Systems in UseWilotekt®-PlusForce®Force Dalle®Aquamodul®OverviewBerkeley Homes initially contacted Axter in early 2017 about their project to create 844 apartments (including 175 affordable units), plus 8 shops, a restaurant, and a public plaza. The development, located in Edgware Road, will bring prosperity and jobs as well as housing, to a part of London in need of regeneration.The development involves 11 apartment blocks and is divided into 4 phases. Axter were involved in design prior to works starting, and were subsequently awarded the contract for Phase 1, later expanded to include Phase 2 and the current Phase 3.This is an update to a project we initially wrote about in its first phase. As noted there, Phase 1 was complicated by the fact that the Government amended the Building Regulations in 2018, after design work was completed and approved, imposing stricter requirements in relation to combustible materials in high-rise buildings. Timing meant that the developer was permitted to proceed under the old regime, but elected to apply stricter safety standards including a voluntary change to the system used on the balconies that was both tested to BRoof(t4) and included non-combustible insulation. The Axter team had to work quickly to amend designs but were able to modify the approved solution so that work could continue as scheduled.Phil Saunders, Regional Sales Director at Axter, has been our lead throughout the work. “This is one of the most challenging projects I have worked on,” he notes, “but also one of the most rewarding. Unique solutions were required to solve more than one problem, but it has been great to work on a development involving many technically elegant and aesthetically pleasing aspects, with a range of roofing systems and finishes, including Blue, Brown and Green Roof elements.”Additional challengesWestminster Council’s planning requirements included specific stormwater attenuation targets. With limited space onsite, Kevin Leahy, Technical Director at Berkeley Homes, was considering a Blue Roof solution, something the developer had not implemented before, so support from a technical manufacturer was especially important from the outset.Numerous other difficulties have had to be overcome during this project. Work was disrupted by Covid lockdowns not long after roofing commenced in 2019. Phases 2 and 3, which were very similar, also required us to support our partner through complex change: Phase 1 involved an inverted roof, a solution assumed to carry forward. However, assessment of weight restrictions and outlet positions meant that design would need to switch to a warm roof with tapered insulation.Additionally, work has continued throughout the period of the Ukraine conflict, where prices and supply of materials have been difficult to navigate.SolutionsTo achieve planning permission, Axter worked with Kevin and Berkeley Homes between 2017 and 2019, presenting the resultant roofing design for approval. We were able to demonstrate that the plans met sustainable drainage obligations. The London Plan for sustainable design and construction also imposed requirements, which were met by a mix of living roof solutions including Green Roof and Brown Roof finishes.“We’re happy to present Westminster Council to support the planning application,” continues Phil. “We have worked with Berkeley Homes many times and continue to do so on several projects. Nothing matters more to us than building and maintaining ongoing relationships with partners who know they can trust us to take weight from their shoulders.”Construction continued throughout the lockdown period, with Axter working hard to ensure uninterrupted supply. Materials continued to be delivered in a safe manner, and QA reviews were held virtually until we could resume our usual regular site visits.A switch in roofing approach generally changes the sequencing of work such as integration of roofing and door thresholds. “We were able to come up with an innovative solution involving multiple systems, including cold-applied liquid waterproofing, that permitted the original sequencing to remain,” says Phil. Change was also required in relation to upstand penetration details and movement joints.Throughout the project, Axter has been able to provide partners with full designs involving bespoke details, plus rainwater and u-value calculations, to ensure compliance at every stage.“We worked hard to find the smartest, most cost-effective solutions,” adds Phil. “We also appreciated that this was not the time to be too rigid in pricing. Some pain all round might be unavoidable in this difficult period, but we aimed to share the impact. We were also able to offer partners a guarantee of price stability for a set period of time, so they could proceed with certainty.”Axter manufactures its own systems and works carefully to plan ahead and liaise with long-standing supply partners. This allows us to stay ahead of shortages and offer accurate delivery timelines. Company-wide, we have been able to supply all systems as pledged.All of Axter’s approved installers must complete training specific to the systems involved, but in this case so many bespoke design elements were involved that we organised training specific to the project for all operatives. This training was also extended to the Berkeley Homes construction team, to ensure they were supported in how the roofing would integrate with other areas of construction.“This has been an exceptionally successful project”, comments Phil. “Hurdles have arisen, but with communication and hard work we have supported our client through rapid transitions and financial challenges. We have been very flexible on pricing, but we were not necessarily the cheapest initial bid. We were chosen anyway, because I think Berkeley Homes understands we add value that makes us the cost-effective option for the building’s future lifetime.”Phase 3 designs were approved early this year, with work just starting. Axter is now busy with design for Phase 4, with the project expected to continue through to 2025.

PEFC- certified Canadian Western Red Cedar was also supplied, this timber was used externally on the project, in a number of widths as seen within the images.

It’s also one of the only stores on Oxford Street not to have its windows smashed by the Suffragettes back in the day.In partnership with Souvenir Scenic Studios we were tasked with manufacturing security shutters to cover 2 voids, one facing the Edward Mews road and the other for a temporary space on Orchard Street.The client was keen to maintain vision once the shutters were installed in preparation for a new exhibition area and therefore decided to proceed with our Tube & Link steel security shutter. Both security shutters were over 4m in width and can be operated electrically via an external key switch. Manual overrides were provided so that each shutter could be used in the rare event of a power cut. Our Tube & Link security shutter was the perfect solution with the ability to maintain 75% visibility while making sure both areas remained secure. Due to the size of both openings, a three-phase motor was provided.  The steel tubes, guides, and housing were all powder coated grey to meet the client’s requirements.

In Rugby, 57 aerial masts and a radio station are the genesis for the beginning of a new town, centred around the recently finished Houlton School. The carefully considered design of the School by Van Heyningen & Haward (VHH), is the successful retrofit of a collection of historic, grade 2 listed radio station buildings. Its cost-effective evolution into a thriving, sustainable secondary school comes through the careful integration of the previous buildings and by choosing to use products that fitted soundly within the pre-existing vernacular.Adapting the original framework to today’s standards was a job that took years to come to fruition, careful application of steel frame and the restoration of the original brickwork has meant that the two main listed structures, Transmission Hall and Power Hall will become a place of learning for generations of students. Handmade clay bricks provided by Michelmersh were vital to the restoration of the project, where they were used to ensure the structures could be repaired and retained rather than rebuilt from the ground up.Throughout the project, various elements of the building's industrial past have been retained, with arched windows and high ceilings to ensure that the history of this nearly century-old building is revered, but not overpowering compared to its newly instated modern sensibilities.Houlton School recently won the Refurbishment Category at the BDA Brick Awards.

The requirement was for a low maintenance system that would be smooth and comfortable underfoot, providing a decorative aggregate finish that could be power washed as part of the cleaning regime of the pool area.Interserve Construction appointed Total Protection (GB) Ltd to prepare the surface and install 294m2 of BBA approved Addabound Resin Bound surfacing in a recycled marble Dune blend.The challenge was the preparation required to the existing surfaces surrounding and adjacent to the outdoor pool to ensure a suitable substrate for the Resin Bound system. Undulations and differing depths were regulated with compatible screed material and an aluminium edge detail was installed to provide an edge for the 12mm depth of Addabound.The new surface was installed in a single application in May 2018 to prevent any day joints and ensure the smooth, seamless finish was achieved in time for the grand opening.

We provided quotes on a mix of bespoke and standard range cycle parking, corner protectors, mesh panelling, mailboxes, lockers, benches and planters.The SolutionThe Streetsure team secured the contract and project managed the supply of these products to budget and within an agreed timeframe.We supplied Double Decker Cycle racks, space planned strategically to fit as many spaces into the area as possible along with corner protectors to reduce any damage when loading/unloading bicycles. Our ‘08 series’ recessed option was the mailbox of choice for this project. We sent off for an anomatch colour - a bespoke colour which we purchased and applied at the manufacturing facility to create a unique one-off product, perfectly matched to the architects specifications. Streetsures secure lockers were supplied for a key fob access mail room. Bespoke STRATA timber benches with steel legs and aluminium planters, powder coated in RAL 8028 were supplied for a resident only access rooftop location, creating a unique viewing experience over the London skyline.

ASF developed a 2 and 3 rail system using the design of the ASF 107 bollard as the standard. Bespoke pattern work was completed to mould from. The posts were manufactured in 100% recycled cast iron in our own Yorkshire based foundry. Some posts were supplied with full and part cores to accept a galvanised steel rail, and some supplied with eyelets for chain infill.

Three new buildings between five and twelve storeys high are under construction, with a number of the existing estate buildings, dating from the 1960s and 1970s, being retained and refurbished to provide continuity and transition. The plan is to recreate a neighbourhood of high quality housing and pleasant tree-lined streets that sits comfortably with the surrounding Victorian townscape of terraced and semi-detached housing close to Clissold Park. There are solar panels, green and brown roofing, plus a combined heat and power plant. These are expected to achieve savings of 25 percent of the carbon dioxide emissions that would otherwise have been generated by the development.The residential element of the scheme will result in up to 765 new homes, intended to offer at least a one-for-one replacement for the present amount of housing on the site. Half the homes will be affordable, with the remainder aimed at the private market. It is claimed to be the only scheme in London to combine new build construction of council homes with the refurbishment of existing council stock.As you would expect there are a significant number of balconies throughout the development and this means the risk of thermal bridging at the many cantilever balcony connections. To counter any such risk, the design incorporates two types of structural break units from the extensive Schöck Isokorb® range.

Falkener House is a 17 storey, residential apartment block located near Coventry city centre. It was originally constructed in 1968 to provide council accommodation.New regulations stipulate that buildings of over 18 metres in height must be fire resistant and classify to A2-s1, d0. KEIM Paints are the only paint manufacturer, to date, that meet this classification.Leicester based Elhance Limited, who specialise in cladding and roofing installation and repair, contacted KEIM to provide a fire resistant paint coating. Bryan Roe, Senior Sales Executive of KEIM Mineral Paints, visited site and produced a comprehensive specification. His findings included moss and green growth over the previously painted concrete, particularly on the south elevation and corners. A power spray was recommended to thoroughly clean the surfaces as part of the pre-paint preparation.Upon cleaning, it was found that the previous paintwork was in good condition. KEIM Soldalit-ME was specified due to its A2-s1, d0 fire classification. Soldalit-ME is a durable exterior paint that has the added benefit of breaking down organic material and contaminants, which will keep the surfaces cleaners for longer.The facades will not require decoration for another 10-15 years, if not more.A further two tower blocks, also situated in Coventry, have been commissioned to be painted using KEIM Soldalit-ME again due to its fire resistant and durable benefits

There are 550 parking spaces on 7 floors, including 55 EV charging bays, plus there is a PV array on the roof with the power stored in batteries on the ground floor, which also includes 330 cycle parking spaces. The car park design uses a Vertical Circulation Module (VCM) that provides a more efficient solution for confined sites, as this contains no external ramps and traffic circulation is via slopes within the floors themselves. This creates more parking spaces in the steel framed structure in the centre, with two lift and stair cores positioned at each end. This design also made it possible to locate the necessary structural expansion joints transversely between these 3 parts of the structure and away from major traffic impact areas. The engineers specified these joints to be a nominal 40mm wide to accommodate a high movement capability of up to +/- 50% (i.e. total 100%), as they knew these could be quickly, securely, and durably sealed using the Emseal DSM System. This also saves time on site as it is installed from above, allowing other trades to continue working below, plus as it is bonded into position, there is no potentially damaging drilling for mechanical fixings.

A catastrophic fire meant the original property at this site was uninhabitable and beyond repair. Planning permission was granted for a new house to be built, of a similar size, but different proportions. The new home has been exquisitely designed to be in keeping with the natural surrounding landscape and the traditional building that was there previously.Clement was delighted to be chosen to manufacture bespoke steel windows and doors for all elevations of the property. The EB20 range with multi point locking was specified. Offering elegant slim frames, a high level of thermal efficiency and when combined with multi point locking, it meets the enhanced security standard - PAS24.Attention to detail was crucial on this project, not least because of all the different leaded light designs on the steel doors and windows. In total 38 windows and 14 sets of steel doors were manufactured, all power coated RAL 7016 Anthracite Grey (matt). Beautiful Eaton and Kensington handles were chosen to complement the fenestration which were all painted to match the frames. Jon James, Contracts Manager at Vale Southern said:“The new steel windows and doors are a major feature of this stunning property; in line with the rest of the building they are of a very high standard. Clement have stuck to the various time scales and have helped us with any issues that have arisen after. We have worked together on a few projects now and have been pleased with their service.”

The GH3 module also charges itself through the rails in the bedrooms, ensuring that the hoist is always ready to use.The GH3+ lifting module offers a number of more specialised advancements over the standard GH3, allowing Guldmann, when required, to tailor a hoisting system to a facilities specific needs.Tailoring includes adding modules such as an Integrated Weigh Scale or Care Lift Management (CLM) which can be used for monitoring and improving procedures for safe patient handling and for optimising resource planning.

Itwas therefore imperative that Allgood supplied anironmongery package that would perform to the higheststandard. The package was delivered in a co-ordinatedstainless steel finish to match the clean aesthetic ofthe building’s interior. In addition, Modric lever and pullhandles were fitted on the internal doors, providing adurable and high quality product that provides a ten yearwarranty.All of the stainless steel door fittings supplied aremanufactured from 62% recycled materials, of which95% can be recycled at the end of the products life.Manufactured in our factory in Birmingham, the Modricproducts supplied enabled lower carbon emissionsthrough a shorter supply chain, contributing to the‘Excellent’ BREEAM rating of the building.
