For the floor structure, the property developer decided on the double floor 'GIFAfloor DB green' from Knauf Integral, paying particular attention to the aspects of flexibility, health, environmental protection and sustainability in buildings.The 'Tour Alto' office tower in the west of Paris extends over 38 floors and is part of the high-rise backdrop of the La Défense office district. Nevertheless, Bouygues, one of the largest property developers in the world, is setting new standards in construction: installed products not only have to be as flexible as possible in their design and use, they also have to meet high standards of sustainability and environmental compatibility as well as the highest health standards for people, who will do their jobs there every day.A maximum flexible and individual floor due to the interchangeability of the individual panels, a non-flammable building material with A1 classification and the unproblematic recycling due to the lack of plastic edging, as is used in conventional raised floor elements, were decisive for the selection.In addition, health and environmentally friendly aspects were the absolute focus of the project for the property developer: The selected product must contribute to excellent indoor air quality and all materials that come into contact with the indoor air should have A + according to French in terms of VOC and formaldehyde emissions Emission class to be rated. Independent (building) biological analysis laboratories also prove the excellent quality through their tests: Eurofins certifies the product as suitable for indoor use, and the Institute for Building Biology in Rosenheim gives the verdict " recommended ''. This ensures a healthy working environment for employees.With GIFAfloor DB green, Knauf Integral offers a sustainable and health-friendly double floor solution for flexible, high-quality commercial interior design. The elements consist of the homogeneous gypsum fiber material GIFAtec and are available in different thicknesses depending on the requirements.

When the refurbishment programme for an office block close to London’s Euston station was hit by an unexpected snag, the main contractors found an effective solution to keep the project on track.Brick-effect interior walls give office new lease of lifeThe building at 24-32 Stephenson Way was built in 1993 from reinforced concrete and last renovated in 2016. Construction firm Bryen & Langley was appointed as main contractor for the project, refurbishing the building’s second, third and fourth floors and adding a 5th floor. With the client seeking an exposed brick finish, old plaster had been removed from the internal walls, exposing a rough, uneven surface underneath. This meant a layer of plasterboard had to be added before the chosen finish could be applied.The cost of traditional brick slips made them an unappealing option so the client team sought an alternative. The company was impressed by the realistic brick finish of weberwall brick, a brick slip alternative from Saint-Gobain Weber, and specified it for the internal walls on all three floors. To complement the existing colour scheme, they chose 830m2 of weberwall brick in Antique Red Multi with pointing mortar in Buff. It was combined with exposed pipework at ceiling level to create a contemporary industrial look.“Our client was very keen for the offices to have on-trend exposed brick walls so I was happy to learn that weberwall brick could be used successfully on internal walls to create the appearance of traditional bricks.”Kyle Wall of Bryen & Langley is pleased with the results: “Our client was very keen for the offices to have on-trend exposed brick walls so I was happy to learn that weberwall brick could be used successfully on internal walls to create the appearance of traditional bricks.”Experienced applicator Complete Rendering Systems (CRS) was tasked with applying the product. Whether for external or internal use, weberwall brick is more than three times faster to apply than traditional brick slips and remarkably lightweight. (One sheet of 20 bricks weighs the same as one house brick).All the walls were prepared by the main contractor to create a sound, even surface to ensure the application of the weberwall brick went without a hitch.Bradley Halls, director of CRS, said: “I’ve used weberwall brick on external walls many times before and customers have always been really pleased with the high-quality outcome. The G8 Summit in Enniskillen of the world’s most powerful politicians involved 4,700 Police Service of Northern Ireland (PSNI) officers and 3,600 from other UK forces in a security operation that cost about £60m.The PSNI wanted the securest G8 ever at a time of ‘severe terrorist threat’ and hoped that its reputation for dealing with public disorder plus unprecedented physical, cyber, technical and logistical protection would keep many potential protesters away.The SolutionPSNI approached Zaun to design, manufacture, project manage and install an ‘impregnable cordon’ around the world leaders to guarantee their security throughout the summit at Lough Erne.The rectangular site was protected on its long northeastern boundary by the Lough Erne lake. After extensive testing, Zaun designed its single largest ever temporary installation using two of its premier high-security fencing systems for the other three sides.It installed its 3.6m high SecureGuard PAS68 temporary security fencing along the 5.7km road to the southwest of the site, which runs broadly parallel with the lough. In addition, Zaun integrated rising arm barriers and 10 PAS68 gates for secure access control along the fence line.It also put in 1.7km of its award-winning Rapid Deployable System (RDS) at each end, creating a secure perimeter from the road to the edge of and into the lake.RDSZaun had to make several adaptations to its multi-award-winning RDS that was first used for four political conferences on the mainland in 2012 and bought by The Home Office to add to the National Barrier Asset.In addition to the cable system on the front of the fence line gives the system it's PAS68 rating of 30mph (PAS 68:2010 V/7500(N2)/48/90:11.6/0.0), Zaun incorporated further enhancements to prevent mob attack on the run-up to the summit. Both RDS and SecureGuard were extensively tested by PSNI and the Home Office against mob attacks. These tests will now form the basis of a new standard adopted by the Home Office when testing systems.Zaun also created specially designed posts to carry additional one-tonne weights to prevent movement on the 30-metre section of RDS fencing that actually tracked into the lake itself to discourage protesters from breaching the perimeter via the water.RDS was used on remoter areas around the edge of forest land, dirt tracks and grassy knolls with undulating ground, and boggy land at the airport to provide Airforce One and other presidential jet landings.

Leveraging innovative acoustics for timeless solutionsThe projectHaving been engaged to refurbish their client’s London office, tp bennett was tasked with designing a new town hall zone within the existing space. The aim was to introduce an impactful new breakout area that maintained the high-quality, timeless aesthetic of the office without compromising acoustic comfort.The challenge Being accustomed to what was previously a high-quality office, the scope of the refurbishment was to preserve the design intent of the original fit-out whilst incorporating interventions designed to improve and future-proof the space for an agile working environment. It was imperative that the new elements were seamlessly translated from the old design into the new space as if they had always been there. However, being a live office environment, there was difficulty in accurately determining the available room for acoustic treatment. Given the changing design requirements and the building’s standard Category A accessible ceiling tiles, adaptability was essential.The solutionThe Frontier™ Axis grid system was the logical choice for the project. Aside from reducing sound reverberation and being a striking visual feature, the flexible nature of the system meant it withstood updates and changes without affecting the aesthetic or necessitating more difficult, expensive, or less effective options. During site work, the grid could be manufactured and adjusted to maximise plank height without requiring local cut-outs for structural elements or services. This allowed for a seamless grid installation even with complex MEP and structural components. The ability to adapt the grid’s measurements also facilitated even distribution of pendant lighting and air diffusers. The possibility of adding accessible sections to the grid made it much easier for the MEP consultant to locate additional fan coil units just above the grid – a more accessible alternative to the consultant having to follow the cell size and locations or adjust the grid to the unit positions. In keeping with the client’s desire for a warm, deep, natural colour palette, the Frontier system was locally manufactured in Cube™ Sargazo to complement the existing earthy brass shades within the otherwise minimalistic design.The resultBeyond the inherent acoustic benefits of the installation, the collaboration between tp bennett and the Autex Acoustics team was a resounding success, exemplifying adaptability, flexibility, and thoughtful design. Our capacity to provide comprehensive tools and information about the product application and our design support on-site, assisting with grid reconfigurations required during the design process, proved invaluable. Likewise, the flat-pack, lightweight nature of the product facilitated easy delivery and storage until installation, streamlining the construction process. The innovative and cost-effective nature of the Frontier system ensured that tp bennett could maintain the client’s initial choice despite ongoing modifications.

People working in the building can make use of this popular amenity before or after work or during their lunch-break. In order not to disturb those working in the surrounding spaces, the gym needed to be acoustically isolated from the rest of the building structure.A tailored Stravigym XP gym floating floor was installed to acoustically decouple the gym located on the 5th floor of the office building, preventing vibrations from fitness equipment such as falling dumbells, kettlebells, and treadmills from disturbing the people working above and adjacent. The added dBooster® strips increase the system’s performance even further, by decoupling the load distribution layer from the resilient supports.To achieve the finished floor height specified by the architect and to deal with any irregularities of the structural floor, timber chims were placed underneath the dBooster® channels.

The iconic architecture of the three Kranhäuser buildings in Cologne’s former commercial harbour is reminiscent of the old loading cranes that could once be found here. While the two initial structures were designed as office spaces, the last in the collection – Kranhaus Nord – is entirely residential. This means there were high standards to meet with regard to impact sound insulation in this construction. Fortunately, Schöck Tronsole® type T offered the perfect system solution in this regard.Both the structural engineering and architectural planning processes for this residence had to be adapted accordingly to suit the high-end use of the building. Unlike the design of the office buildings, the bridge abutments are connected via an atrium that leads to the premium apartments rather than being separated.The main stairwell runs right alongside premium apartments, which means sound proofing was a key consideration. This was required not only due to standard building regulations, but also for the fact that “as a provider of luxury apartments complete with a whole host of amenities for international clients, people expect top quality. Thus, the decision was made to use the Schöck Tronsole® sound proofing system: A tried-and-tested solution for integration into stairwells.”

Flexible workspace providers x+why’s new 33,000 sq ft location at 100 Embankment aims to provide “an impressive space from which to grow and thrive” for start-ups and established businesses across Manchester.Radii, working through our northern contracting office, joined John Robertson Architects and ADT Workplace in May 2023. Working across Ground, Mezz and 1st and 2nd Floors of the space, Radii’s popular single glazed Linear 25 (Rw 39 dB) and Linear 30 (Rw 41 dB) partitions and Hogan single and double pivoting doors (Rw 47 dB) were used for glazed fronts for a variety of different size meeting spaces and offices. Many of these were installed with our popular ‘Rio’ banding.Ei30 single glazed fire rated screens, complete with timber door frame junctions, provide exit route protection.The finished space also benefits from some of the 11 Ei60 FireTec double door sets installed across all eight levels of the building during the original base build Cat A fit out in 2020.

Daventry International Rail Freight Terminal (DIRFT) is a rail-road intermodal freight terminal with an associated warehousing estate in Northamptonshire. Originally built in the 90’s and now owned by Prologis, the site has been expanded to provide an extra 4 million square feet of warehousing and offices. Leading brands are now using the site.One such warehouse is DIRFT’s Unit DC628 (DC10) – a 627K+ square foot warehouse space. The developers have taken advantage of flat roof space above the main offices to create an outdoor amenity space which could be used by employees and visitors to the site, with plenty of seating for meetings or simply relaxing on a lunchbreak. The Outdoor Deck Company supplied high-grade anti-slip Silvadec composite decking in Cayenne Grey which has been used in conjunction with porcelain tiles to create an interesting scheme, with planters, tables, seating and litter bins by Furnitubes completing the hard landscaping. All areas of the scheme, including decking, paving and planters, were installed on top of Buzon PB adjustable pedestals and ALUrail system, with accessories such as U-PH5 slope correction and end stops. All images credited to Furnitubes.

INNOVATIVE OFFICE INSTALL CREATES STYLISH AND SUSTAINABLE SPACE Forbo Flooring Systems’ Allura Luxury Vinyl Tile (LVT) range was specified by design and fit out company, Oktra, to transform an office building into a stylish and modern workspace. It was also installed adhesive free using IOBAC MagTabsÒ, to help achieve Akoya’s sustainability requirements.  Oktra were recruited by Akoya and Brunswick Property Partners, to repurpose an office building to create a vibrant and attractive space for young professionals and entrepreneurs to work in. Formally known as Knollys and Stephenson House, the building will be rebranded as Mosaic East, a comprehensive refurbishment of one of East Croydon’s most iconic office developments.  Typically, carpet tiles or exposed raised access flooring are the go-to solution in these scenarios, however with a premium design required, Oktra opted for something different, as Danielle La Porte, Designer at Oktra explains: “Akoya wanted to create a range of category A office suites that would be memorable to tenants, while also meeting sustainability requirements. With this brief in mind, we specified Forbo’s Allura Flex LVT, which is available in range of elegant colourways and wood effect designs – perfect for this project! “We wanted to add some brand identity within the category A suites, so we decorated some of them in a light pink colour with linear LED lighting, and other suites in a light sage green colour. To complement the colour palettes, we chose Allura Flex LVT in the Light Honey Oak shade. We then asked the flooring contractors, The Commercial Flooring Company, to install the planks in a beautiful herringbone pattern to really enhance the aesthetics of the space.” However, appearance wasn’t the only area of concern, with Akoya also conscious of the sustainability requirements. Danielle addressed this, saying: “The aesthetics of the flooring weren’t the only thing we had to keep in mind, we also had to ensure that whatever floor covering we specified would meet Akoya’s sustainability aims. It was for this reason that we specified Forbo’s Allura Flex, as it can be easily installed adhesive free, using IOBAC MagTabsÒ.” IOBAC’s innovative MagTabsÒ provide a two-dimensional hold, with one side being magnetic and the other a dry-tack adhesive. This means they can be easily magnetised onto metal raised access flooring, like those at Mosaic East, and the chosen flooring simply placed on top, negating the need for traditional adhesives. Ian Spreadborough, Founder and Director at IOBAC explains further: “Our MagTabsÒ essentially allow flooring contractors to quickly place floor coverings down onto raised access flooring, without damaging the substrate or the flooring itself. The phrase we use is ‘hard to shift, easy to lift’. The idea is that the flooring is securely fitted but can then be lifted back up to be reused elsewhere, or simply be replaced by another floor covering further down the line. “Oktra approached us as they had used our MagTabsÒ on a previous project and had been extremely impressed by their performance, so were keen to use the product again. Additionally, Forbo’s LVT and carpet tiles are approved for use with the MagTabsÒ, making it the logical choice. On top of this, Brunswick, who own the raised access flooring itself, were keen to maintain the condition of its asset, so, the tabs served a double purpose, protecting both a heavy carbon embodied asset, in the raised access flooring, and Forbo’s floor coverings.” Jon Cochrane, Director - Asset Management & Sustainability at Brunswick Property Partners, commented on the use of IOBAC’s MagTabsÒ, saying: “Cleaning adhesive residue off sub-floors in between leases is often messy, expensive and time-consuming. In some cases, the raised access floor panels are so badly contaminated that they must be completely replaced, something which isn’t sustainable, environmentally or financially.  However, using IOBAC MagTabsÒ to install floor coverings removes this issue completely. This means that our asset, in this case the raised access flooring, is protected and kept damage-free for longer-term usage.” It wasn’t just the sustainability benefits that drew Oktra towards MagTabsÒ, with the installation benefits of the tabs also a deciding factor. Daniel Hassan, Operations Manager at The Commercial Flooring Company, commented on this, saying: “Thanks to IOBAC’s MagTabsÒ, it took a team of three fitters around five days to install 900m2 of flooring in a herringbone pattern, which is challenging to install and would have taken much longer to do through traditional methods.
