Nestled in Ireland’s Hidden Heartlands, over-looking the Shannon Blueway and River Shannon, Drumhierny is a unique development of high-end holiday lodges situated in a 100 acre woodland estate. This multi-unit project, consists of sixteen lodges, in four distinct architectural styles, each nestled within their own private area of woodland. The lodges have been designed, manufactured, and constructed to achieve an A-rated Building Energy Rating (BER). To help achieve a thermally efficient building envelope a number of products from Partel have been used.The buildings were constructed using an offsite fabricated Light Gauge Steel (LGS) frame. As part of the frame construction a number of Partel’s low carbon building envelope solutions were used. This included EXOPERM MONO 150, a high performing breather membrane, IZOPERM PLUS, a phA Class Passive House Certified vapour control layer; and CONEXO MULTISEAL, a phA Class Passive House Certified airtight tape.

These comfortable, sustainable residences offer the very best in terms of quality and energy efficiency.Developer Cairn Homes collaborated with Horizon Offsite to deliver the impressive 5-storey residential blocks in Whitethorn Village, benefiting from off-site fabrication, accuracy, and rapid completion within a tightly controlled cost plan.The apartments were constructed using an offsite fabricated light gauge steel (LGS) structural system. The external LGS wall panels and floor decking used in this system incorporated a number of Partel’s low carbon building envelope solutions. This included the advanced fire rated components EXOPERM MONO DURO 200 breather membrane and ECHOSEAL ALU FR airtight and windtight tape, the multi-purpose adhesive VERBOND, and also the phA Class Passive House Certified components IZOPERM PLUS vapour control layer and VARA SEAL smart airtight tape.

This1970s dwelling in South Dublin’s suburbs was transformed and renovated to a modern detached, energy-efficient home and office. The ultimate aim of this project was to design a taller building, radically reduce the building’s energy consumption, maintain the structural integrity of the building fabric, increase thermal comfort for the occupants, and reduce carbon emissions.A suite of passive strategies was implemented to meet the requirements of the EnerPHit standard. The project incorporated superior airtightness, green thermal bridging solutions, blockwork insulation on the external structure, triple-glazed windows, and mechanical ventilation with heat recovery to attain an A3 energy efficiency rating.Creating an airtight and insulated building envelope is the cornerstone of a Deep Energy Retrofit. Partel’s IZOPERM PLUS phA certified airtight product system delivered maximum airtightness in The Willows project

Key to this endeavor was the implementation of Lunos Continuous Mechanical Extract Ventilation (CMEV) technology, featuring a carefully selected array of units to address unique spatial challenges.Ventilation System ComponentsThe project hinged on the integration of specific components and products:1. Lunos Silvento V-EC FK Extract FansPurpose: Silvento V-EC FK extract fans were strategically chosen to facilitate efficient ventilation in the living/sleeping rooms of the accommodation complex. These units served as the primary extraction source, ensuring the continuous flow of fresh air.Energy Efficiency: The EC (Electronically Commutated) motors in the Silvento FK extract fans were a pivotal choice for energy efficiency. These motors significantly reduced energy consumption, contributing to sustainability goals and lower operating costs.Advanced Control: The control boards integrated into the Silvento FK units featured advanced capabilities for automatic extraction rate adjustment based on real-time air quality data. This configuration leveraged the ability to duct from a single extract point to the Silvento UP housing unit, effectively achieving two extraction points for the same fan unit. This cost-effective solution ensured compliant flow rates from the technically separate “Wet rooms.”Compliance with Flow Rate Regulations: Maximum extract flow rates were meticulously adjusted via control dip switches, ensuring strict compliance with extract rates at both extract vent locations.Maintenance and Operational Ease: All units, including the Silvento FK extract fans, were purposefully designed with easily accessible washable filters on the room side. This design streamlined maintenance procedures, guaranteeing an uninterrupted, healthy airflow with minimal operational disruptions.Automatic Boosting: The FK control board’s advanced features enabled automatic boosting of the Silvento extract fan. This innovation eliminated the need for manual user intervention to boost the extract fan, whether through a manual switch or a light switch. Instead, onboard sensors seamlessly reacted to air quality levels and autonomously increased the extraction rate until the unit’s control system was satisfied that indoor air quality had returned to acceptable levels. It is a single membrane approach with the VCL providing protection against water ingress and air leakage. The membrane is predominantly fixed to a Steel Framing System (SFS) with a cement board substrate or concrete walls. We got all contractors to buy into using a single membrane system, this was very beneficial for compatibility reasons.Q2: What specific membrane materials were used in this project?A: We are using the IZOPERM PLUS A2 on all façade types, we chose this membrane because it met all our criteria for fire rating (B-S1-d0), vapour resistance and air tightness.Q3: How did the membrane materials help to ensure the project’s success?A: The design team, thermal specialist and contractors bought into the one product, which made life very easy once we agreed on the product.The next day delivery is very helpful when contractors suddenly run out of material.Q4: Can you provide specific examples demonstrating the efficiency of the membrane materials in this project?A: Visual examples demonstrate how the membrane is effectively protected against water ingress and air leakage.Q5: How did the use of membrane materials impact the project’s timeline and budget?A: Although the design at the tender stage had a breather membrane externally and an air tightness membrane internally, on review of the drawings with the air tightness contractor advised to go for a single membrane externally is the most suitable for this project. It was a collective decision with the design team to use the Partel IZOPERM PLUS A2 after a considerable review period of various membranes. There will be a saving for the client with the external membrane and a time saving for the contractor installing the internal air tightness membrane over four floors.Q6: Could you provide a quick analysis of the project and how Partel played a part?A: Partel provided WUFI analysis to confirm the dew point was outside the VCL and there was no risk to interstitial condensation. Compatibility testing was carried out between the tapes and mastic with our substrates. Partel was very proactive in the design process answering all technical questions.Partel assisted in knowledge sharing/training when we commenced the first installation of the membrane. The Convivium, one of the developments to win one of New York’s Buildings of Excellence Awards in 2019, is an ambitious Passive House project on the Upper East Side of Manhattan. The building utilizes the usual Passive House energy saving measures such as an airtight envelope construction, high efficiency variable refrigerant heating and cooling, condensing water heaters, and efficiency energy recovery.Construction completed on this 23-story, 140,226-square-foot tower in 2020, and Partel consulted with the project team, offering technical support to improve the building’s airtightness. One of the most integral components to the project was Partel’s VARA FLUID, a smart liquid applied membrane, and a durable measure for moisture management within the building envelope.The Challenge in WorkWith the climate in New York, the builder, architect, and installer all needed to make sure this high-rise residential construction would stay safe and dry over the winter, all while achieving a seamless and superior airtightness. Speed and consistency of application was also important.Moisture Management MeasuresThe party walls were built using aerated concrete block with an interior steel stud cavity and were insulated on the exterior with 4 inches of XPS.As insulation was continuous ensuring a thermally broken construction the next challenge was achieving an airtight layer. The crew opted for a smart AVCL – Partel VARA FLUID – that could be quickly and efficiently applied to the inside face of masonry to control vapour movement, allowing potentially unwanted moisture trapped in the structure to escape. This prevents condensation and mould, as it blocks unwanted air infiltration.To achieve the best coverage, VARA FLUID was spray-applied in a minimum of two coats at 12-mm wet thickness. For details and irregularly shaped connections, the VARA FLUID Brush was applied to fill up cracks and construction joints. The fluid-applied solution accelerated the application process, making it ideal for high-rise projects and large surfaces.VARA FLUID is a low-VOC, water-based building component using Variable Technology that meets the requirement of the ASTM E96, and dries to form an airtight flexible layer. Once the layer is dry, it results in a durable membrane that maintains the connections in the long-term.The Partel airtight product system is underpinned by the 10-year warranty and a unique technical support, including WUFI condensation risk analysis, for guaranteed quality results.AchievementsPartel VARA FLUID smart airtight system improved the energy efficiency of the building fabric, providing a permanent air and moisture barrier, while increasing occupant comfort and ensuring better indoor air quality.Thanks to the environmentally conscious approach, the building uses approximately 80% less energy than similar residential buildings.Project Awarded at NYSERDA’s Buildings of Excellence Awards

Pat Doran Construction were chosen to upgrade this south Dublin residence. The project had been proposed as Enerphit but suggested additional costs had brought this into doubt before the involvement of Pat Doran team. “We said it might be possible to do Enerphit without it costing more, “From our experience and knowledge we were able to say that the budget was sufficient, that the house had a good orientation and form factor for a Passive House” says Paul Doran.Pat Doran Construction specialises in Passive house, Enerphit, and nZEB building and through experience and specialist training are offering real low-energy building expertise at an affordable value.The upgrade featured external insulation to the original brickwork walls, a new externally insulated blockwork extension, a partially reconstructed roof heavily insulated with mineral wool insulation, and boasted airtightness of 0.99 air changes per hour.Enerphit projects are more challenging as details must accommodate the existing building and find ways to sympathetically upgrade the junctions to appropriate levels. The importance of having either an experienced or extremely knowledgeable contractor and design team is important. This skillset enables cost-effective solutions for these difficult junctions. Airtightness and thermal bridging detailing are often the most challenging issues. An example of one such junction was the large steel posts which while internal were connected to the new foundation. Pat Doran Construction opted to use CompacFoam to support the steel. CompacFoam solution is possibly one of the highest performing thermal isolation materials with thermal conductivities as low as 0.038. It is available in different density classes from CF 100 to CF400. CF 100 is typically used for thresholds and CF400 for point loads. CF400 is shown in the above photo.Just how strong is CompacFoam? It’s surprisingly so – there is a  Datasheet here but to get a visual – you can build on it, drive on – pretty much whatever you need to do depending on the load and density class.This building was fully certified to the Enerphit standard and involved an extensive deep energy retrofit. Its BER rating was also improved from a G to an A2. It has been awarded “Best Residential Project” by the Irish Construction Industry Awards 2016 and “Home of the Year” at the Irish Design and Building Awards 2016. It was also featured in Passive House Plus.

In addition, the house design has also been set to harmonise and enhance its landscape using pre-patinated facing materials to blend into its rural surroundings.The SolutionStructural Insulated Panels (SIPs) – A Sustainable ChoiceTo meet the demanding requirements of Passivhaus standards while adhering to the client’s desire for swift construction, the project opted for a Structural Insulated Panel (SIP) envelope. SIPs are renowned for their ability to provide elevated thermal performance and enhanced energy efficiency. Comprising two outer layers of oriented strand board (OSB) that encase a core of construction-grade expanded polystyrene (EPS) foam. Each composite panel is robust, lightweight and extremely strong.Partel’s ECHOFOIL EXO – Elevating PerformanceIn addition to SIPs, the project employed Partel’s ECHOFOIL EXO, a reflective breather membrane, to further enhance the home’s thermal performance and airtightness. This innovative membrane boasts an impressively low emissivity value of <0.05, which plays a pivotal role in improving thermal comfort within the dwelling. It was installed externally to act as a wind barrier, manage moisture, and protect the structure against any driving rain that may penetrate the exterior finish. Project DescriptionThe refurbishment of the historic Central Bank site into the iconic Central Plaza, which is a multi-phase scheme, is one of the largest and most prestigious construction projects being carried out in Dublin city centre, Ireland.Partel was playing its part since the early stages of the restoration, and this year brought again its expertise in fire-rated vapour control systems, supporting the latest expansion scheme of the building with a two-storey glass-roofed structure, that completes the existing tower.Teaming up with Castle Group, the plan for roof expansion involved passive fire protection measures and an appropriate airtightness strategy, using Partel’s IZOPERM PLUS A2 vapour control system.Steel Roof Structure and Internal WallThe design of the new steel roof construction has a complex geometric structure, following the exposed suspensions of the building – with cantilevering triangles. It consists of multiple steel RHS that are connected to each other by hidden connections. The contemporary structure is a monolithic steel frame without expansion joints. Quite a challenge in regard to thermal expansion. For this project, fire protection of the roof structure and internal wall assemblies were top priorities, considering the specific requirements regarding stability, structural integrity and fire safety in the building.Airtightness and Fire ProtectionPartel’s Euroclass A2-s1,d0 product system – IZOPERM PLUS A2 membrane and ECHOSEAL ALU FR adhesive tape – were used in order to improve the fabric performance. The solid walls had to be airtight, insulated, and fire-resistant in order to ensure that what was designed could be delivered.The team chose to deliver airtightness measure to external walls with an appropriate fire-rated vapour control system, such as IZOPERM PLUS A2, with high durability, mechanical strength, and moisture management properties. With unrivalled low emissivity of 0.05, the reflective surface can dramatically improve the thermal performance and prevent heat radiation. The team wanted to make sure a tested and compliant solution will be implemented, and the products will perform in a scenario where the building is exposed to a fire.In addition, fire safety in this tall, high-risk building with a large number of visitors and tenants, with open spaces and mobility consideration, the IZOPERM PLUS A2 fire-rated membrane plays a crucial role when incorporated into the wider fire engineering strategy. The membrane offers superior levels of fire performance and a very limited contribution to fire, furthermore, during a fire it will not pose a risk of smoke inhalation for people, as it produces minimal to no smoke and does not release flaming droplets.Sealing the membrane overlaps using Partel ECHOSEAL ALU A2 non-combustible adhesive tape, secured the level of airtightness and fire-resistance. This aluminium foil tape provides excellent cohesion, adhesion, and thermal stability, serving as an excellent barrier against moisture, and flame.The steel roof construction was covered with 152 glass units to facilitate maximum light.Designed by the Henry J. Lyons Architects, the rooftop venue incorporates a 360° viewing terrace of 15,500 sq ft, a crowning touch of this modern restoration project.The previous phase scheme of the Central Plaza redevelopment improved the energy efficiency of the building, airtightness and thermal performance using the ECHOFOIL IZO membrane together with CONEXO MULTISEAL adhesive tape.

Project DescriptionLansdowne Place is a luxury residential development located in Ballsbridge, Dublin 4. When fully complete, Lansdowne Place will have a total of 215 apartments, including 24 penthouses. Exceptional features include superb location, extraordinary design, exceptionally high-quality materials, and expert craftsmanship.The Challenge in WorkPartel was engaged and involved with the project to plan and develop the airtightness strategy for apartments. We also consulted on the flat roof build-ups and were able to provide a safe and effective solution by using a high-performance system, to manage airtightness and vapour.The project team installed our integrated and trusted product system including the smart VARA PLUS membrane, IZOPERM PLUS membrane, CONEXO, CONIZO, and CONLEX Butyl airtight tapes.The requirements for airtightness and insulation changed during the project which led to challenges for vapour control. We carried out hygrothermal analysis using WUFI to determine the suitability of the penthouse flat roofs using VARA PLUS. The nature of the structure in some areas with structural beams, columns, and connections made the installation more challenging for installers – Castle Group – but through a patient and detailed installation, results are in the zone of 1 ach @ 50pa.Designed to be compatible with all conventional building systems, the smart vapour control membrane VARA PLUS, together with IZOPERM PLUS membrane and Partel tapes ensures maximum protection against humidity, improves the energy efficiency of the buildings and the comfort of their occupants.
