A combination of our RB1, Barrier Rail profile and a Bespoke Rectangular Hollow Section system was utilised to fulfil the client’s requirements and exceed their expectations.Redrock is a new leisure facility located in the centre of Stockport which has a 360 space multi-storey car park.Popular restaurants and a cinema now feature in the location to help provide localswith a safe, secure and modern leisure facility where they can relax. Berry Systems were keen to get involved in such a project and help contribute to the development ongoing in the area. Using our expertise of the car parking industry, we designed, manufactured and installed a system that met their requirements exactly.The RHS (Rectangular Hollow Section) System we specified on the project was made bespoke and suited more to their aesthetic needs. We combined the vehicle restraint systems with handrail and mesh to provide additional pedestrian protection. Cladding rails were also created and supplied to support the exterior cladding that was specified on the project. Throughout this project, our client took advantage of our consultancy services to work together to create a solution that was compliant, safe, stylish and  satisfied both parties.

The Proteus Waterproofing roof survey carried out found the existing flat roof system to be saturated. The existing roof build-up needed to be stripped back to the roof deck, with the main challenge of the roof refurbishment being the low up-stand heights available to the penthouses.The project required a flat roof system manufacturer involved at the initial roof survey and specification design stage, followed by the manufacturers technical back-up to assist with unforeseen and unexpected situations to ensure a successful installation of the new roof systems.High Performance WaterproofingThe terrace roofs above hated spaces demanded a waterproofing system with BBA certification. The fully bonded and seamless Pro- System® Plus was selected for its high performance and low odour, in conjunction with Proteus Pro-Therm Insulation to improve the roofs thermal performance and reduce the existing condensation risk.The flat roofs that were not above heated spaces required Proteus Pro-System® Plus low odour, seamless waterproofing overlay. Proteus Waterproofing worked closely with the Client and the Proteus Approved Contractor, which also acted as the Main Contractor, to ensure the installation complied with the specification design.Health & SafetySafety on construction sites is always of the utmost importance, as well as keeping disruptions to other trades to a minimum. Proteus Pro-System® Plus was selected for its high performance, low odour, phased cold installation and seamless waterproofing.Long Term Performance​Proteus Pro-System® Plus creates an elastomeric, seamless, cold applied waterproofing membrane. The Proteus Pro-System® Plus system can include warm roof insulation. The membrane does not become brittle with age, is BBA Certified with a durability statement of at least 30 years.

The Bishop Auckland refurbishment project, is a stellar example of K Systems ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Durham Homes commissioned K Systems to refurbish its residential development of 120 terraced houses. The primary aim of this project was to improve the thermal performance rating of each home. The challenge for K Systems was to provide a suitable EWI solution whilst retaining the character of the homes by replicating the existing brick and stone walls.Due to this unique mix of required finishes, we were presented with an extremely complex project that required careful attention of several aesthetic and design considerations.Having a good reputation for matching systems with finishes to deliver clients’ visions, we worked in collaboration with our approved installer Westdale Group, to scope out the project and specification in fine detail, with particular focus on insulating properties and aesthetic.These poorly insulated brick and stone terraced houses were given a thermal upgrade to enhance occupier comfort. An attractive brick render finish was used over insulation to provide an aesthetic finish that is in keeping with the current street scene.This satisfied the client’s requirements whilst providing a total revamp for the properties, which has resulted in energy efficient and aesthetically pleasing homes for the client and residents.Our ServiceWe worked in collaboration with Durham Homes and approved installer Westdale Group to upgrade these poorly insulated brick and stone terraced houses and deliver a total revamp of the properties, resulting in thermally efficient homes.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Our Application Specialists visited the site regularly throughout the project working in collaboration with the approved contractor to ensure correct installation and detailing.As a result, we delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Durham Homes, and the residents of the newly improved homes.Joe Rogers at Westdale Group, said:“To deliver such a large project (120 houses), it requires multiple teams to work seamlessly together and have absolute trust in the other’s skill, vision, and judgement. That’s exactly what we had with K Systems on this Bishop Auckland project. The team’s innate understanding of pairing systems with finishes for optimal performance is second to none and together we delivered a best-in-class refurbishment which was an absolute pleasure.”Technical Project DetailsEffective demand planning and technical detailing ensured that the Durham Homes project was completed on time in March 2022.Having comprehensively assessed the project requirements, taking into consideration thermal u-value target, aesthetics and cost, our K Systems E BrickRend EWI system was specified. This high-performing system is lightweight utilising expanded polystyrene (EPS) panels that are enhanced with graphite to further enhance thermal performance.The E BrickRend system has a fire performance rating of B2-s1,d0. It’s low moisture absorption and resistance to mould growth ensures a high level of durability.The system was specifically tailored to meet the thermal performance criteria of the project. Utilising 90mm EPS panels, the target U-value of 0.30W/m2K was achieved, delivering the benefits of improved thermal comfort and lower heating costs for residents, whilst helping the local authority achieve it’s environmental carbon reduction targets.Several finish options were considered to meet the client’s requirement of replicating the existing brick/stone appearance of the properties whilst remaining within the project budget.K Systems specified BrickRend, a bespoke, specially formulated polymer render which was colour-matched to the existing masonry. It was then down to the skill of our approved installer to apply pigments to tint and shade the render surface and simulate the appearance of real stonework. The surface is then sealed to provide a long-term durability. A dash render finish was applied to the rear of the Bishop Auckland properties.This particular finish didn’t just ‘fit the bill’ at the time of delivery, but is an economic, durable, lightweight solution, easily applied, with an increased bond strength compared to sand and cement, which will protect the insulation and structural fabric of the homes from environmental deterioration in years to come.This customised finish and attention to detail is a perfect example of how K Systems works with all clients to fulfil any specific design criteria and go above and beyond the standard requirements to deliver superior quality.

The extraordinary, purpose built SuperLab in Oxford provides much needed lab space and fantastic facilities for the next generation of science entrepreneurs and innovators. The new state-of-the-art building is located close to the city centre and the university, which spins out around 15 science firms a year. Created and built by Oxford-based Robin Swailes Design and Development, the SuperLab offers almost 7,000 sq ft of accommodation for up to 84 staff and blends contemporary design with the latest efficiency features while meeting the needs of the modern workforce. The building is made of 95 per cent recycled aluminium and features a grey water system using collected rainwater to flush the toilets, thermal efficient panelling, air source heat pumps and solar panels to minimise its carbon footprint and keep running costs as low as possible. Metal Technology Ltd supplied a range of its high-performance glazing products for this unique development via approved fabricator Alternative Windows. Products used were: System 17 Curtain Walling, System 5-35Hi Tilt Turn Windows, System 4-35Hi Fixed Casement Windows and System 10-35 Thermally Broken Commercial Doors. Curved walls, round windows and open ceilings create a sense of space and wellbeing, topped off with advanced acoustics, quality finishing touches and a playful interior. The result is an inspiring and design-focused workplace that encourages collaboration. Outside, a roof top recreation area provides space for al fresco meetings, eating and drinking with views over Oxford’s Dreaming Spires. A fantastic project to have been involved in, which ultimately encourages young and innovative science pioneers to stay and further their career on home soil.

BackgroundWith stunning southerly views across to the Isle of Wight and also westerley along the Solent to Hayling Island, Portsmouth and the Millenium Tower, Marineside, a development of three-storey properties at Bracklesham Bay, is a dream location for anyone to live.However, whilst a prominent beachfront location comes with spectacular sunsets and unrivalled tranquillity, it does leave buildings highly exposed and prone to weather damage.This was the case with the Marineside development which showed signs of high coastal corrosion and were in severe need of regeneration both aesthetically and internally to address thermal underperformance.K Systems teamed with CBG, Envirorend SE, and Harrington Design to complete the low-rise refurbishment project, with three main objectives:- Remediate problematic substrate- Improve thermal performance for the benefit of residents- Revitalise a tired and unattractive exteriorAs with all projects, K Systems began a detailed scope and specification process with full involvement from all parties, including deploying digital technology to provide an inspirational viewpoint for the client to understand what the refurbishment would look like at completion.Our ServiceFollowing extensive planning, K Systems brought the client’s vision to life and created a beautiful collection of revitalised waterside homes on the banks of Bracklesham Bay.The refurbishment of Marineside wasn’t a straightforward project and required comprehensive scoping to ensure optimal delivery and 100% satisfaction levels amongst current residents.Therefore, it is a notable triumph for K Systems to have delivered a successful project, within budget, without delay or compromise on quality, that not only met but exceeded the requirements and expectations of the client.Each structurally sound, aesthetically pleasing dwelling boasted excellent thermal performance properties, achieving a U-value of 0.30W/m²K, allowing residents to benefit from more thermally efficient homes and experience a reduction in energy consumption.K Systems in collaboration with CBG, Envirorend SE and Harrington Design delivered beautiful, clean, crisp, aesthetically attractive properties, each with a protective exterior finish which will provide resistance to the elements for years to come.Technical Project DetailsOnce the existing façade was removed it was clear that the block substrate had high level corrosion due to the harsh coastal environment it had endured since being built in the 1940s.Multiple areas of the three buildings had to be completely removed and replaced using a medium density block that achieved superior pull-out test results. This was a recommendation by K Systems which enforced confidence with not just the client but the homeowners too as the best way to ensure longevity of the buildings.The removal also revealed that the substrate was uneven and unsafe. K Systems identified that extensive dubbing out was also needed with these buildings. Dubbing out meant the insulation boards were installed line and level giving a crisp and professional finish.The Marineside buildings were solid block construction making them extremely inefficient and presented an expense to the homeowners during winter months due to insufficient thermal performance.Utilising its years of unparalleled expertise, K Systems specified the industry-proven Mineral Wool insulation system for the project to address the aged façade and significantly boost the thermal performance of the building.K Systems Mineral Wool insulation (a mat of rock fibres which prevents the movement of air) has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the Marineside refurbishment as it would combat the heating issues faced by residents whilst retaining the solid foundations of the existing building.Other technical benefits which made the K Systems 110mm Mineral Wool system the ideal specification for this refurbishment include:- its level of fire resistance and non-combustibility, ensuring the building met all safety regulations required for residential buildings in England- its excellent acoustic properties, ensuring coastal noise absorption further enhancing the peaceful and tranquillity of the area- its environmentally friendly composition as it is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)Due to the coastal location and exposure to the elements, it was vital that this refurbishment guaranteed total water tightness. K Systems worked closely with the roof installers ensuring that the parapet details were correctly detailed making the system as a whole watertight.The exterior finish was just as important as the internal construction and detailing. The Bracklesham Bay area has a level of prestige and the aesthetics needed to reflect that. K Systems finished the Marineside complexes with a silicone thin coat render, which is extremely breathable and resistant to the elements, in shades Limestone White and Granite. This completely transformed the aesthetic of the residential blocks making them much more appealing to potential dwellers.Envirorend SE commented:“ We secured the refurbishment works at Marineside , for a good client and works started in January 2022. The scope of works was to make the 3 blocks more energy efficient. Situated directly on the beach, the location made the install very challenging as the weather was not very forgiving at that time of year. The existing substrate was all over the place so a lot of effort was put in to get the walls looking line and level while staying within the remit of the specification. Works were completed in July 2022 and to a very high standard for all to see. “

BackgroundK Systems’ retrofit of the REEMA non-traditional construction Properties in Swindon, South-West England, is a stellar example of the company’s ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Swindon Borough Council had a development of 50+ properties in Upper Stratton all with aged facades and poor thermal qualities, some with U-values as inadequate as1.59W/m ² K.K Systems supported Swindon Borough Council, led by Projects Surveyor John Black, to completely refurbish this residential development and deliver on five primary objectives:- Improve the thermal performance rating of each home (SAP rating)- Deliver greater thermal comfort for residents- Choose a solution with acoustic benefits and non-combustable benefits- Reduce tenants’ energy consumption- Deliver an attractive aesthetic that would uplift the areaHaving a good reputation for matching systems with finishes to deliver its clients’ visions, K Systems partnered with approved installer, Rateavon Ltd, to scope out theproject and specification in fine detail, with particular focus on insulating properties and aesthetic.Our ServiceK System worked in collaboration with Swindon Borough Council and Rateavon Ltd to upgrade these poorly insulated houses and deliver a total revamp of the properties, resulting in thermally efficient homes.One of the primary requirements was to improve the performance rating of each home, with a target U-value of 0.30W/m²K. In fact, K Systems exceeded that in the project delivery by achieving a U-value of 0.29W/m²K.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Digital technology was deployed from the very beginning to produce models and CGIs (Computer Generated Imagery) to not only assure Swindon Council the finished project would meet its specific requirements, but to also guide the design process and ensure compliance with all health and safety regulations.Regular inspections and site audits were carried out alongside Swindon Council to ensure the same level of care and attention to detail that applied when specifying theproject was being applied during its implementation and delivery.Technical Project DetailsOn initial inspection, K Systems found a problematic substrate. The REEMA hollow panel non-traditional construction properties are constructed of a concrete frame with thin concrete panels to the exterior façade. This type of thin panel construction created a significant challenge for the team to find a suitable EWI fixing, but with the help from Rawlplug, one of our EWI fixings suppliers a robust and safe fixing solution was found, without compromising the existing REEMA construction.Harnessing years of EWI system design knowledge and unrivalled expertise in this field, K Systems worked closely with Rawlplug and a structural engineer to identify a suitable fixing detail and pattern which would not only be robust but also suitable for this type of substrate.With a structurally strong solution agreed, focus then turned to the appropriate insulation solution.After a comprehensive scoping process taking into consideration client requirements, project objectives, budgets and timeframes, K Systems specified the industry proven K Systems M, Mineral Wool EWI system to not only significantly boost thermal performance of the buildings but also reduce noise pollution for the tenants.K Systems 100mm Mineral Wool insulation has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the refurbishment as it would combat the increased heating costs faced by residents whilst retaining the solid foundations of the existing building and reducing the risk of condensation or mould damage.Other technical benefits which made the K Systems Mineral Wool system the ideal specification for this refurbishment include:- non-combustibility, A2-s1,d0 fire rated- its excellent acoustic properties, reducing noise pollution- its environmentally friendly composition as the insulation is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)- its workability and easy to cut format, reducing labour time across the board for the team.Having identified solutions that improved structure and thermal performance, K Systems then offered the best quality finish for the properties – an aesthetically pleasing, cost effective combination of VBriQ+ clay brick slips and Silkolitt+ silicone render that both Swindon Council and the residents would be proud of.VBriQ+ is a lightweight, highly durable, clay brick slip system and a more cost-effective finish option in comparison to tradition brick systems without compromising on quality, weather resistance, workability and durability. This made it perfect for a project of this scale – a project which required maximum and long-lasting impact without incurring maximum costs.The Silkolitt+ silicone render finish rejuvenated the properties’ exteriors and massively enhanced the area’s overall aesthetic, making it a much more appealing place to set up home.Yet again going the extra mile for clients to ensure unrivalled workmanship and longevity, K Systems finished all 52 properties with K Pro - a water-based protective treatment used to provide long term enhanced water repellent properties to external render and other masonry surfaces, helping combat the problems associated with water intrusion including efflorescence, frost, water-soluble pollutants and algae growth meaning the substrate will stay clean and dry for longer.K Systems and approved installer Rateavon Ltd delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Swindon Council, and the residents of the newly improved homes.John Black, Projects Surveyor at Swindon Borough Council, said:“Throughout the project K Systems have supported Swindon Borough Council agreeing all detailing to ensure current day Building Control Regulations were met. FORBO’S CONTEMPORARY PORTFOLIO HELPS TO CREATE INSPIRATIONAL AND SUSTAINABLE STUDENT ACCOMMODATIONArchwood House, a new purpose-built student accommodation scheme in Peckham, was commissioned by the University of the Arts London (UAL) to house its students. Tasked with creating proactive and forward-thinking spaces for residents to live and study in, architects Nelson and Long specified an array of solutions from Forbo Flooring Systems’ contemporary portfolio to make this happen. Forbo’s Coral entrance flooring, Allura Luxury Vinyl Tiles (LVT), Tessera carpet tiles, Eternal de Luxe Decibel general purpose vinyl and Surestep and Safestep safety floor coverings were all installed throughout the building.Comprising 343 bedrooms and 50 studios, Archwood House provides students with accommodation close to UAL buildings and is designed to provide students with the creative and inspirational spaces they need, to enhance their university experiences. Nelson and Long worked closely with UAL to develop a design that would create spaces which were flexible and would allow residents to flourish in their surroundings.Alicia Nelson, Co-founder of Nelson and Long commented on the brief they received: “Our client’s brief was to create innovative and inspiring spaces for UAL’s creative students to learn and grow in. It was also important that the spaces equipped students with the tools they needed to have a successful time at university, from studying to socialising. Sustainability was top of the agenda too, so we needed to carefully consider the materials we specified to ensure we met the requirements.”With the project brief in mind, Alicia set about sourcing materials that reflected the needs of the building: “Due to the variety of high-quality and sustainable products available within Forbo’s portfolio, as well as its reliable customer service, we opted for a variety of Forbo floor coverings for Archwood House, including its Allura LVT and Tessera carpet tiles.“We specified Forbo’s Allura LVT in a variety of colourways for a few different areas of the student accommodation, including the games room and common room which are situated in the street building – a separate part of the accommodation. The warm colours that Forbo’s Allura LVT are available in helped to provide a stunning backdrop for each space which then enabled us to build out, incorporating different textures and colours to the overall design. For example, we used the Smoke Cement shade for the ground floor corridors, games room and study room, to elevate the design and provide a nice neutral finish. As well as the beautiful designs available, Forbo’s Allura LVT is also easy to clean, which was an important factor for this project, given that lots of students would be using these spaces.“We then opted for various designs from Forbo’s Tessera collection, which are lovely, elegant and durable loop pile carpet tiles. Forbo’s Tessera Layout in the Graphine colourway was the perfect solution for the stairs, cluster corridors and other high traffic areas, thanks to its hard-wearing nature. The understated grey shade also complemented the neutral colour palette we were using for these areas.”Alicia also specified Forbo’s Tessera Chroma carpet tiles in the Pathway and Tuxedo colourways, which were installed in the bedrooms and the cinema room respectively to create a homely feel to the rooms. Not only this, but Forbo’s Tessera Chroma carpet tiles are made with 62% recycled content by weight, aiding in creating a more sustainable scheme.This was combined with Forbo’s Eternal de Luxe Decibel vinyl floor covering in the communal and studio kitchens. This solution served a double purpose: It reduced impact sound by 17 dB and provided an R10 slip rating, both of which were key to creating healthier and safer spaces for residents to live in.With safety in mind, Alicia also specified a range of Forbo’s safety flooring, as she explains further: “For the staff kitchen areas, toilets and prayer room, we needed to ensure maximum slip protection and that’s why we chose Forbo’s Surestep and Safestep floor coverings. The prayer room, in particular, which contains a wudu sink, needed to be a safe and neutral environment for residents to use, and Forbo’s Surestep offered the perfect solution. As a genuine safety flooring with guaranteed lifetime slip resistance, as well as an R10 slip rating and a 36 PTV score, it was the ideal solution to ensure the safety of residents. Not only this, but it comes available in a range of stylish colourways, such as the neutral wood décor we specified, which complemented the overall design.”In addition to this, to maintain the condition of the interior floor coverings, Alicia opted to use Forbo’s Coral Classic entrance flooring system in the Mouse Grey colourway. Alicia explains more here: “We wanted a solid barrier matting, that would reduce the walked-in dirt that you’d expect to see in a city centre university accommodation. With students coming and going all day, it was key to install an effective entrance flooring system to reduce cleaning and maintenance. Our spring steel posts and a selection of our industrial items were utilised to provide effective barrier protection. The Broadway is a shopping and leisure complex located in Bradford, West Yorkshire that is home to both high street and luxury brand outlets. Built in 2015 by the Westfield Corporation, it houses over 1,000 car parking spaces for customers to visit the complex with ease. Because of this, sufficient car park protection was required to create a safe parking facility. Berry Systems delivered an effective vehicle restraint system solution to ensure the site was compliant and met legislation. For this project a spring post system was utilised as it has a single anchor fixing and a small footprint so it doesn’t encroach into the parking bay. This was of great benefit to the client as we were still able to deliver superior protection, without affecting the amount of car park spaces required. We also paired the spring post system with handrail and mesh to increase the level of protection for pedestrians. Additional items, such as our height restrictors and wheel guides, were installed from our industrial range to help reduce speed and prevent unwanted access to site.

Glazing Vision worked closely with Architect, A R C Architecture Ltd, and Contractors, Matrod Frampton Ltd, on this incredible project located in Lymington, Hampshire, where the client was looking for their new pool room extension to include a large, flat rooflight, creating a peaceful and naturally lit room, perfect for a relaxing swim. They were also looking for a rooflight within the loft area of the home to allow natural daylight and ventilation to the space.Glazing Vision’s Flushglaze Fixed Multipart Rooflight in Slate Grey Matt was specified for the roof of the pool house, which was an impressive 3800mm x 10360mm in size, which almost mirrors the size of the swimming pool below.Bespoke glass was selected for this particular project. The double-glazed outer pane was made up of heat soak tested, toughened glass which offers a greater resistance to thermal stresses and provides better protection against glass breaking, reducing risk of injury, essential with a pool directly below.Argon gas filled the space between the panes of glass which helps insulate the room and minimises the transfer of heat through the glass along with a black warm edge spacer which is an insulating plastic composite material that becomes a barrier to heat loss.The inner pane consisted of heat soak tested, toughened, PVB laminated glass which prevents glass shattering under impact by holding the shards together on the membrane so they cannot become lethal, and includes a soft coat low E rating of 1.1, helping with the energy efficiency of the room by reducing energy costs.The product was tested to class 1 in accordance with CWCT TN66/67 which is essential for rooflights which might be walked on for occasional cleaning/ maintenance activities, and which will therefore need to support both the weight of people on the glass and their equipment, which may be required on this occasion.The rooflight was supplied in 6 sections with internal back-to-back angles at the joints between each section. The 6 sections were sized to achieve an equal split when viewed from underneath.Our Skydoor Electric Hinged Access Rooflight was specified on the roof of the loft space which is ideal for ventilation and regular access, and offers natural daylight to the space below. Intelligent actuators ensure synchronized operation between the two supporting mechanisms, so the Skydoor opens to a maximum 87° in one fluid, trouble-free motion, providing you with easy access to the space above.The glass was a double-glazed unit comprising of a heat soak tested, toughened, soft coat low E (1.1) outer pane, with Argon Gas within the space between the panes and black warm edge spacer, with the inner pane consisting of heat soak tested, toughened, PVB Laminated glass, and was also tested to class 1.Both rooflights were expertly installed by our sister brand, Glazing Renovations.“Glazing Vision were helpful in explaining the two different upstands required for the different glazing systems. ChallengesSinclair Watt were provided with a detailed brief to provide accommodation for a new main entrance and reception area, product display hall, meeting room suite, additional office space and customer service telephone hall and ancillary accommodation. By necessity these were required to be large spaces to accommodate large numbers of employees and visitors.The building had to achieve seven basic goals – to allow VELUX to be a good neighbour, to be simple and beautiful, to make arrival a good experience, to be a model of balanced daylight, natural ventilation, good indoor comfort and healthy materials, to apply a well-defined, high-quality structural concept, to obtain good sustainable standards with a minimum use of energy, to be visible and logical, and to create value and express the VELUX values.The ceiling systems had to meet the Class 1, aesthetic, fire and acoustic performance required for the 37,673 ft² two-storey building which features an engineered timber and steel structural frame. The project was the first time Zentia’s Ultima+ Finesse mineral tiles had been installed in Scotland.SolutionsSinclair Watt met the brief by incorporating a regular and prominent engineered timber and steel structural frame that provided a design with a clear distinction between the supporting structure of the building and the facades and roof. This was both to create clarity and logic in the design and to make it possible to replace or update the not-so-permanent parts of the building.The internal design incorporates a central street and atrium that acts as a meeting place as well as a general circulation area and allows the best use of natural sunlight and natural ventilation throughout the building. The building provides good indoor comfort and utilises healthy materials.The three key areas – energy efficiency, healthy indoor environment and renewable energy – constitute the basis of the new building. A fabric-first approach for the building was adopted with high insulation levels and low air permeability rates to reduce overall heat loss from the building. This combined with a natural ventilation and daylighting strategy, and the use of LED lighting and air source heat pumps as the main heating source, resulted in a highly energy efficient and sustainable building.Some 1,1,00 m² of the Zentia Prestige hA+ Tegular15 tiles were used in the ground floor offices and storerooms, while 100m² of the Finesse tiles were used in the restaurant, kitchen and toilets. The Ultima+ range features class-leading light reflectance of 87% and Euroclass A2-s1, d0 fire classification, the Tegular15 variant with Class A sound absorption and Finesse a fully concealed, fully painted edge detail.Architect Iain Mitchell said: “We specified the Zentia systems as they have a good product range, good suspension systems, with good product information and good technical backup. They met all the aesthetic, fire and acoustic performances.“Zentia shadow and transition trims were used so the Zentia ceilings tie in well with adjacent plasterboard walls and ceilings. The client is very happy with the ceiling installation and building as a whole.”Colin Burns, commercial director of specialist sub-contractor PFP, said: “We had some meetings with Zentia to talk through the detailing of the Finesse element and put it to the guys on site but apart from that, and some coordinating with services, it was very straightforward. It looks good as it always does and gives a nice bright finish. It was interesting to be the first installer of Finesse in Scotland.”

The Centre serves as the headquarters of Brent Council, a London Borough local authority. It is situated in the Wembley Park area of Brent and opened in 2013 and was designed to be the greenest public building in the UK.The Centre needed an efficient and environmentally sustainable fire protection solution for the one-of-a-kind nine-story building. The structure features a five-story atrium, which doubles as an events venue, and a drum-shaped area that hosts a wide range of government functions, community events, and services.Brent Civic Centre chose Marioff HI-FOG as a sustainable solution. The fire suppression system put in place, validated by real fire tests, discharges fine water mist particles to efficiently cool radiant heat. This is accomplished while using significantly less water than a traditional sprinkler system — in keeping with the Centre’s sustainability focus. HI-FOG provides peace of mind to administration while safeguarding lives and ensuring continuity for the critical city hub.
