The Bodmin Jail on the edge of the Bodmin Moor in Cornwall was originally built by military engineer John Call during the reign of King George III in 1779, as part of the ground-breaking Prison Reform. The buildings in their current form were completed by 1881. The later 19th century saw part of the site transferred to the Admiralty, and the Bodmin Royal Naval Prison was established by 1887. The building is statutorily listed at grade II and has been renovated as a luxury 70-bedroom boutique hotel and a museum.Over the course of history, the roof structure and slate have suffered significant degradation, which has given Mallino Developments Ltd. the challenge of immediate renovation. Twelve Architects, a London-based firm are behind the design of the hotel, while the main contractor C Field Construction and engineers ARUP Group turned the design into reality. Close attention was paid to the design aesthetics required to achieve a contemporary looking roof structure on the historic building.

To fit in with the modern décor, they wanted something practical but contemporary.Our specifications team met with the client to discuss their requirements in order to present options to satisfy their needs. The customer expressed an interest in our Universal Compact Frame, Phantom Contract Concealed Cistern and Reef dual flush push plate. With over 22,000 square foot and 8 bedrooms, we manufactured in total, 13 Casement windows, 46 Spring Sash windows, bi-fold doors, 17 Conservation doors, two entrance doors and side doors.The client was keen to keep the windows and doors classy and elegant, and opted for 'Signal White' across all the windows, apart from the Japanese roof garden, where the Casement Windows were painted 'Anthracite Grey'.The huge entrance doors were finished in 'Jet Black' on the outside, with a high gloss finish, and Signal White on the inside, to match the interiors.We worked very closely with Croft Ironmongery as the client wanted a specific aesthetic achieved. Together, we developed lever handles on a rose, rather than a backplate, to bespoke fit our doors.With indoor pool and jacuzzi, tennis courts, lifts and staff quarters, this was truly a luxurious project, fitting perfectly with our hand-finished products.

The specification by our clients asked for a cold applied system to be used during the refurbishment to minimise disruption to residents, while providing a permanent waterproofing solution.The ChallengeCore samples taken of the roof build-up showed there had been extensive water penetration which required urgent remedial action. Impossible to repair, the complete roof system had to be stripped back to the roof deck by Proteus Waterproofing’s approved contractor. Calming and practical spaces created for neurodiverse residentsIssueA unique housing concept was created on the Foxcote housing development in Heald Green by Bloor Homes and Stockport MBC in partnership with MSV Housing Association and Lifeways care provider. The house was to provide fully adapted, independent living accommodation for young people with autism, learning difficulties and mental health issues.Built on land sold by the Seashell Trust, the house was designed as a single supported dwelling, providing living spaces for three young adults with neurodiverse needs.The home needed to convey a biophilic feeling of space and light, with muted tones and earthy colours.ApproachMSV Housing Association, Sara Darwin of Phi Architects and the parent of one of the young adults worked hand-in-hand to create a specification for the build that considered all requirements. This included a connected, welcoming, shared living, dining and kitchen space that could be separated as and when needed, individual homely bedrooms, a calm and soothing sensory room, safe and hygienic bathrooms and kitchen area – all of which were anti-pick, reduced transference of noise and provided ease of cleaning.SolutionIn the dining and kitchen area, Altro Wood Comfort in colour Aged Oak was specified bringing a biophilic feel into the open areas. Premier Inn located on Custom House Street in Cardiff is a Grade II listed building built in the mid 1800s. It has recently been transformed into a 248-bedroom hotel and associated bar and block restaurant.Custom House has been carefully renovated in accordance with the architectural plans, preserving its listed facades and historical elements. The scheme's concept was based on the goal of creating a superior tower that will blend in with Cardiff's ring of towering structures, serve as a backdrop for the historic Custom House building, and revitalise it from street level.KEIM Soldalit Fixativ was applied onto the newly lime rendered surfaces to equalise surface porosity. A coat of KEIM Soldalit Grob was used to act as a bridging coat on the painted render and to fill hairline cracks to create an even texture throughout. The technical representative, Bryan Roe, of KEIM Mineral Paints recommended the KEIM Soldalit-ME paint system by reason of withstanding the pollution with the added benefit of a long-expected lifespan.

The five-floor redevelopment included new administration and assembly buildings with associated facilities and natural ventilation. The sheds became the design driver, aiding the architects in establishing mass, orientation, position and material.Farmstead Antique, from Forterra’s Butterley range, with its tumbled and distressed multi patches, was selected for its similarity to the bricks used in the Sugar Sheds. It allowed the design of the new development to relate to the historic building while delivering a modern, clean-cut façade.With a water absorbency of only 7%, the brick also offered the high technical performance required owing to the development’s location on the Firth of the Clyde, a robust marine environment.

The ChallengeTramways is a 402-bedroomed new build student accommodation complex for Chester University. It comprises 356 en-suite cluster rooms and 56 en-suite studios incorporating communal kitchens and living rooms.The development was to be split into five blocks of accommodation, with each block between three and five storeys in height.The SolutionForterra’s Dark Multi Smooth and County Multi Smooth bricks were selected for the project’s facing brickwork. Used alongside zinc wall cladding, these red bricks helped to create interest and variety in the external appearance of each of the five blocks.Part of Forterra’s Butterley range of bricks they are both smooth, wirecut bricks. While County Multi Smooth is a fully red brick, Dark Multi Smooth introduces elements of blue.The BenefitsThe juxtaposition of the metallic cladding with the red and blue facing brickwork ensures the Tramways development offers its own, unique architectural interest while at the same time complementing the local built environment of this part of Chester.

Handley Street is a small, residential development located within the central conservation area in the Lincolnshire market town of Sleaford.Originally an old, derelict office block, the site now provides six new, much-needed starter homes for the town. Each of the high-specification homes offers two bedrooms, underfloor heating, bi-fold doors to a private garden, and off-road parking, all within a few short steps to the town’s high street.Planning restrictions associated with the conservation area required the use of traditional materials, including timber, sliding sash windows, slate roofs, chimney stacks and brickwork that would match Handley Street’s older buildings, which are built in a vibrant orange brick featuring textural deviation and which was excavated locally.For the new properties, Forterra’s Butterley Breckland Multi Reserve was selected as a good match to the older brick. Varying bonds, that show stretchers as well as headers, have been introduced in the main facing brickwork, complementing the older properties nearby.

The scope of this ambitious project was to restore and transform an abandoned Neo-Gothic Cemetery Keeper’s Lodge with adjoining public facility into a luxurious mansion in just 12 months.  Works included demolishing the adjoining public facility to enable the construction of a new basement.The proposed new build construction would be a luxury ground floor extension which would run the footprint of the redundant public facility to offer a 4,000 square foot subterrain space with key features such as 13-meter swimming pool, 2 additional bedrooms, a tv games room and office space.Simon Gill Architect designed the ambitious project and was appointed as Project Manager.Delta Registered Installers 5 Star Basements were employed to undertake both dig out and installation of the structural waterproofing with Delta’s Technical Waterproofing Consultant, Paul Callaghan representing Delta. This approach at the design stage, allowed Paul to attend design team meetings and to ensure all criteria’s of BS8102:2009 were met.As aired on Grand Designs on 6th January 2021.

Originally built in the 1930s, 33 Colston Street had been home to Bristol’s YMCA hostel until the freehold was bought by the University of Bristol in 2009. The university then carried out a £6 million refurbishment programme to provide 121 study bedrooms and communal areas for students, undergoing a complete refurbishment prior to accepting students for the first time in 2011.Smart Alitherm Heritage windows were specified for the project, the lines exactly matching the original steel windows that had been a feature of the building’s design. The upper floor casement windows were installed in a white polyester powder coated finish, and incorporated acoustic night vents to help maintain air flow while keeping external noise out of the building. Smart also supplied its Smart Wall framing system and entrance doors for the ground floor (in a brown finish) with the glazed panels featuring a unique selection of ‘etched’ drawings depicting various local scenes. The whole glazing scheme helped contribute to the achievement of a BREEAM rating of ‘Very Good’.

TS.11204 Cam Action Door CloserThe 153-bedroom Village Hotel is a recent addition to the growing Village Hotels chain. As its fitting out neared completion, we were contacted by our client, who reported a problem with the doors not being held fully shut by the closers. This would obviously be a fire safety issue and, with 307 doors to fit, was a challenge that needed to be overcome quickly.Rutland personnel visited the site to diagnose the cause and found that the door architraves were deeper than normal. This extra depth reduced the pre-tension capacity of the closer to hold the door shut.The solution identified was to increase the angle of the closer arm when the doors were closed from five to ten degrees. Back at Rutland headquarters, this design modification was quickly made to the TS.11204 closer and the revised versions supplied.They worked perfectly, thereby enabling the hotel to keep the desired door closer specification and know that all its doors were fully fire safety compliant.

Pura® NFC by Trespa as connecting factor between two building volumesIn close cooperation with Guus Vedder (2•1 Architecten), architect Hendrik Jan van der Valk (Van der Valk Woudst ra) has designed a modern villa, consisting of two main volumes. The villa was for a private client and is located in a rural village in the Veluwe region. One volume is used as living/ dining room and kitchen, while the bedrooms, bathrooms, playroom and technical area are located in the other.The client had a number of explicit requirements for the design of the villa which is located on a large plot in a wooded area. In addition to various aesthetic aspects, the villa had to be sustainable and energy neutral. The facades, roofs and floors were therefore very well insulated and of airtight construction. All window frames have aluminium profiles with optimum insulation and have triple glazing. The whole house is equipped with domotics and all installations are powered by the solar panels that were fitted; there is therefore no need for a gas connection.

CALA Homes Sold on Tobermore Complementary Facing Brick & Paving SolutionCALA Homes developed Kinleith Mill, a beautiful and distinctive new housing development in Currie to the west of Edinburgh, and in keeping with the housebuilders high quality standards, the team wanted to ensure that the most appropriate building and hard landscaping materials were sourced for the site. CALA Homes has been developing aspirational and award-winning homes across the UK for over 30 years, earning the company an excellent reputation. Tobermore’s Scottish Sales team introduced the housebuilder to the superior facing brick and paving products produced at Tobermore which surpassed expectation. Tobermore’s timeless Lansdowne facing brick was selected for incorporation on the properties at Kinleith Mill and vibrant Pedesta block paving was specified as a complementary hard landscaping solution.Alan Cole, Commercial Manager at CALA Homes, explained Yeoman McAllister Architects design concept for the project: “The design was inspired by the sites history and the idyllic location next to the Water of Leith in Currie.“The development offers a unique collection of four and five bedroom detached homes, three and four bedroom semi-detached houses, three bedroom waterside terraced properties and a select group of apartments, all new to the CALA portfolio.”The exteriors of the Kinleith Mill homes were designed with a combination finish of facing brick and dash. Alan explained that their choice of facing brick was made very easy when they were presented with Tobermore’s Lansdowne product. Lansdowne undergoes a tumbling manufacturing process that produces a charming weathered look and is ideal for applications that require a warm, elegant finish.Alan commented:“The aged aesthetic created a rustic look and we thought it was the perfect choice for the style and character desired at Kinleith Mill. While the inside of the properties were designed with modern interiors and amenities, we wanted to bring a touch of tradition to the exterior.Alan Cole, Commercial Manager at CALA Homes“In addition, we examined existing projects that Tobermore’s Lansdowne facing brick was used on and it was clear to see that the product performed well over time and showed no fading or discolouration.” Tobermore’s Lansdowne offers excellent colour retention capabilities due to the fact that the best iron oxide pigments available are sourced to produce the vibrant colours available within the range to ensure that colour is retained throughout the lifetime of a product.As well as the buildings, Lansdowne was incorporated on the bridge which connects the homes to the tranquil countryside surrounding the development. This created continuity across the aesthetics on site.The landscaping was an important element on site as the exterior of a property is crucial when appealing to new home buyers. Alan noted: “Paving was an obvious choice for the hard landscaping requirement as we knew it would enhance the appearance of the site more so than alternatives such as tarmac. Paving also offered benefits in that it is hard-wearing and should any blocks ever need replaced in the future, it is relatively easy and inexpensive to do so.”CALA Homes selected Tobermore’s Pedesta block paving as an attractive and versatile hard landscaping material. Pedesta is manufactured with a stunning, smooth finish and a rectangular profile that allows the creation of distinctive laying patterns. Appointed to design Hammerson House, Wohl Campus, a new care building, P+HS Architects specified a variety of solutions from Forbo Flooring Systems’ large portfolio, to help bring the vision of a country house hotel to life. Offering 116 bedrooms, with communal lounges, a café, and an inter-generational activity room, Forbo’s Surestep, Safestep and Allura ranges have been installed throughout the building.Hammerson House was founded in 1961 by Sue Hammerson to provide care for older members of the Jewish community. From here Hammerson merged with Nightingale House to form Nightingale Hammerson who run both homes as a joint group. Located on the Wohl Campus near Hampstead Heath, the home is based within beautiful woodlands enabling residents to enjoy the local scenery. Offering medical services, including a visiting GP, a large communal hall, an onsite shop and a hair salon, the care home is able to provide for all of its residents’ needs.Martha MacKinnon, Senior Architect at P+HS commented on the project: “We were tasked with creating a welcoming space that delivered a contemporary vision of a country house hotel, where visitors, residents and staff could feel settled. Therefore, when it came to specifying floor coverings, we had to carefully choose products that could contribute to the warm and welcoming interior we wanted to achieve.“In the resident’s area, on the lower ground floor, it was important that we specified a vinyl flooring, as it needed to be durable, but also provide a warm and homely feel. Additionally, a low-level contrast between the carpeted areas and the vinyl flooring in the bedrooms was also vital, as some of the residents living at the home have dementia.”With the above in mind, and to connect the building back to its countryside roots, P+HS Architects specified Forbo’s Allura LVT (Luxury Vinyl Tiles) in the natural looking Steamed Oak colourway “The wooden aesthetic of Forbo’s Allura really helped us to connect the indoors to the outside, whilst contributing to our design brief, thanks to its warm shades. We mainly used Allura in the household and staff dining areas, and the lower ground floor bedrooms,” Martha explained. “Not only this, but the chosen Allura design has also been accredited by the DSDC (Dementia Services Development Centre), which means it has been approved for use in dementia-friendly environments, making it the perfect choice for this project.“In the areas where spillages are to be expected and therefore slip resistance was a factor, such as in kitchens and the residents’ ensuites, we specified Forbo’s Surestep and Safestep safety flooring. Both ranges deliver guaranteed lifetime slip resistance and are available in a variety of bright, contemporary designs.”Forbo’s Step safety flooring collection meets all the European and HSE safety norms, delivering safety with minimal compromise on cleaning and maintenance, thanks to its PUR Pearl finish, and design.Sara Glaser, Head of Marketing from Nightingale Hammerson spoke about the finished project: “We’re delighted with the work P+HS has done; it looks lovely and really fits the design we had wanted to achieve. Work was undertaken at Ringside House in order to convert the building from offices into 46 luxury one and two bedroom apartments.Acoustics are vital for maintaining comfort in private residences, particularly in multi-level apartment buildings with numerous occupants, due to the noise being passed between floors and walls.Soundis along with our installation partner UK Acoustic Systems were brought in by the main contractor PDR Construction to provide 2,862m2 of acoustic flooring. After site visits, we agreed to use one of our Soundis Cradle & Batten Systems, as this system provides excellent impact and airborne noise reduction capabilities, can be used to level out uneven floors, creates an underfloor void for utilities such as piping/ wiring and even underfloor heating. Our Cradle and Risers are manufactured from 100% recycled materials assisting to the sustainability targets of projects. After the project completion, we successfully achieved our goal of providing an excellent flooring solution, which could create a peaceful environment and improve the acoustics within the building, helping add value to the luxury apartments.

A £5m renovation scheme in Warrington has been presented with the “Best Change of Use to Existing Building” regional award by LABC (Local Authority Building Control) and Warrington Borough Council.The scheme required the conversion of a former office building, Kings Court, in Central Warrington, into 32 luxury flats, comprising of a mix of one and two bedroom apartments, arranged over three floors of accommodation. These flats are situated above retail units and restaurants. The renovation included a further two exclusive duplex penthouses for Phase 2.As part of the renovation, Main Contractor Emerald Bay Construction required an acoustic flooring solution to meet Approved Document ‘E’ Building Regulations and therefore provide overall resident comfort, in terms of Sound Insulation between separating floors. As the building structural floor was primarily concrete, Soundis put forward a solution that involved 2,072 m2 of Soundis ChipPanel 28 to help with Impact Noise. This shallow deck floating floor is ideal for concrete floors where Airborne Noise is not an issue but Impact Noise Attenuation needs to exceed the requirements of current Building Regulations.
