To ensure outstanding sound attenuation, we fitted p100 double glazed partitioning and IsoClear glass doors. To ensure time and cost efficiency, our design team worked with BAM and GMW Architects to ensure the right choice of standard deflection heads and allow for +/- 25mm movement rather than designing and manufacturing a multitude of bespoke deflection heads. We also installed p20 single glazed demountable partitioning for a range if brightly coloured 'eco cabins' dotted throughout the building.

The front of the building benefits from planted up areas which breaks up the hard lines, this along with the curved stone seated areas creates a pleasant place to sit and sip a coffee. Smart interior design is matched by a highly distinctive exterior featuring brick and gold clad facades. VELFAC 200 windows, patio doors and entrance doors are installed in every apartment to provide both a quality finish and impressive low energy and low maintenance performance. Windows, doors and Juliette balconiesEvery apartment features a combination of VELFAC windows and patio doors (leading to a balcony or terrace) and inward opening, tilt/turn VELFAC IN glazed doors. These are used to create Juliette balconies, with balcony fittings integrated within the VELFAC frame to simplify subsequent railing installation. As every apartment features a range of interior materials, inner VELFAC timber frames are painted white to create a neutral and low maintenance finish ideal for rented apartments. External aluminium frames are finished in a dark grey polyester-powder coating to complement to both the brick walls and gold cladding. VELFAC also supplied head pressings to match the window sills, thereby ensuring a neat and consistent finish at both top and bottom. Our ‘go to’ composite glazing brandHaving successfully used VELFAC products on earlier projects dRMM was happy to specify the system for The Didsbury: ‘VELFAC has become our ‘go to’ brand when specifying composite glazing,’ says Findlay McFarlane, Architect at dRMM. ‘The system offers a good cost to quality ratio, and the frame design results in low embodied carbon, primarily due to the percentage of recycled aluminium used. This was important for Populo Living’s sustainability targets, and for dRMM as we champion climate-conscious architecture and the use of natural wood, which again is a feature of the VELFAC frame.’ Main contractor Bugler Developments was also happy with the specification: ‘We knew from the outset that we would be using the VELFAC system, and as we had used it before we knew it would meet our client’s requirements,’ comments Thomas Bugler, Head of Marketing. First discussed in 2015, The Didsbury has been a long and complex build. VELFAC, however, is one of the few suppliers to remain with the project from start to finish, thanks to the quality of the system and the expertise provided at every stage build. ‘We liaised with VELFAC right from the start of the project, through the detailed design stage, procurement and eventually to installation on site, with amendments and updates included along the way when necessary,’ says Thomas. ‘The project’s sustainability and affordability targets became more challenging due to this long planning phase,’ adds Findlay, ‘but the VELFAC system continued to meet the specification as it evolved.’ Technical support above and beyondWhile The Didsbury’s minimalist exterior may look sleek and simple, specification was in fact very complex, comments Findlay, and required expert input from the VELFAC team: ‘The stepped façade and variety of façade-specific performance targets meant that not all floors had an identical specification,’ he explains. ‘In addition, while VELFAC double glazing met all low energy targets, we needed to fit acoustic trickle vents into road-facing windows and ensure lower floors and balconies had windows with Secured by Design accreditation.’ Issues regarding weathering within the gold cladding also needed attention, comments Thomas: ‘This required some on site consultation with the VELFAC team, and updated detailing to ensure the end result was compliant and of the right quality - we are very pleased with the finish, and the windows and doors work well within the overall development.’ In fact, VELFAC support made a significant contribution to the success of the whole project says Findlay: ‘We worked closely with VELFAC on detailed drawings for the windows and doors, and were impressed with the level of support provided – more than that typically provided by a supplier, and another reason why we like to use the VELFAC system when we can. The thoroughness of the detailing meant there were fewer surprises when it came to installation, helping us keep on schedule during the final build and installation phase.’

ChallengeThe boundary between adjoining properties has always been assumed to be an area of neutral heat loss. However, research undertaken by Leeds Metropolitan University, MIMA (the Mineral Wool Insulation Manufacturers’ Trade Association), BRE (Building Research Establishment) and Knauf Insulation has revealed that a significant amount of heat is actually lost through uninsulated cavity party walls.It is estimated that there are 7.4million existing party walls that have been built with a cavity across the UK.Although these walls provide fire and acoustic separation to meet the requirements of relevant building regulations, the thermal performance of a party wall had not previously been considered.Knauf Insulation has provided solid evidence that its Supafil® Party Wall glass mineral wool blowing insulation is a reliable way of eliminating party wall bypass and so City West Housing Trust, a Salford based housing association, has installed the product as part of a pilot scheme to a number of its properties.Working alongside Bridgewater Surveyors and others, City West wanted to improve the energy efficiency of their tenants' properties and are continually looking for other ways to reduce energy costs and consumption. Knowing that by insulating the cavity party walls of properties could lower energy bills for their tenants they embarked on the trial project – with the aim of a possible roll out across other areas in the North West.After approaching Knauf Insulation for advice, City West and Bridgewater Surveyors settled on a reliable solution: Knauf Insulation’s Supafil® Party Wall insulation.SolutionSupafil® Party Wall prevents heat loss through party separating cavity walls by fully filling the cavity. Supafil® Party Wall is an in-situ formed unbonded, non-combustible glass mineral wool. Knauf Insulation have now completed an extensive research programme to develop a proven methodology for installation into existing homes to add to the product’s use in new build applications.As well as being an excellent thermal insulant, Supafil® Party Wall insulation also has good sound absorption characteristics which help to ensure that when a party wall is upgraded, it complies with the requirements of Approved Document Part E of the Building Regulations - which is designed to protect occupants from noise in adjoining rooms or buildings.As part of the Salford project, houses were tested before and after the installation took place. The reduction in the heat loss was equivalent to an improvement in the effective U-value of the party wall of at least 0.5 W/m2K. This shows there is a significant beneficial impact for tenants in fully filling cavity party walls with Supafil® Party Wall Insulation.Supafil® Party Wall insulation fitted into City West’s obligation to maintain a greener environment as the product conserves energy and reduces the emissions of the major greenhouse gas, CO2. The energy and CO2 emission saved by the product in use vastly outweighs those generated in its manufacture. Supafil® Party Wall has a generic BRE Green Guide Rating of A+ and has zero Ozone Depletion Potential and zero Global Warming Potential.When completed, the trials will measure the extent of customers’ energy bill savings – estimated to be up to £90 a year – as well as the amount of carbon emissions that could be reduced."We are committed to ensuring our properties are as energy efficient as possible and along with Supafil® Party Wall insulation we have installed cavity and loft insulation to our portfolio of properties."Gary Vaughan – Head of Sustainability & Supply Chain, City West

Providing the solution for EWI retrofit on non-traditional build housingHaving successfully completing the previous 2 phases, K Systems were approached to provide a specification for EWI installation onto two non-traditional build housing types: 5M and Caspon. Both archetypes are of timber frame construction with single skin brick infills at ground level and a mixture of hanging tiles or cladding on upper floors. Typical of non-traditional build housing, the technical team at K Systems had to pay particular attention to bespoke detailing to derive a suitable EWI solution to meet the client’s requirements.The hanging tiles and cladding were removed from the upper floor(s) and replaced with timber sheathing boards to allow for a uniform aesthetic and a striking contemporary finish.Delivering a robust, safe and aesthetic system solution to meet the project requirementsHull City Council wanted to improve the thermal efficiency of their housing stock whilst provide a durable and more contemporary aesthetic look for the project. A combination of K Systems M Silicone and K Systems M VBriQ was used to achieve a u-value of 0.28 using varying thicknesses of A1 non-combustible mineral wool (80mm to 150mm) to adapt to the variety of substrates typical of non-traditional build housing. The combination of acrylic brick slips and polymer enhanced silicone topcoats achieved an appearance that is durable and elevated the dated look of the estate to a more modern feel. Our team worked extensively with the appointed architect preparing bespoke detailed drawings for the various archetypes, particularly transitions between the brick and timber substrates, cills, verges, rooflines, gas boxes and below DPC. Weekly demand planning meetings ensured timely delivery of materials to the appointed contractor.We ensured the correct fixings were specifiedK Systems commissioned pull-out tests to determine the optimum fixings and washers to be used to anchor the EWI system to the different substrates. A combination of hammer fixings and screw fixings were specified.

When architects ACME designed a new landmark retail facility in Leeds, the aim was to build a shopping centre fit for luxury brands. dormakaba supplied HSW-R glass sliding shop front systems, ES200 automatic sliding door entrances & MUNDUS patch fittings, to ensure a high performance access solution with elegant appearance. 150 panels across the arcade, was installed. HSW-R systems include an ITS96 door closer, concealed within frame for discreet appearance. The system’s double glazed panels are supported by aluminium ceiling suspended track avoiding any obstructions for wheelchair users. This creates an ideal access solution for retail entrance settings.
