Heslington East Campus Student Residences: Sustainable and Efficient Expansion Alongside the preservation of listed buildings, the University of York is investing in a flagship £130m development for students that promotes wellbeing, community, and sustainability. The initial phase sees 16 brand new student accommodation blocks and 2 communal hub buildings providing flexible social spaces. Surrounded by stunning lake views and natural habitats, the buildings are part of a huge initiative to expand the student accommodation offering.GOALSArchitects Sheppard Robson alongside Graham Construction sought to futureproof accommodation by incorporating multi-use buildings, including catering outlets and social hubs. Key to the brief was using the latest in safety, energy efficiency, longevity, and warranty credentials. Graham Construction’s use of modular external sandwich panels, prefabricated steel bathroom pods, and pre-assembled services distribution racks used Modern Methods of Construction with off-site construction techniques.CHALLENGESThe major challenge was to specify a roofing system that could keep up with the pace of the build, given the typical building was constructed from start to finish in circa 14 weeks.The roof deck comprised of precast concrete slabs which facilitated the works programme for speed of construction and consistency in build quality.Alumasc’s challenge was to find not only a waterproofing solution that was able to keep up with such speed of construction but also to meet a truly sustainable life cycle equalling the lifetime of the building.A key consideration in the design was the roofing materials’ thermal properties. To meet the u-value target of 0.15, Alumasc’s XPS Plus insulation was specified, providing a single layer of 175mm, which reduced the height of the overall build-up when compared traditional XPS.SOLUTIONHydrotech 6125 Waterproofing System / Derbigum Hybrid Upstands For over half a century Hydrotech Monolithic Membrane has been successfully used by architects and specifiers, ensuring some of the world’s most prestigious buildings and structures are kept watertight. With no product failures in over 50 years and guaranteed waterproofing integrity for the lifetime of the structure, Hydrotech offers a total life cycle solution for the building.Hydrotech was specified on the main roof areas for this project as it easily meets individual requirements of the buildings. In addition, the system is designed to last the lifetime of the building or structure to which it is applied, giving long-term waterproofing integrity and no future replacement costs.Applied in a hot liquid state to the deck, and including a polyester reinforcement, the bond of Hydrotech MM6125 is 100% absolute. There is no risk of water tracking below the membrane and because it is monolithic, no possibility of lap failure.DERBIGUM WATERPROOFINGDerbigum sustainable roof system was selected for the upstand areas. This hybrid solution was developed to improve the thermal efficiency in all areas to mitigate against cold-bridging with minimal insulant thickness. Derbigum bituminous membranes are high-performance waterproofing systems offering extended warranties and the highest levels of project support. The upstand zones benefited from Derbigum Mineral which is a mineral surfaced composite reinforced membrane.ROOFTOP MANAGEMENT STRATEGYIn addition to the waterproofing solution the buildings benefit from the full Alumasc rooftop management service. This included the design and supply of safety systems, accessories, and over 20 AOV smoke hatches meeting all British and European standards.Specific safe zones were designed by Alumasc Roof-Pro and positioned around all roofs for safe access. Purpose made clips for installing lightning conductor tape without roof penetration were also provided. Speedwell Baths were originally opened in 1937, and quickly became a beloved recreational spot for hundreds of Bristol City dwellers for more than 7 decades. Unfortunately, in 2005, Bristol City Council made the decision for the Baths to close. Subsequently, the site remained abandoned for several years until their demolition in 2019.This paved the way for a new five-storey complex comprising 31 affordable homes, featuring a mixture of 1 & 2 bedroom apartments.This signifies the successful conclusion of a vital revitalization initiative for the local community, bringing much-needed affordable housing to Bristol. PARTNERSHIPThe architectural design for this development was entrusted to Angus Meek Architects, a Bristol based firm, who worked alongside Bristol City Council & property developer, Crossman Homes, to bring the project to fruition.HAG Ltd was successfully awarded the contract & crucial responsibility of delivering security and fire protection door solutions throughout the five-story building, leveraging our expertise and track record. THE PROJECTWork on site began in 2019, starting with the dramatic demolition of the historic swimming pool and the building was eventually completed & handed over to Abri Housing Association in January 2022.The front of the building is designed as an "art moderne" style but incorporating elements of art deco detailing from the original Baths, demonstrating that the development has been thoughtfully designed to enhance the area, reflecting the style & shape of the existing building in a contemporary way.HAG Ltd. were delighted to have been chosen to work on such ground-breaking local development and were keen to assist in the design & installation of high-end security & fire protection products that could aesthetically compliment the design & style of the building.Steel doorsets are versatile, can provide high levels of security, as well as fire protection tested to BS EN 1634, and offer excellent value for money. Bespoke options that were utilised on his project, were louvered doors, communal doors & insurance certified doors, which conform to LPS1175.Louvered doors allow for bi-directional airflow, a medium level of security and can be fully customisable to meet your specification. This was key in this project, to allow ventilation to various secure plant rooms across the site and offer a bespoke colour option, so doors can blend seamlessly into their surroundings.In a busy City complex of 31 apartments, secure yet robust communal entrance doors are a necessity to allow for a high level of pedestrian traffic throughout the day. Double glazing panels allow for through vision and locking systems can be adapted to include access control.Our Fireguard Fire Resisting steel doors gave Speedwell Baths fire protection & high levels of security. Fire protection can be guarantee from 60 to 240 minutes and these doors are certified to BS EN 16034. HAG Ltd. hold the CERTIFIRE certification as well as being FIRAS installation certified – one of only a few installers in the UK to hold such a highly sought after accolade. Sean Gill, management company manager at Abri, one of the largest housing providers in the south, said: “Our new development on the Speedwell Swimming Baths sites will provide further much-needed affordable housing in the city."

High quality wooden gates can make a real statement at the entrance to your home, that is as long as they are protected with a high quality finish and looking great! These Iroko gates are making the right kind of statement with some top quality TLC and a beautiful finish provided by D1 Pro and Owatrol Deco.The Iroko gates in this case study had previously been coated with Danish Oil. It was now not making the right kind of statement and definitely needed to be stripped before a new finish could be applied. Roger at R & A Pressure Washing Services Ltd. set to work stripping the gates using Prepdeck.If your gates are remaining in-situ throughout the project then you’ll need to use Aquanett (for wood oils) or Dilunett (for paints and other finishes) as they are gel formulations which won’t run. In this case, the gates were removed so they could be laid flat for the application of Prepdeck.To use Prepdeck simply apply it to the surface with a brush and leave it to work for an appropriate length of time. When the coatings are lifting scrub the surface and rinse with water to remove the residue. You should then immediately neutralise the surface of the wood with Net-Trol. Roger then left it to dry and then lightly sanded the surface with a 60 grit orbital sander for a super smooth finish – this step is not essential though.Using D1 Pro to protect Iroko GatesWhen Roger had completed the preparation of the gates it was time to apply the D1 Pro. D1 Pro’s place is inside the wood, where it saturates it, feeding the wood with oil to replace those lost. It drives out moisture and air, filling the woods pores with oil, and enriches and stabilises it to provide long lasting protection with high UV resistance. D1 Pro enhances the natural beauty of the wood whilst being easy to maintain, requiring no sanding or stripping.D1 Pro is applied ‘wet-on’wet’ which means that you apply coats one after the other without allowing the oil to dry in between and continue until the wood is saturated and will take no more oil. To apply D1 Pro you start by applying a first generous coat. Work in areas that can be coated in 15 minutes. Allow time for it to be absorbed into the surface (15-30 minutes). Apply a second application as soon as the first has been absorbed. Allow to dry.Continue in this way until the wood will not accept any more oil, i.e. it is saturated. Then wipe off any excess to avoid shiny spots, you should be left with a rich matt finish. Work like this in sections to prevent the surface from becoming touch dry in between coats. Roger needed 3 coats of D1 Pro for his iroko gates.Using Owatrol Deco to protect metal work on wooden gatesRoger then used Owatrol Deco, our rust-inhibiting multi-surface primer and finish. This enabled him to have a high gloss black finish which would also provide long-term protection against corrosion and the effects of the weather. The Owatrol Deco is applied in 2 coats, allowing the first coat 24 hours to dry before applying the second.We think you’ll agree, it’s a pretty big transformation and these gates are now making the right kind of statement!

The University of Bristol has upgraded its emergency lighting with a further 10 LuxIntelligent emergency lighting panels from Advanced. The new equipment was installed alongside 21 existing LuxIntelligent panels linked to around 4,500 light fittings, to ensure ongoing compliance with the BS 5266-1 code of practice for the emergency lighting of premises.The LuxIntelligent panels were fitted across a range of university buildings, including seven halls of residences, using existing cabling. The ease with which LuxIntelligent can be used to replace outdated emergency lighting on existing sites allowed significant time and cost savings to be achieved.In total, 31 LuxIntelligent emergency lighting panels from Advanced now protect numerous buildings across the University of Bristol, linked to a wide variety of LED luminaires from the LuxIntelligent range, to protect buildings with very different lighting requirements. They include downlighters, spotlights, exit signs and bulkhead lighting that complement equipment already installed in the historic Victoria Rooms and the Wills Hall halls of residence, as well as operating theatres and abattoirs in the veterinary college campus.

Liquasil's BBA Approved Metalseal 20 roof coating and Gutterseal system were specified for use on the Airspace Trampoline Park in Wolverhampton. The whole roof was pressure washed and a historical cut-edge corrosion treatment was removed before application; the cut-edges were treated with our SWT Corrosion Primer, with additional reinforcement to the mid-laps through the installation of Liquasil's optional HP Butyl Tape.The whole roof was then coated with Metalseal 20 in Goosewing Grey at a filmweight of c. 300 microns to provide a protective, aesthetically pleasing finish.The gutters were cleaned out and dried before being primed with our SWT Corrosion Primer. Once touch-dry, the joints could then be sealed using our Non-Sag Sealer and a single coat of Liquasil One was applied to the entire gutter. Liquasil One can be immediately applied over the top of Non-Sag Sealer, meaning no time is wasted waiting for it to cure before the works can continue.The end result was a revitalised metal roof with a protective, water-resistant coating that is guaranteed for 20 years.

Our coatings look after the world’s most iconic and acclaimed buildings. Among them is the Auckland Art Gallery Toi o Tāmaki. Since its redevelopment in 2011, the principal public gallery in Auckland, New Zealand has won 23 awards and counting, including the prestigious World Architecture Festival's 2013 World Building of the Year. The redevelopment plan aimed at restoring and preserving heritage elements and sensitively combining them with 21st-century design. This included earthquake-proofing and heritage restoration of the 1887 and 1916 components of the main building and the addition of new, contemporary elements that increased display space by 50 per cent. One of the most distinctive features of the new building is its roof design, which forms a series of fine ‘tree-like’ canopies that define and cover the forecourt, atrium and gallery areas.Our coatings complemented this architectural challenge of blending old with new. A coatings system comprising of Interzinc 42, Intergard 251 and Interthane 990 was used to protect structural steel, while Interchar 963 was used to provide essential protection from the effects of fire.

NORclad supplied nearly 7,000/LM of pre-coated Thermowood across this contemporary project in Berkhamsted.Thermowood is a great timber when it comes to applying a coating, after going through the heat treating process, the Finnish grown European Redwood/Whitewood (Scandinavian Pine/Spruce) is more stable. It is suitable in conditions of changing humidity, and its thermal insulation properties are improved, ideal for use in exposed areas such as External Timber Cladding.The heat treatment process enables the use of Scandinavian Redwood in areas requiring a service life of up to 30 years without the need for any further preservative or coating to be applied. The process removes resin from timber, as a result there is no resin leakage or “bleed” through the surface coatings. The effect of this together with the improved stability can lead to a lower maintenance requirement, combined with the application of the Sansin SDF system, which will further protect the outside of wood.The SDF product also protects the inside by allowing the timber to ‘breath’ – helping to prevent moisture from getting trapped in the wood and causing rot.

The Royal Museum of Fine Arts Antwerp (KMSKA) The roof being part of the collection ...CHALLENGE The 19th-century neoclassical museum in the South district of Antwerp was in need of an entire refurbishment, including an ambitious extension. Therefore the decision was taken to transform the former inner courtyards into a new vertical museum area. A hidden modern museum showcasing contemporary art within the walls of the old historic one. Two different worlds within one building. To protect the valuable art collection of paintings and drawings a solution was sought to bring as much indirect and northern light into the art rooms as possible. SOLUTIONIn this respect, Claus en Kaan architects created a fabulously ingenious design for the roof. The rooftop would be completed with no fewer than 198 triangular skylights. As well as presenting aesthetic value, the roof triangles are designed in such a way as to have northern light entering the museum. As north-facing windows would allow indirect light, an important feature to protect the valuable works of art inside. In addition, to provide extra reflection of light, the architects opted for a white roof.

The Ruskin Square car park in Dingwall Road was fully modernised to help accommodate growing car parking needs. It is conveniently located to local attractions such as the Whitgift Shopping Centre and BoxPark Croydon. With these local retail and leisure facilties on the car park’s doorstep, it was necessary to ensure that it is secure and compliant for all its users. The car park itself is fully accessible 24 hours a day, 7 days a week so safety was a key priority throughout the project. It houses 565 parking bays for people to use and resembles an effective resource in the local area to provide access to these key sites. We ensured that all of the products specified on the project were fit for purpose and met the client’s needs. We installed a combination of RB1X posts, handrail, mesh and our patented BS EN 6180 restraint strap to create a total solution. Pedestrian protection was a key priority so we specified our BS EN 6180 restraint strap that offers limited deflection on the handrail from pedestrian loading. The strap reinforces the handrail to provide additional protection to the vehicle restraint system.

Newton Specialist Contractors ASF Waterproofing were called in to investigate why the Bridge Master’s Quarters at No.1 Tower Bridge was suffering from damp and proceeded to install multiple Newton products to resolve the issue.At the world-famous Tower Bridge, landscaping contractor Maylim was commissioned by the City of London Corporation to investigate why the Bridge Master's Quarters at No.1 Tower Bridge was suffering from damp.After excavating, they discovered that the structure had no effective damp proofing protection. Newton Specialist Contractor ASF Waterproofing were commissioned to install new damp proofing measures to solve the issue.ASF Waterproofing approached the project in two phases, using multiple products to effectively damp proof both inside and outside the building. At the start of phase one, ASF correctly prepared and cleaned the internal wall surfaces before installing a new damp-proof course by injecting Newton 804-DPC into the walls at regular intervals, then sealing the holes with Newton 313-WP. The walls were then smoothed with a new internal render, ready for Newton 103-S to be quickly and easily sprayed to provide a final barrier to water.For phase two, the ASF team turned to the external walls of the structure, preparing and cleaning the surface before applying a new external render coat. The wall was then thoroughly waterproofed with four coats of the flexible, resilient Newton 109-LM. To ensure that the building was completely protected externally, the waterproofing began at 1 metre below ground level and extended all the way up to the existing windowsills.Thanks to their meticulous attention to detail and high standard of installation, ASF Waterproofing were able to provide both the contractor and the client with a high-quality and comprehensive damp proofing solution. As a result, the City of London Corporation can now hand over the building to the new lease holder, safe in the knowledge that it is well protected from damp.

This stunning new-build with floor-to-ceiling glass panels is built into the hillside and thus required a robust waterproofing solution for failsafe protection. After the original property on this site in Barnet was demolished, construction began for a new building that could take full advantage of the stunning location. With floor-to-ceiling glass panels on one side of the property , this new-build is the best place to admire the views over London.Built into the hillside, the property was therefore partially-retaining and required a full waterproofing system throughout to protect from unwanted water ingress. As such, Newton Specialist Contractor Stonehouse were called in to expertly install a robust waterproofing system to the entire structure.The client appointed Stonehouse's Richard Allen as the waterproofing design specialist on this project, to ensure a fully BS 8102:2009 compliant build.Due to the partially-retaining nature of the structure, Richard recommended a combination of Type A, B and C waterproofing systems to ensure a Grade 3 habitable environment. Relying on an effective Type B structure, Stonehouse then applied a cementitious coating of Type A Newton 107F to the external surface of the flat roof decks and to the internal area of the lower lift pit.Given the high risk from water, the failsafe Newton CDM System was also installed on both levels of the structure. Newton 508 membrane was securely fixed to the internal walls using Newton's ancillary products, with water from the upper level being bunded and piped down to the lower level, then drained via gravity fall using Newton Basedrain.As one of our most experienced specialist contractors, Stonehouse expertly recommended, designed and installed a truly failsafe waterproofing system that will continue to protect this contemporary home for many years to come. Every false fire alarm is costly, but in a post-COVID world, there is now even more pressure on the leisure, retail, and hospitality industries to prevent false alarms in their premises.The leisure, retail, and hospitality industries were hit hard by COVID-19; as we begin to emerge from the pandemic businesses will be keen to make up for lost time, avoiding the loss in revenue caused by false fire alarms.Home Office figuresDespite two years of restrictions and lockdowns, false fire alarms continue to cost the UK, Home Office figures reveal that there were a total of 2,497 false fire alarms caused by the “malicious activation of [a] fire call point/alarm” in England for the year ending September 2021 – surpassing challenged hoax calls as the largest reason for malicious fire alarms.Accidental activations too remained a significant cause of false alarms; 12,732 false fire alarms were recorded due to the accidental and careless activation of fire alarm and fire-fighting equipment, including manual call points.With the restrictions, closures, and reduced footfall faced by businesses, we might have expected to see the number of false fire alarms fall significantly during the pandemic. This serves as a timely reminder of the persistence of unwanted fire alarm signals, and the need for leisure, retail, and hospitality premises to seek a solution to avoid further disruptions post-COVID.Although necessary once a fire alarm sounds, a preventable evacuation ultimately means unhappy customers, disruption for businesses, and unnecessary strain for our stretched emergency services.At a time where it is prudent to avoid the crowded corridors and large gatherings at assembly points that follow a needless false alarm evacuation, it has become even more important to prevent false alarms.Continuing to be the largest incident type, false fire alarms accounted for 41 per cent of the incidents attended by Fire and Rescue Services in England for the period – fires accounted for just 27 per cent.Over £1 billionWith similar figures reflected across the UK, over £1 billion is lost every year due to false alarms. To recoup this cost the London Fire Brigade became the first fire service in the country to recover costs from buildings including leisure, retail, and hospitality premises, with a poor false alarm record.A false alarm is defined as a fire alarm signal caused by means other than a genuine fire, which has activated a fire detection and alarm system, these can include: equipment false alarm, environmental influences, accidental damage, and inappropriate human action, including the malicious activation of a manual call point.Under The Regulatory Reform (Fire Safety) Order Act 2005, it is the responsibility of the building owner or the ‘responsible person’ to ensure effective fire precautions are in place to protect staff, customers, or visitors.Several precautionary steps can be implemented to prevent false fire alarms before they occur; routine testing and maintenance to call points is a must to assure proper operation, but it is not the only proactive approach.BS 5839-1:2017As recommended in BS 5839-1:2017 manual call points should be fitted with a protective cover to prevent false fire alarms. The British Standard Institute recommends in section 20.2b, that: “All MCPs should be fitted with a protective cover, which is moved to gain access to the frangible element.“It is now recommended that a protective cover is fitted to a Type A manual call point to help prevent false alarms.”Following the introduction of the new recommendations in 2017 malicious false fire alarms have fallen by 18%, an indication of the effectiveness of protective covers, however, every false alarm is still costly.Firefighters respond to fire signals as if they are real, this exposes the public and fire crew to unnecessary risk in their swift response to false alarms, directing them away from real emergencies.LeisureLeisure premises are particularly susceptible to false fire alarms, whether it be wayward sports equipment in sports hall and gymnasiums, or high-traffic areas in music venues, cinemas, and theatres.Concerts, football matches, and even pantomimes have all been interrupted mid-performance in the UK, and in some cases even cut short by false fire alarms – resulting in disgruntled fans and calls for refunds.Government fire safety guidance for theatres, cinemas, and similar premises, highlights the need for protective covers to combat both accidental and malicious activations: “To reduce the risk of malicious or accidental operation which may promote panic you should consider as part of your management plan alternative arrangements such as the guarding of manual call points (e.g. with a simple, easily removed, cover).”A hinged cover around a call point is also likely to solve the problem of accidental activation or damage in storage areas where there is a continual movement of equipment.Whilst guidance for open air events and venues draws attention to the high risk of malicious activations in certain public areas, such as large beer tents – in this instance, alarmed call point covers might be more effective.RetailFor retail premises, trollies and shopping bags threaten the accidental activation of manual call points and the evacuations that follow threaten both a loss of customers and profit. However, robust polycarbonate covers can be fitted to protect sensitive break glass units and deflect heavy blows.This is reinforced by the Government’s fire safety risk assessment for shops: “False alarms from electrical fire warning systems are a major problem (e.g. malicious activation of manual call points) and result in many unwanted calls to the fire and rescue service every year.”Shopping centres and supermarkets are regularly forced to evacuate hundreds of shoppers due to unwanted fire alarm signals; abandoning their shopping on conveyor belts, baskets, and trollies. Owing to the disruption many choose not to return to complete their purchases.HospitalityThis phenomenon can be particularly detrimental for the hospitality industry, where evacuations following false fire alarms leave restaurants and bars vulnerable to incidents of “dine and dash.” Some hospitality premises have lost out on upwards of £1,000 when customers walked off without paying after a false alarm.Fire safety guidance for licensed premises reinforces the need to put a stop to false fire alarms within the industry: “Fire alarm systems should normally conform to the current edition of BS 5839, with consideration made for prevention of false alarms.”Alarm fatigueRepeated false alarms reduce the public’s confidence in fire alarms, contributing to alarm fatigue and a complacent attitude towards evacuations. Alarm fatigue occurs when a person becomes desensitised to an alarm due to repeated false alarms and as a result, fails to react appropriately in an emergency – having potentially fatal effects.The Manchester Woolworths fire in 1979 is a devastating example of alarm fatigue, as the fire alarm sounded customers were reluctant to leave the store. By the time they realised they were in danger, it was too late, ten people died in the blaze.Alarm fatigue also poses a serious threat to the hospitality industry, with Government fire safety guidance for sleeping accommodation, such as hotels, stating: “If there are excessive false alarms in your premises, people may become complacent and not respond correctly to a warning of a real fire. In such circumstances, you may be failing to comply with fire safety law. All false alarms should be investigated to identify the cause of the problem and remedial action taken.”In some areas of hospitality premises, such as function rooms in a hotel, call points can be vulnerable to malicious and accidental activations – to reduce this risk, protection for manual call points is advised.Some hotel guests react casually to fire alarms, often wrongfully believing them to be a “hoax” or “prank”, reducing response time and delaying evacuation. As recommended in BS 5839-1:2017 manual call points can be fitted with a protective cover preventing false alarms whether accidental or malicious, halting alarm fatigue.Call point protectorsSafety Technology International manufacture a range of protective covers, specifically designed to prevent false alarms whether accidental or malicious.The STI story began in 1980 with a challenge by a school headteacher who wanted to stop their false fire alarms.
