As part of a broader development vision, 280 High Holborn seamlessly blends modern aesthetics with the historical charm of its surroundings.The ambitious project aimed at creating 100,000 sq ft of commercial office space, six adjacent apartments, and a retail presence in Mid-Town London. The design needed to be flexible, column-free, and capitalize on views over the historic Lincoln’s Inn Fields to the south. The challenge was to seamlessly integrate the building into its urban context while providing a versatile and attractive environment for various uses.The building’s form optimizes its plan to blend with the adjacent townscape, offering an articulated floorplate that supports flexible space planning solutions. The mix of office, residential, and retail spaces necessitated the incorporation of flexible office floorplates that could be easily customized for different needs.In the pursuit of modernity and functionality, our contribution to 280 High Holborn involved the supply of bespoke metal riser doors. Concealed, fire-rated, and designed to be flush with the surroundings, these doors seamlessly integrate into the modern aesthetic of the building. Placed strategically throughout the structure, these doors contribute to the safety of the occupants while maintaining a sleek and unobtrusive appearance.The building’s floorplates offer a ceiling height of 2.7m clear, providing a versatile canvas for both open-plan and cellularized office configurations. Six apartments at the southern end capitalize on views over the Inns of Court, adding a residential component to the development. Additionally, a new civic space at the base of the building enhances engagement with the surrounding community.With a focus on sustainability, 280 High Holborn achieved a BREEAM ‘Excellent’ rating, underlining its commitment to environmental performance and occupant well-being.

St Leonard’s Hospital160 SASH WINDOWS REPAIRED & DRAUGHT-PROOFED AT GRADE II LISTED HOSPITAL BUILDING IN LONDONThe project involved a total of 160 sash windows requiring renovation at the historic premises of St Leonard’s Hospital in Hackney, on Nuttall Street. As part of the scope of works, the sash windows were surveyed, renovated, draught-proofed and had new ironmongery fitted.Ventrolla’s window restoration formed part of a larger refurbishment scheme at St Leonard’s which was implemented by Castons of Ipswich and lasted six months.The Grade II Listed hospital building dates back to 1866 and by 1872 had been extended to provide beds for 503 patients.It played an important role during the Second World War caring for air raid casualties and suffered bomb damage itself in 1941. St Leonard’s stopped receiving in-patients in 1984 and today is used as a home for various district services, including physiotherapy, chiropody, a disability resource centre and a diabetic day centre. It is now administered by the Homerton University Hospital Foundation Trust.A spokesperson for Ventrolla, said:“The condition of the windows varied enormously. Some just needed re-glazing or minor repairs to the window frame, while others needed a complete overhaul.We had to be flexible in the way we worked because the hospital remained operational throughout the project. The ground and first level are almost complete and ready for the roof. The client has opted for a large glazed roof panel to allow light through the mezzanine level down to the ground level.The houses will promote various renewable's including an air source heat pump, underfloor heating, solar panels and triple glazing to compliment the high level of air tightness provided by the SIPS system.

The project is designed to Passivhaus standards by Architect Frances Strachan-Friar. Talla Fiodha (‘timber or wooden hall’ in Gaelic), Charleston Farm, near Errol, Perthshire, will be the new home for Frances and her husband.From the outset, the aim was to achieve a more sustainable design and follow a different approach from the traditional timber kit. After undertaking significant research into different types of construction, the architect selected Xilonor CLT cross-laminated timber installed by Glulam Solutions Ltd., Inverurie.Frances Strachan-Friar commented on how the selection of Wraptite has benefitted the development. “The specification of the correct type of airtightness barrier was critical in achieving thermal efficiency. Wraptite was chosen because it allows the airtightness layer to be fitted to the outside of the construction. In doing so, the external application of Wraptite provides essential protection in the form of waterproofing and weatherproofing for the CLT during the build.“The Wraptite system was great and easy to apply, especially around junctions, enabling us to seal all of the junctions completely. The use of a traditional membrane would not have given the same performance. I have previously specified products from the A. Proctor Group, but this was the first time using Wraptite. Proctors provided a comprehensive Toolbox Talk and have been a great support throughout the project.”The Wraptite system is the only self-adhering vapour permeable air barrier certified by the BBA. It combines the critical properties of vapour permeability and airtightness in one self-adhering membrane. As a result, it provides high vapour permeability in a continuously sealed, airtight membrane.The high vapour permeability of the Wraptite air barrier allows the substrate beneath to dry quickly and moisture vapour to escape and reduces the likelihood of mould, mildew, condensation, timber distortion and metal corrosion. The vapour permeability of Wraptite also allows any water vapour to escape efficiently, thereby avoiding interstitial condensation problems.Designed to replace traditional airtightness methods cost-effectively, Wraptite is a low-resistance vapour permeable air barrier, durable, flexible and lightweight, allowing for easy installation, with the added benefit of providing temporary protection against the elements during construction

For the server rooms of the administration building, particularly high demands were placed on the floor: Lindner NORTEC G38 ST and VENTEC S38 R38 raised floors were used here ‒ the extremely stable raised floor panels provide the necessary ventilation via the cavity.

The Working at Height Regulations (WAHR’s) 2005 reinforce this argument. Whilst in many instances it is not always practical to remove the risk of a fall; rainwater outlets will always require cleaning, rooftop plant will require regular maintenance etc.. there are a number of ways to protect the worker from the immediate hazard the fall presents. The simplest way and that which much closely echo’s the doctrine “prevention is better than cure” is to keep the worker away from the fall hazard. The most effective way of achieving this and that which is advocated by the WAHR’s is through the provision of a Collective Protection solution. A collective protection solution is one which will “collectively protect all those who access the area”. In a rooftop situation where the hazard is a fall from the roof edge, Collective protection can be achieved by raising the parapet or through the installation of a full perimeter guardrail. Alternatively the worker can be kept a safe distance from the roof edge through the installation of a demarcation system. –Health and Safety in Roofwork HSG 33 states that “where work is not done at the edge, demarcation barriers can be provided at a safe distance from the edge (usually at least 2 meters), e.g. work on an air conditioning unit in the middle of a roof.”.      An example of where The D-marc demarcation system has recently been specified and installed at Crown Woods College, Eltham to provide safe access to rooftop mounted plant. The client was looking for a solution that would;Provide a collective protection solutionNot penetrate the existing roof covering and therefore not compromise the roofs waterproofing or air-tightness.Be lightweight so as not to require an additional support structure.Provide easily identifiable access routes ensuring no exposure to fall hazardsBe low maintenance and ideally have good environmental credentials.  D-marc was able to meet all these criteria and has the additional benefit of giving the customer the piece of mind that whilst it does not rely upon any means of mechanical fixing to the roof structure, it is tested to withstand wind speeds in excess of 105 mph. Such testing is a requirement of BS6399-2 Code of Practice for Wind loads which states that all components that form a building are required to withstand a 1 in 50 year wind speed.   D-marc was used extensively on the project as part of the collective protection demarcation system to create clearly defined safe access routes across the roof to theplaces requiring regular maintenance work. Having created the safe routes to the places of work, the D-marc was then used to demarcate the safe working zones upon the roof top. To ensure a complete collective protection solution was provided in isolated areas where it was not possible to keep the worker away from the fall hazard a guardrail was used. The easy to install, non penetrating D-marc system creates a clearlydefined access route and a safe working zone for all those undertaking regular rooftop maintenance works.
