Providing a robust leak detection solution to a global infrastructure provider

Andel Ltd

A major global company selected Andel to install leak detection systems in multiple data centres, based on our approach, experience, quality and price. The end-user customer is one of the world’s leading digital infrastructure companies, providing a secure, sustainable, global collaboration platform to numerous industry-leading organisations in finance, manufacturing, retail, transportation, government, healthcare and education. The challengeThe data centres were built to the latest design specifications employing cutting-edge features and technologies. Mile upon mile of data network and power cable is installed under raised access floors where it can be organised and routed safely out of sight. The problem is that the same void, hidden from view, also contains water service pipes feeding air conditioning units, toilets and kitchens. A tailored, robust, hybrid solution needed to be installed meeting multiple requirements, primarily at low level, within the floor voids around the perimeter of the data halls with distance measuring systems monitoring CRAC units, plumbing and other plant. Additionally, a range of zonal systems provided early warning alarms and automatic isolation for water, refrigerant gas and oil leak detection. The solutionFloodline® HLD, Ranger® distance measuring system and a range of zonal senorsAndel’s Floodline® is a flexible, future-proof, zonal and distance measuring leak detection system. State-of-the-art, hybrid, Floodline® HLD multifunction control panels were installed in conjunction with Floodline Ranger® distance measuring systems and a range of zonal leak detection sensors including water, refrigerant gas and oil. Floodline® HLD control panel can monitor up to 224 zones using a combination of resistance-based and Modbus-enabled sensors.High-visibility Floodline Ranger® cable provides up to 1500 metres of continuous leak detection, detecting the presence of water and conductive liquid at any point along its entire length. Conductive-polymer technology construction makes the the sensor highly resistant to corrosion and abrasion. Sensor cable was strategically installed in floor voids to continually monitor the server halls, ensuring early leak detection through alarms and automatic valve shut-off systems.  The system triggers audio-visual alarms as well as sending onward communication to BMS. Resilient, sustainable, cost-effective, easy to install and maintain, Andel’s Floodline® is a flexible, future-proof, zonal and distance measuring leak detection system. Proactive approachPrior to installation, great care was given to ensure the customer was happy with all Andel’s Floodline® equipment and to demonstrate the superior build-quality and functionality and to allow the customer to see and handle the equipment first-hand. The customer was provided with all relevant technical specifications and user information. The project involved detailed assessment and planning for the five sites. Bespoke installation kits were manufactured in advance for each installation team. Andel put together mobile crews to visit each of the sites. The installation took 20 days from start to finish, meeting the deadline. The resultA successful leak detection installation that fulfills the customer’s brief, protecting priority servers and IT infrastructure in new major data centres. Installing Andel’s Floodline® leak detection systems now means the customer has:A cost-effective, reliable and low-maintenance leak detection system across five mission-critical sites.A bespoke, tailored solution for each site.Peace of mind with a leak detection system that will give early warning alarms and onward communication, allowing for evasive action to be taken to avoid any damage.A future-proof solution with a leak detection system where additional zones, sensors and upgrades can be added easily and cost effectively. What the customer said;We are delighted with the installation of the Ranger leak detection system across our sites. Specwall SP

Location: Aldgate, LondonX Construct chose Specwall for its Minories development in Aldgate, London as a replacement for the plasterboard/blockwork system it had previously planned to use. The project was not water tight and, consequently, was subject to water ingress during works. This required a new solution which Specwall was able to provide due to it being an inert, cementitious product which can be installed either dry or wet.Additionally, the ground floor of the Minories development was an unusually busy area during construction and could not fit any extensive scaffolding works. Specwall’s single-visit construction method utilising mobile access suited these conditions and made it the perfect choice.

Braefoot Jetty - Fife, Scotland

Braefoot Jetty - Fife, Scotland

Saint-Gobain Weber

Located between St. David's and Aberdour, the tanker terminal at Braefoot Bay is a base for the export of liquefied petroleum gas. The terminal consists of two jetties located on the north shore of Incholm Island. The gas is piped to the Mossmoran Plant in Fife direct from the North Sea, broken down to form ethane and then converted into ethylene, the basic hydrocarbon 'building block' of the petrochemical industry. The products are then piped the final three mile journey to the Braefoot Marine Terminal where they are fed into tankers and gas carriers for markets in Europe and the USA. The terminal is operated jointly by Shell Expro and Exxon. The jetty was suffering from increasing levels of deterioration of the reinforced concrete structure due to the relentless corrosive action of the marine salt environment on the reinforcing steel. A remedial plan was developed to carry out repairs and to introduce a cathodic protection (CP) system to greatly enhance the protection level and therefore extend the life of the structure. The plan was prepared by structural engineers from Shell, led by Hans Verheyde, and Balfour Beatty Construction Services UK (BBCS) was awarded the contract. Two major factors had to be accommodated within the repair programme. Firstly, the tidal flow that submerged the lower part of the jetty twice every 24 hours and secondly, the jetty is a fully live and very active transport hub and shipping schedules had to take precedence at all times. Round-the-clock flexible working maintained delivery of the twelve-month project.Saint-Gobain Weber's specialised repair concrete products were specified for the remedial actions on the Braefoot Bay jetty and technical application advice was provided for the active phase of the project. A suspended scaffold was designed and installed which allowed fast access when the tide ebbed so that productivity could be maintained. Traditional techniques were used to breakout the spalled and cracked concrete and to wash out the surface chlorides and clean the existing reinforcement steels.webercem five star repair concrete CP is a shrinkage-compensated, high strength, low resistivity, flowing repair concrete designed for use in conjunction with CP systems. This pre-blended cementitious concrete fully complies with the Highways Agency Specification Class 29F for high-strength flowing concrete for major structural repairs. It contains non-reactive aggregates with a low soluble-alkali cement content which is particularly important where CP is to be used. The rapid strength development and dimensional stability of webercem five star repair concrete CP – which reaches 27N/mm² in 24 hours – was especially valuable in the tidal conditions in Fife. Tight shuttering was used on the wide beam sections of the jetty to take the poured concrete which reached an integral bond with the original concrete. This process reformed the structural integrity using products with proven durability. An innovative CP system using Duogard® hybrid anodes from CPT was installed to protect the steel reinforcement with the anodes fixed into the soffits with a special CPT mortar. Where the CP installation required chases to carry the cabling, webercem HB40 high-build structural repair mortar was used to fill and seal the chases. webercem bondcoat, a polymer-modified, cementitious bonding aid and steel reinforcement primer, was first applied into the chases to ensure enhanced bonding. webercem HB40 is an acrylic-polymer modified, single component mortar and is lightweight with high build qualities. It can be applied in layers up to 75mm thick vertically, and 50mm on overhead soffits, and can be used without formwork. It was then applied onto the tacky webercem bondcoat primer and finished flush to the concrete surface. The Braefoot Bay terminal project has been completed successfully and Dewi Miller, contracts manager, BBCS, is confident that the jetty protection will extend the working life of the structure. "The products we have used are excellent and the application methods have enabled us to deliver a high degree of protection and reinstatement to the concrete structure. Working on a live site in a tidal zone has required a flexible work schedule but the whole project has worked exactly to plan and the client is very pleased with the result. The Weber materials have been the key to achieving this success."

The German museum Villa Wippermann - plank gratings

Elefant Gratings T/A PcP Gratings Ltd

Villa Wippermann in Halver, Germany is an old factory owner’s beautiful villa, originally belonging to the Wippermann family, built back in 1892. The old villa was renovated to serve as a regional museum and a cultural meeting place. The fire protection and heritage conservation requirements, in particular, presented a demanding challenge to the planners of the escape routes and escape staircases. Space-saving design was required, while creating a staircase system without any additional connection to the building (no transfer of forces into the historical building structure). The architectural appearance of the building also had to be preserved in the best possible way, and safe use by visitors had to be guaranteed in the event of an emergency. The criteriaThe client, City of Halver, involved experts, architects and engineers in the make-over of the museum. The project had a significant focus on safety in case of fire or other events that need safe evacuation. The parties involved required a spiral staircase as a fire escape solution, to be installed without causing any damage to the building.Minimum strainThe engineer and architect were both very aware of the fact that various environmental conditions such as wind and vibrations can cause too much load, leading to damage to the building.DesignAs stated in the project criteria, the architectural heritage of the building had to be preserved. This called for a safe but well-designed spiral staircase, fitting into the environment and to the unique architecture of the building and maintaining the appealing aesthetics of the Villa Wippermann museum. The solutionBased on these project criteria, PcP delivered a proposal that presented a safe and secure spiral staircase for the museum. The project architects and the planners from the building and heritage authorities accepted the proposal.Spiral staircase made of galvanised steelA complete spiral staircase system was designed and tailor-made to support the unique criteria of the project. A large steel pipe at the centre of the staircase provided solid support to the entire structure. A slim handrail system followed the spiral shape of the staircase. All details and products were made of galvanised steel, matching the architectural and aesthetical look of the building. The staircase links the historical building together with modern architecture. The staircase was designed by PcP and manufactured using modern industrial production methods, combined with handmade finishes and details.OPTIMO® steel treads and gratingsThe PcP OPTIMO® O3 spiral treads and gratings were used for treads and landings, providing safety in terms of optimal slip resistance, capacity and fire proofing. The high and certified slip resistance according to evaluation group R13/V10 and the limited views below allow even people with a fear of heights to walk safely. The surface of OPTIMO® O3 flooring delivers the very best drainage of liquids. The resultAs a result of the strong collaboration between architects, structural engineers and planners from heritage protection and fire protection, a safe, solid and aesthetically pleasing spiral staircase now compliments the museum.Today, Villa Wippermann museum stands as a harmonious building with a perfect balance between modern and old architecture in beautiful surroundings.

FIREFLY™ APOLLO Lite Specified for Royal Stoke Refurbishment

FIREFLY™ TBA

FIREFLY™ APOLLO Lite Specified for Royal Stoke RefurbishmentA leading passive fire protection contractor has been involved in the installation of fully compatible products from the range of TBA FIREFLY™ for the creation of half hour fire barriers within ceiling voids to a major general hospital undergoing extensive refurbishment work in the north of England.Birmingham based Cubic FM is the specialist sub-contractor carrying out all of the passive fire protection work at the Royal Stoke University Hospital in the city’s Newcastle Road. The work is making use of FIREFLY’s well proven APOLLO Lite™ 30:30 barrier system in combination with the equally widely specified Collaroll across areas featuring cable trays, water pipes and other building services. All of the barrier and ancillary products are being supplied by the Birmingham branch of Encon, one of FIREFLY’s main distributors. The Senior Contract Manager for Cubic, Brett Kelly, commented: “This is a family run firm where passive fire protection forms one of our key divisions, serving both private and public sector clients: working in schools, prisons, police stations and MOD properties as well as hospitals. The contract here in Stoke has been particularly challenging because the ceiling void of the Lower Trent Ward contains a variety of services - including gas and water - which could not be isolated due to having to keep adjoining areas of the hospital supplied. Also the presence of steel beams meant the new drywall partitions could not be taken right up to the underside of the slab.”“We were first introduced to the FIREFLY's range some three years ago when it was specified by a client, but we now prefer the systems to the rock mineral wool we used previously. The FIREFLY™ barriers are quicker and easier to install, do not create dust or skin irritation and the company is always ready to provide design guidance or on–site assistance. We currently have half a dozen operatives trained up by FIREFLY™ and another group due to attend the company’s training school soon.FIREFLY™ worked with the architect here after they specified the APOLLO Lite™ 30:30 and have been helping us with installation details, where we are using the special staples and adhesives to secure the barriers, as well as around all the service penetrations – working off scaffolding. Overall the installation is progressing very well.”APOLLO Lite™ 30:30 has been developed for use in vertical separation or compartmentation situations, offering 30 minutes integrity and insulation and is able to be sealed around penetrations. It is widely specified to form fire barriers within roof voids and floor voids in many different property types, including tower blocks and other HMOs.The flexible woven material is easy to cut and fix and is treated with a proprietary coating to improve its cooling properties and therefore prevent temperatures rising in adjoining areas. The system has been fully tested to BS 476 Parts 20 & 22 and is third party certified by IFC. The six metre long rolls of APOLLO Lite™ 30:30 have a minimum thickness of 6mm and are installed using stainless steel staples as well as high temperature adhesive.Employed as part of the FIREFLY™ System and also to wrap the services which penetrate barriers such as PHOENIX, ZEUS Lite™ 90:30 and TITAN Lite™ 120:60, Collaroll comes in a roll 10m long x 300mm wide with a sewn-in concertinaed skirt. The skirt can be moulded to shape to seal it neatly to the upright barrier, which is usually at 90 degrees to the Collaroll and fixed into place using the high temperature adhesive. The R31 Staple Gun and Staples are used to staple the Collaroll to itself tightly around the penetration.

Mobilane

ESSENZA HOME opts for a sustainable green façadeInterior and lifestyle brand ESSENZA HOME has moved into a new, completely renovated office in Bunnik in 2021. The new office is entirely sustainability-oriented. The Mobilane green façade at Essenza Home contributes to the company’s sustainability vision and provides a warm welcome for its retailers, customers, and staff. Family business ESSENZA HOME has been designing, producing, and distributing home & living products to suit various interior styles for 60 years. In 2021, the company moved to a new office in Bunnik. The building of no less than 2500 m2 is located directly on the A12 motorway. The new premises was built with an eye to the future and aligned with their sustainability vision. Therefore, the sustainable green Mobilane façade was a logical choice.Installation of the green façadeThe installation of the green walls was quick and easy. The green walls, with a total surface area of over 200 square meters, were placed against the stone and wooden façade by means of Magnelis steel omega profiles. The design incorporated the window and door sections and the water and electricity pipes. The almost 10,000 plants are installed in modular cassettes and pixels attached to the profiles. All of the cassettes, pixels, and covers are made of a fire-retardant EPP (B-s2, d0). This material is light, UV-resistant, air-permeable (for good root growth), and fully recyclable. An automated irrigation system provides the MobiPanel green walls with water and nutrients.Plant selection for the green façadeThe plants in the green facades were selected according to various factors. The orientation of the façade, the different flowering seasons, plants that stimulate biodiversity, and, finally, aesthetics were all considered. For example, Bregenis ‘Bressingham White’ is a beautiful spring bloomer with elegant white flowers that bloom from April onwards. The Vinca minor is a strong evergreen covering plant. It also flowers very early in spring. Vinca minor can be used on facades in both sunny and shady spots. The Vinca will produce more flowers in the sun than in the shade. Geranium Rozanne is a carrier plant for wild bees. Many species of wild bees, as well as butterflies and bumblebees, find their nectar here.Advantages of the green façadeThe green wall on the two outer walls is a real eye-catcher. Floor Smits, Head of Brands and second generation in the family business: “As a family business, we find it important to focus on the long term. During the renovation, we, therefore, invested heavily in sustainable solutions. When we were introduced to the possibility of a vertical garden for the façade, we were immediately enthusiastic. The green wall has many advantages, such as purifying the air, increasing biodiversity, and providing a nice haven for bees and other insects. Finally, we want to make a statement and show that we are committed to a sustainable world.” In addition to the office, there is also a b2b showroom and a brand store will be opened for consumers this year.Increased biodiversityRosalie Smits, Head of Channels and also the second generation of the family business, indicates that biodiversity is an important spearhead for the organization. The green façade attracts many insects, thus stimulating biodiversity in the area. As described earlier, the flowers of Geranium Rozanne, among others, provide nectar for many insects such as the wild bee and butterflies. Wild bees and butterflies are an important link in our food chain. They provide 60% of the pollination of our fruit and vegetables. The facades also attract various birds and other insects and serve both as food and as nesting and hiding places. In the cassettes between the plants, birds can nest safely. The first bird’s nest in the green façade at Essenza Home was found just a few weeks after installation.Client: ESSENZA HOMEArchitect: BK PuntConstruction period: 2021Installation: MobiCare

New Clement steel windows for site of national architectural importance

New Clement steel windows for site of national architectural importance

Clement Windows Group

The Lanark Hydro Electric Scheme is a remarkable project. When it was completed in 1927 it was the first of its kind in the United Kingdom. The Scheme refers to two hydroelectric plants in Clydesdale, South Lanarkshire, Scotland: Bonnington and Stonebyres’ Power Stations. They both take water from the beautiful Falls of Clyde. Bonnington’s water comes from just above the Linn in New Lanark and Stonebyres from above Stonebyres Linn near Kirkfieldbank. The abundant supply of water from the River Clyde continuously spins the power stations’ turbines providing a reliable and sustainable source of renewable electricity. Combined, they create enough electricity to power over 17,000 homes in the UK.  The two stations have been exquisitely refurbished by our client Drax, who acquired them as part of a £702 million deal. Both Bonnington and Stonebyres are category ‘A’ Listed Buildings, the highest possible grading, as a site of national architectural importance. This means it was imperative the new steel windows were as close a match as possible to the originals. The Clement W20 steel window range with genuine T bars, was chosen for the two Power Stations. Polyester powder painted in striking RAL 6005 Moss Green. Lodsworth handles complement the windows with matching peg stays in Antique Bronze finish. Clement made around 120 steel windows for the projects, including nearly 400 individual fixed lights, but the most beautiful is perhaps the enormous curved head windows on both sides of the buildings, which look spectacular and let in masses of natural light.  Drax Group senior civil engineer Anne Kerr said “We are delighted with the service and quality of windows supplied and fitted by Clement. The new steel windows fitted in the refurbished building look stunning and exceed our expectations."

Torquay Boys Grammar School

Torquay Boys Grammar School

Ecoprod Technique

Torquay Boys’ Grammar School was established in 1904 and has been on its current site since 1983. At that time it had 750 boys but the number has now risen to 1,120 so extensive building programmes have taken place over the last 30 years to keep its facilities up to date.In 2018 the decision was made to switch to waterless urinals throughout the school as part of a refurbishment of all the washrooms, funded through condition improving funding administered via Hookway – a firm of chartered surveyors. It was Hookway who suggested that the school consider switching to waterless urinals, based on its experience of installing them in other schools.Peter Richardson, TBGS’s site manager, went to look at the waterless urinals installed at Colyton Grammar School and decided to make the switch. In July 2018 22 waterless urinals were installed, with a further 11 added in September 2020."The main benefit of the waterless urinals for us has been the money that we have saved on our water bill. In the South West we pay one of the highest rates for water in the country and so saving water and cutting usage was a big motivation for us. Now that the waterless urinals are installed I estimate that we are saving between £4,000 and £6,000 per year just off our water bills – it makes a big difference.""Another big benefit we’ve noticed is that there’s no longer any smell in the urinals. It used to be absolutely awful. We had tiled floors so splashes of urine would go on the floors, and of course the boys can’t aim, but now the combination of vinyl floor and waterless urinals has completely removed the issue with odour. The waterless urinals have made a vast improvement to the washrooms in the school.""When we did the initial installation we had some toilets that were quite new and didn’t need refurbishing so we kept them as they were, but recently we bought more waterless urinals and fitted them into those areas as well because we found that they had been such a success. We fitted them ourselves in house and the process of swapping over to the waterless urinals was very straightforward.""I would highly recommend waterless urinals. We can see that our water bill has really gone down and down and down, and on a day to day level the issue with smell has been completely taken care of – we don’t get anything at all now."

Newton Waterproofing Systems

An impressive basement extension, housing a swimming pool and sauna, required a robust waterproofing solution at this large country home.Newton Specialist Contractor Stonehouse were brought onto this large residential project to waterproof an underground extension including a swimming pool and sauna. Set in a small village in Berkshire, the impressive countryside home was designed by architects Spratley and Partners. For the new below-ground structure, Stonehouse were required to install a failsafe and maintainable waterproofing system that would completely protect the luxurious basement from unwanted water ingress.Ensuring that the project was fully compliant with BS 8102:2009, Stonehouse recommended a combined waterproofing solution using a Type B reinforced and water-resistant concrete structure designed to BS EN 1992, combined with a full Type C internal cavity drain membrane system. As the most reliable and completely maintainable Type C waterproofing solution, the Newton CDM System was the ideal choice for this structure. The protruding raked capping details were also manufactured in the same material, in order to provide a fully cohesive design. Original concept architects, Llewelyn Davies Yeang, specified 3,500m2 Ash & Lacy Facade for the extensive new build, to give the building an innovative and hi-tech finish, reflecting the standards of the department itself. The design of the seven-storey building responds to the constraints of a steeply sloping site divided by a service road creating staggered floor levels, interesting external spaces and a flowing façade. Verulam School

Verulam School

Boyco (UK) Ltd

When a major blaze swept through the sports pavilion at Verulam School in St. Albans, only one thing was left standing in the changing rooms - the Boyco fittings. Even after the roof had fallen in and flames had gutted the changing block, the Boyco benches and peg rails were still firmly in place. The suspected arson attack at the Sandy Pit Lane site caused extensive damage and the entire pavilion needed rebuilding. As a fire fighter at the scene explained "The pavilion was made of wood and concrete with a tar and bitumen roof so it was pretty flammable".Rebuilding the pavilion had to begin straight away to restore full sports facilities to the school. Boyco was asked to join architects Mouchel on the team tasked with building and fitting out new changing rooms – nine years after they designed and supplied the original fittings. Boyco and Mouchel already had a proven partnership having worked together on numerous projects in the past. The timescale was tight. The Boyco team had just a month to present full proposals and design and manufacture the fittings. The team’s made-to-measure design – a replication of the original one - incorporated benches with integral peg rails and shoe trays. The steel fittings were coated in-house at the Boyco factory using the company’s renowned ‘Hot-dip’ nylon technique, exclusive in this sector to Boyco. The coating, derived from 100% renewable castor oil, is four times thicker than other powder coatings and gives fittings superior durability and performance. ‘Hot-dip’ coated fittings offer astonishing resistance to damage, abrasion and, as Verulam School proved, fire. The surface is also exceptionally hygienic with anti-microbial power that reduces bacteria by 99.99%. For added visual impact, ‘Hot-dip’ designs come in wide range of colours. Timber parts of the fittings also bring together superb performance with impressive environmental credentials. Water-borne timber lacquers provide a high quality finish on our standard American White Ash which are non-toxic, anti-microbial and non-flammable. All timbers are sourced from sustainable, fully approved forests.
