The forming of a level threshold would be easy if the designer did not have to consider the prevention of damp ingress. The problem is a number of elements converge at a threshold, and when the threshold is required to be practically level, it can be difficult to bring together protective measures in a manner that promote integrated functionality and structural convenience. A different approach to forming level thresholds is offered by Cavity Trays Ltd. It literally and physically covers the problem. The Type LTT Level Threshold Tray is a three-dimensional preformed DPC that envelops opening masonry skins.

A systematic approach of arresting and reducing the flow of water within a cavity wall prior to any change in status of that wall helps balance demands on damp protection measures. In the case of a circular window passing through a curved cavity wall, protecting against damp ingress is easily achieved using a preformed Type K cavitray. The preformed Cavitray is curved to match the wall. Conventional flat material or roll material cannot uniformly match the radius of a wall.

IntroductionThe Keyfix Non-Combustible Cavity Tray System has played an important role in futureproofing a major new residential development in Stratford’s Olympic Park by exceeding new building regulations whilst improving build quality and installation efficiency on site.OverviewLocated in the very heart of the Queen Elizabeth Olympic Park, Chobham Manor in East London is the first of five new neighbourhoods in the former home of the 2012 Olympics. Comprising 850 new one, two and three-bed homes alongside community facilities, shops, public green spaces and community areas, this stunning new development has sustainability at its core with all homes built to the Code for Sustainable Homes Level 4.In a design by JSA Architects and built by Taylor Wimpey, the layered brickwork façade features projected bay windows, balconies and set back terraces. To meet the requirements and a tight build programme, Keyfix worked with subcontractor Chine Brickwork and supplied 4545 metres of Keyfix Non-Combustible Cavity Trays (NCCT) along with Corner Units and Weeps on blocks A, B and C which form Phase Four of the development.ChallengeThe challenges for Keyfix were the unique brickwork build programme which incorporated two runs of cavity trays being supplied per floor to accommodate brickwork corbelling and recessed brickwork.SolutionAs the corbels where built at a different stage on the build programme so the Keyfix Non-combustible Cavity Trays had to project out either side of the pier when initially being installed. Therefore, when the infill corbels where being built the continuous run of tray could link in seamlessly. A task that would have been near impossible had the system relied on tapes or mastics to make the linking joint.The Keyfix stainless steel NCCT was specified due to its self-supporting system which doesn’t need fixing back to the internal concrete frame and clips together for fast and easy installation. It is essentially a ‘Fix & Forget’ solution with no additional fixings, sealants or onsite fabrication required by the brickwork contractor. Therefore, installation of the trays did not impede the speed of bricklaying even when compared to traditional DPC. Installed in the outer leaf with no connection with the inner skin, this innovative cavity tray system does not create a thermal bridge and eliminates all differential movement issues.With a lifespan of 125+ years it is the only non-combustible cavity tray system that does not rely on tapes and mastics to make watertight joints, therefore elimating one of the main reasons for product failure.Commenting Kieran Coyle of Keyfix said: “Holding an A1 Fire Rating, the Keyfix non-combustible cavity tray solution exceeds the minimum standards set out in ADB (Approved Document B), whilst ensuring this new development meets and exceeds the latest regulations. IntroductionThe speed of installation and improved build quality of the Keyfix Non-Combustible Cavity Tray System has played an important part in the construction of a major new high-rise residential development in West London and at the same time help meet and exceed regulatory requirements.OverviewLocated close to the Thames in Brentford West London, Verdo – Kew Bridge is a new mixed use development which forms part of a major new regeneration scheme that includes the new community stadium for Brentford FC. Designed by Broadway Malyan and built by developer EcoWorld, it comprises of 487 new one, two and three-bed homes alongside retail and business spaces, public green spaces and community areas.In order to safeguard the future of the development, Keyfix supplied 765 metres of Keyfix Non-Combustible Cavity Trays (NCCT) along with 2490 Corner Units, 4000 Pier Units and 5000 Weeps on blocks E,F,G and H of the development.ChallengeOne of the key challenges for Keyfix was the brickwork build programme which required early completion at the lower grid line levels of one to six. This was due to the scaffolding needed to be stripped away because it was blocking a walkway at Brentford Stadium and therefore needed to be cleared prior to the start of the new football season.SolutionWorking to a tight schedule, the offsite fabrication and preforming of bespoke non-combustible cavity tray units in line with the brickwork set out drawings saved time for the installation team at brickwork contractor DWG. Kingsway Gardens, located in a leafy suburb of Hampshire, is made up of 5 residential blocks of flats that had been experiencing a large number of leaks across their balconies on multiple levels.The existing asphalt was showing signs of wear and tear with age degradation, where the lack of a full cavity tray, had meant the perimeter upstand had not been sufficiently protected for many years. With many attempts being made to patch the repairs, eventually, the insulation beneath the asphalt had become saturated, severely reducing its effectiveness as an insulator and having a detrimental effect on the U-Value of the buildings.Garland Technical Manager, Paul Boole and Technical Assistant, James Hiscock was instructed by property and construction consultants, The Welling Partnership, to provide their technical expertise and support to survey Kingsway Gardens and propose a tailored waterproofing specification for the residents.

8300 SQM of Optima FC+, Optima FC+ perforated panels and Optima IPC (soffits) have been used in the completion of the 23-storey New Bailey building in Salford Quays.Optima FC+ was selected for a number of reasons on this project.Predominantly, it is an incredibly user friendly system – panels can be quickly and easily adjusted on site and the system can be fixed top down, or bottom up with individual panel removal and replacement. This makes Optima FC+ a highly desirable choice for designers and installers.However, the panels were specifically adapted for this project to enable a completely secret fix system, as per the architects vision. Therefore the top return fold was increased to 50mm instead of 38mm. This allowed for the security fixings to be completely concealed by the panel above, allowing the customer to easily fit the panels from ground up.Sotech worked closely with the design team and installer at the very early design stages to make this modification possible. The teams used a 3D modelling route, which allowed the customer to comment and make changes to the model without physical cost.Optima FC+ perforated panels were chosen as an additional aesthetic feature and Optima IPC was selected for the soffit areas as the architect requested a secret fix system.A bespoke window reveal and bracket was included in the panel design. This allowed for an extended side return which was used to hook on the panels and enable a secret fix. The Optima IPC system was perfect for this part of the design as it enables hidden mechanical fixings and is a cost-effective solution using 2.0mm aluminium.Black PPC aluminium was used as backing trays to enhance the appearance of the perforations, prevent views through the perforations and close off the cavity.Optima FC+ has been independently tested and certified to meet CWCT rigorous specification for rainscreen cladding and has been fire tested to BS8414-2 and classified to BR135 for high rise buildings. This makes it the perfect solution for Plot C1, now the tallest residential building in the New Bailey plot.Plot C1, which features a six-storey podium with an exclusive rooftop garden terrace for the wellbeing of residents, incorporates a number of sustainability measures including surface water drainage attenuation, minimising off site spoil disposal, reduced water consumption.The project has been shortlisted in the 2022 Facade Awards UK for ‘Best use of a rainscreen system using aluminium’.

A residential customer had a storage unit and wanted improve it by adding a green roof. M-Tray®, being modular in shape and easy to install, was the perfect solution. The green roof had to be walked through the house to access the garden. Traditional roll-out green roofs, with their loose substrate bags and loose sedum blankets were too messy to transport indoors. M-Tray® is self-contained within the walls of the plastic tray and comes with fully established, sustainable vegetation. M-Trays® clip together easily, allowing the sedum to blend together, providing a beautiful, seamless finish.

This project involved a high-rise office being refurbished. Being in the Central London and nearing completion meant a busy site. Ultra fast and mess-free installation was essential. M-Tray®’s were delivered to site on pallets and quickly unloaded. The M-Tray®’s stackable design meant it was easy to transport through the (finished) building and elevator. The individual trays were then carried up the final flight of stairs to the rooftop. As the trays simply clip together they are quick and easy to install. In just 4 hours a the roof space was transformed into a green roof.

A three year construction project in Knightsbridge required a temporary green roof on welfare huts. The local residents were concerned about overlooking these steel huts long-term. The solution is M-Tray® – our modular green roof system. The steel huts were wheeled into position on site on skates. They were covered with an EPDM waterproofing membrane. M-Tray® units were installed. They were easily carried up the stairs by hand and installed by hand within minutes. The modular and portable M-Tray® can just be unclicked and lifted away upon completion of the construction process.

Eurocell Eurologik triple-glazed windows and fully recycled cavity closers have been specified by Morris Homes on the UK’s largest zero carbon village in Peterborough. Sheffield-based Eurocell fabricator Ford Windows fabricated and installed the zero-carbon window solution. Vista, in the Southbank area of the city, is a development of 295 zero-carbon homes designed to reduce energy emissions by 100 per cent compared to an equivalent-sized standard housing development.

Mayfair, London Our modular green roof solution, the M-Tray®, has transformed what was previously a fairly unsightly bitumen rooftop at a Mayfair hotel into a beautiful green space for guests to enjoy. Conversion of the 13sqm space was awarded to Wallbarn after we successfully completed the hotel group’s first green roof project at the Radisson Heathrow. Being so easy to transport our M-Trays®were selected as the fastest and most efficient way of converting the unused space into a lush, green and aesthetically-pleasing space. The installation only took half a day with minimal disturbance to guests.
