The Cartcraigs high-rise project located in the heart of Southside Glasgow was a rewarding project to be involved with allowing real transformation and change in several key areas.The tower block was originally built in the 1960’s with a grey cladding finish but due to decades of inclement Scottish weather, the building was weather-beaten, tired and dated. With its stature and prominent location, the building should have been an attractive living option in Southside Glasgow but instead was unappealing to potential residents, and in desperate need of modernisation.Rising fuel prices and the current poor thermal performance of the tower block, meant it was extremely difficult and expensive for tenants to heat their flats – so much so that many occupants were considered in a state of fuel poverty.In collaboration with MAST Architects and our approved installer PWM, we designed a façade solution that not only significantly improved the thermal performance of the building, but transformed Cartcraigs aesthetically creating a modern, fit-for-purpose living space.A complete revamp which has given the building a new lease of life and delivered safe, modern and energy efficient homes for the residents.Our ServiceDue to the scale of this project, the congested location and small site footprint, we had to work closely with our approved installer, main contractor, and local authority to ensure minimum disruption to both the residents of Cartcraigs and residents of the surrounding area.Delivery routes and schedules were agreed to ensure consideration for local residents throughout the project.As part of our service commitment, our Site Application Specialists carried out regular site visits to ensure our system was installed to the highest standard and in line with our specification.They were available throughout the duration of the project to provide technical guidance, installation support and ensure the highest levels of quality. This allowed the K Systems Technical & Logistics Teams to support the schedule of the project with timely delivery of materials to site and ensuring there were no delays during the installation and inspection processes.“In conjunction with the Architects we approached K Systems to design a system to comply with fire regulations and offer a solution to make the look of the building more aesthetically pleasing along with making it a point of interest within the Southside area. Great site support was provided by Ally along with Technical/Service support from Jim and Martin. The team at PWM look forward to working on our next project with K Systems.”Kevin Fox, PWM Projects ManagerTechnical Project DetailsThe original façade incorporated a 25mm cavity with reinforced concrete inner leaf shaped panels, which could be seen beneath the then grey façade panelling. Wheatley Group, the client, had requested a clean, crisp, and smooth finish that would also comply with Scottish Fire Regulations.After numerous design meetings taking into consideration client requirements, budgets, and timeframes, we put forward our industry-proven K Systems M Silicone EWI system. The system was designed using 160mm non-combustible mineral wool insulation to meet the 0.18 (W/m2K) U-value requirement, making it the perfect choice for the refurbishment to combat the heating issues faced by residents and futureproof the building as a viable living space for years to come.Bespoke technical detailing and rigorous adherence to our high-rise policy ensured a high performing system with an A2 non-combustible fire rating, complying with all safety regulations for buildings over 11m in Scotland. The 160mm insulated grey and white façade delivered a really attractive high-rise that will now better withstand the Scottish elements.The finish used was our high-performance thin coat render, Silicone TC15. The contemporary colours of grey and white were chosen from our wide range of colours which visually transformed the 17-storey building. Our polymer rich Silicone TC15 allows ease of application, and its hydrophobic properties will provide a clean, crisp and low-maintenance finish for years to come.Our specification included bespoke detailing to provide solutions for Cartcraig’s individual retrofit design challenges. We also commissioned wind load calculations and fixing pull-out tests to determine optimum fixing patterns to anchor the EWI system to the different substrates. Ultimately, a safe, thermally efficient and visually appealing result was achieved.“K Systems provided a great overall package from the inception of this project with design advice, through the technical stages, with assistance through specification and then with the provision of weekly reports and checks once the project got on site. The refurbishment scheme at Buckley View in Smallbridge was completed in March 2022 and is one of a series of demonstrator projects that Rochdale Boroughwide Housing are completing.These projects are part of an ongoing approach to improve the energy efficiency of homes and reduce carbon emissions, helping to identify the best ways to meet Greater Manchester’s 2038 target to be carbon neutral.The scheme has seen 23 bungalows in Buckley View receive investment to help improve the energy efficiency of the homes and reduce carbon emissions using a whole-house, fabric first approach.The work carried out included replacing cavity wall and roof insulation, installing External Wall Insulation (EWI), upgrading ventilation and installing new windows and doors.We worked in close partnership with our approved installer Profac and provided a suitable EWI solution for the project and complementary finish. The sheathing boards were replaced with A1 rated carrier boards and the K Systems M, Mineral Wool Insulation System was specified.This system not only generates exceptional thermal performance and provides high levels of fire resistance (A2-s1, d0), but also boasts exceptional environmental qualities – by choosing it, we not only demonstrate our innate understanding of best-suited solutions but our dedication to sustainable working.The bespoke system specified for Buckley View was designed using 110mm non-combustible mineral wool insulation to meet the desired u-value of 0.20W/m2K, improved from 0.43W/m2K. This meant homes were more energy efficient, warmer, and less expensive to heat – a major bonus given the current cost of living crisis.For the finish, we specified a unique finish of VBriQ+ clay brick slips. This cost-effective, lightweight traditional clay brick slip system replicates traditional brick construction on low-rise buildings like the Buckley View bungalows.Our unique and innovative VBriQ+ clay brick slip finish was specified due to its robust, durable characteristics and wide range of colours. The brick slips were supplied in three colours, which totally transformed the facades aesthetically and with their low maintenance and element resistance qualities, will ensure the homes avoid cracking and maintain their appearance over time.At K Systems we are confident that we have the inspiring solution for every style, and this project is just one example of how we provide the flexibility to fulfil any specific design criteria.We tailored the specification process for the project based on the requirements of Rochdale Boroughwide Housing and their properties. Bespoke technical detailing included use of pistol brick slips around window reveals with a soldier course detail specified above window heads to create a contrasting aesthetic feature to the main walls. A band of silicone thincoat render was added as a design feature around the doors– yet again showcasing K Systems’ unrivalled attention to detail.

BackgroundLocated in the Ancoats area of Manchester, the Albion Works strip and re-fit project was funded by the Building Safety Fund, a Government Fund to remove unsafe non-ACM cladding on residential and mixed-use properties that are 18 metres and over and do not meet building safety regulations.K Systems Approved Installer QFF Façades were contracted to complete the exterior wall insulation and rendering of the 8-storey residential building.The original 60mm EPS system was stripped from the building and replaced with a safe, thermally efficient façade solution, which upgraded the fire performance of the cladding, ensuring the safety of both the building and residents.Our ServiceK Systems provided support throughout the application process for this Building Safety Fund project. The Technical team offered on-site technical and installation support throughout the build process and supported QFF to ensure quality and reliability.We produced a bespoke specification and worked closely with Thomason Consulting and QFF Façades to agree and deliver specifics such as fire stopping and abutment details.From design advice through to installation, we offered a partnership approach which aided a smooth installation process with minimal disruption.Technical Project DetailsThe original sheathing boards were replaced, and the K Systems Exicco M drained cavity façade system was installed. This high performing drained cavity system was specified as a requirement for this steel frame residential building. 60mm mineral wool insulation was specified to retain the line of the existing façade.Fire safety with high rise buildings like Albion Works is of utmost importance and this solution generates high levels of fire resistance and non-combustibility (A2, s1-d0 rating), meaning the latest building regulations were complied with. Additionally, the thermal performance of the building improved with a U-value of 0.28 W/m²K being achieved. Residents will therefore enjoy reduced heating costs and better living conditions.For the finish, silicone thin coat render ensured that aesthetically Albion Works had a clean, crisp attractive appearance. This durable, low maintenance render transformed the outside of the building and will ensure a longlasting finish to the property.

Comprising 315 apartments for both shared and single occupancy, the new True Glasgow scheme on New City Road has been designed to offer inspirational student accommodation. With each apartment offering light and spacious living and study areas, the development also includes an array of exciting communal facilities including a gym and cinema. To balance the scheme’s city centre location, access to greenspaces has been incorporated through the creation of a rooftop garden and a walled courtyard garden at ground level.Specified to provide daylighting and give far-reaching views of the city, Senior’s thermally-efficient SPW600e tilt and turn aluminium windows were installed to the individual apartments. The main façade also benefits from the slim sightlines of Senior’s SF52 aluminium curtain walling, which has been fabricated in a combination of different capping options to create a unique façade design. As a vertical capped option, the slimline curtain wall features a specially designed toggle system which is used horizontally to create externally frameless transoms and to complement the height of the building structure. The SF52 system has also been installed as a completely frameless silicone glazed solution, with additional ventilation achieved via the incorporation of Senior’s frameless SFF aluminium window vents.To complete the fenestration package, Senior’s robust SPW600 aluminium commercial doors have been used to provide safe and secure access.Senior’s supply chain partner and specialist contractor Scottech has fabricated and installed Senior’s aluminium windows, doors and curtain wall solutions for main contractor Ogilvie.

Newton System 500 provides a complete waterproofing solution for a boathouse situated on the River Thames, installed by Newton Specialist Basement Contractor Stonehouse. Newton Waterproofing Systems were contacted to provide a solution for a delightful boat house on the River Thames.The property originally had a wet dock but this had been back filled and capped with a concrete floor. The client wished to use the ground floor as a bedroom, but during a recent flood the water level had reached 500mm internally.Newton System 500 provided the ideal solution, as it works by redirecting the water, rather than trying to hold water back – which would be impossible under such pressurised conditions. Newton 508 Mesh was chosen for the walls, Newton 520 to the floor with a Newton Basedrain ring around the perimeter. Two Newton Titan Pro pump systems were used, which included a battery back up system.Newton System 500 was installed to this property by Newton Specialist Basement Contractor Stonehouse BasementsRather than holding water pressure back, therefore, it was accepted that the river would penetrate the structure and would be pumped out. The system is designed so that ingressing water is depressurised by the Basedrain and then moved around the Basedrain ring to the two Titan sump chambers. The chambers each had 40mm discharge lines exiting the structure. Both pump systems had non-return valves so if the river rose over the level of the pipe the pumps would still be effective.The full waterproofing system was installed in a little over a week. The major test came when the River Thames rose against the property to a depth of over one metre! The Newton System 500 waterproofing system coped with the water ingress as designed. At the height of the flooding, all three pumps in each sump chamber were operational. The system proved to be fully successful.

The key requirement for Cube Homes was to offer residents high quality, low carbon, affordable and sustainable apartments.After extensive planning, K Systems specified a direct fix system with mineral wool insulation and a silicone render finish. Our Direct Fix system for steel frame structures is KIWA BDA certified and provided the ideal solution for these newly constructed mid-rise apartments.Our team designed a façade solution that delivered modern, thermally efficient and aesthetically pleasing homes, meeting the client’s requirements.Our ServiceDue to the number of fixings and the curvature of the property, this was a technical project which required bespoke detailing.In collaboration with Bowker Sadler Architects and our approved installer Profac, we designed a comprehensive specification and were on-site when required, offering Profac technical and installation support throughout the build.The Direct Fix system specified is a cost-efficient solution for steel frame structures, with fewer components for a simpler and faster install. Direct Fix generates exceptional insulation and with a silicone render finish provides high levels of fire rating (A2,s1-d0), allowing Cube Homes to deliver safe and thermally efficient homes.Technical Project DetailsThe EWI needed to be line and level with the ground floor brickwork. To achieve this specific requirement, 300mm mineral wool (which is deeper than available mineral wool) was specified for the project. This meant 110mm and 190mm boards were combined to achieve the required 300mm.This thicker mineral wool meant that the curved elevation on the building was difficult to achieve. The insulation was facetted around the curve and carefully installed by Profac to create a seamless façade. The 300mm mineral wool resulted in a low U-value of circa 0.10 W/m²K, meaning heating costs for the apartments will be minimal and carbon usage will be reduced to a minimum standard.For the finish, silicone render (TC 15) was specified to create a striking curved elevation. Silicone TC incorporates the benefits of silicone technology to provide a water repellent finish with a fresh and modern appearance. The silicone allows water vapour to pass freely through the render whilst allowing the finish to remain weather resistant, making it the ideal solution for a low maintenance, long-term finish.

The new office development for the New Gorbals Housing Association in Glasgow features a variety of aluminium fenestration solutions. Together these have helped create a light and airy workspace and an impressive centrepiece for the wider regeneration of the area.Located on Crown Street, the new commercial office building is complemented by a new civic piazza and has been designed by Page & Park Architects. Flexibility and adaptability were key focuses for the overall design, with the incorporation of daylighting and natural ventilation strategies to boost wellbeing, and large glazed facades to better connect the building with the local community.The welcoming main entrance has been created using Senior’s slimline and thermally-enhanced SF52 aluminium curtain wall system and SPW501 aluminium commercial doors. The fenestration package also includes Senior’s SPW600e aluminium windows which were used throughout. The ground floor glazing has been recessed to provide privacy to the internal work spaces whilst complementing the overall ‘open’ design of the scheme. In contrast, the first-floor glazing protrudes slightly to maximise views of the surrounding city. Senior’s products were fabricated and installed by Scottech for main contractor CCG.The office environment includes both large areas for group work and smaller, more private booths and is centred around a large timber-clad atrium. The use of internal and external glazed partitions and windows helps balance the space, providing links with both the other areas of the building and the outside. The fenestration package has also been designed to provide those using the building with multiple aspect views and daylighting, whilst avoiding overheating and glare from the summer sun. To further complement the overall façade design which features dark grey zinc cladding, and to boost the durability of the aluminium frames, the windows, doors and curtain wall systems were powder coated.

BackgroundBelfast City Council designed Walkways Community Centre with the local community in mind, providing them with places to both work and play. In this £1.37m project, the original portable modular building was demolished and replaced with a new 575 square metre build. The two storeys include a creche and soft play area, a 250sqm sports hall and a series of multipurpose rooms for meetings and courses aimed at the local people. Main contractor, McKelvey Construction led the project and worked alongside Michael Whitley Architects to design and deliver the most appropriate solution for Belfast City Council and the local community. K Systems provided on-site technical support and installation guidance throughout the build which resulted in delivery of a modern, aesthetically pleasing facility that achieved the target U-value of 0.18W/m ² K. Our ServiceHaving originally specified rainscreen cladding, K Systems technical team worked with the architect to design a bespoke engineered system with the drained cavity to suit the metsec frame. Regular site visits from our team ensured support was available throughout the build. The Centre is located on a busy street with limited surrounding space, so we had to manage a very congested, condensed site with deliveries planned and arranged by appointment only. We worked closely with McKelvey Construction to manage such challenges and ensure that local access for residents was uninterrupted, as well as ensuring the overall safety of the site area. From design advice through to installation, we offered a partnership approach which ensured a smooth installation process with minimal disruption, and the delivery of a fantastic community centre for the local area to enjoy. Technical Project Details Originally rainscreen cladding was specified for the Walkways project. However during the construction process, due to spiralling material costs and budget restraints, this was deemed too expensive so alternative solutions had to be sourced. It was decided an external insulation system would be used and a ventilated cavity system was required, as this provides a secondary defence in commercial buildings like Walkways. The K Systems Exicco E drained cavity façade system was specified as it ticked all the boxes. Exicco provides excellent protection and can offer an excellent fire rating of up to A2-s1,d0, providing high levels of fire resistance and non-combustibility. The drained cavity behind the insulation in the Exicco system will ensure that any interstitial moisture will escape without detriment to the performance of the system. As EWI was not originally specified for the project, no metsec frame had been designed. This is a crucial element for the Exicco system, which meant a bespoke metsec frame had to be designed specifically to suit our system. The Exicco E system for Walkways used Expanded Polystyrene (EPS) insulation boards that were mechanically fixed and attached to 12mm BBA Approved sheathing boards to create a 25mm drained cavity. EPS boards are extremely light-weight and the system offers a great fire rating of B-s1,d0. It is a high performing, economical system that generates high levels of thermal performance and ensured the target U-value of 0.18W/m ² K. was achieved. For the finish, Silkolitt+ silicone renders ensured a clean, crisp contemporary finish that offers protection to the exterior of the community centre. The flexibility of this finish provides resistance against cracking and increases the durability, ensuring a long-lasting finish for Walkways.

Our purposeAs one of the UK’s leading housing associations, the Guinness Partnership prides itself on providing high quality homes that meet or exceed current Standards. It is therefore committed to a continuous programme of maintenance and asset management across its 60,000 homes estate.As part of that process, the 13-storey 1980s-built Waverley Court in Crewe was due for refurbishment, including new windows and heating for the 95 flats therein. An initial survey highlighted that the 1200m2 roof was failing and in need of upgrade to maintain its weathertightness.Our in-depth roof report also identified that the insulation was below current standards. Safety on the roof for maintenance was also an issue: the existing handrail was originally erected as a temporary fixture, penetrating the waterproofing and providing inadequate rooftop security for working at height.Our solutionThe existing waterproofing had perished beyond useability. We advised complete strip of the existing back to the concrete deck, and building up a new thermally-efficient roof to meet current standards required under the Part L of current Building Regulations.Our TA-25 W Flat Roofing System for warm roofs was installed by Approved Contractor Everlast as sub-contractor to the principle contractor, Wates. To address the poor falls on the roof, the insulation was tapered to the perimeter. We achieved an overall roof U value of 0.17W/m2K, exceeding the current Regulatory requirement of 0.18W/m2K. In line with Safe2Torch guidelines, our self-adhesive system was used to detail around roof penetrations for extractor fans and similar plant.We highlighted and designed bridging details to maintain the fire integrity around compartment walls to comply with Part B3 of Building Regulations.We designed a new, permanent and safe handrail system. This is fixed to the brick façade of Waverley Court, avoiding any penetration of the roof fabric and thus maintaining its integrity and watertightness, whilst minimising maintenance requirements.“Langley’s expertise and attention to detail has enabled us to deliver on our ambition of providing homes that people want to live in. Senior’s fenestration systems, which offer cradle-to-cradle recyclability, were the ideal choice and the building’s striking main façade features both Senior’s thermally-enhanced SF52 aluminium curtain wall system and integrated SPW600 aluminium windows. Senior’s products were fabricated and installed by supply chain partner Logic Aluminium Systems for main contractor Henry Brothers Ltd.As well as a creating a welcoming gateway to the University’s Clifton Campus, the new two-storey building has been designed to provide both visual interest and maximise the use of daylighting. The use of Senior’s slimline SF52 aluminium curtain wall systems floods the main atrium with natural light and provides each of the rooms with extensive views of the campus and surrounding areas. Ventilation is provided by Senior’s robust SPW600 aluminium windows which have been seamlessly incorporated into the curtain wall.The interior features of the new HAP Centre are just as impressive, with flexible teaching and study areas interspersed with state-of-the-art facilities including a virtual reality wall, which enables students to practice emergency medical responses in ‘real life’ settings, and mock hospital wards and domestic flat settings which feature robotically controlled mannequins that allow a range of patient symptoms, illnesses, and scenarios to be simulated and studied.

Benefiting from stunning riverside views of the Ouseburn, a small tributary of the River Tyne, the scheme has been designed by Xsite Architecture and constructed by Esh Construction for developers PfP igloo.The architectural style of Lower Steenberg’s Yard has been informed by both the neighbouring Victorian-era industrial buildings and Scandinavian design elements, with the latter inspired by Mr Richard Steenberg, the Danish industrialist who established a number of businesses in the area throughout the 1850s. As a result, clean lines and the extensive use of natural light are key features of the scheme. This has been achieved to great effect using Senior’s slimline aluminium fenestration systems which have been fabricated and installed by Crown Doors and Shutters.Each of the apartments feature Senior’s low U-value PURe® aluminium windows, specified as triple-glazed tilt and turn style units to provide safe and secure ventilation and ease of maintenance. THE PROJECTAs part of it’s recent £100 million pound renovation, Roché Awnings were tasked with providing a shading solution which was in keeping with the hotels iconic features, whilst covering the width of their ground floor terrace. The terrace being the location for the hotel’s east smoking terrace, central loggia door entrance and private outdoor dining area.THE SOLUTIONThe challenge was to choose an awning which blended in with the style of the Edwardian building. Originally designed to incorporate the Markilux 730 drop arm awnings, we advised the hotel to choose the Markilux 3300 awnings due to it’s unique design. The awnings were mounted to the buildings stone facade and sit inconspicuously below the hotel’s balustrade. The helped the awning merge beautifully into the architecture of the building.Roché coupled Markilux 3300 full cassette patio awnings to achieve widths of close to 10 and 13 metres, along with a smaller width of close to 3 metres. The awning was installed green fabric, traffic white cassette and uniform awning projection. The positioning provided full protection for the open terrace area.

Slotted perforation styles give an elegant and dramatic finish to the panels whilst Nano perforations are almost invisible on the face of the panel, all three options provide up to Class B acoustic performance.

BackgroundThe BISF (British Iron and Steel Federation) constructed the Newarthill properties in the 1940’s, utilising steel-framed walls that were initially coated in cement render and vertical steel panels.In previous renovations overseen by the Local Authority, the upper level of the building was clad in PVC weatherboard, while the lowest floor had its exterior re-rendered. The building is characterised by its non-traditional construction style.The houses had extremely poor thermal performance and the flats were difficult and expensive to heat, especially with the rising fuel prices and current cost of living crisis, meaning some residents were in a state of fuel poverty.North Lanarkshire Council required an EWI solution that would achieve the following three key objectives:- Improve the thermal performance of the property portfolio- Specify a system that would achieve a U-value of 0.17 W/m²K and would involve as little technical detailing around the property as possible- Ensure the properties had a modern and aesthetically pleasing look as the current exterior was tired and datedUnderstanding and appreciating K System’s expertise in this sector and innate ability to deliver best-in-class refurbishments, North Lanarkshire Council appointed the partnership of K Systems and Ailsa Building Contractors to tackle the low rise refurbishment project.Our ServiceAs the Newarthill development was already occupied, a key element of this project was to deliver the refurbishment with minimal disruption to current residents and / or neighbouring houses.This is one of K Systems strengths, ensuring jobs are delivered in a timely fashion, without delay, without disruption, and with full disclosure of each phase given to residents throughout the project to build rapport, trust, and confidence.On this particular low rise refurbishment, which had limited access points for all traffic in and out surrounding its immediate vicinity, K Systems had to work closely with the contractor, main contractor, and local authority to ensure they were working in harmony to negate any unnecessary commotion.K Systems’ technical team also carried out regular site visits to make sure the system was installed to the highest standard, in line with specification, and to ensure all involved parties were delivering to time and budget.The refurbishment of the properties is a great example of K Systems’ unparalleled ability to deliver constructional excellence that not only meets but exceeds the expectations of its customers.Technical Project DetailsOn initial scope, the K Systems team identified that a major challenge for this project was going to be the technical detailing between the timber frame sheeted ply at the top storey and precast concrete slab at the bottom. Several U-value calculations were completed by the experienced K Systems team to support the Council’s request of minimal detailing around the property and the target U-value.To meet these requirements, the K Systems P EWI system was specified, which utilises phenolic foam insulation boards. This insulation is lightweight and has a high thermal performance, allowing for thinner sections of insulation to achieve optimal thermal efficiency - perfect for this project, achieving the target U-value of 0.17 W/m²K , up from 0.32 W/m²K.It is a suitable solution for buildings that are restricted in expanding their footprint due to pavements or nearby properties, and can be easily installed on masonry structures, as well as non-traditional structures - an ideal solution for the Newarthill properties.Addressing the request for a modernised aesthetic, a dash render finish was specified. This render is extremely robust, hard-wearing, and low maintenance, ensuring the properties’ refreshed exterior would remain for years to come. The dash render was also complementary to the existing local property portfolio which was something the Council wanted to achieve.This refurb completely transformed cold, weathered, distressed housing in a Scotland suburb into warm, comfortable, aesthetically pleasing homes that met the exact requirements of North Lanarkshire Council and reduced the energy bills for residents due to improved thermal performance.
