The house of tomorrow today

The house of tomorrow today

RENOLIT UK Ltd

House of Tomorrow Today... CHALLENGE + SOLUTION Before your imagination runs away with you: HoTT stands for House of Tomorrow Today. This new Dutch concept is based on both the Smart Building and Active House principles. It tries to gather recent innovations as well as new technological developments in one project, entirely in line with future market trends. From the very beginning HoTT gathers together all parties involved in order to have a smooth running building process and thus limiting the number of contacts and intermediaries. Compared with traditional building methods this optimal cooperation already results in at least a 30 % cost reduction. Also it is worth mentioning the construction itself - HoTT strives for prefabrication and modular building components, resulting in a decrease of project schedules, project budget and construction site waste. Although prefabrication had over time developed the stigma of cheapness and poor quality, it has nowadays been turned around into a green trend in construction. The first HoTT healthy home in the Netherlands has just been completed. Comfort, energy and technology are the main issues. It is a house with comfortable living conditions, a lot of natural light and fresh air, and, above all it is energy neutral, modular and durable, reducing its ecological footprint. Electrical wiring, plumbing and wall components can all be easily adapted for the future needs of the building. Both sloping roofs are prefabricated steel frame structures with insulation, vapour barrier and roof covering already included, allowing a fast and easy installation. The less sloping, south facing roof has a RENOLIT ALKORPLAN PVC roof covering, provided with aesthetic RENOLIT ALKORDESIGN roof profiles. Also part of the roof has solar panels which have been installed using RENOLIT ALKORSOLAR profiles. The building is being constantly evaluated by means of sensors gathering data to continuously improve and develop future HoTT buildings. The concept will not only be applicable for detached housing, further developments will also aim at terraced houses, schools, hospitals, etc. This project proves once again RENOLIT is a reliable “green” partner, a company that is responding to the growing demand for ecological products by offering sustainable building materials. It’s the first HoTT of hopefully many more...

Piatto paving brings granite look to Deaconess House

Piatto paving brings granite look to Deaconess House

Brett Landscaping

Deaconess House, a former hospital, dates back to 1894 and the new development retains the frontage of the original building, with a modern construction to the rear. Given the building’s proximity to Holyrood Park, the planning conditions specified the use of indigenous stone for all paving on the project from within 20 miles of the site. However, when the contractor researched the options it was recognised that this was impractical and that Brett Landscaping's Piatto range would provide an equally effective solution to the project’s needs. A detailed visual and physical inspection, together with core and moisture probe analysis carried out by IKO on the roof, patio and walkway areas, indicated that the waterproofing membrane was in a condition commensurate with the age and the type of the traditional membranes installed. They had become fragile and brittle. The decks were saturated due to water ingress, and natural ageing had played a principle part in the deterioration of the waterproofing system. The build-up would not have met the requirements of the current building regulations Part L. IKO worked to refine the specification for the main roof,

Hart Door Systems Ltd

An innovative door design was required for a new manufacturing process about to be introduced in the new Nissan battery plant manufacturing facility. Project/doors:100 Bespoke Conveyor screensThe challengeNissan required a unique door for a new production facility. The doors needed to give 60-minute fire resistance and be capable of completing up to 400,000 open/close cycles a year. Further, the doors needed to meet strict air leakage criteria and be able to withstand sudden air-pressure increases. The doors also had to interface with third-party equipment such as conveyor belt controls and fire alarms. Each required an LCD display control panel that provided a quick and easy diagnosis of what each door was doing at any point in time. The solution Using an already proven design solution which Hart developed for the baggage handling system in Heathrow’s Terminal 5, Hart adapted the product to suit this new requirement. As this was not a product already on offer, invention and rigorous testing were required. The successA decade has passed since the doors were installed and commissioned. The facility continues the manufacture of the battery cells and the doors remain a critical part of the success of the plant and have proved exceptional reliability and total cost of ownership

First Passivhaus in Wiltshire achieved with help from MEDITE VENT and SMARTPLY AIRTIGHT

First Passivhaus in Wiltshire achieved with help from MEDITE VENT and SMARTPLY AIRTIGHT

MEDITE SMARTPLY

MEDITE VENT and SMARTPLY AIRTIGHT proved to be a winning combination for the first oak frame Passivhaus to be built in the heart of Wiltshire, South West England.Built by award-winning construction company Erigo Developments, Seldom Seen, a private detached residence, was at the time of completion the first house in Wiltshire to meet the Passivhaus standard. It still ranks as only the eighth certified Passivhaus in the South West of England.Designed around a traditional oak frame and finished in oak cladding, the house was strategically sympathetic to its rural Area of Outstanding Natural Beauty (AONB) setting. The combination of MEDITE VENT and SMARTPLY AIRTIGHT helped to achieve its Passivhaus status.Rebecca Thursby, Director of Erigo Developments commented: “At the time, there was nothing else on the market that fulfilled its role in this location. We used an oak frame to create the external envelope and then choose both MEDITE VENT and SMARTPLY AIRTIGHT to achieve the level of airtightness required to meet the Passivhaus standard. We managed to get the air tightness down to 0.38 ACH @ 50 Pascals, which is very good.”To reach Passivhaus standard, a building must achieve an airtightness level of 0.6ACH (Air Change per Hour) at 50 Pascals or less. In other words, the volume of uncontrolled air leakages in 1 hour must be less than 0.6 times the overall building volume when the difference in air pressure between the indoors and outdoors is 50 Pascals. Named after French mathematician and physicist Blaise Pascal, ‘Pascals’ is the unit by which pressure is measured. In this case, it indicates the air pressure difference between inside the building and outside the building for the airtightness test. Reaching an airtightness level of 0.38 can be considered a remarkable achievement.Perfect for use in low energy buildings, MEDITE VENT is a high performance, breathable sheathing panel, suitable for use in timber frame structures. It boasts high racking strength in excess of Category 1 requirements, and high vapour permeability alongside weather resistance. Its extremely low vapour diffusion factor helps to prevent condensation and because it is manufactured with no added formaldehyde, it contributes to both a healthier working environment for installing contractors and a healthier living environment for building occupants. This intelligently formulated panel is teamed with SMARTPLY AIRTIGHT, an airtight structural OSB/3 panel with integrated vapour control properties, used as structural sheathing in timber frame buildings. These features eliminate the need for additional Air and Vapour Control layer (AVCL) membranes. Its coating also provides a durable, smooth surface perfect for the use of airtight tape at the panel joints. SMARTPLY’s in-house speciality surfacing technology provides this integrated vapour barrier, which delivers high and constant vapour resistance across the whole surface. For this project, the timber frame was in-filled with Icyenene sprayfoam insulation, with SMARTPLY AIRTIGHT lining the interior, alongside plasterboard facing the room. MEDITE VENT was installed on the exterior of the spray foam, which was then topped with Tyvek wrap and finished with the timber cladding.MEDITE SMARTPLY’s entire product range, including MEDITE VENT and SMARTPLY AIRTIGHT, is manufactured with FSC® certified Irish timber, from their own sustainably managed forests, demonstrating a clear supply chain and manufacturing process.Being conscious of how this industry impacts the environment is also something that Erigo Developments takes very seriously. Erigo is an award-winning construction company that puts an exceptionally strong focus on being environmentally responsible. The company demonstrates this by selecting carbon responsible materials and always aiming to achieve zero non-hazardous waste to landfill in all of their projects.“We've made a commitment that we're only going to build to a Passivhaus standard going forward, and to build with carbon responsible materials,” continued Rebecca. “I think everyone needs to do their bit to combat climate change.”“I think that building regulations need to go further in terms of power requirements and what's needed from houses now to achieve energy efficiency. That way, everyone knows what they can do in order to reduce their energy demands. There also needs to be more incentives in place to make people choose carbon responsible materials.”The use of MEDITE VENT and SMARTPLY AIRTIGHT provides a winning formula for sustainable building.

Luxury access to the roof terrace by LAMILUX roof access hatch

Luxury access to the roof terrace by LAMILUX roof access hatch

Lamilux Rooflights Ltd

In densely populated urban areas of the cities, where the number of floors in housing is sometimes limited and private gardens are rare, a rooftop terrace or patio is becoming a popular design choice. However, many residential buildings with rooftop gardens don’t see much daylight and careful consideration is required to determine an access point to the roof terrace. For such rooftop projects, a new dimension of roof access is offered by the LAMILUX Flat Roof Access Hatch Comfort range, designed to give a generous daylight intake in attic apartments alongside convenient access to the roof terrace creating an air of grace and beauty both internally and externally. The LAMILUX Flat Roof Access Hatch Comfort range now introduces its fourth product into the family, giving more choice and flexibility when creating a luxurious living space with an exclusive ambience. Featuring unrestricted use as a natural ventilation device and convenient access to the roof terrace, the indoor climate also benefits from the high energy efficiency of the range thanks to the thermally broken frame and excellent air tightness values. The existing Solo and Duo Flat Roof Access Hatch products from LAMILUX open laterally by moving one or two panels horizontally to create direct access to step onto the roof terrace, whilst the space-saving hinged opening Swing variant swiftly opens its one meter by 3000 or 3500 mm long aperture to 84 degrees in just 25 seconds. The fourth, and newest addition to the Access Hatch Comfort repertoire the Square, makes it possible, for the first time, to also use spiral and platform staircases underneath. Until now, access to the roof was limited to straight stairways due to the elongated rectangular shape of the roof access hatch range. The Square only takes 45 seconds for the concealed hydraulic drives to silently open the 4m² glass element of the skylight by 70 degrees. As with the Swing, the new variant does not require any additional space on the roof terrace than its own size in closed form, even when open, thanks to its swing mechanism.   Visually, the aluminium border frame throughout the product family, attracts attention as an architectural highlight. The aluminum profiles and the reveal surface can be coated in all RAL colours offering further choice and exclusivity. Since the glass panes and frame feature a flush edge detail both internally and externally, and all variants are designed with an inclined surface, the range boasts not only a visually appealing seamless design, but also ensures that rainwater can run-off easily without leaving any dirty edges or water ponding. Safety is standard in the Flat Roof Access Hatch Comfort product family with fall-resistant glazing which can be walked on to a limited extent for cleaning purposes. As an additional safety feature, a light barrier is installed as standard which prevents the closing of the access hatch as soon as it detects something in the entrance area. In terms of energy, the new roof access hatch continues the tradition of all LAMILUX skylights: The overall system, which is free of thermal bridges and isothermally balanced and the option of special glazing meets modern demands for sustainability, energy efficiency and climate protection which ultimately save heating costs and minimizes condensation. All four products in this family have one further thing in common: They are delivered completely pre-assembled to the construction site, lifted onto the roof by a crane provided by the customer and then installed swiftly and easily. This minimizes the risk of errors and saves valuable time – both for the contractor and for the apartment user who ultimately gains access to the roof terrace.

Salamander Street, Edinburgh

Knauf Insulation Ltd

Salamander Street is a mid-market rent initiative that provides high quality affordable homes in the heart of Leith, Edinburgh. It comprises 199 flats and maisonettes across six storeys of accommodation, constructed over a basement car park.It was designed by 7N Architects, which specified Knauf Insulation’s 50mm Rocksilk® RainScreen Slab to insulate the ventilated façade. They chose this product because it met the brief’s two critical performance factors: thermal performance and fire safety. It is a Rock Mineral Wool insulation slab with a thermal conductivity of 0.034W/mK, so it delivers the required U-value of 0.16 W/m2K. It is non-combustible with the best possible Euroclass A1 reaction to fire classification and is BBA certified for use in a wide range of build-ups in high rise buildings. This means it complies with Building Regulations in Scotland that restrict the use of combustible materials on most buildings over 11m.The Salamander Street development was overseen by main contractor Cruden Building East with sub-contractor Soundtex responsible for installing the insulation. It was constructed using an Ancon Brick Restraint System. Ancon has undertaken independent third-party tests to demonstrate that its restraint system does not require a compression sleeve when used in conjunction with Rocksilk® RainScreen Slab under 180mm thick. This provided a huge saving in labour costs for Soundtex as fasteners are usually inserted into compression sleeves by hand.Throughout the build, Knauf Insulation’s Specification Team attended regular project meetings and conducted site visits to check the quality and progress of installation. Rocksilk® RainScreen Slab is optimised for ease of installation and improved robustness, making it easy to manoeuvre into position. At Salamander Street, the Specification Team noted the uniformity of installation and perfectly staggered joints. This is important because it ensures there are no gaps, which could reduce thermal and acoustic performance – a common issue with rigid foam board insulation.Rocksilk® RainScreen Slab is manufactured with ECOSE® Technology, Knauf Insulation's unique bio-based binder that contains no added formaldehyde or phenol. It is made from natural raw materials that are rapidly renewable and is 70% less energy-intensive to manufacture than traditional binders, so it is more environmentally friendly.Products made with ECOSE® Technology are soft to touch and easy to handle. They generate low levels of dust and VOCs and have been awarded the Eurofins Gold Certificate for Indoor Air Comfort. The Rocksilk® RainScreen Slab insulation was installed in conjunction with Knauf Windliner sheathing board for maximum performance. Thanks to Knauf Insulation, the residents of Salamander Street will enjoy warm, cosy homes that meet the highest standards of fire safety.

Axter Ltd

Axter Ltd and Empire Roofing Systems Ltd were engaged by the library directly to upgrade the existing roof covering which was underperforming thermally and in terms of drainage falls.Systems in useHyranger®Neo-Bitumen® Flame FreeStarcoat® PMMAOverviewDesborough Library and Community Hub took over responsibility for the running of the library service in Desborough in 2020. With that came the maintenance of the library building itself. Over time, certain parts of the building had deteriorated. There were leaks and sections of standing water across the 100 square metres plus of flat roofing that forms part of the roof structure. The client applied to The National Lottery Community Fund for a grant that would be used to refurbish the roof area. The Library and Community Hub were fortunate enough to obtain the necessary funding for the work to go ahead. An overlay of the existing system was proposed to utilise the current build up, including a cut to falls insulation scheme to comply with Building Regulations Parts L & H, and BS 6229:2018. Safe2Torch principles were followed throughout with some creative detailing agreed between the contractor and manufacturer due to combustible elements and areas of asbestos. An excellent finish was achieved within budget and in a timescale of 3 weeks.ChallengesAxter were brought in following initial core sampling that was completed by Empire Roofing Systems. The roof area was assessed, and a robust solution was proposed which would alleviate the standing water seen across the roof area, while also improving the thermal performance of the building up to a 0.18 U-Value to comply with Building Regulations: Part L.The existing system was in fair condition but had reached the end of its guaranteed life with no leaks reported and core samples returning dry. There was a noted lack of maintenance across the roof area and significant challenges apparent in terms of detailing due to fire risks and asbestos present.SolutionsBased on the condition of the existing system we were confident that an overlay would be the most cost-effective option. Our Hyranger® multi-layer RBM system was installed using gas driven torches to fully bond the AVCL and capping sheet. The underlayer was installed over a tissue faced PIR and therefore needed to be self-adhesive to reduce the risk of fire, complying with Safe2Torch guidelines. Our hot air applied Force® Neo Bitumen system was installed in the areas of fire risk, and our cold applied Starcoat® PMMA liquid system was installed in areas where a hot air application would be problematic.A cut to falls scheme was designed based on our onsite survey, allowing water to flow freely to the outlets. This alleviated the risk of water buildup and thermal degradation caused by ponding water.Axter’s quality assurance team regularly attended site and were in constant communication with Empire Roofing’s operatives. This was to ensure that the system was being installed correctly and to the expected standards, in order to achieve the Silvershield guarantee required by the client. To achieve the Silvershield guarantee level, all materials and workmanship had to be installed as per the Axter specification. The installation of the roof area was completed to exceptional standards, leaving the client very impressed with the workmanship.System and ProductsAxter’s Hyranger® system was used across the main roof area. The system is fully BBA and Broof T4 compliant, and comes with a single point 20 year Axter Silvershield guarantee that covers materials and workmanship. This was signed off by our Quality Assurance Team who audited throughout installation.Safe2Torch principals were adhered to throughout. Our Neo-Bitumen® Flame Free system was predominantly used on any areas of fire risk, as well as our Starcoat® PMMA for the tricky details where a comprehensive weld may not have been possible.Acknowledgments"We knew of Empire Roofing Systems from another good job they had completed for us on a separate part of the building, and asked them to quote for repair of the troublesome flat roofing.Empire and Axter came up with a plan to make the roof drain properly and we went ahead with their quote. The work went ahead on schedule and to plan without any disruption to the running of the Library and Community Hub and took around two weeks to complete. The guys worked hard and were always helpful and polite when we asked any questions about the work in progress. We had an issue with a blocked internal drainpipe which was quickly and effectively dealt with by Jim and his team from Empire. We are delighted with the end results and have the assurance that the work has been inspected by technicians from Axter themselves and comes with their written guarantee." The Parap Swimming Pool in Darwin, Australia needed water tight, corrosion resistant doors that would not rot, rust, warp, swell or corrode. These doors were to be used in external areas exposed to chlorine water, rainwater and high temperatures from sun exposure. The doors needed to withstand conditions but also adopt the architecture aesthetic finish. Dortek were able to supply their GRP doors and frames to the project as it was a necessity for the doors to be water and corrosion resistant. Keim Mineral Paints Ltd

This 12 year old, sea-facing property suffered from pink algae growth affecting the textured through-colour render and copings stones. There was a leak to the external staircase and the balcony downspout, which caused staining and what appeared to be salt efflorescence; this area required attention prior to decoration. KEIM Royalan was specified on the sea-facing elevation to protection the property from harsh weather conditions and give a long lasting, colour-fast and decorative matt finish. KEIM Lotexan was applied onto the coping stones to help shed water and reduce algae growth.
