Student accommodation build - Wembley, London

Student accommodation build - Wembley, London

Tenmat Limited

The Challenge: As part of a multi-billion pound development, this plot in Wembley comprises the construction of a 20 storey building providing 770 student accommodation units. The building design features a high number of windows for residents and therefore requires a significant number of fire barriers for safe compartmentalisation.Furthermore, the building plans utilise a brick slip system requiring a fully compatible, high performance passive fire protection system. Our Solution: We brought forward our product fire test evidence for VFB120/120 and intumescent pads, supplying a detailed performance specification to the architects. The strength of our evidence in compliant fire testing meant that we were exclusively selected and named on the drawings based on the specific Tenmat test performance - despite the fact that the sub-contractor was pushing for the use of another barrier on the site. The strength of our follow up meetings with the fire engineer, and the scale of our manufacturing capabilities, meant the case for Tenmat was too strong to be ignored. Tenmat picked up the project order in July 2024.Key stats: £74 million build cost20 hour project order development20 hour onsite detailing with contractors80 hour specification development

Rapid Build Modular Homes Programme - Ireland

Rapid Build Modular Homes Programme - Ireland

Tenmat Limited

The Challenge: In response to the war in Ukraine, a rapid-build volumetric modular homes programme to house Ukrainian refugees fleeing the conflict was established in Ireland. The urgent provision of an initial 500 modular homes was later extended to 700 homes to accommodate approximately 2,000 individuals. To meet fire regulation standards, the project required cavity barriers and service penetrations ready to deploy with the build. Our Solution: Tenmat’s extensive experience working with modular building projects combined with the substantial test evidence data we have acquired for our products in modular build applications led to us being selected to supply materials for all 700 units. Our ability to manufacture at scale and supply required stock to programme deadlines was crucial in securing the contract.Tenmat products used in the build included: Socket inserts, Vent duct sleeves, Pipe fire sleeves, VFB 60/60, FF102/50, and NVFB. Following the first phase of the build, the project switched from single units to two storey units. Tenmat adapted, providing products at new, bespoke dimensions and introducing new solutions into the range. This system tested solution became the exclusive named product on the drawing.Key Stats: 700 units6 product types
