The ChallengeNo. 1 Horgan’s Quay is one of the development’s three office buildings, with the upper floors of the new modern structure cantilevered over the site’s original Goods Shed. The lobby area features a large glazed partition on the first floor, helping to create an open, light space, as well as sympathetically blending the old restored structure with the new.KCC Group, a door and glazing contractor, were appointed to deliver the EI30 SWS Screen works on the project. Site Contracts Manager, Ger McNamee, said: “In order to ensure the safety of those within the building, 30-minute fire protection was required for the reception area, providing a fire barrier between the lobby and the first floor. Once we had the fire safety glass specification from the architect, O’Mahony Pike Architects, it was up to our team at KCC Group to source a supplier – this is when our relationship with Pyroguard began.”The SolutionTo ensure that the desired aesthetic was achieved, while also meeting building safety regulations, Pyroguard Infinity T-EI30/24-2 SWS fire safety glass was chosen by KCC Group and installed in the glazed partition, within a Jansen steel profile system.Pyroguard Infinity is a range of fire safety glass certified for butt-joint applications. With no vertical frame profiles required, it’s the ideal solution for providing visually appealing seamless partitions. Manufactured to EI classification, Pyroguard Infinity provides the highest level of integrity and heat insulation, protecting against flames, smoke and heat.

The convergence of diagonal glazing panels offers breathtaking views of the Thames River, adding a unique and stimulating dimension to the office space. The blend of modern aesthetics with original architectural elements, such as exposed brickwork and steel, contributes to the building’s allure.Selo Doors’ contribution to the project centered on providing concealed metal riser doors. These fire-rated doorsets seamlessly integrated into the renovated space, aligning with the vision of creating a modern, light-filled environment. The ChallengeInstalled within the reception hall and circulation areas of the two towers, Pyroguard Protect, which was chosen by fire protection specialists, Pyrometal, has helped architect Ateliers Jean Nouvel achieve his ambitious vision, without compromising on safety.Following the successful testing, Pyroguard Protect was installed throughout DUO-1 and DUO-2.In the reception hall, Pyroguard Protect EI120 was fitted inside PYROTEK steel profiles to form full height glass partitions and in the circulation areas on each floor, around 690 square metres of E30 was used inside double-leaf doors with EI60 glass partitions.The same was also used in the corridor doors as a means of compartmentation, which connects various areas to the stairs and lift landings.The SolutionTours Duo rises on a former industrial site on the edge of the River Seine in the Paris Rive Gauche district and at 180 m, DUO-1 is set to be the third tallest building in the capital.The pair of towers, DUO-1 and DUO-2, which lean to form an impressive asymmetrical ‘V’, will house offices, retail spaces, restaurants, a hotel and a top floor panoramic bar.In the design of the mixed-use scheme, Ateliers Jean Nouvel was tasked to create high performing, aesthetically striking buildings and as such, decided to take a bioclimatic approach to reduce energy use and make the most of the outdoor weather conditions.Giving the best protection for people and property, Pyroguard Protect provides integrity and heat insulation for 30 to 180 minutes (EI classification).The solution also provides 1B1 impact classification without the need for additional counterpanes, high performing acoustic properties and peace of mind throughout the lifespan of the product due to its UV stability.

MODERN COASTAL ARCHITECTURE CREATED USING TECHNAL SYSTEMSLayered recessed glazed facades, created using TECHNAL aluminium systems, maximise occupant views and deliver a sleek seafront architectural focus for new, luxury apartments overlooking the beach at Gorey in Jersey.Designed by Jersey-based Morris Architects, the development called The Beach comprises six apartments across four floors with undercroft car parking. Constructed by main contractor, Camerons, the glazing package was coordinated by installer Style Windows who worked with fabricator Bonam and Berry Ltd to develop the specification. “Using layered glazed balconies and recessed facades, the building takes on a stylish streamlined appearance. A sweeping corner provides an open, translucent structure, which minimises impact on the adjacent cottages and the beach. Secondary vertical columns have been used to help articulate the horizontal curved form of the balconies.”Ricardo Marques, architectMaximising the beautiful view for the building’s occupants using minimal profiles was a priority for the design team, without compromising the façade’s weather performance at this exposed location. This was achieved using a range of aluminium systems from the extensive TECHNAL range.  For easy access to the balcony area on the seaside elevation, the TECHNAL C160S Lift & Slide aluminium door system has been installed to each level, combining minimal sightlines and high thermal performance with a user-friendly slide action that glides, effortlessly. One of the door sets is an impressive 4.5m wide x 2.4m high, comprising only two panes, both of which are sliding. "Coastal developments always require a diligent approach to glazing specification. The architect had a clear vision for the building and the facade required a precision specification to achieve the right balance between aesthetic and performance in relation to the building's exposed location. Whilst installing beach-side was challenging, the finished facade looks impressive."Dave Sutcliffe, Style WindowsTo achieve the curved glazed corners at each storey level, TECHNAL Elegance 52 ST Curtain Walling has been fabricated to the specified quadrant, with an external radius of 1.9m, resulting in an impressive glass arc width of almost 3m. Combined with the 2.4m floor to ceiling height, the Elegance 52 ST system has allowed for a truly breathtaking sweeping curve to the building. Internally, the mullion of the curtain walling aligns perfectly with the adjacent Lift & Slide doors, giving the façade an elegant, continuous flow across the elevation."This is the beauty of TECHNAL systems. Even with the high wind loads of this exposed location, we have been able to create a sleek facade solution."Ricardo Marques, architectOther TECHNAL systems used on the project include four single doors and one double-set from the Dualframe Dualsecure 75mm range as well as its STII Doors to the entrance and escape doors. A selection of Dualframe 75mm SI windows in top hung, side hung and pivot configurations have also been installed throughout the building.Taking advantage of the dual colour facility and to combat the extreme weather conditions of this coastal location, externally the systems are anodised to Anolok™ Umber 543 in contrast with the white rendered walls. The Double Red Duke, situated in the Cotswolds village of Clanfield, is one of Oxfordshire’s most iconic inns, with a history dating back to the 1600s. This luxury boutique hotel, bar and restaurant, with its unique and carefully balanced approach, has modernised the property without compromising its much-loved character and aesthetic.The owners of this property specified The Rooflight Co's Conservation Rooflights - with a whole unit u-value of 1.4W/m2K and a design inspired by the cast-iron rooflights of the Victorian era. The Double Red Duke owners were able to ensure the building performed to modern standards, with rooflights that fit perfectly with the aesthetic of the heritage building.The frameless appearance of the interior finish on the rooflights is achieved by installing the plasterboard up to the underside of the timber linings provided. From the external view, the rooflights are designed to be installed flush with the roof tiles. The resulting impact is a seamless integration with the building inside and out.

Hale Brown Architects were appointed to redesign 6 Middle Street with the brief to redevelop it into a modern office space that incorporates new sustainable design elements.Set within the narrow cobbled streets along the eastern boundary of the Smithfields Conservation Area this refurbishment included demolition of existing roof structure and replacing it with a feature glazed roof, creation of a mezzanine floor and installation of a cantilevered staircase. The concept was to open up the space to create free-flowing natural light throughout all floors, open up views, create natural ventilation and maximise ceiling heights while incorporating a timber slatted raft concealing service.3v provided a full ironmongery service for this project which including a mixture of brass and matt black products. Black products were used on timber doors and bespoke textured brass pad handles on black frame glass doors, the pad handles were chosen to compliment the detailing in the timber slatted ceiling raft and wall panelling. With both walls benefiting from semi-automatic operation, the acoustic seals are always applied to exactly the right pressure, delivering exceptional privacy during meetings and events. Creating a contemporary yet highly functional feature of the walls, a combination of acoustic absorbing fabric and writeable glass was used as finishes.Style is the exclusive UK partner to Dorma Hüppe offering a complete range of solid and glass moveable walls with manual, semi-automatic and fully automatic operation.“This is a really stylish head office for Sandon Global, and the Variflex moveable walls not only offer adaptable room space, but they also complement the interior design perfectly,” said Andy Gibson, Style’s director for the North.“The 46dB acoustics on both operable walls ensure that meetings, training sessions, workshops and other events can take place undisturbed. By incorporating a pass door between the board room and seminar area, the wall can be left in place without access issues, only opening up the whole area for occasional large-scale events. In contrast, the meeting room wall is likely to be used most days, depending on numbers.”Between the boardroom and the amphitheatre-style seminar room, writable white glass was applied on the seminar side, with a Creation Bauman Astra Fabric acoustic absorption surface in the boardroom.The moveable wall between the meeting rooms has a mix of the same acoustic absorbing fabric and writeable white glass on both sides – perfect for hosting brainstorm sessions and workshops.Sandon Global manufactures anilox rolls and cylinders used in the flexographic, lithographic and metal decoration print industries, worldwide. The new, purpose-built headquarters in Runcorn, Cheshire, provides additional capacity as well as a state-of-the art research and development function.

A raised patio must have it’s edges protected, but not everybody likes the look of wood or metal railing options. Glass provides a sleek and modern aspect to the garden. The SPIG-LITEadvanced raises the glass above the ground, allowing water to flow beneath, making it the ideal balustrade solution for poolside or wet areas. The product is lightweight and compact, enabling easy and quick installation. As with all Pure Vista products, the glass angle can be adjusted to ensure the glass is perfectly aligned. The best windbreak solution, when you have a view, is glass balustrade. As can be seen from the photos, the glass provides protection from the wind and allows a clear line of sight onto the lawn. Aswell as restoring the buildings exterior and interior, MorganMcDonnell Architects have also redeveloped the areabehind these old Georgian houses, linking the 3 centraltownhouses to a contemporary lightweight glass and ETFE(a fluorine based plastic) covered courtyard to provide32,000 ft2 of grade A office space.The balanced contrast between the old exterior andmodern interior is reflected throughout the building’s fabric,especially it’s ironmongery. A traditional oval design wasapproved for the knob handles as it provided the mostgrip available. A polished chrome finish was chosen asMorgan McDonnell Architects wanted a modern feel to thehardware whilst being traditionally sensitive to the age ofthe building. Initially Morgan McDonnell Architects wantedto use lever handles, but due to the listed status of thebuilding and the design of the doors (many of the originaldoors were refurbished) a knob handle was deemed themost suitable.Working with Morgan McDonnell Architects, Allgood Plcprovided a combined ironmongery and access controlpackage that included: hinges, door closers, locks, kickplates, signage and concealed electromagnetic locks. Allitems Allgood provided were delivered on time and withinthe clients budget.

Phase 1, The Warner Stand, has undergone complete modernisation by Main Contractor BAM and was officially opened by His Royal Highness The Duke of Edinburgh on 3rd May 2017.  The refurbishment includes works to the ornate, iconic Victorian Pavilion, with a wing-like roof and fabric canopy; the seating, ensuring maximum visibility for spectators; and the indoor bars and restaurants with panoramic glass windows ensuring the ultimate experience. The Challenge Deliver multiple specifications across differing floors and areas. Propose a system that will deliver a reflective aesthetic, similar to glass. Manufacture and install toughs at bespoke lengths requiring site joints   The SolutionExcelsior was delighted to work on this prestigious project with Populous Architects and BAM Construction. Several specifications and finishes were chosen across the project, our Planar 20 in High Gloss being a favourite. The High Gloss laminate created a glass like, reflective finish which opened up the space and made for a truly show stopping installation. Silver Birch, from the Signature Range of premium ‘capped’ decking, has an elegant textured wood-grain finish.The terrace spaces had additional height build-up requirements, so fixed-head adjustable pedestals were used to raise the decking to the door thresholds.

The next big thing on the horizon is the creation of a standard that will allow architects and engineers to design and use glass as a ductile failure mechanism; the idea being that you can design a structure to be reliable even if the glass breaks - that’s one of the things that has made this project work. Using SentryGlas® we were able to exploit large glass panels with simple and slender mounts, because the glass just works, even when it’s broken. Without that assurance, the glass would have needed more support, which would ultimately impacted the viewing experience

The Lockers are finished in Opti-White 10mm Toughened Glass with Mirror end panels and Hasp and Clasp locks. A bespoke interior, with captive coat hangers and aluminium shoe shelves was created. The markets most popular glass Cubicle system, Prospec Cabrillant, is a favourite of Gymbox, and the Black Glass gives an astounding finish reflecting the colour scheme of each changing room. In stark contrast, the WCs were finished in a Matt Solid Grade Laminate.

The ChallengeAs the building has listed status, any expansion would need to be carefully considered, allowing the building to become more suited to modern demands without losing its heritage.As part of this, meeting the necessary safety requirements of today’s building regulations was crucial – something which could be achieved by specifying materials appropriately.The SolutionTo ensure a product that could meet all the fire and loading requirements was specified, Pyroguard provided expert technical guidance to cater for the project’s constraints of working within a listed building, helping with the specialist design of additional fire-rated glazing to be incorporated in existing timber windows and doors.Due to the ambitious nature of the project, more than 300 square metres of Pyroguard toughened glass, including Pyroguard Firesafe T EW30/6, Pyroguard Rapide Plus EI30/EI60 and Pyroguard Protect T-EI60, was chosen for its unrivalled quality and safety features.Protecting against flames, smoke and radiant heat, the selected glazing range has the advantage of providing Marr College with additional radiant heat control and greater fire protection.In tests this glass demonstrates the ability to maintain the amount of radiant heat to below 15 kW/m2 on the unexposed face, protecting critical evacuation routes for occupants.

As one of the pioneers of remote working solutions, Citrix recently chose to reconfigure their offices, taking on an additional space at the Cambridge Science Park. Aiming to create an environment that would facilitate engagement, creativity and productivity, moveable wall specialists, Style worked closely with architect, Gensler, and contractor, Area Sq, to offer intensely flexible workspace.Delivering exceptional acoustic ratings of 55dB and 52dB respectively, Style installed two Dorma Hüppe Variflex solid moveable walls and a single Variflex glass moveable wall, allowing Citrix staff to section off a meeting area from the main hall and then further sub-divide the space as required. Contributing to the vibrant new décor, all walls feature black RAL 9005 profiles and dry wipe magnetic boards to encourage brainstorming. Cambridge Science Park has been home to the UK Citrix Research and Development team for over a decade. Having occupied approx. 30,000 sq ft of space on the first floor, Citrix was keen to refurbish their existing workplace as well as expand operations by taking over additional space on the ground floor.Reflecting the Citrix vision and culture, the new layout and design maximises the potential of the space, allowing staff to establish new ways of collaborating.When all three walls are in place, three smaller meeting rooms are created. Alternatively, a combination of one large and one small meeting room can be formed, or just one very large space using just the glass moveable wall. The entire space can also be opened-up into one large open plan area. “This is an excellent example of how a combination of glass and solid moveable walls can create really adaptable office space,” said Steve Williams, sales director for Style Midlands.“Thanks to the inclusion of three pass doors, access is simplified and also allows the glass wall to be left in place for extended periods if desired, creating a more permanent space. “However, due to the semi-automatic operation of these operable walls, they can be opened up extremely quickly so that the entire space can be reconfigured for different vents throughout the day.”

Richard Richardson-Derry of GEZE UK looks at how a properly fitted fire door with the appropriate components can give occupants vital time to escape in the event of a fire.Despite what most people believe, toxic smoke is the cause of the most deaths in fires, as opposed to the fire itself. So what constitutes a fire door?The BWF Fire Door Alliance states the term usually refers to a fire door leaf which is the main component installed into a fire-rated frame, along with ‘essential ironmongery’ to make the door perform correctly in the event of a fire.However therein is the challenge – when not required to be a fire door it must still perform everyday functions of providing safety, security, privacy, separating different areas and reducing noise in a building.When an architect specifies door products, it is imperative that as well as achieving the everyday design requirements, factors relating to fire resistance are also a key consideration in order to achieve regulatory compliance.Under the spotlightApart from the frame and door leaf, a fire door includes a door closer, smoke seals, hinges, push pads or handles, signage, and maybe a vision panel. Each and every component must be fit for purpose; should any component fail then the whole fire door assembly could fail. And any item that is badly fitted or wrongly specified could contribute to the spread of fire.For each part of the fire door there are standards that must be adhered to.The door and frame should be installed securely and plumb and true with a maximum gap of 3 mm to all sides for a fire door with smoke protection (for a general fire door the gap can be up to 10 mm).The door closer is an important part of the fire door assembly and it is critical to specify a suitable unit and ensure minimum size EN 3 is used.All doors must be fitted with intumescent seals – they play a major role in fire safety as they will expand to around 10 times their volume when significant heat is applied.Hinges are a critical part of a door, carrying its weight and allowing free movement of the door leaf but also helping to keep the door straight during a fire episode. There should be three hinges in a fire door up to 2,100 mm high. For doors over 2,100 mm high, exceeding 150 kg, or over 100 mm wide there should be four. All hinges for fire doors should be made of steel or stainless steel and have a melting point of no less than 800°C.All relevant push pads, handles and kick plates must have the required test data and standards and should have a melting point of at least 800°C. Locks need to comply with BS EN 12209 and lever handles with BS EN 1906.Signage on a fire door is required, such as ‘Fire Door Keep Shut’ or ‘Fire Door Keep Locked’. They need to conform to BS 5499: ISO 7010.Vision panels can be introduced to a door specification for reasons of safety, aesthetics, or to allow transfer of light, however the relevant seals must still be used so as not to compromise the integrity of the fire door and only suitable fire tested glass should be used.Specifying a closer for a fire doorThere are four main types of closer – surface mounted with link arm, surface mounted with guide rail, concealed, and floor mounted closer. All should be tested, approved and certificated to harmonised standard EN 1154, BS EN 1634-1 and have Certifire or similarly approved testing. In addition, a closer should be CE marked or hold the new UKCA (UK Conformity Assessed) certificate (effective fromJanuary 2023).There is also the application to consider: which closer is best suited to the door type, size, location and intended use of the door? Another consideration is the best fitting arrangement, and again this is dependent on door type, size, location and use.There are several different configurations for a variety of applications that also need to be taken into account including fitting configurations, using brackets, mounting plates or spindle extensions to overcome specific site details. All should be specified in accordance with test evidence.Another consideration is being able to adjust the closer. The correct adjustment of the closing force is needed to ensure it meets the requirements for access under Part M and BS 8300 with Part B of the Building Regulations for fire as well. Correct adjustment refers to electro hold open, back check, closing speed, and latch action to ensure the door opens and closes safely and securely.All door closers complying with EN 1154 will have a six figure classification which should be marked on the door closer.The power of door closers according to the EN 1154 standard are rated from one to nine, for example a size three door closer has a closing force of 18 Nm (Newton Metres), where Nm is the closing force exerted by the door one metre from the hinge point. It should be noted that the minimum size allowed for any door closer on a fire door is size three.In summary, while all the component parts of a fire door must be thoroughly tested and conform to all relevant standards, the most important aspect is that they must work together as a doorset.Richard Richardson-Derry is national specification manager for GEZE UK

The golden rotunda at the top of the building sitsthe Shakespeare memorial room, housing the original carvedwood panels from the memorial room at the city’s demolishedVictorian Library.Allgood supplied a full Alite package that included doorfurniture, signage and mechanical door hardware, whileAllgood Trio supplied electronic locks and key switches. Itis a working space, a creative sanctuary and studio foreducation and collaboration.I-AM approached Allgood to provide a contrastingaddition to the showroom in the form of the Holt range.Comprising of door and bathroom accessories, Holt ismade oak and hand finished.Bespoke length pull handles were crafted for the existingglass entrance doors, continuing the interior’s warmingaesthetic. Due to their exterior use, a new externallacquer was applied, in order to shield the handles fromvarying outdoor conditions.In the bathroom area, the Holt approved documentM pack was installed, showcasing the range’s abilityto cater for the disabled, whilst contributing to thebathroom’s decor.

A movable acoustic wall with radiation protection for a research and testing environment needing to maximise flexibility while still offering the safety and protection required in a radiology environment.Our Type 100SE semi-electrically operated movable wall was developed and tailor-made for this requirement; with X-Ray protection and specialised seals to ensure the ground-breaking radiation protection and acoustic levels would be achieved. Each wall weighed in the region of circa 6 tons and the top hung system was fitted with our Type “K“ track which allows for remote and varied stacking locations. The walls varied in width and height but were all finished in Rigato Formica laminate with aluminium protective edge trims. The vision panels in the pass doors were fitted with Med-X type single glazed glass between two layers of 4mm thick toughened glass.

Dawn and David became a customer of Mumford and Wood having met at a home exhibition.They were in the process of extending their Surrey home and although liked the style of their existing windows had experienced water ingress and poor thermal performance from them, so decided to investigate replacing with new timber units. Dawn explains;"We were keen to install a product that would last, so finding a product that we could trust to perform well, with good thermal and security ratings was crucial. Once we had visited the Build Centre in London to view some of Mumford and Wood’s full-sized products, we were very impressed by the quality and aesthetics, so we just knew they were the manufacturer for us."Dawn and David expressed that they wanted a clean look for their beautiful home and so we recommended flush Conservation Casement windows and doors, including slimmer glazing bars. We also supplied roof lanterns to the orangery, allowing lots of light.They were also very keen to ensure that the glass sightlines were consistent across each window and door, despite them being different sizes. Working very closely with the architect, we were able to ensure that sightlines remained similar, resulting in a clean, symmetrical look, throughout the building, irrespective of product dimension and shape.Mumford & Wood, Sales Manager, Alex comments;"As soon as the client confirmed they wanted a clean, but traditional look for their home, I knew that our Conservation Range would be perfect for them. Canal were approached to manufacture a bespoke, straight staircase for a residential property in Kent. The architect wanted to allow as much light in as possible to permeate throughout the property which meant incorporating extensive amounts of glass into the design. The specification required a contemporary steel staircase structure with glass balustrades and treads. The structure and handrails were manufactured in stainless steel and a satin polish finish was applied to provide a brushed appearance. Pig nose fixings were applied to the glass and stringer, which married up the initial welded fixings to hold the glass panels in place.

Radii joined the fit-out for this asset management company’s new European headquarters in mid-2022, working for approximately 20 weeks to deliver our high-end commercial solutions for 179 offices and meeting spaces across Levels 1 to 4 of the 88,000 sq ft site.Curved double glazed Parallel 50 (45dB Rw) partitions were manufactured and installed by Radii for a number of meeting rooms fronts, while single glazed Linear 25 (41 dB Rw) and double glazed Parallel 100 (50dB Rw) were also deployed to match the variety of acoustic requirements. Mesh glass was used in places on Levels 2 to 4 to provide extra privacy around reception and lounge areas respectively.Partitions were complemented with smoked dark European oak timber veneered doors throughout the space.

From the start of the design phase, we worked in partnership with Norman Foster and Kier to create unique modular steel and glass partitions throughout the building. Bespoke doors provided the ultimate finish. Our approach was to ensure that functionality and aesthetics worked together to deliver consistency and innovation throughout the building. Attention to detail was paramount to the success of installing bespoke partitions within the creative surroundings of the Centre.

They wanted a full entrance solution with a revolving door at the end of a bridge with a sheltered glass tunnel leading up to a pair of automatic sliding doors and security lanes. As part of the project, we worked closely with the contractor Imtech Inviron Ltd and all the project team, whilst meeting all challenges along the way, we aimed to create the perfect solution without disrupting the space and flow of the foyer whilst entering and exciting the building.Solution: One key item was enabling staff to be able to enter the entrance corridor through a revolving door, providing a sustainable and weathertight area out of the weather, then having a secondary entrance through a pair of automatic sliding doors, therefore providing an improved entrance with high protection against all weather conditions. To comply with Part M of buildings regulations, we provided our unique FAAC Airslide automatic sliding door system, to ensure accessibility for all.Once inside the building, we installed a bank of 3 security lanes, to control the access for authorised users only and preventing unauthorised personnel from entering the building.Revolving door: The RD100, a power-assisted door, elevates functionality for any office entrance with pedestrian traffic. This compact revolving door accommodates various pedestrian flows effortlessly and at their preferred pace. Manually activated, pedestrians push the door to start. Once the smart system activates, it guarantees smooth movement in both directions, reducing effort and power use, easing entry/exit, and reducing the carbon footprint.Sliding door: Our FAAC A1400 sliding door’s innovative “energy saving” feature empowers this system to discern transit direction, meticulously optimizing opening and closing times. This functionality effectively prevents unnecessary air dispersion, even amid cross traffic occurrences. The resulting product is environmentally conscious, reliable, secure, technologically advanced and notably, cost effective in the long term.Pedestrian Gates: The Magnetic mWing Pedestrian Gate system ensures swift visitor flow with quick opening times and preset travel features, ensuring high-security standards in both monitored and unmonitored areas. Glazing Vision’s three-wall box rooflight has provided a rooftop with more de rigueur, and one which takes advantage of the spectacular views overlooking the Perth shorelines.Keen to unlock and utilise the space on top of this newly built residential home, and further add value to this property, an innovative “glass box” was introduced to provide easy access to the roof terrace.Luxurious, modern and upbeat, this new build property has been carefully created with family life in mind. The floor plan involves family separation and considered zoning of the property.The ground floor provides a secluded escape from the excitement of the first floor, with a detailed layout which enables the clients to relax. A big theatre room and access to the garden offers a chilled out environment, hidden away from neighbours.The first floor is created for living in, with a completely open planned lounge, diner and kitchen. Set higher up, it allows for views across the beach and over the garden courtyard. Thus, it was important to ensure that high quality glazing was specified throughout to make the most of the wonderful views.Tasked with sourcing and installing the windows and doors on this modern new build property, Next Generation Glass director Steve Payne mentions how the client had come to them enquiring about skylights. After a lot of research into the different profiles available in Australia and after various different drawings and ideas, the outcome wasn’t looking good.It was a visit to the UK which led Steve to Glazing Vision, thankful of a recommendation from a contact of his. “Since my first contact, we decided it was a great product and became a distributor of Glazing Vision products in Australia”.After discussing the details of the job, a three wall box rooflight was recommended, helping to provide access to the clients roof terrace and providing wonderful views of the majestic presence of the Indian Ocean in the background.“It really is a great product and all that see it are in awe of it” explains Steve Payne, director of Next Generation Glass.The Glazing Vision three-wall box rooflight is fixed to your existing building structure, thereby facilitating the full use of the roof top terrace but operates in the same way as our freestanding box rooflight. The sleek aluminium framework and perfectly edged glass-to-glass joints create a stunning contemporary finished design which reflects the style of this property.This home’s rooftop terrace is the culmination of meticulous tweaking of the planning codes, and the reward is breath-taking views of Perth, with a beautiful backdrop of the ocean behind. It was in fact these planning codes which guided them towards the three-wall box rooflight, as the extra head height was required when coming up the stairs. Also allowing the homeowner to climb the stairwell whilst the rooflight is retracting into its open position, without having to ‘bow their head’.Fitted with minimal and contemporary outdoor furniture to increase the sense of openness. The new roof top allows the homeowner an additional ‘room with a view’, perfect for entertaining or for relaxing and enjoying the stunning views on offer.Having completed their first project with Glazing Vision, Steve Payne mentions how easy the whole process was, and that most of the hard work was undertaken by Glazing Vision. It was a simple installation process for a company like Next Generation Glass who are used to cranes in their scope of works.
