However, a considerable portion of the office buildings constructed during that period now appear outdated, and the area appears to be run down. Croydon is already one of the UK's largest commercial hubs. The completion of Ruskin Square will take the area to a whole new level, with up to 1.25m sq ft of office space alongside up to 625 residential units, 100,000 sq ft of retail, cafes and restaurants and vibrant and attractive public spaces. Following the successful completion of Building 1 in 2016, we are pleased to announce that the Bike Storage Company has been contracted to consult on the bike storage solutions for Building 2, which was completed in 2023.

Both have been delivered by the council and leading property developer, Ion.Designed by Glenn Howells Architects and constructed by GRAHAM Group, the eye-catching i9 building pays homage to the industrial characteristics of the city’s red-brick Victorian architecture. Approved fabricator APiC UK Limited installed Metal Technology Ltd’s System 17 Capped 50mm and System 17 SP structurally glazed Curtain Walling. Opening vents are System 4-35Hi+ Casement, with System 5-20D Hi+ THERMAL Doors and 10-35 commercial framing system.i9 is already home to the Ministry of Housing, Communities and Local Government – the first ministerial office with a regular presence outside London.The new office achieves a BREEAM ‘excellent’ rating and incorporates the latest green technology and thinking to deliver low energy use, low resource use, flexibility and low impact on the surrounding environment. It is the first office in the Black Country to be awarded WiredScore Gold certification in recognition of its digital connectivity and infrastructure.

Michael Laird Architects approached Planet Partitioning to provide high acoustic partitioning screens and doors, across all 4 floors of the scheme, with an extra 5th floor secured upon completion, as a result of the impressive works Planet provided.With audio being the Client’s line of work, the office space not only included meeting rooms, open plan office space and break out areas, but also ‘Jam’ rooms and recording studios. Stringent acoustic attenuation was therefore called for, with PURE100 double glazed partitioning screens and IsoPro doors being used throughout the office and meeting areas, and PURE100 single glazing used in the break out spaces. By using the PURE100 range throughout, the scheme ensured the head and base details remained uniform across all 4 floors.For the Jam rooms and recording studios, Planet recommended specialist PURE200 triple glazed screens, which can achieve staggering acoustics of 64dB Rw, ensuring workers wouldn’t be disturbed while staff ‘rock out’!ech panels were integrated to the partitioning screens surrounding the meeting rooms, as an easy way to book the rooms remotely and to notify staff of when the rooms are booked, and by whom.Planet designed a bespoke ‘zig-zag’ glazed partitioning screen to run along the front of a section of offices. The completed effect was quite striking and greatly received by the client and architect.

The design brief for Suffolk St James’s focused on a comprehensive refurbishment to create CAT-A offices on the 1st to 4th floors, along with a striking reception on the ground floor. The lower ground space provides studio/gym, bike store, kitchen and a further CAT-A office. There is a large roof terrace on the 5th floor.The challenge on this project was to replace the existing single 10-person lift and create step-free access to all five floors, including the 2,000 sq ft roof terrace and lower ground floor level.

Featuring TECHNAL aluminium curtain walling, windows and door systems with the curtain walling extruded using Hydro CIRCAL® 75R contributing to reducing the building's carbon footprint and helped to achieve the BREEAM Very Good rating awarded. This £22 million project begin in February 2019 and comprises of a 7,500 sqm nett area. four-storey building which houses the headquarters for the leading software company, The Access Group. When completed in November 2020, the office development, funded by Leicestershire County Council, is said to be the largest, single-occupier office deal in Leicestershire.The TECHNAL team were approached to offer specification solutions to suit the aesthetics and meet the technical requirements of the project. Designed around a central core with a linking wing either side, aluminium Curtain Walling spans vertically, with the facade also incorporating aluminium casement windows and doors.

Offering 250,000 square feet of space, the office serves as a government hub, housing nearly 3000 civil servants from 11 different departments.ChallengeWith a large amount of employees and visitors needed access to New Waverley’s offices every day for different purposes, it was key for the client to have something in place that could control the flow of authorised users getting in and out. In Clerkenwell, McLaren constructed a new office building with a basement to provide a total 97,000 sq ft of office space. McLaren utilized the existing basement structure which meant the exterior of the structure wasn't accessible. This meant that it was appropriate to use a cavity drain system. FIS worked closely with Henry Construction Projects and Veretec to provide a complete waterproofing service. Designing a system to fit around the existing structure was the challenge. Alfresco Floors were commissioned by Frost Landscape Construction to supply and install the GRAD decking and rail systems, which were supported by the Buzon pedestal system. This was a particularly challenging project as steel planters were strategically located in the middle of the roof terrace so installation had to be carried out around the numerous planters. The finished outdoor space at 2-6 Cannon Street provides office workers with a unique roof top terrace.

The Royal College of Pathologists have relocated their London Headquarters to the rapidly changing area of Aldgate, on the Eastern fringes of the city. The new seven storey structure replaces an existing office block, providing a flexible and environmentally efficient building to house their growing needs. The building design includes major conference facilities, meeting rooms, offices, a multi-function auditorium, exhibition space, restaurant facilities and accommodation. Cordek were asked by the specialist concrete frame contractor Oliver Connell & Son to devise a formwork system to allow the construction of ribbed concrete floors.

For this high-spec project, Style worked with architects, Perkins and Will, and contractor, Tetris Bluu. Finished in a blue fabric combined with magnetic white boards, the semi-automatic operation walls are both functional and practical.

As part of a broader development vision, 280 High Holborn seamlessly blends modern aesthetics with the historical charm of its surroundings.The ambitious project aimed at creating 100,000 sq ft of commercial office space, six adjacent apartments, and a retail presence in Mid-Town London. The design needed to be flexible, column-free, and capitalize on views over the historic Lincoln’s Inn Fields to the south. The challenge was to seamlessly integrate the building into its urban context while providing a versatile and attractive environment for various uses.The building’s form optimizes its plan to blend with the adjacent townscape, offering an articulated floorplate that supports flexible space planning solutions. The mix of office, residential, and retail spaces necessitated the incorporation of flexible office floorplates that could be easily customized for different needs.In the pursuit of modernity and functionality, our contribution to 280 High Holborn involved the supply of bespoke metal riser doors. Concealed, fire-rated, and designed to be flush with the surroundings, these doors seamlessly integrate into the modern aesthetic of the building. Placed strategically throughout the structure, these doors contribute to the safety of the occupants while maintaining a sleek and unobtrusive appearance.The building’s floorplates offer a ceiling height of 2.7m clear, providing a versatile canvas for both open-plan and cellularized office configurations. Six apartments at the southern end capitalize on views over the Inns of Court, adding a residential component to the development. Additionally, a new civic space at the base of the building enhances engagement with the surrounding community.With a focus on sustainability, 280 High Holborn achieved a BREEAM ‘Excellent’ rating, underlining its commitment to environmental performance and occupant well-being.

For the new office of one of the UK’s leading healthcare specialists, workplace interior design specialists, ID:SR – Sheppard Robson, specified the natural beauty of Forbo Flooring Systems’ Allura Flex Wood Luxury Vinyl Tiles (LVT) to help ‘bring the outside in’.  Occupying the first and second floor of a new seven-storey Grade A office building in Leeds, the healthcare specialist has brought over 250 staff together into one co-located environment. Expertly designed by ID:SR, the 25,000 sq ft space comprises a variety of agile work and social settings to support a range of activities, a dedicated client reception, meeting suite and lounge.   “To support employee wellbeing, the office also engages with the principles of biophilic design, so we incorporated natural looking materials where possible to emphasise the connection between people and nature. The beautiful and realistic wood effect of Forbo’s Allura Flex Wood LVT supported this idea of bringing the outside in. Offering convincing, authentic visuals and excellent functional performance, we used the finish in prominent positions of the office as we felt the flooring supported the overall concept of the scheme.”  Allura Flex Wood in the Weathered Oak colourway was fitted in a herringbone pattern with bursts of Seaweed Solid Oak, Charcoal Solid Oak and Smoke Solid Oak in the main reception and staff breakout areas. Thanks to its tackified installation, the high quality, dimensionally stable Allura Flex tiles provides answers to key issues such as limiting valuable downtime, the re-use of floors and minimising environmental impact, perfect for busy office spaces.  What’s more, Surestep Material in Cool Concrete was specified in the kitchenette of the staff breakout area, where there is an increased risk of slip. The safety flooring combines outstanding slip resistant properties with differentiated design and through the use of Step Crystals, the natural colourway offers a clean, fresh look and improved cleaning and maintenance properties. The PUR Pearl finish ensures that it is stain and chemical resistant.
