no damage to the roads and footpaths. To ensure health and safety compliance, we conducted a GPR survey to ensure no obstruction or unknown services were present, surveyed the proposed location to ensure we established the maximum solar energy yield and provide correct displacement of lighting across the car park. SVLT provided CALA with a full solution from design to fully installed. Our solution was totally non-invasive, with our Astral Solar Street Lights proving to be a very cost effective solution. The installation took one day and the lights were operational that night. The lighting profile was set at 4 hours at 60% in line with CALA's request. ChallengeAt Cala’s development at Mistley, they had a footpath that required lighting and is to clear their planning condition the lights needed to be bollards. SolutionDue to their previous experience with our HELIA Solar bollard, Cala came directly to Solar Vision Lighting Technologies (SVLT), placing an order for 18 HELIA bollards which they knew would satisfy their planning condition. In order to eliminate the requirement for a GPR Survey they elected to supply the concrete pads for the 18 bollards. OutcomeThe concrete pads were installed prior to our arrival. The Central Docks neighbourhood will be a world class business and leisure district with over 2,000,000 square feet of mixed use floor space, including 710,000 square feet of office space and over 1,000 new waterfront apartments in buildings up to 44 storeys high. PROJECT INFOPark Central is the second phase of the Central Docks residential development. It offers 129 one and two-bedroomed apartments over 14 storeys.Quay Central comprises two blocks offering 96 one-bedroomed and 141 two-bedroomed apartments alongside 5,000 square feet of commercial space and undercroft parking for 50 cars.Elevation design is driven by the historic context of the site, being situated near the Waterloo Warehouse within the wider Waterloo Docks. The site is bound by two contrasting edge conditions. To the south are buildings with a strong industrial character and to the north is a soft landscaped park. The development presents two different external characters depending on the elevation: the south, facing Waterloo Warehouse, features regular punctuated openings with formal recesses while the north pushes out with the use of piers and louvres, expressive depth and verticality towards the green public space.The brick selected for the projects is Woodside Mixture from Forterra’s Butterley range. Made at the company’s Accrington factory, it is a wirecut red clay brick with a printed texture that complements the site’s historic context

Profab Access proves its worth at One Bishopsgate Plaza Situated in the centre of the City of London, One Bishopsgate Plaza is one of the first high-rise residential and hospitality developments to be built in the capital for a number of years. Once construction has been completed, the flagship 43-storey tower will house London’s first luxury 5* Pan Pacific Hotel, which will comprise of 237 rooms, an indoor swimming pool and a 370 capacity Pacific Ballroom, Square Mile’s first dedicated ballroom. From levels 21 to 41, the development will house 160 luxury one, two and three bed residential apartments, or ‘Sky Residences’, which will boast panoramic views of some of London’s most iconic landmarks. As part of the construction process, over 200 steel riser doors from Profab Access in a range of door leaf configurations and sizes from its INTEGRA 4000 Series, combined with over 300 bespoke ceiling panels from its ECHO 7000 Series, are currently being installed throughout the entire tower by BDL Dry Lining. Specified due to their impressive seamless integration into masonry walls, shaft walls and drywall partitions, the riser doors provide discreet and secure access that won’t impact on the overall interior design scheme of the development, a main consideration for the public and private areas of the hotel.The INTEGRA 4000 Series’ third party CERTIFIRE bi-directional certification from Warrington Fire was also a leading factor for specification, as the riser doors are fire tested from both sides to two hours, providing the highest standard of evidence for fire safety performance.All of the doors were supplied with comprehensive CERTIFIRE accreditation documentation as evidence of Profab Access’ up to date fire testing, providing both the specifiers and contractors responsible for the development with absolute confidence in the performance of the critical fire integrity products.The INTEGRA 4000 Series is independently bi-directionally fire tested and certified by an accredited third party, to ensure legal compliance.A combination of one and two hour fire rated riser doors were chosen to be installed throughout all residential and communal areas of the building to not only achieve compliance with current regulations by eliminating the spread of fire throughout the building for the specified durations, but sufficiently future proof the building for years to come. The bespoke Profab Access ECHO 7000 Series Ceiling Access Panels have also been specified for installation throughout the hotel bedrooms and communal areas to provide concealed and maintenance free access to the ceiling shafts. Due to the significant size of the ceiling access panels, which span up to 1100mm x 1800mm, Profab Access developed a bespoke additional safety system that featured a one side lift out and one side swing/push latch mechanism. The innovative design assisted BDL Dry Lining’s team of engineers in stopping the heavy doors swinging from the ceiling, while also enabling the panel design to work within a reduced space. BDL Dry Lining is one of the largest specialist dry lining contractors in the UK and has been an installer of Profab Access riser doors and access panels on high profile commercial and residential projects for a number of years. Tony Grayson, Project Manager at BDL Dry Lining, said: “This is a standout development to be involved with and we knew from the very beginning that Profab Access would be our go to supplier for this project. “Over the last two years we have worked closely with Profab Access’ team of Specification Managers and Engineering experts to deliver and install the riser doors and ceiling access panels throughout the 41 storeys. The access solutions are extremely easy to install and offer the highest standards in performance, quality and compliance for unfaltering consistency across the entire site.”The riser doors are also 35dB acoustic rated, smoke sealed and airtight to Part L. In the event of a fire, the doors will maintain their frame and integrity for up to two hours, limiting the spread of fire and transmission of radiant heat for this period of time. The doors’ intumescent smoke seals also enables occupants to safely exit the building, whilst subsequently minimising potential damage to other areas of the construction. By specifying the CERTIFIRE bi-directionally fire tested INTEGRA 4000 Series Riser Doors, the development is actively future proofed as the comprehensive testing certification provides a complete and transparent audit trail of due diligence that evidences the products are not only fit for purpose, but meet the duty of care required to ensure legal compliance.  Marcus Parnham, Commercial Director at Profab Access, said: “As One Bishopsgate Plaza is such a unique building, it required a bespoke approach that ensured the access solutions we provided were not only fit for purpose, but superseded expectations. “That’s why every element of the ceiling and wall access products have been individually considered, from the additional safety systems on the ceiling access panels, to the Euro Cylinder locks on the riser doors to prevent unauthorised access. LDA Design specified WoodBlocX Landscaping to provide the raised planters and seating for the courtyard areas of its Westpoint Homes project; One Hyndland Avenue, a development comprising of 63 luxury apartments with beautifully landscaped outdoor spaces in Glasgow’s West End.The design LDA created for the development featured a series of open paved spaces, ample seating and pergolas to add height, with large angular raised planters with integrated seating bordering the perimeters of the site to plant trees, shrubs and plants.Following a consultation with LDA on potential solutions, the WoodBlocX design team took the initial plans and recreated the original footprint using CAD designs of the modular timber blocks. Thanks to the versatility of the system WoodBlocX were able to match the design almost identically, incorporating the shapes and angles of the original outline.WoodBlocX supplied all materials directly to the Westpoint Homes’ site and the structures were assembled by their own teams. The space for materials on site was tight and the size of the planters meant that a large quantity of materials were delivered. WoodBlocX components arrive on site neatly palletised and the individual lightweight pieces are easy to access and manoeuvre when needed.All WoodBlocX structures are built in the same way using a series of light weight blocks which have been pre-drilled and then treated to provide superior strength - there is no waste or cutting needed.With all projects challenges can arise during the build, in this case some onsite changes were required due to manholes and water access getting in the way of original design. Our team swiftly redesigned instructions and supplied suitable components to match the change.

The ChallengeThe Kings Hill development, phase 3, is comprised of 132 new units ranging in scale from two-bedroomed apartments to five bedroomed houses, close to the village of West Malling, in Kent. The wider Kings Hill area is a mixed-use development of over 2,000 homes, commercial and retail space. It is situated on the site of the former RAF Kings Hill airfield, which has been developed over the last 25 years, and is noted for its rich, landscape-led design.The SolutionA more formal, urban design, the scheme provides a departure from earlier phases of Kings Hill by adopting a more contemporary architectural language, albeit one that still fits comfortably within its context.Extensive analysis of the conservation area in the nearby West Malling was undertaken and a contemporary interpretation of the predominantly brick Georgian architecture was proposed, with large windows and crisp minimal detailing, which was lifted and invigorated by extensive brick detailing referencing that found in the local vernacular.The brick chosen to complement the development’s architecture was Cathedral Cream, a buff, stock thrown brick from Forterra’s Ecostock range.The BenefitsThe choice of Cathedral Cream helped to provide a contemporary architectural language that fits comfortably within its context.

The bank is freestanding fixed to the floor using table supports designed and manufactured to carry the weight of the mailboxes and securely hold them in one position, whether empty or full to capacity of deliveries.The mailboxes are an in front / out front type, allowing for mail to delivered and retrieved through the front face of the post box.The mailboxes are fitted with surround cladding on either side of the bank and the top of the unit, with this cladding the table support finished in a contrasting black PPC colour finish. Each mailbox has been engraved with a number to match the apartment ID, allowing both mail delivery personnel and residents to easily identify which mailbox is the correct item to use.Safety Letterbox supplied and installed the whole solution.PARCEL DELIVERYParcel deliveries are secured in the project by a single MEFA Mega parcel box, allowing up to 96 litres of mail to be securely stored at one time. A new construction on previously derelict ground, it is designed to demonstrate the full range of possibilities smart, connected Internet of Things (IoT) technology can offer across the security, fire prevention, HVAC, building management and facilities management spectrum. Innovative, integrated technologies, which govern everything from security of access systems to the menu of the in-house restaurant, are deployed across the building’s 170,000 square feet. Making the most of the available data, the IoT systems work in conjunction with each other to provide employees and building visitors with improved health and safety, streamlined building access and real-time updates on key matters including local traffic, parking spaces, lunch menus and room bookings. One Albert Quay points to a smarter future in which connected devices and data gathering will revolutionise routine tasks and provide helpful efficiencies and services. The Grade A building has also brought new opportunity and investment to the city of Cork. This would include the implementation at construction level of energy saving insulation, rainwater collection, automatic power use management and sustainably-sourced building materials. Almost a fifth (18 per cent) of total UK carbon emissions come from non-domestic buildings. One Albert Quay needed to send a message that office buildings can be a part of the solution rather than the problem.Once constructed, the building needed to incorporate IoT systems to process and connect data from access management, CCTV, lifts, room reservations and traffic movement, in order to improve facility management and security capabilities. It was also essential to ensure that data was stored securely to avoid the danger of an information breach.  OpenBlue technology deliver optimised space utilisation through data insights from the building, energy audit and advisory brings recommendations and through measurement, monitoring and evaluation demonstrates progress towards carbon emissions and net zero goals. The designers also aimed to provide the best possible employee experience for those working in the building. This would include installing IoT-based information-gathering capabilities to monitor employee transport methods, parking, progress through the building, restaurant purchases and energy use.Finally, these systems had to drive a real-time update service providing employees with information on every aspect of the building and the immediate surrounding area. This in turn would help them plan their day and maximise resources - for example, by helping them avoid arriving at the building’s car park when it is already full.Johnson Controls solutionJohnson Controls delivered Ireland’s smartest building in a rapid 16 months from breaking ground to completion.“When we decided to develop Ireland’s smartest building, Johnson Controls was the obvious partner,” commented Martin O’Brien, project manager at John Cleary Developers Group. “Johnson Controls’ unrivalled expertise in fire and security, along with their new breed of connected systems and IoT platforms, meant that our building was both future proof and a pioneer in integrated systems. The accreditation dictates that at least a 36 per cent saving must be achieved in energy-related operating costs across the building. To reach this target, Johnson Controls installed rainwater harvesting and treatment facilities, highly efficient solar-reflective external glazing, LED lighting with lux-level sensors throughout and solar thermal collectors to pump natural heat into the building. The development also has a glazed central atrium which brings light into the centre of the building, reducing the need for artificial lighting. Internally, the building’s advanced integration of a wide range of Johnson Controls and Johnson Controls IoT solutions means that access management, CCTV, lifts, room booking and payment systems are all linked to one another, giving managers a single comprehensive view over the whole facility.As an example, when someone enters the building, the AC2000 Linux-based access management system identifies which floor they are booked to visit and, in tandem with Schindler’s smart lifts, directs them to the lift which will get there first, saving on time and energy. Once arrived at that floor, the system will only let them into meeting rooms for which they have been pre-approved, reducing the risk of information breaches. The car park also has number plate recognition technology installed to ensure that only employees or registered guests can gain access.The building’s stairways, corridors and wider floors also have capabilities to provide information on employee health and flow through the building to help inform items such as restaurant meals based on accumulative activity levels. The restaurant operates a cashless system, providing transaction data to aid in development of menu options. In addition, these information discovery practices allow management to ensure evacuation procedures are safe and effective and improve the use of office space throughout the building. This has helped boost flexible working habits, as employees can now be pre-warned when their floor is particularly busy, and helped to find desk space elsewhere. All the information collected is anonymised before processing and storage to ensure the highest level of security and privacy, and employees can choose to opt-in to specific programmes involving data collection for research and development purposes. The system’s integrated, unified architecture points to the future of office block management, when central intelligence will manage all companies in the building from one dashboard. Both these systems are designed for waterproofed substrates with TerraSmart Rail being the ultimate raised paving system, unbelievably solid thanks to its unique lattice framework.Due to the height of the tower, we worked closely with Midgard Design Services to develop and install an appropriate wind uplift mitigation solution to keep the project within budget.The TerraSmart Rail Paving System was weighted using ballast weights, and installed in the joist frame to mitigate uplift – it couldn’t be fixed into the structural slab due to it being an inverted roof. The pavers were then mechanically fixed to the joists using a wind uplift visual fixing, which clamps down the entire system.The TerraSmart Pedestal Paving System was mechanically fixed to the structural slab as there was no waterproofing membrane to penetrate underneath. The wind uplift mechanical fixing was screwed into the top of the pedestals to retain the concrete pavers and prevent any movement in strong winds.The installation of the systems was beautifully done by ANC Construction and the proof is in the photos you see on our website.

With that in mind having already started using Solar Vision's Street lights on their developments, they now wanted to take a look at the Solar CCTV that Solar Vision had to offer.SolutionInstalling our ASTRAL lighting columns with built in dusk to dawn sensors and motion sensor, the lights are managed through the night to minimise lighting pollution. It comprised four different brownfield areas with existing communities between them, meaning that linkage with the existing communities is essential.Homes are arranged around a central open space within an area characterised by low density housing.The predominant material in the overall development is brick – chosen for its durable, long-lasting qualities and ability to introduce consistency and identity. Zinc cladding, white brick and render, with key entrances defined by coloured blocks, also feature.The SolutionThe design used a simple palette of materials and approach to detailing, to bring a consistent and clear identity. The focus is on attractive, simple proportions, both in the form of the buildings and in the development of the elevations.Two types of brick were proposed: one a red/brown multitone and the other a light brown/red multitone; to be used in conjunction with grey and dark grey rooftiles. The brick selected was Village Harvest Multi for it was consistent with the design and referenced developments nearby.The BenefitsThe architecture used throughout the development provides quality and variety.The buildings complement each other and create a distinct character and identity. The feature materials add to the rhythms and patterns in the elevations to create variety in the streetscape and mark key corners and frontages.The extensive development is a result of an investment of £42 million by the City of Edinburgh Council and includes £7.9 million grant funding from the Scottish Government.

The sheds became the design driver, aiding the architects in establishing mass, orientation, position and material.Farmstead Antique, from Forterra’s Butterley range, with its tumbled and distressed multi patches, was selected for its similarity to the bricks used in the Sugar Sheds. It allowed the design of the new development to relate to the historic building while delivering a modern, clean-cut façade.With a water absorbency of only 7%, the brick also offered the high technical performance required owing to the development’s location on the Firth of the Clyde, a robust marine environment.

At the heart of the project is the Council’s desire to create an effective educational environment which takes a holistic approach to the design process by combining social, economic and environmental goals, resulting in a sustainable architecture, culture and landscape.The SolutionThe architectural response to the site has a central assembly hall and four radiating wings. This radial plan divides the site and avoids large elevations to the street edge, which is surrounded by low-density, two-storey housing. The design aims to create a new, accessible, attractive, welcoming and sustainable campus with shared community amenities with clear public frontage to the building.The facades have been composed to reflect the differing functions in each wing through choice of material and scale.The majority of the building is clad in a bespoke blend of Forterra’s Dark Tame Valley and County Multi Dragfaced Blend bricks, which evokes a sense of solidity and robustness. Lightweight metal cladding breaks up the brick expanse, helping to identify the campus’s different functions.The BenefitsThe new campus has successfully brought together nursery and primary age schooling under one roof with a range of enhanced facilities for pupils and for the wider community. The choice of building materials is an integral part of defining the different areas on site, from gym halls, to Early Years and classroom blocks.
