Pavillion Point is a Purpose Built Student Accommodation (PBSA) development on London Road in the centre of Brighton in East Sussex, close to the University of Brighton's main campus. Managed by student accommodation specialist Fresh, the building provides 232 student rooms, dedicated social and study areas, a gym, cafe, multimedia space and landscaped courtyard as well as retail units on the ground floor. The five storey development, designed by Corstorphine & Wright, targeted BREEAM Excellent standards as well as high levels of acoustic performance.In addition to the TECHNAL windows, curtain walling, doors and sliding systems chosen, the external facade features a clay brick slip system for the ground to third floors with a grey rainscreen cladding on the set-back fourth floor. The use of TECHNAL's aluminum systems contributed to creating an A1 rated non-combustible facade, a client requirement given the increased focus on fire safety.To ensure high levels of natural light in the student room, the design features large floor to ceiling windows. The aluminium tilt before turn windows were installed above a fixed glazing panel to create this feature. The TBT windows were selected as the inward tilt opening provides suitable ventilation whilst ensure the safety of the residents. The aim of achieving BREEAM Excellent certification as well as the building’s location on a busy road meant that the door, window and curtain walling systems had to also meet a number of specific performance requirements, not least a high level of acoustic performance. This was a challenge due to the size of some of the panels included in the design. TECHNAL system allowed a 41dB sound reduction to be achieved while optimising the weight of the glazed units.

The special thing about IXMO: the fittings unite several functions in the smallest possible space with a minimalist design. In this way, the Hotel Rittergut Störmede maintains a clear and comprehensible appearance in its showers. IXMO SOLO, a clever combination of single-lever mixer and wall outlet for shower hose in a single unit, is particularly impressive for its ease of use. The consistently modern approach continues in the WC accessories in the bathrooms. Here, the well designed forms and high-quality surfaces of EDITION 400 accessories by KEUCO set a special tone.The Hotel Rittergut Störmede exudes a unique atmosphere with its historical roots and, thanks to its excellent furnishings, offers the guest an extra special stay.

It was the pretty garden and view of the house from the driveway that first drew retired couple Melanie and Phil to what is now their much-loved home of ten years.The property has four bedrooms and two bathrooms and, though it sits within a conservation area, it is not listed. The house was originally three dwellings, each with an entrance door at the front and staircases behind the fireplaces. In the 1970s the houses were converted to a single dwelling and an extension was added at the back to house a single staircase, hall, landing and main bathroom. When the couple bought the house, it had old single glazed windows and doors, some of which were rotten. Since moving in Melanie did their best to persevere with the old glazing because it suited the cottage, but in the end decided to update it earlier this year. The couple wanted a solution that fitted with the character and age of Long Cottage, but also wanted it to feel cosier, warmer and more energy efficient. They decided on triple glazed Rationel windows and doors. They chose Rationel FORMAPLUS alu-clad triple glazed windows and doors in two finishes – cream for the outside and white inside. ‘We liked the fact they were maintenance free, but had the look of wooden units to tie in with the character of the cottage and the surrounding village properties,’ says Phil.While energy efficiency was a key reason for choosing triple glazing, they also wanted to reduce noise as much as possible – Brize Norton airbase is nearby. The couple are especially pleased with the windows in the bedrooms – which now meet industry safety standards for evacuation in case of a fire – and in the sitting room.‘The sitting room is in an end gable next to the road,’ says Melanie, ‘and the new triple-glazed unit has made it so much quieter and cosier than it was before.’

The Höllentalanger, at 1387m, short of halfway during the initial ascent from Germany's highest mountain, the Zugspitze, is a 'hut' millions of climbers have found shelter since 1893. Despite modernisation over the years however, the building had to be closed in autumn 2013.A replacement building was needed – and quickly too. Stephan Zehl, an architect from Munich, won the tender with his three-level, stepped building design. It has pent roof borders, which protects against avalanche risk from the eastern side; and meets all necessary current standards in providing dining facilities, equipment rooms, drying and shoe rooms and comfortable accommodation to sleep 100 people.During autumn and winter, all paths to the Höllentalanger are closed-off, as the Alpine climate makes it impossible to work for eight months of the year. Even in good weather, there are only walking tracks to the Höllentalanger, with no road access at all – so everything had to be flown in by helicopter. Rapid assembly and efficient transport costs were therefore critical to the budget and a combination of timber and pre-cast element walls were the chosen method of construction. Core-insulated prefabricated element walls were supplied for the ground level building. Due to the extreme temperature fluctuations, the concrete is subjected to pretty extreme expansion and contraction conditions. To counter this and to combat thermal bridging, it was important to install Schöck Thermoankers.

The package also included software which allowsthe deletion of a card if it is lost or stolen, providing a betteralternative to the expensive process of replacing lost keys.Allgood Trio also supplied and installed the automatic doorset solution, which satisfied Fife Council’s requirement forthe doors to automatically drive open and remain open inthe event of the fire alarm being activated, providing smokeventilation through the main central core area of the school.The solution also allowed staff to control the main entrancedoors and pupil entrances during specific times. (i.e.granting pupils access during school; start, finish and breaktimes and being locked outside these time periods).The whole package provided by Allgood Trio was deliveredon time and within the clients budget, including theinstallation of both access control and automatic doorsetsby Allgood Trio engineers.

The exposed lippings provide extra protection tothe door faces and ensure they can be easily repaired andreplaced if necessary. Along with the doorsets, Alite levers,latches, surface maglocks and hinges were installed, providingthe laboratories with fire protection for up to 30 minutes.The Alite ironmongery range developed specifically for usein busy commercial environments was ideal for the KingstonUniversity STEM environment – providing a robust and hardwearing ironmongery solution.

As a healthcare facility with vulnerable users, the specification called for revolving doors with maximum compartment space, without compromising on aspects such as durability, weather tightness and air permeability to support efficiency.Solution:  Our specification advisers put forward our 2-Wing UniTurn revolving door for the main entrance, which at 3.6m diameter and including centre sliding doors with emergency break out, was the best high capacity option to meet the entrance demands of space where wellbeing and comfort are paramount. The ChallengeThe client’s requirements were to provide value for money and create a building that was easy to maintain and appropriate to its function and setting.Deafblind Scotland provided training for the architects so they could gain an appreciation of the barriers faced by those who would use the building. The design was then developed to satisfy funding requirements. Technology was utilised to assist the client’s team with visual impairment to understand the building layout.The SolutionWorking closely with the client the architects carefully selected materials, colours, stair detailing, thresholds and ironmongery. Our Welford Buff brick was chosen for the brickwork.Careful consideration was also given to the pedestrian route configuration that visitors would use when approaching the building – it was important to ensure a strong colour contrast between road and pedestrian walkway.Natural ventilation was maximised to reduce energy consumption and associated costs.The BenefitsThe 7,500 square foot building provides a centre of excellence for deafblind people with a hub for training and development. It is a daily resource for more than 300 deafblind people in the Glasgow area, and a further resource for the 2,700 people across Scotland who are severely dual sensory impaired.The project offers deafblind people more opportunities to learn, enjoy a range of subjects, collaborate, and to become more familiar with IT through the assistance of specially adapted technology and equipment.Feedback from building users has been extremely positive with the client remarking on the ease of way finding and legibility within the layout.

The priceless collections of the new National Library of Romania, a landmark building in the heart of Bucharest, is protected by ExGo suppression control panels from Advanced.The new library building, which contains more than 13 million individual items, was started in the 1980s but work was halted after the 1989 revolution, only starting again in 2009. Completed and opened in 2012, the building has now been fully equipped with the latest technology, including the ExGo system.ExGo, Advanced’s ultra-dependable extinguishant release system, was configured and installed in the National Library building by Helinick, a key player in the Romanian fire and safety market. The suppression control system comprises 47 inter-linked ExGo panels with LCD displays, LED indicators and manual release buttons.The ExGo panel integrates with the Library’s fire system, which includes over 600 optical smoke detectors, 100 sounders and 200 call points. The ExGo panels monitor and control the valves that release up to 20 tonnes of NOVEC 1230 fire protection fluid. The ExGo range from Advanced has been developed specifically for sensitive and strategic assets such as server rooms, historic and cultural attractions and control rooms. The patented ExGo Extraction Software also allows users to download system status information and event logs, providing a quick and customisable data solution.

The buildings around Clerkenwell Green in London feature a mixture of architectural styles. The area is designated a Conservation Area and some properties are listed. During the nineteenth century it was a busy centre for specialised crafts and manufacture and the buildings at No 10-11 were originally constructed as warehouses.The Uniform Clothing & Equipment Company (Uniquip) occupied the two buildings from around 1910 to the 1990s and was a well known supplier of band uniforms.Stagg Architects obtained planning permission to refurbish and extend the original 13,000 sq ft building by an additional 7,000 sq ft. The renovated building comprises a new roof extension, flexible spaces on the ground and lower ground floors and offices at the upper levels.A four storey side extension infill was constructed and Clement Windows Group were selected to manufacture the new and replacement steel windows and doors throughout the building. It was very important that the new windows were in keeping with the original building and did not detract from the character and appearance of the surrounding Conservation Area and adjoining Listed Buildings.Windows and doors from the Clement EB20 steel window range were chosen and powder paint coated in black with the accompanying hinges and handles painted to match the frames. The huge wall of steel windows to the side of building includes a patterned glass which allows light to enter while also providing privacy for the neighbouring properties.Photographs taken by Matt Chisnall, @mattchisnall

The park is located in the area of the former bus depot and part of a disused airport where used to be 3 hectares of asphalt and concrete.The playground includes climbing frames, carousels, swings, and a vertical playground Wall-Holla with challenging obstacles that will keep kids entertained for hours. There is also an outdoor gym with Lappset's metal gym equipment.The end result is a very popular recreational family place in the city of Kraków with a nice story still referring to its previous function: planes and buses are part of the pattern on the EPDM surface at the playground.The project was part of THE GREEN CITIES EUROPE AWARD – 2022 and it has been praised for its quality recreational spaces and innovative value.

Made-to-measure brushed satin stainless steel sinks and worktops, from GEC Anderson, have been installed in the breathing apparatus rooms, kit cleaning rooms and kitchens of the new Winchester Fire Station.The station relocated from its home of 74 years at North Walls to its new state-of-art facility inEaston Lane, Winnall,Winchester. The new five-bay fire station is operationally and strategically located on the outskirts of the city on a major access route, close to the M3. The new facility can accommodate 70-plus personnel and provides a continuously crewed facility as opposed to the previous just day-crewed arrangement, thus providing faster emergency cover over a greater area.Freestanding worktops, totalling more than 10 metres, were installed in the breathing apparatus (BA) room and kit cleaning area of the fire station. Industrial sized sinks were included to provide an effective washing facility for the fire crews specialist equipment. Sarah Collins, architect for Hampshire County Councils Property Services Department said, The specialised sinks were chosen for their ability to cope with an environment of high usage. We wanted a material that was robust enough to take the everyday knocks and last for the lifetime of the building. GEC Anderson sinks certainly met this requirement and are performing extremely well.

These benches provided functional seating and served as illuminated landmarks, enhancing the area's ambience during both day and night. The integrated lighting created a captivating visual effect, drawing attention and encouraging engagement. The vibrant orange hue was chosen to add a pop of colour to the pavilion area, creating a lively and welcoming space.Artform Urban Furniture worked closely with the client to determine the optimal placement of the Loop Benches, considering factors such as pedestrian flow, sightlines, and accessibility. The benches were securely anchored to the ground to withstand high winds and prevent theft or vandalism. The benches were constructed using durable materials to withstand outdoor conditions and were equipped with energy-efficient LED lighting to minimise environmental impact and maintenance costs.The project at Quayside in Newcastle showcases the successful integration of urban furniture with lighting elements in urban rejuvenation initiatives. The Quayside businesses have seen a boost in sales and NE1 continues to nurture the work done by hosting events that create a vibrant and inclusive hub for residents and visitors.

The ChallengeAs part of this strategy, the decision was taken to replace a fully-glazed non-fire-rated internal atrium with a new, high-performance fire-rated solution to ensure the highest levels of fire protection.Spanning five storeys, the atrium would create a functional yet architecturally stunning light-filled centrepiece within the modern office space.Forming part of the broader regeneration of Dublin Landings, bringing this aspect of the project in on time would be critical.As a result, Walls to Workstations were tasked with removing and replacing the five-floor atrium in just six weeks to see the project through to completion.The SolutionWorking closely with W2W, Pyroguard supplied more than 500 square metres of toughened EI30 fire safety glass to the project. Equipping fabricators with the flexibility to deliver on ambitious architectural projects which require large expanses of glazing, Pyroguard toughened glass provides protection against flames, smoke and radiant heat and delivers impact classification of 1B1 to EN12600.Complementing modern architectural ambitions, the inclusion of large areas of toughened glazing within projects helps to safely incorporate natural light into buildings, something which is critical in renovation projects where buildings are being transformed from their original purpose.In practice, this sees spaces flooded with natural light, elevating levels of light transmission throughout a building and having a positive impact on occupants’ wellbeing – crucial in delivering functional and inspiring workspaces.

Forza solid grade laminate Z-shaped lockers with key-operated locks were specified in two shades of grey to create a striking stripe effect within each bank of lockers. We manufactured our Luminoso glass shower cubicles with bespoke saloon style cubicle doors specifically for Barry’s Boot Camp to create a sleek contemporary finish without external door pull handles. The unique cubicles were completed with black finish ironmongery to complement the black tiles around the showers. We also designed and installed bespoke Corian vanity units and grooming shelves, which were manufactured in the dark grey and heavily veined ‘Cosmos Prima’ colour, adding to the industrial-chic style of the changing area.

Our Arpeggio solid surface Corian vanities were manufactured in a light grey shade to provide contrast to the black recessed sinks and tiled splashback while the underpanels were finished using the same natural oak veneer as the toilet cubicles

ASF produced the full gamut of variants for this project, all using the ASF 5006 mitred top post system to give continuity. 114mm diameter post uprights were used to offer a substantial framework for these barrier and handrail systems. Some areas needed only handrail so a single sided underslung system was provided, with wrap around end profiles offering a pleasing end point to individual sections.On the post and panel sections a 48mm diameter top rail was used in conjunction with stainless steel perforated panels. These meshed perfectly into the step units that swapped seamlessly from post mounted to wall mounted handrail.Curves, corners and steps were included on this project

GEC Anderson were recently chosen to work with Robin Lee Architecture in a highly creative multi-level residential apartment development in London’s Bayswater. The design process was lead by Architect, Robin Lee but was closely followed by his client and included significant collaboration with GEC Anderson who supplied and installed the stainless steel kitchen, including the associated appliances.To some, the kitchen may look to comprise standard or modular units but, in fact, every piece was individually and meticulously designed so as to maximise its functionality and use of space but also to provide it with its own unique and interesting visual features. A series of niches and shelf spaces were included to really maximise the use of space and to imbue the kitchen with creativity.

Glass lockers and cubicles bring a sense of maturity and modern feel to the changing rooms.Moreover, they also requested to have Helmsman's front line cubicles range with a floating leg and hidden fixings for a more aesthetic look.Several different types of benches are fitted in the changing rooms, including island benches, double-sided benches with coat hook bars and, benches fixed wall to the floor. Installation of the project took place in several stages, which depended on the contractors and available floor space.

The high-gloss surface of type TOUCHdesign Lunar made of hammered stainless steel gives a three-dimensional character, creating a fragmented image of colours and shapes of the building and the passengers.

Every false fire alarm is costly, but in a post-COVID world, there is now even more pressure on the leisure, retail, and hospitality industries to prevent false alarms in their premises.The leisure, retail, and hospitality industries were hit hard by COVID-19; as we begin to emerge from the pandemic businesses will be keen to make up for lost time, avoiding the loss in revenue caused by false fire alarms.Home Office figuresDespite two years of restrictions and lockdowns, false fire alarms continue to cost the UK, Home Office figures reveal that there were a total of 2,497 false fire alarms caused by the “malicious activation of [a] fire call point/alarm” in England for the year ending September 2021 – surpassing challenged hoax calls as the largest reason for malicious fire alarms.Accidental activations too remained a significant cause of false alarms; 12,732 false fire alarms were recorded due to the accidental and careless activation of fire alarm and fire-fighting equipment, including manual call points.With the restrictions, closures, and reduced footfall faced by businesses, we might have expected to see the number of false fire alarms fall significantly during the pandemic. This serves as a timely reminder of the persistence of unwanted fire alarm signals, and the need for leisure, retail, and hospitality premises to seek a solution to avoid further disruptions post-COVID.Although necessary once a fire alarm sounds, a preventable evacuation ultimately means unhappy customers, disruption for businesses, and unnecessary strain for our stretched emergency services.At a time where it is prudent to avoid the crowded corridors and large gatherings at assembly points that follow a needless false alarm evacuation, it has become even more important to prevent false alarms.Continuing to be the largest incident type, false fire alarms accounted for 41 per cent of the incidents attended by Fire and Rescue Services in England for the period – fires accounted for just 27 per cent.Over £1 billionWith similar figures reflected across the UK, over £1 billion is lost every year due to false alarms. To recoup this cost the London Fire Brigade became the first fire service in the country to recover costs from buildings including leisure, retail, and hospitality premises, with a poor false alarm record.A false alarm is defined as a fire alarm signal caused by means other than a genuine fire, which has activated a fire detection and alarm system, these can include: equipment false alarm, environmental influences, accidental damage, and inappropriate human action, including the malicious activation of a manual call point.Under The Regulatory Reform (Fire Safety) Order Act 2005, it is the responsibility of the building owner or the ‘responsible person’ to ensure effective fire precautions are in place to protect staff, customers, or visitors.Several precautionary steps can be implemented to prevent false fire alarms before they occur; routine testing and maintenance to call points is a must to assure proper operation, but it is not the only proactive approach.BS 5839-1:2017As recommended in BS 5839-1:2017 manual call points should be fitted with a protective cover to prevent false fire alarms. The British Standard Institute recommends in section 20.2b, that: “All MCPs should be fitted with a protective cover, which is moved to gain access to the frangible element.“It is now recommended that a protective cover is fitted to a Type A manual call point to help prevent false alarms.”Following the introduction of the new recommendations in 2017 malicious false fire alarms have fallen by 18%, an indication of the effectiveness of protective covers, however, every false alarm is still costly.Firefighters respond to fire signals as if they are real, this exposes the public and fire crew to unnecessary risk in their swift response to false alarms, directing them away from real emergencies.LeisureLeisure premises are particularly susceptible to false fire alarms, whether it be wayward sports equipment in sports hall and gymnasiums, or high-traffic areas in music venues, cinemas, and theatres.Concerts, football matches, and even pantomimes have all been interrupted mid-performance in the UK, and in some cases even cut short by false fire alarms – resulting in disgruntled fans and calls for refunds.Government fire safety guidance for theatres, cinemas, and similar premises, highlights the need for protective covers to combat both accidental and malicious activations: “To reduce the risk of malicious or accidental operation which may promote panic you should consider as part of your management plan alternative arrangements such as the guarding of manual call points (e.g. with a simple, easily removed, cover).”A hinged cover around a call point is also likely to solve the problem of accidental activation or damage in storage areas where there is a continual movement of equipment.Whilst guidance for open air events and venues draws attention to the high risk of malicious activations in certain public areas, such as large beer tents – in this instance, alarmed call point covers might be more effective.RetailFor retail premises, trollies and shopping bags threaten the accidental activation of manual call points and the evacuations that follow threaten both a loss of customers and profit. However, robust polycarbonate covers can be fitted to protect sensitive break glass units and deflect heavy blows.This is reinforced by the Government’s fire safety risk assessment for shops: “False alarms from electrical fire warning systems are a major problem (e.g. malicious activation of manual call points) and result in many unwanted calls to the fire and rescue service every year.”Shopping centres and supermarkets are regularly forced to evacuate hundreds of shoppers due to unwanted fire alarm signals; abandoning their shopping on conveyor belts, baskets, and trollies. Owing to the disruption many choose not to return to complete their purchases.HospitalityThis phenomenon can be particularly detrimental for the hospitality industry, where evacuations following false fire alarms leave restaurants and bars vulnerable to incidents of “dine and dash.” Some hospitality premises have lost out on upwards of £1,000 when customers walked off without paying after a false alarm.Fire safety guidance for licensed premises reinforces the need to put a stop to false fire alarms within the industry: “Fire alarm systems should normally conform to the current edition of BS 5839, with consideration made for prevention of false alarms.”Alarm fatigueRepeated false alarms reduce the public’s confidence in fire alarms, contributing to alarm fatigue and a complacent attitude towards evacuations. Alarm fatigue occurs when a person becomes desensitised to an alarm due to repeated false alarms and as a result, fails to react appropriately in an emergency – having potentially fatal effects.The Manchester Woolworths fire in 1979 is a devastating example of alarm fatigue, as the fire alarm sounded customers were reluctant to leave the store. By the time they realised they were in danger, it was too late, ten people died in the blaze.Alarm fatigue also poses a serious threat to the hospitality industry, with Government fire safety guidance for sleeping accommodation, such as hotels, stating: “If there are excessive false alarms in your premises, people may become complacent and not respond correctly to a warning of a real fire. In such circumstances, you may be failing to comply with fire safety law. All false alarms should be investigated to identify the cause of the problem and remedial action taken.”In some areas of hospitality premises, such as function rooms in a hotel, call points can be vulnerable to malicious and accidental activations – to reduce this risk, protection for manual call points is advised.Some hotel guests react casually to fire alarms, often wrongfully believing them to be a “hoax” or “prank”, reducing response time and delaying evacuation. As recommended in BS 5839-1:2017 manual call points can be fitted with a protective cover preventing false alarms whether accidental or malicious, halting alarm fatigue.Call point protectorsSafety Technology International manufacture a range of protective covers, specifically designed to prevent false alarms whether accidental or malicious.The STI story began in 1980 with a challenge by a school headteacher who wanted to stop their false fire alarms. Founder, Jack Taylor, used his expertise in security systems to invent the first and original Stopper® polycarbonate protective cover. From integral covers to outdoor and sounder models; there are now variations to suit all applications.The tamper-proof polycarbonate covers ensure call points are protected without restricting legitimate use in a real emergency, a combination of optional warning alarm, flashing beacon, and break seal acts as a deterrent against malicious activation.As we enter transition to the “new normal” it is imperative the leisure, retail, and hospitality industries prevent false fire alarms in their premises. Conforming to BS 5839-1:2017 to protect manual call points from false activation, whether accidental or malicious. Not only to aid economic recovery post-pandemic but to keep fire safety at the forefront of customers’ minds. Failure to address false fire alarms allows alarm fatigue to manifest, and this can prove to be costly – in every sense of the word.
